How to I prepare for getting a mortgage?

I am a primary teaching student,entering my final year. My boyfriend and I have been talking about getting a house for several months now. We are not currently in a position to do so as I am still in college and his job is not guaranteed or well paid. We're hoping to buy our house in 2-3 years. I figure now is a good time to start saving and preparing. How can we do that? I know that it is important to build up a good credit report. How can I do that? And what else should I be thinking about? Any advice would be greatly appreciated.

I'm 24 and recently divorced. My ex is selling me the house for what she owes. My name isn't on the mortgage so I can't do a quit claim. I have NO CREDIT(stupid I know). She doesn't owe very much. It was a foreclosed duplex.

Will quitting my second job affect my getting a mortgage?

I live in NJ and am currently looking to buy my first home. Upon receiving pre approval I have my employment information for both my full time salaried position as well as a part time serving job a few days a week. I was told that while having the second income is great, that until I have been consistently working a second job for two years I would be unable to include it in my debt to income ratio. Due to a few new changes at the restaurant I am working at I am planning on leaving and will find a new serving position closer to my home. Will my leaving now affect getting a mortgage?

What is considered a good salary in San Francisco, California?

For a middle class household with 2 (working) adults and 2 children, what would be considered just getting by, an average salary, and moderately fortunate? Im thinking somewhere along the lines of paying rent/mortgage for a living space with decent quality and size for raising two children, decent food, and having a decent amount of spare money for entertainment and emergencies (like maybe $500 per-month plus-or-minus? Whatever you think is an appropriate amount for that cause I am a high school student and have no idea…)

I dont know how much living in San Francisco costs on an annual basis, but I am considering becoming a police officer in that area when I get out of high school and I want to know if that is a realistic and smart decision since I want to start a family.

How does a title insurance company do a title search?

I've heard that 50% of the money you pay for title insurance is for kickbacks to the real estate agents, real estate attorney, etc. I'm wondering if you could simply do your own title search to avoid paying all those kickbacks. This assumes you're paying cash for the house, and not getting a mortgage.

Do you simply go to the clerk and ask for all documents related to the title, and inspect them to make sure there is nothing irregular about them? And/or what else does the title company do, in addition to paying all those kickbacks?

I'm 40! Wife is 35. No kids yet?

We live in Utah. Everyone our age, and I mean everyone has children. Some even are graduating high school already. We've been told that we are selfish, that we aren't contributing to society, and that we are unresponsible adults because we have no children yet. We both work somewhat mediocre jobs. We live in a small apartment, never owned a house. We've been shunned from most of our friends due to our abstinence from having children. Maybe it's our geographical location, but some of my friends think we are serious losers because we'd rather go on 2 tropical scuba diving trips a year than pay absorbent amounts of money towards children and interest associated with a mortgage. But are we losers by the definition? Or is there other places to live around the country where there are others like us?

The balance of the cost is to be allocated to the building. Table Co. Made a cash down payment of 12,100 and executed a mortgage for the balance. The mortgage can be paid (payable) in 8 equal annual installments beginning July 1st.

-I would say DR Office Equipment 40,000 and CR Cash for 12,100 but I'm unsure.

2.) How would you adjust the entry based on the question above considering the info below:

The annual interest on the mortgage payable was 8.00 percent. Interest expense for one-half month should be computed because the building and land were purchased and the liability incurred on June 10.

How to file eviction in pennsylvania?

This is a multiple part question with a back story so any insight will help.
my Mom and I moved out of the house and instead of selling we rented it to my sister but its a verbal agreement, she was supposed to only pay $500 a month and it would include everything, but she didn't follow through with it so from April 2008 til September 2013 we paid everything, mortgage, cable, phone, internet, car insurance, water, electric, trash. Seriously everything. September 2013 they were supposed to take over everything and pay the mortgage and have yet to do so, they have paid a total of 3 months with here and there payments. They owe over $4000. They told us if we want them out to file for eviction.
Now for the questions.
Do we need to file since they don't have a lease?
How would we go about doing so? We are 2 states away in indiana

Can you delay a closing of a house for a month?


There is a house I'm considering buying. It's been on the market for 6 months. The price got lowered in January, but it's still available. My lease for my apartment isn't over until July 31st. My realtor told me if we didn't close until June, the first payment wouldn't be due until August. Would most banks/etc. Be willing to push the closing until June if they had a confirmed buyer? Or be willing to accept an offer that stated closing would be June 1st?
Added (1). not sure why my question says a month, wasn't thinking I guess. It's nearly the end of April now… Put the offer in… Usually a month turn around, right? Just looking for some advice on this situation =)

Personal opinion/experiences with reverse mortgages?

My father is 63 years old and retired. Recently we've run into some problems with the house that he owns- it is old (built in the seventies) and needs a new roof and a few other improvements. Since he can't afford to pay for them himself, he is considering a reverse mortgage- and at this point it seems to be the only option. He inherited the house from his parents who paid cash for it back in 1996 so there is no money that is currently owed on it. It's a large house and I imagine the money he'd be getting back would be plenty to cover the improvements, though I can't be sure yet.

Now my question is: does anyone have personal stories, negative or positive about reverse mortgages? Or at the very least can link me to a site with reliable information?

Even when he passes away and the payment is left to me and my brother OR we sell the house to pay the loan, it would still be worth it to get the money to pay for the improvements because as of now, we couldn't give the house away without doing them. If we leave it the way it is, it will be more of a headache ten years down the road than the reverse mortgage loan.

Can you buy a house without a down payment in Canada?

I'm in my mid 20's and I rent, but I see a lot of people I went to high school with starting to buy houses. I always thought you needed a down payment when taking out a mortgage to buy a house, but I'm pretty sure the people I know who have bought houses didn't put any money down. I'm just spitballing here but when I see them buying new cars and other nice things, I start to doubt they have 10's of thousands saved up to out towards a down payment. Of course, I don't want to ask them or even ask buddies of mine who recently bought houses since its kind of a personal question.

What happens to a mortgage that wasn't paid off, but was nearly paid off?

Hi, I'm kinda in a situation where I might need to work full-time and quit studies to support my parents financially. My parents were let off with a redundancy that has not yet come into their bank account, and the company itself had ceased operations last Friday. My parents think they will get their payments electronically on their bank accounts next week.

Anyway, does the money spent over the past years and property become forfeited to a point that it now belongs to the company along withthe land value?
Added (1). They already paid for the house and land, but interest rates are close to $30.000.
Added (2). It's my parents who told me this, and I know my money.

I have a lower credit score due to some medical bills. I have great income (70,000) and have been at my job for many years. I have a 2% debt to income ratio and all the medical bills are settled now. My score is increasing fast but would rather not rent past our lease in july. I also have a down payment of $20000.00

Do companies have the right to refuse redundancy payments?

As of Friday, my parents were let off since that company is now transferring but my parents and possibly other people didn't get their redundancy payments from an employer who was known to be greedy and underpaying some of his employees. Both my parents have worked some 12+ years, and now that company ceased its operations last Friday. My parents think they will get their redundancy on their next pay week, but I'm starting to grow suspicions that they will not get their redundancy.

I'm 22, currently thinking of quitting studies to work full-time to support my parents who are still paying off their mortgage. My parents are supposed to get some $120.000+ on redundancy.

Estimated price to build shipping container home on already owned land?

I own land (or am near signing to make it official) and would like to build a shipping container home on top, a mobile home, or a log cabin type place being built slowly by myself (with help of others of course). The one thing I cannot find an answer to is, how much will it cost to get electricity, heat, clean water, plumbing etc, anything needed to make it liveable. This would include a dishwasher and laundry machines if possible. If not possible, main concern is plumbing and electricity. What do I need to install and what is the cheapest way to do it? I have an odd goal of having my own tiny house fully paid meaning no mortgage or lot fees. I figure life would be a lot easier if only expenses are utilities, taxes, insurance, maintenance, and other things.

I'm going to get fired I know it?

So I've been working for this company for 6 months now. My probation has just ended.
My mum died 3 months ago and ever since then my work accuracy and performance has deteriorated. I'm sick more often then I want to be, I make a lot of mistakes and I'm just overall distant from everyone. I work in payroll so accuracy is key! How to go after the condo association legally?

I live in a condo that is currently foreclosing, and I am working with mediation and the mortgage company. Before my condo was referred to foreclosure, I owed the association approximately $800 in maintenance fees which was about 4 months worth of fees. They were working with me and we had a verbal payment arrangement that I was honoring as well as a verbal agreement that as long as what I owed them wasn't up to $1,000.00, they would not put a lien on the condo.

Then, as soon as my condo was referred to foreclosure by the mortgage company, the condo association lawyer slapped a $2,400.00 lien on the condo (which I was told by the association representative would not happen), and they are not accepting any payments from me until mediation with the mortgage company is complete, which means by the time I can even pay anything on it, it will be a much higher amount of money. I feel violated, and this has caused me severe emotional distress including panic attacks and anxiety attacks.

I do not currently have a lawyer, nor do I have any money for one, and this is going on in the state of Ohio. What should I do? How can I go after the condo association? Help!

Hypothetical question. Let's say you have a good job in an economy where finding even a minimum wage job is very slim. This job gives you the money to feed and shelter your family, without it, you and your family would be in a very bad position. Your kids wouldn't be able to go to university to get higher education (whatever that's worth in today's world) and you won't even be able to pay the mortgage. One day you discover at work that your company is doing something very bad. Stealing money, bribery, health hazards to people, whatever. You could tell the police, but then your company would be over or you could be fired. Either way people suffer, either your family or other people. What do you do?

I am in desperate need of money. It is not a lot of money that I am asking for. Only a little of your money so that I continue to live. I can not pay my rent, utilities or for food. I have been unable to find a job. I have worked almost all of my adult life. Everything that I own is in storage and I can not pay the storage charges. My mother at the age of 96 years passed away and I was the person that paid her caregivers, food, utilities, prescription co-payments and personal products. When she died I had to sell her home because of a reverse mortgage that she had taken out. The reverse mortgage contract did not allow anyone to get any money from the sale of her home. There was interest on top of interest and lots of fees associated with the sale of her home. After paying all of her expenses before and after her death I have no money left.

Will being a school bus driver affect my mortgage approval?

I was already preapproved by my lender for the purchase of a new home. I found a home and made an offer, it was accepted, so right now I am in the underwriting process waiting for final approval with a closing date of August 11th.

I am a school bus driver so I drive for most of the year and I also drive for one month of summer school. The company I work for allows us to draw unemployment whenever we are not driving in the summer. I will be done driving for summer school in mid-July so I was planning to draw unemployment until the 3rd or 4th week of August… Only a little bit over a month until the regular school year starts back up near the end of August. Will this affect me being approved for the loan now? When the lender viewed my pay stubs it was during the regular school year when my pay was steady and I made good money in over-time. I have steady employment with this company, it's just that in the summer we have a couple of months off due to school vacation and can draw unemployment. If the underwriter sees that I'm getting unemployment will they shake their heads at this? Could they ask to see my pay stubs again right before closing? I do have my ex's pension as another source of steady income. I am so stressing about this right now! Any advice would be greatly appreciated!

What is the best way to travel after graduating college?

I graduated in May 2013 and really like my new life, new work, and new friends in Charlotte. I'm happy as is, but while I'm making (and saving) good money, am single, no kids, no mortgage, etc. I want to keep doing bold things. I've loved traveling, learning about the world, experiencing new cultures, trying to food, learning foreign languages, etc. And I think I should take advantage of the opportunity while I've got it. I'm interested in taking on a 3rd language and spend an extended period of time (8-12 months) in another country (preferably spanish speaking). What programs would help me do that? Are there scholarships/programs I can apply for? What are they? What websites would you recommend as resources to learn more? Can I intern abroad? What NGO's/organizations might be of interest to me (besides the Peace Corps.)? Thanks for your help

Invest in stocks or pay down mortgage?

For the long term, is it better to invest in stocks or pay down a mortgage? The rate on the mortgage is relatively low, but it's fixed - so paying it down is the same as getting a low guaranteed return. Stocks have much higher historic average returns, but some are saying we're at a top, stock prices have been run up to high and are about to head down.

Which is better: To mortgage A mobile home for a given price or to make repairs equal to that of the mortgage?

I am trying to consider which is better of the two options based on the given premise:

1) The homes in question are in fact mobile homes.
2) Both the mortgage for a new mobile home and the full price of repairs for the used home are the same (example if the mortgage for a new mobile is for 35k then cost of repairs for the old is 35k)
3) The price of the home will depreciate regardless of if it is bought new or used.
4) The asking price of the used mobile home is low enough that it can be purchased outright. (lets say $2500)
5) The land which the mobile home would be moved to is paid off (you only have to worry about property taxes).
6) The county you are moving it to will allow it to be moved as is.
7) The used mobile home is currently livable.

Currently I am leaning towards repairs being the better option for the following reasons:

A) After the initial purchase the used mobile home is yours and you can repair it at your leisure.
B) Your not on someone's time schedule. Repairs can either be done or put off until a later point at your leisure, whereas with a mortgage you HAVE to put money down at a set time. In addition mortgages have interest rates which will cost you more than just the initial 35k in the long run (of course unforeseen repairs could pop up adding to the cost of the used home, but you are still paying that at your leisure).
C) A paid off house/land saves you money if you live there while doing repairs.

What kind of scam involves frequently taking a person's picture?

I've been a victim of identity theft since 1997. Yes, I've reported it to law enforcement and other agencies, but they only take bribes to let these people take every thing we owned including 11 parcels of real estate.
Anyhow, since 2001, people have been taking my picture without my permission, and often without my knowledge. Frequently, I will look up and notice someone pointing a camera at me. The ID theft started as a mortgage fraud and our being the beneficiaries of a land trust for the parcels of property above (they've since taken everything else we owned or were entitled to own). However, I am wondering what the pictures have to do with this. They have my signature and all my identifying information and documents by stealing bags that contained my social security card, birth certificate. I just don't understand why they keep taking pictures of me. They try to keep me from using the phone, getting mail or communicating other ways, as though I don't exist. So why would they want my picture? I hate taking pictures, so this is one the problems. In addition to it being an invasion of my privacy and shady.

When applying for a mortgage do the banks check your employment history?

In the future, me and my boyfriend plan to apply for a mortgage however I'm worried what the banks look at when you do. Because at the moment I'm at college part time and do two days in a nursery for my nvq and then hopefully should be able to be taken on and earn a wage and stable income.
But I haven't had the best luck with jobs in the past, they've been short term and not worked out or just part time, do they look at all that and can you get turned down for it because of that?
We plan to look into it once I have a proper income for 6-12 months as I think thats the ideal time so banks can see it's stable.

Hi. My fiance and I have $2000 in our savings account, would it be possible for us to get a mortgage?

We are looking at a house in the current neighborhood where we rent. The house is 70,000. We have a hard time building our savings because renting is so expensive. Should we Move Our Family From Texas To California?

Iam an LVN my husband has a cdl with Propane and hazardous material transport experience. Some of his family lives in Madera, Fresno California area. All my family lives here in Texas we live close by the border of the US and Mexico. My husband And I have been talking about moving to CA we have a home been paying mortgage on it for 8yrs now he has a job that he can request a transfer to Bakersfield area I reqested unemployment recently Im having a hard time getting a steady job with my LVN. Does anyone out there know a good lender? Have you been in the following situation and managed to get a yes for the money, if so who did you use?! A family member is trying to get a minimum of £30,000 for their home and the clock is ticking fast! Every time they get a yes and the process starts the company suddenly pulls out with no explanation! Should I become a police officer or an engineer?

I've wanted to be a policeman since I was a little kid and I am now 20 years old. The problem is, over the years, everyone keeps telling me things like "you can do better than that" or "have fun being poor for the rest of your life".

I am currently studying a science degree at the top university in my country and my parents want me to do engineering because they think I will make more money and have more opportunities in life. Even my friends and teachers think I would make a good engineer because I am very good at maths and physics.

And then everyone tells me about how expensive house prices are and saying that I won't be able to afford to pay my mortgage if I work as a police officer.

Although I really want to be a policeman, I am worried about all the things people have been telling me in relation to how low the salary is.

Will I be so poor that life will be miserable? Should I follow my childhood dream of becoming a police officer, or do a postgraduate degree in mechanical engineering so that I can live a stable life?

Can I qualify for a Mortgage Loan after being delinquent on an investment property?

I have two houses, a primary residence and an investment rental property. On the investment property I haven't made a payment in 20 months. I am upside down on investment property and have a lot of equity in primary residence. I was wondering if I sell my primary property and sell my investment property and use the money from my primary residence to pay off the difference in my investment property, how soon would I be able to buy another home as a primary residence after doing this. Me and my wifes credits scores currently are 605 & 586. All other credit obligations are paid on time, and selling both houses will leave us with the option of paying off all debt and a large down payment. A couple of lenders is telling me that we would be able to buy a house immediately, while a few others say that it will be 2-3 years. Our combined income is really good, just not able to support two mortgages. Would it be possible for us to buy another house if we sold both under these conditions, or is the lenders just trying to get our businesses. Can lenders ability to guarantee a loan really vary by this much were some will say in this situation that there is nothing that we can do for 2-3 years and some saying that we could buy immediately - 1 year from the date that we did this option. Any explanations from experienced individuals will be greatly appreciated.

(I know some people don't believe you should buy if you don't have closing but hey we are trying) We offered 247000 with a good faith down of 5000 and the credit of 3% for closing. Hospital Bill Financial Assistance?

I didn't have health insurance at the time I went to ER. I endes up getting 2 bags of fluid, battery of tests along with a CT scan.

I applied for financial assistance to see if their "charity" program will help. I currently live boyfriend and pay him my portion of mortgage. I received a letter in the mail today advising they need 3 months bank statements, current pay stub and his 2013 tax return form.

He makes triple what I make for a living and I contacted the financial dept advising that his income has nothing to do with mine. They told me that didn't matter and they would combine our income and divide it by 2. I feel like I'm not going to get any assistance now.

Can he refuse to give that information? I know they may refuse to help me if he does, but has anyone been in this situation?

Are all FHA home loans the same?

I've heard that I should shop around and get pre-qualified with more than one lender to make sure I'm getting the best deal. But I've decided to go with an FHA loan-aren't the rates the same everywhere? Could I possibly get a better rate with one company vs another?

What are our chances of home loan approval?

My credit score, 676. His credit score, 632.
My credit report has a paid/satisfied medical collection, aside from that no other negatives to my report.
He has a satisfied/paid tax lien, over 2 years old.
And he owes back child support, we pay $750 per month towards current and back child support. We have a repayment plan and make monthly payments, but it stays on his credit report until the back support is paid off. We have not missed any payments, or made in late payments in 2 years. But there was a period where he did not pay while he was going to college about 5 years ago. His tax lien and child support status are being disputed with the credit bureau and his score will go up when the new information has been verified.

We are interested in Section 184 Indian Home Loan Gaurantee Program (he is native american), or a more traditional FHA loan.

He makes 38,400 per year, and will get a $6 wage increase in June. He works all year round as a Police Officer.
I make $17,000 per year, and will get a $3 wage increase in April. I work 9 months out of the year, at a seasonal lodge as the housekeeping department manager, and collect unemployment during the off season, we live in an extremely remote area. Not very many jobs for women.

Currently we rent, we have great rental histories for the last 5 years. He is 26. I am 23.
Together we own 5 vehicles. He has no credit cards, no bank account. I have a checking account, 2 capital one cards, one is below 50% of the limit and the other is slightly about 50% of the limit. I will be paying one off in full with my tax return.

We have all tax forms, return forms, w-2's, and paystubs from the last 2 years.

We have a propterty in mind, it is on 17 acres, single standing home with a shop listed at $187,500 16 minutes north of the closest town.

Any and all advice would be greatly appreciated. We are first time home buyers, very nervous, excited and hopeful! Thanks for your time! =)

Construction loan application not the same as final loan?

We have been working with a reputable organization that helps people achieve home ownership, they handle the financing, help you find a house if you want to buy existing, or you can work with their architect to build a house.

We looked about a year ago but when the cost of the land is factored in the only way we could fit it into our budget was if we only had one bathroom and we didn't want to do that so we decided to wait until we could buy land and then use the full loan amount to build a house we would be happy with.

Well, about 8 months ago they contacted us about a new opportunity. There is a "suburb" about 5 minutes outside of town and the county donated a few acres to create a cul de sac with 6 lots about.4 acres each. The land is free if you make no less than about $28k and no more than $32k per year.

With my wife no longer working so she can stay home with our daughter we qualified and started the process. We were told we would get a 4.25% interest rate and due to grants available we would only need to take out $98k in loans and it was a special kind of loan that if we lived there for 5 years they would forgive $20k.

They just gave us the papers to sign this week and it isn't at all what we were told. They told us that they have to write out the construction loan without any of the special discounts we will be getting but assure us they will be reflected on the final mortgage papers we sign after the house is built.

Does this seem fishy?

How should I make this promissory note?

I'm trying to help out a friend of mine with making an official document. I'm good with business and HR stuff but don't really know the first thing about legal matters so I'm having a little trouble.

He is going through a divorce and just wants to do the right thing by giving his wife some extra money to help out because he missed a few mortgage payments when they were together and now she's a little behind but he doesn't want her to be able to come back later on and say that he never gave her anything for this.

I've found a billion different promissory notes or IOU examples online but EVERY single one of them pertains to loans and has details about the borrower and lender. I cannot find an example for one that is not for a loan and just paying money to someone.

Any help would be appreciated.

Is there anything that can be done with a second mortgage?

I bought my house @10 years ago and my second mortgage, which was interest only, is about to come to term and therefore I will have high monthly payments.

Since I bought the house, I have become divorced and declared bankruptcy. Also, because my luck is batting a 1000, I bought my house right before the bubble burst, so my equity in the house is very low.

So in other words, I don't have a lot of equity in the home, I am less than a year into a bankruptcy, im divorced so paying for the house myself.

I don't think I can refi the loan as I have so little equity and because my credit is shot.

Are there any programs outs there to help with second mortgages. I successfully did a loan modification on my first mortgage, but what can I do with my second. It comes to term next August, and I have no clue how I am going to be able to pay for that. Please help.

My mother had the hours reduced at her work which really reduced her take home pay. She has tried to get a new job for months without any luck. She got behind on her house payments and the lender was talking about foreclose. She was really worried she would loose her home of 25 years. I was worried also. Out of the blue, she called me and said her financial problem had been solved. When I asked her how, she said she did not want to talk about it. I wonder what she did. Rob a bank. Finally I got it out of her. She had ask my ex husband Bob for help finding a new job and explained my home payment problem.

Mom said Bob paid off my mortgage and now I don’t have any more house payments. ‘He is a great guy that I owe big time but he will not take any money from me’. I immediately got on the phone to Bob and asked him why he paid off mom’s mortgage. He said “Your mom is a good friend of mine and I will not let my friends suffer”. “She should not have to worry about losing her home of 25 years at her age”.

That hit me like a bolt of lighting. Mom was right about Bob. He is a great guy. Mom did not want me to get a divorce in the first place but I was young and foolish and did not listen to her. Can anyone relate to that? Now I know HOW WRONG I WAS. I want Bob back as my husband. I am so much more grown up now and I realize he is the person I want to spend the rest of my life with.

Please give me your advice on how I can get him back.

Am I living the American dream?

Well I'm 28 years old I'm a refrigeration mechanic with a wife and 3 young kids. I take home 3200 per month my mortgage is 1200 my other bills ( car, gas, cable, Internet, phone, water, elect… Ect). Cost without food is 1200… So it leaves 800$ a month for food clothes diapers formula even my kids doctor visits ( insurance sucks I'm already in debt medical wise)… Is barely getting by the dream… I wish I could take my family on just one vacation

Does anyone have any thoughts on how much cash one would need to keep saved at home? I realize it depends on the individual. I have an average level income and aside from my mortgage, I don't have any debt. What would be a good amount to have for small scale problems or large scale emergencies?

How to split bills in your household if one person works full time and the other part time?

I am just curious to see how other couples handle this. Lets say the husband works full times and brings in about 2000 dollars a month and the wife works part time and bring in around 6-7 hundred dollars. How does everyone in their household split bill, mortgage, etc. Just curious. :)

An overdue book that went to a collection agency is hurting my credit score. What can I do?

I'm in the process of qualifying for a home mortgage at a good rate. The mortgage company (Wells Fargo) pulled my credit and I found out that there was an overdue book from the library that had gone to collection a year and a half ago, which brought down my score. I would like to try to make reparations, if possible. I have now paid the overdue fees to the library, and I am wondering what the next steps should be. I am wondering:

1) Can the library ask the three big credit agencies to remove the derogatory mark?

2) Is there anything I can personally do with the three big credit agencies to get the derogatory mark removed sooner?

3) The library tells me that now that the fees are paid, it will show that on my credit report and it will remain on my report for 13 months. Is that correct?

Are there any mortgage companies that will give me a loan without 2 mths reserve for all properties?

I want to buy a primary home. I have two rental homes in another state. Would like conventional loan with 5% down. I have talked to 2 mortgage companies that want reserves for 2 months for both rental properties as well as 2 months for the new primary residence I want to purchase.

Im looking to lower my monthly mortgage payment?

Can someone give me a ballpark estimate of what it will take to lower my monthly payment, id like to get an idea before I start talking to banks. Thanks. Heres some info about my situation.
30 yr F.h.a.loan 4.75% balance $292,000 home value $350000. Curreny total monthly payment $2250. Principal & interest is $1650 the rest is about $300 for pmi and $300 for taxes and insurance. I would like to get rid of pmi and lower my total monthly payment (principal, interest, taxes, ins.) to around $1500. I have money that I would use to pay down the principal as im guessing I would need in order to lower the payment. Thks for your help.

Trying to get a house, but my fiance just got laid off?

My fiance and I have been trying to buy a house for a while now, but we hit some speed bumps along the way so it's taken a little longer than we anticipated. My credit score is excellent, but his wasn't so great because he had to pay off some collections and get his credit card balance down. Our goal from day one has been to be in a house by August 1st because we're having a baby due August 14th.

We were finally able to get his credit score to where it needed to be, get all of the paperwork to our mortgage lender, get pre-approved and begin looking for houses with our realtor. We even found one we loved and were going to make an offer on it. We decided to go to the beach first and when we got home we were going to begin the process. Well, while we were at the beach my fiance got the call saying he'd been laid off. He did, however, have a backup plan so he IS working, but it's less money than he was making… A good bit less.

This has all been so stressful that I didn't think it could become even more so. I know that what we were pre-approved for ($145,000) will obviously change, I'm just not sure how much. The house we fell in love with was going for $139,000 and I'm honestly not sure if we should still put an offer in for that one, or if we need to start all over again. The problem with starting over is that we really wanted to be in something by August 1st and I'm not sure if that would possible anymore.

I really don't want to settle for a house I don't love…

basically I've been in a relationship with a women for a little over a year, she has a five year boy to another man. She is 23 and im 22. We live together in my house which I brought before we started dating. She is always saying that I don't spend enough with her son. I work 70 hours a week and pay the mortgage, power bill, internet ect all myself. She works nights so I make the kid dinner, do homework with him and read to him almost every night so I really don't know where she got that idea, especially since her sons father is a complete loser who sees him 2-3 times a year.
I love this women but im sick to death of being nagged about this, how can I make her understand that im do the best I can and to get off my back.

Should I get pre approved for the mortgage first? Or look at the house first?

I know the standard answer is "get pre approved for the mortgage" but these are special circumstances so please read below.

I currently rent a single family home for myself. My Aunt and Uncle own this house and I rent it off of them. I love this house, this neighborhood, my huge garage, my huge property lot… Basically everything about this property. The catch is, I approached my family about selling me the house but they are not interested. It sucks, but it's their choice, but I am also not interested in renting for the rest of my life.

Well guess what. The house across the street went up for sale! Woooo! So from the outside it looks similar to my house, I went to the website where it was on sale and looked at the pictures… The inside seems to have the same lay out… So far so good! But there are some pictures missing… Like of the basement.

I am pretty sure I can get approved for the mortgage. I took into account the taxes, utilities, insurance, etc and it only takes up 15% of my gross monthly income and I do have a 10% down payment.

Here's the problem. I know you should get pre approved first but if I go to that house and don't like it, I'm perfectly happy staying in my rental house for another couple years, till I find what I want. But if I call the Realtor and they don't see that I am pre approved… Then what? What should I do first?

How to get out of my Ryan Home contract?

My boyfriend and I started the process of buying a home in Baltimore through Ryan Homes. We gave them $5,000 down and so far we have not been approved for a mortgage. They have told us that they will start to build the houses around July and my boyfriend just found yesterday that he is being relocated to Texas. We don't want to loose our deposit. Has anyone been in this situation?

Advice needed. Ex owes me money?

Seven years ago I split up with my ex boyfriend. We were only together for three years. No kids involved but we owned property and had a mortgage together and neither of us wanted to sell so we agreed we would get the work done to strata title the units and therefore be able to own half each and get our own mortgages and move on in life. That hasn't happened. I have spent the past seven years trying to get him to outlay the money and get the property divided. In the meantime he has rented out his half of the property and purchased other property and the whole time he has refused to spend the $30k to get this property sorted so that I could move on with my life and have some freedom to sell my share of the property. In effect I'm a prisoner to him. If he fails to pay his share of the mortgage I must pay otherwise I'll lose my property. I can not sell my share either. He is quite wealthy but I am not. So I started getting the things that needed to be done and outlaying the money and he has paid for part of it. He hasn't helped me at all and I have spent countless hours getting the property ready for separation. Now it is almost complete but he is refusing to pay me for some of the work done. He flatly refuses and I'm worried if I make too much of a complaint about him he won't agree to sign the papers in order to get the property separated. I am so stressed. I feel like I've been severely ripped off and I don't know how to get my money ($10k) back. He just won't pay me. Help!

Home Equity Loan Or First Mortgage?

Hello. I have a few questions that I hope someone with more insight can answer.

My fiancés father is buying a condo for us in full. The total amount is 40k.
Now here is my question. We both have poor credit, in the 550 range. No major debts, just late payments and 7+ inquiries. I am in a car finance, owing about 13k. We'd like to take out a him equity loan as soon as we receive the deed, which should be about a week. We haven't appraised the place, stupid we know. Everything was done in a rush but that's not the point. On real estate websites it shows the place is valued at around 37-39.

We'd like to take out 25k using the loan, to payoff the car and use some of the money for the move. We are relocating from south Florida to Tampa, where the condo is located. We are going to save the rest.
Reason why we'd like to do this is because the payments on the load would be, if my math is correct, half of my car. Which is 460 per month. And as I stated it would help with our move and such.

Is this possible to do? With both our credit scores? And is it a risky move?
I know interest can be a little high, but we'd be okay with 6% being the max. And if possible we'd like a 15-20 year loan.

Is employment checked again at closing (FHA loan)?

I'm in the process of finding a home to buy (FHA loan).
I'm not worried about my credit being checked, my score is 822 and has been 800+ my whole life.

However, my employment may change soon. I currently work part-time and want to take a full time position that pays me more. My wife works full time. I've heard that I shouldn't change anything in regards to income during the process, but this is a change for the best. Even if I was to lose a new job I have enough saved to pay for 3 years of mortgage payments, plus what my wife makes.

Would they even know that I changed jobs? They have already verified my employment and seen my pay stubs for per-approval, would they do it again at closing?

I have read most people say that I need to let them know, but if I don't have to I would rather not have to go through all the paperwork trouble again, especially when I'm not worried about being able to make payments.

I've looked everywhere for a straight answer on this but have yet to find one.

Mortgage Payment not being paid, how long do they have?

So without typing out an entire episode of Jerry Springer here is the short version…

This is in Riverside county California, I have no clue who the mortgage holder is.

My cousin in-law who is lets just say is not the most up standing 40 year old person. He lives with his girlfriends (Yep another great role model) parents. Neither one of them have a job and both get state assistance, smoking meth, etc…

Her mother passed away a year or more ago and the dad (70+ years old) has done all can to hold it together and recently has just decided to move out and get on with his life, basically tired of supporting grown adults and his simple answer was just to move out and let it all go.

Honestly The dad is an awesome guy. From what I understand he is moving on with is life, hell I don't blame him for taking the road he has chosen to try and keep peace but gain his own sanity. At 70+ years old I am sure he is no longer to concerned about his credit.

Knowing what little I know the dad will not kick them out and will let them stay there for as long as the bank lets anyone stay in the house till they can legally remove them.

In a situation like this and the mortgage is in his name, how long before the bank steps in and starts the fore closer proceeding and takes the property over?

I am only asking out of pure curiosity and of course trying to see when I think should be looking for more drama coming to the family when they have nowhere else to live etc…

Help/ advice needed regarding immigration UK / Canada?

Me and my girlfriend has known each other for just over 1 year now. I am British and live in the UK. My girlfriend is Canadian and lives in Canada. I've visited her once for two weeks. We are now expecting a child - December 25th 2014. I will not qualify as a skilled worker. I need to be there or she needa to be here before the baby is born preferably. If someone cut timber off my land illegally is it civil or criminal?

We inherited some property from my grandfather after he passed away. The deed was in my Dad's name( he has also passed away). My grandfather held a life estate on the property. His power of attorney cut most of the timber off the land(600 acres) before my grandfather passed away. I have been told by 2 attorneys after reading the deed that my brother and I actually owned the land with my dad and grandfather holding life estates. Dad could not sell or mortgage the land. Would the cutting of the timber be civil or criminal due to the large amount of money that was gotten from the timber?

Tricked by other deed holder to do quite claim deed, still on mortage, can I force sale?

I own a home with my brother and his wife. All three of us are were on deed, my name and brother's wife's name were on mortgage. My brother tole me that if I did a quit claim deed as I moved out of the home, they could get a refi or home modification deal and I would be completely removed from the home. My brother than admitted he tricked me so I did not have rights to the home. This happened a year ago and finally found out the truth. I am still the primary on the mortgage and my brother told me to go kick rocks when I brought up that the market is not good enough for equity to be made and us to end this connection we have with the house. I have found out he has 2X over 30 day late payments on the house over the last 6 months… Can a force a sale via Law Suit?

Extremely insecure Capricorn guy don't know what to do with this Virgo girl?

Is there any law stopping this?

Years ago my mum was giving my dad money and without her knowing, he was blowing it on alcohol and other nonsense. She thought he was paying off the mortgage. Letters where being sent to the house and my dad was hiding the letters. Ages later my mum got into trouble. Because of the interest rates of mortgages, the mortgage is now extremely high. Because my mum and dad put their names together they still have to pay as opposed to my dad paying most of it. The court said many letters where sent so there is no excuse. My dad won't pay at all so they always turn to my mum. If she divorces him, then she has to pay the whole mortgage herself because she owns the house which is impossible with her income. My mum had no idea about the letters. Surely there must be a law to resolve this. This is UK law btw.

If I am out of the country, can my wife sell my house on my behalf?

Basically, I am due to leave the country in a few weeks, but would like to get the ball rolling to sell a property I own. I have sole ownership, with the mortgage in my name. I'm guessing this will not be possible, and that I will have to wait until I return, however if it is possible, i'd like my wife to be able to sell the house with an estate agent etc, deal with my mortgage company, and any solicitors etc on my behalf. We will be in regular email contact, and possibly phone contact on a weekly basis, so i have faith, and trust that she will make the right decisions, however I won't be there to sign anything. Is it possible for this to go ahead without my presence, or am I being too optomistic?

Want to buy house for $299,000 but won't be able to afford because tax assessment is $749,000?

My family and I are looking to buy a house. I just found a foreclosure on a 7 br 5.5 br 4500 sq ft house listed for $299,000. The house is a complete wreck it has 2 kitchens 1 is outdated and the other is completely demolished and missing. It's on 1 acre of land in Middletown NJ. The amount of property is easily 4 times larger than anything else in the neighborhood and the average sq ft is around 2200 for the rest of the neighborhood. The house is behind another house on the street so its not visible from the street. The neighborhood comps range from 450,000$ to 650,00$ completely remodeled and updated at about 3,000 sq ft. The whole house needs to be renovated. My problem is the monthly taxes are $1300 a month double almost triple any other house in the same price range which causes us to not be able to afford the mortgage. The taxes are based on an assessment saying that the house is worth $749,000. Im wondering if we could get the house re-assessed for the purchase price? The house has been on the market for almost a year and according to Zillow.com the house is estimated at $1,032,000 which is based on comps in the neighborhood and that the house is completely remodeled and has great curb appeal which it isn't and is a complete dump. So is it possible to get the tax assessment re-assessed based on this for $299,000 or somewhere close to there because after a few years of slowly remodeling this should be a huge investment. Hes both a PhD Doctor in psychology with his own therapy clinic and a landlord of 3 houses including his own home in Vancouver all paid off no mortgage which means he has a combined property asset of about over 3 million.

He spent all of his 20s focusing only on school and didn't bother with dating or women
now hes like 28 almost 30 and needs to find a good wife to settle down with and start a family

He wants to find his one true love but he doesn't want to use his wealth and status nor to show it off to attract women because he knows it may backfire and may attract the wrong type of women and so he would never know if the love is true or not

In Missouri when a home is foreclosed on is it necessary to have a public auction?

My home was short sold of the full value of the mortgage and a judgement issued against me. The public auction was scheduled as "sometime from 9am to 5pm with the traditional time being 2 pm". Nobody was present at 2pm and the note holder sold the home to another trust held by the same company short of the full loan value without holding an actual public auction.

Job with a firearm charge felony?

My husband had a good job making plenty of money at a factory. He got arrested for possession of unregistered firearm and manufacture of a firearm without the licences. Basically he made a homeade gun in his shop and was driving it down to a friends house that has a lot of woods and places for target practice. He went through roadblock on way back and he had the gun by his insurance card and they arrested him. My husband wouldn't hurt anyone and we have 2 kids a mortgage and such and he is so stressed now cause the company he worked for came in and said they have to let him go due to corporate policy, even though he been at his job 7 years. Been there 4 months since the arrest he didn't do any time on it but does have a felony he has a couple of months probation left. He is so stressed out trying to find work and now he feels like he isn't a good dad or husband and is depressed and stressed, any ideas to cope with this or areas of occupation to venture down all ideas and suggestions welcome

Buying owner occupied. Already have 3 investment properties. Loan options?

I am seeking to buy an owner occupied home. I already have 3 properties. Have to relocate due to job. And I am wondering what I can possibly qualify for.

My main confusion is this 75% rule. 75% of rent can count as income. So how is it
being caluclated? Is it:

1) 0.75xrents-mortgages = X If X<0 then it is being added to liabilities/payments. If X>0 then X added to income Then possible loan is calculated.
or

2) Rents are added to income. All mortgages are added as liabilities. And then everything is calculated.

Those are different scenarios and very different results.

I would also appreciate your insight on my current situation.

I have 3 properties.

1) 300K value. 50% equity. Purchased 3.5 years ago. 1000 a month (everything) Primary residence but can rent out for 1500.

2) 300K Value 50% equity. 1100 a month (everything) purchased 2 years ago. Renting out for 1500

3) 300K value 25% equity. 1300 a month (everything) purchased 8 months ago. Renting out for 1500.

My income is 100K. So I have about 3400$ in mortgages/taxes/insurances and 4500$ income. (3000$ now and 4500$ once rent out my primary residence)

No loans. CC and auto paid off.

Questions:

1) What approximately I can qualify for. Lets say scenarios with 50, 100 or 150K cash on hand.

2) Am I eligible for FHA loan? Previous all were conventional. (Owner occupied + 2 investments)

3) Should I rent out my primary home and move first to make it fully rental and then apply for a primary residence home.

What happens if i do not pay parking ticket in private parking?

I live in a 2 storey block in the Berkshire, Most people in the block live with benefits and there are just couple of working class flats with mortgages and I am one of them. As I have 2 cars I parked one in my own designated area and one in other were my neighbour do not have a car. Now I am sent a fine ticket of £100. As been told CPM ( uk car park management) is managing this area with CCTV. I pay for my neighbour for renting his parking space what do i do. Whats the best option do i speak to council?

How to get over my divided self?

I’m being ripped apart by the dichotomy of my brain. The left and right hemispheres, the duality of humanity.
Everything comes in twos â€" Good / Evil, Happy / Sad, Left / Right, Past / Future, etc.
My upbringing tells me I can only be successful with a good job and a family and loving wife and mortgage, but my real self tells me I don’t actually want that. But inside my raging brain-sac both fight for truth.
I don’t want a safe career and a woman cooking me dinner when I get home with my umbrella and top hat, kiss the kids, wash my hands, sit down to dinner 50’s style. But neither am I happy drinking myself to death and being single. I feel the answer is to go abroad to teach English in some remote South American village in the secret hope I get kidnapped by Coke gangs and suddenly the responsibility is out of my hands. There’s an equal part of me that wants to have a wife and kids and commit even though I know deep down it will send me slowly, surely, quietly, insane.
Moreover it’s the indecision to jump one way or the other that’s really slowly killing me. I can’t take a stand. I can’t commit and live. So I remain in this alcoholic half life of dreamy remembering of the past and fake hope in the future.

Would this idea work, or would it be destined to lose money?

Imagine you had enough money to buy a house - outright, no mortgage. You paid $150,000 for it; its 2 bedrooms, 1 bathroom, 1 kitchen, 1 living room, small yard, driveway, nice location, good neighborhood It needs either no repair work at all, or maybe just one type of repair work (like new flooring or maybe fitting a new bathroom etc. Your budget maximum for repairs is $40,000). You get that fixed, repaint the walls a good color theme, then go out to places like Pottery Barn/IKEA and buy nice furniture and décor. Spend some time on yard work - mow the lawn, clean the pathways, plant some flowers etc.

By the time you finished working on it, it’s a cute house; fully furnished and with no faults or problems. You then rent it out consistently for 3 years at $1200 per month, and then put it on the market to be sold at $200,000 ($15,000 more or $15,000 less, depending the current housing market figures at the time of sale).

Is that a viable idea? Like what are the things that could go wrong? Is there a good chance you make a profit if you ran with a specific plan/budget, or is it doomed from the beginning?

Pay for school using a no-interest credit card?

I want to go to graduate school part-time, so that I can continue to work at my full-time job.
The program I would like to do will not give you a payment plan and the price per credit is fairly expensive (~$1000/credit; so one class is ~$3000).
Would it be a bad idea to open a no-interest credit card, pay for the class using that, and then pay it off through the semester?

To be clear: I am not *transferring* any student loan debt to a credit card.

Background: I have 0 debt - no mortgage, no car payment, no undergrad student loans left. I don't pay rent, utilities, etc. So the money I make at my job all goes to savings and every day living expenses like food and gas.

How long will it take for me to have a credit history fit for a mortgage?

I just started building my credit (via a credit card) in January so I definitely don't expect to be able to do it anytime soon.
My credit score is in the 720-800 range. I plan on getting 2 more credit cards separated by 6 months each.
I would be able to make a 30% downpayment.
The house price range would be 50k-100k.

With my current income and credit score I do qualify, but my file is most likely too thin so that's my big problem.

Can my estranged spouse be charged with abandonment? Or can I file that in court?

My husband walked out on my children and I 8 months ago. I was a stay at home mom for 7 years with no income. Together for 10, living together 9, married for 6. He owes me $840 in child support per month. He stopped paying the bills and now only gives me $300 a month to feed and clothe our children. He keeps the remainder of the $840 and pays the mortgage. We have nothing. And live in a small town with barely any jobs. I am working part time two days a week and looking for a second job. I can barely afford bills and food. It is usually one or the other. He only sees the 4 hours each week. We are in poverty. Can he be charged with abandonment? He has assaulted me, cut off our utilities, turned off breakers and been verbally abusive as well. We have court July 4th. I just want this nightmare to be over.
Added (1). He was arrested and charged with assault. But being a prison guard and first time offense he was let go on a peace bond. There is a no contact order in place unless regarding the children or separation matters. He is not allowed on the property or any other contact. He also left after having an affair and saying he just really had to have sex with other girls. I'm hoping these things combined will at least grant me an early divorce.
Added (2). Athena, it is correct. We live in Canada. Before you judge. I worked to put him through college. Then had a baby, then we decided to have another baby before I went back to school. Then he did not want me to work, got a job as a guard, which he went to school for… And moved us from our home of 16 years 3300kms away from everyone we loved and walked out. He was mentally, emotionally and passive aggressive to all of us. I even went to counseling alone to learn coping mechanisms.

How to rerof a porch that attaches to siding?

Before I can get my mortgage, my porch needs reroofed. Plywood up. My question is that I can shingle a roof, but when it comes to where it meets the siding, I don't know what to do. Put flashing up under the siding the bend the shingles underneth it as well? Yes I do know that would be the last row installed. Any advice would be greatly appreciated.

It concerns home Insurance and am a bit confused?

Please could someone advise as I think I am being led wrong.

I am buying a house in Texas for $100 thousand and applied for Ins, they came back and said they valued the coverage at $174 thou, I argued this saying to replace that house if it burnt down would be about 80, but he said no matter its what the computer says.
He also want on to say I dont have to pay for full cover, I can pay 80 70 60% etc.

So I said to him if we pay for 50% [$86 thou] and the house burns down and needs rebuilding at a cost of say $80 thou I will only receive 50% of that cost which would be $40 thou. He said no you would receive $86 thou, please is this right? I think I am being tricked here, I mean if what he says is right some people would Insure for 174 burn the house down rebuild for 80 and pocket the rest.
Of course not thinking that but I do think there is a reason why they have said the coverage needs to be so ridiculously high. Thanks.

Real estate agent says house doesn't qualify for mortgage?

I'm looking a possibly buying me a small 1100 sqft house here soon. It was built in 1995 and is currently in ownership by a reverse mortgage company after the owner passed away. The listing advised that the property is being sold as is and is subject to HUD Guidelines 24 CFR 206.125

We called the Agent to set up a visit sometime next week. Since I don't make a lot of money, we thought we might look into a possible USDA Rural Development loan.

The Agent advised that since the house has some issues that need fixing, a leaky gas water heater and an issue with the metal roof was installed that is allowing air to get into the house, that the house would not qualify for any kind of mortgage by a bank and that I would have to get a normal loan or pay in cash -- get the issues fixed, cleared by an inspector, and then I could refinance the house.

What's the issue? The house appears to be in very decent condition minus the small issues that shouldn't be nothing to get fixed. Why would a bank refuse to do a mortgage on a house because of that?

We still haven't met with the Agent yet, that'll happen next week when we do the tour, but I'd like to get some responses about this before going into the meeting.
Added (1). Okay, I understand the issue is because the bank doesn't trust me to get the repairs done, so in the unlikely event that I default, they can't sell the house easily and are stuck with a loss. I get that.

Is there any kind conventional home loan (30 year type) this house could qualify for? Not including the FHA 203k loan. Regions Bank has a First Time Home Buyer program that requires no down payment. Would this house not even qualify for that?

Hello, I am trying to open a bank account, since I need one to get a mortgage. I have had a creditor after me for over 8 years now, they froze my bank account in 2006. Now I need to open a bank account for my mortgage, but I don't want to open it if they are going to freeze it. Is there anyway I can find out if they will?

Does a parent have the right to vent their problems to their children?

My parents are in the process of a divorce because my dad doesn't take responsibilities with the mortgage, bills and he's not working. He also has cancer and cannot work long hours. Anyway, my mum asked him to sign the papers to sell the house but he doesn't want to. He said he wants to keep it for the kids when they grow up. My sister and I are 18 and 19 and we're not ready to move out as we're still both in college. My mum has spoken to my dad about selling the house but he just doesn't want to know. My mum works in a launderette and cannot keep the machine running and wants to sell the shop as well, but my dad doesn't agree because it's a shame to have a shop and not keep it running. She can't cope with the rent and machine etc.

Anyway, my mum asks me and my sister to talk to him to make him understand as she has spoke to him already but failed. Every time we tell her we have spoken to him, she vents her frustration on us when she should vent her frustration on our dad as he never listens. Is that fair to bring the kids involved in this divorce. We are innocent in all of this.

I'm buying a house and it is 38000. The mortgage company will only give me 45000 no less. If the 38 gets paid for what happens to the other 7000?

I want to report a bank crime. Who has jurisdiction in this case?

I recently noticed an unauthorized withdrawal from my checking account. It was to a mortgage company in another state, and after a lot of phone calls to the mortgage company and the bank, plus signing a form that says I didn't authorize the transfer, I got my money back; the mortgage company agreed to flag the guy's account in case he tried it again.
This month the same guy accessed my account again, but transferred money to a different company (to pay a different bill). More phone calls and signed papers got my money back again, and I'm closing the account so he can't steal from me a third time.
I want to press charges, but my question is how? I live in one state, the man who did this lives in another (the same state where my bank is headquartered). When it comes to electronic money transfers, where did the crime take place?
Should I go to my local police? Or contact the police where he lives?
(I tried the FBI, thinking that it involved a crime across state lines, but they said that they would just collect information to help them look for crime trends, not to prosecute.)
