Some pretty average news from my end.
My girlfriend and I were so happy for nearly 2 years and decided to build a house together.
We signed the Offer and Acceptance contract for sale of land. I put down a small deposit - 2k.
We are now on the edge of breaking up and settlement is expected within the next 2 to 3 weeks.
How can i get out of this pickle if we decide to call it quits?
I have spoken to settlement agent about just putting the block in my name but she said we have to complete Substitute Purchaser application to avoid 2 x stamp duty as the contract is under both of our names. We don't qualify to submit this form as we need to have lived together for 2 years.
As we are both on contract to purchase the land, what is best option here?
I still want to keep the lot but i want to do right by her and i dont want her to lose her first home buyers grant over this either.
Can i somehow just settle on it in my name? Even though the mortgage has been approved in both of our names? Will the bank still pay even if the lot only goes under me with the mortgage in both? Can it be done?
