I have 2 mortgages on my house, a first with 0 interest ( from my father) and a second fixed at 5.00 percent. Im looking to only refinance the second at a lower rate at a fixed rate. Do you know of any instutuions that will do that?

Why is my credit score worse than husband's - when he has a bankruptcy on his credit report?

My credit score is 628 (Trans Union).

In my 20s, I made mistakes. Was 30 days late on my mortgage twice in 2004 and once in 2008 (I've since sold that house and paid off the loan). I had a few credit card 30-day late payments (one in 2004, one in 2006 and one in 2010). So my last late payment was 4 years ago.

I'm now in my 30s. I've paid all my cards off. I have $0 credit card debt. I've worked hard (2 jobs) and saved cash. I bought my car with cash, and put $40,000 down on a house.

My only debt now is my house (even with a bad credit score, I was able to get a home with a 3.75 percent rate since I had 20 percent to put down and I bought a point). My mortgage broker said initially when she saw my score she was concerned until she looked at the report and saw how clean it was.

Didn't think much about this until my husband pulled his credit - and his score was much higher than mine (742).

This bothered me because before we met (in his mid-20s), he filed bankruptcy, which included a house foreclosure and a car repossession. He's turned his life around and is now great with money- so I am not faulting him for filing. He learned a lesson.

But I don't understand why his score is so much better than mine. We both learned hard financial lessons in our 20s.

Why is it that I worked 2 jobs and paid my debt off and my credit score is still bad… And he filed bankruptcy (so debt was wiped away) and his score is ok?

How to find a existing loan on the house I am going to buy?

Hi, I am purchasing a house. I would like to know if the house has a existing loan, including mortgage credit and something else. How can I find out those loan info on the house?

I had a bad experience related to a existing loan. When I started negotiation for purchasing a short sale house before starting a escrow, no one told me that the house was collateral for card loan. Therefore after having few month of negotiation period, suddenly card loan lender showed up. As a result we backed off from the negotiation and misused our time. So I would like to know how to find out what kind of loan attached to the house I am purchasing.

I want some info on buying a home but I don't know where to start?!

I am a college student and I have never owned a home before. I have been looking a several homes in the Nashville area under $75,000 and have found several that I am interested in. Some of these homes require some work, but I don't mind a project. My issue is financing it though. I have a limited credit history (about one year) but I could probably put 10% down on the home. I don't want to ask my family to co-sign unless it it ABSOLUTELY necessary. I want to do this on my own. Where could I get some information on this and what loans could I qualify for? Why is my stepdad such an idiot?

I've known my step dad since I was one year old so he is basically my only dad as far as I'm concerned, but he's an idiot. He's always arguing with my mom over stupid things! For example, me, him, my mother and 3 year old half brother live in a small 3 bedroom house and he'll moan about 'stuff' being everywhere. Like my moms documents in the front room or a box in the kitchen when he won't clean up anything himself!
My mom works full time, she earns a decent salary of £45K a year but then she has to pay for my brothers nursery which is stupidly expensive at nearly £15K a year (so she told me), she has to pay the mortgage, gas bill and electricity bill! My step dad earns £35K a year plus bonuses but I found out from my mom a few months back that he's in loads of debt somehow, she always has to give him money, he goes overdraft on his bank cards and she doesn't know what he spends it on!
On top of all this, he's a 46 year old man that sits on twitter whenever he has free time! He's like a sloth. My mom has to go to London every week for work and sometimes she'll stay overnight so I'm the one that has to look after everyone in the house! I've just turned 18 so I can cook etc, but him being the father should be doing this all! I'll have to take my brother to bed and dress him and feed him, then do diner while he sits on his a** scrolling through twitter!
He'll come back home moaning about his life and whatever when he's just lazy!
Why is he like this? What about your dads?
Added (1). Plus, my grandparents (mom's parents) don't like the way he talks to my mom sometimes and that he's always moaning to her and arguing when she has so much to do.
He's really judgmental too! Like if there is a camp person on tv or he sees one he'll try and make jokes as if he's homophobic but claims he isn't.
And whenever we go out and he has to talk to a woman (sales assistant/waitress/etc) he'll try and make jokes and call them 'sweetie' which makes me and them feel so uncomfortable!

What kind of return can a business make after loans and fees?

If a person wanted to start a business and they took a $200,000 loan, mortgage whatever say 6% interest and spent all that money to make the business operational. Do businesses make returns, as in take home at the end of the year of 50% or 100,000. Does this happen? Assuming low overhead, few employees and low overhead, including low rent on account of small space.

How bad does it affect your credit for one 30 day late house payment?

I am currently selling my house and the deal will close in like 2 weeks from today, tomorrow will be my last day i can pay my mortgage or they will report to my credit. I already moved out so i am paying rent somewhere else so its very difficult to pay mortgage on an empty house i am not living in. Please help, we gonna pay off tis home once sold in 2 weeks. Would one miss mortgage be very bad on my credit. I am also paying off all the credit card when i get the money from the home.

Good Investment Retirement plan? Duplex purchase?

We have an option to purchase a Duplex that has a triplex possibility but it's at the top of our budget.

Rental income for both units easily pays the mortgage but we planned to live in one unit and use the rest of our cash to remodel the detached garage into a smaller unit for us then rent the duplex so we're eventually mortgage free. Could take up to 1 year to complete as building permits are slow in our area due to regulations.

I am concerned using all our cash near retirement age is a risk though many are doing it now since no other investments are paying less than most rental income. If any major repairs happen, that will also be an added stress.
Last concern is real estate might be at its highest this year then go down which might mean rental rates go down since incomes are not going up for most.

Any suggestions or thoughts welcome! Thank you ~

Is it time to get the heck out of Dodge?

Situation is I'm getting a divorce. Our agreement is She gets the house and all its Equity and I get my pension… Problem is she can't afford it. Currently she pays the utilities,phone, cable etc. I pay the mortgage. 2200 per month that includes all taxes and Insurances… Ok now she has moved her sister into the guest room permanetly… She is getting divorced too, and has to college kids who stay hear to… She's 46 never had a job and sleeps or watches movies in bed all day and night. I told my my either she goes or I go. I had to yell at her when I saw her washing dishes in cold water with no soap and then putting them on a rack to dry when still dirty! Know no one talks to me, my kids included.So i am tempted to stop payments and find somewhere else to live. This is been going on since October 2013… Tell me what yo think… Thanks jim

Loan to buy cash-only foreclosure?

My partner and I are trying to figure out how to buy a "cash-only" foreclosure using a loan. The property is in our ideal location, its a great size and the asking price along with renovation costs factored in is under 100k. Ideally we would have bought a house using a traditional 30 year mortgage, probably FHA, but as the seller is only accepting cash offers that's not an option. We both have good jobs and good credit scores were just not exactly sure where we can get a personal loan of this size. I spoke with someone who knew quite a bit about mortgages because they worked with traditional mortgages for a few years and they suggested we take out a 100k personal loan, buy the property, renovate and then use the left over money to pay into the loan for a few months, and after the house is in our names and the repairs are done that we could refinance the loan into a traditional 30 year mortgage to bring down the payments (they said from the bank they had worked at the payment on a 100k personal loan would be roughly 2300). Would something like that be an option, and if so how does that work, would our loan some how be turned over into a mortgage or would we be paying off the rest of the loan as well as a mortgage? Were looking for any advice that is relevant to our situation about obtaining a personal loan and potentially refinancing it, nothing about a traditional mortgage since the seller is not taking offers of that kind. Will online gambling transactions hurt my mortgage loan application?

I have excellent credit with a car loan as my only debt. I also have 4 CCs that never carry balances. However I have a bunch of online gambling transactions on my last couple months bank statements will that hurt my credit app and possibly be cause for denial for a mortgage loan?

Can you do a quit claim deed before marriage?

My fiancee and I live in the house I own. We are looking to do some bigger work to the house which requires a loan. I have horrible credit. My fiance has great credit. The bank we are applying with stated the only thing holding back the approval of the loan is the he is not on the property. They suggested a quit claim deed. We completed the form and had it notarized, took it to the auditor's office and were told that if we did the quit claim deed prior to our marriage we would have to pay a 1.7% fee towards to remainder of the bal owed on the mortgage. However, if we do it after we are married it would be $10. I do not understand how they can charge any more then what I filled out in the deed paperwork, which was: for and in consideration of the sum of Ten Dollars and other good and valuable consideration. Is there any way around this? Oh, and we live in Washington state.

So I'm in the state of Georgia looking at foreclosures.
i've contacted a few different ones and asked what does my credit score nds to be. So the 1st question they ask what is i say below 640 but higher than 625.
So two realtors tell me to call their lenders up give them my information and tell them i sent u. So the 1st question i ask them what my credit score nds to be and they tell me a 640, what's yours? Z
i give them the same answer i gave the realtor now the lender wants to run my credit report and i specifically tell them
No its no point of u running someone credit report if they haven'tmet the minimum credit score to even qualify.

How hard is it to get approved for a mortgage?

My boyfriend and I want to buy a cheap, foreclosed home to redo and rent out. We were looking at houses that cost about 30-60k. We have never owned a home before, (I've only ever had an apartment). I don't think that I have good credit, and he's unsure of what his credit is. I was wondering how hard it is to get approved for a 15 or 30 year mortgage.

What is a good career choice for a complacent freeloader?

We've all got one, the family freeloader - can anyone give me some advice on getting my brother on his feet and making a decent living?

The situation: I'm a 26 year old female who owns a home with my mother; bills, mortgage, furniture, etc. Everything is equal. We have a great relationship and this works for us, both being single professional working women, however there is a third (and broken) wheel to this equation.

My twin brother (also 26, of course) is a complete burden and defines the term freeloader, but my mother pities him and refuses to be firm with him insofar as getting his ID, doing his taxes, improving his education and getting a decent job. He's a full fledged adult man, however he still behaves like a below-average intelligence teenager (sleeps all day, occasionally works evenings as a banquet server for minimum wage, spends All of his money on pot and video games, doesn't clean up after himself, extremely poor diet, etc.).

My mother is mostly content to ignore this but I am fed up - he lives like a cockroach in the basement.

Can anyone tell me what a decent career (and salary) might be for this idiot? He is depressed and (to put it kindly) not very bright, has minimal computer skills, and has debt which he refuses to address, and is absolutely terrified of 'growing up'.

Any advice would be greatly appreciated - I'd like him out of my life and out living his own! I don't understand this mentality, but have heard it's not unique?

I need advice on buying an Abandoned House?

Okay so this is kind of a long story.
So there is this abandoned house that I am looking into buying. I saw it and it is in a great neighborhood by my local beach, and the tax value is only $104, and probably less since its been abandoned. I went inside and there has been stuff thrown around and spray painted but no major damage we can't fix. I'm totally in love with this house so i emailed the city and gave them the address and they told me the taxes are CURRENT and have been paid by a mortgage company, Ocwen Loan Serving LLC. They even emalied a copy of the recipt. But it show's the owner is a man named Jerri. That is the legal registered owner. From what I have found I see that he has died and his family abandoned the house for some reason. I can't contact the family & the city AND loan company say they really don't know anything about it and the contact eachother lol. So I don't know where to go from here. Any advice? I have been told by a land lord from the city to try to just have the immensly over-grown yard cut and turn on utilites and just squat there (move in) and get to know the neighbors, let them know and ask what has happened to the owners. I would love to legally buy it and finance it. Any suggestions? I know I can get utilites turn on in a snap. What should I do?

Notary notarized my signature and I was not present and had no knowledge of transaction?

While I was in the hospital under the influence of heavy narcotics every three hours, I just found out my husband used my signature to obtain a mortgage to which I had no knowledge. The funds from the mortgage were put into an account with his name only on it and all his bills were paid with the equity of the home. I did not authorize this and was not present at the closing where the notary notarized my signature without my knowledge or consent. I was told by my husband he gave him my license and the mortgage lenders wife who I have never spoken to or have no personal knowledge of notarized my signature to close the loan.
To make matters worse now that I am feeling better and looking into our finances, I found he used the same mortgage broker again and again my signature was notarized again in order to obtain a mortgage. My name is not on the deed but I have marital interest in the home and was told that in the state of New Jerey a spouse can not obtain a mortgage without the spouses consent. I gave neither nor did I receive any of the funds from the proceeds which severely changed the equitable value of the home.
do I have any recourse to go after the notary and broker since they violated laws even though I just found out I was dupped.

Forclosure only has quitclaim deeds in its history. Should I be worried?

I am looking to buy a foreclosure through an auction site for houses. The history in the county appraisers records shows only two things, one being a QUITCLAIM DEED dated 1967 between estate of some deceseased guy and the lady who owned it from them to until around 2010. The document also says she QUITCLAIM DEEDED it to herself under a different last name (I think). After that there is no record of the 2010 sale except the tax records show a CER OF SALE in 2010 and REDEEMED right after (meaning it sold) plus the person paying taxes changed.

Anyway, the latest is a CERT OF TITLE from the bank I assume the 2010 lady got a mortgage through, specifically:

US BANK NATIONAL ASSOCIATION AS TRUSTEE
350 HIGHLAND DR
LEWISVILLE TX 75067

Anyway the auction says they will give a "special warranty deed" and offer free title insurance I believe.

Should I be worried that the only other thing besides the 1 CERT OF SALE in 2012 is two old QUITCLAIM DEEDS, one dating back to 1967?

Or will the insurance + Special deed warranty be OK and I am not going to loose the property or something?

In theory couldn't someone pre-67 still owe money on the property via an old LIEN and they could come after me? How would I even check this if the dates only go back to 67? With no information in between including none about the 2010 sale (nothing was transferred). I assume because the bank had a loan out on it.

Should I sell, let it out or live in my house?

We have had an offer above the asking price and accepted within 3 days of listing the property. The trouble is one if is has a poor credit score that unfortunately means that at least for the next year we won't be able to get a mortgage! (Our plan was to use the help to buy scheme on a new build) after accepting the offer we tried and were declined on a mortgage. Do we still sell our home put the profit in the bank and hold out until we can mortgage a new property? Should we rent it out and make some money while we rent a larger property? Or should we stay and save but run the risk of not selling our property in the future once we are eligible for a mortgage?

Out mortgage is roughly £450/cm
Rental of new property £650/cm
To let our property we should receive £525/cm

Am I being taken advantage of?

I've been with my boyfriend for 5 years. I don't want to get married. I am divorced and have an eight year old daughter. I bought my house over three years ago and I have managed to make all the mortgage payments and utility payments on my own. To this day, he hasn't offered to pay for anything. The only contribute until he has made is $1000 from his tax return this year. He lost his job last year and he found one that pays very little a few months later, but he still doesn't help me out. I really love him, but I find myself asking if its worth it. He helps out around the house, but I fell into debt while he was unemployed. I helped him get out of his debt, but he makes no attempt to help me out financially. I don't know what to do.

How to Improve my Credit Score?

I am hovering at the 700 range. TU is 705, the other two are (689-699). How can I improve my score? I currently have two credit cards (one unsecured and the other secured) and an auto loan (which I have considered paying off two years early). Would it be a good idea to pay my auto loan off early? I could save almost $500 on interest alone. I just do not know if this will affect my credit.

I just got my second credit card about a month ago. Should I wait before I open a new account? One thing to also consider is that I will soon be moving to part time hours after this next month. My wages will be nearly cut in half, which I believe could potentially impact me when applying for credit.

What should I apply for now, or in the future? I pay all of my bills on time, no balance remaining, etc. I don't particularly need a personal loan, nor a mortgage; car loan. I feel the only thing that I could realistically benefit from is an additional card (to increase the number of my accounts). What do you think?

Am I doing well financially compred to people my age?

I have about 1.8 million dollars saved up for my retirement and my house worth about $350,000 is payed off. I have no debts.

56 years old and been divorced for over 25 years with no dependents.

Have a long term care insurance and a stable job with all the benefits.

I figure I'm doing better than 95 % of peple my age.

I'm going to retire in another 3 years although I could keep working till I'm dead as I'm in a high demand health care professional field.

Private Shared Ownership - is this possible?

My partner and myself have fallen in love with a house, after having our offer accepted we was unable to obtain a mortgage due to my partners old bank account closing on a default 2.5 years ago. We pulled out of the agreement and tried to forget about it, after looking on a property site i seen the house was still up for sale and £10k less. The vendor knows my partners boss so we got his number and rang him with a shared ownership offer.

we will keep to our original offer of £120,000 however would he accept £60k +rent of £250 a month then in 3 years when we can renew for the full amount we will give him the difference which hasn't been paid. He said he would seriously think about it as he was originally renting it out, obviously this would be done with solicitors and contracts etc.

My prob is i contacted my bank and explained but they said no banks would accept this and we would need it as Cash and we have to go through a specialist housing association and their properties.

Does anyone have any knowledge of we can get around this? Its so frustrating my credit report is perfect and so is my partners apart from his account going in to default due to him being out of the country for a year.

When a real estate website lists property taxes, is it monthly or yearly?

I'm asking as a single guy trying to get a cheap starter home. I'm looking at multiple real estate websites for Chicago and the property taxes along with the monthly mortgage is insane. I know Chicago has insane property taxes but 2,000 dollars for the cheapest homes available is just crazy. I'm hoping someone will tell me it's a yearly thing.

How long does it take for mortgage approval?

Husband and I got pre-approved, found a home, made an offer which seller accepted. Contacted Lender and submitted all our paperwork last week. I called and checked and it's still in underwriting. How long does it typically take? We are renters and I have to let my Landlord know soon to be able to give the 30 day written notice.

Plans:
- Graduate college at age 22.
- Work as a Radiologic Tech ($60k median avg salary, (after ss, pension etc.)
- After time, i will specialize in CT's making an avg of $80k.
- Live with parents till im 25-28 while building my credit score to 760+
- Save anywhere from $110k Least possible by the age of 25year s old ///// $300k least possible by the age of 28 years old
- Buy a nice car,
- Move out with my future girlfriend at either 25-28 years old (that money i saved will stay in the bank)
- Rent an apartment together, end up marrying, buy a home at age 32ish at White Plains, NY or Forest Hills, NY. ( suburbs )

Just wanted to see if this sounded good.
The money saved will go into as a downpayment for the house, anywhere from 20-30% leaving me with a monthly mortgage of $3,000 + house insurance = $4,000 total ( depends on total value of the home, im estimating this on the value of a $750k-$820k home in the areas i said)

And obviously i will not be paying the enitre down payment myself, my future wife will need to have a salary of 40k+ after taxes etc without any debts.

I have no debts whatsoever, i buy everything cash/bank debit card including tuition.
Added (1). Yes i do know this is all hypothetical, especially the whole girlfriend part, but thats how things usually end up happening ( not saying im a loser lmao ). But on the money part i know that is solid for a fact.

We havent payed mortgage in years but still live in the house, Why?

Okay, so our house went into foreclosure in 2011 or even before! And my mom hasn't payed the mortgage since then and we are still living here! I think its really WEIRD that we have been living here and haven't been kicked out. Why haven't we been kicked our or anything?

Can you cosign a mortgage loan if you have consolidated credit?

We're buying a mobile home. Only $87000. We have already had the banks pre-approval but because we only have 5% down we need CMHC approval for insurance. I have fairly good credit, but fiancé has none. I'm a student however, where my fiancé has the steady job (4.5 years). The bank was able to work with my credit, and his employment and both our income to get us the pre-approval. We just need the CMHC to sign off. Bank said a possibility of needed a co-signer due to the fiancés lack of credit. The mother in-law said she would, but was unsure if she could due to recently consolidating her loans. Anyone know if this would effect her being able to qualify as our co-signer? Or has anyone had a similar situation?

Realistically they can expect a 100k uni debt.

They won't get any financial benefit whilst studying (unless over 25).

They will struggle finding work whilst at uni

They won't find adequate work straight away after completing uni.

So at 30 they will still have a uni debt, and this is about when they will want a mortgage.

How to get money to finance some Housing Investments?

I am a 60 year old man who is looking to buy up some properties that I am planning on fixing up a little bit and renting out. I have made a lot of money doing this stuff but I have currently been out of work for a year. I have $400k in assets currently but I do not have any cash floating around that I can finance this project with.

I am looking at purchasing one approximately $40,000 house and putting another $10,000 into fixing it up. I am not concerned about making my money back and will definitely make all the money back through charging rent over 10 years.

My credit is perfect. What is the best way for me to finance this project? My dream would be to be able to borrow $100k for this, but I think I could start with $50k.

Should / Can I…

a) Borrow money from a bank to pay the down payment, then pay off the mortgage by borrowing a little bit more + using the money I will get as rent

b) Try to get some investors off the internet using a community investment website or something

c) Try to get friends to invest in my project

Soon to be ex wife is threatening and blackmailing me, I am scared and alone?

I petitioned for divorce in January on grounds of her unreasonable behaviour.

She initially reacted with shock and threatened me with court and criminal charges. She sent me photos of when she fell over in 2012 and started saying i pushed her and she has it all on record and will get me done for domestic violence. Not knowing how things work, I was so scared at the time. I thought she may actually lie to do that to me.

As time went on, i thought she accepted divorce and I stayed out her way as she responded to court and so on. She did threaten in between all that aswell but it was threats to take me court as she will reject my divorce.

Now we are in final stages, 5 months later, she lives at the house where I pay all mortgage and bills. She is sitting there in denial over our divorce as I believe her family or embaressment is forcing her to think it can still work. It can't. I have listened to her but its not natural, she is forcing it and it doesnt take her long to go back to her ways. As soon as she gets the hint it may not work - her attitude turns to one of threats.

she has today started hinting she will make 'my actions' publically available. I am attending a close family wedding next week and I have reason to believe she will do something there -either have the police sent or make a scne. She has told me I 'deserve' to be sent down, lose job and ill health for what i have done to her. I never knew wanting a divorce was a crime. I don't know where to turn.
Added (1). She keeps saying I deserve this for walking out on her. I honestly made the decision of divorce cause I was unhappy and I firmly believed after many months that we were not going to work out and I would only drag her down aswell. I just wanted the divorce to be peaceful so we could move on with our lives, but I feel threatened to apply for the absolute cause she is saying all sorts of things, but saying them subtly. I tell her she is making me unwell but it doesnt stop her as she assumes i lie.

How to tell about guardianship?

I have a question about guardianship and such. There is a man I work with in my city. He is in his 50's. He lives with his mother, I believe he takes care of her. He has had the same job for 15-20 years, owns a truck, and I believe he owns the house his mother lives in.
This man concerns me a bit because I wonder if he has a disability. He often speaks kind of "slurry", or a little slower. He just seems like he may have something wrong with him.
The reason I wonder is because sometimes he tells me stories of things he did in the past and I worry if he is of a "sound mind". He has told me stories about how he has given people money to pay off bills, or their mortgage, etc.
Granted, this was a while back, but still I look and think "is he able to make those decisions?" My partner has told me not to worry about him. He says that because he holds a steady job, owns a house, and a car, and takes care of his mom, that he most likely is able to make his own decisions. He told me that just because someone does something with their money that I would not do, it doesn't mean they can't make those decisions. And, he says it was so long ago.
The other thing is, I know one of the people he gave or lent money to. This person says it was over 8 years ago, he offered to pay off something for him, and the man DID give him some money in return. HE said no contracts were ever signed, etc.
I tend to think a LOT and go online a lot, so now I am obsessing.
Am I thinking too much about this?
Added (1). That is true. The person who he gave money to is my Really good friend. He did it when the person was in their 20s. My friend said he offered to pay off a loan for him and he let him. I started worrying that maybe at the time my friend took advantage or something and I got worried. Also, I do NOT know all the details of what happened. The man I work with could have got money and just be starting trouble because they aren't friends anymore-I don't know.

I am seriously considering getting my real estate license and have been wanting to be a real estate agent for some time. I am a hard worker, great work ethic and actually love the idea of working nights and weekends. I just want to know if I can work hard, full time and then take 2 or 3 months off every year? I know this will affect my income and I am perfectly ok with that. I'm just wondering if my broker will allow this? Also, is it possible to work 6 months in one state, and 6 months in another? Why are the 3 credit reporting agencies saying that I have too many accounts with balances?

I was recently pre approved for a mortgage even though the 3 agencies said that I have too many accounts with balances. I only have three accounts that have balances and the balances aren't that much on either. So what are they talking about?
Added (1). I have to add that two of the accounts are credit cards and I try to pay the full amount due on each one every month and that shows on my credit reports. The other one is a car loan.

My husband & I currently live in a mobile home. (Great starter home!) we want land & to build. We found property 4.1 acres, very close to where we want to live. The asking price is $28k. We want to buy the land (mortgage if possible) pay where we live off (3-5yrs) sell it & start building. In the 3-5 yrs we could get the land clear it's woods now.

My question is are we able to do that? Mortgage on just land?

Is my niece evil and selfish?

4 years ago, my 33 year old niece got herself into hard drugs. When she was on the verge of losing her child and her home for not paying any bills, she turned to me for help and asked me to help her by holding her money and getting her back on a budget and dealing with the mortgage company. It was a lot of work and it took me years. She was the one who got off drugs and handed over for money, but I am the one who spent hours writing letters and negotiating with the bank and mortgage companies. I saved her house and therefore also her relationship with her family and kid and her whole life is better now. I don't need all the credit, but I think you would be nice. Because now that she has her money back she has not spoken to me and she hardly even said thank you. I also noticed all of our mutual friends deleted me from Facebook. But they are all still friends with her. Did she somehow turn everyone against me even after I helped her? I heard drug addicts are great manipulators like that.

Why would my fiancee want to get a mortgage for a house, but not want me on the deed?

We have been engaged for nine months. My fiancee is from Iraq, and I am American. He insists that he has to buy a house before we can marry. He also insists that he only own the house. But in order to qualify for the house, he needs my income. He wants me to get the mortgage with him. Then have only himself on the deed. I don't think this is fair, and leaves me vulnerable. What benefit does he get from this arrangement, what benefit, if any would I get from this arrangement. We have been arguing about this for very long. We need some outside perspective, please help.

Hypothetically: a 25 year old male in Hertfordshire, UK - on a salary of £26k/annum, with an average credit history, applies for a self build mortgage of £300,000 with a prepaid deposit of £80,000. Build cost estimated at a £250,000 maximum with a £50,000 contingency. Finished property worth a estimated minimum of £600,000. Build time estimated at one year. Mortgage payback over a 25 year period.

Please give any reasons why, and more importantly, ways In which I could make it more likely.

Thanks for the help so far… My designs are far from being in any stage where they could be worked from; but so far material costs, work force, technical/legal charges, furnishings (and a few similar case studies) put this build at under £100,000 (without land of course) - as it is 2 bedroom design made from recycled materials I have access to. I was looking to buy a house and I wanted to buy the house under my daughter's name. I can't buy it under my own because I have bad credit and they would also cut off our benefits. Best state/city to live in for 50k a year based on cost of living/schools/healthcare?

I would like to move. I currently live in an area with a very low cost of living, but I'm unhappy with the schools and crime is getting higher. I'm searching for a place to move that probably does not exist! Or tell me if it does:) I have no debt and about 50k a year income to live on. I'm pretty frugal no designer clothes or expensive take out.

I would like to live in this place for 3 years + since I have a one child in high school. I am looking for very good schools, doesn't have to have 100 special programs or sports but a solid education in a safe school.
I would like to be able to rent or buy at a min. 3 bed 2 bath home in a safe neighborhood with a small yard. My housing budget would be total $1900 or less, that includes rent or mortgage all utilities, taxes and any other housing expenses. If I bought I would put 20% down so no PMI.

I would like to be close to a major hospital, by close by to 50 miles away(currently I live 300 miles from a major hospital)

I would like some culture, museums, a good library, just a community that has something to do other then movies and eating out.

I don't want to be landlocked, living in a city that is adequate but is more then 100+ miles away from the next city.

I love new England and it would be my first choice for schools, events/museums/events but taxes, auto insurance, and utilities seem very high. I have lived in the south and it was my least favorite place so TX/FL/LA/AL are mostly likely not where I would like to be.

Will my husband ever get over this and move on?

I got laid off from my job and we could no longer make the mortgage payments. The lender was going to foreclose and sent me several letters telling me so. Then I got a letter telling me my mortgage had been paid off. I thought it was a mistake so I went to the lender, a bank, and ask them about it. They told me my ex husband who was still on the mortgage had came in and paid off the mortgage. We had a friendly divorce but I NEVER expected this. I got the house in the divorce but I had to keep up the mortgage payments.

I called my ex husband and ask him why he paid off the mortgage. He told me that since he was still on the mortgage, his credit was being harmed by my not making the mortgage payments. I promised him I would pay him back the money he used to payoff the mortgage. He told me I did NOT OWE him anything. There are not words to express how great it feels to not EVER have to worry about having a home to come home to. Can anyone relate to the way I feel?

However, I had an unexpected problem. My current husband is very upset about the way things turned out. I told him it did not have ANYTHING to do with him how this turned out. He should be happy that WE now have a free and clear home. I told him if it bothers him so much, he can pay back my ex husband the money he used to pay off the mortgage. He has not mentioned anything about this since.

Do you think he will get over this and let us both get on with our lives with NO MORTGAGE PAYMENTS EVER.

Become Very Wealthy, Would This Work?

Having a big house and instilling geothermal heating (replaces oil) and having 4 big bedrooms that include:
A bedroom fully furnished including a kitchen (in wall stove, Countertop stove, sink, Small island kitchen) with a full size fridge.
And own private bathroom connected to bathroom includes:

Toilet

Have 4 of these in a house (me living in one) with a lock on each door (for safety and piece of mind when not home) and each room with a door leading outside.

Renting out each one (everything included like heat, cable, WiFi).

700 a month.
700x3 = 2100 a month more then enough to cover mortage and save the rest for things like repairs, taxes, upgrades. Then once I retire and mortgage is pied for I still have 2100 a month living rent free.

Good idea? I've be following all laws and doing it legally and having contracts.

I want divorce.but my husband dose not.and I want out help?

OK I am 26 years old he is 29. He has a job and I don't. We have been married 3 years now and we have no kids. He is a good guy but not really as good as I want him to be. He works hard and cares about me. But I want some one better.

My friends all have some one better.

However I don't have a house or a job. He is the only one who earns. I want divorce and he dose not he says we can work it out. But I just want divorce.

Problem is I have no where to go. I can't move back to my parents. So I want the house in the divorce and also want him to support me with his salary after divorce. I live in Florida and I heard that it is possible here to do something like this.

So can I get his house and also his salary after divorce?

I never paid any mortgage or anything towards the house. My name is also not on the deed but my friends says me that I can get the house and also his salary. Can I?

Btw it's the only house he has and he got it before marriage. And he earns enough money to support both of us.

Selling off home with outstanding mortgage?

My interest mortgage runs out in 6 years time I was thinking of selling it in 2-3 years time as I don't think I would be able to afford the repayment. The outstanding left on the mortgage is £150k and the value of my house is around £400k how would it work if I want to sell my house would I have £250k cash left over if the house was sold for 400k after paying 150k off the outstanding mortgage would I get the rest of the cash? Would it then be possible to buy another flat/small house for like 200-250k with just cash?

FHA refinance from 30 years to 15 years, will monthly mortgage insurance reduced?

I am planning to streamline refinance my current FHA 30 years loan into 15 years.

1. My current monthly mortgage insurance amount is about 1.3% of my original loan balance. If i do a 15 years refinance, will that amount stays or reduced to.45%?

2. If i do the refinance, is the amount to calculate with the percentage my original loan balance or current remaining loan balance?

for example my loan was $200,000 but now my current balance is $150,000.
Is it going to be $200,000 x.45% or $150,000 x.45% ?

Someone who is an expert in mortgage industry please answer.

Strange dealings with real estate agent?

Ok, so 3 months ago we found a house we liked, contacted the agent listing it, he showed it to us. While he was showing it, he told us that the owner had bought another house about an hour away closer to his work, and was only living there on weekends. He then recommended us to the USDA Rural Development loans, which take FOREVER!

We made an offer on the house, it was accepted, set a 60 day close. And the contract said the realtor was acting as a buyers agent.

Well due to understaffing at the USDA, they missed our closing date, and at first the seller was fine with it but now two weeks out he is supposedly freaking out. And the realtor has a totally different story.

The realtor claims that the seller has been delaying on closing on a new house closer to work that he was trying to buy, and has been living in a hotel ever since our initial closing date, and wants compensated for $4000 worth of hotel expenses. When we asked why he didn't just stay in the house since he was told before the closing was delayed, he supposedly said because he was working where he was moving. We are paying utilities and insurance on the new house (the realtor told us to go ahead and switch them over) So this contradicts what we were told about the other house. We ran a background check and he indeed owns another house, and a little more digging found that him and the agent are facebook friends.

We have evidence this is BS, so what do we do now? Financing is good and closing next week.

a friend split with her partner a few months ago.
he is paying the mortgage, she is paying the bills (i think the mortgage is in joint names)

he says that he can come back and stay at the house because it's 'his', even though this causes immense disruption in the lives of her children, aged 16, 14 and 6.

next week, he hass told her he is staying for the whole week so he doesn't have to commute so far to work.

is he legally allowed to do this?
or must my friend apply to a court to keep him away?

Why did my credit score just drop?

I had a 754 credit score and it just dropped 32 points to 722. I have no idea why though. Never had a late payment. Always pay in full. Could it be that I activated a new credit card about 3 months ago? Also I just recently had about $1100 between 2 of my 3 cards but have a total of $8000 between the 3 cards so I used about 14% of my credit. Would that drop my score 32 point?! I usually spend about $500 per month total on my cards. Could it be that I spent $1100 this month? I was wanting to buy a house but I wanted to have my credit score high like at least 740 or more. I just don't get how it just drops 32 points?

I have an LLC - should I have the title in the LLC name to help prevent personal liability?

My partner and I own a rental property. I am also forming an S-corporation for properties
I own.

Here are 2 situations that involve my initial question:

1. Rental Property owned with a Partner

* I have a rental property I own with a partner. Prior to leasing the property, we formed an LLC. However, the title is in both my name and my partner's name. The mortgage on the property is in my name only (my credit is better, so we were able to refinance it at a lower rate in my name only). Here, the tax preparation person suggested we put the title/deed in the name of the LLC as opposed to our names. He also suggested I may be at risk for liability since the mortgage is in my personal name.

2. Rental Properties owned by Me

I have 3 properties - one has the title solely in my name, the other two is registered in both my name and my wife's name. I am wanting to form an S-corp and place those 3 properties within the S-Corp. I spoke to a tax preparer who can form the organization. He suggested I would probably need to own the properties outright in order to "sell" the property to the S-corp to further limit my personal liability.

He also suggested that changing the title to the S-corp name would be necessary in order to properly identify the property within the S-corp as opposed to having the deed in my name. Currently, the property in my name is paid off, and the other two have mortgages.

Which credit score do they use when you have a co-signer on mortgage?

We are applying for an FHA home loan and my parents are co-signing with us. This is just temporary by the way since I am just 10 points shy of getting my score where it needs to be. We are in a LTO and the contract is coming up so we need to buy or lose our investment. Thus the quick need for the co-signer, otherwise we would wait. So, the question is, My husband's score is in the low 600's and my parent's scores are in the high 700's. Which score will they use to decide the percentage rate fo the loan?

Around 1980 my father-in-law divorced his first wife. He signed a divorce decree transferring ½ ownership in their house to their daughter (around 10 years old at the time) and stating that upon his death, his ½ of the house would be transferred to the daughter. The divorce decree also required him to pay his ex-wife an amount equal to half of their equity in the house at that time. A short time later, he married my mother-in-law and she moved into the house with him. Also around that time, he created a will naming my mother-in-law as the sole heir to his estate. They were married for 34 years until he recently passed away. Over that time, they used their joint income to pay the remaining mortgage, all property taxes, and maintenance costs for the house. They also had a daughter together who is mentally challenged and still resides in the house with my mother in law. Now that he has passed away, his daughter from his first marriage is claiming she has the sole right of ownership to the house. I understand that a lot of this may depend on the specific wording of the divorce decree and that we need to consult with an attorney which we will do. I’m just anxious to get some kind of opinion so can anyone tell me if my mother-in-law has any legal claim to my late father-in-law’s half of the house? Or, does she at least have a right to claim ½ of his ½ due to their 34 year marriage and the fact that they used marital income to pay mortgage, taxes and maintenance all these years?

Is there a difference between a regular sale contract and a short sale contract?

I ONLY mean the ACTUAL contract. In other words what you sign with a real estate agent for your house to be sold. I know the difference between a short sale and a regular sale. I just want to know if the contracts look the same and it is just an accepted fact that the bank will pay the real estate agent and the short sale lawyer. Or, should there be something written in the contract stating this? I was told by the real estate agent that there is no special contract for short sales and it is just understood that the mortgage company pays both them & the lawyer. Is this true?

Should I sign the quit claims deed?

When I divorced my wife she got the house, and the mortgage that belongs to it. My name was never removed from the deed or mortgage. She wants to refinance but says she can't do it with my name on the deed. She is taking me to court to get my name removed from the deed but not the mortgage. Is she responsible to remove my name from the mortgage, since it was stated that she is responsible for it? Can she refinance with out me signing? If so, would my name still be on the new loan? Advice?

I have paid all the mortgage for 23 years (2 years left) on a joint mortgage, is it still 50/50?

My mum has been paying the mortgage for 23 years and it has 2 years remaining. They have lived together for all of this time and they are not married. He is abusive and I believe he is also mentally ill. She pays for everything, council tax, all the utility bills as well as the mortgage. She even pays for his cigarettes, car insurance and other expenses he asks for.

He is unemployed, isn't unable to work and doesn't look for a job. He believes he is too good for benefits. My uncle (mums brother) even offered him a job with a salary of 25k+ to be an industrial street cleaner (which my uncle is also doing) and he refused, saying he hasn't sunk to that level yet.

He has done a lot of damage to the house such as kick cupboards in etc.

When I was younger he would often hit my mum and once tried to hit me, but doesn't do it now I am older and when I stick up for my mum he completely ignores me and threatens to call the police (which he has done several times, with no success, only being taken away himself). Police have been to the house several times due to him smashing the house up etc.

He gets angry for no reason and slams doors and wakes her up when she has to be up early for work as he does not have a job and can go to bed whenever he likes.

He refuses to sell the house. My mum and him believe they own 50/50 each but surely because she has paid for EVERYTHING which can be proven, she must own the house?

What are my mums options in terms of the house/kicking him out.

I want to move to another country, Need advice?

I've always loved the idea of just changing everything, putting a new outlook on life. For years I have wanted to just up and move to another country, but cannot.

I'm currently a student at Penn State University, I'm going for a Degree in mechanical engineering, I have two more years. I feel like if I wait too much after college I will eventually just be stuck here, (wife, kids, mortgage, things like that) But that's not unbearable, just too plain, too boring, too much like EVERYONE else. But I'm unsure if this is just a phase or what. Who knows how long I will want to live there weeks? Months? Years? Forever?

I have a great family, but we are not that close, besides my two younger brothers. I also have a few friends whom I really enjoy being with and doing things with but we aren't that close either. I mean I would miss most of them, but I really don't know. Also, I no longer have a significant other, so…

I really had no idea what country though, I just want to be happy, enjoy nature, different culture, the little things. I feel as if I just want a fresh start almost.

Where would be a good place to go? I would need somewhere I could retain English as a primary language, but could eventually learn a second one.

Places I liked the idea of: England, Denmark, Sweden, France, Germany,(most of Europe in general) and Japan. More developed countries of course, so I can use my degree.

What Credit Score do mortgage lenders use?

Which score do lenders use for mortgages? I pulled all three: Transunion, Equifax and Experian. All scores are eligible for a mortgage, i guess, but there are small differences in each. I was wondering which is used so that I can get a good guess at what our interest rate is going to be.

I also heard that what you pull from the 3 bureaus is not what the banks see at all. Are those scores majorly different? Or just minute changes.

Just looking for info on FICO scores so that i won't have my head blown open this afternoon in front of the banker if that interest rate is higher than 4.3% lol

I heard 620 is the minimum needed for conventional loans and I am much higher than that, but I heard there are like 49 diff ways of calculating a score. O.o

How long do i have to move out of my house?

I have a provisional move in date for my new house on June 18th and provisionally, the buyer for my current property is to move in on that same day. The logistics of this seem impossible and i know that the purchaser still owns her own property and is not in a huge hurry to move. My question is that if my mortgage transfers to my new home on that date then do i have to be out of the old property the same day or is there some amount of leeway that could give me a couple of days to get out and make sure the place is spotless for the new owner?

How to go about getting a loan?

I was just curious on how you get a fairly large loan. What do you have to do? What's the largest loan you received/ heard of? I know you have to have good credit, but the thing is how am I supposed to build good credit if you have to have credit to get a credit card. Makes no sense… I've tried getting one but this is what I always come to face. Any help will be appreciated. Thanks!

Chance to get approved for home loan?

I am tossing back and forth the idea of getting into a small home, or maybe a duplex and renting out half while i live in the other half… I'm curious what chances I have of actually getting approved for a loan, however.

Details:

I'm 26 and fresh out of school with a graduate degree. I have had a job for about 6 months now at a top 4 global accounting firm. My credit score is roughly 760. I haven't pulled it in about 6 months.

I do have moderate (sub 40k) in student loans.

My past tax returns will show pretty low income levels, as I was just a waiter as I got through school.

Im looking at properties under 150k (honestly closer to the 100k mark, below that in some cases. Starter homes really.)

I'm still building up some down payment money, so I don't want to formally apply and get my phone number on a bunch of lists. I get enough spam as it is…

Are loans pretty tricky to come by when you don't have years of qualityincome under your belt? Or does credit score and current income help out a good deal?

I'm just looking for a general idea on how hard it is in this post-great recession era. Thanks for any advice.

How do mortgage points work?

I have no idea how mortgage points work. If you buy points does it make your mortgage cheaper? Or do they help decrease the interest rate? Is it always beneficial to buy points off your mortgage? If someone could use it with this example that would be great! A house that is 85,000 with a 20% down payment over 15 years with a 3.5 interest rate. Also would not be including insurance and property taxes in monthly mortgage. What would be the difference in the monthly mortgage with points taken out vs no points taken out?

Shopping for mortgage loans?

I am beyond frustrated. I tried to do my due diligence and get quotes from 3 different lenders BUT I didn't get any specific answers regarding rate, origination fees, etc. I proceeded with one and I JUST got a Good Faith Estimate because we are pending and almost ready to close in a few weeks. Finally, I see what they are charging me and THIS is what I wanted to compare! They are charging $995 origination fee, 4.625% interest rate, estimated over 12K settlement charges.

I wanted to compare these numbers with at least 2-3 companies but it seems like they wouldn't give me these numbers until the end. I already ordered an appraisal. Is it too late to try and compare? I feel like I'm getting ripped off. I keep seeing advertisements for a 4.1/4.2 interest rate but I never know if it is legitimate or an advertisement scheme.

Don't know what to do with life?

im an 18 year old man living in Canada and i just finished high school, which should have happened a year or two ago.
i have wasted the last two years trying to figure out what im going to do after high school.
some things you should know, ive always hated education, for me it's too much of a commitment, 4 years of education and then if lucky i get a job that pays me 40-50k a year so i can pay my student loan off for a few years and in the meantime drag myself off bed in the morning everyday in a 9-5 routine for what? So i can get married to a girl and have two kids, buy a house on mortgage that i pay from my shitty salary, for 30 years… By the time im finished paying mortgage if i even live i'll be miserable just like everyone else who chose the path. I dont wanna be miserable my whole life, and i want it to be sweet for as long as im alive. I always wanted to be in the army working up the ranks, that would have been worth something, but i fked up early in my life and am currently banned from going near a weapon for the next 2 years atleast. Fortunately im a youth so i was given a second chance, so i want to do a course in a university/college but the length can't exceed more than a year. I have a pint of interest in transportation trades, like working in international ships or aircraft, but has to be outside of this country… But time is running out and i need to be in a full time education or a job and ive switched from job to job not finding satisfaction so.help me out?
Added (1). im currently on probation and i need to be working or studying full time, and note that none of this university stuff is my passion, im just trying to find something that wont go to complete waste of money and headache once im off probation, i wanna travel internationally so a job on a ship won't be too bad, but the courses are too long - 4 yr for diploma, i dont want to stay that long in this city/country so im gonna break. Dating a decent man that values money over family?

Several years ago I started dating a man shortly after my divorce who seemed the exact opposite of my marriage and we clicked right away. He was starting up a company and I joined him and together we quit our jobs, I moved into his home and we began a life together. Our business is demanding and 75 hour weeks are not unusual and being together 24 hours a day has never been an issue. The problem is that over time his narcissistic behavior has emerged and gotten worse. He cares very little about attending my sons school events and money is his number one focus. Working less than 70 hours causes fights in the house and he has an attitude that I am freeloading off him since he provides the capital for the business and pays me. I am getting tired of being diminished by him but leaving him would mean a new job and with shared custody of my son, I might not have a job flexible enough to attend his school and recreational events. In addition I would be out of a home (I do pay half his mortgage) and have to start over that way too. I hate the idea of starting over and I have all my life tied up with him. It's hard enough starting a new job but to do that, find an apartment and be alone seems like divorce all over again. With unemployment in this state the way it is I would be lucky to find a job that pays me half what I make regardless of my education. I don't know if it's worth leaving a guy because he values money over family. Should I just shut up and take it for my sons sake?

Landlord threatning violence?

We are renting a room in a house that belongs to my boyfriend's cousin. We signed a lease there until September with all utilities included. This house is a residential mortgage that he's renting out because he can't pay the mortgage. Anyway, two days ago he told us we have to give him money for electric because it's high even though our lease says it's all inclusive. We told him according to our lease we shouldn't and disagreed. Then he threatened my boyfriend saying he'll throw our stuff out and will crush his face. He really wanted a physical fight. Then he left and now we are so stressed and don't know what to do. We can't move out because we haven't found an apartment that's affordable(We settled until September) and I just can't let this go that easily. Is there a legal solution for this matter where we are compensated for the breech of lease?

Buy duplex to live in one unit and rent the other?

I am a young adult, recently got out of college and have a consistent job as an accountant making good money, but have modest student loans I'm paying on.

I am currently renting from a friend and while I'm getting a fair deal, I still dislike throwing money out the window each month.

The notion of buying a duplex and renting out one unit while living in the other has occurred to me. Seems a good way to have a good chunk of my mortgage, if not most of it, paid for me each month (provided I can get a quality tenant).

While staying with my friend is an option, we live downtown and I'm really not that into it. Im also considering moving in with my girlfriend of 3 years, as marriage is looking more and more realistic. Lastly, I'm not convinced that, financially, it makes a ton of sense renting when I could possibly build up some equity in a property and maybe make a bit of rental income to help with my mortgage.

Is being a landlord a ton of work? I.e would it be the bane of my existence? From my renting days in college it always seemed like I was easy money to my landlord.

Note that I'm looking at properties where, if it came to it, I could pay the full mortgage myself. The tenant will just be icing on the cake.

What are my taxes on my net profit from a home sale?

I'm trying to figure out the exact sales price of my home that will allow me to avoid any of my money going to the government. I understand being single I have a 250k income exclusion if I lived in my house for at least 2yrs in the last 5yrs, which I have. I bought my house for 300k and plan to sell it for around 600k. My mortgage balance is 170k, does my mortgage balance even matter in this scenario? This seems simple and I've used a bunch of home sale calculators and looked at the IRS website but I'm still not sure. Anyone go through a home sale recently? Your knowledge is appreciated, thanks

Does it make sense to buy real estate rather then rent in this economy?

When you factor in property tax, home owners insurance, mortgage interest, utilities, general upkeep, and declining property values - does it make sense to buy a home in an unstable market?

Assume it will take you 30 years to pay off the home.

Does it make sense to buy still compared to say paying 1500 in rent in month?
Added (1). I'm 28 and I can't figure out if I want to save for a home or not. I live in NJ and we have the highest property tax of 1.8% of the homes value each year. The math isn't adding up to me when you factor in a 30 year mortgage, 30 years of property tax, and 30 years of interest on the balance of your loan.
Added (2). It makes me wonder if I should continue renting and use the money I would put towards a house into my 401k rather then a home investment.

How to protect yourself from a complaint of a rude customer?

Hi! I have beem working in a customer service for 7 yrs now and been dealing with them over the phone. I just got surveyed yesterday and the feedback of this customer was i was being rude to him. The call happened yesterday as well. I work in a mortgage company and this customer called in yesterday to ask how much was the last payment we received from a third party who's paying in their behalf. I told him the amount and customer went upset starting to put words into my mouth telling me that we supposed to received this amt instead of what we received from the third party. His payment has changed and he should know about it since he mentioned to me he received his bills from us. Despite of knowing his payment has changed he didnt bother to call the third party to update them how much we supposed to received. I have found out that he just need to know the breakdown of his paymenr for him to fully understand it but everytime i explain something he weill cut me off and not gonna let me speak. I kept on telling him he would understand anything if he will not listen but he kept on talking over me that its as if im speaking to a child and saying "i dont wanna talk to you" over and over again. I was only telling him what i can see on our system but he started to get upset when he didnt hear what he wanna hear. So we argued and he ended the call treathening me that he will report me as rude agent. I know i was wrong in stooping down to his level but this customer is impossible.
