My friend is in a dilemma. She bought a house a couple years back and she needed her mom to sign the deed so she didn't have to to take out a second mortgage. Anyway, to cut a long story short my friend's mother has not contributed a dime, no money towards mortgage for the house whatsoever. Now my friend needs to get her mom off of the deed of the house.
Now my friend wants to apply for a reduced mortgage, but the relationship between the two has turned sour to the point where the mom absolutely refuses to take her name off the house just to anger her daughter. The bank refuses to qualify her unless they get her mother's info or if the mother gets her name off the house, both of which the mother refuses to do even though the mother never paid anything towards the house. All my friend wants is to reduce her mortgage! Is there any way to get her mother's name off of the house for her to qualify for a reduced mortgage?
Added (1). @src50 that is easier said than done, the relationship is beyond repair. Would getting a lawyer help at all? Or is the only solution for her to sign it?
