Why do landlords ever actually follow the law when it comes to evictions. That costs too much?


Think about it, you own a residential home that you are renting out.

For whatever reason, the need to evict a tenant arises.

Here in Virginia, that takes easily 6 to 8 months to get them out of there, with no further rent due from the time the eviction notice is served. Meaning no back rent beyond the date of the notice.

So that's several months, perhaps the better part of the year of not only not making rent, yet having to pay the mortgage, but also court costs, lawyer's fees, and you can bet your bottom dollar (That you're spending in the process) that the tenants are trashing the place by this point.

So here's a much cheaper method:

Step 1: Wait for them to leave the house to go somewhere

Step 2: Change the locks

Step 3: Throw their stuff on the lawn:

Step 4: List for new tenents immiediately

Illegal? Sure. But tell me the fines associated with that illegal act are going to exceed the cost and damages of going through the legal way, and I'll promptly laugh at you.
