If I pay a lump sum off of my mortgage, will I pay interest on that lump sum?

My current mortgage is on the standard variable rate, so I am not tied in, and as far as I am aware I can make as many overpayments without penalty, as I wish, as the introductory period has ended. My question is, will I pay interest on a lump sum if I was to pay it in now, in addition to my normal monthly payments?

E.g. £100,000 left on mortgage at 3.99%
If I pay a lump sum of £10,000, will my outstanding balance be £90,000, or £100,000 minus the £10,000 with interest at 3.99% taken into account?

How can a do my taxes without a 1099-c form?

I recently did a short sale and took a loss on my house. So I need to report the loss on my taxes. I never received a 1099-c form from my mortgage company. When I called them they informed me that they were not issuing any 1099-c forms. I don't really want to spend a lot of money by going to a tax agency for one issue. My taxes are already complete through tax act. Except for this form. But at the same time, I don't want to mess up the numbers, and get penalized by the irs.

Child custody problems and ex coming whenever she feels like it?

Hello,

I have a big problem with my mother. My parents are divorced but I have a little sister who is 13 years old. My mother divorced my dad close to 2 years now. She is a terrible person whom we can't say anything to because she starts causing arguments over anything. She doesn't live at home any more but she feels she can come whenever she wants because in the past she did help pay the mortgage.
The house is under my father's name. So they have been divorced for a while, but she does not pay for child support, nor help with any bills. Whenever asked of this she says she doesn't have to because he earns enough to pay for it himself. He doesn't though.

She comes home like 2 times a week without notice and she also yells at everyone on how the house is too cold to put the heating up and she also does her laundry there.
Last time my father told her of these issues she said she will take him to court and take little sister away.
Is there a list somewhere of etiquette when visiting an ex's home?
I don't think it's right for her to come whenever she feels like it and just cause troubles. At the moment there is a mistake in the divorce papers that we are planning to fix, but it is going to take time. It's like a spelling error that makes her have the physical custody of the child even though she doesn't do anything with sister nor really live at home. We don't know where she lives if she has a place elsewhere.
Added (1). I feel terrible of the situation but we wish she would completely move out somewhere or at least when she comes over to behave more like a guest rather than yelling at everyone on how her daughter is not being treated right.

I believe it. They do it to divide the society and rule it.

They also promote secularism/multiculturalism to make us tolerate the intolerable religion.

If you don't believe me then answer my question. Why is the money only distributed through debt and interest is always charged by banks? Whether it's big corporation, mortgage or any other loan.

Then, they create more debt by distributing the money the public keeps in banks as deposits. They are allowed to keep only 10% and the rest they can give out as loan to the public. Again, when the public deposits the newly distributed money by bank, they are allowed to again give out 90% of that money. That is called fractional reserve banking. This system is unsustainable and fraudulent.

They also promote other socialism and anti-male progressiveness. They want to turn men into simps and manginas.

Added (1). Me and my boyfriend are planning on saving a deposit for a mortgage. I looked at my credit report and it is 534! I do not understand how it is this low. It says the factors are
1. Limited time on the electoral roll
2. Used most of my available credit.

How long do I need to be on the electoral roll for to have a good impact? Ive only been on a few months due to a house move.
Also my balance on my credit card has been paid off but still not updated?
any advice how to get my score up? Thanks

Added (1). I am a resident Indian citizen, non-govt. Employee, and non-tax assessee, I am just an ordinary Indian, can provide income certificate from Village officer, I can mortgage my property 4-time value of loan.

However, all nationalized banks say that I am not eligible because I am not either Govt. Employee nor tax assessee which means 91% of population have no right to bank loans in India?

Family Help before it's too late?

Thank you for taking the time to read this. My husband's family is going through a rough patch. He is the youngest of 4 and his mother passed away when he was young. His dad is in poor health… Having a stroke, retiring early and now having a tumor removed in his bladder (possible cancer). He is 69. One of his daughters has lived with him for more than 10 years, rent free. She went through depression more than 10 years ago, which is why she moved back home. She is 40yo. She gets disability and social security and makes more than I did working a full time job (appx $2k/month). She also gets great health insurance. However, she is still asking my husband to borrow money. He normally doesn't tell me this as it usually causes an argument. My husband is a successful business owner. I am now a stay at home mom and due to this, we've created some debt that we are trying to chip away at. Now that his dad is possibly having to deal with cancer, it's raised more concern for me. How is his sister going to make it in the real world once dad is gone? He has debt too so I'd there is anything, it will likely be gone to pay for his mortgage/debts. I think she will try to continue living at the house (if it can still be kept, it's a lake house) for nothing and expect my husband and his brother(the two of 4 kids who actually make money) to take care of the rest? I'm worried she's going to drag us down with her and my hubs doesn't seem to think it's a problem.

Will I get approved for a Sallie Mae student loan alone?

I am currently in medical school and need to apply for a $70,000 student loan to cover me for the year. I have around a 720 credit score. I do NOT have a cosigner (wish I did).

As far as my credit history goes:
-I have a 5.5 year credit history
-2 credit cards which have a 30% revolving balance (can't go any lower right now due to not having a job)
-ZERO missed payments
-clean credit history

I do own a car that is fully paid off.
I do not have a job because of full time medical school and completing an online degree at the same time.
I do have several federal student loans and 1 private loan through sallie mae that I had through a cosigner.

I had a reduction in my home insurance premium which is $754 a year. The original premium was $1,316.00 a year. My mortgage company ADMITTED they over payed or payed 2 different payments. They payed the $1,316.00 & the $754. They sent me a check for $742.00. I was told if I take the $754 & deduct it from the $1,1316.00 That would leave a refund of $742.00. If you add the 2 payments they made it comes to a total of $2,070.00. Now take the $754.00 and deduct it from the $2,070.00 & what do you get? You get $1,316.00 which is what I should be reimbursed Why did they send me a check for $742.00? Thanks for any help.

If you signed disclosures on an application at a bank for a mortgage, are you obligated to them?

I am working with a bank to get a home built on my land I own. I started in October with the initial application and was pre-approved with a set amount to put down. I had already paid to have plans drawn out (which wasn't cheap). Originally I had a specific amount to put down along with the equity in my paid for land. I had $20K to put down. Then the problems came. The bank and title company did not like the original title description of the land and the survey so I had to pay $6000 out of pocket to pay for that. Then there has to access to the land and existing electric and water, which we had, but it was in a spot that wasn't on the legal description so we had to pay $5000 to have the pipes and lines and meter moved. Basically our original down payment is significantly less than we originally thought. I am still waiting on the appraisal so I can see how much I need to put down. She says that we signed the disclosures stating I had X amount of dollars to put down, but that was before they started demanding access and surveys, and that money had to come from somewhere, and all I had was my savings. Anyways, I have talked with another company who says that is ridiculous and that they build the homes, get me financing and will work off of what I have in savings and my land to get my home built. Since I signed the disclosures with the bank (mind you the loan has never been officially approved) they have ordered the appraisal of the home and land. Am I obligated?

Feeling pressured to get married/kids in your 20s?

It's so annoying! They say oh but if you have them now by time they're 20 you'll be 40 something and be able to travel, and live life. But my question is why live life at 40 when I can do it in my 20s? When I'm young? People feel that a kid and marriage = life but if that's the truth then what is the point of life? To have sex and bring more people into this world to live for the same thing? I want to take my 20s the last young decade and be young! So stop asking me stupid silly questions. MANY people have kids in their 30s… My advice to everyone feeling pressured, you should feel bad for the friends that got engaged or had kids in their 20s because the only experience they have is being a teenager. I do want kids in the future I think but not in my 20s. People who marry in their 20s ALWAYS most of them end up divorced! I say marry at 30 when your brain is fully matured, and make sure it's what you want, and who you want. People are feeding children, worrying about mortgage, and fighting with jealous spouses, while you have the option to travel, you're young, and you can do what ever the hell you want. So my question is why is having a baby and getting married in your 20's so expected, glorified? What's your opinion?

Does a past mortgage loan attempt effect trying to get another through a different bank?

My dad is forcing my mom to pay him $38,000 or he'll make her sell the home we live in. They are divorced, btw. She tried to get a mortgage loan, but it got denied and now there's a court date set in March to set a day for the house to be auctioned off.
It was said that our property is not worth that much, but now people are telling us to get a second appraisal from a different bank because we have a lot of land, two barns, two sheds, a garage, and a medium sized house.
If we do this, will we have to wait the 4 weeks for the loan to be approved? Or will it be less time since we've already tried once? And will this affect the court date? Can it be pushed back due to her attempting to get this loan?
We can't afford a lawyer, so unless you can give advice on how to get one, then please don't say we should take Dad to court.

My dream home is 500,000. When I look up information online it seems like you nee 200,000 a year to afford that home. I'm including bills, savings, private school for one child etc. Is that income level correct?

I dont seem to know much about anything?

I'm 20 years old, i suffer from dyslexia, yet that shouldn't stop me from understanding daily finances and many other things. Yet all my friends, that are actually younger than me, seem to understand car insurance and bank statements, how mortgages work and all that. I never learnt stuff like that in school, nor did my mum ever tell me about it… I haven't got a clue on what they talk about, i feel slow and dumb… Does anyone have any ideas how i could learn all this sort of stuff, that isnt too complex… Would be a great help

How much should I take out on a loan?

So, I'm thinking (it's not definite) that I'll take out a personal loan soon. I'm going to college soon and I don't think I'll have enough money to get by in the next 5 months. I also have to pay the enrollment fee, have money to get up there (it's +2 hours away from where I live), and clear up my place so I can rent it out. I have no idea how much that last part will cost, but I'm sure it's a LOT. I've been practically living on ramen for the past few months because I make $230 a week ($80 from my job, $150 from the renter next door) and when my mom died a year ago she still owed a lot of money to people ie mortgage co, electric co, etc.

I'm sure this will all change when I get to college, because if all goes as planned I'd be getting $1100 a month from renters, and I'd have $400 leftover each month, rather than losing $200 each month, because the only bill (other than my college bill) I'd have to pay is the mortgage and this potential loan. I could use that towards gas and house repairs, too.

So, I've just convinced myself that I really should do this. But, how much would the next 5-6 months cost? Should I ask for a really high amount so I could pay back in high amounts to keep my credit safe? How do I ask them not to charge me for a year or so? And lastly (I think), when should I stop using that money and start paying back? As in, how much actual income should I have saved up?
Added (1). Btw I'm almost 19 years old and have a credit score of 690-710. I plan on using this only to help with what I need to live and also to stay on track with my future. Better to try now before I start not being able to pay anything and get bad credit.

How realistic is it that I could buy a home and rent it out and the tenants weekly rent would cover mortgage repayments?
I realise I would be liable to repair some things if they break and maintain things as well.
What other extra bills can i expect with owning a property in victoria Australia.
Basically I want to know if I save up the deposit to mortgage a place then can I just forget about it (in a way) and let it pay itself off… Or am I still going to be constantly struggling with extra costs that the rent cannot cover and if so then will it be a weekly struggle or not as often?

Does it hurt credit score to payoff card every month?

So here's the deal… ALL debt except for my mortgage is paid off and my recent credit score is a 783. If i use my credit card for gas & gym (about $150 a month) and then pay balance in full does this help or hurt credit? I want my score higher if possible. I do have 2 other cards… But very rarely use them. Thank you in advance!

Is it ever too late to go to a dentist?

I believe I have a few dental problems. I don't know for sure what I have wrong with me but my teeth are sorta crooked, they're a very light yellowish color and my gums on the right side of my mouth often bleed when I try to brush them. Not only that, but the saliva also coming out of the right side of my mouth smells bad, and because of that, I no longer chew on that side.

Reason why my dental health isn't good is because I have a medical condition where I would frequently become sick, and when I'm like that, I'm weak, constantly throwing up, don't feel like eating, etc. When I'm like that, I'm just not able to brush my teeth. I'm currently trying to make up for it by brushing and using mouthwash but I'm afraid I need more professional dental help.

I want to go to the dentist but the problem is that dentists are often expensive, and my parents have a lot on their plate, with the mortgage, groceries, school, private tennis lessons (for my sister), bills, etc. I'm not ruling the dentist out, I just want to wait until I have a bit of money to help pay for it. Is it safe to wait, or do I need something does sooner rather than later?

I want to get a job once I have my condition under control (I'm 15) so I could save up a bit of money. Thing is, when I do go see a dentist, what can be done about my teeth/gums? Will they be able to do anything about my teeth/gums, or will I have to have all my teeth removed? I don't want it to come to that.

What can I do in the meantime?

We are in our mid twenties with two young children. Both working jobs that offer 401k and retirement.I'm a teacher so I could retire in 20 years. We don't have a mortgage but would like to eventually have a bigger, more modern home for our growing family. We do have debts like student loans, vehicles, and hospital bills we are working on paying on… Nothing over 7% interest rate I believe. It's not much, but when we stick to our budget we have about 500 a month extra we could do something with. What would be the wisest thing to do or at least begin working towards?

Concrete countertops in kitchen, need cleaning and care advice?

I know nothing about the care of concrete countertops; I had granite previously. When I moved in, I thought it looked stained and just needed a good clean. But nothing cleans it, and it STILL looks stained and gross! I'm about to throw up my hands in disgust. I'd like to figure out how to either deal with it or to replace it on the cheap. (With my mortgage, while I have money enough to live comfortably, I DON'T have a lot of "extra" cash for renovation.)

Worst of all, the original owners "burned" shell designs into the countertop, but they don't look like shells to me. They look like horrible… Well, burns. Any suggestions, solutions, or just sympathy, lol?

Would you live in a 55-adult community home and you are 48 and on disability?

My tax preparer told me I should sell my home and move to adult community home. He claims my home property taxes are now too high and living on disability pay will not cut it. He also mentioned some retirement communities take younger people on disability. He also told me to buy a home that's $50,000 to $100,000 in the 55 adult community. And I can fix it and put rest of money into stocks from the sale of the home. He mentioned that the Maintenance will be low and taxes at the adult community. He recommends I should not buy a home, because I will not find one for 50,000 to 100,00 in my area only in an adult community in my area. I started to cry because I live in a house worth $265,00. If I sell it with deduction of mortgage and % I pay to realtor I only get $190,00. Would you move into something so cheap and 55 adult community when you are only 48 years old? I am devastated. I don't know what to do.
Added (1). I lived here for 16 years. Things have now changed and I feel like I always lived comfortably. But Cost of living disability has been stagnant and its made things worse for me. I don't see how anyone can live on it.
Added (2). Flower… He recommends the adult community because taxes are lower, If I find another house in the area, I will pay same taxes or higher. I don't want to move out of my town. The adult community in my town has places that are cheaper with lower taxes and other adult community homes that cost $$$ with higher taxes. I have to move into the ones that are cheaper with lower taxes.

Can I qualify for a home loan if I'm already in a seller financed contract?

Very complicated situation… I'm currently in a seller financed 'mortgage'… It's really just a written and notorized agreement. I went into it young and nieve and I now realize ten years later what a horrible deal I got. The house is falling apart and with the high interest rate and the depreciation of the trailer I'm in, I still owe more than twice what the property is worth. My wife and I just had a baby and we're desperate to find a new home. Here's my question. On my credit report (and in the eyes of mortgage companies and loan agencies) it shows that I'm NOT a home owner. Can I say I'm a first time home buyer and get a loan while still bound to this written contract? I plan on renting out the property I'm in to satisfy my house payment here. I'm afraid that I won't be able to get a loan for two mortgages otherwise. Can't just walk away from the first contract because I definitely wouldn't qualify any time soon… What should I do?

Does money exchanged between cohabitating partners need to be claimed as taxable income?

My fiancee and I have opted not to get married anytime soon and are cohabitating for now while we raise our child together. I own the house we live in and she helps with expenses by paying me money every month.

I know that money exchanged between married couples is not taxed but am I supposed to claim that money as rental income since we re not married?
Added (1). EDIT: I should mention, part of the expenses she's paying into is the mortgage. So some of the money she kicks in will knock down principal, which would be equity she's entitled to if we're married. So what she's paying could be construed as rent, even though she'd be kicking in the same amount if we were married.

Is it too late to start riding horses?

I am in my early 20's and I've always loved horses. Have them in in my family, love taking care of them, just never had the guts to get ON one. Just recently I have been taking interest in watching different competitions, and I think "Wow, I would love to enter a horse competition myself someday"… But looking at my age, the fact that I'm a mother, absolutely no riding experience, and I am by no means wealthy enough to afford a horse of my own right away, it all just seems like a silly dream. Although, hypothetically, IF I were to start riding lessons soon, do you think it would this crazy dream could one day become a reality? Or is it just too late?

to animals just because of your intelligence? Yes we all know that humans are more intelligent than animals but does that mean we can do what we like with them?

If anything that would make a person inferior because only the weak would wield any power over the vulnerable. To me superior is an arrogant word as no one chooses to be what they were born as and yet we all feel, we all get scared.Intelligence isn't much if you have no heart and no love for our fellow creatures.

Just because you can tie your shoelaces and an animal can't does that mean they mean nothing? That they don't feel fear and pain?I'm concerned for the people who feel this way.

I am a female. Home-schooled high school senior. Will be 18 in 2 weeks. Being home-schooled has definitely taken its toll on me now. I can't even write why I am so depressed because I have already tried that and it ends up being way too long so I'm not even going to attempt it. Every day I think of the things that depress me and I feel so horrible. I am almost 18 and my whole life seems to suck so much. I feel like I wasted 18 years of my life that I'll never be able to get back. Years that are so fun for other kids my age that I didn't and will never get. Sometimes I get so depressed that I have suicidal thoughts. I ultimately know I'm not going to do that but I like to imagine it for some reason, just like a "what if" thought. For over a year I have been this way. I never do schoolwork and only have 1 high school credit (yes, you read that correctly). I have never had a boyfriend. I have only had 1 friend my whole life (that I don't have anymore because she moved when I was 12). I don't wear makeup. I don't wear normal clothes, I wear crappy tomboy soccer clothes. I don't have long nails. I don't have a driver's license and just got my driver's permit at 17. I suck at driving. I have never had a job. I am embarrassed to get on social media. My Facebook profile picture is my first profile picture from 5 years ago when I was 13. I never interact with anyone and never want to get out of the house because I am so embarrassed. I sleep in because I never want to wakeup.
Added (1). I wakeup every day between noon and 2, sometimes 3 (yes, p.m.). My mom took me to apply for a job once and I never got out of the car because I was too embarrassed of my whole life. She ended up kicking me out of the car and told me to walk home (which was only a mile away). I got in a fight with my narcissistic father the same week because he was being an ****** to me for no reason so I ran away and came home hours after dark (during the summer).
Added (2). That wasn’t the first time he was being an ******. He has a rich history of being one and continues to be one. He and my mom have had problems in the past and still do because of him. My mom is normal. My 12- and 15-year-old brothers kiss his butt because if you kiss his butt he’ll shower you with expensive gifts and will buy you whatever you want. My phone broke over a year ago and he bought me an iPhone but I took it back because I knew he would hold it over my head.
Added (3). So for over a year I haven’t had a cell phone and I’m 17 almost 18. I never accept anything form him so I have nothing and he doesn’t have to pa for me. He won’t even put me on his car insurance plan so I can practice driving. We are on food stamps. We live in a crappy “house” where we all live in the same room. He “bought” it from is seedy “friend” for like $5k so he doesn’t have a mortgage. He doesn’t even have a job. He started a business but his friend does literally everything.
Added (4). He doesn’t even go to check on it. EVER. He just goes to the ATM to collect the money. And he didn’t even use his own money to start the business. He used my mom’s money that she got from my mom’s passing. He is going back to college at the state flagship university but his kids are all home-schooled and neglected socially and educationally. And he doesn’t care. And no one else does but my mom and I. I love my mom to death but even she is embarrassed of me.

When I was 16 I wanted to be emancipated because I hated my dad and was tired of him. He has threatened in the past that he can’t wait until I turn 18 so he can kick me out. Here lately he has tried to kiss my butt for some reason so he’s being all nice to me now. But I know it’s fake and never lasts. His core is rotten.

Rent to own or house for sale?

Ok iam beginning my search for the perfect home to start setting in my roots for the long haul and Ive been considering searching for a rent to own property, but have some concerns. What are some pros & cons of renting to own a home & property. Would it be more beneficial to find a piece of property and then start building a home of my own, to find a home up for rent to own on a great piece of land, or to just search for sale by owner? When I say the pros & cons I mean every single little detail even something that may seem minuscule I want to hear it. Iam very very new at this and Im the type to cross all of my T's & dot all of my I's before I even begin speaking to a real estate agent or mortgage agent. Lets just say this is me trying to start up on my homework. ;)

How much is home insurance in Florida?

Moving and buying a house in the area of Seffner, Brandon or Palm Harbor Florida in 2017. Looking for houses on line in the range of $90 to $200,000. I am trying to figure out how much the total of a mortgage would be with taxes, and home insurance which I hear is pretty high in Florida. Where I am from usually taxes are very high but home insurance is as low as $400 a year. I hear it's the reverse in Florida. Can I get examples of what people pay for home insurance please.

I want to transfer into my company s IT department. Is it okay to contact the department manager directly?

I work at a mortgage company doing data entry and I am a full time student majoring in computer networking and IT.

I don t have any real hands-on experience besides repairing and troubleshooting my own home network. In college, so far I ve only learned basic PC hardware/software and basic network fundamentals. I m currently working towards my A+ certification, and then my Net+.

How to Get My Sibling's Name Removed From My Property Deed?

I have a question. My dad, who is now deceased, put my half brother's name on the property deed. It was common knowledge that once my parents were dead, I'd get the land. But my mom decided to take her name off of the property deed once my dad died. To my knowledge, my half brother's name was added to the property deed in 2007. My dad died in 2011. My mom signed her part over in 2013, I believe. M husband and I live on the property (moved here at the end of 2012) and have paid the property tax for 2014 (possibly 2013 as well). The problem is, we've talked about moving a doublewide onto the property since the current trailer is in bad shape, or selling out. But my half brother will get half of the money from the sale when he's not physically lived on the land since 2011. How can I get my half brother's name removed from the property deed, when he refuses to sign the documents? We've even offered to pay the fee so all he has to do is show up and sign his name. Still, he refuses, saying that my dad wanted his name on the property to protect my assets. The problem with that is if I were to die, my half would automatically go to my spouse (who I'm pretty sure my half brother thinks he's "protecting me" from, eventho my dad didnt mean my spouse when he said those words to him). Now I'm stuck and I dont kno what to do, bc my mom is no help, she says we should just come to some compromise. Any advice?
Added (1). My half brother hasnt paid property tax on the land -- EVER. And the sell I mentioned would be if me and my spouse decided to sell the land, we'd have to split the profit with my half brother when he's basically abandoned the property since 2012. Also, when I tried to talk to him about agreeing to putting the land up for collateral for a home upgrade, he refused bc he thinks we wont pay the mortgage and the land will be repossed. Basically my half brother wants easy money!

How to get financed for a house?

I live in Chicago. This year I made about $180000 but after taxes and deductions I have under $100k as my usable income. I haves loan on two cars. One is 600 a month and the other one is 300. I can pay off the one that's 300 a month if that would help me afford the house that I want. I want to buy a $350,000 house. I don't have a 20% downpayment. I only have a 3% one which is 10,500. The mortgage would be $1,900 a month and I could definitely afford that considering that I pay 1,300 for a rental. I have been told that I can't afford this house. But then how come people who make $4000 a month can afford a $250,000 house? Are there any special programs that can let me buy this house?

Hi, I currently own an £85,000 flat mortgage free, my earnings are pretty decent also (more then enough to meet lending criteria) though the issue I seem to be having is 1. House broken into and living in, what to do?

My mother in law, got a house to fix up and move into. They got it from someone that had the house mortgaged and could no longer pay. So my mother in law took over the house for the lady. And they both went to a lawyer or some office to get the title and deed of the house changed. And she also caught up the payment of the house. And had the utilities turned on as well. They fixed the house, and we're about to move in, and went to the house and found the lady had broke the back window out and is living back in it. And is saying she wants the house back, and then says that she never signed anything. And that she is going to sue for fraud. But my mother in law is scarred to call the police to have anything done, because she thinks this lady will come back for revenge or something. So I'm wondering what can happen with all this. And if I can call the cops and say I seen someone breaking Into my mother in laws house. Since she is scarred to. She's also thinking she might just sign the house back over and get her money back, but is that possible?

Refinancing - lender wants us to close a credit card?

We have been in the mortgage refinancing process and the lender will not "gross up" my husband's social security disability income (though it meets the requirements to not be taxed because our base is calculated to $31,000) and is instead considering it to be taxable at a 25% rate. Now they want us to close a credit card that has no balance. This is a card we like to use and pay off and we do not want to close it. It sounds like a bad idea. We were supposed to close on this loan already and things keep coming up. Any advice?

Seal on short certificate not showing on scan, mortgage company won't talk to me?

I mailed (via USPS) documents to my deceased father's mortgage company. Included in the envelope was an original, sealed/stamped copy of my short certificate for his estate. It is a raised but not colored seal which does not show up on a scan. They are refusing to speak with me because it is invalid and are mailing it back to me.

Without them being able to see the seal, which will never happen if they go by the scanned document, I won't be able to have his house reclaimed like they said they would do last week when I called and informed them that he had passed away.

I have no idea what to do. Help!

Informal loan- rights to reclaim with no contract?

I gave a loan of about £100,000 to my parents to pay off their mortgage (compensation money I received from an accident- I'm not rich!). We agreed verbally that if they were to sell the family home, I would get back the £100,000 and my parents would split the remaining proceeds after this from the house sale.

My parents have since then separated, my mother is still on board with the agreement (she could prove this verbally in court if need be?). My father on the other hand, is a spiteful and deceitful man. He is threatening to sell and keep all of the proceeds.

I have proof of the bank transfer which paid off the mortgage, and my mothers word. Would this stand in a civil court to recoup the loan?

It's a very sad and unfortunate situation to be in, and I would be grateful to get any feedback.

Mums relies on me and sibling financially?

I live in England. I'm 20 and my sibling is 22.
I'm on a apprenticeship which pays 2.73 an hour on full time hours plus a part time job cleaning. My sister is at university studying and her student loan is about 400 a month.

My mum is depending on us for things such as food shopping, gas and electric (which is a killer when it's on a meter) and other basics because her job only covers rent. It is so stressful when some days we are arguing about food.

I never buy myself any clothes, or shoes… And save when I really need some new ones. I don't mind giving my mum money, I never think twice about it. But me and my sibling are so frustrated when we are surrounded by people who are financially stable and have parents to fall back on.

Even trying to make money matters better by learning how to drive has become impossible for me. Money causes a lot of arguments in the household especially between my mum and sibling.

I can deal with being broke all the time, but I am getting older and I don't want to be in the same financial position as my mum when I get older. (She even got a loan out in my name) I know I will have to sit down and talk to my mum about this but I am dreading it. She's not a bad mum.

Is there any ways I could save? Even if it's in within the house hold, I live in a council house.

Am I still liable for this second mortgage?

My bankruptcy (13) was recently discharged and now I have received a letter from someone who claims they own my second mortgage and want payment. I listed the second mortgage company in the bankruptcy but they never responded. So they were not included in the repayments. Now this other mortgage company claims they purchased the mortgage and they claim they have attached a lien on the property. Am I still liable for this second mortgage?

Security Clearance, have some debts will i be refused?

I have an interview for a new job and have been informed that if successful i will need to get SC clearance. I have had some problems with debt in the past. Fairly minor and immature stuff. I have a few pay day loans and a credit card that i didnt pay off (about £400). I have really tried to turn things around in the last few years after splitting with my ex and really taking control of things, having to pay the mortgage andd all bills myself. Taxes, am I correct that I shouldn't be paying taxes if?

My total income was $3300 (pet sitting), which I got on 1099 misc so I must pay taxes ($400 lowers to 200 when I had my car fuel used for work) from that… But I own my own home and I pay the mortgage with tax free monetary benefits from government, and like all homes, I pay interest $9700 total in 2014 (no pmi), shouldn't that count as a deductuon so that the $400 I have to pay lowers to paying nothing in taxes? I also donated $3400 in charity and counts as a deduction, I shouldnt have to pay taxes

Has anyone out there gotten a mortgage lender to count student loan IBR payments of $0 in DTI ratios?

I m trying to get a mortgage; but I m having a hard time finding a lender that will count my student loan payments as $0. I know I need to have them equal $0 for a year after closing. Has anyone found a lender who will do this? Which ones did you go with?

I usually do my own taxes, some people say I should get some refund money from the interest that I paid on the mortgage loan, but when I put the information, I am not getting anything back, why?

How to confront my wife about suspicious texts?

I think this needs a bit of context. My wife and I have been married for 1.5 years. She's always been friends with high school ex, Lee, texting him and very occasionally meeting up with him. I've never met lee. I've never minded at all as she's always been honest and upfront about it, and Lee is recently married himself.

Recently my wife, Laura, and I have had a bit of a rough patch, mainly about money As we're saving for a mortgage. All fairly typical for new marriage I know. She's been texting lee a lot more than usual though, and is a lot more private when using her phone, such as taking it to the bathroom.

I'm not proud to admit I looked through her phone tonight, something we both said we'd never do. A long conversation over the past few weeks ensues, she's sent pics of herself in bikini, but the conversation of which was comparing weight loss/body toning. However the worst one is that next week they're meeting at a hotel to talk and chill, and looking forward to seeing each other. Laura also admitted to having a sex dream of lee in this text conversation with him. Laura did tell me they were going to meet but in public bar near where we live.

It seems even if they haven't cheated yet, they may be about to. How do I confront her about all of this without being a bad guy for breaking my promise of respecting privacy.

Fha loan with tax exempt bond rider?

I have purchased a condo in Maryland, PG County 3 years ago with fha loan. Due to a life changing event, I ve moved somewhere else in the same state. I m currently renting out my condo and norified my mortgage company. They sent me letter saying, i ve signed a tax exempt bond rider and I ve to live in my condo as long as I have the loan. They are giving me 12 months allowance to live outside of my condo but after that they say either I ve to refinance or sell.
I ve checked the tax exempt rider document and can't find anything that mentions that. When I closed my house I was told fha requires to occupy your property 1 year right after the purchase.
I ve called my original lender and realtor they say it's total nonsense what the mortgage company is telling me and just ignore them.
I just need other opinions and how to fight back.
When I did my closing no one mentioned that I ve to occupy my property as long as I ve the loan. Is the mortgage company trying to sell me a new loan with higher interest rates?

Missed payment on suspended repossession order…Help?!

My mortgage is with C&G as a repayment plan. I ended up with arrears in 2013 due to missed payments. We currently have a suspended respossession order on the property which I've been paying fine for the last 14 months.

However, this last month, I've had unexpected costs in repair bills - I use my car for work and I had to get it fixed ASAP.

Now, I normally pay £810 for my monthly repayment (£50 is towards the arrears)

However, this month, I've just paid £700. (£110 short)

I've spoken to C&G, and the legal team were polite. However they say I need to make the shortfall payment ASAP. I told them that I could pay £920 this month, at the end of the month, when I get paid, to cover the shortfall, and then continue to pay the mortgage as normal.

I've just spoken to the legal team at C&G, they said that is fine, and they'll "note it" on the account, however they said that they wouldn't be able to stop any legal action.

Now, my question is, will they take legal action, providing I've explained my situation to them, and I said that I'll pay the shortfall and the normal mortgage payment by the end of the month?

Is paying for a mortgage consider as saving?

I make $6k per month after tax. I spend:
1. $2k mortgage
2. $500 on property tax
3. $100 on home insurance
4. $100 on car insurance
5. $300 on utitlities - electric, water, internet, and cell phone bill
6. $1400 for daycare
7. My wife is still in college so I have to pay for her tuition
8. $200 for gas

At the end of each month, I am not able to save because I have all these expenses. Would you consider my mortgage as a saving right now?

Old owner broke into house in Oklahoma and wont leave, what to do?

I got a house from someone that had the house mortgaged, and had the deed signed over to me. And I've caught the payments up on the house (which were 4 months behind) I havnt moved in yet because I was remodeling the house. Then one day I find out the old owner had broke in and moved there stuff back into the house, and said there not leaving, and that they are going to sue me, (for who knows what reason). I've paid over 4000$ on catching the payments up, and even have the utilities on. Everything in my name. What can happen with all this? Can I loose the house? Can they goto jail? Can I forget about the house and get my money back? I've talked to a lawyer about it all. But he has not said anything yet. It's been over 2-3 weeks since this has happened. And nothing has been done.

Me and my wife are planning to buy a home soon. We have contacted an agent who the California HFA website recommends to handle the programs California has for First Time Homebuyers. She's a very nice lady and is helping us with all our questions. Also, California has programs and assistance that will help us get a house.

We've heard you should always shop around and get different preapprovals from lenders. But when working directly with the state of CA, is it necessary to shop elsewhere or maybe even try another agent who works with the CAL-HFA program?

I'm hoping to (as a side project) go into property development; refurbishing houses and selling them on, however I'm obviously on a very low budget and low income. We are separated. What can I legally do with my wife's possessions in the house we both own?

My wife has left me. There is no hope of reconciliation. We both own the house that I live in. I pay every bill for the house including the mortgage. I have never asked for a penny of her. Since she left she has refused to move out any of her stuff. She was a bit of a hoarder and the house is full to bursting with her belongings. She has refused point blank to take any of her things with her. If I bag and box things up she makes a scene if I ask her to take them. She is using my home as a dumping ground. I need to clear the house of everything as I need to do extensive remedial work to the house. She says she has every right to leave her stuff here as she owns as much of the house as I do. I also have no privacy. She still has a key and comes and goes as she wishes, quite often when I'm not there. I have threatened to change the locks but again she says she has a legal right of entry. She has the children 5 nights a week, I have them for 2. I'm also worried that if this gets out of hand she will use the kids as a weapon against me.

How big of a tax deduction can you actually obtain?

My buddy owns between 13 and 15 investment properties. He chooses not to pay off any of the mortgages because he says it helps him with his income taxes. He claims he got back over 50k in tax returns last year. IS this even possible?

I have added up all my expenses for a rental ncome property.
Mortgage interest 10k
Depreciation over 27.5 years - 8k
repairs - 5000
Lawn and pool mait. 2500
property Taxes 4000
Insurance 3000
travel expenses 2000

But I made 18k in RENTAL CHECKS

Is everything I mentioned deductible. All the repairs are working repairs and not renovations or upgrades.

Hi,

I am a single 35 year old female. I have taken out credit in the past as follows:

2 x laptop loans with Curry's paid back on time, never defaulted and cleared one of them about a year early.

1 x £2,000 loan paid back over 3 years, paid on time never defaulted.

1 £1,000 loan taken out for a holiday, cleared it in full within about 4 months as I unexpectedly came into a small sum of money.

I went to the bank today to get advice about getting a mortgage in about 12 months time as I am saving hard for a deposit. The Adviser said to me it would be better to get a credit card because it would boost my credit score.

I am not really a fan of credit cards to be honest, and I want to know if she is right. I feel that I have a good credit history and just want to know if getting a credit card really will boost my credibility or not?

I don't know what to do over my relationship?

I met a guy online we chatted on the phone for a year. He then came to stay with me and he says he loves me and I do him too.
On his profile his age and photo were younger. He came clean on his pic a month into chatting. I found his age by accident was three years older.
I think he thought if he put the true age and pic I wouldn't have been interested.
Anyway now he says he wants me to stay with him but I can't till he sorts things out. He says he has work and money is tight and he wants to sell the house he is tied into with his ex wife and buy in his own name something smaller then I can stay.
Anyway I have a friend who is a medium she told me he is married.
He told me he lived in separate rooms from his wife for ten yrs… Then she moved out 7 yrs ago and that he is divorced
So anyway I found online after being told this he signed a remortgage last year on the house and it said his and this womans name as husband and wife in entirety
So gut feeling to me is he is married.
I believe him the wife isn't there but I think this is all something to do with why he doesn't want me there
Also I think he told me he was divorced otherwise I wouldn't have got involved
I'm a bit shocked and upset but I don't know what to do. Shall I keep quiet with this knowledge and see what happens or shall I confront him for an explanation.

What's a fair payout between siblings over a house?

My fiancé's sister and her (then) fiancé broke up but she wanted to keep the house. She couldn't afford to keep it on her own so her brother took on half her mortgage, put his name on the title and moved in so she could keep her house. They have a loan fixed for 3 years. Now that I am engaged to her brother and plan to marry next year we would like to build a house of our own. As he is on her title he has lost his rights to the first home owners grant. So when we intend to build the home will have to be on my name alone if we want the first home owners grant.
every time he mentions a pay out she changes the subject or states that as he has only been living here for under two years he wont be entitled to much. He pays half the mortgage, half of all bills including insurances, half the rates and had to pay stamp duty. He has paid well over $15K so far. Now she wants him to move out in 3 months so that she can have a friend move in and pay rent instead. They're currently discussing a fair payout but her version of fair is a lot different to ours. Opinions would be greatly appreciated!

How can an updated credit report hurt in obtaining a mortgage loan?

Last year I disputed several inaccuracies on my credit report, all 3 bureaus. I am not trying to get a mortgage loan. Everything was fine until it was noticed that Equifax updated each item to read "account updated 4/2014" which has halted to loan approval. The account in question was closed in 2012, the payment history reflects that, but the lenders are stuck on the updated date being so recent. I have always read that disputing information does not negatively affect one's credit but that is exactly what has happened. How do I work around this?

What would you do with extra income per month?

My husband and I are recent newlyweds. We have combined our home and finances. After all bills and expenses (food, gas) we have 4k left over a month. We are 27 and 33 and no debt. We have a paid off mortgage for our small condo. We do plan to move to a bigger house and hope to pay half for the house by selling the condo. Do we save for the other half so we have no mortgage again? Do we just keep putting most into retirement? Thats what we have been doing. Or what would you do? Neither of us are big spenders.

My husband & I own a home, but the mortgage loan is under his name. We are preparing to refinance, while adding my name to the loan in the process. Currently my scores are 753, 753 and 771 and each credit simulator I have used, shows an approximate drop in nearly 100 points if I add this mortgage! (Our refinance amount would be approx 164K)

That is terrifying, but is it true? Can I expect such a huge negative impact on my score if I take out a mortgage?

Is it a bad idea to use retirement stock and/or 401K for buying a future house?

I'm just 32 years old. I'm not planning on retiring before 65 or 70, if not a little later. Some years down the road from now, I want to eventually buy my own house (a new house with everything already up to code and modern and such) with a little bit of land. I'm pondering eventually pulling out my employer retirement stock (I can do that and still remain employed there) to put down a massive downpayment on the future house. As in… Like $40K or $50K downpayment. Hurry to pay the rest of the mortgage down as soon as I can and then, although retirement savings would be gone… I'd basically not have that mortgage payment hanging over my head. So even if I was like 40 or early 40's, instead of paying the mortgage payment each month, I'd be able to chunk in massive amounts of money into retirement stocks and 401K.

Is this feasible?
Added (1). Well, the theory is that instead of shelling out $800 a month for a mortgage… By mid-40's (if not earlier), it would be entirely paid off. Then you can contribute hundreds of dollars per month into 401K and stocks and still have 20+ years for them to grow.

Added (1). I was made bankrupt in 2010, discharged in 2011.
I also have a small CCJ from 2011 and other small debts amounting to around 10k.
I am due to inherit a 1/4 of the sale of my deceased dads house.
We anticipate the house to sell for around 180-200k as and when, hopefully by this summer.

I plan to clear all debts and save the remainder.
Get my credit record clean again and perhaps look at getting a mortgage in a couple of years.

Assuming I get around 40-50k will it be affected by my bankruptcy?

When can i move into my new house?

I have purchased a house and last week Friday I paid my deposit and I have cleared all of the other fees my lawyers asked for.

I received a message saying the contracts have been exchanged with completion set for the set date… What happens now? Will I get my key on this set date and can I move in then?

I ve been preapproved for an fha loan, I have $6,000 saved up. If I put 3.5 down on a $150,000 house that would take pretty much all my savings. I know I need $200-$400 for inspection or appraisal fee. I would ask the seller to pay closing costs in return I would pay full asking price. Is there anything I m missing? Would hate to get to closing and realize I don t have enough money. Just got preapproved this week and haven t had time to speak with lender regarding details.

Last year I inherited a lump sum of money from my grandmother. We paid off our mortgage, and our outstanding debts. We have about $13,000 left. We've closed all of our credit cards accounts, store cards, and lines of credit.

I also canceled our cable, contract phones (went with prepaid), and we sold three of our older vehicles. We sold our camper and all of our outdoor sports vehicles (water skis & atvs). Now we're in the process of weeding through 2 storage units, a fully packed garage, and an attic full of inherited items.

Now that you know all of this. What are vests that you stay out of debt?

How to remove a Tax Lien off my credit report?

I have a Maryland Tax Lien on my credit report that was reported last month. I want to pay the amount off in full but I want to know if I can get the Lien removed off of my credit report for good once its paid off. I would like to know what I will have to do to get that done? If not will this lien after being paid off affect me getting a mortgage or car loan?

How much house can we really afford?

My husband and I would like to buy our first home this year but we really have no idea where to start. I've heard that no more than 25% of your income should go to a mortgage. For us, that would be around $1,000 per month. We make approximately $4,200 per month, so approximately a $200,000 home which can get you something nice around here.

We don't understand how property tax works. Say property tax is $3,000 per year on that $200,000 house. Would that mean that we would essentially then be paying $1,250 per month?

Then utilities - should that figure into the 25%? Say you have a 1,500 sqft house, how much would you expect to pay in utilities per month?

We plan on putting 10-20% down. We would like to get out of our apartment and start gaining equity…

We are just worried that we won't be able to afford it. If one of us loses our job, etc. How will this affect us if we have a baby in several years, etc. Any advice would be greatly appreciated, thanks!

How to get my house back from my husband?

Around a year ago my husband sent me a a text to not come home; so I didn't. He didn't try to reach me for months and I let him stay in our home (deeded in both of our names) because my grandmother had dementia and needed 24 hr care. I stayed with her until she passed and then my mom got out of the hospital and she has many health issues so she came to live with me.

I did get a loan on the home for $75,000 to consolidate our debts and pay bills (because my hubby wouldn't work). He bought a new car and some other things for himself with the $ that was left over.

Now he's refusing to sign my papers because they say he has to finance the loan into his name and the papers say he has to sell the house if he can't get a loan.

I know I can't get my name off the loan but is there a legal way to get the house back? I still get mail there and have personal items there.

Most efficient and cost effective way to move, over a period of time?

So, me and the wife know that we want to move out west. We've embarked on a large move, once before. It was stressing; a car loaded to the max, travelling with pets and all of our stuff, Ushipped for 3.5K(it wound up being about a grand pricier than previously quoted to us). We had certainly over-exceeded what we had budgeted for, eventually putting us into nearly 15K of charged debt, by time we found jobs.
Nothing went right. This time around, 7 years later, we wish to make a similar move, but would love a way/ means of shipping things out that way, little, by little and over a few month's period. Trouble is, if we manually hauled everything out there, monthly or even bi-monthly, it would defeat the cost of savings. Renting out a Uhaul and driving 2800 miles is pricey… Especially through hills and mountains.

That said, is there a way to have a few totes/ boxes/ furniture pieces shipped and sent to a storage? Until we find/ locate that ideal home/ apartment? Similarly, we don't want to end up in a situation where, we're paying rent/ mortgage on two properties, while we transition things in because then, we're right back to making it happen, quick and/ or all at once. Just start by sending a few non-essential pieces and then sent the essential stuff, closer to move.

What do you do when someone dies and leaves you an estate you can't afford to maintain?

My mom had life insurance, but only enough to cover her burial. I am now stuck with her farm which was appraised at 470.000, even though much of the place is literally falling down (it was built in 1856)---I would need to invest at least 20,000 to repair the place enough to bring it up to code, and even if I did that, I don't think I'd be able to find a buyer due to the fact that the property taxes were 14,000 last year. I own a small house, totally paid for, taxes/etc. I'm 800.00 per month. I have a master's in teaching English & have been applying for positions for months, no success, and no one will hire me for a minimum $ job because I'm so overqualified. I'm 54. Do you think the mortgage bank would just… Take my mom's house to save me from having to pay for it? The mortgage is 2000.00 per month, utilities 200.00, + 1166.00 for escrow… I'm already on food stamps! What should I do?
