Wells Fargo won't allow me to rent out my house?

I own/live the house for 3 years now and I have a tenant who will be moving in next month. I called the lender and told them that I will be renting out the house and they told me that it's has to be owner occupy. The loan documents that I signed was with another lender which they sold to Wells Fargo, it's said 1 year owner occupy which I've met the standard guidelines. The insurance will be sending them the new declaration but I think Wells Fargo will deny it. I can't refinance because my LTV is to high. This mortgage is FHA loan.
