Failed to meet conditions on loan commitment letter, what happens to deposit?

I was in the process of buying a house, but it fell through. My mortgage broker issued me a commitment letter with the condition that I get a raise at work, which was going to happen, but unfortunately, the raise did not come through. The seller said they did not want to wait for me to come up with extra money so my Realtor suggested we sign a release before the extension deadline, which we are on the 2nd extension. Now the seller does not want to release my deposit because they moved out of the house and are paying both rent and a mortgage loan. Can they keep my deposit if I was unable to fulfill a condition on the loan commitment letter?

Will unemployment benefits ruin my chance for mortgage?

After working the same job for 10 years… Just found out that our contract at work is in limbo, locked up in the court system, and originally they had back up positions aligned for us in case we lost the contract. Now, SURPRISE, due to confusion amongst other departments in the company. Not everyone has positions being held.
I'm concerned I may be forced on unemployment until or contract gets renewed or I get hired for another position… Will this shatter our oppurtunity to by a new house now? Obviously unemployment cannot be considered a stable income.

When buying a home can I get extra money for repairs to the new house?

When we go looking for a new home, were renting now, and we find a home that needs like a new kitchen remodel or maybe a bathroom remodel, can we borrow extra money from the bank to do these repairs if it doesn't go over our total limit and have it added to our new mortgage?
And if so, what if we would like to borrow for say a new travel trailer/popup for camping and have it added to our new mortgage too?

Trying to get a home mortgage modification - do I stop paying my HOA fees?

I have been speaking with CitiMortgage and they told me they won't even consider a modification unless my mortgage payments are over 61 days late. I have been deferring other debt in order to make my mortgage payments. I am now going to start paying that debt (since it's accumulating interest), instead of making the mortgage payment so they can finally consider me for a modification. Here is my question:
Should I also stop paying my HOA fee? Will they need this to be late as well? Not sure how my HOA will react. I've heard stories of residents' cars being towed from their assigned parking spots, etc. Does anyone know anything about this?

Mortgage loan officer or personal banker?

I work as a personalbanker r right now making about 40k I recently was approached by a mortgage company that was very impressed with my salesmanship that they offered me a job. Now I don't have much mortgage knowledge but I will complete training. Is mortgage loan officer have more income potential? The mortgage company is Internet based so they get hundred of warm leads daily from lendingtree. Please give me advice!

How to do balance sheet and cash flow statement?

I know this is long but I would appreciate if anyone with accounting/finance knowledge could help out.

Your clients are a couple who are both 40 years old and have 2 kids. Don has an annual income of $90,000 ($2284.62 per fortnight after tax). Beth earns $40,000 per annum ($1200 per fortnight after tax). They are both contributing 4% of their income to a retirement plan.

They have cars worth $12,500 and $16,000 respectively. The interest rate on both is 13.95% with repayment over 5 years. They purchased a house for $555,000 with a 70% mortgage at 5.75% interest with a repayment period of 25 years. Council tax is $2880 per annum. They have credit card debt of $10,000. The minimum monthly repayment is $130 per fortnight at 18% interest.

Household expenses:
Food - $250 per week
Internet and phone - $125 per month
Cell phone - $80 per month
Toiletries - $60 per month
Children's after school care - $550 per month.

Petrol expenses are $200 per month. Car registration costs $312 per year for each car and each car requires 2 WAF per annum, which cost $60 each. Maintenance costs are $1200 per year for the 2 cars. Incidental expenses are $350 per fortnight. Insurance is $268 per fortnight.

They have $10,000 in savings and $15,000 in household possessions. Saving interest rate is 4%. The cars are worth 80% of their purchase price. Their retirement plan has a 5.5% return. In addition to their 4% contribution from their income, Don and Beth both receive 2% from their employers and $1000 each from the government for joining and $520 per year per account.

Construct a personal balance sheet and personal cash flow statement based on the information given. Cash flow statement is constructed on a fortnightly basis.

How to move house with negative equity?

I live in a 2 bed house with a loft room and owe 62000 mortgage 25 year 9 years into it and only on interest only. I want to sell but negative equity and only going for around 35000 mortgage lender wont allow me to negotiate shortfall. I want to rent privately and can ge some help with c tax and housing ben as only work pt. Council say to get this however i would have to intend to sell but cant advertise if valued at a price below mortgage. Shelter wont help as not threatened with homrlessness and council wont assist me as only 4 bed properties thy have are in undesireable areas. Potentially i may have to pay fir a house i wont be living in for 16 years and still have outstanding mortgage at the end. Cant rent ours out either as cannot afford landlord insurance or repairs. Our eldest son has learning difficulties and needs his own room and my wife is pregnant with our fifth child which was massive surprise. Sensible advice only please. I live in north east england.

Will getting financial aid affect my FHA Loan/Down Payment Asssitance program approval?

A little background: my husband and I live in Los Angeles county and are looking to buy a home. We make a good amount of money, combined, have good credit but do not have any money for a down payment. In California there are several programs through the FHA that will assist you with your down payment if approved.

I have been speaking with a lender for the last couple days who is helping me try to secure one of these down payment assistance loans. He has already told me that my credit is fine and has just sent me a list of things he needs for the next step of the approval process. One of things he is asking for is two months of bank statements. My bank statements are fine EXCEPT in the last two months I have received financial aid (direct loan) as I am a full-time student and only work part time.

I was thinking though. Would receiving this financial aid negatively affect my ability to be approved for the FHA down payment assistance program?

Any information/advice/tips would help.

Would a public record due to forclosure been deleted from my credit report?

Back in 2008 my parents signed a quit claim deed, giving me their home, but decided to keep the mortgage loan on their name because they were still going to live the property.

They fell behind on payments and the bank who holds the loan is making it hard for them to modify it, and now the case is in federal court and most likely will end up in foreclosure, a final judgment. The bank lawyers are including my name on that lawsuit claiming that I need to part of it because I am the sole owner of the property. I did not sign a promissory note, just the deed accepting the house, but there was a clause that stated that my parents will still be responsible for the loan.

If the foreclosure gets completed by a final judgment and it shows up on my credit report, could I dispute it stating the reasons mentioned above?

How to get a mortgage, ASAP?

My family and I are competing with time as we face being kicked out of our house due to the landlord deciding to take off with our money and didn t pay the mortgage. We have been through a great deal, including our mother suffering a near fatal heart attack and with bills and only 4 kids paying bills and trying to survive, we now need to move somewhere.

We don t have a huge "down payment" as we currently have a GoFundMe but with lack of support from our "family" and friends, it s not getting us far. We have a ticking clock and a great amount of stress built on us. We are only between the ages of 23-18 and if you have children that age, I don t think you d ever want them to have to worry about finding a roof to put over their head.

If anyone can find me help of any kind, that would be more than the help were getting now.

Say that you kept the mortgage on your current house through the Chapter 7, which was last year. All payments are up to date and a good credit card has been established to increase credit history and score. You plan to eventually sell the house in a year or less.

Probably will rent a house for a while afterwards. How long until I can get an actual mortgage again? Credit score of 700+ currently, just have the derogatory marks on my credit report, of course.

Added (1). Me and my husband are tyring to buy a manufactured home on 10 acres of land. We were just told that there could be a problem because they will not loan on a property where the land is worth more than 40% of the property.
Added (2). This property has an acre of grapes and several out buildings so it very well could be worth more than the home. The only reason we want the place is for the land. The home is a 9 year old 1350 sqft double wide with a poured foundation, everything works, it's very nice inside, new carpet, nothing needs fixed, has been very well taken care of, crawlspace and central heating and air conditioning 3 bedroom and 2 bathrooms. It needs to be worth $75,000 do you think it could be?
Added (3). Seriously, you understand what I am asking. The land cannot be worth more than the home, the land can only be worth 40% of the loan. So in this instance, the structure needs to be worth 75,000 or they will not loan on this property.
Added (4). The loan is only so much, the land can be worth a whole lot but the price of the home has to be worth a certain amount. Honestly the purchase price is a deal considering we are getting 10 acres. But we cannot qualify for the loan if the home part is not worth enough. So the land could be worth 75,000 itself but if our loan is lets say 100,000 and the home is only worth 50,000, that is 1/2 of the value of the loan and we would not qualify. The home has to be worth 60% of the loan.
Added (5). Well we want privacy is the main reason, second reason is for a Hobby farm. We cannot afford a house with 10 acres otherwise. We have a relator We were reassured it would go FHA, it was after we made a offer that our lender started asking this question. Utilities are cheap, it's on rural water just outside of a small town, has a septic tank and the people still live in it.

Should I sell my house to pay for the mortgage of another house?

My mother owns 2 properties, 1 of which is almost paid (under 50k). The other house however, is 500k but she has bad interest at 7% and is costing huge chunk monthly just to pay. Both will yield profit from selling, except the one almost paid has a higher yield, while the 500k one is valued a lot higher in the market for homes.

There is also an emotional value to the 500k since its my childhood home, but it's causing a burden to my mother just to pay. It's almost hard to just give up on it now. There were lots of renovations to it.

A buyer wishes to buy this home from her to relieve her burden since she realizes its worth a lot more in the market and can get a better interest rate for herself.

But I'm suggesting to my mom to sell the almost paid off home in order to pay 90% of the 500k mortgage home.

Is this a good suggestion? Any other options? She has bad credit and cannot refinance or find any other loan. Maybe paying that huge chunk off will improve her credit rather than selling it to someone?

Am I to continue to sleep with my husband?

Me and husband been having problems. So back in Sep of last year he moved out. Abruptly. I came home and th eonly thing he took was living rom tv and his clothes. He stated he needed time to see if the marriage is what he wants. We have 4 kids. Oldest 8, youngest is 1. So this abruptly leaving put me in a financial bind. But Im trying to recover as I have new bills to cover like electricity, cable, a little bit of mortgage. We been still sleeping together, but as time goes on Im seeing that he s the only one truly benefiting from this. How easy to come over and see your kids, get some and then go back to your own space. I know the bible say married people shouldnt withhold sexual pleasure from the other spouse, but am I to continue sleeping with him when nothing has changed, only gotten worst? Im up getting these kids ready for school in the am. He comes in the evening sees them for a couple of hours. I dont see the benefit, growth or hope. What do you think in regards to the bible?

When using a mortgage broker who verifies employment?

Out of curiosity, when using a broker would the broker and the lending insitiution both get a verbal verification of employment or just one of them? I ask because my job is notoriously bad at not releasing information. Even when someone was just trying to get into an apartment they took forever to verify that she was employed and she didn't get the place. I don't want this to delay my closing.

If it makes a difference, my boyfriend and I are applying together. I have a longer steady employment history (he graduated from college a year ago) but he makes twice as much- 100k vs my 50k a year. So I don't know if verifying his employment will be enough since his income is enough alone to qualify for the loan or if they'll want both. All the down payment/reserve money is in my account so it's not an option for him to apply alone.

Mortgage payment safe for us?

We are purchasing our second home. Our first home we purchased for $50,000. During this time we were able to save up some money and make some fixes on our home. We sold our house last week and living in a month to month rental right now. We found the house we really really like! Here is what ib want to know from a non biased source. Particularly if you work in finance. My husband and I have a combined income of 120,000 annually. That is $10,000 per month on pre tax income. After taxes we take home about $6,600/month. Give or take. Our only debt is our college loans which equal. About 975/month. And unfortunately our credit card we used for our wedding related expenses that we pay 100/month on. The rest of money has all going to savings to pay for large down payment. Anyway. The house we are looking at is listed at 280,000. We got them down to 270,000. We were approved for a loan of $500,000. Yikes! Bank estimated our monthly payments on this house to be about 1,800/month. We feel this is OK because it is about 18% of our pre tax income. Every expert suggests to stay around 28% of pretax income. Is this a reasonable price if we want to stay conservative?! The reason the monthly payments at so high is the taxes. It is on 10 acres of land with water front property. Are we being Conservative enough? My lender says YES! I'm worried bankers will say anything to get your money. Suggestions?

What would happen if her husband catches me in the act?

I got a call from my ex wife who I am still on friendly terms with that she had a problem and she needed my help. I was surprised to get her call as I had not talked to her in over a year. She said her current husband was going to be laid off from his job if he did not learn to use a computer system where he worked and that would be a financial disaster for them. They could not make the mortgage payments if he lost his job. They had priced computer training in their area and is was very expensive and they did not have the money for it.

She knew I was knowledgeable about computers and she wanted me to train him on credit. I told her I would do it for free. I cautioned her she MUST check this out with her husband. She called back a week later and told me her husband would not take the training from me even if it was free because it would make him feel like less of a man. I told her to call me back if he changed his mind sometime in the future.

Shortly thereafter she called me back and told me that since her husband had not met me he would not know what I looked like. She wants me to pretend to be someone else and train her husband and not tell him I am her ex husband.

I am really torn on what I should do. I do not want to see her suffer from a layoff but I don̢۪t want to deceive her husband EVEN IF IT IS FOR HIS OWN GOOD.

ADVICE Please on what is the right thing to do.

Is inherited proprty considered investment property?

My grandfather recently passes away and left his home to my uncle. My uncle does not want the home and has decided to sell it to me. He never occupied the home. We are trying to get an FHA loan, but it states:

"A family member purchases another family member's home as a principal residence. If the property is sold from one family member to another and is the seller's investment property, the maximum mortgage is the lesser of

The part I am wondering about is would this property be considered my uncle's investment property, although he never purchased it with the intent to profit? It was inherited by him.

How to get foreclose home owner away?

This girl, she must be doing a prostitute in her house as well as doing drug. She has been stop paying mortgage for 3 years or more now. Looking up the public court info, it has been foreclosed by court in 2011, why is she still in there and what can I do to push this lady out of my neighborhood? If you make 100,000 or more a year do you really have a better life, my ex-girlfriend work at a bank in the hospital she tells me most of the doctors have a negative balance or their overdraft that's crazy. So someone who's making lower income year might have a better stable financial outlook then someone who's making more a year.

Is my fha mortgage rate too high?

I am applying for a first time mortgage. My son is on SSI and we are using home choice for down payment assistance. This requires him to be a co- borrower and use his income $718 monthly and his credit of with he has none. My credit is 740 and my income including ot is $ 29,000 a year. We were quoted a unlocked rate of 5 % is this average for fha? The home we would purchase is $ 137000. My other "credit " oblgations are just a car loan of $171. (2 and 1/2 years into a 6 year loan ) and down payment assistance will provide $ 12500 seller would pay closing cost.

My husband wanted to continue living in his childhood house that had a $1200/mo mortgage. I HATED the house, it's dump, so, before we got married, 7 years ago, I told him we either buy the house next door for sale, or, I am leaving. We bought the house and it has a $2100/month mortgage. We kept the other house and rented it out. During the seven years, he was unemployed for 2 because he refused to get a job. I ended up supporting us both plus the second house while it sat empty for a while. I was furious. We could have been completely out of debt. He did finally get a job. Later, after we had money saved up and I thought we were in a good place for me to start my dream of owning my own business, I saw a storefront for rent in a great location for really cheap rent. I went and rented it. Well, the rental became empty. We decided to put in a new floor. It took him 8 months! Should have taken less than 1 month. He literally did nothing for weeks at a time. I finally started yelling at him to finish the job (while it sat empty, I ended up paying the mortgage on it, so, our savings went down the drain and so did my hopes to won a store, since I had no money anymore for it) He said he took so long to finish the floor because I yelled at him. Just today, he said I am dragging him down, that should never have rented the store and never have bought this house, and all our financial problems are my fault. Seriously? I gave him thousands when he was unemployed to save both houses.
Added (1). when he refused to get a job. I also had money saved for the store, but, he took months putting the floor in, in meantime, I was paying for the mortgage on an empty house!
Added (2). That's my side of the story. His side of the story is, we should have stayed at the other house, I should have never rented the store, we would have lots of money saved and no headaches, so, I am the one dragging him down.
What do you think? Am I really dragging him down?
(Also, I work full time and make 2x as much as he does because he refuses to try and look for a better job, he is under payed) and, all he wants to do is go to his garage and drink beer with friends all the time.
Added (3). I am seriously trying to be objective, and see what everyone else thinks. Who is dragging who down?

So I got approved for a house?

I'm going to be 25 soon and really want a house. I'm on college work at a hospital. If I buy a house my mortgage would be less than my rent. I don't know what to do because everyone is saying no but its something I really want. I feel like I'm ready but not sure.

What are the ways that made it easy for you to transition from military to civilian life?

My husband and I have spent most of our adult lives in the military. It's been so ingrained in us, that we often forget that we were civilians before the military. Now that we're about to retire, we find that it's not going to be easy for us to adjust to civilian life. We start terminal leave 1 April 2015, and we officially retire 1 June 2015.

This is what we've done so far:
* Sold our homes (that we're willed/gifted to me)
* Sold our extra vehicles, toys, and camper
* Scaled back our possessions/lifestyle
* Saved most of our money for the past 5 years
* Obtained our bachelors degrees last Dec (him: Business/Finance. Me: Dietetics).
* Paid off all of our debts.
* Started looking at mortgages, and homes in our home state (Nebraska).
* Started the VA disability claim process
* Went through TAP class
* Obtained medical/dental/school records for our children
* Cancelled all of our paid television and Netflix

If you can give me anymore tips on how to make this easier, please let me know.

Do we all eventually have to live life as set out by the system?

As I am coming to a crossroads in my life and about to leave University, I wonder, like everyone else, what I'm going to do next. However, I feel that there must be more out there than slaving away in a job set up by the system, for the system. I guess my question relates to travel, experience and enjoyment of life and all it's natural beauty. If you know of any better lifestyles than work all week, shop on the weekend, lose half our money for taxes, and then die. Please let me know! I don't want to be trapped by a full time job, a mortgage etc, but I need some other options before I spend my savings how everyone's been wrongly told to do for so many generations?

How much does home owners insurance cost?

Me and my husband are looking at buying a home. We have been pre approved for an FHA loan and made an offer on a house. They made a counter offer of 125,000 and I am trying to figure out how much our payments would be including insurance and PMI. If it makes any difference it is a double wide mobile home on 10 acres, it does have a foundation. The loan itself would be for 118,000 and taxes are about $670 a year

How to finance second home that I would owner occupy and is 20 miles from first mortgage home?

I rented out my first home and I am saving up for a second home. I read a lot about lenders either wanted the second home to be 80 miles away or to be much larger. I want to keep my first house as my investment property. What are my loan options as conventional 97 and fha dont apply to me i dont think.

How many mortgage can i get to buy as many houses as i can?

the idea here is that i buy houses using banks money and rent the houses and pay the mortgage monthly payments from the rent? Do you think this is a good plan?
Added (1). Also can I get as many mortgage for every house/apt i buy? Or you only have the right for a single house and the house cannot be rented?

Paid 20% down and took out a five-year mortgage for the balance of the $265,000 price of a home?

After deducting interest, monthly payments toward the principle balance owed on the mortgage was reduced by $2,000.00 each year. If were to sell, it would sell for $215,000. What is the equity in the house?

Is it a good idea to buy a house on a mortgage?

I am wondering if it would be better to buy a house when you have the full amount and buy it by paying fully for it? Or keep your cash and buy the house through a loan?
The reason is that if you buy it through a mortgage you may still keep your cash to use it in case of emergency or you can use it to have other projects. Also because of inflation reasons the interest rates of 4% shouldn't it be fair to compensate for the inflation? By the time the house is fully paid its cost should be the same of the total of the mortgage or even more?
Please your thoughts and discussions and suggestions are important to me to help me decide whether to get a mortgage and get me a house in houston.

Worried about getting a second mortgage? Is this going to be possible?

Ok so here is all the information:
They say no good deed goes unpunished right? Well I currently hold a joint mortgage with my father. Back in 2007, I helped him out because of his credit so I am the primary and he is the co-signer. Although, he has made 100% of the loan payments. If I can show documentation that my father has paid this mortgage for more than twelve months, will this be deducted towards my debt to income ratio? I have lived with him but am finally looking to buy another home in a different state in the next couple of months and without this loan debt I will certainly be eligible to get a house of my own. Any advice would be amazing. I have a credit score in the 740's, make $50,000 a year, and will be putting up to 50% down payment. The price range of homes I am looking at are well under $200,000.

How to get a house signed under my name?

My mom passed away and now the house is under my dad (he's still paying the mortgage). I currently don't have a job at the moment but is it possible to have him sign over the house to me but still pay for the mortgage until I can take over the payments?

How to get the inflation rate be included in the mortgage payment?

As we all know when we are doing mortgage for houses, making payment in the beginning will contribute very little to the principle and a lot to the interest, and the other way arround at the end of the loan period. Though if I assume inflation rate stay the same (i.e. 4% per year) so as the interest rate (i.e. 4% per year), I was actually paying a lot more on the interest, cause the same amount of money worth more now then the future. So how can I put in the inflation rate to the mortgage payment?

Should I pay for negative escrow or pay off credit card?

Or even refinance our mortgage? If I pay off our credit card, we'll have $80 extra/mth.
If I don't pay off our escrow balance, we'll have to pay $200 more per month for our mortgage payment. We might be able to borrow the amount of the negative escrow balance with a refinance and save quite a bit on our mortgage payment. What's your advice?
