Best way to buy a house, No mortgage?

Hi, i am looking to buy a house on my estate, it is valued at 124k via an estate agent, i would not be getting a mortgage, i would be buying it outright instantly, obviously i would need a surveyor to check the house, but i was thinking without the estate agents would it save much money and the amount i could knock off, i am not really sure what offer to go in with as a cash buyer if the house checks out. I was told it is better just to cut them out in total and use a solicitor, anyhelp that could be provided would be great. Thanks
