How to find motivated sellers of properties not listed on the MLS?

I am looking for Pre-Foreclosures/Foreclosures/Short Sales in the Broward/Miami-Dade county area to purchase (all cash), but they CANNOT be listed on the MLS. It is ideal that I find at least 2-3 properties per month. My problem is that its hard finding the owners to get these properties under contract. Every realtor that I have spoken with only has access to properties already listed on the MLS. I would like to find a realtor or company that I can go through where the property owner is motivated to sell their property that is in foreclosure or that is already a short-sale so I can purchase the properties and close as soon as possible. What do I do?
