A 1031 tax deferred real estate deal?

I am selling my investment house for 1 million, to 1031 i need like, if less i get a Boot tax - Question is can i avoid the Boot if i spend 900,000 on one house and put the other 100,000 on a second house leaving me with no left over cash from the sell of my investment?
