Can you sell a house for only mortgage payoff if there are judgements against the owner?

If someone dies, do judgment liens against the person (defaulted credit cards) go with their house when it is sold? Basically, mortgage is more than house is worth, but have someone willing to offer payoff to buy the house. There will be no profit and there are no other assets to the estate. Would the judgment liens affect or hold up the sale? Property is in TN, owner passed flat broke.
