Getting preapproved for an out of state mortgage?


My father and brother live in Portland, and they will need a new place to stay in a couple of months because their lease is up. I live in Illinois and will be moving to Portland in 1 year from now. Ideally I d like to buy a house in Portland for my dad and brother to live in until I move there. The loan would be in my name and my dad would cosign. The boys would make the mortgage payments until I moved out there next summer.
My question is, how do I go about getting preapproved for a loan that is out of state? And how can my dad cosign if he is there and I am here?

I've just signed a lease for a year on my new apartment. I need to change my mailing address and get a new PO Box for this area. I have an acceptable form of photo ID, but I do not have an acceptable form of non-photo ID. Is my Land Lord supposed to give me a form showing that I have signed a lease?

How long from local searches to completion?


We bought a house 5 weeks ago, survey and mortgage offer are in place with no problems arising from either of these. The local searches should be returned to me solicitor within the next 2 working days, how long from these being returned to completion?

no chain on either sides and both want to move asap, but their solicitor seems slow at responding to enquiries (3 weeks and no reply to initial contract enquiries - but seller is chasing this up monday)

USCIS asking for more evidence?


Hi, my spouse and I are trying to get our conditional status off of my status. We filed form I-751 and gave them an evidence of that we have been living since we got married, car insurance with our name in it, electricity bills, and our taxes, W-2 forms,etc. Both have our names in it.

After 2 months they sent me a form that says they were extending my stay for another year. Which I thought was a good thing.
After that, 3 months later they sent my spouse a mail about not meeting the requirements of proving that I and my spouse have this whole marriage thing as true, they have told us to provide more evidence that this whole thing was true.

The mail they sent us says that we need to send them more evidence (mortgage that have our names in it, kids birth certificates, combined bank accounts) and they are giving us until August 18 to provide those evidence.

My wife and I are both students, ages 22, we don't have kids we moved a lot, we thought that we have provided enough but I guess not, we don't have what they are asking. What should be my next step be? I talked to my spouse and we both agreed to write a letter to the UsCIs about our situation. Is this the right thing to do? Any suggestions?

How to qualify for a 200k home loan?


My wife and I make a combined income of 60k a year. We're both debt free with credit score of 720 & 783. I use my CC once in a while just to have some activity on the credit report. I had a school loan I paid off so I have installment loan history and she financed a car also paid off. At our current place we spend about 1000 for rent, bills and food. The rest is for savings and just random spending. We have 30k in our savings and a separate savings of 7k specifically for the down payment of a home. I know that they recommend not to go over 28% monthly income when budgeting for mortgage and were definitely under that but I doubt that's the only requirement when it comes to qualifying for a mortgage loan. What else am I missing? What would be the requirements for a 200k home?

Why am I always to blame for all this mess?


Basically, my mum is a single parent, I've moved back in with her and my two girls because I broke up with my ex. She can't handle the mortgage, council tax, electricity, gas and water, my dad doesn't want anything to do with her anymore.

In her conversations she always blames me for not helping her out when I get my pay check, I get no thank yous, I understand I shouldn't be selfish but it would be nice to stay positive in this situation. I understand she's struggling and there'd be times when I would help her out but she never bothers pointing that out. If I point out that there are some times when I would help her out but she always says "only sometimes, look at your sister, she helps me out whenever she can, she never complains". She always have something good to say about her being her little princess, but not me. If I complain she says I take things too personally. If try to ignore it, she tells me I don't care what she has to say. How can I get away from her negativity?

I mean I understand she's struggling but don't blame me for the things I've not done right.

How involved is your lender in selling your home?


We're purchasing my mother's home. She just re-modified after being in default. We just got denied a mortgage loan from a great company because it looked shady-too much like a family bail out. They said they're just really picky and their investors wouldn't touch it. They didn't think we'd have a problem with a local credit union.

So my question is, what part of the purchasing and loan process does my lender contact the sellers lender? Is it just to request the payoff statement? What about the title company requesting the transfer of the title?

My mom has permission to sell, the remodification is done. I'm just curious that when and how my lender will find out it's a modification loan.
Added (1). How much contact does my lender and title agent have with the sellers lender?
Added (2). An assumption isn't allowed, and we wouldn't want to anyway as we can get a better payment.

Lifestyle of $400,000 a year?


Disclaimer: I do not want to come off as ungrateful through this question! I'm 18 and starting college. Just want to get to understand finances.

I would like to know what kind of lifestyle $400,000 a year gets.

My curiosity has peaked in recent months because I know that my dad makes $380,000 a year (gross pay) and my mom makes $45,000 a year (gross pay as well)
That equates to over $400,000 annually

I'm just simply curious to see how our lifestyle compares to others with the same salary. This is purely to satisfy my curiosity. I don't want anyone calling me spoiled or uneducated. This is NOT meant to brag.

My family has a $480,000 home on a 15 year mortgage with monthly payments of about $3,000. We live in a cheap area so our house is a lot bigger than a comparable house in LA or Chicago.

We have three cars: one is $65,000, the other is $78,000, and the other one is $90,000. They are all on a 48 month loan w/ down payments of about $15,000 to $20,000.

We NEVER go on vacations. And if we do go on a trip somewhere, we usually stay at a family member's place OR a Best Western-like hotel. But that happens about once a year.

We have roughly $130,000 in our checking acct.
I'm going to a private university with no debt because my parents saved up enough to cover tuition and housing.

All in all, our total living expenses are about $10,000 to $12,000 a month for a family of four people. The rest goes into savings (401k, my brother's college account, checking account)
Added (1). NOW, MY REAL QUESTION IS:

If it's so rare to make $400,000 a year, HOW do so many people drive brand new BMWs and Mercedes worth $60,000+, have a pool in their backyard, go on trips to Hawaii at least once a year, and go out to eat so often?!
I certainly don't live in a wealthy area but I see this type of stuff al the time.

How would the "average" person spend a gross pay of $400,000 a year?
Added (2). I'm certainly not complaining at all, but I'm just confused. My parents don't let me spend more than $300 a month on going out and gas while my friends with parents that are nurses have allowances that are the same. Even with a household of two nurses, the max. Pay is around $130,000 gross.

Do people that have a household income of $100,000 or so Really somehow stretch their finances and get a $500,000 home with a pool and LEASE luxury vehicles?! Do they not care about saving money?

I basically asked this question already and got a lot of answers to rent because I didn't make is clear that I am married so everyone was concentrating on the wrong subject. Lets make is clear that we have been married for 6 months and have been together for 7 years. I want to know what are the cost that come with renting an apartment VS the cost that come with owning a home. What is the best thing to do for the first move? When applying for a mortgage modification (say, hypothetically, with Chase?
In general terms, what are the underwriters looking for more: Evidence that you are struggling enough that a $1-$200/monthly payment lowering would help? Or evidence that you are strong financially?
I remember in my collections days, to approve extensions and settlements we were looking for a sob story - the worse the situation seemed, the more likely for approval. But I want to strike the right balance in my presentation. For example, when it comes to my monthly expenses (which as we all know are estimates in the first place). Should I show a net disposable income of negative a couple hundred dollars?
That was my instinct, just based on the common sense that the underwriters would then conclude that if they modified my loan such to reduce my payment by $1-200/mo., life would be fine… But I'm unsure. Maybe they only want to modify in cases where the borrower's financial strength is enough to make it worth it?

Any tips appreciated. And if you only plan on commenting something argumentative like, "just tell the truth", please don't bother - we all know that estimates of monthly expenses have a lot of leeway in them in the first place, because nobody really keeps track of things like "how much do you spend on gas each month".

I've lived in Alabama my entire life, and just recently (Feb) moved to Massachusetts. All of my credit information is based in Alabama, so I'm wondering if I can change my driver's license and mailing address to Massachusetts and my address for my credit will come with it, or do I need to contact a place like Transunion or Equifax to have my information moved? I'd really like to be able to put in my new Massachusetts address when I apply for something and not be rejected because I needed to use my Alabama address still.

How are my finances, and how can I put more money away?


I am 26, and will be 27 in two months. I just moved back home after a breakup (I lived with my ex), so I am a little excited to save more money, instead of paying for rent and utilities.

I have a good job in sales, so my salary varies. I make about $56k, but has the possibility of increasing, since I'm commissioned.

I have $8k in a 401k that I started when I was 24, and I have $6k in savings (and growing!). I just made the last payment on my credit card, so my balance is $0.

I have a car payment of $450 each month. Other than that, I have no debt.

I used to be very terrible with money, but now I am making a more concerted effort to save.

I am planning to stay home for a few months to sock away some more money because I'm thinking about buying a townhome or renting. How much would I need for these goals?

In my area the only apartments under $1,500 are literally in the ghetto (un-safe areas), poor quality & noisy neighbors. The cheaper houses (for around $130,000) are in similar areas, but not aaas bad, and at least we'd get our own space, parking/garage, privacy, etc.

Between me and my fiancé we make around 50k a year, but still not enough for the kind of house we want (location & size) so we still need to save more for the down payment (In about 2 years), but we need a place of our own asap (and we have a dog so it's been very hard to find any apartments in our budget that allow dogs).

What would save us more money & be more convenient, getting an apartment in an undesirable area (where we don't even get private parking) for $1,500 a month + utilities, or purchasing a house for $135,000 which would equal monthly mortgage of $724 in my area (we have enough for down pmt & closing costs) and selling in 1.5-2 years? We don't care to make a profit from it at all, just as long as in the end it saves us even a little bit of money compared to renting an apartment.

Or… How do I calculate how long we'd have to live in that specific house before selling to break even OR not lose more than $10,000 in the end because that's still cheaper than renting the apartment.

Getting married, how to split expenses?

Added (1). My boyfriend and I are considering marriage. 90% of the time we are together, I have to pay for both of us. He spends 3 times more than I do on groceries because he tends to choose more expensive products.

He once stayed at my place for an extended period, and I found myself spending more than I was earning:-(

Now that we are considering marriage, I have bought a house, so I am paying water, gas, electricity, insurance, mortgage (around USD 1300 per month).
Added (2). He has assured me he often gives his mother money for groceries, but whenever he is with me, he is broke (he has a job but is contemplating going back to school, so he would get USD1100 as an apprentice). Still, my typical monthly grocery bill is around USD200.

I want to find a compromise, making sure I am not the one paying for everything…

Added (4). It is the third time he goes back to school. The first time he eventually finished his education, but got tired of the job. The second time he never bothered to finish his education. Now he is complaining because all that is left is a factory job.

I want to create a business but how?


I want to create a business but how?

I play 5 instruments, create graphics, animation, websites, 3D model, 2D draw, 3D print. I work in 2D and 3D design and would love to start my own business.

So, how would I go about getting funding for a company start up if I don't have no assets? I have no mortgage or anything that could potentially pay back a failed attempt. But I have so many great ideas that haven't been done before, I just don't know how to start!

So I work on a rubbish wage and hardly have any money left at the end of the month, it'd take years to raise the capital to try it but by that point I probably wouldn't want to risk my hard earned savings for that. Is there any alternatives?

Qualifications to apply to become a vet?


Hi guys,

I don't have very good school qualifications. Mainly because I was a bit of a tear away and troublesome teen. My dream was and still is to become a vet.

No I know I don't have the qualifications to get into uni but I want to go back and sit subjects that I need to then apply for a degree.

Please no 'you're not smart enough' bashing. When I left school I did have a few dead end jobs before then going on to get a degree in mortgage practice and advice. I'm also qualified in English and Welsh property law. So I know I'm smart enough if I put in the effort. I've grown up a lot since leaving school. I'm just so unhappy in my job at the moment despite a great salary with great hours! But that's just not satisfying enough for me.

Paying my mortgage out to the end of the year pros and cons?


I was hoping to get some opinions here. I have been contemplating about paying my mortgage out for the rest of the year so I don't have to worry about making monthly payments until January 2016.

It is sometimes difficult to see for me to release a large sum of money like that so quickly because mentally I like to see my savings account grow and not shrink.

On the other hand, having 6 months of no mortgage will give me a chance to focus on other debts and relieve the stress of making sure I time everything up so I have enough for all my bills and payments.

So what does everyone think? Should I pay in advance or let my money sit in my savings?

The mortgage is only 2 years old so most of the payments go towards interest but I can take full advantage of the tax deduction I get for interest payments.

I have heard a lot from people saying "when I was at school, I never learnt how to do my taxes, or apply for a mortgage or bank. But thank the Lord I can tell you all about the Pythagorean Theorem".

I mean what? What do you expect schools to do for you, are there no other sources of information? I remember when I was at school, my English teacher told me that the most important lessons you learn in school are the social lessons, and luckily my school went quite far in the education of social issues such as Domestic Violence, Road Safety and Sexual Health, but looking back on it after leaving school, do you think people see school as too much of a social education platform rather than an academic platform?

I have a good credit score - above the national average and about 5 years of steady income at the age of 21. My partner has an even better credit score than I do, close to the excellent range, however he just started bringing in a steady income at the age of 25. I know that in order to be approved for a mortgage, they typically require 2-years of steady income and work. In this case, would it be better for us to apply for a mortgage together or single? At what stage do you pay your mortgage broker?


Were in the process of getting a mortgage. Our broker is now asking us to pay him. We have had our mortgage offer, i think alls we need to do now is instruct the solicitor to do their searches and exchange contracts. Are we supposed to pay now or when the deal is done and we have our moving in date? The reason i ask is because he has been ripping us off throughout the whole process so he can get commission but we are first time buyers so we have made it very easy for him to do so. Added (1). Because the gift was either from the seller or was cash. The seller is actually family. We are trying to buy home and now we are running into this problem. I have heard that the money amount of the gift will only end up being deducted from the sale of the house which also means that the loan will decrease too. I currently live in a mobile home for 8 years. I am buying it on contract from owner. I am in the process of buying a home with a fha Mortgage. The mobile home is over 10 years old and needs many repairs that I do not want to waste my money on since mobile homes do not go up in value. Added (1). I understand that I can get the down payment, closing costs, and such. But I can't find any specific information on what is considered a closing cost. An example is the home inspection I have to pay for out of pocket, or the termite inspection.
It's an FHA loan. Can I get money out of the 401k for pest control previous to moving in? FHA loan appraisal is another cost. I really need specifics so I can document and request the money.

Landlord issues and fixed term contract?


Basically it cash in hand, I found out that the contract used to belong to a previous tenant with the name tip ex out, that he has stated he doesn't live in the UK on paper work, he owns the house but said to me that its his brothers (a drunk), its a six month fix term tenancy, he has a £300000 mortgage and all the bills he has he put in a previous tenants name causing her to have dept.
After hearing all this I don't want to be part of it. I need to look over the contract (which is in his brothers name) but just to get out of it I will give up getting my £300 deposit back.

Full-time student looking to get house small mortgage loan?


I currently have $35,000 in the bank, made from day trading, and luck. I would do this in my spare time while being a student. The issue is, I haven't had a job in the past two years. Would this get in the way if I was wanting to get a home for around $50,000 - $75,000? Would much rather have a home to invest in, than waste it on rent.

As for income, I do plan on getting a job, but I doubt that means anything as far as getting a loan. Also, if the answer is no, what are my options, if any? Thanks!

What advice do you have for someone over with little retirement savings?


It is a long story with many details that aren't worth going into. My mother is a widow. My father had mental issues and took his life when I was 10. He left nothing. It was like starting over, with a funeral bill, mortgage, etc. She was a stay at home mom. She didn't have a college degree and wasn't very academic. She struggled with low-paying retail jobs trying to raise my brother and I.

I have tried to look out for her and help her out with whatever I could. I'm worried about her retirement. She is not planning to retire until about 67. She's making about 20K gross per year now. I am soon to be promoted at work. I'm single, not dating anyone currently, very frugal in my own life by choice, and not really planning on having any kids of my own. She has about 10 years before retirement and I want to make the most of it for her. She may still work a low-hours part-time job even after retiring and getting social security. She should get over 1000 per month at 67, not sure of the exact number.

I'm planning to help her kickstart emergency savings. I have convinced her to invest 100 percent via her employer's 401K ESOP plan into the company stock for now. Not forever, just for now. I feel that it will have a 5 for 1 split within a couple of years and I want her to build a crazy amount of shares before the split and basically wait for the price to rise again.
Added (1). I did my research and I'm 90 percent sure that the stock will split well and will rise again. She'll get a couple of hundred thousand out of it within 3-5 years and it will be partially moved over into another account during the process to avoid total loss in case anything did go wrong.

I need a second option for her to also invest into and use to funnel this ESOP into. What else is best at this later stage? Target retirement date accounts would have such a low risk that they wouldn't grow.
Added (2). She's contributing to it considerably and I'm also going to contribute quite heavily. I want to help her build 500K to 750K in that 10 years. It may sound insane, but I know that it can be done somehow.

Any advice on the second account option so as to not have all eggs in one basket? Obviously, something well diversified, but with growth.
Added (3). For whatever reason, it took the age out of the question title. She is 57 now.
Added (4). Note that the said brother doesn't do jack, so I have determined to try to make this right as best as I can. So, his "helping" her is out of the question before anyone suggests it.
Added (5). I forgot to mention that in addition to her 401K she is contributing to, the company gives her about $5K per year in free stock. So that is combining with her contributions and mine each week… That will eventually come to an enormous amount over hopefully just several years. When the splits and rise in price come in, that's what I'm referring to for the growth.

I rented out my condo for the first time. When we were doing the paperwork, we failed to receive a copy of their drivers license or social security card. We do not have their social security number, either.

They are delinquent on their rent. The guy said he was laid off of his job, and wanted to work with me on payments, but I am really not in a position to do it, as much as I would like to. I have to pay the mortgage on the condo, so I really need the money for it.

Since I do not have their social security numbers of drivers license info, do you know how I can get rolling with an eviction process? Also, if they decide to vacate, am I SOL when it comes to collecting it?

Need Advice…Love my company but feel I taken advantage of?


I feel that I am in a bit of a dilemma,roughly 2 1/2 years ago I started working for a company after leaving my previous company that I worked at for eight years. I truthfully love the people that I work with and my new boss is extremely nice. I should also add that I have a very flexible schedule as well, which comes in handy since my wife gave birth to our daughter a few months ago. The issue I am having is a serious one… Since I've started from my company I have closed a substantial amount of projects, resulting in hundreds of thousands of dollars in revenue for the company. On my original contract with my company it states that I will be paid a percentage of my sales in commission. To date, I have only been paid for a small number of the commissions that relate to the projects that I have closed, and at this point I am owed thousands of dollars. I have addressed it with my management and I was told since our business goes through wide fluctuations there are times that commissions get held back and also that my boss forgot to add the commissions to payroll and they will be on the next paycheck. I have never heard of this and I feel like I am being taken advantage of. I can barely survive paying all of my bills and my mortgage on my base salary. I feel that I have held up my end of the bargain at work but they are not. I don't know how to handle this and I feel bad because I like working for my company.

I am preparing to purchase my first home. That first home is not eligible for an FHA loan because it is too expensive. We're so close to be able to get it, but my credit history is limited to only one credit card, and car loan and they want more positive history. The loan folks suggested I get added to an credit account with great payment history (no lates). My mother in law gladly volunteered to add me as a user. She has perfect payment history on her credit card of 3 years. Her husband is going through a bankruptcy for debts he accumulated prior to their marriage. She doesn't know her credit score either. Does her credit score even matter if we are added onto this credit card account? She thinks she has over 700 but she's unsure as she hasn't checked in a year or so. If her score is low, but her credit account is perfect, will it affect us negatively or positively?

I drive a better car than my supervisor and manager…is this a problem?


Be honest, can it be a problem? I drive a better car than most people in my company. My company is fortune 500 and I drive a jaguar which is crazy since I have just joined the work force after university graduation.

I am young and drive a jag where as my boss drives a truck and his manager drives a mitsubishi.

I can afford a car like this because I still live with my parents / no mortgage.

Terrible accident I want to know what people think of this. Judicialy and Religiously?


So I used to hang out with a friend I got pretty close to useto be my best friend before he moved. Anyway he told me that when he was younger (roughly 12-14) he went down to the river during winter with 2 of his friend and they were playing around throwing rocks in the ice smashing it and such. When they started horsing around. He pushed his friend and he went in the water and didn't come back up. He was horrified. The other kid didn't say anything he was only about 6 though. They found the kid dead. It was a complete accident. But before he moved we had a emotional spout and argued while having a fire near the very same river cause I live next to it. He started walking down to the water and he said I'm coming for you "insert name here". Then I convinced him to come out of the river I was so worried I was going to lose my best friend. And I toldchim he can't hold onto that stuff forever I know its like impossible to forget things like that. But I don't know if its something he should be criminalized for. Closing oldest line of credit. Bad for credit score?


I've recently opened a current account with First Direct.

In order to qualify for their £100 switching incentive you have to use their full switching service which closes the old account.

I've had my other account with overdraft (HSBC) for 16 years. I read somewhere that you should not close your oldest line of credit as it can adversely affect your eligibility for credit.

I plan to get a mortgage in about three years. Is it likely to have an impact or should I just go for it and collect my £100?

Is killing yourself a selfish act?

My aunt was telling me a story about how her co-worker's husband killed himself during their divorce. They left FIVE kids behind including a two year old. Now… I mean, leaving your wife with 5 kids is a bit selfish to me! Anyways… He left the wife with so much on her plate! A mortgage, 4 kids ( ones in college ) , debt to pay off, a restaurant the two owned together and the list just goes on and on! Considering they were divorcing each other and things were going to be split up, I wouldn't think EVERYTHING would go to the wife. The husband made more than her and the house was under his name. Do you think what he did was selfish or the whole thing in general?

That lady and my aunt worked with each other for 13 years, so they share everything together.

I really shouldn't add this due to privacy for the family, but he also killed himself in front of his wife.

You move out early (18 years old), need to keep up with the rent, a mortgage is an unrealistic option given the wages that your job pays, you're condemned to pay rent and live on the edge for the rest of your life with no real luxuries

You meet a girl, you waste 3-5 years with her only to break up/get a divorce. (possibly had a child with her who you need to support)

You waste your life doing a job that will never amount to you going far, nor will it help you obtain a property.

Do people rush their life too much and end up penniless? Should people stay home till they build up enough money to sustain a mortgage/provide for a family.

In my opinion, people should stay at home till they turn 25, working hard and saving money.

have no strings attached sex till 35 then have a child.

they should at this point have enough money to put a down payment on a flat.

these are some of the mistakes I've seen my friends commit.

so i've been contacted to doing mortgage consulting and idk how i feel about it. I recently graduated and i feel like i'm more interested in supply chain and logistics for companies. I don't know too much about what a consultant does for mortgage and i'm not too thrilled with risk analysis because i sucked in finance (had a hard *** teacher). And i looked up what they do, but i'm still kinda confused about it because i had a phone interview (which i suck at vs in person) and i didn't really know what i was asking even though i asked pretty generic questions.

How should I invest $250,000?


If I continue to save and my investments keep doing well, I should have saved $250,000 in the next five years. I will be 30 years old by then. What would be the best way to invest that amount if I want to put a portion of that towards a mortgage and invest the rest in an index fund, ETF, etc? Also, what's the rule of thumb for a mortgage? Is it better to pay cash or get a mortgage, and why? Dave Ramsey says to pay cash but other financial professionals say to get a mortgage, so I'm not sure who is right.

Also, what would currently be the best way to deal with my student loans: the balance is currently about $10,000. I'm contributing $3,000 towards my 401k and $2,000 towards my Roth IRA. Should I stop contributing to my 401k and IRA accounts and focus on paying off my student loans first?

my husband is self employed, he is self employed for past 7 years. I got my mortgage approval in jan 2014 in cibc bank, my new home closing is mid aug nearly 2 weeks left. My bank said your file is in underwriter once done we will send it to laweyer… But yesterday they said your file is picked by audit randomly so auditing is going on… Iam getting confused why they are doing in last minute… And what are the information i provide every thing is correct still iam little bit worried… Because of my self employed. How much money would it take to do all this?


I'm thinking of moving out of my home and into an apartment. It's in the same city, and I plan on renting out the place to pay off my mortgage faster.

Already have one renter paying $600 a month, earn $320, and my mortgage is currently $800. It recently increased from $690. The place I'm thinking of requires $540 for rent, and I haven't asked about utilities or deposits yet. I am also thinking of renting a nearby storage unit if it costs less than $50 a month.

So, besides all that, how much would it cost to:
- Move all the stuff
- Clean up the house WELL
- Make general repairs (paint, wood stain, sinks and other water stuffs, etc.
- Advertise rental property
- Anything else I'm probably missing

Buying house 1 month before divorce in Florida?


My divorce has been taking much longer then expected due to the courts changing judges around. I have been building a home for the past year and it is supposed to close one month prior to my divorce. I know florida is a equal state but could they make me sell my home and give him half profits if he isn't on the mortgage or deed? How picky is the FHA appraiser going to be on paint on house?


Had inspection and they suggested I scrap and paint the house… Buyer has FHA loan… I know FHA loans are picky on the paint issue… My concerns are, even if I paint and scrap… Your going to be able to tell where the paint is… Is this Aesthetic a concern? Second.hairline cracks in some parts, not peeling or flaking.is this going to be a issue? How picky is this guy going to be or is it all depend on the guy and day? Maybe just wait for a potential buyer who doesn't have stringent needs?

My roommate is incredibly rude, inconsiderate and the biggest hypocryte I know. How do I bring this to light?


My roommate gets almost 2100$ a month to simply breathe because while he was in the service with me, he cried wolf and got out on a Medical Discharge. He even openly admits he did it on purpose, and it greatly shames me and pisses me off when he does it. He has his entire life literally handed to him.

We both live at his mothers old condo, paying her mortgage, utilities and the like because I had no money at the time to make it anywhere else and he got in for free because his mom- like his disability- hands him his life. Key point: He lives the dream, making money to do WHATEVER he ******* wants. He should be happy.

Instead, he's the rudest hypocrite I know. I make about 600 to 700$ a month on my benefits to go to College. This is also meant to pay for books and school supplies. I make my half of the rent monthly (550$) and he does not, claiming bills take over his budget. Then he goes out and buys Pokemon cards and Megaman toys.

He leaves disgusting dishes behind, sometimes getting moldy unless I clean them up, yet he bitches about my cleanliness (I have a corner I keep dirty laundry stacked in folded piles, sorted for laundry and my beds not made usually, books and homework are kinda stacked on my desk disorganized.)

His room is a trainwreck. There is literally a valley through piles of dirty laundry, boxes of "Collectors Toys" and other trashy ****. His bed smells like farts and garbage.

The list goes on and on and on, how do I deal with his attitude and fix him?

My mortgage contract has expired?


I was buying a house, but the contract I signed with the seller has expired, I was suppose to get a mortgage deal 2 months ago but it was not finalized after 2 months later, but my contract has already expired but we are about to close the deal tomorrow. I feel like I'm being robbed because I got a very bad mortgage deal, but I put a $65,000 down payment, if I refuse to buy the house, will I lose my down payment? Even tho the contract has expired?

I'm finally about to sigh a contract tomorrow to buy a house, I was shopping around for years but my credit and income did not allow me to buy a house. But after years everything is okay and I found a mortgage company to finance for me. But the problem is, they did not tell me that I could have included the closing costs on my mortgage, and they told me they will only do business with me if I went to there attorney, as desperate as I was I did everything they asked for. And now I'm about to sign a contract, but I feel like I'm about make the biggest mistake because the mortgage is way over my head and the % is way to high. As I was discussing about it with my mortgage broker, he said if I back out now, I will lose the $65,000 I put for downpayment because I'm backing out of my deal. I don't know if that's legal or his just trying to scare me, can someone please help, or am I just getting the gitters because I'm taking a huge step. And on top of that he forced me to go to his private insurance company, with $2000 up front with 400 monthly on my mortgage, even tho I said I will go to my own insurer

Okay, basically my idea was to… Get a student loan… Because yes I'm in college… BUT with the money use it for a downpayment on a cheap 4plex to rent it out. If I fail, yes I can pay the mortgage on what I'm looking to get because I also do work. Just can't save up the downpayment in the amount of time I want because I need the cashflow by the end of the year and haven't been able to sell any real estate which is what I planned to do to get my downpayment… Anyways I have good credit, decent income but I don't know how a lender would look at this… Im kind of just rambling now. How to sell a house with a reverse mortgage on it, specifically in New York state?


My grandmother took out a reverse mortgage on her house a few years before she passed away. My mother is the heir of her estate and has been living in the house since my grandmother passed away. The house has become something of a money pit due to all of the repairs that need to be done to the property. My mother has been paying the home owners insurance and the Department of Housing and Urban Development (HUD) has been paying the property taxes. The reverse mortgage has been transferred to multiple companies, the last of which last send a statement in February of 2013, with a hand written note at the top that says "Forclosure-Assigned."

The repairs on the house are getting very costly and my mother is talking about moving. She would like to look into selling the property as it is a sellers market in her area right now. She is not sure where to look first for help with selling. Do we get a lawyer to help with the information between the company who owns the mortgage now, or do we get a real estate agent and just sell the house and the money goes to the lender first?

FHA loan and GFI outlet in bathroom…where to install, dedicated line?


selling house, FHA loan for potential buyer, one of the repair items is to have a GFI outlet in bathroom & kitchen.Kitchen is no problem, plenty of outlets that can accept a GFI. The problem is the bathroom, the only outlet (2 spade) it has is the light fixture on the wall, sink is below light. Does the GFI need own dedicated wire? Can this be joined with the existing light fixture or alongside the light switch on the wall opposite of the light fixture? Does it matter where the new gfi outelt will be? Is it ok 6 feet up? My wife and I are buying a new house but it doesn t have ac?


So we are purchasing a house that was stick built December 2014 and we found out it doesn t have ac which I think is ridiculous. Now the contractor accepted our offer for asking price but they are paying 6k in closing. Do you think it will honestly cost them that much? If not then do you think we could ask at closing for them to use the remainder towards an ac install? Also could we barrow more on our loan for the install since it is an fha? We really want ac and this is our first home if you can t tell. Thanks for answering, any advice would be greatly appreciated.

Should I buy a house w/ 4 apartments, private sale?


My grandma is offering to sell me and my dad her 2 story house which has an apartment in the basement, 1st floor, 2nd floor, and attic. We would both co-own the house paying $5,000 down each and I would own the upper half of the house to collect its rent. After $10,000 down we would owe $70,000 on the house total and it is in fantastic condition with a lot of work done on it. We would split property tax, insurance, and "mortgage".

Estimated monthly cash flow for my share of the house:

+ $300/mo for attic (Already rented, 5+ years)
+ $550/mo for 2nd floor (Already rented, 5+ years)
- $250/mo for mortgage
- $50/mo for insurance ($600/yr)
- $50/mo for property tax ($600/yr)
= $500 per month positive flow

Current tenants already pay their own utilities and future tenants will as well.
The bank says the house was appraised at $120,000 before all the work was done to it over the past 7 years. My question is would this be a solid investment if the inspection comes out positive? I'm not very experienced when it comes to real estate and haven't bought property before. So what do you think?

Extra info:
The attic tenant is sort of the "handyman". He shovels/plows the snow during the winter and mows the grass along with fixing basic plumbing/electrical issues we've had in the past.

Can I live in California on with a middle class salary?


I currently have associates degree in human service and early childhood education, I will be transferring to a 4 year college to get my bachelors degree in either Social Work or Elementary Education. My goal is to move to LA and get a job;however, I don't know if I can survive in Los Angeles living on a teacher's salary or social worker's salary. I love both fields and I love LA. I don't want to give up on my dream of living in a LA and iI don't want to start over again in college to get into another field. Is it possible to live a decent life in California while being a teacher or social worker. I am currently employed full time but hate it and am considering quitting but I dont have another job lined up. Can an estate be closed if the mortgage remains in the name of the deceased?


According to the St Germaine act of 1982 an heir who intends to live in the home of the deceased can continue to pay on an existing mortgage without qualifying for assumption. My husband and I are planning on purchasing my aunt's home from her estate in accordance with this act. The mortgage company told us to send them proof of heirship and our name would be added to the existing note. Now they are saying thar we have to leave the mortgage in my aunt's name or qualify for assumption. Until our first home is sold we will not be approved. The administrators of the estate were told that the estate cannot close until the mortgage is put in our name. There has to be a way to close the estate if the St Germaine act gives us the right to resume payments on the mortgage. How can we have this debt declared resolved so that the estate can be closed?

Is this a stupid idea on how to get a great car on finance?


So I was listening to a radio station in London that says the rule of buying a mortgage is to buy a house that is 3 times the amount of you salary so I thought as I earn £24k a year would I be a stupid I dea to buy a car up to the value of say 50k as it wouldn't be 60 because I'm thinking of tax and insurance. Can I sue or have my name removed?

I purchased a home with an ex and its been five years since he has moved out refusing to pay his part of the loan (mortgage) and has left me in a bind. He has managed to allow 3-4 liens on the property that is underwater and I have been stiffed with the mortgage. Its been five years and its unfair to me who pays my taxes and bills on time to have to live like this. I was just denied a streamline refi because he again had a $10k lien. Can anyone tell me what are my options. I moved out but still paying the mortgage I do not want the house all I want is my name removed and/or him sued for the monthly mortgage until and can I sue for back pay I have my receipts.

Why pay high int. Rate first?


I've read on multiple websites that paying off your loans with the highest interest rate first is always best and that if two loans are of the same rate but different principle it doesn't matter which you pay first.

I'm confused because based on my math this is definitely not true. Am I missing something?

Here's what I have.

1) A 10 year loan of 20k at 7%
2) A 10 year loan of 15k at 3%
3) A 30 year mortgage of 100k at 5%

If I have $1,500 a month that I WANT (I'm ignoring retirement here) to go toward loans would it not be most advantageous the put the extra almost $500 toward the mortgage each month?

Whatever I'm doing is showing like 60k less in interest over 30 years…

Am i stupid for not leaving him?


Me and my husband have been married six years so far well back in 2010 he didnt have papers so he was illegal and he got into problems with the law and he was sent to jail for six months i was there for him i would go visit him and sent him letters even my parents paid him a good lawyer so anyway he got sent to mexico and i left right away to be with him, i only lasted a month because i had to start on his immigration case and i had to see the lawyers and plus i found out i was pregnant as well and i needed to go the doctor in the us Because i was high risk from previous miscarriages and mexico they dont pay attention to you unless you go to a expensive doctor. Well i had to stay in the us And him in mexico and he found a job over there while he waited over there while his case sorted out so i had to be alone all pregnant and i couldnt travel and my parents would be there to support because he also left me mortgages, credit cards, all kinds of bills and they had to get paid, so i had my baby he couldnt be there because the case was going slow and we would just talk on the phone and see each other on skype after i had my baby i found a job because i didnt want to rely on my parents and my daughter needed stuff so i went to visit him with my daughter when she was one and we were so happy but we had to leave again because i had to be seeing the lawyers and we were just waiting for immigration to say yes or no. I left and then my husband started to fight with me because i was working my *** off working laye trying to pay the bills and support my daughter and he would say i was cheating on him and thats when he started to act different and started to talk less and we would fight all the time so his case gets approved and he comes home, he was a different person i dont even know who he was so he comes home he hardly pays any attention to me and i noticed that he was always on his phone and i get up one night and i see message from a girl and i just started crying and confronted him and he said he did cheat on me and i was so stupid i forgave him and we have another child and i NEVER in my life cheated on him i didnt have time for that i was thinking about and my child and i did another terrible thing i told him i cheated on him to make him angry but i didnt do it, i know i shouldnt of have but his his reason that he cheated was because he thought i was cheating, all this makes me angry i thought when he got back everything was going to be perfect and its not i dont know what to do

I know that, more-so towards the beginning of a mortgage, a large amount of one's payments just go towards interest. So say, for example, my mortgage is $1,000 a month. If I pay $1,100 dollars a month does that extra $100 go completely towards principle or does it also mostly go towards interest?

I personally think that renting is better. If you find out something bad about the neighborhood or have any house maintenance issues, you can just LEAVE and let the owner deal with everything. If you buy a house, you're trapped unless you foreclose and ruin your credit.

Let me tell you some of the background info. My husband and I have been happily married for 14 years, and we have 3 children. We were in the military, and we both retired in 2010. In that time we sold our homes in Norfolk, and Chesapeake. Plus my home that I had in California, before we met.

We moved to Ohio (my husbands home state), and we bought a 4 bedroom, 2 1/2 bath, 2 car attached garage home for $64,000. We put at $30,000 down on our house, and we financed the rest through Navy Federal. I've recently inherited enough money to pay off the remaining $32,000 left on our mortgage, and still have some money left over. Navy Federal doesn't penalize you for paying off your mortgage early.

My husband thinks that we should pay off PART of our mortgage and invest the rest. I want to get out of debt for good. What do you think we should do?

Added (2). Rob, we have ZERO credit card debt or lines of credit. We are retired/disabled vets. We both get pensions and VA disability checks every month. I'm a registered dietitian, and my husband is an accountant. We are employed full-time. I'm 42 (almost 43), and my husband is 44 years old.
Added (3). I also forgot to mention that we put 40% of our income from our full-time jobs into a Roth IRA. Plus we put $600.00 (split 3 ways) into our children's education accounts every month. We have a couple of investments, but they are slowly growing.
Added (4). Michelle, our current mortgage is $201.35 a month, but we pay $300.00. I just don't want to pay the bank more money than we have to. I'm tired of being in debt.

Iam just wondering how long does it take to build a good credit rating to get a mortgage?

right now iam saving up and have around 15,000.

i have never used a credit card before until recently and i plan to use my credit card to purchase everything starting from now on. On average i believe i would spend £500 a month using my credit card.

Can the sale of my house still go ahead?


My ex still lives in the house we shared and have a joint mortgage on. It is currently going through sale (offer has been accepted, initial solicitors paperwork has been completed and signed by us both and we are now awaiting the searches being completed & paperwork from the land registry) and we have been told that all being well, it should complete in around 4-5 weeks.
However, due to reasons I'm not completely sure of, he has been sectioned this weekend. Can the sale of the house still proceed because the process began in February (before all this happened) or will it have to wait until he has been released? I've no idea when this will be. Do I have to tell the solicitor/estate agent or can I leave it for a few days until I know more?

Is ex husband regretting divorce? I am really confused?!


We were married for over 7 years and we have a 2 year old son. Overall, with our ups and downs we had a good relationship. He was diagnosed bipolar but it was manageable. Recently though he had a manic episode which I had never experienced. He turned into someone I could not recognise anymore. He changed radically in a month from wanting to have more family and telling me how much he loved me to telling me he wasnt in love with me because there was no intensity. He wanted us to remain just friends. In a moment of anger he kicked us out of the house and I applied quickly for divorce.
The first meeting he was arrogant, vain and self - centred but when we actually signed divorce on the second meeting I started seeing a glimpse of his old self. He is now sad (though I dont know exactly why).
Ive built a massive wall and I have told him I didnt want anything to do with him. Didnt reply to any emails, I have been cold, harsh and distant.
Seeing him down and different has made me realise how much I miss him and I am really confused. He told me he wants to seek help as he wants to be happy (something he wasnt admitting at the time., he was totally fine). I told him all his decisions were rash and he needed to give it time but I do not know if he is missing me. There was nothing wrong in the relationship, we really had no big issues to throw it all away. Is he having second thoughts? Please help!

Tammy, you are right as well. I am probably been nostalgic and want to see him regretting but has said nothing to me about it, even if he may be actually being regretful. This sucks!
Added (2). Sheloves_ Absolutely right. I thought I was making a wise move. My parents had a terrible relationship and never divorced. They continue living together in horrible terms. So I ran opposite direction to avoid "repeating same mistakes"! Unfortunately it was rash too.
Joni. He isnt at the moment. He stopped medication (very natural for some bipolars) and he has said he wants to start doing whatever it takes to be good and happy. I wouldnt like to jump into anything until I see that changes.

Looking to buy used mobile home. Unaware of process?


I am looking to buy a used mobile home. Please help.

The guy I am buying from says it is like buying a car,
But my mom thinks differently.

The MH is in a park on leased land and therefore is not real estate. Therefore we don't know how to get a loan, whether to get a mortgage loan or to get a personal loan, and what the process is. Any advice would be appreciated.

Buying a car before a house?


I bring in about 4k a month after taxes (6k a month after taxes for two months a year), I am 30 yrs old and have excellent credit, 775 on my capital one credit report and 805 on my discover fico credit report. I have just paid off my student loans and I am debt free. I want to buy a new home next spring, but was interested in buying a car soon. I was looking at about a $500 to $600 a month payment. Will this effect my credit score negatively? I feel it wouldn't because of my income and good credit but am unsure.

Anyone with experience know if getting a new car would hurt my credit or chance of a mortgage? I was thinking of a 30 yr loan with a 250k max budget.

How to mortgage hotels in Monopoly?


I am very confused on how to mortgage a hotel on a property. Do I mortgage it for half the hotel price ONLY (ie if a hotel cost 100 to install, I would receive 50 in mortgage and remove it AND the four houses), or do I count the other four house prices with it (ie if houses costs 100 x4, and the hotel cost 100, would I receive 250 in mortgage for the hotel)?

I've heard making one extra payment towards the principal during the year will take about 7 years off your mortgage. Does that extra payment include escrow payments or is it solely based on the house portion? For example, if I pay $800 per month, which consists of $450 for the house and $350 for escrow taxes, should my extra principal payment be the full $800 or just the $450 portion that applies to the house?
Added (1). My question is about the amount that should be paid. Is it the full amount of the mortgage which includes money for escrow of taxes or do I only need to pay the portion that applies to the cost of the house? If you just reply "yes," I don't know which amount you are saying "yes" to.

Sleeping overnight in your car, air? Opening one window slightly? Air it out?


I sleep reguarly overnight in my car. Over the winter, it's really cold, so I keep my windows up, and I've been fine, but I'm worried about not having enough oxygen and dying or being hospitalized. I'm a fisherman and when my bait doesn't have holes,either minnows/minnow bucket or a worm container, the bait dies from a lack of oxygen, just like the time I shut the lid on a small cooler I put minnows in, so they need air.
Anyways, my concern is I'll end up like my bait and die if I don't crack open any of the windows, so should I crack a window open slightly even if it's super cold outside? Over the summer/hot weather, it's really stuffy, so I crack a rear window open just a little bit to let the hot air out and so I can get some oxygen, but even if you close all the windows over the winter, will you be adequately oxygenated? Do you need to crack a window open? If not, WHERE is the air coming from? The vents from where the AC/heat/air comes from? Are those open even if your car is turned off? You know how you can close your vent by pressing that button if there's a smell outside? If you press that button and close it, will you be screwed, or still ok? Don't press it and you're fine? Does air also get in through the cracks of the door? I just want to make sure I'm safe.
Added (1). Anyways, I sleep overnight in a car fairly often. I do have a house, but I rarely go home since it's far from work/school, and I'm upside down on my mortgage so I dont want to sell it, but I admit, I guess I'm living a "homeless" life, though I'm middle class.
