VA HOME LOAN-SHOULD WE GET A REALTOR, ALREADY FOUND HOUSE?

We have our pre-approval from mortgage company & are backed by the VA home loan. We found a house we want (they did not list with a realtor) so their plan was for us to negotiate between us, then have it drawed up by a attorney.
My mortgage company says we do all that, then submit that paperwork to them, then the house gets appraised/inspected.
This seems a$$ backwards to me. How can I negotiate without knowing what the house is even worth/& if there are any issues with it.

The VA is not going to let me finance more than the house is worth, (nor would I want too) so would it be out of line to ask before all this is done if they are willing to accept what the house is worth (pending appraisal) because we can't pay more.

Also, Would it be smarter to just bite the bullet & pay all that extra to a realtor to have them figure this out since I'm a first time home buyer, which basically translates to I DON'T KNOW WHAT I'M DOING.

Or am I complicating something that isn't that complicated?
