I have a full-time regular job so this "business" doesn't need to be self-sustaining.

FHA Refinance to Conventional? Yay or Nay?
Hello, Looking to refinance my 5 year FHA loan (It's currently rented out) to a conventional loan so that I can qualify for an FHA loan again… My interest rate was 5% in 2009 then refinaced in 2013 to 3.75% and I've been approved for a conventional loan of 4.99% with closing cost included. So I can purchase FHA again this year with a low down payment. Since I'll no longer be paying a PMI my mortgage payment should stay around the same. Good Idea?

Am I responsible for paying the mortgage on inherited home?
My father passed away and my brother and I inherited his house. We are planning on selling it to investors, but in the meantime, are we responsible for making the house payments each month? And what about any other bills that go along with the house? Electricity, water, etc?

2 years qualifying period for ILR, financial and work status?
Hi everybody,
My wife VISA was issued on the 16/08/12 and expires on 16/11/14. She came uk on 13/09/12. Her 2-years qualifying period will be in 13/09/14. BUT, my wife and myself we went outside the uk for 25 days and came back together.
1) Does the 25 days outside the uk counts?
2) As it state, we are allowed to apply 28 days before the 2-years qualifying period or it will be rejected, I believe it will be on 17/08/14. Please correct me if I'm wrong?
2) She doesn't work at the moment due to her illness (kidney infection) but doesn't claim or ever had claimed any public benefits, will it cause any problem in her application process?
3) What are the best documents to submit to prove we are staying together for the last 2 years?
4) What are the best documents to submit to prove we are financially good ( if bank statement, do we have to provide for the past 2 years or last 3 month will be fine?

Should I sell inherited house to investors?
My brother and I just inherited our father's house who passed away.
Its about 30 years old, needs quite a bit of work, has never been updated ( except it does have a new roof).
Would it make more financial sense if we sold to an investor instead of the more traditional way through a real estate agent?
And would it sell faster that way? That way that would be less months of us having to still cover the mortgage and other bills…

Am I really that bad of a daughter?
I will be the first to admit I've pulled my share of problems. My biggest one happened last year when I almost lost my grandma's house. Grandma and I were trying to lower her mortgage, and I totally mismanaged money. I will be the very first to admit it. I foolishly spent her money, trying to save my own ***. I was losing everything because my hubby had severed his fingers at work. When the house went up for forclosure I begged and saved enough money to enter a repayment plan and save the house. At the end of my trial period. I needed more money ( balloon pmynt) I didnt have it like i had expected. I went to my mom and told her what happened. She was disappointed and I understand why. We borrowed the balloon payment plus lawyers fee from my aunt. We borrowed 8000 from them and 4000 in title loans. We decided that my mom was going to pay my aunt, and I would take care of title loans and all of her other bills ( cc stuff like that). It's been a year. I pay for EVERYTHING. Her cc her life insurance her car insurance her cell phone. Way more than the 500 she send my aunt. She never gives me credit for what I do. She is constantly knocking me down. Then tells me she isnt going to talk to me because shes not going to let me push her around? Yes I get that I made a huge mistake. And I am paying for it mentally and finacially. None of which obvously matter to her. Tonight I am told that I am up to something again and when she finds out im dead to her. Im doing nothing. What do i do

Would you say your life was different to what most people expect we should live? Ie a 9-5 job, a mortgage, 2 kids etc.

Quick mortgage advice please?
Hi, I am 22 years old I have been an apprentice for the past 4 years and now been offered a job which is reasonably stable (as much as you can be nowadays) and I am looking to get a mortgage by the start of next year. I have 2 options but unsure which one to do?
Option one. I live with my parents at the moment and they are renting. They have said that they would be happy to save 10k each as in me and them and buy a house together 50/50, this would be joint ownership house. The good thing about this is I get on the property ladder and I will only be paying half towards a mortgage. My plan would be to keep this house until they go into homes etc then rent it out. The bad point to this is that I will be living with then for longer.
Option 2, I live with my girlfriend at my parents house and have done for 2 years, she hasn't got to the money at the moment but could afford one in about 3 years… Do I wait and buy a house to move out of my parents with my girlfriend? Or do I try and get a mortgage on my own? Just so this helps my salary is in between 20000 and 240000.
Final question and sorry for the long questions, if I did buy a house with my parents and then 2 years later wanted to move out to a small flat etc with my girlfriend, would I get a bother mortgage easily and would we still need 10% deposit?
