How much control does a lender have over borrower's credit score?


Here's the thing:

If a company buys a note from a bank, thus, becoming the lender to the original borrower, how much control does it have over borrower's credit score?

If the new company assumed the mortgage, can it change/remove any of the notes on the credit score of a borrower? Meaning those that were made the original lender.

I currently live with fiance & his family?


Almost 10 people total. We have no kids, but there are kids. I am jump starting my career. I don't want to leave/move out, being that it will put my fiance in limbo. He wouldn't want to leave his parents as he agreed to help pay half the mortgage.

Say, if I am pre-approved for a $200,000 loan, and I want to buy a house for $150,000 that needs $50,000 worth of repairs, can I take $50,000 from my pre-approval money and use it for repairs before I move in, or is that pre-approval money designated soley for the up-front purchase of the house? Like, would I have to only take $150,000 from the mortgage company and then get another personal loan or something for the $50,000 worth of repairs? I m sorry, I hope I m being clear, I m very new at this.

- Does this mean if she's on the deed, she can get the tax credit?
- Mortgage payments will be coming out of my account in which she transfers money monthly to me. Is this ok? Does account have to be joint?

What if all housing was owned by the government?


This question stems from a monologue I was having about how I would cure the homeless problem in America. I'm in no way saying this is what we should do, but it's just a radical idea.

Say that all housing was owned by the government. You don't have to pay for a mortgage, or pay rent. Instead it is paid for through taxes. That way even if you lose your job, you wouldn't have to worry about losing your house. When you turn 18, you can apply for your first home. When you get into said home, it's yours to live in forever, and when you die your kids will be first on the list to acquire said home if they want.

If you make enough money, then it would be possible to buy the home from the government at a standard mortgage rate. Once it's paid for, it's then your own house and you can do with what you whim. You can rent it out, make changes to it, or sell it to another private party, or even back to the government.

I understand, it's radical, Marxist, and not very thought out, but I'm just curious. Tell me why this would or wouldn't work, thanks.

It's actually a real question. I mean, schools are wanting to teach kids using Minecraft. How stupid does this seem? They say it's to make kids more interesting to learn but, wouldn't that make kids stupider? I mean, when there adults and have a business, how are they going to know real life stuff instead of saying things like "if you minus a smile from a creeper, you get blah blah…" I'm actually serious with this question. Schools are wanting to teach kids using Minecraft theories. You can look it up, schools are wanting to this actually. I think it's extremely stupid and that teachers should just teach us things we actually should learn like how to do mortgages and learning to deduced taxes. I mean, when are we ever going to use y=mx+b or how to find the equation of a graph? I'm 14 and it enrages me that teachers are wanting to use Minecraft to teach rather then just saying screw to the things we will NEVER use in daily life. I mean, parents will never teach kids how to do any of this because parents think they can just look it up now a days or they're too lazy to teach them. I became aware of a CCJ on my name when I was recently applying for a mortgage (now on hold) in December 2015. After enquiries, I’ve figured out that this was pertaining to a parking ticket during a holiday to Wales with the family in August 2014, when we made a trip to the Rheidol retail park in Aberystwyth. They posted the parking ticket to the wrong address as I had recently moved and DVLA hadn’t yet updated my address. I have applied to have the CCJ set aside and I have a hearing on Monday 7th March, 2016. I have spoken to Citizens Advice Bureau and Debt Line but they are both suggesting that I seek legal advice as they feel I may not have sufficient grounds to win this case.
any ideas or help?

Can this work for an FHA home loan?


My mom has good credit but has only worked for a little less than a year and it's part time. My dad has bad credit but has a full time job and has worked for most of his life. We want to qualify for FHA but you need a decent credit score with at least 2 years of part time employment. We really want to get a house. Do you have any other ideas?

First off, purchasing. I imagine that it would take forever to scrounge up money to own a house, or pay loans for the house. Secondly, I think that it would take too much to take care of the house, get furniture, and decorate the house. Is it rally as difficult as I'm making it? Mortgaging with less than avg credit?


Hello. I would like some professional opinion on a scenario. We just bought a house our selves and it went quite smoothly for our first hometime buying.

My sister and her fiance are looking to also buy a home as well. She has good credit at 729 and he not so great at 599. He makes roughly 80k a year and she makes about 30k a year. Can they still get a mortgage on a home around 349k? They need over $15,000 to put down and currently only have half of that. Is there any instituitions that can over look certain things even if it meant higher interest? At the end of the day they are able to afford $1500 month before utilities. If it matters, The home is in Ontario,Canada. My situation was easy as we sold off some of our stuff for our downpayment and our credit was good and I dont know what to recommend to her before she goes to the bank or lender.

How badly will my credit score be affected if my name gets added to the mortgage?


Okay so the situation is like this.

My mom did a quit claim deed to transfer ownership of our home to me in hopes of me being able to use that as an asset to take out a loan to invest in real estate.

The problem is that most investment lenders require you to be on the title AND the mortgage. Mind you I m only 21 with a credit score of 637 (it recently dropped, but I m working to raise it back up). So my overall goal is to raise my credit score and have our home (which we occupy) used as an asset for me to get an investment loan.

Will adding my name to the mortgage significantly hurt my credit score? Because I can t afford it to drop if the drop is going to be substantial. Please let me know how my score will be affected if I were to add my name along with my mom on the mortgage

Ps. I have a very cheap rental property owned free and clear with my name on the title so that also can be used as an asset.

Hi, I have intension to buy a house that has kitchen at upstairs and not downstairs. Would lenders lend me mortgage or kitchen has to be only at downstairs location?
This house was used to be 2 flats conversion without planning permission but the owner has now removed the partition of flats and kitchen downstairs as well. So it s back to single house of 3 bed-rooms with only 1 kitchen upstairs.

My house was listed for short sale and then was burgled and burned down. An arrest was made. The insurance company ruled in our favor fortunately. I know my mortgage company will get payment, but I m unsure of how it works. Will they receive the amount of the current balance? The payoff amount? The amount determined when it was listed for short sale? The short sale appraisal amount? Thanks for any help.

What is the best way to completely clean/organize your home?


I know this may sound like a really silly thing to ask, but I'm still relatively young and don't have much experience with this kind of thing. I own my own home, and have for a little over 3 years. I am getting ready to move across country, and am trying to get my house ready to put on the market. I have years and years of just random junk, and things to go through and try to figure out what needs kept, or tossed out. But honestly, I'm so overwhelmed and don't know where to begin. I will start cleaning with the intention of DEEP cleaning, like getting it ready to be shown by realtors. But afterwards, I'm just left with a clean room, but it still doesn't seem "show worthy". I don't know what to do, because I still need to live in the house while it's on the market, so I still have a bunch of crap around. Does anyone have any good tips or resources for completely gutting and cleaning/organizing a house? Short sale verses regular sale?


I m looking at buying my first home through a short sale. I am wondering approximately How much cheaper I could get the house for verses just buying a regular listed home.

The house I m looking at has been sitting empty for a year now. It s still not foreclosed upon. What my realitor told me was the family took out an additional mortgage on the home (more than the home was worth) and went under.

The house was last bought for 150,000. What can I expect to get off of this property? Is the potentiomal closer to 20,000 grand off? 60,000? Or 5,000?

Back Story: So I moved out of my moms place two years ago.

Ever since then I have lived in a shared apartment with a guy that has a family, & it has been a complete headache.

From having a bat placed right next my room (for his sons security I presume)

To just 1 hour ago, his daughter was scared about something on TV and I so happened to be walking out of the basement laundry room to see him rushing in like I would do something to his daughter.

I know someone who is going to a community college in the fall. He is 21. His dad is a veteran who is 74 who works hard, but sadly couldnt keep up with his mortgage and is losing his house to foreclosure from financial issues and declared bankruptcy. He will be homeless if he doesnt find a section 8 apartment soon. The only one avaliable is a 2 bedroom apartment for veteran homeless families with low income. That means the only way the person's father can get it is he needs to find someone to co sign for the lease that has low income as well. He asks his son to cosign and live with him in the apartment. They both qualify for section 8 due to low income. The son was living rent free with another relative before his father lost his house and needed someone to co sign with him. If his son co signs on the lease so his dad can have a home in the apartment, does he have to actually "live" in the apartment or can he mostly continue to stay at the original place where he's at sometimes because its closer to school? I'm not sure if it might be illegal or fraud but this is the only way the son can help his father can get a place who really needs it

I have no direction in life and i think im depressed?


I've been out of highschool for almost 4 years now. Im 21. I recently lost my job and havnt really gone anywhere after highschool. I just feel so behind from my other classmates it makes kinda sad an depressed. Im also on foodstamps because i cant even afford to buy my own food ever since i lost my job as a server, let alone rent. All i do is stay home now and play video games cause thats all i can do. I have no friends, no nothing. I dont want to being this my whole life. I dont want to be on food stamps. I wanna be the best me i can be and live life to the fullest. Ever since my cat died also a couple months though, i just felt even more lost. Had him since i was 10. I feel like im going nowhere. Sometimes i think suicidal thoughts but i know im not gonna do it. Its just everything isnt really going for me right now. The milatary isnt really an option for me either. And also on top of everything my dad is losing his house i grew up in to foreclosure because he couldnt keep up with his mortgage from financial issues and is declaring bankruptcy, and now is depending on me to cosign with him to this section 8 place because it has 2 bedrooms and i have no income. Idk what to do. I want to be better but life is getting harder and harder for me each day

How to legally pay for a mortgage on house I don't own?


Here is the situation. I live in Phoenix Arizona and lived with my mother while in college. After college I started to work from home on small business and it is going well. My mother is moving out to live with her boyfriend and I am staying in the house. I will be paying her the mortgage and I will be paying all the associated bills. Her name is on the mortgage, as no bank will give me loan yet to put it in my name.

I would like to claim the mortgage I am paying as tax deduction for next year, but since I do not own the house I do not believe that I can state on taxes that I do and deduct the mortgage from it, as my name is not on it. I am technically renting. If we make a formal renting agreement I can then claim the rent (mortgage) on taxes, but then she will have to claim it as income on hers, so the tax is transferred from me to her; no win there.

Is there a way for me to pay the mortgage where she does not have to claim it as income and where I can deducted it from my taxes, legally? Refinancing and putting my name on mortgage is not an option at this time.

Would you ever throw in the towel on an addict?


Friend has kids, but has been an addict since middle school. We are all in our 30s now, and she has been in and out of trouble with the law 1/2 her life. The rest of our friends have been educated/employed, but this one friend can't seem to propel forward to a good life. We have all taken turns trying to help her, but whatever we help her w/ does not motivate her, it's simple a "fish for a day", and not teaching her to fish.

I have suggested to a couple of friend to simply start praying and abandon her as it is coming to a point where it seems like there isn't much hope for a turnaround left, but she has young children, and one always feels bad when kids are involved. Hello internet, I am typing this at a public library. I am homeless and don't know what to do?


I became homeless when I lost my job and couldnt keep up on the mortgage. I been trying to look for a new job but it became incredibly hard after losing my car. Then my wife me and took the kids to live with her mom without me. I have no extended family. I am really at the end of the rope here. Mortgage under writer requesting Impossible Document from my Company HR?


Right now I'm currently buying a house and my file went to under writing 4 weeks ago. Over the past 4 weeks, I have called the under writer only to get her machine and no phone call for 4 weeks. 5 days before closing she emails me requesting 9 Documents! I sent them all to her the same day.

I go to closing Tuesday morning at 9am. The Under Writer calls me this last friday Feb 20th, and requests that I get a letter from my Human Resources department at work, with a letter head, including my name. Stating that I will continue to get overtime and bonuses ( Which are given out when you have good stats ) every month that I'm a employee.

I called my HR and got someone there who was working after hours, they laughed and said they could never produce such a document for legal reasons. The under writer Acknowledges the Bonuses and overtime on every paycheck for the last 12 months, which I provided to them. HR is telling me NO…

What Can I do in this situation? The Under Writer says this is a critical document. I've already paid down the $1000 earnest, and paid for the Inspection and appraisal, notified my rent company that I will be moving out… Why would she do this to me last minute? Even my real estate agent said that its a bogus request. What do I do?

Did you have earned income of more than half your support?

Okay so I know I just already asked a tax question and discovered that my parents can't claim me in my last question, but I am in the process of doing my taxes and it asked if I had at least one parent living in 2013 and I said yes, and then it asked "Did you have earned income of more than half your support"

Well I live with my parents and I do not contribute to the mortgage or utilities…
However I pay my own phone bill, medical bills when there is some, clothes, and I pay for my own food.
I was a part time student in 2013 (not fulltime) and paid for a semester myself the other semester I had loans and grants.

I know there is a worksheet I can do to figure this out. But lets say my parents did provide more than 50% because they probably most likely did since I do not pay for housing or anything, is that going to make me dependent and make it so they have to claim me?
Cause I am 22, made 14,000 last year and was not a full time student.
And the question I previously asked on here a couple days ago concluded that my parents cannot claim me.

But just by the information I provided by saying I live in my parents house without paying rent would it be safe to say they provide more than 50% or is it a close call where I should do that worksheet.

Can I still claim myself if I answer "No" to "Did you have earned income of more than half your support?"

My husband gets other income besides from his job, it's not illegal but he has gotten money from renting out his old house that's in his name alone. But since I have to file with him (I'm not working) will I get in trouble as well? Or is there any real trouble for this besides possibly getting audited?

I know what God is calling me for, but I don't want to do it. I've been running from it for years?


I believe that god wants me to start up a homeless shelter in LA. That's not something I'd ever even consider doing. I don't even LIVE in LA! Id have to go to seminary first and take counseling classes. Preferably AoG.
The future of Christianity is in the global south, westerners have by in large abandoned religion. If I were to be a pastor Id' have to work with the poor and marginalized, 24/7. I could never have a normal life: no wife, no kids, no mortgage. Id have to be completely dedicated to my mission, my calling. Because Id never make enough money to support a family.
I've seen how shelters run, briefly. I went to one in Chicago on a mission trip when I was 16 with our youth group. I was so stunned by how everyday they were doing the lords work there. It was so moving! I knew that that's what I wanted to do.
I don't view parish pastorship as my vocation, I don't relish a career of telling mean-spirited or self righteous high school youth groups to be abstinent. Besides that I'm terrible with names! I COULD do it, of course. But I view a life of asceticism, and mission to the poor as my vocation.
Thing is, I Really don't want to do this. That's why I've been on the fence about God and seminary my whole college career. Because, if I was a reverent believer, then I'd see this as the only path opened to me. I'd be pigeon holed into it.

Low income construction loans?


I live in grand count of utah. Myself and my wife are still young but we have a.25 acre lot of land we are looking to build a home but because my wife is unable to work it limits our income. I have heard of options like USDA Self help build programs but that is moving to a different lot from what we have and we would prefer to use the land that we already have. I am looking for any and all options regarding loans that will allow us to build our own home on the lot of land but keeping monthly costs low for our mortgage. Because of my limited income. I only make $12.50 Per hour and work full time.

Looking at possibly refinancing into a 15 year fixed. But I don't want to go through the hassle and what I feel is an unnecessary intrusion of my house for a re-appraisal. Last refinance / appraisal was 2013 - at that time appraised for 715K. Value now is certainly higher due to rising market. Looking to refinance about 450K into a 15y fixed. Not a FHA / VA situation. Who decides on whether or not a re-appraisal is required? Is it lender or Fannie / Freddie? Would any lenders possibly be willing to waive re-appraisal for this sort of loan?

How to talk my family into moving?


I live right outside a resort town in Maryland so basically I live in the resort since it's all the same county. I live with my grandparents, and I hate our house. I've lived here since I was 2 but as I get older I start to hate my house even more. Our house is 4 bedrooms with 3.5 bathrooms and a 2 car garage. But I hate that my house is side ways. Our front door faces our neighbors and I hate that our driveway is stone. But I also hate the whole layout of the house. I know my grandma would like to have a different house, preferably one with a bedroom on the main floor for my grandpa. But I don't know how to bring up the topic of moving. I'm pretty sure that mortgage for our house is around $1200 a month so I know we could have good options.

Me and my husband are 22 and we have saved up about 12k because we want to buy a house. The problem is that we are about 7k in credit card debt because we struggled our first year of marriage. The full story is I took a loan from a local credit union, and during the year I had paid $551 in interest, which I actually turned around and used the proceeds on a TV for my son. Do I need to report this?

What does the following mean on a deed transfer?


"Title is conveyed subject to the life estate of Jack White as reserved in the aforesaid Deeds"

The home was owned by a 67 year old woman who died. Her husband is still living (he was not on the deed). The home was willed to the daughter.

This is in NJ.

The woman (and maybe the husband) had $20,000 in credit card debt plus major medical bills. The husband was in a nursing home-likely at medicaid expense for a couple months, but was supposed to be moving to the daughter's home.

Doesn't the estate have to pay off the bills before the daughter can inherit it?

There was no life insurance or savings. The daughter is low income and otherwise in debt so she could not pay off the debt… Or get a loan to pay it off.

Added (2). 'Jack White' does refer to her father (the husband)… Husband can't afford to stay there. They were barely scrapping by with both their social security and the wife's part time work. The husband is severely disabled and can't work at all. He is bed ridden. Once the father passes, wouldn't the estate have to pay off the debt including credit cards and medical bills? I am suspecting foreclosure proceedings will start within a year.
Added (3). It is a condo where they do foreclose if they don't pay the fees… And the property tax is 425/month. The only way they have to pay it would be if the father owned the home and got a reverse mortgage. Can't it be sold with the father's permission… Or sold to him for $1 and then he sells it for market value? Will this ruin the daughter's credit when it goes into foreclosure. I am trying to let them know what their options are.

My landlord wants to show my rental while I'm still in it?


My landlord said she wants to show my place off on Sunday.
I'm looking at my lease and it says,

"… May enter the premises in the following circumstances:
At any time for the protection or preservation of the premises.
After reasonable notice to tenant at reasonable times for the purpose of repairing the premises.

His FICO score is high (720), but his income is low ($25,000)

My FICO score is low (610), by my income is higher than his ($70,000).

So how can this scenario likely be worked out when trying to purchase a home?

Lease on mortgage states 60 years on Land Transaction Return form, but was promised 125 years?!


Regarding a purchase of a flat. On the Land Transaction Return form in the section about new leases it states the start date is 1976 and end date is 2075, but I was promised 125 year lease! I was told there are two leases running together- one from the freeholder and one from management company for the new flat contract. And that the 125 year one was with management company. Should I be worried if on this form it states the new lease's end date is 2075. Or is that the one from the freeholder? Completing tomorrow so worried!

No 1099-C for short sale of home issued by bank. How to input information?


I did a short sale in IL in 2014. Wells Fargo did not issue a 1099-C. I know that the loss would have been forgiven because I qualify for the Mortgage Forgiveness. Also the bank issued a statement at closing that they would not be pursuing me for the forgiven balance. Can I file my taxes without entering any of the 1099-C information since it won't have any effect on my income? Also, where on the closing papers would I find the information that would correspond to that of the 10---C if it had been issued?

Purchasing a home/ underwriting. Is this accurate?


Hello. My husband and I are currently trying to purchase a home in Dothan, Al through Interlinc Mortgage. We started the process in Jan. 27, 2016. My husband has a full time job and part time job and we instantly provided them with the pay stubs and bank statements. Everything was going smoothly then they wanted proof of all the money we had given them or money that was on our accounts as cash deposits. Which was Christmas and birthday money. We are now in underwriting and have been for almost 3 weeks. Our closing date is next Thursday. They have yet to do the appraisal or take the down payment of $4,000. We have signed paperwork on the house. They say that what's holding us up is the gap in between my husband's school and his working a year and a half ago, but we were in California at the time where jobs were highly scarce and we were living with my parents. We have had jobs the last year and a half when we moved here. They aren't the same jobs because his were through a job agency. But he is now employed with a vet clinic full time for 3 months. We are wondering if the past will prevent us from closing on our house or if there is another route we can take. My mortgage person will not get back to me and when she does she is very short with us, never calls back and ignores our calls, emails, and texts. This is making us very worried and uneasy. Does anyone know if this is what it's like through all places? First time home buyers.

Unemployed man can't close on a home purchased 2 years ago from a developer. What are his options? - 1


Hello,
My friend purchased a pre-sale (pre-construction) home in Canada 2 years ago. He bought it from a reputable developer who will finally complete the project in a few months (took a long time as it is a new neighborhood with hundreds of new homes like the one he bought).
He does not have the same job he had when he got his pre-approval from the bank at the time of signing the deal. In other words, he is not sure if he can qualify for a mortgage.

A few additional facts:

- The mortgage pre-approval he originally received expired after 1-2 years.
- He paid about $50,000 deposit so will only need another $25 in order to close which he has. Well, IF a bank approves his mortgage.
My questions are:

1. Is there usually a lot of flexibility by the bank in a case like that (perhaps legally by law there has to be?) meaning even if he lost his job, since he put a large deposit and did get a pre-aproval (and still has excellent credit history), same bank will probably give him a mortgage?

2. Can a buyer like my friend usually assign the deal to another purchaser, and there is flexibility in terms of time and option to sell so he does not lose his deposit and upside? In other words, are developers usually ok with that when an original purchaser who paid a deposit can no longer get a mortgage?

How to afford to buy a house with bad credit, not qualifying for any programs, and not having a down payment?


See, it make me sick to think that people my age or younger have been in a mortgage for a few years now! They're paying about $250-350 a month. So, yeah, it's everyone's dream to buy a house hopefully, but why is out housing market so GD hard to get into?

So I currently pay $650 in rent because that's honestly the cheapest in my area, that keeps you from getting a bullet in your chest or crack whores on your doorstep. I make about $25K a year. (trust me I'm trying to make more!). I have a kid on the way… Bills from when I was a stupid teen… How the heck am I ever going to be able to afford a home!

Any help would be appreciated, except for raise you credit honey, yada yada ya. Please stop shining a light in my hole and grab a damn ladder already!

Can i become my own payee without social security trying to take the money completely?


So in a nutshell I ve been on ssi since before i was 18 because of my disablity. My mom is my lost her job so i figured it was only fair to give her the full check to pay mortgage. For a year in a half i was running around hungry, my hair looking like raggedy anne, rotating the same two paints until one finally ripped, wearing slippers because my shoes tore, walking everywhere because my car broke down and i can t fix it because i have no money. I started to notice around the same time my mom was buying new and expensive weaves, new clothes every weekend, sending money to her husband in jail, paying for her car to get fixed… She was doing all of this with MY money instead of giving the money she had left from the mortgage she spent it on her self… So i decided that i was going to cash it my self and just hand her the money she needs to pay the mortgage but when i went there they said i couldnt cash it because i wasnt the payee… I was wondering if i went to the social security place and tell them i am fully capable of handling my own check and explain whats been going on will they try and take my check completely or will they try and fine my mom? I dont want any of that to happen i just don t want her to be able to cash my check and use it for her needs when the check is to take care of me. I dont mind her using a little something for her but using most of it and not giving me any? Like thats not okay.

My partner and I are looking to buy a home (in Florida), and he has good credit and I have a low credit (which I'm currently working on fixing). To get a loan, we would not be able to use both of our names due to my credit score, only his name. I've spoken to the person helping us with the loan, as well as with the realtor, about wanting both of our names on the property and they have both told me that my name would not be on the mortgage loan, but it could be put on the title. But I don't fully understand this. What is the difference between being on the mortgage and being on the title of the property? Who would be the true owner of the home? If we were to ever separate, would I have any rights to the home? Not that we're planning in separating, you just never know what can happen so I would rather be on the safe side. When we made an offer on a home a few days ago, only my partner we asked to sign the papers. Does this mean he would be the actual owner of the home?

so im told here in canada if you pay a downpayment for a house that is less than 20 percent you have to pay mortgage loan insurance. I tried their calculator. I entered purchase price as 300.000, downpayment as 50,000, and amortization at 25 yrs. It gave me a premium amount of 4500 and a premium rate of 1.80 percent. Im confused. Is this a one time payment of 4500 i have to make and be over with it or is it something i have to make yearly. What is the premium rate supposed to be about?

Okay, so I make around 114k-135k a year(before taxes). I want to take out a loan with the FHA, for a house worth $399,900. Do I make enough income to afford this house? I'm not sure.

Joe is moving to another state. Joe has two houses, a rental and a primary. Each have good equity. When he moves, he wants to purchase another rental and primary house. If he sells the rental house he understands he has 45 days to reinvest his profit it into a another rental home (1031 Exchange). Without reinvesting the profit, Joe understands he will be taxed on the difference between how much he makes on the sale, minus the outstanding mortgage balance (true profit).

If Joe sells the rental house for $30 and profits $19 (his mortgage balance is $11), can he use $10 of that profit on the purchase of a new rental house, and the other $9 of the profit for his primary house…without being taxed on the $9? He would like to use $9 of the rental house profit towards the down payment on the primary house without being taxed.

Is this possible? Or does the entire $19 profit need to be put towards the rental house purchase to avoid being taxed on it?

My family and I have outgrown our 2 bed 1 bath 1970 home. We purchased the place in 2004 for about $100k. Unfortunately, the bad economy dropped the value of our home tremendously years following. As of today it is now again worth the purchase price we paid, and our mortgage is about $80k. The home is in need of some improvements soon such as windows, roof, a/c duct work etc. We would also want to build another bedroom and bathroom. Thoughts on cost to upgrade versus selling and buying another home appreciated. Also, any advice on how to proceed financially-home equity, second mortgage, new construction loan?

Who to ask for NYC Co-op real estate tax quesions?

I am currently a co-shareholder in a New York City Co-op, but am unsure where or who I can ask real estate tax questions.
The apartment has no mortgage.
I just received a letter from the management company stating how much can be deducted off my taxes for 2013.
Two figures were listed, (1) Mortgage Interest with a $ per share and (2) Real Estate taxes with a $ per share.
The letter states that I can use each rate based on the amount of shares that I have for a tax deduction. Also, attached to the letter was a form 1098 (Mortgage Interest Statement) showing $500 being listed as mortgage interest that I presume might have been used from my maintenance payments to pay for the co-op's building mortgage.

Am I only able to deduct the real estate tax per share since I have no mortgage and do I split the total in half on my taxes since i am co-shareholder?
Lastly, the apartment was registered in 2013 for the New York State School Tax Relief Program (STAR) under their basic tax exemption. Does that have any implications when filing my taxes, meaning do I have to specify it anywhere?

Why do we owe money if me and my wife have both filed 0 exemptions on our W-4 for the last year?


Me and my wife have always gotten returns in the past. But this year has been different and we have no idea why. Last year I had filed 1 on my W-4 and our return was small at the end of the year. We wanted a bigger refund, so going forward through 2015, I changed it to 0. Now this year, we owe the IRS quite a bit of money and I am confused as to why. We have no children, no mortgage, no house, no loans, no debt whatsoever. I do know we earned more money this year than in the past, but I thought that if you claimed 0 exemptions on the W-4, they would be taking more than enough out of each paycheck. I can't understand why we would owe them money. Anyone have any ideas?

Is this a viable way to reduce capital gains tax?


I own a home without a mortgage, paid a modest price for it but it's paid for now. I've owned it for the life of the mortgage, 15 year, but has been a rental since paying it off, for the past three years now. From what I read, capital gains tax depends on how long you've had the home and how much of a profit you make selling it (minus allowable losses by the IRS). So if I sell the home for close to what I paid for it, wouldn't I avoid paying a hefty capital gains tax?

Unless I really want to sell it for a much higher price than what I paid to try and make as much money out of it but doesn't make sense if I have to pay a lot of taxes on the profit, right?

Annual FHA Notice Disclosure - Prepayment Amount MUCH Higher Than Loan Balance?


I received from my lender today an Annual FHA Disclosure. On it, it says "The amount listed below is the amount outstanding on the loan for repayment of the indebtedness due under your mortgage."

What does this mean? The amount listed is $45,000 more than the loan balance, so I can t imagine that it s a prepayment amount, especially since it specifically says that I can prepay my mortgage without penalty right below this line.

Can i sue my boss for firing me because of this?


My father is currently renting an apartment that the owner of the company i work for (my boss) owns. My boss was not paying his mortgage AT All the whole year, while my father was in fact giving him his rent money every first day of the month. My father received a letter Friday as a last notice saying that he has to leave the appartment at 10:00 AM today 2/2/2016 because of my boss not paying the mortgage AT ALL. My father has never received this letter before while living there, just Friday.

What legal actions can i take if my boss decides to fire me because of what he did to my dad? Because he clearly knows after today if my dad gets kicked out of the apartment i will not work for for him anymore and will try to do something to bring him down for what he did to my dad. But i also want to know if he can actually fire me and i can sue him.

So is there any law in Massachusetts that will protect me if my boss fires me? And so can i sue my boss?

What happens if my balance stays negative on PayPal?


I sold digital goods on eBay and of course the pieces of sh*t decided to scam me with chargeback a after I sent them the codes I sold. Now my PayPal has a negative balance of over $200 and I don't want to pay it. I have a bank account linked to it and I can't remove it. Will they take their money back eventually and when or will it just stay negative forever.

Easy question right? Here is the details. I have a home loan with an ex girlfriend. Ex girlfriend is currently going through babkruptcy process. Title holder (mortgage company) inform me filing bankruptcy will only remove me as financially responsible but not take my name from the loan. Can anyone give me any additional insight of what I can do to be completely free of this mortgage? Thanks in advance.

How can people afford a mortgage today?


I have am a recent graduate from graduate school and am looking to buy my first house, as I believe it is better than renting. Yet a small, yet decent place, to live is impossible to find for under $300K! Is buying a house even an option in today's society, or am I going to be stuck living in my parents house forever?
Added (1). Yes, I am well aware of what a mortgage is. 20% of $300K is still $60,000. My parents are poor. There is no way they will help me buy a house.
Added (2). I should also add that my boyfriend (who will be out of the military in 6 months) will also be living with me and contributing to the mortgage, but he still needs to secure another job.
Added (3). In my area, you cannot buy a mobile home for under $200,000. Its so bad.

Do I have to sign any documents when my spouse close on a house?


My spouse is buying a house and closing on it in a few weeks. We met with the lender and she mentioned it's required for me to sign some docs although my name is not going to be on any part of the loan. The lender said I'll have to show up at closing too to sign the doc, which basically states, " I know my spouse is buying a property and not doing it without my consent." This doesn't make sense to me! Have anyone heard of such a thing?

The lender is BMO and I'm not putting my name on anything!

Am I wasting my time with mortgage pre-approval?


For the past year I have been dreaming of buying a home to stop renting, a $800 per month rent is killing me when I could be paying less per month and actually have it go towards home ownership.

Last night I think I jumped to gun by submitting a request for a pre-approval certificate. The woman called me today and told me to get my 2 most recent paystubs and tax assessments for the meeting… This made me realize I may be wasting her time.

While I made $30,000 last year (my first FULL year of full time work) I am not going to be filing my tax return for another month or so. My 2 prior tax assessments (from 2-3 years ago) are a mere fraction of my current income since I was in school.

I was hoping for a $75K home. I have a $4000 down payment and $2000 set aside for the additional closing costs… But I also have a $10K student loan.

I was thinking maybe of telling her I'm going to delay this another year so that my tax assessments actually show a full time income, but part of my wonders if I could actually be pre-approved.

Is it likely that I am just going to embarrass myself by wasting her time?

Prenup Situation, needs advice?


Alright, so the story begins when i meet this incredible women. We are great together. One day she told me that her mother wants her to get me to sign a prenup if we get the level of moving in together, Due to the fact that she inherited 75,000 from a relatives passing. A few months passes on, and she talks about putting 75,000 down on a mortgage for a condo for us. If i sign the prenup what happens with the house since she is putting 75,000 as a down payment. Is she just stating she wants the 75,000 back plus half of the house? What what do you think? Is that fair or not fair?

My ex-husband and I have been divorced for over 3 years. He does pay child support, but he's extremely bitter about it. He thinks he has the right to dictate to me how the money should be spent. Every penny that he does pay goes toward our kids, I've never spent a dime of it on myself. I've already told him that as long as the kids are taken care of properly, it's NONE of his business how I spend the money. That just makes him mad. I've told him that I will no longer discuss this with him, and he needs to get over it.

If I get a fha K loan, will they provide the mortgage even when it is incomplete? ( some rooms only have base boards, no flooring).
I have the funds to finish the house if I can secure a fha loan.
Or, would they allow me to put the funds into an escrow and still give the fha even though the flooring is incomplete?

Added (1). To me, I think its better to finance a house with whatever the interest is. I am renting a house now, and feel bad for paying alot of rent every month. I can somehow find the min 5% down payment and find a small house to finance.
