Should i leave my government job and become a loan officer?


Basically, long story short i am a supervisor for USPS and make around $90 right now with benefits, etc. I was recently offered a "full ride" to be a loan officer with a mortgage company. They will pay the $60,000 class fees, and pay me while i go to school, and they promise making at least $100k a year and boast there are loan officers with their firm raking in $500 a year. I am a money person so all of this excites me, but i don't wanna leave my job with the possibility of not making a lot of money. So are there any loan officers out there that can speak on this?

I would like to have buy land and a modular home but want to see if I can get it rolled into one mortgage. I live in california and trying to move to redding ca if that helps. Iv found land that has all utilities on it and will fit in our budget.

How Does A Young Man Afford A House These Days?


Down payment + high mortgage payments + property taxes + homeowners insurance + various electric/gas/water expenses + all the other expenses that you need to live such as cell phone bill + internet + cable, etc. How am I supposed to afford all this, and to top it off, my fiance expects me to pay for nearly all of it because she makes considerably less money than me. She is an elementary school teacher, I am an engineer. I feel like I make good money, yet I feel like a ton of my income is going towards this venture. I have no clue how other people my age(mid-late 20's) are able to afford a house considering most people in my age bracket aren't engineers that make good money.

I wanted to marry my girlfriend but she left me for someone else. I wanted to be a professional footballer but i got rejected without even getting a trial. So i decided to do a university course in psychology but i couldn't afford it. I wanted a new car but i got turned down for a loan. I wanted to buy a house but i got turned down for a mortgage. Now i am stuck in a boring low paid job that i hate and i live in a tiny bedsit because i can't afford to rent anything better. My life is decided by other people and i have no control over it. I will be glad when it ends.

How to calculate a mortgage interest tax break?


For example, I read an article by Suze Orman saying with a $100,000 home/$1,079 monthly mortgage, the total interest payments in the first year will be about $10,740, and the tax savings (20 percent of $10,740) is $2,148. I just don't know how she got the number $10,740. Can anyone help?

Overheard neighbour talking about us?


Hi
My partner and I don't get along with our elderly neighbour. We are in our mid-late 20s and he is 86 and lives alone.
We are not noisy and don't have parties etc.

We have overheard him on several occasions talking about us to other neighbours and generally just complaining. His main moans are about our slightly neglected garden and driveway. Its by no means a mess, it is tidy but it isn't pretty and full of flowers like his as we havn't had the time or money since we moved in as my partner has had 6 months off work following a spinal operation and money has literally just kept us fed and with the mortgage paid recently.

The neighbour knows my partner has been unwell but we have heard him joking about it and presuming that my partner had a motorbike accident (which isn't true, its genetic) and saying he deserved it.

The most upsetting we overheard was a few days ago where we heard him saying something about hurting our cats and asking the other person his opinion. The other person was overheard saying that he didn't want him to get into any trouble. We have 2 cats and his other next door neighbour has 3 and there are lots of cats generally in the street so I am unsure as to why he would want to hurt ours particularly.

I have confronted him in the past and tried to be friendly and hold out an olive branch but to no avail. He ignores any hellos and grunts rudley at either of us if we try to communicate with him.

Just wondering what to do about it as I'm out of ideas.

I don't want to live with my in laws so my husband thinks im selfish is he right?


I'm indian so its customary for girls to live with their in laws, but as me and my husband bought and own the home we are going to move into, i don't want my in laws to move in too. His mum and dad have their own home which my boyfriend pays for, i just want some space to myself without worrying about washing and cleaning and looking good for my in laws. Im a lawyer, my job is demanding and tiring as it is without going home and having to cook and clean and make sure everything is done for my in laws. My husband called me bitter and selfish for not wanting them to live with us. I've lived with them since we got married its been hard, he says that his mother took care of him for 24 years so he should do the sam back. The thing is i would understand if she was alone but she has a husband. I've compromised a lot with him having a dog which im terrified of and dont like animals at all but now im bitter and selfish for not wanting to live with my in laws. I dont know what to do i mean am i selfish for this?

Added (2). My in laws don't live in a care home, they are healthy and fit and live in a home which we own a and is mortgage free so my husband just pays the bills. They go gym all the time, my gran who lived with me before i was married had parkinsons and was widowed, so i know whats its like to live with someone who is sick and god forbid if his parents got sick i would look after them and never put them in a home. As of right now they are healthy and fit, i mean they still work they're 55.

Information on buying our first home?


My fiance and I are looking to buy a home in the next year or two. We live in California and our dream would to have at least 1 acres and 4 bedroom home. However, we are renting right now and really want to stop renting and start saving money to buy that dream home. So we were wondering if it would be smart to move out of our apartment and buy a small 2 bedroom 1 bath home with a small yard. We would then live there for the next 5 years and fix it up. (my fiance is an electrician and works for his brothers electrical company while his other brother owns his own construction company) they would help us possibly add a 3rd bedroom and fix up the kitchen and whatever else needs fixing up. We would then re-sell the home and buy our dream home on some property. Would this be ideal? I understand that anything can happen (we could end up there longer than 5 years, we may not be able to add a 3rd bedroom, etc.) but were trying to make the right decision. So basically it comes down to either
1) buy a smaller home sooner and fix it up to re-sell it OR
2) save up and keep renting for another 2 to 3 years to buy our dream home.

Which would be the smarter move? His brother thinks buying the smaller home will allow us to get out of our apartment and save up more money along with having our privacy and possibly starting a family.
Added (1). @Reenzz - right now we pay $1500 not including utilities. So buying a home we can afford $1500 and fix it up and sell it for more later down the road. Plus, I am talking about buying a home that is literally under $300,000. That really needs some decent work done. This will allow us to keep our mortgage payment down each month.

Hello everyone, I have noticed this problem for quite a while now and hope to have this cleared up by getting some answers from you all.
I am a 28 years old male and my father (very wealthy), bought me a $410k house all paid off under my name when I got my first job after college. However, I never bothered changing my 2012 Corolla.
I honestly could pick up a 4-series bmw right now in cash, no payment if I choose to but I find it extremely impractical as my old car still runs perfectly fine.
People automatically assume I am not rich nor not well off because I do not have a nice car.
No one possibly imagine that I have a brand new designer style house without and mortgage or rent.

Last girl that I have dated from work, (I strictly don't bring girls to my house for the first few weeks, because I cannot trust whether they like me for wealth or love), left me before she found out that I own a very nice house despite my age. When I had co-workers over for dinner on Thanksgiving last year, she was literally in awe when she saw what kind of house I live in and she started to act differently around me at work.

Whats funny is that people in my work place have a nice car yet they still live in a small apartment, yet people seem to get more noticed/appreciated for their "social class", paying 2000 dollars a month on rent and 800 dollars a month on a car lease when they make less than 4k a month.

Should someone like me be driving a luxury car to match my house to get with the norm?

I have 2 children, ages 11 and 9 with a previous marriage. We came to agreement 2 years ago that I will pay her $300 a month. It s not much but I had the children up until 2 years ago and I never asked her for a dime while I was drowning in babysitting fees, food and bills. So anyhow I recently bought a house that I pay $1900 a month for, a newborn and recently married. My wife is currently on maternity leave for the rest of the year. She has no mortgage because he house her husband and her live in was a gift from her husbands grandparents. She also receives SSI for both children and food stamps. She also files income tax with both children. After having the children for 2 years she decides to file. I don t know whether it s personal because I am married with a newborn and live in my own house with my wife. I always take care of my children. I buy them cloths and always see them when it s my turn. I need help. I don t know what to do. I won t be able to afford the child support and keep my family under a roof and especially with a newborn. What can I do? Does the judge see my expenses when calculating child support?

Is the harassment of free spirits a hate crime?


People such as mountain men, people living off the grid, free land wanderers, nomads, homeless, people who live in a van for years as travelers, etc… Free Spirits. These are a community of people who do not want to conform, to main stream society. They are a PEOPLE and share common values… They are a community. I have noticed a pattern of behavior, where these people are being forced off land such as sustainable living groups, and those who want to peer-to-peer build inexpensive code free homes on free land zoned for people of low income to live on. To avoid slavery to mortgages and exploitation. They are constantly under attack by police and other members of the community. Is this community within the community victims of HATE crime? They are oppressed, and attacked constantly. What can be done to see them as a community, not lost hobos, so they can have protection under the law as a group?

Added (1). Although I am working on it, I have extremely low credit. I need to get a loan of about $70,000 to purchase a home as I cannot afford to rent a home large enough for my 8 person, multi-pet family. Added (1). So my landlord just told me today that he filed bankruptcy and that he is no longer able to receive rent on this property. Also, about a week ago I received a certified mail form for him from the mortgage company he that the place is through. I am just worried that I will come home to an eviction letter or my stuff thrown out. How does this process work and the typical time frame, if the information he has given me is accurate? Thanks for any info.
Added (2). Also, I want to add that we are currently on a month to month lease and that I suspect I will not be able to get my security deposit back. He said he was going to give me more info about the rent and how long we can live here once he speaks to his lawyer on Monday. But, I just want to protect myself as well. Thanks for the help!

Got a lawsuit thats ending soon and I plan on purchasing a foreclosure home (30k) and fix it up myself. But anyway i have no bank accounts and i dont want a mortgage. Mom is too involved in my life?


This is a bit lengthy so I apologize in advance.
My significant other and I have been together for 7 years now. We have a 4 year old and a 2 month old child. We haven't gotten married due to personal reasons, and I feel like I shouldn't have to explain it to anyone.
My mom on the other hand brings it up quite often and is very vocal about it. It has gotten to the point where she brought it up in front of my boyfriend and he wasn't happy she was commenting about it. She recently got upset with me over the fact that I traded in the car they helped me co-sign 8 years ago. We needed a bigger car and both of us co-signed it. When I told my mom I thought she would be happy but instead she told me I am dumb for allowing him to take that car, that I am not married to him and that nothing belongs to me. She can be very judgmental and petty.
She is overly sensitive and if you try to calmly talk to her and defend yourself she bursts into tears and calls me immature.
Last month I told her that we sent in $20,000 for our mortgage payment to pay off our house faster and she told me that I shouldn't be investing my money into a home when I am not married to him.
I am so tired of it. Frankly I just want to tell her to mind her own business. Instead of her being happy for us she chooses to be negative and wants to control my life.
How can I address this or should I just let it settle and ignore it?
Added (1). I have also told her couple of times not to mention the fact we are not married because its our personal choice but she still does it. We have had our fair share of problems but who doesn't?
She always compares me to other women and says things like "XYZ is on her 3rd marriage and each man legally married her" etc.
I hate being compared to others by my own mother. I have always been close to my parents but this is making me re-think my closeness with her.

What can you do if you are left completely alone in the world?


Basically i am 34, i have always been really close to my parents & have always been there for them. If they dont see me every day, they moan & groan & ask me where ive been etc. All i ever do is work because my friends have always been selfish & dont like doing anything. I did start seeing this guy but its not really working as hes not always that nice, i even heard my father say ‘She doesn't bother with us when hes home’ but thats not true. I only see my guy for 2 days every month cos he works away. That shocked me because i see them normally every day. I have always wanted to move abroad but its hard finding work etc & ive always backed down because i know my mother would miss me dreadfully - she always wants to be with me, visit my house etc because dad goes to sleep after work very early so shes alone all the time.
Added (1). But he came home the other night & dropped the bombshell he and my mother are moving to France when he retires in a few years. He said they will be closer to my brother & its not so far so i can visit but ive suddenly realised I will be all alone in this town - my parents are the only people i see, its not from me not trying - I do join loads of things & always busy but i am 100% alone.
Added (2). My brother has said him & his wife will visit them & stay all the time but i am the furthest away so wont be able to so ill never see them. My brother earns way more than me. I think its really great for them & im happy but i dont know what to do. I want to move out of this town but i need to get a job first where i want to move to. I like in uk & would love to move to Europe. Ive put CV;s out everywhere but nothing yet & sometimes i wake up in the morning & think ‘

Caught shoplifting at Wal-Mart?


I am 19 and I was caught shoplifting. I went in grabbed a phone charger about 10 bucks and walked out. I was stopped by a man and he said give me the phone charger so I did, he took me to a little room and asked for my ID, he said an off-duty cop that works with the store was on his way. I went into the room and he put my name in the system, the cop asked for my social and asked why I did it, I told him, "honestly, I just needed a phone charger and I didn t have any money." But the security guy from Wal-Mart said, "since this is your first offense, we won t prosecute, you will be receiving a bill in the mail." And I left, I ve read lots of things about how people pay, don t pay, etc. I did not sign any papers or anything. I just want to know what to do. Should I call the number and pay before I am sent mail so my parents don t find out, tell my parents and ask for help, just wait until they send a bill and pay/not pay? This happened in Missouri. Has this happened to anyone else? I need advice. Please and thank you.

Does this sound like a reasonable concession to request from a seller?


I am looking at condominiums. I have looked at one twice that I really like. It is a nice size. The only drawback was that the current owner is a smoker. She is retiring and moving out of state and the realtor says she is anxious to sell it. She gave me the number of a good painting contractor that worked on another apartment for her that the owner smoked in and is in far worse condition. I spoke to him and he said he could definitely scrub the walls and repaint the apartment and get the smell out.

Honestly, the smoke is the only thing holding me back. I was thinking of making an offer for the full price if the owner agrees to get the walls scrubbed and repainted before the closing. I would have that painter give us an estimate. Either she pays for repainting the apartment before the closing or she gives me a check for the estimate at closing. It will probably cost close to $3,000. I don't want her to simply reduce the price by $3,000, because I will still be out of pocket. I have to put a minimum of 20 percent down or pay for mortgage insurance. Do you think this seems reasonable?

What happens if you move abroad from the UK and ignore your overdrafts?


I live in Dubai, i owe about 4000 pounds in overdraft money with UK banks. I don't feel like paying them back, they already exploited me with credit card fees and now i'm just like meh i don't want to pay this. I heard the debt disappears after 6 years. Tbh i have no want to return to the UK but my concern is what will happen if i want to take out a loan or get a mortgage in dubai or any other country in the World… Will i have bad credit rating or will this not be visible to Islamic banks? Also what will happen if i ever want to open a new bank account in the UK? Does anyone else have experience with this?

Added (1). I'm looking online and comparing different mortgage rates from different lenders. Houses where I live, Nebraska, are cheap compared to many other states and can get a decent 2-3 bedroom 1 bathroom house for $80,000. If I buy a house it would be in the $60,000 to $100,000 range. I'd put 20% down.

There was no 15 year fixed rate option for a $100,000 house on the Quicken Loans site.

On Wells Fargo it looks like I can only have the 15 year fixed rate option if the house is $100,000+.

I'm about to get my real estate license and I've already interviewed with a few brokerages and they told me once I get licensed I got a job. However I realize being an agent is all about commissions if you don't sell you don't get paid and it takes a few years to get your name out there. No salary,benefits,gas allowance nothing independent contractor I live with my folks right now so I don't have to pay rent but I want to move out in a few years right now I wouldn't qualify for even a 300,000 condo mortgage can new agents rely on commissions? Or should I be a agent part time and get another job to supplement my income? I want to be financially independent with in next 2 years.

Best way to save for luxuries later in life?


So if a person in their late 20s is established has a mortgage, life insurance and single. What other avenues should one look into to save for their potential future? Say children's college and maybe additional family cars travel and birthdays. If one view's their 401k and life insurance as their retirement funds. What other investment opportunities should this person be saving their money in… The stock market is there. But do you do all the trading yourself or hire a broker? Do you set up your own IFT's investing in a bunch of companies rather than just one. Or is it better to do an IRA or mutual funds to save this money? Keep in mind their is a potential for 2 kids their colleges family travel and the nicer things in life. If this person can save 10-20k per year in addition to the life insurance and 401k. What is the best way to save this money and what kind of situation are you looking at…

We are in a botched FHA 203k loan. The lender did not do their job, and FHA would not insure the loan because I the contractor am related to my mother the borrower. We never hid this information, the lender did.

All well and good but I find out from my mother that she does not get monthly statements for the mortgage. The lender told her it's because its not a traditional loan but I know this is BS. We have asked the lender to provide all current and past statements as required by law. They do not answer the request.

The house appraised for 4k less then what we owe so we're looking at paying about 12k for the shortfall and all of our closing fees. We want to move to get our daughter into a better school zone and also the house we have now is very tiny (800square feet) with no garage. The plan is to move in with my mother-in-law who lives alone so we can take our time to buy a new house and save back the money we are about to lose. The issue is we are talking about the house coming in at 96k so that's a big chunk. If I needed 12k to sell a 300k house it'd be easier to swallow I guess. We are one of the one's that bought the house at the wrong time. The goal is to move into a better neighborhood and start life fresh but is that worth 12k? Many people say yes and some say no. It will definitely ruin our savings so we'll need to save at my mother in laws.

Can i get ssdi with 2 herniated disks, sciatica and Depression?


I have a lot of pain that makes it hard to do any and everything now due to some chronic pain from 2 herniated discs with stenosis, radicalopathy, etc. I recently hurt my neck(cervical sprain) at work that has aggravated all my past injuries and started the sciatica. I m not getting any financial help because workers comp and short term disability have denied the claim. My husbands income is not enough and we need help( I m an RN and made more money than he does as a chef). I have a lawyer working on these, but it takes time. My husbands income is just over the limit for state assistance so we are stuck! I m not cleared by my doctor to work yet. I can t even fathom the thought of having to endure more pain than I previously had while working. I m only 30 years old and it seems things are not getting better(it s been 11 years with all the pain). I think I should stop working, and my doctors have hinted at the idea but I can t don t know how I could do that with kids, mortgage, etc.
I want to apply for SSDI but I hear it s very hard to get for back/ neck pain diagnoses. Any helpful info is greatly appreciated.

About 4 months ago, I realized my monthly mortgage payment for my house is wrong. The bank charges way too much, based on the amount I owe them.

So, I sent the request for recalculating the monthly payment to them. And called them several times. However, the bank did not give me any update.

I feel it is fraud. I decide to report it to government or go to a court to sue them.

Does anyone here knows how to do it? Any guidance is greatly appreciated!

In a low income area, would they approve me for a mortgage on a $20k house? I'm not sure of the process… What I think is true, is that, FHA will approve a mortgage that low, but it might be hard to get a lender to do it. If this is true, would I be much more likely to find a lender to approve such a loan in a low-income area where a $75k house is the avg. Price?

Should I keep an eye on my bf as he stares at other women sometimes?


While on vacation I noticed my bf eyeing up other women and at times chatting them up whenever I wasn't around. This annoys me because I paid for his trip since he's not in a good spot financially (he has a good job but is paying a lot in child support and his ex wife left him with a big house, new car and high mortgage). He isn't outright flirty with or hitting on other women or anything like that but he will make eye contact with them until they chat him up and then he will be friendly back. Should I keep an eye on him?

How does a realtor work? How long does it take to find houses?


I got pre approved for a 75,000 loan for a house. I also signed up for the dallas mortgage assistance program, which I know they're pretty strict about making sure the house passes inspection. I talked to a realtor and to be honest I don't know what I should expect from them. Should they be calling or texting me lists every now and then or every week? It's been about a month and I have only seen 1 house.

I am about to apply for a refi on my mortgage. My June payment is due June 1st which is coming up in a couple weeks. If I get approved for the loan, does that push my next payment (first payment to the new back) to July 1st or would it still be due June 1st to the new back? I know when I transferred my car loan to a new bank, it skipped the month payment before starting the billing cycle.

I'm buying a forclosure from a bank in cash that was deliquent on in another transaction?


In 2005 I took out an equity line of credit. From a bank. It was never paid. The house was upside down. All I got were bills to pay the equity line of credit. Never was there any action to forclose. Never was there a lis pendence etc

in 2015 a satisfaction of mortgage appears on public record and has been verified by an attorny and another title company

in 2016 it appears on my credit report that the account is paid in full 0 bal and charge off. (settled for less than what was owed)

I am in contract (for cash) for another house being sold this bank that satisfied my mtg and on my credit report appears as settled with no more balance. Mind you I'm not reciving any more bills and haven't for a while.

I am in Flroida and will be owner occupant and making this house homestead. How likely will the bank attatch my new house, sue me or do soemthing with that nature

Co owned property and gifted money?


I invested in a second home with a family member. I know, dumb! He came to us with the proposal. He said he would cover the down payment, and leave his half in a trust for my children. His credit was not good enough to secure the loan or be on the loan at all, bank required him to gift the money to us (13k). We have the gift letter. My wife and I added him to the deed thru quit claim. Things have since degraded and he wants out, and is trying to get us to pay him the 13,000 plus back and force us to sell. We had to come up with 6500 for the down payment as his 10 percent was not enough, 2nd home loans require 15 percent. There is not enough equity in the house to recoup the investments even if we did sell (we don't want to). I did not get a contract. Can I be made to pay back the gift? Can I be made to sell?

How difficult would it be to sue a contractor for gross negligence in delaying a project?


I am purchasing a building in which I will be opening a business. I had to hire an environmental engineer to sample the soil at the property as a stipulation of the mortgage.
On two separate occasions the engineer completed the contracted sampling, received the results from the lab, formulated the letter to accompany the results to be submitted to the DNR, and received approval of the letter from myself along with a request to submit the entire package to the DNR. After all of this was completed, it took the engineer 3 WEEKS to submit the information to the DNR (via email) on the first occasion, and now more recently 4 DAYS to submit the second round of sample results.
Other relevant information:
-invoices were all paid by me immediately upon receipt, so this delay couldn't be considered retribution for late payment.
-I can easily prove damages related to 25 days delay in opening the business.
-I was specifically asked by this engineer not to contact the DNR personally for any reason, otherwise I would have submitted the results myself.

Do Most Women Expect For Men To Take Care of Them and Provide for them?


The economy is rough right now and most women are still choosing majors that don't pay that well compared to majors that men tend to choose. Do women just not thoroughly look at their job prospects while in college or do they just expect that everything will work out because worse case, they can just find a guy with a good job who will take care of them, or their parents will continue taking care of them. I feel like women have a lot more of a "cushion" to fall back on if they aren't very successful, whereas men are just kind of cut loose and expected to make something of themselves or else they are a loser.
Added (1). Perfect example, my step-sister is 25, never held a fulltime job, works as a server at a restaurant since she graduated college and still lives with her parents. Doesn't even know what a mortgage means, never had to pay for anything or qualify for a lease for an apartment. Meanwhile, my brother is 22 just out of college and already leases his own apartment, owns his own car, etc because my parents just cut him off because he had a job offer his junior year of college as a software engineer.
Added (2). I just feel like women are too relaxed about financial matters in their life and are like "oh I don't need to worry about that, I don't understand it/it's too complex for me, so I will just let the man in my life take care of that for me"

Is 20 too young to get engaged if you ve been financially independent for multiple years?


So me and my girlfriend have been talking very seriously about marriage more and more as time passes, collectively we ve easily spent 40+ hours seriously going through the topic. Everything from how we want the engagement to go, how our families would react, where we are financially, how long of an engagement we re up for, everything.

I m 19 and she s 18, at the time we were planning on having the engagement I d be 20 and she d be 19. That fact is the only legitimate concern we have, but only given how people like our close friends and family members would react given this fact.

We ve been living together for more than a year, we own our home in an expensive but very nice neighborhood, we re completely debt-free, no mortgage on the house or anything like that and we bring in enough money to pay all the bills and acquire a substantial amount of savings ($25,000 in savings annually after taxes and all of our expenses). We support ourselves and in terms of our assets/the amount of money we have direct access to, the current total is 1.3 million.

We re an exceptionally committed couple, fighting is less common for us than any other couple I ve met and it s clear we re on the same page with regards to what we want and what our needs are. As far as we re concerned, we will never date another person again, if she died I would never attempt to find anyone else, I have full conviction that she s the one and my family is on board all the way.

So, is it an unreasonable decision?

Husband bought expensive sports car that we can barely afford?

So my husband and I have been together for 13 years, no kids, and he really loves cars. He has bought several brand new sports cars over the years, and trades them in for a new model every few years. Well he now buys one that involves a monthly payment of over $700 a month, 5k removed from savings and 2K charged on a credit card. In addition, he will need to buy a winter vehicle which will probably cost another 5k alonger with insurance and other expenses. As it is we are spending $400 a month on my car. I never consented to this purchase but I knew there was nothing I could do to stop him as he was dying to buy the car. He is already talking about having to forgo vacations and other purchases so we can afford car expenses. I am not frugal by any means but this just seems over the top. He has offered to do more work around the house to make up for it. Am I crazy for accepting this? Or should I just let him live his dream? He would not stop me from spending money on frivolous items for myself, but I know our limits! We make around 200K together but live in a very high cost of living area so a large portion of our salary goes towards mortgage and taxes.

What are my chances of getting approved for a mortgage if I have no credit score?
Added (1). I'm 20 years old and my landlord just told me she's listed my home on the market, but she told me if I wanted to keep my house I'd have to re-finance it through a mortgage. I'm the only one of my roommates that has good credit an that's because… I don't have a credit score. Could I be approved with a co-signer? If not what should I do.

P.S. I should mention that my landlord said a land contract is not an option.

In a divorce, if my wife has terrible credit, can she get the house?


Simply put, she has only 9-10 months on the job, (but 20 yrs in the industry) 8 years before as her own company that folded. Tax issues with the IRS, A credit rating that is likely down in the 400's if she's lucky, and we are looking at divorce. So, would the court order me to give her the house in the divorce? I'm the only one on the mortgage's, she is though on the deed. My credit is 650's-700's 16 yrs on the job, and generally speaking okay credit history. We have children, and they will need a place to stay of course. I want them. Any help?

2 month old baby and want another?


I've got a two month old and live at home with partner, mum dad and 3 siblings (I know how do they manage) anyway. Recently I've become real broody and want another baby. I can't have one coz I still live at home and can't move out coz I don't have enough money to. I have to wait till either I can afford to move out (and in this current climate it's impossible for someone my age (21. Or one of my siblings move out and that will never happen. How can I stop this feeling. Please don't judge I do work just don't earn enough to rent or get mortgage

My son wants to live with his in-laws after marriage and sign the house before marriage?


My son and his fiancee will be getting married next year. The fiancee wants to live with her parents. The fiancee s family already sold their house, and now they are looking for another house. The fiancee (she will graduate from graduate school in 2 months) cannot sign, the fiancee s parents cannot sign (legal reasons), and so my son wants to sign the house for them to live in now, and he will move in with them after the wedding.

My son will do anything for his fiancee. I initially disagreed with this whole plan. I don t want my newlywed son to live with in-laws and I don t want him signing anything before marriage. So I sent a letter to the fiancee s parents saying that I wouldn t approve of the marriage unless:

1. Her family finds a place temporarily (until she makes enough income to qualify for a mortgage) and she should sign the house
2. My son and his fiancee should live alone for the first 4-5 years, and then they can live with the fiancee s parents when they ve started a family already

Now my family is in a civil war as people choose sides. Am I being unreasonable? Are my conditions wrong to ask for? Should I let my son "live his own life?" My son is saddened because he thinks I m giving him an ultimatum (follow my rules or I won t attend your wedding), but I see it as my son leaving our family because he is blindly in love.
Added (1). I am also okay with my son signing the house after the wedding, I just don't want him to sign it before. To be fair, I know that my solution may sound a little unreasonable. While the fiancee's parents live in the house for the first 4-5 years, my son/daughter-in-law would not be able to buy a house (they already signed for my daughter-in-law's house; also there would be no reason to buy a house as they would be returning to live with the parents in 4-5 years time anyways), so they would rent
Added (2). My wife and I sat down with my son many times and tried to get our ideas through to him, so we thought it would be reasonable to express our discontent with the parents after that didn't work.
Added (3). Also, the fiancee threatened to break up with my son. However, she worded it beautifully as "I would break up with you because I want you to prove that you can fight for me, and not give into your parents." When in reality I think that means "We have to live with my parents or I'll break up with you." I understand that I'm biased, so let me know if this interpretation is unreasonable

Partner and I split up in October 2013. I pay the full mortgage. Not married. Can I charge her rent?


I moved out on October 2013. I paid the bills until October 2014. I currently pay the full mortgage. I have asked for half the mortgage to be paid and back dated which is refused.
I asked her to put the house on the market but it s still not. My ISA that I paid into will be used for repayment of mortgage. Going through solicitors but she is time wasting constantly.
No kids. She is in effect living rent free but now paying bills.

Anyone else daunted by the process of buying a home?


All the details in the loans, and making choices, deposits, etc.

I feel like I find myself asking my loan officer the same question even after it was explained to me because this process is so complicated, I could take a college course and study this for a year before I would fully understand the in's and out's of mortgages and all the legal red tape and fee's associated with everything.

I just have to ask questions. I can't blindly sign papers without clarification, and this PMI business is really perplexing me. So, I could actually be given a quote, and they conveniently forget to omit that amount from the quote.

How nice. I have even tried asking my loan officer in the past for simply "What would you estimate my total monthly payment will be"

And I always get mixed answers like it'll be this but then we have to factor in such and such.

All I want is an amount. I want to know what my exact payment will be per month total…

Should I close out my credit union accounts?


I've been trying to simplify my life and get rid of some of my unnecessary possessions.

As far as my bank accounts; I have a savings and checking account with 3 different banks. My payroll direct deposits are split up between the banks.

I was thinking about closing my credit union accounts since it's the only account that only provides me with ATM instead of a check card for purchases. But I kept it open because my credit union deposits my money 1 or 2 days earlier than my banks does. And that has been very convenient for me; especially in times of emergencies…

Not sure what I should do… Should I

How much money do I need in my bank account to safely rent out my house?


My wife and I want to move into an apartment in the city because we are lonely in the house we live in. However, in order to still earn equity and build our net worth, we want to hold onto the house.

How much money should I have in reserve to make repairs and house payments in case of vacancy or eviction?

Right now we don't have much, but I could refinance the house and pull out around $20K and still keep the mortgage the same.

Right now my house is worth $180K and I owe $96K and my mortgage payment with escrow taxes and pmi etc is $800. It will rent around $1200.

She always said the child wasn t mine but now the story has changed since I am now married, having another child, buying a home, and she has broken up with her boyfriend. I put an offer on on a house on Saturday and received papers for child support on Monday. Can this issue cause my mortgage not to go through? If the child is indeed mine there isn t any problem at all with me helping support them and being a part of their life. The timing of everything just seems a little shady.

Buying a home using a grant?


My mortgage lender has recommended a grant that is for first time home buyers that can be applied to closing costs and down payment. We cannot reserve the grant funds until after we put in an accepted offer. Without the grant, we do not have enough money yet to pay for both the down payment and closing, but with it we have plenty. Could I put in an offer on a home right now, while I don t have enough cash yet, with hopes that the grant would come through, or do you have to have sufficient cash at the time of putting in an offer?

I read if I double my P&I I could pay off my mortgage in 10 yrs. If I only do half extra it would take 15. So if double would be $1050 and half would be $850. Could I pay $850/mo and do an extra payment of $2400 annually to equal $1050/mo? Or is that not how it works?

Added (1). I bought a rental home 20 years ago. My sibling was a co-signer. But on the grant deed, it shows both of us as joint tenants. The property is located in California. If I remove my sibling's name off the grant deed now, my name will be the only one on the grant deed. Will the County reappraise the property and charge me much higher property tax? I have checks that I can prove that I'm the only person who pays for the mortgage, property tax, repairs, etc. In the past 20 years.
Added (2). On the IRS tax filing, I claim the property 100% all these years. So other than being on the deed of this house 20 years ago, my sibling had never done anything related to this house. Will the County consider this quit claim as a 50% sale of the property? Is there anything I can do so that when I take my sibling's name off the grant deed, the County will not reappraise the property and charge me higher property tax as if 50% of this house was sold?

Everyone has a better life than me?


First, I would like to say that telling me to appreciate how my life is because others are worse off is a bad idea. I am aware of that. But people don't look at things comparatively to make themselves feel better. If you win $100, your friend wins $10, and your other friend wins $1000, chances are you're going to be jealous of the $1000.

Back to me. People around me are always more confident than me. They have more friends than me, actual, close friends, and people like them. I have few friends, and those who are my friends aren't close ones. They'd rather be with others than be with me.

My family doesn't have a lot of money. Living in New York City, everyone around me, and I mean everyone, has an upper-middle class family, making at least $150,000 a year in household income, usually much more. Whereas my family can barely afford all the taxes, the house mortgage, and debt as it is.

My family is always fighting and arguing. My parents want a divorce, I know it, but we can't sustain ourselves with a divorce. They always fight, and they take their anger out me and my sister, who take our anger out on each other, making my parents more angry, etc.

I always see people with their friends buying food and stuff, or their vacation photos with their family and how loving and happy everyone is. And here I am, with few friends, unable to buy a decent lunch everyday, never having went on a vacation, and having a family full of discontent and discord.

We have sold out home and we are ready to exchange ready to move into our new home, our buyer came and measured white goods today and when I told him that it looked like we were close to moving day he told me that he was getting his first time buyers ISA sorted. Now after talking to my solicitor he said it should only take 24 hours. I now have serious concerns that our buyer is not ready with the deposit? Would he have needed to show evidence of a deposit at any stage be it to the mortgage lender or his solicitor? He didn t seem to have any excitement or enthusiasm with be close to completing after waiting 2 and a half months. (Maybe I m just too excited)

How does fire insurance work?


My fiance's parent's, my soon to be in-laws, had their has burned to the ground yesterday afternoon. They lost pretty much everything going back decades as well as heirlooms from passed relatives and every photo album that's important.

Bill, my father in law, has been paying fire insurance for 20 years. I'm not able to attend the paperwork session due to my job (with the insurance company), but generally speaking, what happens?

I've yet to experience home ownership but that will change soon, but that doesn't mean I know every single in and out thus far, which is why I'm here.

Is the house that burned down paid off?
Does insurance cover the cost of a new home of equal or lesser value?
Would their mortgage restart at the same price but with a new house?
What else happens with fire insurance?

My daughter has a USDA mortgage on her home that she got a year ago?


If I re-deed my house to her (to avoid probate if I die) could the USDA rescind her loan because she now owns, debt free, another property. I would remain living in the property and she would never live there and not take over the property until I die. I want to make sure that if she owned my home that it would not affect her current mortgage.

My property taxes are about 12000/= year. I'm escrowing the taxes with my mortgage company. Tax payment schedule is on June 1st and Sept 1st. Lets say I'm selling my house in July 31st. What will happen at closing in terms of Taxes and Escrow?

My mortgage loan officer told me to close 2 of my credit cards? - 1


He told me in order to qualify for the amount I am requesting I would need to close 2 of my cards that have a 0 balance but have a combined $9,000 limit.

I know closing accounts can hurt your score because you are then increasing your debt utilization and also lowering the age of your average open accounts.

Should I do this or would it hurt more than help?

Why is the down payment on a house so high?


I'm in the working of looking for me a place of my own since I know have a full time job and saving money. I'm not educated in this stuff so i have no clue about this. Now i'm looking at some houses around (I'm a 24 year old guy btw) town, some that are to buy i've found have some mortgages i can afford between ($250-$400) that can be done based on how much i make a month since i only get paid twice a month. But the down payment is outrages one house i found had a $241 dollar a month mortgage but a $20,000 down payment, like how can someone afford that? I mean like i have no where near that much. Most places around here have crappy houses and apartments. I'm looking for something nice but not fancy and in a decent neighborhood. How does any afford that? Call me whatever you want, but i'm just trying to understand all this because my parents have no clue, which sucks because i'm left in the dark in everything.

How to raise credit score in 6 months?


My husbands credit score was 530. He only had two bills on his credit to pay so we paid them and it raised his credit to 597. Good news i know. We also opened a secured credit card to have something on the credit and we are currently keeping it paid. What else can we do?! We really need his credit score high by January to get a mortgage loan.

My partner and i are going in for a house next year. He earns around £100k a year, and I earn around £30k.
His credit rating is basically perfect - over 900 and he has an existing mortgage for around 30k.
Mine is non existent at 300 (i had a lot of defaults in the past due to health problems and was signed off work)
i'm really worried I'm going to stop us from being able to get a house. :( how badly will this affect us? I'm trying everything to build up my score - and i haven't missed any payment in two years but its still looking crap.

Will my house be declined for an FHA loan?

My house has been up for sale about 6 months and we finally got our first offer, but the buyer is using an FHA loan. I'm very nervous that our house isn't going to pass the inspection because the house is over 100 years old. We have had an inspection done already when we put it on the market and it wasn't bad, but I'm wondering if an FHA inspector will be more critical?

There is brand new central heat and air in the house, but there are no vents going to the upstairs except to the bathroom, so there are 3 bedrooms that don't have heating vents (but the upstairs does tend to stay pretty warm). There are also two more bedrooms on the main floor. The windows are old wood framed windows, they all open, but are still old and drafty. The basement foundation is OK and the inspector said in his report that there was "evidence of water damage and slight bowing of the wall, but it looks like they are old problems that have all been corrected."

Any information or personal experience with FHA loans would be much appreciated!

What's needed to qualify for a mortgage?


So I just turned 19 years old. I have about 25k saved up and want to buy this house. I live in Portland Oregon, and this property has 2 houses on it. It's a heck of a deal. I want to buy it and rent them both out. It needs a little work, but it has a kitchen and bathroom that is "live able" so it qualifies for a loan. The house is listed for 166k. I have a credit score of 720, and I've been working about 35 hours a week at papa Murphies for 2 years now. Is it a long shot or could I get a mortgage on this house?

How to file income taxes for the land contract I sold but still hold a mortgage on?


I sold a house on a land contract early 2012 and now it comes time to file income taxes for the year. I still hold a mortgage on the house and am making payments, and the buyer is paying me for the land contract. His payments to me are slightly less (around $30/mo) than what I pay on the mortgage because the mortgage is a 15 year schedule and his payments prior to the balloon payment are on a 30 year schedule. According to the contract, he has full ownership except the deed is still filed in my name. I know I have to provide him with interest information for his income taxes, but how do I go about claiming this on my income taxes? Since my monthly payments on the mortgage are less than he pays me on the contract, can this somehow actually be claimed as a loss? What forms will I need, and how do I report all this to the IRS?

Predict this divorce settlement? Finances, assets, etc?


I am a 19 year old college student living in a very tough situation. I have known that my dad was emotionally abusive to me, my mother and my younger brother for as long as I remember. I don't want to give away too much info, so let's just say that he's gone to therapy funded by his workplace. He also completely berates me and my mom and makes us feel like his dogs. He's threatened to cut me and my mom off numerous times. He always claims that we are torturing him because we don't meet his every demand. That's how bad it is.
I'm probably an idiot for posting this on y.answers but I really need help.

Here's their situation:

-Married for 21 years
-Parents have a joint bank acct.
-Mortgage will be paid off on the house in two years or so. House is worth $500k
-Dad used to make ~$50k but got bumped up to about $180 - $200 k 10 years ago. Now, he makes $380k including bonus
-Mom went back to school in order to feel more accomplished. Her self confidence was really low due to my dad's emotional abuse. She now works part-time and makes $50k.
Her self confidence is still very low, at least in my opinion.
-Only debt is the mortgage and two cars. The loan left on the two cars is less than $20k.
-My dad has a huge 401k (I think above $900k) but my mom's is pretty measly in comparison.
-My dad also has a lot of money going around for investments. Not sure how much though.
-younger brother is 16 yrs old (still a dependent)
Added (1). If I were to estimate my dad's total net worth, I'd say that it's definitely coming close to the $2 mill. Range.

Given this info, what will the divorce settlement be like?

I know my mom is just staying with him to provide a stable family life for my younger brother. My younger brother has autism & he will have a harder time adjusting to changes compared to most 16 year olds.
However, my mom is really thinking about leaving him soon. The emotional abuse is getting too big for her to ignore.
Added (2). and yes, there is significant evidence showing the emotional abuse that he puts me & my mom through as well as his colleagues.
Added (3). He asked if I park my car in the assigned garage at college and I replied with, "I don't know" three times. I was under the assumption that he was asking me if I am going to park there next school year, as in fall 2016. I didn't know that he was asking me if I parked in the assigned garage CURRENTLY.

It was this instance that caused him to stop paying for my tuition because I'm "disrespectful"
Added (4). All the money my mom makes goes to me because my dad refuses to support me because I'm disrespectful. He only likes my younger brother because- I sincerely don't mean this in a rude way- he's autistic and simply listens to everything my dad says. He sits at home, studies, and acts like an 8 year old child with very limited free will. He has a car and a license but never leaves home for anything but school. That is why my dad likes him. My dad likes to control people.
Added (5). My brother is also on medication that controls his anger issues. Under the medication, he's very sedate and easy to control. It turns out that my brother is the ONLY person that my dad never has issues with.

I should also note that he's been married before and NEVER talks to his ex wife and two daughters.

What would you say is the basic yearly salary to have a good standard of life?


I know it depends on what you state as a good standard of life, but you know in general, nice car able to ensure a mortgage and to buy treats and go into shops that do more pricey things.

I m in the process of purchasing a home and I m aware that they say don t deposit large amounts of cash/checks into your bank account. What happened was a teenager rear ended my car and her mom didn t want to go thru insurance to fix because her daughter had just totalled a previous vehicle last month. So she has written me a check for over a thousand dollars to pay for the repairs to my vehicle. However I m scared that if I deposit it into my primary account they it will throw up a red flag and I d have to go through additional steps that I feel would be suspicious to them. So I was thinking I could just deposit it into another account that i told my loan originator about in which he didn t worry about including on the application because it had such a low amount of money in it. I m just paranoid and want this house really bad and don t want to mess it up.

Above Ground pool and FHA rules?


I am a first time home buyer and using an FHA loan to finance. The house I m buying is as-is and I have waived home inspection. (A family member who does inspection deemed the house in good condition).

However, there is a poorly maintained above ground swimming pool on the property. It looks like it could just need a new liner, but is currently empty. Will this have any affect on my FHA appraisal or inspection?

Can a single woman (no children) afford to live in a house alone?


I m 22. Going to be 23 in 2 weeks. I want to leave my abusive boyfriend, return to my home town and get a full time job again. There s a home (roughly $86,000 for a 4 bed 1 bath) and it has 1,484 square feet of property. Is it even possible for a single woman to afford a home rather than an apartment. The mortgage is roughly $280 a month… Does anyone have any experience being a single house owner? Is it easier when you re not with anyone?

Its a Working class job.
Its poor.
That's what kind of a job it is.

Its a No Skills, No Qualification job, where the people who work those jobs are treated liks sh!t, have no authority, are subservient to All levels of Management including the Foreman.
Are poorly paid.

And work in nasty, unsanitary, unsafe, unprofessional, hot, horrendous conditions.

You wont be middle class by working a
sh!t job like that.

I'm sorry.
That's how it is.

Middle class Jobs are the kinds of people that are behind the desk when you go to the bank and want to take out a mortgage, or buy stocks or bonds, or open an account or open a savings account.

The kinds of people that sell you a house.
The kinds of people that they call the "Manager" at an apartment complex.

The Kinds of people over at Blue Cross and Blue Shield, when you buy Insurance.

The people that are teaching your kids.

The people that are giving out Flu Vaccines.

That's middle Class.
