I am nineteen, will I need a credit card?


I've avoided the idea of getting one and even my parents tell me I should not get one. But, then there is an opposite to this around credit score and credit ratings. How will I ever be able to get a house mortgage if I don't have a good credit score?

I can't get a good credit score, without a credit card.

I would say it totally depends on the person. IF I know I can afford something, and I have the money, and I use my credit card; and then pay the credit card company back… Then, I will get a good credit score over time.

Right?

I'm really confused by this whole topic. Lots of people tell me not to get one, lots of people said it ruin their lives and lots of people say we need one.

I would say, does it depend on the person? AND will I definitely need one for the future?

Has anyone downsized to a 55 and older apartment community?


what are your opinions, both positive and negative?

i have found an apartment community down the street from me. I know a lady who lives there and the apartments are very nice.

i will be 55 in two years. I own a mortgage free house in katy, texas.

i am making payments on major home repairs to the tune of 500 a month. (everything major broke at once and drained the emergency fund). Property taxes, insurance, home owners, termite, all the stuff adds up to about 600 a month.

total = about 1000 a month to live in this house.

i am not handy. Home repairs, lawn maintenance, cleaning, gardening take all my free time. I feel like i have no life. The payments are making me feel house poor. I have only 1000 emergency fund.

i do not want a condo, and i do not want to pay for a repair ever again.

am i crazy? Or is this a good decision? The rent where i want to move is 745 for a one bedroom/spare room apartment. Over 55 community. I would like to start downsizing now, gives me two years to plan and execute.

Is 26 too young to buy house?


I'm 26 and I'm looking to buy a house. I have a daughter who is 3 and I have a baby on the way (28 weeks on Tuesday). I want to buy a house with mY husband. I'm also on my way to get my house, just waiting on closing. My lender also set me at 3.7 something %, but my credit score is a lot higher than my coworker, from all three score is in the 740s to 750s. I got no loans, debts, or what so ever. If there was a house I wanted and the current mortgage on it was 50k, and the monthly payments (including tax and insurance) were $600 per month, is it possible to make a deal with the seller and the bank to pay the seller X amount of dollars and take over the rest of the mortgage?

Lets say there is a home valued at 150k and has a 50k mortgage left. I know that if I buy it from the sellers for 150k then 50k will go to the bank and 100k to the sellers.

But what if the home was refinanced at some point and now there is 170k on the mortgage? Since the home is only worth 150k then can you even buy it? The sellers would be 20k in the hole, right? Would it even make sense for the sellers to try and sell it before they paid off more of the mortgage?

Is it illegal to work for my family business for free?


My family owns a small business and we dont make a lot. So I do not get paid anything at all. Basically there would be no point in paying me anything because, with what the business makes, after paying for mortgages and bills there's basically nothing left extra to spend.

So what I'm saying is I'm pretty much working to have a roof over my head and 3 meals a day. And the meals arnt great either. We get free potatoes from a relative. And basically only buy chicken and rice only. And only the cheapest vegatables sometimes. Basically I eat chicken and potatoes everyday. Pack of chicken $10 or less a week for 3 people. And a 50 pound bag of rice for $20 that last probably 2 months. I never eat out and I mean NEVER because we simply just don't have the money. You might think that's stupid but what we believe is that one day when our business becomes more known and makes more and the mortgages get easier to pay or paid off we'll have a better life. So times are hard now but we know it's only for a few years.

Question is am I suppose to report anything to the government for working there even though I don't get paid?

What are my chances of mortgage approval?


We're about to hit our 2 year renting anniversary and I want to buy a home, we are throwing away $800 every month on an apartment that is run down with disaster neighbours. I currently have $5000 sitting in a TFSA that I intend to use as a downpayment, this doesn't include the $5000 I have in RRSPs and $2500 in a savings account.

I was just given a raise at work and I am now making $30,000 per year, I've been there just over a year and a half. I submitted the request for a mortgage pre-approval online because I see houses in the area selling for $60,000 - $80,000 and I feel that is a realistic expectation for me. My mortgage and utility payments would likely be considerably lower than my rent payment!

I have excellent credit, my credit cards are paid in full every single month. I do have $10,000 in student loans outstanding.

I just don't know if this is a realistic expectation right now or if I am just dreaming of home ownership.

Bankruptcy advice on letting my house go or keeping it?


OK I filed Bankruptcy, and it is done. I called the bank how do they want to take the house. Instead they sent me papers to try to keep the the house, with a new mortgage, payments, that were $250 less. Note: I had tried to get a lower interest rate for 3 years. And went through the process 4 times, twice with my current mortgage company. They lost my paper work. So anyways, here I am to now pay a lower mortgage and maybe keep the house. My worry is I took out money from my IRA, to help while I get back on my feet. I have a good chance for a really good job. But I will not start for 2 months. If I do not get this job, I can not keep the house. But I want to try and pay 3 months of mortgage, so I am sure I will have a place to live. Then I will just leave. If I pay the new mortgage each month or 3 months in advance, and do not get the job, will I cancel out the bankruptcy of the house. Meaning I was told I am not responsible for the house anymore. So I can just walk away. The house was included in the bankruptcy. So if I start paying the new mortgage, and then can not pay in 3 months will that mean I took back the responsibility of the house again?

I have a recipe for a fat flush soup that I made following a 10 day green smoothie cleanse. I had smoothies 3 times a day and snacked on cucumber, apples, celery and raw almonds. I pretty much ate 3 snacks a day. I lost 12 pounds in the 10 days. I planned to kind of go into the paleo diet from there along with exercise of course, but this week I ended up paying a lot of money to have repairs done on my car and my mortgage and cell phone bills are due so I have a small budget for the next 2 weeks. Making this soup would be cost efficient and it goes a long way. It has unsalted vegetable broth, diced tomatoes, sweet potato, rinsed unsalted canned kidney beans, celery, onion, garlic, carrots, bay leaves, allspice, salt, black pepper and I added cayenne pepper… Oh and spinach and a dash of olive oil. I want to keep my weight loss going and planned to combine this with either fresh spinach and mixed green salads with vinaigrettes. Will my weight loss continue if I eat like this for 2 weeks?

My husband and I bought a house two years after we were married, and though I am not on the mortgage, I am listed as the survivor/owner on the auditor s website (So I AM on the deed, I think that s what that means) My father told me that means he has to buy me out. my grandmother wants to file my taxes with hers and she said that I will get more money back because she owns a house. I m only 18 and don t own anything besides a car.

So I am learning about real estate and have a question about mortgages on houses. I am 18 and know very little so bare with me.

I have 2 scenarios, please answer both!

1) Home valued at 200k, current loan balance at 50k. If I bought this home with all cash for 200k would the sellers receive 150k and then the bank would get 50k?

2) Home valued at 200k. Home was refinanced when loan balance was at 50k and now the current loan balance is 225k. If I purchase this home with all cash for 200k at the market value then what happens to the other 25k? Do the sellers continue to pay that off or would I have to pay it off now that I own the home?

Tax credit for the co-owner of the house?


My mom is the co-owner of the house. Her name is in the tax credit from the mortgate company. I think that's consider co-owner and not co-signer. But I know my husband is the primary owner. My husband's name and my mom's name is in the mortgage because I wasnt qualified when we But I was wondering if she will be getting the half of the tax credit of the house. She is only paying $1000 and my husband and I are paying the remaining $2400 of the mortgage payment. But she wanna get half of the tax credit. How does it work? Added (1). Scenario: seller has a mortgage on their 5 bed property and wants to split into flats. The lender will not allow them to do the split. Their mortgage value is only 166k.

We want to get a mortgage to buy 1 of the 2 flats for 200k. This allows them to repay their mortgage and keep the other flat.

Is it possible to get a mortgage on a property that has not yet been officially split, even if the work has been done? Can the split be done on completion once the sellers mortgage has been repaid?

One lender says he's able to use part-time income fort mortgage loan? Can this be possible?


I have received different answers from various lenders on different topics. For example some don't do loans on manufactured homes, and others do. Some don't do loans for non-residents, and some do.

Well one I'm stuck on is the ability to use the income from two part-time jobs (I basically work full-time hours but I'm registered as a part-time worker by the employer). Both in the same field. I've been with one employer for 6yrs, and the second employer for 9 months. Out of four lenders that I have spoken to, only one says he can use BOTH incomes. All the others say they can't because they're only part-time they can only use one (the one i've been at the longest).

Is there even the slightest chance that this is correct and he would be able to include both incomes in the loan application, or is this more probably some sort of trick where after he runs my credit and done the application he will tell me there's been a change and he can't use both so I'll have to get a co-signer or something like that?
I just want to know if there's any exceptions to the rule of needing to have 2+yrs working TWO part time jobs in order for both to be useful (the other lenders say this is the rule and there's no way around it. But this lender says they can use it as long as it's the same type of job).

We're the foreclosure threats and the recent short sale illegal?


Our house is worth $340,000 now and we bought it for $265,000 in 2002. I can guess what was owed on the mortgage was maybe half or something in the $60,000s. Should our home value have paid off our house (equity?) or what? I feel like our house was almost payed off so I feel cheated about losing out home. If all this bs was illegal how do we sue and go about buying a better home or our house back?

Me and my husband are 26 and 28 years old. My family has been a property owners for nearly 50 years now, and I have been taking care of the rental property s alone for nearly 8 years now. I am rather poor myself though and make no income from my family s rentals. As I am now pregnant and expecting in may, I wanted to start investing into a real estate property. As many of you may know purchasing a house in Los Angeles County is near impossible if you make under 50k a year. :( So i have decided to buy a plot of land and built what i need. I also am an advocate for green spaces and improving the ability for water conservation so my idea is to build eco smart as well. Does anyone here have any experience with completing this type of custom home? How is the mortgage with this type of project work? Do I get a large loan for a blank lot or should i get a house loan, and hope I have enough to build a house? If I get the lot, what is the title/name of the type of building contractor who will build the house? Are they architects engineers or called something else? Do I have to buy a house plan and per-approve it with the city after or before I buy the land? Land in LA county… Is it possible to find anything under 100k? Lastly building anything custom is expensive I know, but since the house I want is so small do you think its possible to build one for less than 50k?

What is the best way to repair bad credit in preparation for getting a home loan in 1-2 years?


I have a few charge offs from 3-4 years ago, and 2 that went into collections which I am making payments on. I now have a car loan that I always pay on time which is improving my credit score. Is there anything that will improve my score and chance of getting a home loan other than getting a secured credit card and keeping it paid on time? Do the charge offs have to be cleared from credit before getting a mortgage is possible? I will have a down payment when we do apply, but wasn't sure if the negatives have to be cleared, or if I just need to show improvement over the next year or two. Thank you for any information!

Has anyone ditched home life for a FT RV or Travel Trailer?


If yes, could you share what that's been like & whether you regret doing it, if it's given you more freedom & free time with less work, what sort of work you do for income & apx. How much it's been costing you to live this way compared to before you consolidated & downsized?
Also have you found that to live in a really nice area for a chunk of time, does it cost pretty much the same as it was before you sold your home or moved out of the "normal" way of living?

Buying a house with no down payment, no money, etc?


We have some relatives who are moving across the country because they feel spiritually led to. They told me they do not believe in saving, have nothing, have no place to stay once there, and no jobs. One of them told me that they are looking into buying a house with land/farm and it wouldn't be much money to do. Would anyone finance them without a down payment or closing cost money? When we bought our house, we paid cash but still had to pay our own closing costs. Can they do this?

I own a manufactured home that sits on land I own and the home is affixed to a foundation. I have a mortgage which involves both the land & house. What is the likelihood of getting a seller to stop a short sale and do a regular sale?


Me and my family found a house we like, but it's being sold as a short sale. After reading stories online about buyers being charged outrageous fees just days before closing, I would like to avoid that. The seller owes $87,000 on their mortgage. We were considering having our realtor see if the seller would be willing to take $97,000 and do a regular sale.

Can bank go after children of estate?


A friend just lost her parents (they died just 5 months apart) who had taken out a reverse mortgage the year before. Her brother transferred / withdrew the funds from the estate just before their death as the housing market was tanking (2012) and he planned to walk away and give the house back to the bank. My friend thinks her brother is "very smart" and doesn't realize it was also unethical but whatever. The bank then refused to take the deed and tried going after each of the children with summons and the brother said don't worry it's just procedure. Finally the bank took the house but my question is can the bank go after the children for deficiency (house has not yet been sold) as a regular foreclosure can do? Loan was in estate name but money was transferred to brother's bank account so easily tracked.

When filing income tax, do you have to put down your mortgage tax?


I tried filing my tax on H&R Block and I also went to someone to get an estimate. She said if I file with my 1098 form(mortgage tax) I will be charge $10 additional. The refund amount she estimate is the same amount mine was on H&R Block. But I used the 1098 form when I file on H&R Block. I don't think my 1098 form will give me more refund.

She said that we can file without using the 1098 form. Is that true?

Is it worth it for me to go back to the USA to get my driver license there?


I am a dual citizen with American and French nationality and live in France, I'm in my early 20s. I plan to do a working holiday in Australia next year in 2017.

I don't have my driver's license in France or the USA. It's expensive and a difficult, long, and expensive process here in France. I haven't started yet. In the USA, it's practically free.

The only thing is; I don't necessarily have anywhere to stay in particular if I go to the USA and I don't know how long it will take to get it although I know for sure if I do it right it cannot take more than maybe a few weeks or a month at most, am I right?

The last time I drove was in 2013 but I have had a lot of practice with automatic cars; I drove 1/3rd of the way on a trip to another state that took 6 hours, have drove at night a few times and a more at day, and I have also finished driver's education and did very well in my American high school but haven't gotten my full license in the USA (long story)

So basically, I'll have to buy a round trip or maybe France -> USA -> Australia flight (if it's cheaper haven't checked.) if I go that last minute.

I want some advice, I have a lot of things to think about and just not sure how to go about doing this! Don't want to end up spending like 1500 or 2000 USD for this trip either. I know I can get a ticket FR > USA around 400 euros.

What to do about a future money issue bound to cause an argument between my wife and I?


After we were married my wife told me that she wanted to keep her money separate from mine. My wife makes significantly more money than I do, has more money in her savings and will have much more money in her retirement than I will when I retire. When we went house shopping I wanted something we could both afford but she wanted a more expensive home and said she would pay the difference. A year later she asked me for half the mortgage. I told her we needed to sell the house because I couldn't afford it. When I offered to pay what I could toward the mortgage and pay all of the household bills she agreed. So now I live check to check while her savings grows and she spends money on whatever she wants whenever she wants. I could care less what she spends her money on but it is difficult for me because she frequently throws in my face the fact that she pays more toward the house than I do. She makes disparaging comments about my career choices and will even go so far as to insult my masculinity because she "provides for me". I can't stand it and really hate her for it sometime. Anyway… I am 10 years older than she is so its safe to assume that my parents will pass before hers leaving me with $ from their will. Should I use the $ toward the mortgage or use it for myself? I know if the shoe was on the other foot that she would keep hers for herself (that's just the way it is with her). Oh and by the way her parents have more money than mine so she'll be even more financially secure

What kind of lawyer do I need to sue my mortgage company?


Back in August my mortgage company stopped paying my hazard insurance. Instead of notifying me of this in August they waited until December. I received two letters from them both dated the same date and postmarked the same date. The first stated that I no longer had hazard insurance and that they would pick their own if I did not select one myself which would increase my rate by a lot. The second letter stated it was a second notice and that now I owed them money for the gap between August and December that they were using the insurance they picked. I called them and asked why I wasn t notified and they replied with they can t help me I m basically screwed their words.yes really! I contacted my insurance company who said they contacted my mortgage company inquiring about the payments stopping and told them it would lapse if they didn t pay. The mortgage company refused to pay and let it lapse. Because of this I had to get a brand new insurance company which charges more. To add insult the mortgage company just send my new mortgage statement it jumped from 1180.00 to 1457.75!

Have anyone use H&R Block free online filing before?

This year the guy that has always been doing my husband and our tax is no longer available to do it. So I decided that I should try to file it myself. I went onto H&R Block website and notice they have one that you can file the federal for free and pay $9.99 for the state.

Have anyone uses this before and is it good? We are only filing with 1 W2 and 1098-MA Home mortgage interest

If housing prices go down, is that good or bad?


In the UK, there is a massive housing problem, especially in London, where a normal family home can cost you just under $1 million USD, no word of a lie.

Politicians say that in order to fix this problem, we need to build more housing, with more housing being built and more people being able to buy, eventually the cost will come down so that normal people could afford to buy a home, which does make sense, just like in the 19th century, only the very wealthy owned cars, then they started making millions of cars, force the price of cars to fall so in the end, everyone could afford a car.

However, I just thought, if you lower the cost of housing for poor people. Wouldn't that simply mean that all house prices will collapse, so everyone who has a mortgage won't be able to sell to pay off their mortgage as the house price would be much worse?

Need advice regarding property URGENTLY?


My husband has an investment property which he bought 1 year before meeting me, after we got married we are renting now so we pay for rent and a mortgage as the rent in the investment house doesn't cover the mortgage repayments. I've asked him to sell that house so we can buy a house we can live in and only pay 1 mortgage and no rent. He says no and for me to get a better paying job and buy a house of my own. I'm about to divorce his stupid #@#.

Please advise if I'm speaking logically or not. We can't afford to do both as after selling we can use the money as a deposit after paying off the loan to the bank.
Added (1). Yes there will be about $250,00 to $300,00 profit which will be made if the house sells the agent did a valuation on it, its brand new after paying taxes and the bank that is how much it will be left over. It was bought for $450,000 and is currently worth over $650,000

Is renting an apartment really a waste of money as people say it is?


People have constantly told me that renting an apartment-especially those "luxury" apartments that cost like $900-1000. Is a waste. And that I'm just "throwing away" money every month-where in theory-I could pay $1,000 on mortgage payments every month. Well, I don't think living in an apartment is a waste. Why do people say that? I'm single, I live in the midwest, where the cost of living is rather cheap. I can't afford to even buy a house-house repair costs, mowing the lawn, and all those other expenses I would have to pay for myself as opposed to having the maintenance apartment people come and fix it without having to pay. Yeah, maybe an apartment doesn't fit in the income tax papers like buying a home does. But if I can't afford a decent house-why are people shedding tears that paying for a nice apartment is a waste?

We ve been told by our bank that we can get a mortgage now if we want one but having had a look at what we can afford right now, we re a bit underwhelmed. So we re now thinking of waiting 2 more years and seeing what we can afford then. I m a specialist nurse at the bottom of my pay band so my pay will definitely be going up and my husband is self employed with 2 years of books at the moment and significant increase in profits each year and its likely they will continue to rise for a few more years before falling steady. We adore the house we re renting and the lifestyle it affords us but we simply can t afford to buy anything even close to this. We know we probably never will be and we are fine with making a few sacrifices but not for what we could buy now I don t think but perhaps in a few years. We ve projected our likely income in 2 years and it ll likely mean we can borrow £30,000 more and thats just with my husband having the same figures as now, no increase. Problem is; everyone is telling us this is a mistake and we should just get on the property ladder whilst we can… Buy anything for the sake of buying regardless of whether we love the place or not. What do people think? Any advise would be great!

I currently live in a city 45 miles north of Houston and my job is only a 6 minute drive from my house. However, I had an interview with a mortgage company that pays almost double what I'm getting now.

Pros: More money, better career opportunities, I will be continuing my education in this specific field.
Cons: 45 minute drive, 5 o'clock traffic everyday, I drive an '08 Dodge Ram 1500.

I have a second interview soon so I can test the drive firsthand, but is the pay worth the drive?

Foreclosure hearing set for 1/26. I have requested a reinstatement letter from banks attorney?


They said it will be 7-10 days to get me the figures. I do not believe they will get me the figures before the scheduled hearing. My question is will I still be able to reinstate my mortgage after the judgement hearing and a sale date is set. I live in Florida. I had some financial set backs and loss of income, but I am now able to make my monthly mortgage payments.

Employer change pay period without notice?


My employer has told me that he is changing our pay period. We get paid last working day of each month but now decided he wants to change the cut off day to 23rd of each month. So this month means I am only getting paid 3 weeks worth of pay. He states he is doing nothing wrong as contract says you will get paid last working day of month in arrears. But surely it s not all arrears as cut off point changed from last day to a week before? I have a mortgage ect and can t afford to live on 3 weeks pay. Please tell me where I stand?

I have worked since leaving school aged 16. That's 30 years and been in my current job for 22 years. It's a good paying job with a pension. In October 2014 I injured my back while doing my job. However, it wasn't until April 2015 that I could no longer work and was put on the sick. After an MRI in June 2015 I was told I have 3 prolapsed discs and need surgery. My employer paid me 6 months sick pay so I was paid up until November 2015. I then went onto ESA. I was told to go for an assessment on 29th December 2015. In early January my ESA was stopped because I failed the assessment. In their opinion I was able to do office work. I explained as I did during my assessment that I am still employed by my employer but they have no lighter or office work for me. I was then told, and I quote YOU WILL HAVE TO LEAVE YOUR JOB AND CLAIM JOBSEEKERS So YOU CAN LOOK FOR A LESS HEAVY JOB. She also gave me a rundown of her health problems and finished by saying how she still has to go to work. I have obviously appealed their decision. Can they really make me do that? I also have a very good claim in progress with my employer because my injury was neglect on their side. Part of my claim will be for lost earnings. If I leave now then lost earnings will only be up to this point. I could be waiting months for surgery. I currently have no money, receiving no money and slowly getting into debt because I can't pay my mortgage. Please help. Thank you.

Highest and best offer on a REO?


I was looking at a property and was not in the position to make an offer. It was a highest and best offer deadline of 1/6/2016 so I could not make an offer. Then listing said Back on the market! I made an offer 1/19/2016 and they came back today 1/22/2016 with highest and best with new deadline of 1/25/2016. I sent my highest and best offer do they have to take the highest and best or can the keep putting it back up on the market. Also how long do they have to get back to me on my offer? Thanks

How to deal with being broke, even if you work 60+ hour weeks?


Im 1 of 2 people working a full time job in my household and in New York state, its really rough at times, sometimes i manage to save money and buy what i want, but not too often, and from time to time i sell everything i have of fair value, hoping i can save some of the money

But it always ends up going towards bills and i start all over again, and i honestly hate that its like i have nothing to show for working my butt off, sometimes for over 60 hour weeks (at least 10 hours a day, Monday through Thursday is usual, but sometimes i work Friday and rarely work Saturdays)

I mean, i have braces, and its been so long since i should of got braces in the first place (11, nearly 12 years ago, wasn't in my familys budget), and im happy to at least have started on the journey towards a nice smile, but sometimes it seems like such an expensive drag

Maybe if i didn't have braces i would be able to save some money, but its hard to say for sure (sometimes ill have $800, but the energy bill and water bill plus my mortgage eat that up and then some)

I would like to buy a decent watch ($2000-$3000), if i could afford it without getting completely broke, but i guess i will have to keep maintaining a balance between whst i get paid and funds for a while longer

Can I break my lease and buy a home?


So here's my situation, I'm thinking about kicking out my fiancé soon. The rent house we are in now is in my name - as is everything else (his credit is awful). I do not know how I will afford this place on my own. I make decent money but rent is expensive and is just eating my checks! I have a. 8 yr old and would like to keep him in the same area. I've never broken a lease before. I know it would go on my credit if I don't pay up for the months I wont be here. Which Im not willing/can't do. Mortgages are cheaper than rent-Would I even be able to get a house in this situation. I am fully aware of closing cost and this and that.

I am looking to buy my first home through a fha loan, I have already begun the process of getting pre qualified. Upon that process they asked if I rent, own or live with family. As now I pay rent but the home I am looking to buy ( hopefully ) is new and needs to be built if with in that time frame, I move in with family. We have just recently been asked to give a report of the last 12 months of our utilities. The problem is we had in the last year some financial hardship having a baby and then the baby in the hospital and trying to catch up with those bills. I had read that it was ok to not pay your utility bills on time and let them slide when having a financial crunch and that gave me peace of mind knowing I could pay for food for my family. Now I'm ready that it does affect you and I am worried we won't get approved as we didn't pay our bills on time and in full all the time. We are in good standing now, we don't owe anything but do you thing this will severely affect us?

How to get money and help from a dead Spouse?


Im doing this for my father because he does not know how to use a computer and asking him questions about my mother is to painful right now.

My mother died Monday January 18th 2016. She was 59 years old and died of Pancreatic Cancer. My father is now left with bills to ay funeral costs, car payment, mortgage and so forth. I hear people talking that he could get her SS money or half or a portion of it but I'm unsure of the laws here in florida and my mother did not get SS she got SSD (disability paycheck) What I'm trying to figure out is is there anything out there that gives money, helps out with widowed spouse. I read a thing called bereavement payment but the cause of death was not by her job so i don't think that would work out.

I want to buy a house but dont know what i can afford?


Hey everyone, I am young and have about a 660 credit score and only 1.5 years of credit history. I dont know much about home purchasing but i could use some help. I currently make about 60k a year and my cars are paid off and dont have any debt. Im paying 1300 a month for rent now and want to buy a house soon. How much can i afford and what else should i keep in mind before budgeting a mortgage? Thank you.

Will this affect my ability to qualify for a mortgage?


I received a job offer but I am not starting immediately. However I am in such a horrible position w my current company that quit and have picked up a waitressing job for the couple of weeks I am in between jobs. I heard that unemployment for more than 10 consecutive days can lessen your chances of qualifying for a mortgage. While I am not unemployed, I understand waitressing isn't really ideal either. I expect to be waitressing in between careers for roughly 3-8 weeks. I also know that I will have to wait 6 months into my new job to qualify for a mortgage, as would anyone switching companies. That being said, should I still be able to qualify for w loan in 6 months?

What happens if I file a report against my husband?


We have a 2 month old, and he keeps saying things like, "I'll call CPS if your mom is over when I come home" - which would be useless because there are no signs of abuse and my mom being here is not abusive in any way.
Then he told me this morning that he would rather our son be abused in foster care than to see my mother.
First, can I file a report against my husband for any of these threats?
Second, I have no income and can't raise my child on my own if my husband is taken to jail or given a restraining order… Would he be forced to still pay mortgage on our house and buy my son's food and such?
Added (1). I feel as if it's a threat to say he doesn't care if my son is abused in foster care, then further threatens to call CPS and TRY to get him put in foster care (which again, is useless, since I am certainly not abusing him in any way)

How did they get this wood up in the attic for the floor?


The house was built in 1950. At an unknown time, some type of fiber board was put down in the attic as flooring. In the 70's and possibly all the way back to when the house was first built, the former owners may have lived here for all of that time. Some young kids actually had their bedroom up there back in the 70's. Very odd, because the side vents are open to the outside air and it only had a floor furnace. Anyway, over time the junk board has cracked and turned into holes in some areas, while other pieces have stayed fairly whole and stable to walk on. I would like to rip all of that up and put down some new 4' x 8' plywood. The problem is… How the heck did they get it up there? There used to be some stairs in the living room corner that went up into the attic. Not sure how big they were, but the FHA required them to remove them before the loan could be approved. Instead, some fold-down stairs were put in with the typical pull-down attic door. That opening is maybe 3' long at best and about 2' or so wide. How the heck could I get this accomplished? Even at half-sized pieces, that would be 2' by 4' and would technically fit, but do they even sell such a thing as a common size? The floor joists are about 12 inches apart.
Added (1). Note that the size of the stairs apparently wasn't very big, either. There is a slightly visible mark on the ceiling where they used to be, which has now been covered with drywall. The stairs couldn't have been over about 3' wide at most and not very big. I doubt that 4' x 8' wood could have been brought up those, either.

Does school really prepare you for life?


Schools set double standards, and take away most opinions you have. Your not taught how to get a job, or how to vote(if women fought for it they should teach us what it is and why it's important), were not taught about mortgages, or about mental issues that could affect us or people we know, we're not taught how to look after a child, but were taught how to use contraception, but what happens when we have a child when we want one. We're taught about isotopes, dissecting animals, quadratics, rays of light, electrolysis, Shakespearian language, and wars that happened in 1066, but how's that going to help, we're not taught about things that could really benefit us like basic first aid. If a school can't say how a subject can be used in everyday life, should it be made compulsory? Or should it be a choice of the pupil as to whether they think it would benefit them. We're not taught about life skills, or how to look after ourselves, were sent into life fearful because we have no idea how to survive in this world, and I think that's what scares pupils the most. They say that parents should teach us but how can they if they never got taught themselves, any opinions would be great, because right now I'm feeling very confused about this subject

I recently graduated college with a degree in finance and was hired by a credit union as a teller. I don't really like my job and for the amount of work, responsibility and stress I think its not worth it. There are new jobs appearing outside of the company that I qualify for however I was hired 3 months ago so would it look bad to my potential employer that I am applying for this job after only staying 3 months at my current job? I am not sure if I should be more patient a friend of mine from the loan department told me they were thinking of opening an entry level position and she would put a word in for me. I don't see myself being a branch manager so I know the teller route is not for me but loans is something I might consider. The job I am looking into is a mortgage broker company who is hiring entry level loan processors.

Hi, I am young, I bought a house a few years ago when they were cheap.
Now i want to finish my degree but I have a mortgage to pay and won't be able to make ends meat with a part time job. I am trying to finish my engineering degree and I know that working full time would be too difficult.

I was thinking that I could rent the house and move to a cheaper place while I go to college but I was wondering if anyone had any better ideas?

People say schools prepared you for life, but is this really true?


We can't dye our hair, have piercings, have opinions, and double standards are set way too often. They teach us about Pythagoras, about isotopes, rays of light, about area of circles, about angles, about history on wars, in 1066, is this really preparing us for life or is this pointless, what use have I fit for these subjects, it's wasting my time teaching me things I'm never going to do in life, if you can't give a reason for teaching something that can't be used in every day life should it really be compulsory, or should it instead be there to teach us about paying a mortgage and getting a job, and looking after children and cooking and other life skills, they teach us about contraception but not how to look after a child when we want one, and I'm finding it difficult to accept this because I'm so afraid of what's ahead in life and were not being taught about it, and they say parents are supposed to teach us it, but if parents were taught this then that's the problem solved but they weren't. They also don't let us do things such as dye our hair get piercings and express our opinion in a school that is compulsory yet is teaching me **** I'll never use again, and they don't teach us how to look after ourselves, or how to help out our friends when were worried about them, and I'm finding it difficult to understand that different languages and isotopes and Pythagoras and quadratics ECT are more important than life skills and why freedom of speech is taken away at schools

I need to buy a four million dollar house. How would I go about doing this?


I have a very special situation, and an interesting backstory.

My parents are selling their home as they retired and are planning to travel around the world with their time.

Both my sister and I want the house, and my parents will not pick between the two of us. They do have some sympathy towards my plight, however, so they are waiting until I say that I definitely cannot buy the house before selling it to my sister.

My sister is a successful lawyer, and her husband works on Wall Street. She wants the house because she knows she can easily flip it and sell it for more as my parents are selling it for way below the actual value. She lives in New York -- she has no need for a house on the west coast.

I, however, am a social worker, and am unmarried with two cats (I guess I m a cat lady then?). I believe I can pull together maybe a little less than 2 million in down payment, and my yearly salary is very variable. This house is the source of many happy childhood memories, and as I regularly temporarily foster children, the extra rooms will be very useful. I can also start a miniature hobby farm for the children to work on in order to hopefully ease the trauma of the first few days. Because my parents know that I am desperate to keep the house, they are willing to hold on to it for me. I think they also may be willing to drop the price down to 3.5 million for me.

Is there any way for me to afford this house? I would be very saddened if my sister sold it out of greed.

My parents know that my sister is planning on reselling -- that is why they are holding out for me to buy it. As for needing this house, yes I certainly don't NEED it, I just really hoped to be able to keep it. I've given up a lot to become a social worker, and I do not regret it one bit, not even at the sake of this house.

Police Officer Broke Down My Door, What do I do?

I own a rental apartment with a couple of units.

A couple of days ago, police officers had forced their entry into one of my units and as a result it left the door broken.

The reason for forced entry into the unit was because of a "decaying" smell which the neighbour in the adjacent unit complained of. Low and behold, the officers found jackshit inside the unit. Turns out the tenant just had a nasty room.

The officers simply left the unit. I wasn't even notified by them, but rather by my other tenants. The particular tenant who was door was broken down does is not frequently home and is complaining about the broken door. I obviously can't leave her without a door, so I fixed it the next day. The cost of replacing the door was roughly $300.00. I'm not exactly sure how these bozos forced their way in, but the door itself was damaged, the lock was unusable and I needed to replace the frame.

The cost of fixing that door is quite a bit (especially with the outflux of tenants, the strain of paying the mortgage is higher). The officers found no body or anything suspicious in the room. Furthermore, I highly doubt they had a search warrant, it seems they simply broke the door because of the foul smell and because the tenant did not answer. Do I have a case at claiming my money back from the police/municipal government (who fund our officers).

How to buy a home in a different state?


My wife and I currently live in Illinois, it is our goal to move to South Carolina. We have always rented, but would like to consider buying a home once we move.

We do not have jobs secured there yet. My wife works retail and can transfer within the company. I have a small business that I started in Illinois and would like to continue when we move.

Both our credit scores are in the 700 s.

We have never owned a home, and have little knowledge of how a mortgage works.

Do you believe that Florida is a good place to move cost wise?


I currently live in Southern California and it is ridiculously expensive to live here as the average home costs more than half a million out here and your house payments (whether rent or mortgage) is always above $2000 a month. But it is no surprise that California has beautiful scenery, weather, lots of businesses and diversity. I was thinking of Florida (primarily North) as a place to live there because when I checked the housing prices, I saw a great majority of houses under $200,000 dollars and I did check to make sure they weren't too good to be true and most of them are not crime infested areas and they are all above 1000 square ft. You can go on truila and check out the Florida housing prices yourself. I want to move to Northern Florida because it can get a little chilly in the winter but obviously humid in the summer and I do have family in Southern Florida. Do you think Florida from a financial standpoint is a good place to live or it is too good to be true?

IRS says I owe $3k interest but is issuing me a refund?


I received a notice from the IRS that I miscalculated my tax due for 2014 and am owed an $8k refund, but that they are only sending me $5k because they say I owe $3k in interest from a balance due from 2011.

I haven't received any notification that I ever owed anything. I've processed a tax return each year - and have held over the over-payment to next year's return each time. I've never owed anything to my knowledge.

I've ordered a transcript and will go to my local office to find out what's going on.

In the meantime, my question is… If I owe a tax balance large enough to have $3k of interest… How are they sending me a $5k refund? Wouldn't they just keep the refund?

Is it normal for people to have tax balances that they don't know about? No bill, no notice, no past-due notice, no wage garnishment, no lien on my house, no problems getting a mortgage?
Added (1). Thanks! I've been at the same address 20+ years and have a secured mailbox. The amount of interest they say I owe is the exact amount (to the penny) that I calculated my 2014 over-payment to be on my 1040. Something just seems off.

I handed my notice in at work only 8 months after graduating from University which my company paid for, I have signed an agreement meaning I'm liable to pay bak 50% of the cost of the course. The business is trying to deduct 100% of my pay for my notice period and then I would leave the business owing £3300 more. If they deduct 100% of my pay for my notice period I have no money for my mortgage, bills or food, is this lawful of them to leave me in such a bad situation?

How long should I endure my job?


I am a recent college grad in finance. I worked really hard during school, got good grades and interned for a fancy global company. After graduating I had the though time looking for a job. I accepted a teller position from a credit union out of desperation. I tried to make the best of it but all I have is a list of complaints. I am not the only one, I have made friends from other departments who would vent about the days they have worked as a teller and hated it as well. The credit union I work for seems to experience a lot of turnover and its not just the tellers but higher positions as well. One of our mortgage specialist left after 3 months and one of our central operation specialist left before her 3 month probation.
Added (1). On the 19th I make my 3 months mark. I am certain they will pass me for probation. I am one of their top cross sellers for bank products and they are impressed for my pace as a new teller. With the branch falling apart it would be stupid on their part to lay me off but maybe getting laid off is not a bad thing on my part.

If there was a position open then I would have probably continued working there however I questioned about my personal investments because the rule with financial institutions is you have to surrender your portfolio and abide by UBS employee rules of trading. What does this say about the real estate market?


Quite a few people in my neighborhood have moved out of their homes and literally someone has moved in overnight. I can only guess they are moving out and renting their homes to other people.

Because it's done so fast and without notice, I can't help but wonder if people are doing this to avoid losing their homes. If that is the case, it's good that they are trying to keep their homes but it bad that they aren't screening the people who are moving into their homes. They aren't using realtors. It is literally an overnight process as if they advertise on Craig's List or something similar. Suddenly you see a different set of cars in the driveway or a different race of people in the yard.
Added (1). Please focus more on the question and less on the phrase "different race of people." The point was to show it was an obvious change in occupants (not just friends visiting). I used that phrase because I didn't want the comments to turn into a thread of race bashing. By race I mean the same as any job application.

How to buy another house before selling mine - Help?!


I currently live in a £240,000 house, which I own without a mortgage. I would like to buy a flat for around £220,000.

I must sell my house in order to pay for the flat without taking a mortgage. I am worried that in the time it takes to sell my house, the flat might be sold to another buyer.

I would be extremely grateful to hear any ideas about sensible ways around what I assume must be quite a common problem.

I have a few potential solutions in mind:
1. Get a mortgage for the new flat which can be paid off without penalty within the first few months (Assuming such a mortgage exists and ideally interest only)? But I am approaching 60 and so payments might be high. Perhaps my son could get one in his name (salary of c. £50k and no debt.)
2. Redemption mortgage on my current home.
3. Buy to let mortgage - from what I have been told, tend to be cheaper and often interest only (and could well be appropriate if I end up renting out the flat until my house sells).
4. Bridging loan? Heard these are very expensive.

If you dont want to click, the campaign is about a friend of mine who asked my help, i am experienced in business at least but i dont know.

What hes looking for is to quickly get a property, because hes running out of time to persue his greater goal of a philanthropical inventor, if he cant get it in time, given hes limited by his current study for the next 4 years, hell end up in a dead end position for years instead, regardless of whether he finds work as an engineer.

As a result, hes only looking for land, which he can build a small shed on, until he can build a workshop of sorts.

I'm 16 and want to sell a house and buy a new one- is this possible?


I'm 16 and want to sell the house that was left to my younger sister and I after our mother passed away. The reason we want to move is because we are very unhappy at home. We cannot sleep upstairs as we have bad memories in our house and have nightmares, so we have been sleeping on the sofa for a while now. We are desperate to move and I was wondering if there was any way for me to sell the house and buy a new one mortgage-free. We are unhappy and I was considering emancipation from my maternal grandfather who is now our legal guardian but I turn 18 next April so I didn't think that there was any point in pursuing it- and I wouldn't do this unless I could get custody of my younger sister.

I just want to know if there is a way that I can sell the house and buy a new one before I turn eighteen without getting emancipated. If getting emancipated and gaining custody of my eleven year old sister is an option I would do this but I am not sure if it is possible.
Added (1). I live in the UK so I don't know how different the laws are. There are multiple reasons for selling, such as there being too much space for three people. I have reasons for wanting to become emancipated, too. I feel like my grandfather's health problems and alcohol issues will impact his ability to be responsible for two children. I am also hoping to start a paid apprenticeship which will allow me to support myself financially.
