Can I negotiate my husband's total student loan amount?


My husband is unable to work due to chronic Lyme disease and many symptoms. I currently have a strong salary, but it is difficult to consider paying his student loans on only my paycheck alone. It would cost about $600 a month (about $70,000 total), which seems like so much since he cannot even work. This is about the same as our mortgage payment (before escrow and PMI).

Last month, he told them that he is unemployed, and they said that he could apply to not pay right now, but he would still be accruing interest. It doesn't seem likely that he will have a full-time job within the next year or more while he gets treatment for severe medical symptoms, so I'm not sure that this is a good idea.

When he was working, he was working as a social worker (essentially), not a doctor. I wish he didn't have such high loans for such a low-paying field. The $600 a month for the next decade or two seems doable but would really lower our capability to adopt a child, travel -- anything, really. I'm almost 30, and he is in his late 30s. I appreciate any advice.

Recent promotion and qualifying for a mortgage?


I will be receiving a promotion July 30th of this year. The promotion will occur in the middle of a pay period for me. I am not sure about what official paperwork I will receive. I will have to wait over a month to have two full checks that reflect my new salary (which is 20% higher than my current salary). Do I have to wait to have two full pay checks with my new salary before I can qualify for a mortgage based off of the new salary? I am applying for a conventional mortgage. I plan to get prequalified in August and would like to begin house hunting.

Need advice how to refinance with my high debt ratio?


Hello, I am trying to refinance my house but Since my income technically is "45,000" and my loan is $318,000. And my debt ratio come to 116%. My current bank can not let me refinance. My only debt is the mortgage on the house and Just paid of another smaller mortgage for 54,000 last month. My income really do not reflect the whole story since I have my own business. So I am trying to figure out how I can get my mortgage refinanced. I currently pay 5.25 apr and thats just straight bull. I know I can use a co-signer but need other ways I can take care of this. If anyone can tell me about any banks that might help me out. And my credit score and everything else is perfect. Is their any way I can show my business while trying to refinancing. If anyone can tell me about banks who might be able to help me or any tips will be helpful.

Ex wife wants to be removed from our mortgage. Do I need to refi?


My wife had an affair, refused to go to therapy, divorced me and moved out. I've been living in our marital home trying to give our kids some splinter of stability through all of this.

My ex wants me to buy her out of the house. I have that option according to our divorce decree.

Do I need to refi on the house? We have an attractive rate and I would prefer not to. Is there an alternative option to remove her name from the mortgage and associated key paperwork?

Can therapy help my marriage?


My marriage is under a lot of stress and pressure. There is next to no communication. So I don't feel like we can work through our problems. First, we have problems because my parents are living with us. My dad is a complete slob and ruins everything. He doesn't work or contribute in any way shape or form. Won't wash his dishes, clean their bathroom ( which reeks of urine thanks to him), take out the trash, etc. You get the picture. We on the other hand have nice things and take care of them and keep the house clean. My husband works very hard but still comes home and does all the yard work, take out the trash and help tidy up the house. So this creates a lot of friction! On the other hand we can't afford to pay our whole mortgage payment and my family pays for half. We are struggling financially right now. So we have money problems on top of the family problems. I don't know what to do anymore. I am so depressed. I just had a newborn baby and would like to get to work to help our financial situation but sometimes I don't know if that will help save our marriage. I don't even know if my husband loves me anymore. What should I do?

Which forms do I need for income tax homework filing a 1040?

I have to file a 1040 tax return for a homework problem but have no guidance on which forms I will need and how to go about filing it. I will post the information below and if you can tell me which forms I will need that would be great. Can my ex wife get home owners insurance on the house she was awarded if she isnt listed on the mortgage?


My divorce is final. The final divorce settlement states that she is responsible for all mortgage payments, taxes and insurance. I paid for a years worth of home owners insurance up front last August and it expires this August. I am going to cancel the insurance and get a refund on what is left. Is she going to be able to get homewoners insurance if she isnt even listed on the mortgage (her name is not on the mortgage)

Let's say I want to buy a house in an area where all the other houses around it are appraised at $220,000. But this house. The previous owners treated it very badly, and all of the house needs to be spackled and painted, floors redone, and All appliances are inoperable. A/C is 30 years old.

So is there any way I can get a mortgage paying $200,000 for the house and $15,000 to $20,000 in repairs, and have that included?

If not, how would you suggest going about this?

Divorce and getting another mortgage?


Hello, I am in an awful relationship and without going into any details I would like to leave my husband and move out with our 3 children. At the moment I only work 2 evenings a week as we can not afford the childcare. My husband had a really good job and pays most of the household bills although I have to contribute most of my wages also. We currently have a joint mortgage with £100000 equity. I'm assuming if we divorce I would be entitled to half. He would also pay me child maintenance. What else am I entitled to claim from him and how can I go about getting another mortgage to buy another home. When my youngest is at school I would work 30 hours a week and possible have a salary of £12500 a year. This will not give me a very high mortgage as I would need £150000 altogether to get a half decent 3 bedroom house. Are tax credits and child maintenance included in income for a mortgage. Also can I claim for part of his pension?

Mortgage denied underwriters during home construction?


We recently have been approved for the construction of a new home in a community. Since then, it seems everything that could interrupt has. We have our current home on the market and plan to rent if not sold by time closing comes.

The home is almost done and closing is in less than 30 days. Initially, we were told, in the middle of construction, that we were to be denied due to being placed in a 2nd FHA loan by the loan manager (who suddenly quit her job after) which requires a large sum, if somehow approved. We transitioned to a traditional loan to bypass that.

Now, we're told that we will be denied due to our current home not being sold (another oversight by LO) and that we will have to have an additional $10,000 cash reserve to "possibly" qualify. In laws have decided to gift the reserve.

Even with the reserve met, is there any chance of approval? If not, should we seek legal counsel now? My worry is that the community that built the home will come after us for the building costs of the home!

How soon after moving to a new area can you buy a house?


Everyone says you need 2 years of work at the same company, proving you have to means to make the payments.
Does this mean you cannot buy a new house until 2 years after moving? That can't be right.
Ill give you guys my situation, let me know where we stand please as it's all so confusing to me.

Me and my fiancé work in ND at walmart, him for 3 years, me for 2. We have 50k saved up and want to move. When we move we are both planning on just transferring into another walmart location close to where we want to move, and working there (at least until something better comes along).
How soon after moving would we be able to get a mortgage? Would they even consider us? I really want to be in an apartment for a year at most.

I am trying to find out if there are any lenders that will approve an FHA loan with a credit score of 619. My debt to income ratio is perfect because I only have one open line of credit and I only owe around $500 on it. I have been at my job for two years and have steady income.

UK Mortgage Help: Why would a lender Really push for fee paid and slightly higher fixed rate?


Today I went to see a mortgage lender at the UK Post Office. I wanted to choose a 15% LTV 5 year fixed at 3.65%, then 4.49% variable after. With this loan I pay a £995 arrangement fee and a £240 valuation fee. The lender seemed willing to do that.
A couple of days later, I go in to make final arrangements on the above loan, when, at the last moment, she INSISTS that I do a slightly different rate. This time she wants me to do a 15% LTV 5 year fixed at 3.99%, then again a 4.49% variable after. But with this loan, I wouldn't have to pay the arrangement fee and the valuation fee. I also get refinancing help if I want: the Post Office would pay for the re-mortgage legal fees (their solicitor -- not mine). Does this sound great?
I did the math and found that I would only save about £4 per year (fixed years) with this new higher interest rate but no fee loan. The only real difference I could see was that had no fees/more assistance and the other had fees but seemed more simple. In fact, all the loans they offer have the two options. I immediately began to suspect a "bait and switch" tactic going here.
When I told her that I wanted to go with the first (fee included) loan, she became VERY ANGRY and flatly refused to process my loan. I had to go home and apply online and I was accepted.
Am I missing something here? Why did she INSIST on the second option. And why did she really refuse my first preference? Does anyone know?

Buying a house, whats your opinions on this situation?


Me and my brother have put in an offer on a 3 bedroom house for sale in the next road from us, as we want to go into property development. This will be the first house either of us have brought. We have viewed the house and love it, it needs loads of modernisation. We have had a mortgage approved and all the paper work signed and payslips/ bank statements handed to the estate agents. They also have done credit checks on us both which passed with flying colours. The house was repossessed so the bank are selling it, not a private seller. The bank now have all of our documents and we are waiting for them to take it off the market. But on Friday we got a call saying someone has put in a higher offer.

But the thing is, is the estate agents have said we are the only ones to have all the paper work in, checks done and plus my mum is giving us £32,000 to put down a lump sum off the mortgage. The asking price is £130,000 which is what our offer is.

What are your opinions? Do you think the bank would rather our deposit plus knowing theres two of us who are in work and have the paper work, or would they rather take the higher offer which we don't know wat it is? I know we wont know for sure but were desperate to get it, and are so excited.

Can I contract insurance work out in Texas?


I have hail damage to my mortgaged home's roof. I would like to know if I have the option to contract out the work myself? I have had a roofing contractor look at the roof but I didn't sign any paperwork. Signing, here in TX, would have bound me to that contractor if/when the claim is approved. I certainly want to get the work & am not trying to "pocket" the money. However, I'd like to get at least 3 quotes from reputable contractors and make sure that a fair price is being charged & be able to maybe put any "profit" into other work I'd like to do on my home.

Landlord failing at paying water bill and now mortgage.2months ago?


Two months ago I began renting a room from a girl who owns a house and lives here. Within the first few weeks I found a notice that the electric was set to be turned off due to late payments. Then she was laughing about how it may take years til the bank forclosed now that she was late on the mortgage. Now the water will b turned off. I called the 1 800 number and the city told me it was the price of my rent n wouldnt turn it off until she spoke to me tmrw. Tonight another letter from the bank. They sent someone to talk to her. The house was sold in 2006 for 150k then in 2011 for 30k. And most recently for 70 K in late 2013 to her. Is there a way to "buy out" the debt and take over payment and own the house? I can only assume the bank would rather see someone take it over who can pay the mortgage rather than forclosure and trying to clean up the house and sell it again. Rumor has it the mortgage payment is 550 a month. For 70K after it was already sold for 150K shows me that they want it off their hands. I live in MN. Looks like an opportunity for myself. I have poor credit but a friend of mine is interested and would have the estimated 3000 or less to pay off the debt. Is it feasible to go thrpugh the bank and take over these payments?

I am 24 years old with exactly one year of work history under my belt. I have about $15,000 cash right now with minimal debt. My income last year was 47k. I am hoping to buy a $100,000 condo. I need some advice! (Please, please keep your advice to “constructive criticism, please) We are coming out of a messy situation where we both lost our jobs. But now we have acquired new ones but it’s been over a year. Will we get approved for a mortgage if I have a bad credit score?


My boyfriend and I are hoping to buy a house for 100,000 and we have a ten percent deposit saved up (we actually have 12,000). We are both working (earning about 14,000 a year each) and from doing the mortgage calculators online most banks are willing to lend us from 90,000 - 130,000 depending on the bank. We are told these are fairly accurate (but obviously it does not take our credit rating into consideration.) My boyfriend has an excellent credit rating, but mine is slightly towards the lower end of 'poor' on the scale. However this is mainly because I was a bit silly as a studenr, and also struggled financially as I had no job at the time.

My boyfriend started a new job back in January in where he brings about 5k/month. Double owhat he use to bring before. He has a house under his name (1st house he's ever bought) with a monthly mortgage of 1600. He doesn't live there, he is renting it out to a family friend. Wife threatens to leave if I don't do everything she wants?


My wife is from Mexico. Everytime we get into an argument she says she will take our kids to Mexic.

I usually give in to what she wants. When we bought our house she wanted a 2 story. I wanted a single story because they are easier to maintain. But we got a 2 story like she wanted. Last year she wanted to buy some property in Mexico. I was really nervous about it but finally agreed. So now we basically have 2 mortgage payments.

Now she wants to build a pool in the backyard which will cost around 30 grand. We are already stretched thin financially so I don't like the idea. Well now she's mad and threatening to leave again. When she's mad she is hell to live with. She walks around with a frown on her face and won't talk to me.

I really feel like I don't love her any more. I would like to be able to find true love sometime in my life. But I love my kids and I don't want to put them thru the trauma of a divorce. I feel stuck. If we did get divorced she is the type that would want revenge. She would try to make it very painful foe me

I have ILR I divorce my husband?


My husband bring me here in uk promise me to have a good life with him. But when I am here in uk he change he always drink every day saturday and Sunday drink from 12 pm until 12 am my husband never work since am here in uk. When I start work my husband said I need to give him £100 a week to share pay the mortgage I don't mind to help he promise me he don't touch my money but that things it's change because when I start earn £400 pound a week my husband start to demand £200 pound a week from me even I don't earn enought I'm obligate to give him £800 pound a month if I refuse to give him the money he get angry on me and throw me out at our house and say I can **** off and fine my own house.to the point he scared me to get divorce if I don't give him £800 pound.every time I go out with him he till all his friend that I am so poor and in my country I eat all kind of animals I and live in the box i my country that's all he say to all the people in the pub everytime I go out with him. And very time I don't do what ever he want he always say to me he gonna devorce me. And throw me out from the house I don't know wher to go I I don't have any famIy here in uk. How to make my FHA offer stronger?


I have been searching for a while now, with no luck. Sellers do not seem to like FHA loans and always go with conventional or CASH offers. I understand that they are overall better offers than FHA because of the FHA requirements in order for the loan to be approved. How can I improve my offers? I'm putting offers above asking price and no closing costs. I would like to know what else I can do to make my offers stronger against this conventional and cash offers?

Depression on this pregnancy, why wont ppl understand?


This is my 2nd pregnancy. I had my first one on April 5,2013. Beautiful baby girl. That pregnancy was wonderful. I was happy all the time. After the pregnancy, I did get the baby blues so bad, where I didnt want to leave outta bed. The breastfeeding helped me to bond with her. But I soon got pregnant again, I found out in November. About 6 mos later.
This pregnancy is totally opposite. I am excited that I have another one coming. But saddens me also. I cry all the time and does not help when we are going thru financial problems. My husband hours got cut, I am behind 3 mos mort. I just paid our necessities. I set up hardship with the mortgage company. So my payments are 200 more then we are use too. So i cant pay the credit card bills. Our life is spiraling down. My husband doesn't care he worried about materialistic things. I am opposite. I like food in our cardboard. I even asked to be separated cause the stress is too hard. My friends say I am wrong. Its just not the Finances, Due to the c section for the first one, this one is a lot more painful then the first one. Addy likes to lie low by my incision area. Which hurts so bad where I cant walk. The dr wanted to put me on medical leave now, I refused cause I cant afford to 80% of my pay. My husband still thinks I can cook, clean, take care of the little one. While he has 3 to 4 days off laying on the couch. I then rip into him for doing nothing. Now, I want ppl to know he does take care of our daughter,

$14k left on student loans. Should the available $10k go all towards that or down payment towards a new home? How to get rid of unused, spoiled driveway sealer & patch?


I have a 50 lbs bag of asphalt patchh and two 5 gallon pails of unused sealer for the driveway. I purchased this in the summer of 1999 when we bought the house. In order to pay the taxes, mortgage, I find myself working 14 hours a day week days and 10 hours a day Saturdays. On Sunday I sleep, do laundry and buy food. I have no time. I have a very lazy wife who has become a Facebook and video game addict. She can't do anything for herself, let alone help me around the house.
So that crap just sat for 15 years in the garage.
They joys of upstate NY, Arkansas incomes and NYC prices. You get the worst of both. My house is dilapidated. Little by little I fix things, like $14,000 for a roof that had 4 layers of shingles, every one since it was built in 1926. Lots of structural work on that mess. Fixing the screwed up electrical system little by little. I just don't care about the driveway anymore. Asphalt over concrete. Completely crumbled. Before I spend $3,000 fixing that, I'll spend $6,000 on fixing the foundation. It keeps blowing out and I keep patching. It is done. I had an estimate to replace it completely in 2005 of about $20,000 or repair/rebuild the bad spots for about $6,000. At some point I'm just going to walk away from it, and her. Both were poor decisions. In the mean time, I have to clean up this dump.

Is it easier to get a credit card if you've banked with the company for 10+ years?


I've been banking with Chase since middle school, and only just got a credit card a year ago; my credit score is like 740 I think--I'm not at a place in life where I experience debt or loans or mortgages, and I automatically don't qualify for a lot of cards because my history is just too new. I never use CC's to spend more than I have, I just use them to 'build credit'.

I want a better credit card with zero foreign transaction fees, since I'm going to be working abroad for a year. I'm just curious if banking with a credit card provider will in any way increase my chance of being eligible for a better credit card. Thanks!

FHA loan for a DACA is it possible with valid SS?

So basic info on what DACA is, basically a 2 year work permit that is renewable every year, i am not a citizen nor a resident, but have a valid social security number that states valid for work only. There is plenty of info online if more info is needed.

So basically I've been turned down by one thing or the other. I have great credit 730 i believe, no debts, good paying job and a good down payment.

The two reasons ive been turned down not both reasons at the same time its either one or the other, for a loan the first my work permit, according to the bank two year work permit is not enough to qualify even though its renewable every two years. The second reason I was turned down was because i am currently employed by a staffing company but working to become permanent at a stable job at Seagate technology as a technical support technician.

I am currently in Oklahoma city, ok and would like to know if this is even possible to get a FHA loan in my situation? Or what other loans are available for someone like me? Any info would be greatly appreciated.

So pascal the gabler, the bank that i last talked to told me that so long as i had been working in the same job for a while and not jumping from job to job in the staffing and provided a letter from the contractor employer saying how stable and how likely is it for me to become permanent, it should not be a problem.

And regarding the work permit I think it's weird that many back approve loans to undocumented people with only ITIN numbers and not qualify someone who actually has a SS and a work permit! At least i would think the chances of me getting my permit taken away are far less than an immigrant getting deported

What is the real difference between Scotland and Iceland financial services?


Noe the firm of Standard and Poor is frequently quoted by Scottish Yes supporters to support their views on independence.

S&Ps latest comments on the financial aspects of a Yes vote maks uncomfortable reading which Tearex and others would like to have been kept away from the ordinary Scottish voter until after the referendum.

It says that in the event of a Yes vote.Scotland would end up with a banking system like Iceland on the eve of the banking crisis of 2008.

Analysts at Standard and Poor said an independent Scotland banking system would parallel that of Iceland in 2008 when Iceland was forced to allow its major banks to fail resulting in billions of pounds stirling to savers and creditors when the Westminster parliament stepped in andhelped to save many local Scottish authorities.

Danny Alexander, Chief finance Officer a fellow Scotsman warned in February that a Yes vote would result in an exodus of financial services to tyhe rest of the United Kingdom.

Why do women get this idea? Alimony?


Why do divorcing working women have this idea that they can get alimony.

When the law clearly states that

1. No alimony to working wife. The alimony is only to support a spouse who cannot support them self.

2. Even if they cannot support them self the alimony will only last for a period of time till the spouse get back on there feet?

I have seen many divorcing women say and believe
"Hit him where is hurts and take his money "

Why do they have this idea that they can just take a man's money? In no way the judge will grant any alimony to a wife who works.

And also they think they will get 50 % of man's stuff. Which is also wrong. If he had property before marriage that us off limits.

Only marital property Wil be divided. That too in which they have contributed.financially. If the house belong to the man and he makes all the payments towards it (mortgage and all ) and they have no children. The women won't get the house or even 50% of it.

So why do many women think they can just take a man's money in divorce

How will applying for a personal loan affect my credit score?


I have read the following so far:

"If your FICO score is at all affected, it probably won't drop much. If you apply for several credit cards within a short period of time, multiple inquiries will appear on your report. Looking for new credit can equate with higher risk, but most Credit Scores are not affected by multiple inquiries from auto, mortgage or student loan lenders within a short period of time. So, they specify for auto, mortgage or student loan lenders… But what about personal loan lenders?

See, I need a small personal loan to move into a new rental, but also need my credit score to remain good to be approved for the rental application with the landlord.

How does child mortgage work with children?


My mom and dad left eachother when I was maybe 8. Something like that. Now i'm 16. My mom and my step dad are getting a divorce. I'm sitting in my room and my mom and step dad are fighting. It's a bit muffled but I heard my step dad say "I'm counting on him for mortgage." I know the human mind makes us a bit self centered in who we think conversations are directed too… I'm also not super clear on the legal aspect of having children and the money that relates that it. When me and my mom move out is there a set amount of money he's not getting anymore? I just need someone to explain how this works to me. I modify mortgages for a bank. A customer issued a formal complaint about the way I handled her file. She said she was offended by my suggestion that she reduce expensesand that she could have been given better terms. My manager backed my decision and mannerisms 100%. We are encouraged to recommend customers lower expenditures and all our calls are taped so my politeness about the issue is on record. She also filed a complaint with the occ. The customer then dropped the complaint… Out of the blue… With no further action. This was in 2011. Today I get an email saying the issue has been forwarded to security and HR. I told my manager and she was absolutely clueless as to why this was happening… And it wasn't an act. This is very strange… Any input will be appreciated.

struggling with mortgage not got much money left, was thinking of buying flat, selling my house. Maybe get a lodger not sure which is best. Why do people invest, especially for holding?


Ex:

Say someone Fancies real estate. Assuming a 6 figure income or less. Does someone simply just live in their means and build up a savings account or better buy bonds or stocks for several years until one day they have enough money to invest in a 20% down income producing property. Say they save $100,000 and buy a $500,000 income producing property it generates NOI of 50,000, cash flow of $20,000.

assuming not flipping. What I like to know is why do people invest like this. Do they think for their long term future and suffer their earlier years to save money to one day save enough to buy something of risk that takes more years to break even with what you spent on the down payment and then probably 20+ years to finish the mortgage payments. Is this worth it?

So long story short… We built our own home 10 years ago, at the time the economy was good, approved for a super loan $1,000,000. At the time business was amazing and we thought we would be able to pay it off in 10 years max, but then the economy crashed and since then it's just been a lot slower but recently business is really bad and money is tight. Tried to get a modification was denied and now in process of appealing for an extended loan. However we are really struggling and don't want to go into foreclosure, almost did last month. So we went and spoke to 2 different financial advisors about our options and what we should do. Both said the same thing, our mortgage is not adding up. The amount we are paying each month is not right, based on the principle, interest, and time. It is almost $800 more than it should be. They said we should speak with the company and double check and if we are correct we have a very good case to sue them.

So how do I go about this? What type of attorney should I speak to?

Any help or advise is much appreciated.
Added (1). It was calculated with all the tax and insurance and all of that. This company is not that great with calculating things. On the first attempt to modify they calculated income completely wrong. So I wouldn't be surprised if this is wrong too. That Is why I am asking

Buying a home from family member, I'm worried about taxes?


I'm purchasing a home for 40k from my brother, who previously bought it from our father, it was appraised 3-4 years ago, when he purchased it, for 95k. I'm working with a mortgage broker who advised me to use a gift of equity for the down payment, and to have the sale price at the appraisal value of 95k, while my brother only wants the 40k, which is what he purchased it for, then he is to return the difference to me. I'm concerned about taxes, whether they be capital gains, sales tax, or gift tax, I don't want either of us to get stuck paying more than our share. We are to meet with a lawyer eventually but I want to walk in informed. Professional advice would be much appreciated.

Purchasing a house and need financial advice?


Hi everyone! Okay, so my fiance and I are looking at buying a house. He absolutely refuses to rent, and we currently live with his parents. We're both engineers and have well-paying jobs, but we also have three cars to pay off (I tried to convince him about selling one, that's a no-go, lol). I work a full-time job and a part-time job, and he works a full-time job. Both jobs are secured and our companies are very happy with us, so unless they shut down, I don't foresee us being out of work. Both companies have been around for 50+ years.

My dad died when I was a kid and left me an inheritance. I can put a 20% down payment on the house for the price range we're looking in. However, my family is advising me against this at all costs. The 20% would still leave me with a good cushion in the bank. We do have money saved separately, but I personally am trying to pay off the cars as fast as possible, instead of stuffing it into savings.

Do you think it's reasonable to tap into this money to put the deposit down? Should I use it and pay off a car, and put 10% down? If I do under 20%, we have to pay private mortgage insurance until the payments reach 20%.

I've also tried to convince him to rent an apartment for a year and pay off a car (we can pay off a car a year if we did this), but he's absolutely opposed to renting. "You pay for something and don't get anything out of it" (besides privacy, IMO).

Ugh I've been having such a hard time finding a home because of this people, they always outbid me. I was so close to buying a beautiful home and some stupid investor decided to put an offer cash! And of course the owners/owner's agent prefer cash. I hate the way they "remodel houses" usually only cosmetic fixes and cheap paint and want to sell the house for 100k more than what they bought it for. I hate this people! They seem so desperate for money. Houses should be sold to families that plan to live in it, not desperate people trying to make a quick buck. Damn you house flippers I hate you!

Can anything be done legally?


My grandmother and I purchased a house together because she needed in home care. I put the money down, paid for inspections, and the mortgage. She paid utilities. The deed is in both of our names. She and I decided going into it that since I made the investment the money would be split 75/25. We decided to sell so she could be closer to family. The selling realtor is her friend. When we were closing I saw 50/50 on the paper and tried stopping it saying it was incorrect. The realtor raised her voice and told me it wasn't. I looked at my grandma and she said we would divide it later. I was pressure into signing. Long story short grandma ran off with the money. Is there any legal way of getting half my down payment back from grandma? Or is it all said and done?

My husband says he's not feeling it anymore with me?


My husband told me that he doesn't feel it with me anymore. He said he lost it in January 2014 and February he had an affair after he told me of this affair in April, he hasn't seen her since because he knows how much I'm in love with him. But he still talks to her. He has been in LA since February and I live in Az. He told me last night that he looking for work there not in Az. We are married have a home etc with no children's. Yesterday 4/23 was our wedding anniversary he didn't say anything. :( I recently asked him to spend the weekend with me he said he doesn't want to hurt me because he wants to be 100% and he said I'm not sure I will. He is blocking he's heart. He says we are comfortable with each other thou he isn't feeling it with me anymore. He says love you but has he fallen out in love with me? He is living with his sister I believe he created a safe haven there and is scare to come home. I'm deeply hurt… I know what I've contribute to this marriage I've been seeing a counselor so has he. I am not ready to date or anything. I'm deeply in love with him and hurt. Should I just move on. He still pays for our mortgage for our home in AZ. But he's not emotionally not involve with me or not feeling it. How can one turn off the faucet or check out? We've been married 9 years together 10 is that easy? We are so much alike I'm so many ways. I don't know what to do.

When should I start looking for a home?


My husband and I re-signed our lease for our apartment until November 2014. We just got pre-qualified and we'll get pre-approved later.

We've been looking online and we have an appointment with our Realtor next week, but my mother said not to look right now because we'll end up finding a home we love and want to be out sooner, but we can't break our lease and we re-signed it because we need more time to save.\

How to make a complaint about the conduct of a property surveyor?


I had a valuation survey done on a property I was hoping to buy. The valuer asked for a structural survey to be done so I got a Structural engineer to do a survey. The survey was fine, no structural problems and no sign of movement. The survey had to go back to original valuer who said he was sticking tohis original survey. When I asked for an explanation as to why he gave us a paragraph explaining his reasons. All of it was totally false. He said the wording was unclear and the structural surveyor had not used a spirit level when he was there to measure the floors. In the structural report it states ten times that measurements were taken using a spirit level. As a result he recommended that the mortgage company don't lend on that property. I have encurred additional costs and stand to lose another £1600 because we can't complete on another property in time to port our mortgage. The structural engineer can't understand why he has said what he has as in his opinion the property is sound.
What can I do now?

Together 10 years 3 beautiful kids, but I sufferd with depression mainly due to drug use for last 3 years. We separated 15 month ago as situation drove her close to breakdown. I was distraught still am but I've sorted myself carried on workin and even got in fire service part time, my dream job! How to get removed as a co-signer, FHA?


I am going to be co-signing on an FHA mortgage very shortly to help my parents get a property. I understand there is a difference between a co-borrower and a co-signer. I am going to be co-signing the mortgage, not co-borrowing. The only reason I am co-signing this loan is because some unforeseeable circumstances came up that were causing my parents to get approved for the loan. In the end if they were to be declined a lot of money would have been lost because they won the house in a bank auction.

How long could it possibly take before I could be removed from the mortgage? There is some debt that needs to be payed off on my parents part, which was the only thing keeping them from securing the mortgage themselves.

Also how much can this decision effect my credit? I know it will go down, but once my name is off the mortgage will it return to the way it was before I co-signed?

I just bought a house for a $1

In Michigan…

The outside of the house is very nice… No damages to the outside.

The inside is stripped basically… I mean there is walls… But they will probably need to be replaced. The kitchen is probably the only room in the house with the least damage…

I think the house may need $10,000 - $15,000 worth of work done and that's not including a new furnace. I had a contractor come over to give me an estimate.

The house has a lot of potential. And, I'm looking to turn it into a rental property.

NOW, How do I get a loan to repair the home? I have bad credit… No repos, no mortgages… Just small collections. Are there any programs that help out?

Hi I'm 22 and thought about buying a house but it wouldn't be any time soon, I just went on lending tree.com and put all my information in cause I just wanted to see what my mortgage rates could be if I decided to buy a house. I don't plan on buying a house anytime soon I just wanted to see the rates. They sent me an email and called me (I didn't answer) saying that I am approved for the loan?! I just wanted to see what the rates would be, I didn't want to get approved, what does this mean? What do I do? Can I just ignore the calls and emails or will they keep calling? Can you claim Employment Insurance in Canada when getting a large settlement from an injury case?


I am wondering if someone could still get Employment Insurance in Ontario if they're receiving around $50,000 from a slip and fall law suit. The lawsuit settlement is tax free. I know that in some cases if you intend to defraud EI you can get penalized thousands of dollars, I'm not trying to do that. I am off work because of a slipand fall I, I needed to have surgery so I'm getting EI benefits for that. I sued the company where I fell and everything is now wrapping up and I should be getting a check in the next week. I'm getting my first EI payment in the next few days. Serious answers only, don't try and scare me. I'm not trying to fraud the government, if I can not use the settlement money, I'd rather save it for my son's tuition rather than bills and mortgage and such.

Decent interest rate for a car loan on a used car?


Looking to buy a car between 8-10k, actually am looking at 09-10 Chevy impala's right now. Want a payment no more then 200$ a month. I'm going to put 2k down. I have good credit, no late payments, repo's, shut off's. Nothing like that. Buying a small home that I have lived in for 5 years(30 year mortgage), 1 credit card with no balance on it. I own another car that is paid for but was never late when the car had a loan on it. I recently closed out 2 credit card accounts(which could hurt a little). Do mortgage lenders always use actual insurance figures for final loan approval?


I would like to know if mortgage lenders always use an actual insurance premium amount, rather than an estimate when a borrower applies for the final loan. I know that during pre-approval, an estimate is mostly used. Will an estimate ever be used during the actual approval? If the actual premium will be used, how is this communicated to the lender and at what point? Does the borrower simply provide the chosen quote to the lender and then the lender plugs that into the underwriting software at time of application? Please explain. Thanks!

Adding a joint owner to my credit card?


I have about 690 credit. My significant other is still a full time student with very little income and no credit history at all. I just got a new Discover credit card I am using for daily purchases and want to add him to it (we pay it off every month).

Will adding him as a joint owner build his credit?
Will it risk lowering my limit?
Will it negatively impact my score?

We bought the house in 2013, he had really bad credit so everything is under my name. He did help me pay with mortgage and bills, our relationship is just so dysfunctional now, we recently got engaged last christmas, but i feel like the relationship is more for convenience. I hate to admit it but it is, He has some anxiety issues and anger issues, he has tried to hurt me once but i fought back, I'm scared for it to happen again.

Where should I live? Real estate is so expensive?!


I am driving myself crazy at 29 y/o thinking about how hard it is to afford a house/townhome. I live in Maryland and I can't find anything nice for less than $300K. I make about $105K, but I really don't want to dump all my savings (not including 401K) into a mortgage DP. I am willing to put down 10%.

Figuring the 10% in, and what would be a good financial decision (paying 30% of take home pay) when buying a house, I see I cannot afford anything in a decent area in Maryland. I would have to buy something at $200-225K to kep within the 30% budget for mortgage.

I have a wife and baby coming soon. I really don't know where to go so I can buy a house (my job is very flexible as to where I can live). I am from Florida, but moved to Maryland 11 months ago.

Florida is not an option. Less pay and houses are just as expensive in decent areas (if you don't already get outbid).

Any advice helps! I am hispanic, so has to be a place with open minded people (not just a latino driven city or state like Florida.

Can I have my name on a house if the mortgage is in only my partners name?


My credit is bad, so we are going for a house but the mortgage is only in my partners name. Is there anything I can do to make sure in the future if anything was to happen I would get half other than the obvious… Get married?

How can Bank of America do a Short Sale on my home if I'm NOT behind on my mortgage?


Bank of America is my mortgage company and I tried to do a home loan modification. After faxing, mailing documents, telephone calls and MORE faxing to BOA I have been denied a home loan modification and now they want to do a Short Sale on my property. How to add name to house deeds without a solicitor?


We have just found out when we bought our house the deeds were only in my husbands name for whatever reason and although we already have had joint mortgage it seems some companies won't give joint mortgage if both names aren't on. So we need to add me on but as solicitor has said £350 to do it, we can't afford that is there anyway of doing it through land registry by ourselves.

If a seller owes $50,000 on his mortgage can't I just pay him that $50,000 to pay if off so I own his house?


Reason I'm asking this question is because. I was thinking in my area land lots are selling for about $60,000-$80,000. Why don't I just find a seller who can't pay off his mortgage and pay off his $20-$50,000 mortgage that he still owes. Wouldn't that mean that I just purchased a landlot for $50,000 or less? What I want to really do is get a house for that cheap and just do a complete teardown and build a brand new three family condo complex on it. I'm an amateur at this so just wonder why this can or can't be done. Most people own really ugly houses anyway which they still owe the bank alot of money which they can't pay for. At least in my area which has high property tax. Most people I think just want out of their mortgage. Then I could make a deal with the seller to pay them the rest of what they have already paid into the property(Equity). After I have sold all 3 condo units. Minus 20-30%? Basically I'm asking the seller to be my partner. Condos in my area are selling for a ridiculous $150,000-to even over $200,000 each and most of those aren't even in those huge condo complexes with elevators and doormen or private parking and security or laundry rooms. So a lot with a single family house worth $200,000-$300,000 could easily net double that. Plus the 20%-30% I get from the seller. I'm realizing now that this is the basic proforeclosure deal right? But my scenario is involving the seller in the new 3 unit condo construction.

I am still studying this year, but next year I will be a fully professional Primary school teacher (Fingers crossed). I was looking into buying a house as early as possible, and was wondering if there were any schemes like 'Right to buy' that are available to young people, like me, in getting in on the property ladder? Buying house while in college?


I am approaching the end of my military career and am a few months from returning to Texas. I will be returning to college full time and using the Post 9/11 GIB. Between the BAH, a good savings from deployments, the Texas Be-On-Time loan which requires no repayment if you maintain a 3.0. I have enough to pay my bills no problem. I have been planning on renting an apt with a friend with an extra bedroom for my son who lives near by with his mother. While doing the research it has crossed my mind a few times to look into buying a house. I have been looking at new constructions mostly. Rent for a 1500sf 3/2 with 2 car garage is about $1500-$1600. Mortgages on a 1600sf 3/2 with 2 car garage and yard is in the low $900. HOA fee's in the neighborhoods I'm looking are $25/mo, and TX property tax I estimate at $3,350 a year or about $280/mo. Those add up to $1,205 give or take. I already have a roommate set up but had previously planned for the event we didn't room together and my budgeted for $1,200/mo anyway. With him there with him willing to pay $600 that he would have spent on apt my mortgage comes to an astoundingly low $600. Any input on the situation would be great. Also, I know about mowing grass and upkeep, I enjoy that. Utilities at both places would be about the same. Ideas?

Tax liens on paid homes, and mortgage homes?


If you own your home outright, and have no mortgage on your home, or debt meaning like line of credit, putting your home on collateral, but you couldn't pay your taxes for a couple of years. The government put a lien on your home, and you still can't pay your taxes within that time frame. Your home is sold. Do the original home owner who couldn't pay their taxes, get the difference of sale money once the government get their taxes plus interest and fees. Also, I would like to know the same answer, if there is a mortgage on the home. Is your debt forgiven, do you get any excess money left over?

What should I expect on my first visit with a mortgage lender?

My husband and I are first time home buyers and we have made two appointments with two different mortgage lenders. We already applied online for one of them. This lender is also working the same company as our Realtor. So, we'll be meeting with her as well on the same day.

What should we expect from these meetings?

Can I negotiate the price with the Housing Association if I am buying 100% of a Shared Ownership offered flat?


I have seen a flat that can be bought 'Shared Ownership' or bought completely out right.
I have heard that you cannot negotiate on price when buying Shared Ownership and I was wondering if this is only if you are buying a share.

If I can negotiate on price, I would maybe buy it in full.
I would like to potentially 'Let' this flat out while it is still on the mortgage. Would this be possible or do I need a special mortgage?

As you can tell, I am new to this. I am a first time buyer. I have so many questions. I cant decide whether to buy 50% and save a little money or 100% and know I can Let it if I want. Or maybe I couldnt. Aghhhhhhhh!

Thoughts on buying from Housing Association and mortgages that let you Let please.

Emtionally unavailble or just don't want our family to work anymore?


Together 10 years 3 beautiful kids, but I sufferd with depression mainly due to drug use for last 3 years. We separated 15 month ago as situation drove her close to breakdown. I was distraught still am but I've sorted myself carried on workin and even got in fire service part time, my dream job! I've helped all I can financially and changed so much, but when I try to talk about emtions as I've had no closure she shuts down, I can see the hurt in her eyes, she admits I'm better than man she fell for but says she's different but don't no y. She's havin a lot of tattoos done and at times neglects bills and mortgage but I offer help she say she fine. We get in well but she can b inconsistent, when I leave I get a nice squeeze and peck n we hold each other for a while.our kids still don't no they think I'm away workin but very day I speak to them on phone and see them everyday off and we are going Florida next year with my family and she agreed to go for the kids. Her friends and family say she's changed alot harder and stubborn. I've not had any physical contact since we parted as I still love her and feel so guilty about bringing us to this point. But the emtional shut out is scarey I wouldn't say she's out of control but she does say she's guna b selfish for a change n do wot she wants! She also says she don't want another man just to b in her own! I try to b nice as poss but at times it feels like its nothing then at times it does! I just want to noif I could bring this back!

Partner has shared mortgage with ex wife - but we want a joint bank account - will this cause issues?


My partner has been divorced for sometime now and despite having a shared mortgage with his ex wife, he is sole payer of this and comes out of his bank account.
She has made clear she does not want responsibility for this and has distanced herself from the house for the past few years. He is happy with this and does not want any money off her as she doesn't live here.
Only reason she remains on the mortgage is it is in negative equity and will need to keep paying towards it until a time we can have her name removed and transferred over to us.

We have been together for the past few years and now talking about future etc and joint bank account has came up.
I (to the best of my knowledge) have perfect credit score, I don't believe in credit and any loans I took out to improve my score are paid off in under 6 month.
His rating is ok, because of situations with his wife and he cosigned a couple of things for her which she couldn't handle, his is slowly building up over the past few years so I assume he getting better.

We want to have a joint bank account do its easier to handle our wages but someone said shared mortgages can cause issues financially.
I am wanting to know if because she's linked to the mortgage, can anything she gets into trouble financially cause issues for my partner despite being divorced and do not have any other debt together besides the mortgage and can this cause issues for us getting a joint bank account.

What can I do to get my child support lowered? - 2


Right now my ex wife is getting $650 a month for our two kids. She has taken me to court to try and get it raised but was denied since my income is so low (I am self-employed so I determine my own salary). My business owns my house so I have no mortgage and she was unable to take it in the divorce. She is currently living in a 2 bedroom apartment. Since she won't give me the kids and her income is so low (she works full time but for minimum wage) she is basically living month to month.

I know it sounds like I'm a bad parent but I gave my ex two options:
(1) She takes the kids and I see to it that she gets minimal support which I have done
(2) The kids come and live with me and they will have everything they need and then some
She made her choice so I'm not the one being selfish

Anyway, I want to take my girlfriend on a cruise down south since she is in college and her school year is almost over. Her and I have been together for 8 months so it is really important to me. I cannot classify it as a business trip since it is more leisure than business so the business cannot pay for it. I am wondering if there is a legal way I could get my child support lowered. Old Horse, when is enough enough?


I have an TB ex racer who,is at least 30 years old. I have just got him through winter, luckily it has been unusually mild this year with only a few frosts and no snow. I'm thinking ahead and if I should put him through another winter. He can't eat hay so lives off bucket feeds (no teeth can't chew) , is arthritic, has cushings (on daily meds), has a steadily growing sarcoid on his sheath and also suffers with rug sores on his now pronounced withers. He's condition at the minute after winter is not great, but he's now turned out for the summer and seems to be perking up with the spring grass. He seems happy in himself but getting him through this winter has cost me more each month than my mortgage not to mention the exhaustion of working full time and having to go to the yard each morning and evening. I owe this horse everything, do I prepare myself that this will be his last summer or do I try and get him through another winter? I do not want this horse to suffer. Any advice? I need to able to sleep at night after making a decision… Anyone been in a similar position? Thanks all x

How accurate are Good Faith Estimates?


I was asking cause I told my loan officer that I would want to at 800 mortgage payment a month. She told me I would be looking at FHA of 100,000. Includes (Principle, Interest, Mortgage Insurance, and Property Tax).So yesterday I received one saying I could get 114,000 and my payment would be 707 per month. (Principle, Interest, Mortgage Insurance) at 4.25 over 30 years. It's this accurate? Because I have been looking in the range of 75,000 - 100,000 to keep that 800 or lower mortgage. However if I can get more house and a lower payment that would be GREAT! I'm going to talk to my Leander Monday, I just wanted to get different opinions as well.

Can I get a French mortgage if I'm a property developer?


I'm a property developer here in the UK (self employed for the last 8 years). I'm half French and want to buy a property in France as an investment for my future (I want to spend some time there/let it out some of the time to help with the mortgage).

I'm finding it hard to get a French mortgage, as the French lenders I've come into contact with won't lend to property developers. Most of my income is from flipping properties (buy, renovate, sell), but have been told that only my buy-to-let income will get taken into consideration (this constitutes a small amount of my income). With all of my income taken into account, I should be eligible to fit the criteria of what I want to borrow, but with just the rental income taken into account I wouldn't be eligible.

Anyone have any experience of this/any contacts?

Desperate for some help as I've had an offer accepted on a property that I Really want and need to move fast!

Help finding best mortgage lender?


My husband and I are looking at buying a house but wow is this confusing. We talked to a real estate agent today and they gave us a list of lenders they work with. Since the very top one has the same last name as the agent we talked to, we are a little concerned about this list.

The issue is that there are dozens of lenders in my city. Going online has proved no help whatsoever, even with angie's list.

I live in the greater New Orleans area.

Do you have any suggestions for FHA lenders? We are first time home buyers and would like to take advantage of the deals it offers. Yes, I know the government comes with its own headaches.

Will a cosigner get us approved?


We are trying to buy a home since we already have an Fha loan for some duplex we bought 5 yrs ago we didn't qualify for the same loan because we no longer live there. They also told us that our debt to income is too high. The only way to get approved was with a cosigner. Is this true? We have a family member that is willing to help us, but I'm not sure if this is going to help us.

Getting a mortgage in England with 10% deposit at a young age?


im planning on getting a mortgage and looking for a place that is around £135,000 I've got the deposit and some and a good credit rating and earn £27,000 a year but im 19 but would i have any issues because of my age or would they even let me borrow that amount even though on mortgage calculators it says it would?

Can a collection company come back and take a lien on your property if it was not in original court order?


A recovery collection company took a friend to court for a credit card debt that was 3 yrs old. Friend was asked what he could pay. After a little discussion friend and collection representative agreed on a certain monthly payment. 7 payments have been made, all on time all current. Friend gets a letter last week saying client has placed a lien against his property to further secure the payment. This was not stated in the court ruling or even discussed. Friend has not received any correspondence from court about this or from the mortgage company that already has a lien against it. How or can they do this?
