Can a mortgage lender buy out you loan and then tell you that original insurance is not adequate?


I purchased a home through a local lender 2 months ago and was required to have flood insurance as I live between two ponds. One day after I made my first payment to the local company they sold my loan to pennymac. After I made the first payment to pennymac i received a letter in the mail stating that the coverage I had was not adequate for them and I am required to purchase a more expensive plan. The plan I originally needed was almost a deal breaker because it increased my mortgage by 150 dollars a month and now they are telling me I need to spend more? It seems like they should have had access to that information before they bought the loan. Can they do this?

Getting equity loan at closing of home?


I am a first time home buyer and I am looking at buying a home within the next 30-45 days. Searching for homes I came across a lot of foreclosed homes or reduced homes that are very affordable and have a greater tax assessed value(according to Bank of America). I was told to save up 3.5 percent and while I have, I came from an apartment with not a lot of appliances. My question is is it possible to buy a home and get an equity loan right away to buy new appliances and small cosmetic repairs. I don't want to go the Fha 203(b) because I don't think I'd get the funds I need.

I've been paying rent a center for over 1 year and a half now. For a 65 inch tv and a couch?


It's been over a month already and I haven't paid them or answered their calls. They have come to my house plenty of times. But I don't answer. My lease at my apt it's over in a month and a half. I already have another place in moving to. I want to know what could they really do to me, they just have my first and last name. I do not have a social security there for I don't want to keep paying them 3 times more of what the stuff it's worth for. Any suggestions?

Added (1). who gets the property if their aren't heirs, etc and how do you go about purchasing it? The house has been vacant a couple of years (and looks it!) I did a property search and the original mortgage company was listed. When i contacted them they said it would be auctioned. That would mean another year or two - isn't there someone i could contact since i don't want to wait that long? Mortgage company was no help at all! Thanks!

Is $6500/month an appropriate rental price for a condo worth about $700000?


My wife and I own a luxury condo in the heart of a major city. We want to start a family so we want to move out into a house in the suburbs but we don't really want to sell the condo instead we would prefer to rent it out. We currently pay about $3,400 a month on the mortgage, interest, and property taxes so I figured i can make a $3000 profit a month renting it out for $6500. Do you think it's reasonable or is that too much?

Pay off student loan before mortgage or refinance?


Okay so by December of next year I would like to have purchased my first home.

The last four months I have paid off about 7000 in bills. Nothing crazy; zales, care credit, personal credit card.

I understand how debt can affect the creditors decision to give you a mortgage loan and the last big thing in my name besides my car payment is my student loan. Should i:

Continue to pay that with its killer interest fees until AFTER I close on the house

Or

Refinance it to my credit union before.a+lso

Should I refinance to 12 months at about 850 per month and get it out of the way or save the money to build my savings account as I need that too. I do have a good history of paying a lot quick but I need to know the best options for my short term goal/plan

Added (1). USDA RD loans originally didn't require PMI. I believe that changed in 2012. In 2014 PMI changed from being required of lenders to automatically remove PMI after 78% equity was reach for FHA's to PMI being required for the entire life of the loan.

I am wondering if USDA RD loans were included in the 2014 change and require PMI for the whole life of the loan.
Added (2). Currently USDA RD loans require both:
1) a 2% upfront Mortgage Insurance premium ( that can be rolled into the loan)
2) a.40% annual PMI (based off remaining principal)

Added (1). I will be be paying off all of my credit cards this month, but am concerned about closing them as I have been warned that it will severely impact my credit score. My wife and I will be looking to possibly get a new mortgage in a year or two, and I don't want to get a higher interest rate because of it. It does seem silly to keep paying annual dues on these cards though. I have about 6 different cards and was planning on canceling 4 and dropping the limit on the remaining two to $2000 each.
Added (2). The reason for the decrease is not to be tempted to run up a card, which I've tended to do from time to time (it forces me to focus on using cash only).

Can someone in foreclosure give away their property to avoid a trustee sale?


I work for a small city. A local developer is going into foreclosure, and a number of his commercial properties are scheduled for a trustee's sale in a couple of months. One of our elected officials has started badgering the developer to donate one of the properties to the city for a park, prior to the sale. She refuses to consult the city attorney, and says the fewer people who know the better. She has even gone ahead and drafted a deed for the developer to sign.

I am concerned that it is probably illegal for the owner to just give a property away, especially since it is officially in foreclosure - isn't that defrauding the mortgage holder? Wouldn't the deed/transfer of ownership be found invalid by a court? Any advice by someone who has a legal background or direct experience with commercial foreclosure would be appreciated!

Idea of pulling out 401k money and using it to help homeless people?


If one has $23,000 CC debt and $35,000 credit line, but $32,000 in a 401k

Can't a smart move be to use the remaining $12,000 of credit line to help homeless people, and then withdraw the $32,000 of 401k and pay the tax and 10percent penalty to get that cash to add to the money to give to homeless people?

And then go homeless with the homeless people and beg for change with maxed out card and no 401k and say "Let's use the 401k and credit line purchase to build a tent in New York because the new Mayor is not gonna do what Guilliani did?

Finance wizards! Pay off debt (LOC) vs Mortgage?


Should anyone with consumer debt (e.g. LOC) try to pay off their mortgage quicker (shorter amortisation period)? The way I look at it is (a) from a cash flow standpoint a longer amortisation period = more money in my picket, and (B) from an interest standpoint, mortgage rates are less the LOC rates and they're compounded semi annually as opposed to daily.

In fact. What is the benefit to paying off mortgage singer at all even if you doing have debt? The opportunity cost of paying off your mortgage simply does not meet the market (what you could be earning through investment).

Any finance wizards out there who see flaw in my logic?

I would buy three or four smaller apartments in student areas and rent them. I would buy lots of clothes, pay for my education, travel and just have fun.

Pastor took my money alright, but didn't offer any help. How come?


I go to a bible study once a week. The pastor who visits the group has a church in another town and we only see him at this bible study as his church is far away. He also hasn't been in the country very long. He's from overseas.
I decided to give my tithes twice to him and his church (this was two amounts of £150) and he gladly took it. Him and his wife wrote me a thank you letter after, telling me in it how they both love me and wish God's blessings, etc.
However, when I spoke out in the group about my car problems, one of the lady members said to the pastor, "Why don't you, a man, go with her to help (meaning me)? You know what car fixer men are like with lone women. They only see money", but he never offered nor answered her.
How come it was physically possible for him to stretch out his hand to take my money, but won't physically give up an hour or two to accompany me?

My teen has moved out and I can't afford to support him?


I am having problems financially and my teen moved out age 17 I try to give him 60 a week he doesn't pay any bills as he stays with his grandpa but I have to supply food, I don't really know if I am wrong for feeling this way or if I should be trying to give more. This sounds high to me, but she said I am asking for such a small amount that she doesn't think she will be able to get it any lower. (I am trying to get $75,000)

What's the best option for resolving a balloon payment on my second mortgage?


I filed for Chapter 7 BK and was discharged after a stressful 1-1/2 years of negotiating a modification with my 1st mortgage - done without reaffirming the debt.

The 2nd mortgage with another lender insisted I reaffirm the debt before they would negotiate. My BK attorney offered no assistance so, without any guidance or professional insight, I reaffirmed the 2nd.

My balloon payment on the 2nd is now coming due and I can't afford it. The value of the home (in CA) is $20K shy of what I owe on the 1st. The outstanding balance on the balloon payment is $63K.

I'm currently in talks with my 2nd mortgage company. I'm dealing with their modification dept. If they can't help, I'll be referred to the "balloon payment problem" dept. If THEY can't help, I'll be referred to the settlement dept.

I'm starting to wonder if it'd be in my best interest to turn down any modifications or balloon resolutions on the 2nd and take a chance at settling the debt. If home prices continue at the current trend, I would likely be able to break even on both debts in 4-5 years.

So I ask:
1) Does the 2nd mortgage retain junior lien status even though the 1st was modified? If so, I'd assume they'd be willing to negotiate in lieu of foreclosing since they'd get no money from the sale.

2) Being within a few years of potentially breaking even on both loans, would my 2nd mortgage lender be less likely to negotiate at all and instead decide to foreclose?

What are my chances of getting a visa to live in Canada?


Hello. Would like to know my chances of getting a visa so I can immigrate to Canada. Specifically, Vancouver, British Columbia.

I am a 26 year old male optometrist with full education, documentation etc. Living in Manchester, England. As I only have 4 years experience, I only earn £60,000 annually, but my boss has said this may rise if I stay a few more years. This is a good offer, but I've never wanted to stay in Manchester, but to move to North America.

I have £140,000 ($280,000 Canadian) and with a mortgage, should buy me a one bedroom, one bathroom apartment which I'm happy with. I have a flat here in England, but it isn't worth a lot, it will only cover my new car and travel fees.

I looked online and it seems that my job is on the list of required skills which drastically improves my chances, apparently. Is this true?

I have around a 640 score. 23 years old and make 38016.00 gross annually. I have 3 open credit cards with no balance. Two Sallie Mae loans totaling 15k which I only have to pay 50 monthly. And gov. I feel I won't be successful in college while living with my parents because my two sisters with their families moved in and its chaotic. Hey guys here is my scenario. So I am fortunate because my father purchases starter homes for my siblings and I. I am the youngest of three boys. So 4 years ago before I started college my father purchased both of my brothers their first homes for $100k. Now that I am back my father has decided to bless me with a starter home for which I am grateful. However real estate prices have shot up and we cannot get the same exact home as my brothers. The one we can get is for $130k so my father is proposing that he pays $100k on that home and have me take on the $30k as a mortgage for 25 years. My father states that I am getting a superior home so this makes it "fair" but my view is that I am having a mortgage while my brothers did not so it just makes it unfair to me. Can i evict a roommate if there is no renter agreement?


I have a friend that I have tried and tried to help. He has been staying in my house for several months while looking for a job. He finally got one, but it was part-time. He was barely making enough to pay his gas, and not enough to help pay bills. He just quit his job, walked out. Can I kick him out, and get the police to help if he won t leave?

I own the home (more technically, I am paying the mortgage). I have never asked him to sign a formal agreement, but I have helped him file for various benefits and provided letters of the verbal agreement we made when he moved in. If it helps with answers, I live in Arkansas. The only information I could find online was based on official lease agreements, just can't find anything on my options in absence of a written agreement.

Is there a chance I could get a mortgage?


Next year we plan on beginning to look for houses as our rental is more expensive than what we'd be paying for a mortgage on a small home.

I am the only one applying. My husband has no credit and he works casually due to a disability.

At that point next year I will have been working full time for 2 years. I have a yearly income of about $30,000 and a good credit score. My only debt is a $1000 student loan which I am making the regular payments on. We hope to have saved up $15,000 (but more likely is $10,000) as a down payment and plan to be looking for a house that is max $135,000.

I just don't know if this will be considered enough for a mortgage and I don't want to get my hopes up if there are slim chances. I had tried to get a private student loan before but they told me that to even be considered I had to work full time for 3 years - I am not sure if that is the same case as mortgages since they are secured loans.

Scammed on eBay/PayPal. What do I do?


Hello, I'll make this as short as possible. I've been using PayPal and eBay for the last 5 years. I've had 0 problems selling on eBay until now. This is my first very large sale and I live in the United States.

Anyways, I sold some items for $4,250 to a buyer in the US I made sure to get tracking and sent the items to him. I then transfered the money to my bank account and paid my mortgage and a few other bills. Well a few weeks later he files a claim with PayPal saying the items I sent him weren't correct and he wants a refund. So I responded to the claim and told him to ship the items that I sent him back to me. He provided tracking information and it arrived to me a week later. So here's the problem, he sent me back a bunch of crap that I didn't sell to him. So I refused a refund and PayPal automatically sided with the buyer. I explained to a PayPal representative on the phone exactly what happened and she didn't seem to care. Now my PayPal balance is over $4,000 negative.
What do I do now? Paypal pretty much just let him scam me! Will I go to jail if I don't pay PayPal back? What can they do? Please Help!
Added (1). I would also like to add that I sent PayPal pictures of the wrong items that were returned but it didn't make a difference. I also mentioned that the weight of the package was off by a couple pounds but the PayPal representative kinda chuckled and said it didn't matter. I'm mainly concerned that I'll get sued or go to jail. I'm not sure what the police can do if I were to contact his local PD. It's pretty much my word against his at this point. I will never use eBay or Paypal again.

i have been a divorced parent living mortgage free for 3 years as our home is going under. I have never been a financial person and stupidly allowed my ex to take care of that. A lot of people say that owning a house is a great investment once it's payed for and finally sold for retirement. But I also hear that it's just easier to pay rent and have more money to save up or invest into something else. To give a better understanding with state-specific taxes and cost of living; I live in Los Angeles, California of the US. Or does state really matter with this answer?

How to sell my house & land, if the house is personal property (paying a mortgage) and the land is paid off?


I want to sell my home. My land has been paid off for decades, passed down from my great grandfather to my grandparents, to my parents, then to me. I bought a new manufactured home in '98 and had it put on the land. The tongue & axles were removed immediately, when the home was placed on the concrete runners.

The Appraisal District told me that no one can get a mortgage on my home unless it's showing as "real property", and they told me to call the Manufactured Housing Division of the Texas Housing Authority. I called them, and they confirmed that and said that they can't change it to "real property" without written consent from my mortgage company. So I called the mortgage company, and they said that they will NOT give the consent because I'm still paying for it.

So, it seems that I can't sell my house until it's paid off, but I can't pay it off until I sell it…

Do I have to sell the land & house separately? Can someone get a mortgage on my place despite what I'm being told? Will my chances of selling it be diminished due to this complication? Is it even worth putting it on the market? Am I doomed to live in this 3 bedroom house until I pay it off? My wife and I have 5 children, and we desperately need a 4 bedroom!

I'm 20 and I just graduated with a Bachelor's in Computer Science (thank God for high school AP credits). I have a very uncommon goal for a young adult -- and that is to have $250k saved by the age of 30. I determined that $250k at that age is personally enough money for emergency savings, a down payment for a mortgage, a potential business I could start, a rental investment property, and some savings for retirement which should continue to grow until I retire in my 60s.

I landed a junior developer job two months ago and I make $40k. It's a bit tight considering I live in a fairly expensive city, but I'm making it work. Taxes and health insurance take away 30 percent of my income, so I'm left with about $2333 each month. About $1700 goes towards rent, groceries, and other bills. Here is my monthly budget:

Rent: $1000 (cheapest studio I could find)
Utilities: $150
Groceries: $220 (I know, not very easy)
Subway/Transportation: $120
Cell phone/Internet: $50
Misc./Clothes/Entertainment: $130

So that leaves me with approximately $667 to save per month. $8000 * 10 years is $80k by the age of 30. It's not enough. But then again, those savings aren't invested. Where should I invest the $667 monthly savings, and how much would I return in 10 years?

I'd like any advice you have for me!

How does rent and utilities work?


Hi.

I'm almost 18, and am not mentally okay. My family is kind of pushing me and I worry for their safety because my anger seems to be harder to control.

I am seeing my psych on the 29th and are going to figure out what else is up and fix it.

I am hoping to move out ASAP. I am not going to college that I know of, and will probably be going directly into the workforce. I was hoping to get full time at a pet store or work on a farm.

I have a puppy who will probably be 5 or 6 moths old when I actually want to leave.

I don't want cable, no home phone, I don't have a car, I don't drink, I don't smoke, and I don't feel the need to over eat. So, I'll only be getting the essentials like Internet, normal healthy food, water, and any repairs for my bike. That's all.

The houses around here go for usually 750, and some go for 600. I'm going to try and score one for 600, but I can't be certain.

Will someone likely on minimum wage until completely out of highschool be able to pay for the bills of a house of that price, and keep my puppy, be able to afford this?

I don't go out and do foolish things. Only what I need, and saving up the rest for when my girlfriend graduates so we can hopefully work on a mortgage.

I live in Ontario Canada.

Added (1). and I was interested in it as possible investment. I did a tax search and learned the owner had died in 2013, (that was last time property taxes were paid on it.) A mortgage company was listed as well; when i called them they told me mortgage had been paid off. The mortgage company stated the property would be sold at auction but that means another year at least.
Are there any other avenues in purchasing the home and who would i contact?

Dementia family member and selling the house?


Basically there s a dementia family member who doesn t have their name on the deeds of the house but does on the mortgage for the house.

Would this affect the sale of the house?

Can I terminate my rental lease early without repercussions?


I am 6 months into the second year at my residence. I signed a 1 year lease then renewed for this year. However, I want to move for various reasons and have the opportunity to buy a house but it needs to be soon. I still have 6 months on my renewed lease and cannot afford both rent and a mortgage.
The original lease stated this:

"RENEWAL: This lease will continue for one year after the Initial Lease Term unless either you or we give the other at least 30 days’ written notice of termination before the end of the initial term. During the continuation term, either you or we may terminate the lease at the end of a calendar month by giving the other not less than 60 days written notice. We may increase the rent at the end of the initial term or during the continuation term by giving you not less than 60 days’ notice before the beginning of a calendar month."

Does this mean that I can terminate my renewed lease early with 60 days' notice to the rental management company, or will I still be responsible for all the rent until the end of the renewal lease if I terminate early?

My boyfriend of 7 years and I are currently in a "lease with option to buy" situation. We have been renting this house for 2 years and are now ready to purchase. My credit is really bad due to a foreclosure on my previous home I owned with my ex husband. We had been working on improving my boyfriend's credit score so he could qualify for a mortgage, which finally happened! We are both cosigners on the lease, but only his name will be on the mortgage. I worry that he could kick me and my kids out on a whim after he buys this house though. I pay at least half of the bills, and no way could he have afforded to live here for the past 2 years without my income. We want to get married but can't at this point due to his crappy insurance coverage and my special needs' son who needs to be able to keep his benefits. The original $5,000 down payment for this house 2 years ago came from ME, so I feel I do have legit interest and investment in this house. Is there ANYTHING I can do to protect myself and my kids? Hi I have typical case that seems easy but several realtors have contradictory opinions.

House: Old Bungalow, 1.5 bathroom, 3 bedrooms, current price is $570K
Condition:
Kitchen from the 80's, white appliances, medium
Main Bathroom: from the 80's, medium
Basement full finished, high-end from the 70's

Same houses full renovated sells for $640K to $700k max

The question that realtors contradicts is:
Mortage remaining: $285K
Equity: (570K-285K=$285K)

I have $50K from a homeline attached to the mortgage if I invest these $50K distributed:
1) $7k in appliances, $3k in granite, same cabinets
2) $10k in the bathroom
3) $3K in shutters
4) $5K in the second bathroom to covert to full.
5) $20K in the basement to upgrade to 2015
6) Full paint and extras.

The new price + investment is $620K, Gain conservative only $20K ($40K if lucky)
The mortgage would be now $335K
New equity: ($640K-$335K=$305K)
Want to move to a $800K house, also I want to buy first and sell later (banks makes this difficult)

The question that they contradicts: is worth the reno spending $50k from a homeline?
If is spent from the own pocket then is not brainer… But is this case?

My brother told me to apply for more than one mortgage pre-approvals to compare rates and benefits, but I asked another broker (my brother is also a broker) and he told me that I should only apply for one pre-approval. He said some banks will try to sue the potential home buyers if they got the pre-approval but didn't actually lend money from them at the end. Is that true? It sounds a little bit absurd to me since it's just a pre-approval, and it's not a finalized deal.

What should I do with my home after divorce?


My ex-wife and I bought a house together in September 2005 when we were married. We had a baby in September 2006 at which point she stopped working until 2010. We got divorced and she moved out in September 2011. In essence, she contributed nearly 3 years out of nearly 10 years I have owned the house so when she moved out we agreed to have her name taken off the deed. She wants to buy a house now with her new husband but her name is still on my mortgage. I struggle to make payments but it is current still. My credit is shot due to divorce. She told me that she wants me to refi or sell the house. I would refi if I could, but I fear my credit wont even allow me to do that. But to sell the house? Is it right for her for me to sell the house I have been paying into for 10 years just to make it slightly easier for her to buy a house? Am I wrong to think she is asking too much? What can I do? By helping her, id be giving up a home ive been paying for alone most of the years and would have to start from scratch in order to make her chances slightly better at getting a new home. Her credit is also shot and I don't know how much her name being off the mortgage would help in light of her other credit issues. What should I do?

I am from India and I would like to study abroad in Canada or Australia. I really want to study there and i want to also repay the loan I take. But Banks ask for property papers and then they provide me a loan. My amount will be probably 10 Lakhs Rupees. I am not allowed to take a loan putting my house, aka mortgage loan. I live in Maryland. My credit score is 729. I make about $1,300 a month. I have $8,000 for a down payment, but I don't have 3-6 months emergency fund. Homeowners insurance, second policy?


My husband is currently buying a home, I will not be on the mortgage due to credit issues. When we was trying to get homeowners insurance we found that his ex wife had left him on her policy and in 2013 made two insurance theft claims, one was of a large amount. Most reputable homeowners insurance companies have denied him coverage. He was able to maintain insurance through geico, but we were told he needs to avoid making any claims in the next three years. Which is a crazy thing to request, but we need the insurance to close, so we took it. My question is, can I take out an additional policy on the house that we could use if anything were to happen or would his ex wife's negative history affect me, since he is my husband? Or could I even do it at all?

I need some advice regarding a mortgage escrow account?


I paid off my mortgage with my credit union here in MO. I had about $1500 in an escrow account that I was expecting to receive via check in the mail. The credit union requires all members that have active loans carry a savings account with a balance of at least $1. I also have a car loan with this credit union.

Instead of receiving my escrow refund check in the mail I found out that they deposited the $1500 into my savings account with the credit union and then disbursed about $600 of it as they pleased. They applied the money to my automobile loan.

The credit union has a policy that all loans are cross collateral for one another so they find a way to intermingle accounts. BUT… I don't believe they have a right to do what they please with MY escrow money. I have been in the mortgage industry for 14 years and can't say I've seen this done before. It is pretty standard for the lender to refund the escrow money with a check within a 30 day period.

Can anyone tell me if my credit union is legally able to do what they did? Do I have any recourse if they are in the wrong? If they are guilty of conversion here there would be thousands of other people like me that have a case.

I recently inherited a lump sum of money from my late grandmother. It's enough to pay off our mortgage with a small sum left over. My husband is currently at basic training in the Army. He quit his previous job and wants the money from his 401k for bills this first month he is away. We have a car payment and mortgage plus two amazing children, so the money would be helpful. I put in for the money to be direct deposited into our bank about twelve days ago. Who legally has to leave the house?


If me and my boyfriend and our two young children buy a house but the mortgage is in his name only, who will have to move out if we separate? Will it be him as it is legally his house, or will it be me and the two children ( 3 and 11)? Only one of the children is his.

Isn't the economic system like slavery?


I find them easy to compare for these reasons. Nowadays you have to have money to make more of it. Being born to a poor family is fate. So was being born a slave. Another reason. If you are a poor person and take a loan or mortgage isnt it sort of like the banks own you? My personal dilemma is with my mother. I was lucky to be born to a wealthyfamily. My dad came here from Poland with $170 speaking no English and now because of hard work and education he is a multimillionaire. My mom was born to my grandparents who were rich and she didn't have to do much to become a surgeon except learn. Now I am 13 and I argue with my mom about the lower class. My mom always complains about the 1% and how rich people screw poor people over to make more. My dad is rich doesn't screw people over. But no. Rich people use tax lawyers so they don't have to pay inside their bracket. Why should rich people pay a higher tax percentage than poor folks? Because they will still end up making a lot. So rich people like my dad are bad because they use lawyers and offshore accounts to pay less taxes which in turn leads to poor people suffering because they can't moouch off of the government. Also the fact that the employees make $10 an hour whereas the Executives make $1000 an hour make the workers suffer because they have to struggle to survive. I would like to add I am not a troll I am simply seeking differing opinions. I would like to know what you think about my opinions and if you agree/Disagreee.

I am self employed and take distribution checks all year and then pay my taxes at the end of the year. I usually end up owing many thousands of dollars at the end of the year. Is it worth it to pay off reverse mortgage with a forward mortgage?


My uncle took out a reverse mortgage on a house about 6 years ago when he was in bad financial and is under Medi-cal and Medicaid. Currently the reverse mortgage’s Loan Balance increase by about $1,200 per month and eating up the house equity. I also saw somewhere stating that Medi-Cal have an Estate recovery program where they will claim all his asset once my uncle pass away. My uncle would like to leave me with whatever is left of the house if anything were to happen to him.
I now have a stable job and I’m interest in keeping the house. I would like to know if it’s a good idea to take a forward mortgage under my name to pay off my uncle’s reverse mortgage loan (est $410,000) in order to transfer the house to my name. We were hoping this will avoid the Medi-Cal asset recovery from taking the house and prevent the reverse mortgage Loan Balance from increasing any further.

We live in California and is there a rule or law that will prevent my uncle from transferring the house to my name as a gift if we were to clear up the reverse mortgage? Will Medi-cal prevent this from happening or will this disqualify him from Medi-cal and Medicare? I do not want to take out a loan and dig a hole for myself or cause any hardship for my uncle if we will not be able to transfer the house to me and Medical will take all of my uncle asset if my uncle were to pass away leaving me in a bigger debt.
I would really appreciate it if anybody can help provide any suggestion and advice you may have.

Credit pull before closing… From our mortgage lender?


I just noticed my credit score dropped due to another hard pull. We are in the final stage of a Short Sale. We are waiting on the sellers bank to approve us ( everything else is done up to this point). Our mortgage has already been approved. Is this a good sign that we may be approved, if not, why would our lender pull our credit while the sellers bank is reviewing our offer?

I feel like I'm a bad child?


Okay, well there's two things I need to clear up.
1. I feel like my little sister doesn't get enough attention from the family. I mean, my parents pay attention to her but my grandmother has flown over from the UK and she deliberately is showing her that she likes me more than her. It's really depressing for me to see, because I love my little sister and I'm going to be honest here - I don't show it really well. I'm often in a grumpy mood (hormones ugh) and I feel like I'm quite mean to her a lot of the time. I hate seeing her upset and I've just gone through this phase of realization. I hate to even think about what she's dealing with. Her grandparents neglect her, and she's got the worst, meanest big sister. I also quite often see her coming home from school really upset because she hasn't got any real friends and some boys can be really mean to her. She's only 9 and she's already going through rough times.
2. My dad. He works, literally, All DAY. He gets up at 8AM and goes to bed the next day at around 1 or 2 AM. He works all the time to pay for the mortgage, the bills, our education AND I feel like I'm being really greedy. Which is what is really bothering me. I know so many things that I really want but I feel like if I ask my dad to buy it for me, it'll be really greedy of me. I'd feel guilty. Okay so, he's paid $60 for a year subscription to a website I don't even use ( Which I feel TERRIBLE for), He's paying monthly for Spotify Premium ($10 a month)

Is it too late to switch lenders for my home mortgage?


When I began looking for a home, I got pre-qualified for my mortgage with the bank I use for my checking/savings. I waited to shop around for a good interest rate until I got closer to buying a house.

I found one last week, offered, they accepted, contract was signed yesterday.

I looked around at interest rates the other day, and found one that is far lower than my bank's. I am waiting for the pre-qualification to come back, but when it does, I'd like to use that bank for my mortgage.

My bank just e-mailed saying they received my contract and are preparing disclosures, but I have not signed anything with them yet. Is it too late to switch to the bank i'd prefer to use?

Hi, I am a UK resident. I couldn't vote because I was not in the country at the time, I am registered to vote however.

I have been in to the bank and signed up for a mortgage. I was talking to a friend and he said that the bank legally should have given me a period to think about the mortgage. Basically I was presented with a mortgage and signed it there and then.
Is this true? Should they have presented me with the mortgage and then not let me sign it for x amount of days?

This is in the United Kingdom.

I am curious more than anything but this is my first mortgage so I do not want any issues arising.

Me and my fiancé are looking to take a mortgage out we are new to this and not to sure what everything is.

My annual income is £9,000 but over the next 3 years it will got up to £23000.

My fiancé has an annual income of £28000.

We have used the Santander budget calculator and we spend £1553.33 a month. This is including £500 a month for our flat and £200 a month on utility bills and £200 a month for food.

We were looking to buy a house between £90,000 -£150,000.

We have £5000 saved so far but we are not sure how much more we will need to save for a deposit.

We would be willing to pay £300 a month for the mortgage as well until my annual salary goes up to £23,000 which we will be willing to increase the monthly payments to £500.

Could someone tell us what our mortgage will be and how much deposit we will need?

I have top tier credit but I can t get an HE line on my paid off house because I already have 5 mortgages/HE lines on investment properties. 2 banks I have gone to said I would need to pay off 2 loans to be able to get one loan from them. The math works out to where there s no benefit if I do that.

Are there lenders that don t care how many mortgages I have as the numbers work in terms of credit score, debt ratio, income, etc?

I m looking at B2R finance to cash out on other investment properties I own that are paid off, but I would also like to cash out on the home I m living in.

What tax deductions are allowed in Michigan?


Apparently Michigan does not allow itemized deductions. This is unfortunate for me considering I was hoping to become a landlord and deduct the mortgage interest. All I know is that there is a homestead property tax credit (however, I am not entirely clear on how it works).

What other tax deductions or credits are there in Michigan? Can a landlord deduct anything?

Hello. I have been on HUD for quite a while, and food stamps, and medical (I've been mentally screwed up most of my life). Luckily I found Kratom, and it has restored my life. I went from being mentally ill, to a normal, highly functional, autistic person (not officially diagnosed). I married into an "already made family" and went from 0 to 4 kids overnight. I made mistakes before this, before having children. I have bad credit because of that. It's 555. I started a business, and have been working 12 - 16 hour days, almost seven days a week, since Jan 01. I am now making about 2K per week, being able to keep 1.5K after expenses. I'm making 5 - 7K per month. I went from dirt, dirt poor, to a sensation. Now… We're going to lose our housing, food, medical, etc. It would pay off to purchase a home outright, instead of paying our rent, because we live in a very, very expensive area of the USA (had to move here to get my two degrees, which I just completed).

Renting is out of the question, I could pay for a nice house in two years for the rent I'm paying here, and this place is considered very cheap. Renting is totally out of the question. I really don't want to pay for two homes in the time I could pay for one, you know what I mean? It sounds so stupid.

Ah well, I admit I made some mistakes. I'll take anything I can get though, even if it's outrageously high. Who knows, maybe I could pay it off in a couple months if things get bigger.

How to increase credit history?


I was recently denied a $3k loan at my bank even with a 750 score and 55k salary. I wanted to purchase a tractor and didn't want to pay cash to build more credit. They said my work history and credit history were both too short. In 2 years, I will like to get a mortgage for a home. If I got denied $3k, how can I work towards having enough history to qualify for a mortgage? I'm thinking about buying the tractor with in store credit, which I will probably use later on anyway to buy more appliances, is this ok? Is there other ways to build credit besides my already credit card?

Am I being treated like a child?


I m a 24 year old female who moved back home with my mom after school. I do contribute to household bills (literally paying everything but mortgage). I moved back home mainly because it s less expensive than living on my own at this point and to help my mom with expenses but I m starting to regret it and change my mind about living at home. I feel like I m being treated like a child. When I go out and come back in after like 2 am it s a big problem. I have to sneak and spend the night at my boyfriend s house because my mom doesn t approve of "adult sleepovers" with my boyfriend. But what really has gotten me over the edge is a few trips I ve had to pass up on with my bf including LA and NY basically because my mom doesn t approve of me traveling with (and therefore sharing a bed) with my boyfriend. My friends say having no freedom in regards to hanging out is a downside but they say it s better than paying for everything on my own right now like I would if I moved out. I plan on having 40-50k in 2 years, my credit score at the moment is 750. I applied for a personal loan today for 3k at my bank that I've had for 5 years (Wells Fargo) and never missed a credit card payment but got denied. I have a 401k, Roth IRA, and half of my paychecks with fidelity. My marriage is not emotionally healthy for me. I can't prove grounds for divorce. What can I do?


I want a divorce. I know my husband is a cheater and a compulsive gambler. I know he is a cheater because he gave me an STD. When I confronted him about it, he said he was not cheating and blamed me. He leaves home, he doesn't call to let me know he's gone or even where he is. He doesn't answer the phone when I call. He is sometimes gone a couple of days. He won't agree to an uncontested divorce. I have no proof of grounds for divorce. The house is in my name. I've been paying the mortgage myself and most of the other bills. This situation depresses me. How do I get out of this marriage?

Long story short…

My uncle and aunt helped my dad to buy a house, My dad put a portion in, then his sister and brother in-law put in their share, as well as a mortgage.

After helping my family get this house, they had my dad and I help remodel. They said that however much it costs would be added to the mortgage.

The original verbal agreement was that when my dad pays the house off in 10 years, it will be his So after my dad and I both helped my uncle remodel, he then said that my dad can't afford the house, and now wants to sell it.

All the work that my dad and I did was for nothing. They won't give us the house. Didn't even give us a chance.

My dad went to an attorney and told him the situation. A letter was mailed my my uncle saying that if the original agreement does not happen, they will be going taken to court.

My dad and I both work for a temp service. Usually the work is steady, sometimes it's not. My mom and grandma would be moving in too. They both get steady income.

My dad has $20,000 dollars into this house for nothing. My uncle said won't be able to refund the money until the house sells.

What would the judge rule in this situation? There is nothing in writing saying my dad would get the property. Only was a verbal agreement.

Not paying mortgage has a benefit?


Afew years ago my father lost our house due to not paying the mortgage, he claims that during that time in order to get a 2nd mortgage you had to not pay your current one… It doesn't sound very truthful to me in fact I think he's full of ****. Can anyone vouch for that?

Hi, I am going to give some background information but it's not completely relevant, skip down to the final paragraph for the question.

I am a 26 year old male from England. I am university educated and am currently working as an Optometrist earning £60,000 a year and have saved around £100,000.

My parents recently moved to Australia and I am the only family member still living in the UK. I have a lot of friends but a lot are moving away in the foreseeable future.

Can you move into the house you are buying before completion?


I have asked the vendor if I can move into the house before our mortgage completes (he hasn't text me back yet so I am presuming he doesn't want to do it) but if he does, would this be ok? Our notice on the house we rent runs out on the 2nd August and we just want to move in now we are sick of waiting. Anyone any ideas on this? Thanks.

Hello, we are set to close on our house tomorrow. However, we had some rather unfortunate news from the inspector, he was involved in a car accident on Tuesday with a broken leg and will be out of work for a while. That leaves us with no time to find another inspector before closing. It is a new construction home so both the builder and our realtor are assuring us that we don't need one because any problems we encounter will be fixed by the builder within a year (by state law there is a one year warranty on new construction homes). I want to have one anyway just for peace of mind. We have worked with the builder directly and he has assured us that if we find anything wrong, he will fix it. Given this, is there anything wrong with having an inspector come out in the next week or two? I am mainly concerned about catching anything major which would be covered under warranty anyway. Thanks.
Added (1). The mortgage did make it through underwriting. The bank apparently doesn't require inspection on new homes (news to me too). I guess it'd be bad for the builder's business if we found something in an inspection and he refused to fix it. He's very well known around here. Just wondering if we would be mainly safe choosing to do it this way.
Added (2). And, well, anything major would NEED to be fixed by law, anyway. Can I rest assured?

Problems with bank what should I do?


have an ongoing dispute with RBS. Around a year ago I went to a branch to close my select silver account with them. They told me it has been done and that I didn't have to do anything else.About a month ago I have received a letter from debt recovery agency showing I owe £615 to RBS. Thinking it is a mistake I went into a branch to enquire about it where I was told that my account still exists and that I am in fact £615 overdrawn. I have asked them to confirm what transactions put me in £615 overdraft. Those were charges for the account of £10 a month plus interest and other bank charges. I made a complain and had it looked at by the appropriate department. They confirmed that it is in fact a bank error and that they would remove the charges and amend my credit file which has been affected as this default is visible on my credit file for a year now. My equifax credit score has gone down to 191, I am unable to obtain any credit and I am being turned down for everything I am applying for, and above of all have been declined for mortgage. RBS has refunded the charges but failed to rectify my credit file, I have been chasing them up as they seem to be doing nothing about it. It's been over a month and they have not sorted it out, I have been given no compensation and they have not even attempted to amend my credit file yet! I have counted the amount of calls I have made over this month trying to sort it out and they have come up to 41 calls and nothing sorted.

Is there any government assistance or loans for first time home-buyers?


I am 24 years old and I make a little over 50k a year. I fully financially support my disabled mother, who also lives with me and I am her sole care-taker. Are there any loans or government programs that will help me purchase a home? I appreciate any info you have on the subject as I am just now starting to look into it. THANKS IN ADVANCE.

Land Registry Title Deed - Charges Register. What items might appear here?


I've bought a copy of a title deed to check out a potential landlord. Never have I seen one of these before.

I've noted the Charges Register section where there are two entries of the same date, one simply "registered charge", the other says, "Proprietor: HSBC - of mortgage service centre".

Could this be something negative? It's a few months ago so obviously I'm wondering what it might be as the house was purchased over 10 years ago.

My boyfriend and I are call it quits. The house we are living in we used to rent. It went into foreclosure when our landlord didn't pay the mortgage. I wanted to buy the house, he really didn't, but I talked him into it. My credit wasn't good enough to buy the house but his was. We agreed that if I paid the mortgage every month that he would put the house in his name. All the bills (electric, water/trash/sewage, gas, home phone, and internet) are all in my name. I have proof that he has never made a payment to the mortgage and that I have paid every single payment. He is now using this to is advantage. He refuses to let me stay in the home. He says that he is keeping it even though he don't want it. Is there anything I can do? I live in Missouri.
