PUBLIC SCHOOL EMPLOYEES and SUBS:?

I am a substitute. My payroll deposit only covered half of my pay period. The busi mgr said I have NO OPTION but to wait until the next payroll (in 30 days) for the balance.Apparently the timecard for the 2nd half of the pay period was not turned in to him on time by the school. (I turned it in on time to the office). I feel that something is out of whack here. How can an employer say that my earnings, which I am counting on to be available at a specific time, will just have to wait until the end of my NEXT pay period. Which is not for 30 days. I spoke to the superintendent and she said she will look in to it, but is not sure she can help me. I need this money for my mortgage payment and cannot believe that it is even a possibility that they NOT pay me when they are supposed to. This is not acceptable to me and could result in late fees and other financial problems.
Advice, anyone?

Unauthorized transaction of $20,000 on credit card two years ago, can I report it now?

My 13 year old son at the time made about 6 transactions totaling $20,000 over two weeks on trading/forex, and lost it all. I had no idea of this at all, until I received the credit card statements and questioned him. This was over 3 different credit cards, two Visas and one American Express credit card. I merged the debt into my mortgage and closed the cards. I should have reported it then, but I did not. Would it be possible in any way to get this amount back?

Should i stay or should i go?

Ive been with my partner for 3 yrs. Our daughter is 7 months. I moved into his parents house when i was pregnant. The whole way through my pregnancy he treated me badly and turned into a man i didn't recognize. I chose to stay with him as i love him and want a family life for my daughter. He continued to tell me he's changed and he loves me. But he still does the same stuff. Like go into chat rooms and be sexual with random girls. He blames me saying he doesn't think in happy so he goes and does that. Or that he's stressed. Even when nothings happened! I want us to have our own home for our daughter but he quit his job! He asks me to stay here and wait for h to get us a mortgage but shows no signs of doing anything! I want to go and rent and get a house for our daughter so she has more room. He says no and says that im trying to take his kid. But im so unhappy but i don't want to be without him.

Halifax claim to offer deposits at 5% yet when I use their online calculators I am getting mixed results.

What am I entitled to if my partner and I separate?

So currently my partner and i have a joint mortgage and live together in our home with our 11 month old son. Unfortunately we are going our separate ways due to the relationship bringing us down. My partner works full time and I am unemployed whilst caring for our son. It is my understanding we will have to sell our family home, and then my son and I will need somewhere to live.
Can someone please help me with what I am entitled to… I want to know how soon I can apply for a home through the council, how much maintenance my son is entitled to from his father, what help I will get from benefits until I can work full time again, and if I go back to work part time for some extra income will I be entitled to help with childcare?

Are there always penalties with paying off a mortgage early? Or Paying extra?

Let's say you have a year mortgage and you make extra payments to pay it of within 8, 16, or 20 years, whatever, as long as it's early. What are/aren't there penalties? DO you also get penalized for making extra payments? (Ex: paying $1,500 per month when only $1,200 is due). I just want to know how and when penalties occur. Thanks.

Cant i stop the foreclosure at all in this sistuation?

Ok ill give the quick run down of the situation to avoid long store.

- My mom passed away
- She didn't have ea will
- My sister moved in because i wanted her to have the house and she had kids(i don't have kids)
- She went ot the court and started the process of being executive for my mother, but didn't complete it
- Me and my sisters boyfriend have been splitting all bills
- Recently Found out(10 month later) sister has been poking the mortgage money for herself.
- Found out the reason she stop the executive procedures was because since she didn't have a job i would have to take over the house.
- Her plan was to kick me out even though i said i would leave once things are stable for her.
- Currently now paying 70% of the bills and i cant remove her by force since we both don't own the house.

That is the basic run down, im in a house with my sister that refuses to leave and is proud of taking the money.

Here is my questions
Can i still go to the court and take over the house 11 months now later?
What paper work would i need to go to the court with?
If i cant save the house how can I get her out of the house for the time I have left so i could save more money?

I have two cars that I pay a total of $800 a month on (not including insurance). I want to get rid of both vehicles and get one that will have a monthly payment of about $450. I am also in the end stage of my home construction and should be closing on the house in two to three weeks. Will getting rid of my two vehicles and getting another one negatively affect my credit? I am thinking about filing for bankruptcy, and know a few things, I can keep. As for what is called a wield card, I can have a total of $4,000 of property and money, in my checking. After I pay my monthly bills, I am lucky to have $100. In fact, this new month in. Few days I will be short, meaning I will be late paying my mortgage, I have to wait until my next paycheck to pay it. As for house hold stuff, except for my bed I got everything at Salvation Army for less then $400. What worries me is my siblings stored furniture in the garage and it could make me $1000 over. Can I give the stuff away?

Why are investment banks necessary in the economy?

In my view, there is often a link between economic crises and poor management on the part of investment banks. In order to put up with this, shouldn't there be a very compelling reason for them to exist?

An argument I've heard are that they promote liquidity. But don't they just have a monopoly on it? People could just privately invest their own money without these banks, generating the same liquidity. Moreover, instead of trillions of dollars in government bailouts for investment banks, that money could be injected in the economy or cut from taxes to increase liquidity.

I've also heard that investment banks generate wealth. But when I think about it, do stocks and derivatives changing hands really benefit entrepreneurs and the real economy? If Person A buys a stock of Boeing, his money goes to whoever previously owned that stock; another bank or an individual, but unless its the first time Boeing issued that stock, it does not go to Boeing. How does investment banking then benefit the economy, or the company whose wealth is being manipulated?

Finally, the big issue I have with investment banking is that contracts made with people buying things like Mortgage-Backed Securities and the investment bank actually engage third parties. As was shown in 2008, a failure of these banks does not only harm the people involved in the contract, but homeowners who see housing prices fall or lose their homes as a result of contracts they were in no way involved in.

Am I too selfish and harsh on my family?

I have 2 brothers in there 20s. I feel like its unfair that one of my brother (the middle one, im the oldest) doesn't get to chip in for the bills. My parents are on SSI. Since I make the most, I pay for mortgage, my youngest brother pays for utilities, and parents for food. Any other expense, I pay. The other brother never bother to look for work or anything for like 2-3 years now and finally got one.

Since my parents feel like he's making so much less, they feel like he shouldn't contribute. He makes $10.50 and decided to go back to community college while working, he already got 4 yeR degree in art but he never got a job and never really look or like art. So he's in like 40k in student loan. While he was still at the university, my parents paid for his loan interest. He acts like a child, doesn't take responsibility, doesn't help himself.

He doesn't have a car or a drvers license, wrecked my parents truck and they had to take the blame for him. Their insurance skyrocket, they pay for his phone. And now that he's back to work and school my parents want me to buy him a used car around $10,000. I told them no, he's an adult and we have been taking care of him too long, I will not just hand over a $10000 to him, I will lend him $10,000 or I will buy him a $2500 car, all on me, no charge to him. My parents are mad, thinks I'm not being reasonable, for god sake my car is only $7000!
Added (1). I just moved out to a diff state and got a job, and this family was part of the reason. Ive looked out for him since high school and that was like 10 years ago, just driving him to school and picking him up. And he treats me and anyone else that picks him up like they're work for him, no respect

Should Tennant get holding deposit back?

Basically my friend (let's call her J) wanted to rent a room in a house she owns. Her mortgage provider is aware and so is the council tax. She had a response to her advertisement from a girl in her late 20. The girl (let's call her N) viewed the house and room on more than one occasion and said she wanted to rent the room. At this point N is aware that J has pets in the form of a golden retriever a king Charles cavalier and 4 cats. At the prospect of 4 cats N looked alarmed and I explained that other than the 1 cat the other 3 mostly remain outdoors other than when they get fed at which time they come in through their own window and get fed on their own surface which is high up out of the way of the dogs. N still wanted the room and asked if she could start moving stuff over a bit at a time and pay the deposit in a week and a half when she got paid. J agreed to this. N then started crying about the holding fee and deposit. £100 holding fee + a months rent deposit for the room which afterwards would be paid for weekly. N was upset because her ex partner owed her a lot of money which he has just been taking as he liked and spending which was why she was leaving him and needing somewhere to rent asap. Feeling for the girl J said that just the £100 holding fee would be fine. N then said that her washing machine was broken and she was running out of clean clothes and would J mind if she left some washing. J agreed and even did the washing for her. No fee was charged for this. 4 days (cont)

My boyfriend has two houses and a small business- Hes 33 and im 26, im finishing my last semester ofmy second mba. Hope to get a good job after graduation. Help on Buying and Renting a home?!

I'm only 19 years old and I'm wanting to move out. I have a full time job making pretty decent money. I'm wanting to buy a house that is relatively cheap ($60,000 and under) but is a good investment. Worst case senario is I would have to pay the mortgage myself which I could afford, however, I have many responsible friends with jobs that are also trying to live in a home of their own. So my idea is to go to my bank, that I recently got my car loan through, get a mortgage loan, and charge my other roomates rent. My questions are basically, is this a pretty realistic idea? Should I lay out my entire plan to the bank? Or what my first steps should be? Thank you for any advice!

Which one of these two situations would get me the lower % mortgage rate?

For a $200,000 +/- house…

1) a 50% down payment of $100,000.

2) a 20% down payment of $40,000, then in a couple months write a $60,000 check that goes right to paying down the principal.

I've heard that mortgage companies will charge a higher rate for smaller loans since they won't make as much money and it's not worth their time. This could be fictional but I was just wondering. Thanks

Tthis is NOT the family home, i occasionally rented it out but usually had lodgers living with me who helped pay most of the mortgage, we do have children, can she make me sell it she wants to?
Added (1). Will she have to pay for Solicitors or will she be supported by the state in these matters, as she does'nt work.

How to know if the price on this home is fair?

Location: California
There's a 1990's 3bdr.85acre house for sale for $630,000, and all the houses in that neighborhood are estimated on Zillow at around $550,000-620,000s but they're older, and vary in rooms and lot size. There hasn't been any recently sold homes in that neighborhood so I can't really compare it to recent prices, only the estimates provided by zillow.

It's in good condition from what I can see, I just don't want to get ripped off. My realtor says its good for the price but idk if he just wants the money, it's hard to tell, but he seems nice.

It has barely been put for sale but isn't in the public market yet, so I don't know if I should either:

1. Make an offer for the full price AND agree to pay all the closing costs myself (they refused to pay the costs) before it hits the public market and others have a chance to make offers (in case it truly is at a good price)
or
2. Wait to see if others don't make offers and maybe they will lower the price a bit or agree to help with closing costs if they get desperate to sell it, but also risk not getting the home if others start making offers for more than what it's listed for to win it.

extra info: The house has already been paid for, so the current owner is not paying mortgage, but he's really old so his family took over and they are selling the house so he can go live at a retirement home. When we made the offer for the full price but asking they pay closing costs, we were sure they would agree but they didn't

Appropriate wedding gift size?

My sister is getting married and I am trying to budget for an appropriate size gift. The circumstances are as follows: I'm her older brother, my wife and I make a good amount (though most of it is chewed up by mortgage, child care and student loans) but we are not rolling in it, we are in the NY metro area, we come from a solidly middle class background, the venue will likely be the standard $100 per plate *and* I've been designated as her "maid of honor" (I'll have fun with this in my speech). I was thinking that $1000 would be appropriate given the circumstances. I could probably swing more, but parting with just the $1000 is something I have to plan for. I appreciate the input.
Added (1). As an edit, I'm not looking to be the shining star of impressive generosity, I'm just looking to do par for the course. I get the give what you can thing, but I have always subscribed to the cover your plate rule of thumb and have done plate plus a bit extra if I was in the wedding party. I don't want my sister and/or future bro saying either of the following about the gift: "Well, they have a lot going on, they gave what they could" or "wow, can you believe how much he gave us?" Thanks again!
Added (2). I appreciate the responses, but I suppose I need to make myself clear - I *am* using the "cover your plate" rule of etiquette/metric as a baseline guide. I don't expect everyone to abide by it, and appreciate the "give what you can afford" position - I just don't use it myself as I find what I can "afford" to be too vague (i.e., I can "afford" to give way more in the sense I can do it without missing bills). Frankly, I am trying to avoid sentiment in figuring this out. Thanks again

I've just been accepted for a mortgage by halifax?

So i'm ready to move! Boxes packed the lot. Then all of a sudden, I get a phone call from halifax saying they want more documents from us! Another pay slip from me to prove my rise. A letter from my wifes employer to prove she gets increments! How can they accept us for a mortgage, then suddenly demand more documents? Is there a chance they could suddenly change their minds?

Is she getting free money or not?

My husband put himself on child support years ago. Pays it faithfully. The child now has crappy insurance due to my husband New job took over. The mother comes to him about it and he had to pay an additional. He tried to negotiate with her on dropping the insurance so he can find a better kind. She refuses. The son is a sick child. She gets support already biweekly. Plus an additional. It not fair. With no visitation right. Remind you she doesn't like me for whatever reason. What could we do so that this wrong get out of hand? Far as her coming to him for additional money. Remind you he already has mortgage etc etc.

Is it really low class to live in a travel trailer?

I'm a single, retired/disabled Vet, work 2 jobs, and I go to school full time. I don't have any kids or pets. For the past couple of years I have called my small, but cozy travel trailer my home. I've had people call me names, and make remarks about my living arrangements. Some have even said that I should be ashamed of myself, for choosing to live this way. I don't need a lot of space, and I don't have a mortgage to worry about. I'm content and that's all that matters.

Advice with getting a mortgage?

K so me and my common law partner have decided we want to buy a house. I don't have perfect credit due to a previous situation that's personal and has been fixed. I only have a student loan currently of which I make regular payments but either way they won't let me co sign so he cannot get the loan. Alone. We can afford the mortgage etc he works in constriction and I do drafting and project management. But basically we've been told that because were 21 we don't have enough credit to get the loan and I've one thing on my credit that's bad but is no longer an issue but still shows. We originally had a cosigner but 3 days before the deal closed the co signer decided not to and we've no one else to co sign that's older then 25 with a long enough credit build up. We don't know what to do? Or how to get a loan of we can.

Nineteen, still in university, wanting a baby?

I'm nineteen, almost twenty, and my boyfriend is twenty three. We have been together for just over a year, however I know he is the man I want to spend the rest of my life with.

We have our own home together, which my Granddad bought us (we're paying him back rather than paying a mortgage). My boyfriend has a very good management job and I work part time, so we are financially stable and capable of raising a baby. Thus, money is not an issue.

My mum, grandmother, great grandmother etc all had children young, and I'm not sure if this is why I'm being so broody. My boyfriend wants a baby so badly, and I'm not sure if that's what is also rubbing off on me.

The reservations I have is that I'm about to start my second year of university. I know, from a friends experience, that if you get pregnant during university, you can take a year out to have the baby, and then return.

Two days ago we had unprotected sex, during my 'ovulation' day, so there is a chance that I am pregnant right now.

I was just wondering, what your opinion is on my situation. Also, if there is anyone who has had a baby while in university, or if there is any other teen mum's that I could talk too, that would be helpful.

Why do people work their life away?

Why does the human race all follow the same path as one another? We all get sent to school, graduate, then we're told if we want to be anything then we have to go to college and get that degree. Then we graduate that and get an internship somewhere and slave away. Spend all our time away from the ones we love and the things we love. We justify it by telling our loved ones and ourselves that it will all get better in time when we move up the ladder. How do we know we will be given that time? We don't know how long we will be on this Earth before we die. So we slave away, get some promotions and yet we still feel empty, lost and depressed. We put off happiness and actual living throughout most of our life just to work a job that makes us stressed and miserable. Raise our kids to believe that they have to take the same path, even though we hate the life we have. We save up what we can to buy that nice car… The rest of our pay cheque goes toward paying our huge mortgage. A house that has so much useless stuff in it. We spend our whole lives miserable for what?

Possible for me to get a mortgage?

Hi everyone I'm 23 and male I work as
A maintenance man.iv been there 10months, I earn between 350-400 every week after tax which I think is ok.

Anyways I still live at home I want a mortgage on a small 1 bed apartment prices are around 110-120k were I live.

I have a good credit rating paid off 2 cars on finance and never miss a payment on any thing.

In May next year I'm going to apply for a £90k mortgage will I have a chance?

I have 20k atm saved. But by then I will have 30k saved for a deposit?

But my thing is I want to purchase my own townhome or house beforehand.

I just really want to have a place I can call my own & a place to live just in case we don't work out or a place for my brothers or cousins to live if they ever need it.

Which loan(s) should I pay off first?

I'm 26, just bought first condo and looking to get out of debt ASAP. At the moment, I have $500-600 left over after all bills and expenses are covered. I'm a nurse and hope to pick up a couple extra shifts a month (easy to do, they ALWAYS need staff) to bring in at least another $500 to pay off debt.

Condo Mortgage: 60K @ 4.9% over 30 years.

Student loans: 20K average rate of about 6.25% Not sure how many years left. They were originally 10 years but I've paid down 15K already and they're often deferred because I was too low income then I keep going back to school (But letting the job pay for it this time!) If I had to guess, I would say 7 years left. They should be deferred until Dec 2015 with only 5K accruing interest 6.8% right now.

After I have a healthy emergency fund, what should I do? Many say I should pay the student loans because the interest is higher and I can't bankrupt that.

But that mortgage is over 30 years and my entire payment is going towards interest right now. Every extra I penny I send them is actually paying off the loan. I did the math and even just $200 extra a month pays off the mortgage in 15 years and saves 33K in interest payments!

I honestly have no intention of selling the condo so paying it off is a must. I got it for a steal. I can't rent it except to family so (Lord willing) I want to pay it off and give my mother a good place to live when she retires in 10-15 years and wants get out of her old house in the ghetto.

When credit companies review your debt to income why don't they factor the interest and/or term on that debt?

Example: Bob and Joe each earn 100K a year. They each owe $300K mortgage and each have $20K in credit card balances.

Bob has a 30 year mortgage with 4% interest. His credit card balance is on an 18 month no interest offer.

Joe has a 15 year mortgage at 8% interest. His credit card balance is due in 3 days and is subject to 27% interest on unpaid balance.

Bob is clearly the better risk, but credit companies consider them equal risks. Why?

Mortgage lenders/ HOA deficiency?

I am selling my property in AZ. I found a buyer, we agreed on all the terms. The buyer was pre-approved, I am in good standing with my property. However, the buyer's bank did not approve the loan. Apparently the HOA in which my property is located has a high deficiency rate with unpaid dues from residents. A second mortgage lender has also denied the loan. I am afraid that I will lose the deal over this and I may not be able to sell the property at all. Any suggestions or advice on what I can do?

What exactly do mortgage underwriters do?

I am so nervous! Seller accepted my offer on a home July 2nd, and underwriting with the lender had approved everything and sent files to USDA.
USDA had the file just yesterday, (apparently it's way behind.). My loan officer called today, and said that USDA gave back the packet to their underwriters to "help them with their job". Something about USDA closing for the next two weeks, and they are so far behind already.
He said I should expect a clear to close from their underwriters by tomorrow. I want to know exactly what could go wrong at this point, and what DOES underwriting do? They are reviewing the file, I get that, but what else?

Does my ex need me to sign a quit claim deed? Ontario Canada?

We both filed bankruptcy during separation and divorce. He made a deal with the bank to return to the house and continue making the mortgage payments.

The mortgage is still in both our names, but so is the deed. The mortgage comes up for renewal in April 2015. Will he need me to sign a quit claim deed to remove my name from the house? I was advised to not sign off on the house until he can prove he has financing without my name on it, even though my bankruptcy protects me from the debt owed on the house.

Also, there are government liens on the house and a writ of seizure and sale from unpaid child support.

Is it possible the bank will just let him re-finance without qualifying? Will the liens and writ need to be satisfied prior to renewal of mortgage? He has been keeping up the payments lately, but he was only discharged from bankruptcy less than 2 yrs ago.

my mother died about eight years ago. Her house went into default and was sold at auction a few days ago. There is about eighty five thousand in equity. The will says to divide evenly between my two bros. And me. My aunt is executer but is ill. How do we get our equity. Do we have to pay a lawyer 25 percent.Is there any other way?

Mortgage LAWYER Help! Banker? If you are smart, I need your help?

A divorced couple still has a mortgage together on a house, the female wants to have her name taken off the house. How can this be achieved without the use of a lawyer?! They have been divorced for 9 years and she has had nothing to do with the payments of the house or mind you anything to do with it. (Mutual agreement that he kept the house and she walked away- easy right?)… Comes back to haunt you.

Now the house is currently up for sale however that one member isn't paying the loan and it may go into debt collectors.

Now the ex wife would be worried that her ex husband is not paying the house, it's not selling, annnnd she just needs to get her name off so she doesn't have a bad credit rating due to his negligence?!
Note:
Ex husband does not want to go through the hassle of re financing etc as he is just not in the mood to do it and will not just cos the ex wife wants her name off the house. (Not compliant what so ever).

If you are a laywer or work for a bank please give me advice.

Look She should have done this a lot sooner however she just wanted to move on with her life and didn't realise how hard it actually was to get her name off from something she hasn't had anything to do with. Evidence that no money has come out of her bank to that loan for 9 years. Would that help the case?

I'm 18 and in community college and I'm barely going to move out, I have two part time jobs and barely have 1500 in my saving towards a house and by the time I finish having enough for a house I'm going to be 40 and that's not counting how much I'm going to have to pay for college for when I want to get my degree. I want to be a etcher but seeing how the pay is for teachers nowadays I feel like I'm going to have a house until I'm 60. Now some individuals who bought at the lower prices, and because of the way the law states, are being told their condos can be sold right out from under them to a developer of apartment buildings.

I want to buy another rental property, should I transfer mortgage to a corp to get approved?

I currently just have 1 rental property and my primary residence. I want to purchase another rental but am not sure if I will get approved as most banks won't recognize 100% of rental income. Mortgage on rental is 950 a month and it nets me about 1675. Even though I am making over $700 a month the bank will probably only recognize 50%. This shows a shortfall that will cut into my TDS ratio. Would it be beneficial to put my current rental in a corp? I would probably still have to be the gaurentor, but this way I am hoping the mortgage will not show up in credit report and will not affect my tds. Hopefully then I could get approved for another rental. I understand I would probably pay higher taxes on rental income in a corp but this is not what I am concerned about at the moment.

Best way to use a small windfall toward debt repayment?

I will soon be getting about $1000 and I want to use that money toward a debt payment. Am I better off 1) paying it toward a 30k student loan at 6.85% or 2) making a principal payment on my mortgage to get closer to being relieved of paying PMI. I pay about $100 per month in PMI and I am about 7K away from being done with PMI.

I'm new the buying a house. I have a decent job and am ready to make a purchase. My grandmother has a house that she has been paying off a mortgage for a long time now. I believe there is right around 60,000 left. She would like to sell me the house and move somewhere smaller. Take out a loan or mortgage?

So new to this and not sure where to start or how… And what even. Our lease is up in May and we are wanting to find a town and place to settle permanently… We aren't sure if we'll stay there for a long time until we find it. I am 28, mom to daughters 6 and 4, and my husband has been out of work for over a year. The type of work he does would require him to move across the country to get a diff job, meaning I'd have to give up my job. Meanwhile we are in over our head with our mortgage.

My boss propositioned me with a major promotion and transfer if I go on a romantic weekend with him to the Caribbean (masked as a business trip). As grossed out by the idea as I am, I am finding it hard to not at least consider it.

Not only would the promotion come with a lot more salary, the transfer would mean I would no longer be directly under my boss (hence getting away from the creep). Meanwhile, I do trust him to follow through with his promise because it would be too risky for him not to.

Am I an awful person for considering this?

I was pre-approved by a mortgage company and was told later that I would need a cosigner to continue the process.

So I looked elsewhere and was pre-approved today by a different lender. I was told there would be no chance of needing a cosigner and I would be approved for the loan I need.

Is it possible for one lender to approve me without needing a cosigner and another would require one to be approved?

FHA mortgage and student loan forbearance?

I am currently in the process of applying for an FHA loan. I understand that if loans are deferred for a year after closing, they do not have to be counted in debt to income ratios. My private student loans are in forbearance, but the payments aren't due until November of 2015. We are scheduled to close on the house by the end of October. Does it matter that they are in forbearance? My thinking is that it shouldn't, since my payments aren't due for at least a year after closing, but I didn't know if the terminology meant anything.

I'm 42, single/widowed, retired/disabled Vet, mom to 3 amazing kids (11 year old triplets), work full-time, and I go to college part-time.

I will be done with college in December. At which time I will be entering into an unpaid internship for approximately 6 months. The internship is to help me to be able to become a Registered Dietitian. I won't be working during my internship. However, I still have my military pension and my VA disability coming in. Without the salary of my full-time job, things are going to be tight for a while. With three growing children, I need to save as much money as possible.

I have been a stay at home mom for 17 years. On the side, I had part-time jobs, antiques furniture business and currently real estate license. I have money set aside from an inheritance which I plan to use in old age. My husband maintains two jobs to pay the mortgage and taxes which is about 60% of all our monthly bills. Lately, I have been dipping from my funds to cover miscellaneous expenses of our family. My husband says his retirement funds are actually ours to share. What happens if you stop paying a lease agreement, and a furniture payment?

My husband was out of work 3 months. And we are behind on mortgage, and all other bills. We put on for a modification. But since my husband is back at work they will not help us. So now they are saying they might do a repayment plan, which would double our payment. If that happens we can not afford double the house payment and our other bills. I hate to not pay and mess up our credit. But I don't want to lose our house. We have a furniture bill. And a lease item that is worth $400. And we also have an alarm system payment that we have a contract on. These would be 3 things we might start with. The furniture is a refrigerator that we need, and the lease is a water heater. Both things we needed. Has anyone had this happen, and what did you end up doing? We don't have any family to help us out.

First of all I want to say that me or my husband are not deadbeats. He was out o work for over 3 months due to a back injury. I was the only one working to support 3 people. His job doesn't have any sick pay even though he is full time. I worked, ran all the errands, and took care of him and her both. It was a stressful time. We submitted papers to our mortgage company. And we even went to a credit counselor. She told us that we should easily get a modification with our interest lowered. Well, as soon as he got back to work our refrigerator went out. So we had to take on a new payment. Then we had someone break in our home. So we had to repair our door, and we got an alarm system. Then the next week our water heater blew up. So I got a lease for the water heater. All the things we got was necessary items. So last week we find out we can't get a modification because he is now back at work. But they may give us a repayment plan. So it seems going to the credit counselor was no help. We also tried to tell them the extra payments added to the budget. I don't think they care. So now the credit counselor thinks our mortgage payments will be double! We are still trying to catch up on payments and doctors bills when he was out of work. I am so stressed to the point of always crying. I don't want to lose my home. I don't know what to do. It seems like if you are trying to be honest, no one cares to help you.

Taxes are supposed to be paid through mortgage but i just got a court summons for delinquent taxes?

My mortgage has been volleyed around from mtg company to mtg company. During a period of disability I asked for a deferment and was approved for 8 months. I was told at the end of the 8 months the amount due would be put at the end of mtg. Well, 7 months 29 days they sell my mtg to another company. I am 8 months behind on mtg but it has been 2 years and I pay the current amount. I keep waiting on a workers comp case to be settled but I think never will (another story).
Now, today I get a tax notice that I owe delinquent taxes and they were suppose to be paid by mtg company per our contract. What do I do?

How could I start a propert development business?

I'm 22, me and my twin brother just bought our first house with a deposit of 50k that was given to us from our mum. Our mortgage is now £390 a month which we pay half each. This house is for us two to live in personally, not to rent out.

Now we'de both love to begin a property development business and become as sucessful as poss but we don't know where to begin?

I thought maybe this - the deposit rate at the moment is 10%, buy a 4 bed house for 160k, 10% deposit is 16k. We remortgage our house to get 16k and buy a new house. Convert this into 4 self contained flats and charge £130-£150 each. Thats a total income of £2400 per month if we charge £150 per flat. Minus bills etc. For that house say £1000 to be on the safe side, and we make £1400 per month.

Does this sound like a good way to begin or is there a better method? We have noone else to ask or that can help us, so really appreciate any help here. Thanks

Poor credit rating for mortgage even though never been in debt?

I spoke to a mortgage adviser from a large bank who said that because my partner had never had any credit he would have a poor rating. He said he could look at both our credit ratings, but this would also score against us as someone has looked at our ratings. Is it better to look ourselves? What is the best way to do this? Also, we have both had jsome credit, we both took out a loan, but it was over 10 year's ago, would that help? Also I am a regular catalogue user, for about 20 years would that help? I am finding this mortgage business hard already and we are just at the beginning of our journey… Thanks in advance.

My finance and I were thinking about getting a mortgage together, at the moment we live in a flat that I own, however he has just found out that he is facing a ccj. Ok. I recently moved into a house. It was a long and totured experience, 5 months. I asked for a home buyers report to be taken out, 4 months into it, and after asking our bank 3 times, we received the report, they had mistakenly just done a valuation report. I asked my broker what this was about (i had waited a long time for this) he said he did ask for this, but not to worry, if there was an issue, it would have been seen on this report. Also, i would have to pay for the homebuyers report on top of the valuation survey, money, at the time, I didn't haver at all. I took his word:(
I may add that the valuation surveyor had to go back to the property as they didn't realise there was a loft room bedroom (Amazing job by the surveyor!)
… But I have noticed some glaring issues. Issues, that I would have thought, would be on a valuation report
I understand that a valuation report does not explain what is wrong with the house, it states major faults and how much it is worth to a bank. In previous reports though, they have stated retention of funds or costing of repair funds to the valuation.
Have I any right to complain? I would add that my mortgage broker is ignoring my emails, as he would 'look into this'… He is at fault surely, or he bank, as I wasn't given what I asked for. I can only hope the broker has WRITTEN proof of this.

What if we decide not to buy a house the day before closing?

We started to buy a house in May. We've had to switch financial programs because the bank's "expert" kept screwing up. Because of her mishandling this mortgage, our insurance for the house is higher than should be, and there's double costs for appraisals, etc… Now, the night before closing, we finally get paperwork showing what our monthly payment is going to be, and she tells us we need to show up with $815.00 or try redoing MSHDA, taking even longer to close. If we decide enough's enough and don't sign tomorrow, what can the Bank make us financially responsible for?

Can a mortgage agreement be revised while I was in prison?

While I was in jail, I gave my husband POA so that he could do our taxes this past April. Without me knowing until 2 weeks after I got out, he used the POA to sell my vehicle and he also signed a trust modification regarding an inheritance from my parents. The trust modification is BAD. The original trust document is notorized and signed my my parents, my husband, and me and gives us ownership of our home free and clear after 7 years of payments as part of my future inheritance upon their demise. The house is owned free and clear by my parents so this was obviously a great deal. The new trust modification I have states that we now have to pay a 20 year mortgage on the house (starting April 2014) before we take ownership and that we owe my parents $65,000 to be financed for 20 years at 4% by the trust. Obviously this was done maliciously by my parents and when I confronted my husband he says he didn't realize that we were not going to own the house after 4.5 years anymore *as we already have paid 2.5 hears of payments on the original 7 year trust amendment. The second amendment is not notorized and has some obvious errors, but there IS a copy in my hands. My dad says it’s legal. What do I do? Help!

Debt and getting a mortgage?

I was left in an awful amount of debt by my ex husband. Unfortunately i was unable to pay these debts which were then given over to debt companies. I have for a few years now been paying what i can to each company and i am in a better financial state now after working hard to pick myself up. Problem is i really want to get a mortgage and have upped my payments to them, i am currently waiting on pin for my credit report. How can i prove that i am trustworthy without paying all off in one lump sum

I have never defaulted on any of these repayments but my concern is that it will not look good that they were passed onto debt companies in the first place, I know i should not have let it get to that stage but i stupidly panicked and buried my head in the sand hoping it would go away and was also struggling to come to terms with relationship breakdown and learning how to be a lone parent. I was scared, stressed and at a loss. Some people may think stupid.

How to not go crazy with money?

I just move out is now living alone in an apartment. I am having going paranoid with money, I count every penny I spent, I never use to when living with my parents. I pay their mortgage when I live with them $800/month and I never worry about money until now.

Now, everything I buy I always take like 15 mins debating in my mind whether I really need it or not and whether I can get away with the cheapest one.

When I lived with my parents, I bought 55" smart TV, now living alone, I bought a 28" and is now thinking about returning it because it is driving me crazy thinking it cost me TOO much for a TV.

If I have to go to the kitchen, I would turn off the light where I am at, and then turn on the kitchen light just trying to save money.

How do people deal with this? Any suggestions.

Hi there,
I was just hoping you could give me some information on getting a mortgage on our current home which is finance free. Basically what we want to do is rent out our current property and release equity on it to buy a second property. The rent will cover the mortgage. Our current house is worth 315000, how much equity would it be possible to release? Also regarding a deposit, would our house be the deposit or would we need a cash deposit?

When I type this into my calculator I get 14250. There is no way that the monthly mortgage payment is 14250 per month. What am I doing wrong here?

Is it common for someone to own and rent out properties for income while still living in an apartment?

I'm thinking about purchasing several homes without mortgages in the future just for the purpose of supplemental income. I'm just interested in knowing whether or not it is common for people to rent out homes for money yet still prefer living in a apartment personally.

I found i house i like in the VA area for 250k and Im putting down 5%. I'm trying to figure out what my monthly mortgage will be going by todays rates. Also, I heard of ways of avoiding PMI through 80/20 loans? But I'm worried because I've heard stories of the rate skyrocketing on the smaller loan? Do I make out better by going that route? I'm 17 and in my last year of secondary school, and I have the opinion that school doesn't make you more intelligent one bit
If you get As in all your classes, that doesn't make you smart or just means you work harder. (I realise the title is a huge generalisation but i just mean that none ofy friends seem to have opinions on things like war and politics etc)
I would say that having knowledge of what's happening in the world, different countries, learning new languages and just learning about different things makes you intelligent
I understand that you learn things in school that are useful such as maths and English, however when I'm at school I listen to my friend's conversations and realise they'reall about boys, proms, shoes and television (I do talk about these things too) but sometimes I'd actually like a conversation that'd make me think

Added (2). Ok, so my mom passed away in March, literally a day after I turned 18. She wasn't married, so everything is basically up in the air. Her car's tags (this is Ohio btw) apparently expired in August, and I have no way to renew them, or get the title in my name, or even be able to drive to the DMV to get a driver's license. It's really bad, because if she were still alive she could literally just sign the car over to me and I wouldn't have to pay thousands of dollars I don't have…(still writing)
Added (3). on a probate attorney, not to mention that if I did "open the estate" I'd most likely lose the house, not get any more rent (a neighbor pays the rent next door, it's a duplex), and I'd be in debt to every person and business that she was in debt to. I plan on going to college next year, and I'm gonna get really bad interest rates if I take all this on. My brothers can't help either. I can't get a new (meaning different) car because I don't have any money. Is there any hope?

What exactly does this statement mean?

Looking to get a home with a homepath mortgage. I know the program is ended soon so on the website it says "Available only with specific lenders and must have an executed signed contract registered with Fannie Mae before Oct. 6th, 2014."

What exactly is an "executed contract" when buying a home? Is it the acceptance of the offer or has closing already occurred? Just wondering if realistically there is enough time to get this financing.

I am 27 and interested in buying a home for the first time through FHA. I gross $3k per month, working 2 full time jobs, I have been with job A for 4 years and Job B for 8 months. I have 2 lines of credit both maintained under 30% for a year ($1000 total debt) perfect payments, no collections. No other loans or debts of any kind. Only 1.5 years of credit history. $1k savings in bank, a 3.5% down payment and a 660 credit. Do I have a good chance of getting approved or should I not waste my time. Thanks for your advice!

Hello. We are first time home buyers & we fell in love with a huge Victorian home that has been turned into a duplex or triplex of sorts. The home still only has one meter so we were told that converting this home back into a single family home would be cosmetic & taking down walls. This seems like such a big job! Not only that bit take into account this homes was built in 1900.
My questions:
- Can I factor in how much it will take to convert this home in with the price when we buy the home? (As in subtract how much it is going to ask from the selling price OR add that much money ONTO our mortgage loan in order to do these changes?)
- is it hard to take down walls and rip out kitchens? We want to do most of the change a ourselves if we can so we Know that this house will takes years to complete since we have two small children.
- any advice?

My husband will NOT save money, help?

We are in our late 20s, been married 6yrs, n have 2 children. We have small home we own home, n 2 vehicales. My husband makes 300 a week, gets 60 extra under the table, n does a lot of side jobs (he likes working on vehicales), he does that at least 3xs a month n gets 250-350 each time. I also do a small side job of cleaning n bring in 120 each week.
Needless to say, we should be living a bit better than from paycheck to paycheck. I have tried saving money but the moment we have a bit he wants something n has to spend it. He just bought a used avalanche which its very nice for 4,000 which took all our saving n some that I had put aside also. I kept asking him to put some money back. He gave me 1,100 to put in our saving 4 days ago, I was thrilled. But of course today he wants a used camper. I did not agree n now he is all mad n upset saying how it's his money n why should I control it.(which is how he acts if he don't get something)
I realize he works his but off, I want him to have what he deserves, but I don't want him to have to work all his life and keep living paycheck to paycheck. I have tried several times speaking to him about it calmly and to the point of argueing. I don't know what to do.
He is a hard worker, a great father, and wonderful in every other way. Our bills do not go unpaid nor our mortgage. I would like us to have something to fall back on and eventually a bigger home in the country like we both desperatly want n need
