I'm co-owner on house (name is on mortgage, deed etc),. Other person is trying to refinance, if she is able to what's my next step?

i want my name still on there as long as i live here because once my name is off she can kick me out. I did a favor for her in her time of need and helped her get the house knowing i would only live here temporarily. Things have went downhill and she wanys my name off. I understand it was a mistake to do such a thing but was being nice and knew id get my name off when i was ready. She gets food stamps, she has worked a handful of days since her husband passed away from the army (why i helped her) i don't know if she even still has a job bc of that and they had a child she collects social security. So pretty much she's getting all this free money for i don't know how long itll last. The house value has had to of went up, she got new landscaping, new carpetong and doors and all new appliances and repainted all the rooms. Was able to do that with her free money. The refinance people are coming next week and i was wonderong what her chances of getting refinanced is and if she is able to what can i do to prevent my name from being taken off so i don't get kicked out? I wanna move on MY terms not hers.

How do I fix my Windows 98 Gateway PC?

It worked for a long time, but stopped detecting the operating system for seemingly no reason. I still own the Windows 98 install floppy, but when I try to install it, it claims that there's no valid FAT partition. I have no idea what I'm doing, so any and all help is appreciated. Anyone been in a bad financial situation? I'm stressed and can't sleep. Need some tips or encouraging words to help me through this

I'm 31, have a wife and 2 little kids. Our food, mortgage, car payments are up to date. I enrolled in debt settlement as I can't afford my credit card bills. I don't care about credit score at this time. After reviewing the budget we have about $100 left over after the month and all expenses and groceries are paid.
In 4 months I will get a bonus to knock off car payments. This will get us to $700 after expenses. I think we will get some stress off of us then.

I'm looking for tips. I know we can't eat out or get fast food. I'm scared and I feel I have failed my family. Wife and I had terrible spending habits and paying for it now. Debt settlement is out only option for the next 2 years. However I look forward to being debt free in 2 years and start with a clean slate.

How many references do you need to provide for work assignment?

I have recently accepted a 2 week work assignment at a company. I will be working as a HR administrator covering a sick absence. The company asked for 5 references, a criminal background check, credit score, 20 years of address history, mortgage information and a character reference from my doctor surgery or lawyer (I have a 2 month gap in my employment history). I have supplied all but the note from my doctors surgery (which I will pick up tomorrow) but I'm starting to think it is excessive for a two week temporary cover and I beginning to become suspicious of what this company might do with this information. What is my share in a TIC for purposes of a creditor lawsuit?

I live in South Carolina. My husband and I co-own a house as tenants-in-common (because we bought it from a bank, and that s how their lawyer chose to write the deed). As far as I know, the deed doesn't spell out percentages. I supplied all of the initial investment to buy the house, and most of the mortgage payments have come out of my bank accounts. But since we re married, as far as I'm concerned, we own the house 50/50. Besides, a lot of "who pays the mortgage" vs. "who pays the light bill" comes down to a matter of convenience. So, what is my share in the property? And who will determine the answer if it becomes relevant to my case?

10 years, a mortgage, 2 children and we both support Trump but no proposal?

I need a little help navigating my thoughts. I just made 10 years w/ my boyfriend over the summer. We have 2 young children together and have lived together for 9 years now. We were kids when we got together. I was 20 he was 21. We never broke up but had the usual arguments. Well it has been 10 years and still no proposal. We have talked about this for years but after this last year when just about everyone we know got married, I'm getting really hard on myself thinking its me. Have I put too much pressure on him? The only thing I come up with is that he wants to get me a huge ring but can't afford it. He has told me several things over the years: "I want to give you the wedding you deserve but can't right now", "Everyone else is married but look at what they said yes to" I'm very confused. I don't know if he is around because I'm a great mom and things are comfortable. Sometimes I think the love isn't the same anymore, like he's not in love w/ me. I don't want a pity proposal.

Why is my mortgage insurance so high on my quote?

I'm buying a home and my closing is soon, I have a Realter and a loan officer and processed all of whom aid to my questions but I came here to get knowledge from other people. Anyways my mortgage insurance for my home is $300 a month on my quote. When I talked to my Realter and did my research I notice most people pay around $100. Given my home is 150k and my credit score is decent why would it be so high? I'm going to call my Realter and loan people soon but I'm wondering why this could be from your opinion. Thanks!

Added (1). Due to the loss of my business, I have filed Chapter 7. I'm behind on my mortgage, but a stay has been placed so the mortgage company can't foreclose. They are now filing to have the stay lifted so they can proceed with foreclosure. A friend has offered to help catch me up on my back payments. Will that jeopardize the chapter 7 if I make one large payment (about $18,000) to my mortgage company? Or, even 4 payments of about $5,000 each over the next 4 months before the discharge?

I received a cp2000 and went through the process of everything. I just received a letter stating everything is good and went through after signing etc. I get a call from my mortgage person telling me I need to go into the irs and bring an amended return into the irs to have officially stamped or no loan. Have you heard of this before?

Hello, I make about 70-90thousand a year and my mother makes about 40k a year, together as a team I think we're ready to buy a home, if she takes care of the bills for next three months I can save 17Thousand by February, for a down payment on a home for FHA, I have been renting for 3 years already, dishing out almost 20k a year twords rent and being left empty handed in the end needing to find a place to move to because they raise rent every time here.

We pay 1800, and my mom doesn't pay any rent, so if we did get into a home we would have to pay 3k a month most likely with mortgage insurance and all the other stuff, which my Boy friend also pays 1000 of the rent a month so between me and my mom it would be 2000,
my income is steady and so is my mothers as long as we stay busy!

What happens if the contract term of a student loan ends but you still owe money?

I have a student loan that I've been paying on time, consistently. I have $2100 left & I wish I could just pay it at once [though it was not ordered in communication] but I'm financially unstable at the moment. I checked the report & haven't missed a payment. Recently, I also had to file for hardship because I'm laid off at the moment since the contract I was working on with my group, was pulled. So my loan payments have been set to $0 for 12 months, thankfully!

However, I noticed that the contract term for my student loan was 120 mths & I just looked at my credit report and noticed that I've been paying the loan for 10 yrs & 8 mths. Just wondering how the contract terms could impact the reaming balance? The payment amount, and interest rates were fixed when I signed [that's all I really remember] so they've never increased, but can it go up since the 120mths has ended? Or the balance will still be in place until paid in full & I just keep paying it as usual once I get a steady source of income? Just wondering what to expect. I've heard some people getting sued or wages garnished for the remaining amount once the contract ended, balloon payments for the remaining lump sum at the end, or having to refinance? But I thought that was with auto loans and mortgages, so I was unsure of what to expect. It was a loan fresh out of high school, & just says "student loan." I think my mom has the original paperwork somewhere, but I can't find the details on my online account.

Tips on buying a house and renting rooms to military?

I'm active duty military and single. Currently rent an apartment and I want to buy a house in February 2018 when my lease ends. My idea is to buy a 3 bedroom and rent out the 2 extra rooms to other military members. I've never owned any real estate so this would be my 1st house ever. I recently started getting into real estate investing and think this is a perfect time and way to begin my journey.

The rent from the 2 rooms would pay the mortgage and I would pocket the BAH I receive and save it for house repairs and what not. All while building equity. I always meet people on base looking for a place to stay.

Although I have more trust in military members I'm thinking of making a contract that they have to sign just to be safe. Should I hire a lawyer to make me one or make my own? What should I include in it?
If there are any veterans that are real estate experts in the Las Vegas area I would appreciate the help!

So I'm planning on buying a house in 6-8 months. I did previously have a power bill go to collections, but I DID pay it off… But it obviously still shows that it was there on my credit report. My credit score is 720, so it's not bad. Also, all my credit cards are paid off. Do you think this past collections will affect me getting approved for a mortgage?

RealEstate Investing?

I currently own condo which is paid off in full (no mortgage) and am renting it out.
I also own a small house which I live in and make a mortgage payment.
I have considered the idea of renting out my current house and buying another one in which to live, so that I will have 2 rental properties.
I'm currently under the impression that a mortgage lender will want to see that I will be able to make not only the mortgage payments on my new house, but also the previous one that I'm renting out. So in other words, in order to buy a new house and rent out my old one, as well as my condo, I need to show that I can make 2 mortgage payments.

My question is this: Will forming an LLC and putting my condo and current house (while renting it out) in the LLC's name make it easier for me to get the loan for the house I plan to live in?

How do people get paid when selling their house?

I'm sorry if this is a stupid question, but I tried to search online and could not find anything. When selling a house, how does the seller get paid? Most home owners pay mortgages (or something similar) as it is unusual for someone to pay the full price of a house in one time. So when the seller of a house sells their house, do they get paid in full (the total amount of the house)? Or do they receive payments for the house?

Is the USA now a nation of House Flippers?

I see a crash coming again. You got 3rd rate people flipping homes and buying them just to pack them with section 8 tenants so they can get the rent on time any pay off the mortgage and then go find another home to section 8. Should the Taxpayer be responsible for profiteers if they fail? These profiteers do not even have to be legally in the country.
Added (1). How is using the government to buy a home and then filling it with section 8 welfare tenants to pay the mortgage by the taxpayers doing you any good? Seems like they should at least pay full price up front for the house if you are going to wreck neighborhoods.

I rent a private home in Ohio from someone who just passed away - what could happen to the house now? What should I do?

For the past 8 (almost 9) years I have paid rent to a family acquaintance and have been living in his house while he lived in an apartment. He had health issues and couldn't walk up the stairs in his house, plus he didn't need a big place, while I was married and just starting to have kids. Since he still had a mortgage to pay off and the house wasn't in an awesome condition to sell, it was a benefit for him to rent to someone he knew and trusted. It was a great situation that worked well for both of us.

Sadly, a few weeks ago he passed away at a rather young age. I doubt that he had a will. I'm almost positive that he still owed on the house. He has a couple of siblings but I don't know them at all. And I don't have a rental agreement, since most everything was verbal (though I do have some email communications).

I'm not sure what I should do. I was thinking I'd continue to mail the rent check to his apartment, in case he has a power of attorney that can cash them or at least to show that I'm making the effort to stay in good standing. Do I just wait to see if his bank posts a notice on our house and then call and explain the situation to them? Could they enter our home or sell it without us knowing? Would a lawyer likely contact me? Would I be able to offer to buy the house? Could my rent go towards the house if I buy? Can I continue to rent from the bank? Are there any steps I can take? I hate just waiting and not knowing what's going to happen!

How should I invest £100k?

I recently inherited 100k, and as fortunate as I know this is, I don't want to waste it. I'm not really sure what to do with it, I don't have a house yet but I'm only earning 21K a year (with a good chance of being promoted though) so I can't get much of a mortgage by myself (I have a partner but don't feel ready to move in together yet). So I've thought about buying a run down house and doing it up and selling it on/renting it out. Then I could use that money to buy the next one. I'm also considering going travelling for a couple of months.

I just want advice on what to do with it really, what's the best way to save it in the bank etc? What should I invest in? I really don't have a clue! I'd like to make some money off it ideally, but nothing too high risk.
Added (1). Edit - Obviously I wouldn't buy a house before travelling… But it seems a waste not to do something like that with it? (I'm 24 so don't have any responsibilities yet).

Hierarchy of home ownership after a landlord's death?

And I found out that I was right.

After a landlord dies. There's a hierarchy as to who gets to inherit the property.

The first person who does, is the Spouse of the Landlord.

If no spouse exists, the second in line to inherit the property is the Children of the Landlord.

If NO Spouse, AND NO children of the Landlord exists, The third in line to inherit the property is ANY OTHER relative of the Landlord IF they want it.

If none exists, or none wants to make a claim…
There's two different people who are FOURTH in line to inherit the property.

A. If the house was not fully paid off, at the time of the Landlord's death, the BANK gets the house.

And the bank must notify the tenant that there's an option to pick up the mortgage and receive the deed to the property.

Or B. IF the house IS paid off at the time of the Landlords death…
The house goes to the SHERIFF'S OFFICE.

If the Sheriff gets the house…
The Sheriff must notify the tenant of three options.

Option A Buy the house now.
Option B. Rent the house from the Sheriff's Office.

Option C. Move out of the house and the Sheriffs Department will sell the house.

Added (1). At no Point does the tenant inherit the property… The Tenant can only buy the property, continue to rent it… Or move.

Can I live independently on SSI?

I'm 19 years old, I live with my parents, and I'm medically disabled to the point that I an unable to work enough hours to support myself. Currently I'm applying for SSI benefits. I have some questions about how it works and what I can expect in the future if I'm able to live by myself. I apologize if these questions seem obvious; I don't know much about personal finance.

Can I take out a personal loan and slowly pay it back using the money I receive from SSI? Does this loan count towards my asset limit? Are there certain things I can't take out a loan for?

Is it realistic to think that I would be able to afford grocery, utility, insurance and other necessary payments while paying a mortgage and a car loan?

Does SSI come with health insurance? Will it cover everything I need? Will it be accepted by most hospitals?

If I get married and my spouse (who is not disabled) is also put under the asset limit, can he still work full time? Is there a limit to how much salary he can earn?

And lastly, if I make a mistake and end up with more than the limit in assets and am no longer eligible for SSI benefits, would I have to apply for disability again once the limit is no longer broken? Will I be permanently ineligible?

My bank made me insure my house (they hold the mortgage on it) for double what the mortgage is. I'm wondering why they do that?

The mortgage I got on my house is about $150,000.

The bank that gave me the mortgage made me get insurance for $320,000.

Why do they do that? Shouldn't they only be concerned with getting their $150,000?

Why would they care if I get $320,000 if the house was a total loss (like from a fire or tornado)?

Yes, my insurance gives the whole amount if it's a total loss, with no obligation to rebuild.

But I just wonder, why would the bank require me to have a much higher insurance policy than what we owe them?

My insurance company was fine insuring it for the amount I requested, but then the bank that holds my mortgage told me them and me that I had to insure it for a higher amount.
The point is, if they get their $150,000 back for the mortgage, shouldn't that be all they are concerned about?

Is Our Initial Asking Price For This Home Too Low?

Hello all,

First time buyer looking for some professional or experienced input.

My husband and I are a younger couple looking to buy our first home. We have already been preapproved for a home loan and have found a home we really, really, like. The home is a flip, pretty much new EVERYTHING. We've already checked it out with several contractors and they've all said there are no noticeable problems and those who flipped the house did not cut corners on the construction. The well and septic have already been inspected and approved as well.

The seller of the house is the contractor who had flipped it, initially buying it for $46k. It has been on the market for 2.5 months with a $5k price reduction yesterday. Right now, he is asking for $175K (our relator thinks even though it is a practically new home, this is overpriced for the size and area).

Our relator suggested we come in with an initial offer of $140k that has us covering closing costs. In the contract it will also state we will be in the home in 30 days. She believes this is fair because we will need to buy a few appliances and the contractor is probably eager to sell and stop paying for the mortgage. In addition to this, it seems the same contractor is flipping another home on the same street.

My husband and I are worried this is too low and they may just ignore us completely, even given the circumstances. We'd love to get some opinions, we may be over thinking things but we really do like the house.

How to deal with a high maintenance father?

Ok so here s the background information. My dad has always had a bit of a king complex. He makes us bow down to him when we enter his home (an African thing) he doesn't call me and has only visited me once or twice in 5 years. He expects me to travel and call everytime. Which I have done. But I have three children, a husband, a full time job and a mortgage and I'm starting to find him demanding.

My dad had surgery on his arm on the 5th October (3 weeks ago) He has never been unwell before so I completely understand that he may be feeling a little vulnerable. I called him on the day of the surgery and didn't get through. So I called him the day after, I spoke to him and he expressed his disappointment that I had not called him on the day of the surgery. I apologised and visited him at home a couple days after. He began ranting and telling lies that I hadn t called him in weeks. I ignored it and apologised again and gave him a bottle of wine. I visited him again the following week.

Its now been 3 weeks since his surgery and he has been complaining to my mum about me. She called me and told me that my dad is angry that I haven't called him. I'm feeling quite upset now. I have had children and operations on major organs and never complained when my dad didn't call or visit. Also i have 4 adult siblings that live with my father. Why am i getting so much demands?
