Removing partner s name on title/deed in TX?

Partnership ending in TX. No marriage. 1 partner purchased home in full (no mortgage), and pays all upkeep and taxes etc. The partner who did not pay, is leaving but her name is on the title. Does she have any rights to equity in the home and what should the paying partner do to remove the other s name?
