I have had a house (in Florida) dumped on me that I don't want. I can have the original homeowner's policy transferred to me but given that I don't want to live there, I just rented it out to cover the mortgage payments (I likely couldn't sell for what is owed). It never occurred to me that I'd have an issue with the insurance until the agent told me they can't write policies for a rental dwelling when the roof is over 20 years old… This one is in good shape but is 22 years old. Not only do I not have the money to replace it but it just plain doesn't need replacing yet. I've been turned away by two agents already. I can see that it's not a good idea to just retain my original homeowner's policy instead of getting a proper dwelling policy, but I don't know that I have a choice now, do I?
