Where do people find the money to buy a house and fix it up?

OK so me and my boyfriend purchased a house that needs tons of work. We have been fixing it for about 18 months, things are going well but we can not live in the house because it's just not livable yet so we can not get any home loans on it
Everything has been cash or small personal loans but we are taped out. We are still living in our apartment and paying for materials, we both work full time and work on the house it's become very hard without some cash flow.
We have good credit but have got all the unsicured loans the bank will give us for now, we do not make much money so it's not been easy just doing everything our selves but there must be some kind of grant or loan out the re for people who work as hard as we do.
Is there anyway to get some kind of grant or low interest loan so we can get in it?

If you have done this yourself or have some idea please help.
