Ex defaulted on divorce debt disbursement and my credit is ruined?


My ex was to pay off a joint loan. I was busy paying off my debt and regretfully never checked my credit report until this month, when I applied for a mortgage loan. It was then that I learned she had defaulted and the amount was charged off, which of course will remain on my credit report for 7+ years and get in the way of being extended credit. This is especially troubling since I have almost no debt now and have paid on time since the divorce. What are my options? Should I hire a lawyer? My credit score is 640.

My wife has been cheating on me. I need some advice please?


My wife and I have been married for eight years and together for eleven, and we have three small children.
On August 2015 I was laid off and It took me for ever to find another job in my field. I was on EI for a year but last year it ran out. My wife is a stayed home mom and when I lost my job I was staying home with the kids while she went to work in an office as secretary.

In the meantime we weren't doing too bad, but after my EI ran out and I was not able to find another job on time, so we started to struggle. We have a mortgage, 2 vehicles, bills, food, insurance, etc to pay. Well, my wife went from making 14 an hour to make 25 an hour. I thought it was great, I mean all she said was that her boss was extremely happy with the job she was doing and that's why he decided to increase her salary. I have always trusted my wife and never imagined that she'd be capable of doing such thing.

Well, in the last few weeks I kept hearing rumors that my wife had been cheating on me with a married man, and that him and his wife were seeing a marriage counselor. I was like WTF? Anyways, I never really paid much attention to any of this. So, a couple of days ago my friend's wife called me and told me that these rumors are true and that she knew about my wife's affair because she worked for the counselor these other couple was seeing. She said she did not tell me or my friend cause she didn't want to be the reason of a potential divorce.
Added (1). I confronted my wife and this is what she told me that the reason she was doing this, was cause she was afraid we'd lose our house and everything we have worked so hard to get. She told me that she told her boss about our situation and that one day out of the blue he proposed her a raise if she accepted to sleep with him. He told her to think about it. She said that she thought about it, and that a week later she agreed, and that's how she got that raise
Added (2). She said that the affair lasted over 6 months and only ended after his wife found out. She said that his wife talked to her and she agreed not to see her husband again and accept to be laid off, his wife promised she wouldn't tell anyone. I'm hurt, disappointed, heartbroken, angry, sad. I have so many different emotions right now, and I don't know what to do. I got a new job now and my wife is home with the kids.
Added (3). I love her to death but I can't get past her cheating. She is trying to fix things, and says she will do whatever it takes to gain my trust and forgiveness, but I'm so angry that I can't even talk to her or look at her or sleep anywhere near her.

We have a FHA loan on our rental home now for 3 years. Can't get rid of it?!


Our rental home has had negative equity since the mortgage crisis hit. We cannot get rid of it because it's worth only 50k now and we owe 95k on it. It is not allowing us to get another good mortgage because of the negotiate equity. We don't want to foreclose and all the loan mod programs turned out to be a joke. Short sale declined too. We never had a late payment and no hardship. We just don't want it anymore. Does anyone know of a program for people like us?

My friend who I ve known over 20 years has told me he wants to pass his house on to me when he dies.
I was flattered and upset at the same time as he s a really good friend to me and has known me since I was 11 years old (nearly 35 now).

My situation is good I own my house and I currently need a bigger property to live in as I d like to start a family.
My friends house is just what we need but it s on the wrong side of town (away from our families who aren t in the best of health). I thought about remortgaging my house to invest in my friends to either move into it or sell it on splitting what ever profit we make on it 50/50.

The problem with that is he needs somewhere to live and isn t in great health due to his own neglect and alcoholism which wouldn t be good for me and my girlfriend if we re trying to have children if he was to live with us. So, the question is what to do? His house is really badly run down to the point where it s (almost) uninhabitable due to neglect so he can t really go on living there (safely) as its not fit to live in and he can t really look after himself.

I want him to be looked after (and I do my best helping him, as I ve a terminally ill mum too) but if he sells his home I m almost certain the Govermnent will pretty much take everything off him (money wise) if he needs to go into care which is the way it is in the UK.

So what to do to make this a win, win situation alround for both of us? Any advice is welcomed.

I owe $60k on my mortgage which I am a co-signer, payments are about $400/month not including taxes or insurance. I have three car loans. $10k (270/Month), 20k(400/Month,) and 30k(600/Month). All three co-signed I also have a school Loan of 20K and no payments are due yet. While it s going through Court does the person filing for the petition have to live there. I ve heard it takes months maybe years. But this couple hates each other but doesn t want to start a custody battle if one moves out because that can be "abandonment"

I need guidance where to go for mortgage fraud?


So this is very complicated. I am a a usmc vet. And my question is as follows.

About a year ago I reviewed my credit and I have a tax lien for my mother s house it is in my public records.

The thing is that I have never owned property in my life. My mother told me that I appeared in the deed. I have never signed anything and in fact I have never been back to Florida since I joined the Marine corps. The deed was put in my name in October of 2011 during this time I was on a deployment. So I have credible proof that I never signed or agreed on anything.

Due to this public record I am having difficulties of getting a loan towards a house. I believe this Ocwen company has to do something with the transfer of the deed to my name.

Also I believe that my mother s house is devalued and they are making her pay ridiculous amounts of money and penalties. For a house that is almost unlivable.

I know it is really hard to explain my situation. But I am trying my best to explain it. I just believe I am a victim of fraud by this mortgage company and they are also taking advantage of my mother by constantly threatning her with foreclosure if she does not pay what they want. I need good advice on this. Some one please help.

My mother is of extremely low income and these people know she makes little to none. And they keep on raising the house mortgage every year. She went from buying the house in 1990 for $70,000 to now owing $150,000 in which it keeps on increasing with their penalties.

So I was let go from a job that was full time and paid well. I was on EI but then another job opportunity came up as a tech support agent and they told me that they only have part time for now but late may be full time. I took the job in hope I may become full time later but that's not happening anytime soon. They since cut my hours from 35 to 20 and now I have a mortgage to pay and a lot of bills! I regret taking this job, I should have only accepted a full time position. What do you guys think?

Do people rent rooms out of financial necessity?


So I'm in the process of buying a home and am already thinking of whether I would be open to the idea of renting out a room to help pay for my mortgage.

I've been searching the "Rooms Wanted" ad's on Craigslist because I'm very picky and would almost kind of feel more comfortable making the selection of the person myself rather than having a garage of people call me up.

I'm in my 20's so I don't know if I would want someone drastically older than me, but a little older wouldn't be a big deal. Some of these people claim to have good jobs, and it makes me wonder-- if they have such good jobs and stable employment than why on earth would they want to rent a room?

For me personally, renting a room would be a last resort, if I had to do it out of financial necessity to have roof over my head, than so be it. But, I would fight with everything in my power to have a place of my own, even if it meant working longer hours or having a second job.

I had a idea of getting a wrecked cheap house that still had utilities then hooking up the utilities to a travel trailer I could park in the back and live in. It would be cheap living. And I say cheap living compared to the alternatives. Of course still taxes utilities etc. But every living condition is expensive. This might be least expensive.
I think the house like 30,000 Probably most banks wouldn't bother but some might. Not sure.

Why am I so irresponsible with my money?


I am now a 32 year old man. Same bank balance today as age 16: £0. Every month waiting for payday. Have never had a holiday with friends and I have not owned a car since 2010. I can never afford fancy clothes and I don t eat in fancy restaurants. I rent a cheap flat - probably the cheapest flat in London. I have about £4-5k of debt plus student loan debt £25k. I remember blowing nearly £5 of that on a car in 2004.
I use a pay as you go phone. I live alone. I am currently doing a Masters while working and for which I pay installments for fees. I have had long periods of unemployment between 2011 and 2014.
It depresses me that I have never had anywhere near even £1000 of money to keep since entering the world of work in 2009.
I currently earn about 1600 a month after tax. I am very ambitious and want to be successful. I have lived in my rented flat for 6 years but the place still looks awful and all I have ever done is purchase carpeting and cheap furniture over 6 years. I am too embarrassed to invite friends over and have never even had a girlfriend to come and visit me at home because of my insecurities. Sure I am not a bad person, I am not bad looking and I dress well even with cheap clothing. But I worry about even asking anyone on a date because I have to worry about my pocket.
How do people manage holidays and mortgages and kids and cars even with low salaries?
Every month feels like there is always things I need repaired or debts to pay off.
How do I change?

We're coming down soon. My husband is a big SW fan, but I didn't know if this is something he'll want to visit more than once a year. Annual passes are so expensive, and we won't be "residents" for six months, I think.

My debit card was lost today and is being used on some website called Habbo?


I called my bank the today I lost it, and the bank told me that the same I lost it, there was a transaction made an hour later from some website called Habbo and that it was made in the UK, but I live in the US so how in the world can my debit card in one day go from US to UK in just an hour, I'm freaking out because I just got paid and that money was going to go for my mortgage, now I'm afraid of being behind, the total taken out was 900, and I had 1.519,87. I don't get paid till next week and my mortgage company is already on my case. I'm scared and mad at the same time and the bank isn't investigating.

Lets say I have a very limited income. Need a cheap place to live for now.
And if I ever make more can I pay it off faster?

Added (1). how about 70,000? I found a livable looking place that's that price. I don't really spend that much beyond utilities. Only about 200-300 a month. So I don't know why I'd need 3x the income.
Added (2). ok, what about a piece of land that's 35,000? It says on the real estate site its hooked up to utilities. I could buy a used travel trailer for like 3,000 and somehow connect it. Use that until I can afford one of those manufactured homes. Would that work?

I got pre approved from a lender for an FHA loan. What's next? When do I officially get approved? When do they lock in the interest rate? The house won't be ready until November, December, or January. Can someone please explain the process as I'm very confused as a first time home buyer.

I have a bit of an issue. I have been dating my bf for 2 yrs and we would like to get married soon. One HUGE reservation I have is that they have no retirement, no savings, and still have ~20 yrs left on their mortgage. I am scared to marry my bf because I fear they will become leeches. They are in their 50s, no pension and rely on government medical ins. If the dad gets hurt and can't work, they're screwed. My bf and I are 23 and graduated with degrees in engineering and science, respectively. We planed for our future in order to be able to support a family. His parents, however, did not pursue an education or lucrative trade, got married young, and decided to pop out 10 kids. Dad makes $40,000/yr, mom is SAH. They say they "rely on the Lord" for everything… A little too much if you ask me. They take a passive approach when we talk about their savings and again "rely on God". I am scared because I do not want their lack of income to hurt my and my future husband's savings/kids college funds/inheritance/ect.
I bring this up with my bf and he says not to worry and that if worse come to worse, his siblings will help out (6 are daughter who are uneducated, married, and don't work, 4 are boys-bf and one of his brothers are only ones who aspired to anything). Equestrian mortgages/business loans?


I ll start with I m not looking for criticism on this topic!
I m 18 years old (done GCSEs/a levels) and I ve been around horses my whole life. In a few years time, there will be an opportunity to buy the stables I ve been at for my entire life. It s not a large yard, quite run down and such but I love it.
Despite studying financial studies at a level (and getting an A), you don t learn much about equestrian mortgages (who would ve known). This yard is valued around £400/£500,000. I m not sure about business loans (they don t tend to go up that high I don t think), and I don t know where to start with equestrian mortgages or even if any banks would choose to finance an equestrian property.
It s an established yard that s been running for decades, proven to "survive". The income is roughly £1,260. So it s not that much (like I said, small yard) and I d understand that loan repayments plus mortgage will need more than that. I do plan on working after the current work experience I m doing, so will have additional funds to help finance the repayments. I will have to start from scratch with my deposit as I obviously do not have a home to sell too.
Basically, I m uneducated and need some helpful information about financing equestrian properties. If anybody has any experience or knowledge with this sector, it could just be useful for me to read! Tia

Can I use section 8 towards a mortgage?


The house belongs to my parents. I have been living in it for at least 8 years and have been paying rent. The rent I pay is well below market value of rent in this area. They plan to retire in the near future and want to get the house out of their name. I could possibly get a mortgage to buy it, but I know my housing coat will increase significantly, and I can't afford it right now. If I were to apy for section 8, can I use it towards a mortgage, at least until I can finish school and get a better job? Or would I have to use it towards a rental?

When/how is mortgage interest paid on a reverse mortgage?


I just did the IRS tax return for my late mother in law, and I was shocked at how much the mortgage interest was given the loan amount.

But my wife says that's not just the mortgage interest for the loan for the first half of the year until the house was sold (she put it on the market hours before her death and it sold a week later in early July). She says it's the mortgage interest for the entire life of the loan.

I thought that sounded strange, but I haven't been able to find out by googling. From what I did read, I got the impression that mortgage interest is deducted from the payments the lender sends to the homeowner.

How does it work really?
Added (1). FWIW, where I said "she put it on the market hours before her death", I meant that my mother in law put her house on the market hours before her death. Everything had been set up weeks earlier, with a day & time for the real estate agent to put it on the market for best results. Then her health deteriorated suddenly, and the hospital called us to come in.

Can anyone tell me how much I can expect my credit score to drop by paying off an old student loan in default?


About 5 years ago I paid off some old negative items on reports. I was shocked to find that paying off these 5 items lowered my score greatly. I m sure the fact I paid off 5 increased the reduction in score. I have one student loan I need to pay off in order to get an fha. I just learned it was there. You can t have a defaulted gov loan and quality for fha. If I pay it in full can anyone tell me how much I should expect it to lower my score? I am of course trying to request dept of ed give me a letter requesting the item be deleted once paid in full. But so far I can t get anyone on the line who understands. So it would be helpful to know how low my score may drop. Thank you

How to get my niece to grow up?


My niece is 17, she turns 18 in early October and is planning on leaving home after Christmas and getting her own apartment with a friend.

I have come down to help pack (without being asked keep in mind) and I told her to throw her teddies and dolls in the garbage and she refuses, I tried hiding them and planned to dispose of them but she found out and has kept them in her bedroom, she plans to keep them, I have told her she is far too old to have a teddy bear on her bed and she says "I don't care what you think of me" I am shocked! She is nearly an adult and she she won't grow up!

What can I do? You can't bring teddies and dolls with you! I HATE TEDDIES!

Mortgage paid taxes twice. Now I have to pay them?

I got a notice from my mortgage company say that I owe then $4000 due in 15 days. Also, my monthly payment will go from 1300 per month to 1700. So I call them and they say its because the property taxes when up. But looking at the bill from the county, taxes actually when down.

After fighting with them for a few days They finally stated that they accidentally sent my yearly tax bill to the county twice and the county will not send the money back to them!

They are saying I need to pay them the full $4000 that they mistakenly sent to the county. I don't have the money. I have been paying my bill on-time every month. Now I have to pay one payment for 5,6000 at once! I don't know what to do because I cant pay.
Added (1). They as in the mortgage company sends the payment through my escrow account. They sent the payment twice for the whole year. So, instead of sending the county $4000 they sent $8000. Now they expect me to sent them (mortgage company) $4000 more to them because the county wont give the money back.
Added (2). They sent me the bill. They sent the county the payment (twice). I had already been paying towards escrow all year. Now they sent me a bill for $4000
Added (3). "owe the county or government money" No I pay all my bills on time for years. Maybe thats way im being targeted.

Why do most people not like change?


So for the past 4 months i have been living at my moms house while going to school,house-sitting and taking care of my cat. She went on a trip with my stepdad for 2 months and they thought about moving elsewhere, which at the time that was a possibility.Them today My mom brought up the news to me that they're going to sell her house after they get a marketing analysis. After living there for 4 months and going to school and now these changes to my life are impacting me because my parents have been supporting me while i go to school and providing for me. My parents are retired and they want to move out of state or stay here. They are not sure yet. I feel like I'm "hanging" but i know that the benefits they have such as retirement,social sec, etc. They have no other sources coming in, they have a mortgage,it's complicated but if they keep this house and want to travel they can't afford that. They would want to finish the basement and put in the driveway, but that costs money too. I will be moving back to my dads because i know he provides the most for me than what my mom can do for me right now. My mom has never had steady employment through her life, and my dad has a steady income and a really good job that pays him well. I guess i should of stayed at dads in the first place but with my cat,I'm concerned about her cuz someone needs to take her when my mom/stepdad move somewhere,cuz i dont think they want to take care of her and they want to hand her over to me to take over.
Added (1). Trying to figure out what to do next or how to take care of her, my dad doesn't like having pets in the house because he will be moving out of state w/in 4 yrs from now after he retires. After i get my certificate I will take over the care of my cat if she is still around. Things are difficult for me to handle right now cuz life does change and it doesn't stay the same, and change is really hard for me to deal with.

Rather than sell a vacation home could you just take out the equity and then get a reverse mortgage?


Obviously it would have to be declared a primary residence by one means or another. But rather than selling a property and never being able to use it again could you really take the equity which in effect is selling it and still live in it until death?
Added (1). Basically is there a trick to using a reverse mortgage to keep a home and also draw equity from the home so in effect you get cash from the house and get to use it till death. Going thru divorce, my ex-wife has sent me FBA, what are the things I should consider?


Actually I hired an lawyer to reply and accepted one of the offer she made. Which is she pay me money and I transfer all of my share in property under her name. With this lawyer i did not sign adn written agreement I paid him in full to reply and accept the offer. This lawyer offered me that If I put his name and when reply to letter, so he will receive the financial binding agreement and he will look into it and review and advise other partly accordingly for that he will charge further 440. The offer acceptance letter that this lawyer wrote, he did not requested other party to reply within a time frame. I noticed this and also i notices in the letter as it was only related to property settlement and but he included this line that my client is not interested in divorce soon, if your client want it soon they can contact him (my lawyer).
Added (1). I raised this question when I received this letter. Also sent email in regards to that, but when he did not reply called him and he agreed that he will sent further email to other party to reply for it in next 7 days. And on phone he mentioned to me that he will not charge for it. But i did not received any confirmation email, i sent him email and asked him if do not want to do it, I will do it myself, then he sent this email to other party and confirmed now he has done it. But now
Added (2). but now when he received this FBA (financial binding agreement), he did not informed me and when i checked with my ex-wife she informed me that her lawyer already forward it to my lawyer. I check with my lawyer on phone he firstly refused that he has received it and when I mentioned that my ex wife informed me that they have done it already, the he accepted that he received it yesterday. Then
Added (3). then I said as i have told you before that you did not worked in my best interest as you included line that in letter which i did not want and also now you did not informed me on time by now i would have move out from property as i don want to pay mortgage and rent same time. Then I requested him
Added (4). he said he will do it in morning. But in morning I received email from him with soft copy of FBA and he also mentioned email that I need to pay for extra work that he has done for me. I believed he doing for no charge, and he promised it when he sent letter to provide time frame to reply. It was his error, and now he is charging me for it.
Added (5). and I was never aware of this fee structure, and he never informed me. Now i need hard copies and he want this fee paid before he hand me hard copies.don't want to pay him again, and want to know if I can get the hard copy of FBA from him without paying this unnecessary fee that he is claiming.secondly I also want to know if I continue with this lawyer as he mentioned in the letter he will review and reply to FBA $440 and ignore other fee that he is charging for extra work.
Added (6). if I go ahead with his offer, there and few terms in FBA I not agree, then he will communicate to other party, and then they might change the terms or eliminate it from contract. And once i accepted it FBA, what will be the best way to get paid. How i will transfer the title and same time if other party can transfer the money in my account without involving this lawyer. Please advise it is urgent and if somebody can help me with it. Thanks

Living in the same street as my in-laws?


Hi guys, me and my partner/BF have been dating for over two years, and last month i found out that i am pregnant. We are both 22 turning 23 and university graduates and thus on university graduate wages (which obviously is not a lot), so therefore we can't apply for a mortgage to buy a house, and renting would 'strain" us financial, as the rent in our area is to much ($750 week median). So my BF's parents (my in-laws) offered to let us live in a house which they own which happens to be down the street from them, the house is situated in a very good and sought after part of city. I would love to live there (who wouldn't?), but they are just to close!, but we are considering this because we have no other alternative. My in-laws yes are very nice,respective, funny, bright, and generous people who i get along with, but i am scared that if i move into the same street as them they will come to visit us to often. Yes there logical and smart people who display constraint, but you never now what there like fully until you move down the road from them.

Also just to clear things up if we lived there we would pay no rent, or property council rates/tax (a yearly tax placed on properties in our municipality) all we would have to pay for is the bills/Electricity, gas,water etc.

Another option would be that my BF gets another job working on the weekends or night shifts. (he already works full-time) So if you where in our situation what would you do?

CCJ on my credit file for debt that isn't mine?


From July 2014 - Feb 2015 me and my family lived a private rented house. It was all in my mothers name. We moved out and that was it. A few months ago after being rejected for credit I checked my credit record online and found that I had a CCJ against me of £600 for a water bill from the house mentioned above? Now they're constantly sending me letters saying they are going to inform my employer of the debt and get it taken from my wages. I have asked what I need to do to prove that the bill is my mothers and not mine and they said they needed a council tax bill showing that the house was in my mothers name however when we went to the council they would only give us a print screen of their files and the water company have said this is insufficient. The only other evidence that can prove that it's not my debt is the tenancy agreement but she doesn't have that anymore and does not speak to the old landlord. I need this removed from my file as I want to eventually get a mortgage and with this I have no chance. It's really depressing me.

I can't stop crying and feeling jealous?


It's not fair. I admit I'm ok looking girl.
It's just almost all the girls that I know, they have a partner, someone that loves them, cares about them and will do anything.
This isn't fair on me watching them like that, when I can't have that. They don't even have a job, they sit home as house wives whilst their partners literally do everything for them, like work; pay mortgages. They just stay home as a female and they go through.
I try my best to be myself and it's not fair on me. Everyone tells me I'm crazy, low life and these women have way more money; when it's actually their partners who do everything.
No matter how good i am or bad I am, I cant seem to get any love. I just wanna kill myself. Thats why I sometimes take drugs or act crazy.

Why isn't my husband ever happy?


We have been married for almost 6 years. Since I've known him, he's always been unhappy at his jobs. And he's had pretty good jobs. A couple years after we got together we started our own business, which I ran full time for a couple years, but it wasn't bringing in enough money, so I got a full time job. Then he hated his job so we agreed that he could quit and try to get the business off the ground again. It's been about 9 months and we are doing ok money-wise, but definitely not as well as when we were both employed full time. I'm comfortable, but he stresses about money all the time. He doesn't like working for other people, he doesn't like working for himself because he thinks it's stressful. (didn't think it was stressful when I was doing it). So WTF is his problem? Why can't he just deal with work like everyone else does? Yeah, my job sucks sometimes. My boss pisses me off, but it's not the end of the world. It's just a stupid job. I don't let it negatively affect the rest of my life. But he does, and it drives me crazy. Nothing makes him happy. We have a beautiful home in a good neighborhood. A great balanced social life. Supportive families. We're very comfortable. But he's "just sick of it". He's "sick of everything". Trust me, I have talked to him about all of this numerous times. Then it gets better for a little while, then he's right back to being pissed off at the world. It's so annoying.
Added (1). Sometimes I think he just wants to go back to being a bachelor, with no pets and no kids, no mortgage, no responsibilities. Just his things and his space. What a baby.

I m going through the process for the first time. I have worked PART time without gaps, same company, since 2006. The income is low.

My FULL time work history didn t start until 2013 when I got out of college. I worked as a full time employee January 2013-June 2013, December 2013-May 2014, (spent time on a certification for my career) and I ve worked with the same company since March 2015-now (1 year) and going into another industry similar position. My upcoming employer can verify my income is stable.

Will this employment history timeline be a barrier for me? I was fresh out of college and took the work given to me. I worked part time for the last 10 years at one company and you can see my career path has led me to the job I ve just accepted. Do FHA loans require consistent work history? Am I still able to possibly get a mortgage with my history? What options do I have?

So here is the thing, I'm 29 years old and I have lost my job that was good paying (but stressful emergency operator) . I'm kind of happy I was let go because I don't have to work 12 hour call center shifts at night and day.so I picked up a new job just doing tech support for a cable/Internet company. Only thing is they cut my hours drastically from 40 hours to 20 hours. I have other applications submitted for police agencies but they are taking forever (long process). I have a mortgage to pay and bills. I guess I feel like I'm not as successful as to where i went to be… I went to school and got a Criminology degree but it has got me no where yet. And I'm also single:/

How to rent out houses for profit?


I want to start buying houses and renting it out to others to make a profit. For example, I buy a house for 400k and I take a mortgage on it for 500$ a month for a certain number of years. So to profit, I get a tenant who will pay me 2k a month so I make a 1500$ profit a month, and eventually misusing the regular costs. Is this a good business to do as a side job? How does it work? Is it risky? I think the most risky part is finding a tenant that won t f**k me over!

the physical abuser is deceased, but the enabler and emotional abuser of over two decades is alive and will never verbally admit to wrong doing or apologise.

The money is enough to buy a nice, city centre apartment mortgage free - an investment that would make life in the future very comfortable.

How to build a new home but already have an existing mortgage?


Help! I'm am looking some Mortgage advice. My home is worth £130000 I owe £53000 on the mortgage.
I have the opportunity to buy a building plot and build my dream home (well a budget form of it anyway) the land costs £35000 and it should cost roughly another £110000 to build it. I have £50000 savings.

What I was planning to do is get the card spend like £1 or something a month and set it DD to pay it back or clear it myself ASAP, or set up a DD from credit card to my saving account say on the 12th of each month and then do a standing order back.

I have sufficient funds and I don't really need a credit card, all I need it is to build my credit score.

but the fact I'll be signing the contract saying i'll be paying interest if I don't pay back on time is haram as well (not that I will delay the payment in anyway).

Is there alternative to increase credit score without credit card and not paying bills etc. As I've no need.

How to support the person without supporting the actions?


My former neighbor has landed herself and her three children in an unfortunate situation. Her 11 year old twins and my 10 year old twins were best friends. Lived right across the street and two of them were in the same class for two years.
My neighbor and I talked. I guess she considered us friends. I say this because of the way she reacted when she wasn't getting enough support from me. I never considered us friends. I only saw us as neighbors.
She tells me about how she takes care of her kids. How she does her dirt. About getting high. About her sugar daddies. I also get to hear about how her husband left her and moved to Colorado and pays the mortgage so she can stay in the house with the kids.
One day out of the blue there is a 24 hour notice to vacate and she is moving out. She post all kind of stuff on Facebook asking for help. I stayed out of it because I don't want to get involved like that. But sure enough she is over telling me how her husband sold the house back to the bank. I know better. That's called Foreclosure. That or he got tired of paying for a whore house. So a single mom of three with a dog and a boyfriend lets a single mom of three with a dog and no boyfriend move into her house. I see trouble waiting to happen. I didn't go visit her much after she moved down the street but one day on my way down the street my kids tell me they don't live there anymore. When I asked what happened they said that she threatened to burn down this woman's house.
Added (1). I want to reach out to her and her kids so bad. I worry about her and the kids. Both her girls are gifted and got in bachelorette programs. But now that aren't even in school now that she got kicked out. I see posts all the time on Facebook about fake friends and all kinds of nonsense. I really can't stand the kind of person she is but I also can't see myself just standing by and doing nothing. The last time I saw them I let my kids bag up care packages for all three of her kids.

For example, house costs $435K; monthly principal and interest totals $1600; monthly property tax is $1400, for a total monthly payment of $3000.
For about the first 3 or 4 years, the $1600 monthly house payment breaks down to $500 principal, and $1100 interest.

Loan officer keeps contacting me?


18 months ago we made an appointment with a senior loan officer for home financing. He told us we looked good to buy and said he could get us preapproved for 150 (which, 18 months later, we are better off and only preapproved for 125.) Anyhow, 4 months go by and we cannot get a hold of him. No returned emails or calls. We assumed that our credit was not in as good of standing as he said and felt discouraged. A few months later, we started a relationship with a new mortgage officer and an awesome realtor and we are set to close soon! Today I received a call from the ORIGINAL guy we contacted in the first place. This is the FOURTH within the last year that he has contacted me. Once in email, 3 times in call wanted to know if we have secured a loan yet. Every single time, I have politely told him YES we are in a committed business relationship with another company. In my email, I even kindly explained that we had every intention of working with him to close but when we did not hear back for 4 months, we moved on. I have been very polite. Well today I did a background check on him cause now I am officially freaked out. Turns out he has a ton of judgements against him and his wages have been garnished, the garnishees being multiple companies he has worked for. He is not working for the same one he was when we met face to face. Also, restraining orders from women. Is he hurting for money and really wanting to sell a house or is he dangerous? Please Help!

Can you get a mortgage for a home/property with a current gas lease on it?


We are putting an offer in on a home. Its on 7.5 acres. It has a current gas lease on the land. The lease as well as the Oil Gas and mineral rights transfer to us at closing. The lease expires May 2019.

conventional loan. First time home buyer (lowering our money down)

Work is going on in the area but nothing to close to our possible home/land. I believe the gas company bought the lease just in case. The home owner got very little money for it. We would have say on where things would go IF anything would go thru.

Can we get a mortage on this land?
We were pre-approved for the home.

Added (1). Our divorced was finalized three years ago. He signed off on all interest in the home. I am not attempting to refinance and he states, he now wants 50% of the equity in the home. When we divorced it was 150K under water… But now that I was able to keep house and make payments and market has rebounded some what, he feels that he somehow deserves 50% of equity. I have made every payment for last FOUR years, one year prior to divorce and three after.
Added (2). Sorry, I am attempting to refinance. I am now at 20 years left and want to refinance to a 30… As I am one income and the last four have been a struggle, but I was able to hang onto house. No interest in selling, just want to refinance and have his name off house and off mortgage as he agreed to in the divorce.

FHA mortgage loan how it works?


if you want a house thats more than you qualified for can you get it by paying the difference out of pocket as in put more down or can you not get a house that is more than u qualified for? If I got approved for an FHA 30 year fixed mortgage loan for a base loan amount of $195,798 and a total loan amount of $199,224 at most. That is all I qualified for and I am getting a new build Fulton home that has a base price of $202,900 and I am putting 3.5 percent down and my design center appointment is coming up and I want to add some upgrades and pay out of pocket not put them into my mortgage can I do that without affecting my loan? I know it makes the purchase price go up but does the purchase price matter if you are paying for the rest out of pocket by putting more money down or will I not qualify if I add upgrades? Can someone please explain how it works if the house you want is more that the amount you were qualified or approved for? Can I not get it or can I get it by paying the difference out of pocket? I'm confused.

Legal defense term for when a service provider takes too long to request payment?


I had a furnace service on my rental property 8/2014. Rental in NY & I m AZ so I did credit card by phone. The company contacted me 4/2015 to say they never received payment. I closed the credit card account in 10/2014 so I don t have records. I think it s possible they charged the card, but I don t know. They said they d check their records but never called back. Over a year later 4/2016 they call again asking for payment. I know there is a legal term you can use as a defense to situations where they didn t request payment in x amount of days/months and therefore there s reasonable doubt about the validity of the debt and whether or not it s been paid. Anyone know?
Added (1). I am not looking for statute of limitations. I actually found it, it's called laches. I can't contact the credit card company because 1) it was a boyfriend's credit card that he closed in 10/2014, and 2) I don't even know which bank or institution the card was from. There's no mortgage so I own the property outright, so a mechanic's lean for $300 is unlikely to cause much trouble as I never plan to sell.

My wife wants to sell her car because we have a baby on the way and want to get something bigger. The dealerships are not giving us what it is worth for trade in (as they do with any trade in). For this reason we want to sell it private party but that is selling mortgaged property. We don't owe very much on it but I have been doing work on the house to get ready and have been paying cash for those improvements so I don't have enough on hand to pay off the car anymore. (I should have done this before ripping into the house!). How do you do it if the bank has the title and technically still owns it?

Can I negotiate mortgage payoff on behalf of someone else?


So I was talking to this guy the other day and he wants me to negotiate the mortgage on the property that he owns. How would I go about doing that? Am I even allowed to?

He gave me the account number and the mortgage company but I am not on the deed or have signed any papers even remotely related to the property.

Also, how low do you think I could negotiate?

He currently owes about 100k
He says the property is in such poor condition that it needs to be demolished.
I cannot remember if he is behind on payments or not but he doesn t want anything for the property, he just wants it out of his name.

I did a little bit or research and with it costing an average of $50,000 to foreclose on a home do you think it is possible to negotiate for a payoff of around $30,000? That is significantly lower than what is owed but honestly that is about what the property is worth since everything would have to be demolished.

I don t know much about mortgages so help me out here lol

First house offer rejected, what would you do next?


We are first time buyers, deposit and mortgage in place. We have been viewing propertys for about a month. We found a house in a good area, a little cottage in sound structural condition but that needs gutting/new kitchen/bathroom/replastering.

The owner has over valued the property we think, and has put it on the market twice to match two renovated propertys on the row.
The price is 112k, we put an offer in at 98,750k after working out how much the work would cost. This was rejected yesterday, with the estate agent saying hes very interested and very negotiable… And dont think youve lost it but the offers too low.

What would your next move be? We can afford to pay 105k but i dont think its worth that its condition. I have a feeling it the first offer the vendors had in a while, and is saying no because its our first offer.
I dont know what to do?

we're 1st time buyers in the uk and put in an offer for a property which was accepted feb 08. Since the offer was accepted we had trouble getting a mortgage but have now finally got one sorted and everything is ready for us to sign and complete. Over the past few months, while weve been getting things sorted, the housing market has dropped, so can we now go back to the estate agents to tell the vendor that we've been advised (by practically everybody) to rethink our offer and were not prepared to pay as much as we initially offered? I m in turmoil as i've never bought a house before, does anybody have any advice please?

We have been to the bank whom we will get our mortgage with and they have said an amount they would give us based on the info we gave them
they said to find a house and come back to them…

we are now looking at houses
but when we see one we like, should we make an offer and then go to the bank or do you need to do it the other way around? Do you 'make the offer' yourself or is a solicitor meant to do it?

Where did these legal fees come from?


Hello, good evening guys. I am writing in concern about legal fees i accumulated while being late on mortgage payments. I sent 2 months payment & 1 day later got served with a letter stating if i do not catch up im out. It also stated it might be possible i would get charged $500.00 in attorney fees. I asked the woman who i'm paying contract for deed to send a copy of what i owe. And the letter stated "Legal Fees…$3,000." I don't understand where this came from.

Is Chapter 13 bankruptcy good in this case?


Mother owns two properties that were never used as collateral in any loans (1 building free and clear valued at $180k and house valued at $200)

She's is showing signs of early onset dementia (occasional short term memory loss, confusion) Because of her inability to comprehend complex details, her tax preparer on occasion has met with the bank who owns the 4 cross-collateralized loans to reassure them that the monthly notes will be paid on time. They are now moving towards foreclosure due to non payment of monthly payments. He is now advising her to file bankruptcy

Details:
Her total mortgage debt is $565K but est value $475K
plus $15,000 in city violations/fees
plus $80,000 in necessary improvements before they will be approved for sale, plumbing, roofing, electrical etc.

Neither her home nor her business office were used to secure the above mortgages.

So I don't understand why she's being advised so soon to file chapter 13 bankruptcy vs walking away/foreclosure. She tells me that she doesn't know what to do and I need to make a convincing argument on what her best options are. For her other debts, car loans, utility bills, etc, she can afford to pay those from her monthly pension.

If she is no longer physically or mentally able to manage these properties, nor could she ever comprehend the details of the bankruptcy obligations, what would you advise?

Added (1). I declared bankruptcy in 2009 and went through the whole process including having my house repossessed. It was not a nice time. Now, I am able to get things like a mobile phone contract etc. But on looking at my credit report, I discovered that my mortgage company are still showing an outstanding mortgage on my house and reporting in monthly in default since the repossession. Should this be cleared as my other debts were and if so, how do I sort it? They will not reply to my letters or calls.
