We are in the process of selling our home. We have a "sale pending". We asked $204,000. The offer we accepted was $210,000 with the buyer paying all repairs required by FHA over $200.00. The house is up to code. Talking to our real estate agent after we accepted the offer, she stated that the buyer only has to pay what the FHA appraiser says the house is worth. OK, I get that. But, the catch 22 is that the buyer will not get the loan from FHA until all repairs are done on the house, if any. The real estate agent said that a buyer does not have to repair a house that they do not own. So, their offer is BS. The agent told us that was the better offer. I feel scammed by all parties involved even are real estate agent who did not disclose this information to us before we accepted this particular offer. Can we break our contract with her. We had three offers within 12 hours after the house went on the market on a Friday and Monday she stopped accepting anything else. I believe she had her own interests at heart and not ours.
