My name is Andrew (45) and My X Partner is Zack(45).

BACKGROUND:
Zack and I bought a home in 2001 (I paid for it). In 2007 Zack got arrested for a sex crime with a minor. He got arrested again in 2010 for another sex crime with a minor and went to jail until late 2012. I ended the relationship (obviously). Zack was also a drug user, was physically abusive to me and is on fixed disability for mental reasons.
late 2012 Zack gets out of jail and is a registered sex offender at "our" address. However Zack promised me and his parents he will not live with me (and Jordan (who I married in early 2011; marriage not yet legal). Jordan and I are in love and Jordan has a decent job.
Although Zack promised to not live with us; since his release from prison hes lived and lost four apartments and residents. Each time ending back at the house with Jordan and I. We dont want to live our lives with Zack. Period. We don't want him in the house. Ever.
In a nut shell - Zack is a wrecking ball and causes nothing but problems, wont take any responsibility for the house (expenses, cleaning, upkeep) yet he wants to claim ownership (which legally he can) when it is convenient for him when he loses an apartment.
THE FIGHT:
Zack and Jordan got into a fight. Zack had Jordan evicted for a false Temporary Protection From Abuse Order (PFA). Jordan got an attorney and were confident the temp. PFA will be dismissed and were counter suing Zack for false accusations and assault.
THE HOUSE:
I'm trying to get a loan modification for the house so I can afford it on my own (I paid it on my own always anyway but am struggling). But I cant get a loan modification because of *Zack* - 1. He wont sign for loan modification 2. He filed bankruptcy 3. He wont sign a quit claims 4. He wont and cant help pay the mortgage 5. He is moving into his own apartment (again).
Jordan can help me with my mortgage payments (IF, WHEN) we get the temporary PFA dismissed (next week). If and until Then Jordan is not allowed on the property. We are staying in a hotel right now. I wont be left alone with Zack in a house again.
QUESTION
Is there ANYTHING I can do (legally or privately) to get Zack to sign the quit claims on the house?
ADDITIONAL
My home will go into foreclosure if he doesn't sign soon. Even if I let the house foreclose I'm afraid I can and still will be legally responsible for residual loan amount on the house. I am ready to hire an attorney (again) to get my X Zack out of my life forever.
Added (1). He didn't put any money into the house to buy him out.
We dont have any equity in the house.
We took out a loan on the house for home remodels and his credit card debt (thousands). Which is why the mortgage is now 2200/mos.
I refuse to talk to him without an attorney.
