What are the dangers of recording a quit claim deed?

I am planning to record a quit claim deed in Osceola County FL to add myself to the title of a rental home my parents own. I am then going to refinance the home in my name to pay off my parents existing mortgage on the property.

What are the dangers and/or pitfalls of doing this?
