Mortgage Release - Deed in Lieu - jingle mail - turn in keys?


I have a mortgage (FHA 30-yr fixed) with Quicken loans.
I am trying to do a Mortgage Release with them and have questions regarding the process and end results.
Currently I am up to date and do not plan on missing payments. However my student loans are out of hand and i need to move out of state.

I have a family member listed on the deed but NOT on the mortgage. After this forclosure/mortgage release will their credit be affected or just mine?

should items i purchased be left or should i try and sell them? (washer, dryer, fridge, dishwasher, oven)

will I have debt after it is finished?

will i have to claim something more on taxes after its finished? Is this "debt relief"?

Is "Wanting to relocate to another state" and the fact that i have been ignoring student loans to make ends meet; valid reasons on my hardship letter?
