When shopping for a home loan, should I ask each lender for a pre-qualification or pre-approval for their rates and best faith estimate?

I have 4 lenders I would like to compare. I know it's best to do some with in a 14 day period so my credit takes it as 1 inquiry for a first time mortgage. I'm confused if I need to ask for an pre-qualification or pre-approval from each lender. If I receive a pre-qualification would that show the rates I qualify for, fees, and terms of the loan?

I'm relocating and don't need a pre-approval until January. I reached out to the lenders provided through my relocation company asking for an estimate with out pulling my credit. Only one person seemed helpful. I'm assuming I need to reach out again a week or so before I plan on looking for houses. Any thoughts on the shopping for a home mortgage?

Currently I have Wells Fargo, Quicken Loans, and Bank Rate. May try USAA. I will be moving to Denver, Colorado.

My girlfriend wants to rent apartment before we buy a house what do you think? Read details?

So me and my girlfriend have been together 2 and a half years she's the love of my life and i plan on marrying her soon. We're both 25 and really want to move out soon which I know is a huge responsibility. The thing is she wants to get an apartment first which I understand because she's afraid to jump in the commitment of buying a house, the only thing is I'll be paying the rent being she doesn't make that good of money compared to me and for the money I'm paying in rent I could spend a couple more dollars and have a mortgage. I don't know if it seems selfish to say well I want to buy a house you're either in or out but I rather not waste my time with renting where the money's not really going anywhere if I could own my own house. I was just wondering what a polite way to go about having this conversation with her is and if I'm right or wrong any help would be appreciated!

Fire at neighbors caused damage to home. Brother is not paying mortgage, yet he filed claim, and contractor has now completed work. Brother also had work completed that was not related to fire. Check went to a different sibling. There's no administrator and no will. Will hire probate atty in next 2 weeks, hopefully.

Mortgage in clear to close?

I'm finally in "clear to close" on my house. I've been living in this house for years and finally purchasing. It has been a hard process as I'm using a VA loan, an old house, and have questionable credit. I've had to fix my credit, get two appraisals (which I had to repaint the entire house as well as re-floor many rooms), and get two pest inspections. I've I've tried to be very careful, but recently had to use a credit card that was at a 0 balance. It was only $400 but already paid it off. The $0 balance hasn't showed on the credit report yet. The mortgage company emailed me saying congrats and they will have the close date soon. I'm reading that they re-check the credit before "clear to close" and other places it says they won't rerun until "close". So would I be "clear to close" if they still need to check my credit? I'm just VERY concerned that something could go terribly wrong at this point.

Final credit check for mortgage?

I'm currently at the end process of buying a home. It has been a process since it is a VA loan (3 months). I got an email yesterday saying Approved with Conditions. The condition was a final pest inspection which I submitted up. Now I'm just waiting for the survey to be completed which is requested through the title and not loan. My mortgage broker says once the survey has been cleared we will clear to close. My question is will my credit be run again or was that done with the "final approval" or will that be done in the "clear to close"? I'm very nervous because we used a credit card for an emergency but has since been paid off, although it is still appearing on the credit report.

My old job hours reduced to 20 hours per week and at the time I struggled to find another job. I lived out with my means by using credit cards. When one card maxed out I got another and another and in total I have had 3 credit cards with a total of £5000 debt for the last 4 years. I have been paying minimum payments over those 4 years, however, I ended up with severe depression and decided to leave that job. Didn't think I had much to lose in the end. I'm currently looking for work but having to put my credit cards on default due to my current unemployment basis. I now have a bad credit rating for who knows how many years. I always wanted to be able to get back into work and hopefully take out a mortgage one day. Is that over for me now?

I have all debts paid (mortgages etc.) and already have saved money for the future, and my kids college.

I was thinking of buying my dream car, an Aston Martin DB9. It's a couple years old, and in perfect condition.

Selling house, got an offer.need options please!

I'm selling my house, it's been on the market for almost 3 months now. 15 families have looked at it and only received one offer. My house is listed at 121,500, coming down from 129,900. The offer I got was 113,000 but they were willing to come up to 116,000. The house I Really want is $79,000. With me taking the 116,000 offer, I will only be making a few thousand dollars, which will be used to remodel the new house. But I'm meeting my goals of getting this house I want, downsizing, and cutting my mortgage by $313. I feel my house is absolutely worth more than 116,000 but I really want to meet my goals, without feeling like I'm just giving my house away. I feel conflicted and would like some options on what I should do! I'm ready to move, I want this new house, and making a profit is not my main goal, but again, I don't want to feel like I'm giving my house away. Thanks!

What type of property should I purchase for my first property?

Hello all,

I'm about a year away from purchasing my first property and I need your help!

I'll have about $40k to work with and I'm unsure which direction I want to go with it. I have been reading many success stories on condo's, single family homes, duplex/multi family, etc. I'd like to gather a few opinions on which is the best route to go for the short term and long term financially. I will definitely consider this as an investment since I would most likely not reside there forever.

I guess I'm looking for more success stories/tips on what type of property I should consider. If anyone has any "if I could do it all over I would…" type of response that would be awesome!

I'm single 24 years old with no debt or other mortgage/rents or debts.

Why would a real estate agent not list the property as SOLD in MLS?

Bought a house put 10k down, sold mine bridged for 30 days. All is fine.bank comes back saying I need to ask for an extension because since the property is listed as not sold on MLS, they can't process my mortgage port/bridging. What reasons would an agent have for not changing the listing status. Does this kind of slip up happen? Could it be innocent or should I be having my lawyer look into it? his credit score is good 718. The problem will be his annual income and debt
he owes $54,257 on the mortgage, which it doesn't appear on his credit score because the house is not under his name, we made a purchase contract with another person that is financing the house to us and pay that person $655.60 a month
he makes 32,000 a year and has a debt of 24,000 on his credit report
he has 2 auto loans and 1 credit card
the montly payments are $229 for a jetta and $297 for a Passat, $25 minimum credit card payment with a credit limit of $1,750 and a balance of $65. Could my dad qualify for a 15 year mortgage based on his income to debt ratio? Or not

But the mortgage company still wants us to come in so they can evaluate our finances… Which is actually in a better spot than when we bought the house. Can they foreclose if they feel we can't afford it even though we can?

Other countries during WWII had much higher debt to GDP ratios without being on the verge of economic collapse. In fact, several countries spent a lot after WWII making the debt even larger.

Installment loan vs Credit Card debt prior to a mortgage loan?

Hopefully my terms are correct in the title. I'm looking at getting a lower interest personal loan to pay off some credit card debt (loan will be lower interest than credit card) and I wondered if it would affect anything if I do it a few months prior to apply for a house loan? I just don't want it to have any harmful effects. Loan in the range of $8000, only other debt I have will be an auto loan around $5000.

I was talking to my uncle, and he gave me some advice that stuck with me,

"Don't spend your money on temporary things." I mentioned that I have stocks, he didn't really elaborate.

So I have investments in several companies. And I'd like to buy a house, but the market here in L.A. Seems ri-diculous. I could probably get a mortgage on a fridge box around here.

So, what are some things other than stocks or real estate, that aren't "temporary" things, that are solid to put your money into?

401(k) or IRA for young retiree with pension. Any good options?

I recently retired at a very young age with a pension. I own my own house so I don't pay rent or mortgage. I have my bills set up for auto pay. And after buying all the necessities of life and a modest amount of leisure spending I'm left with about $1000 a month in disposable income. Is it worth it to set up a retirement account for later down the road, and if so what is the best option? Since I don't have an employer there would be no scenario for account matching. Or should I just drop money in a discount brokerage and invest in stocks directly on a whim. Because of my situation I do have a high tolerance for risk.

Is it possible to buy a home with 25k?

Recently my father signed over a property to me because it was in bad shape and he couldn't care for it anymore. Initially I had plans of fixing it up and moving in so I hired a few people to come take a look. I got multiple free estimes will all the same bad news. Needed a complete remodel from the leaking roof all the way down to the rotted trusses underneath the home. I was told my best option was to sell the house because I did not have to money for repairs. Anyways, I sold the house for 30k and as happy as I'm to have the money I'm also a little upset because I had hopes that I would finally have a home and now that I look at the prices of homes in my area I realize I don't actually have enough. I live in Pensacola Florida and this is a vacation town so all the houses here are ridiculously high. I don't want a mortgage, because as my grand father used to say, "making payments is great until it isn't. What if something happens" and by that he means if I were to get in an accident where I can't work anymore then I wouldn't be able to work and pay the mortgage. Does anyone have any advice?

Why do people buy home in hurricane zones?

Buying a house and taking out a mortgage makes no sense when there's a major hurricane every 4-5 years. Why don't you guys RENT?

How difficult will it be to buy the vacant lot next door?

So I'm in the process of buying this home in Centralia, Washington. The home I'm buying is on a small lot on a hill and parking in front of the home is very limited.

If you go slightly up the road, there's a driveway through the vacant lot to another parking area for the home.

I'm just wondering how I would go about purchasing this lot in the future if I decided to?

Would it increase the homes value?

Could I make the two properties one property?

Would I be able to add it to my mortgage? I read that somewhere…

The assessed value is $28,000 and the owner is Dmjg Enterprises Llc. Not a lot of info on that company on Google. How difficult will it be to buy the vacant lot next door - 1

What basically happens in the USA if one gets fired from an at will contract, has monthly bills to pay and can't immediately get a new job?

We have job security and protection in Netherlands, and a comprehensive social security system that the government pays the interest on the mortgage and monthly cash payments of up to half your monthly salary until you get a new job.

In the USA however, would the local Starbucks Coffee be for most people the first port of call, and putting on the green Barista apron behind the counter (not that there's anything wrong with that) to help tide them over until they get another job?

Statutory Maternity Leave and Kit Days?

I'm currently on maternity leave but not being paid by my company as I wasn t employed with them long enough prior to falling pregnant therefore I'm receiveing statutory pay from job centre.

I'm due to return to work in May 2018 and last week I attended a return to work interview to request a change/flexible working hour as I will require to reduce my hours from full time to part time. This request was declined today via letter and I was told I can only return full time and I'm unable to request another flexible working pattern for another 12 months.

Therefore I feel my only option will be to find a part time role elsewhere and leave this company but I was hoping to do some KIT days before I confirm to them I won't be returning at all. I know the idea of these KiT days are to keep me in touch with changes to work systems and etc but does anyone know if I do the KiT days am I then required to return to the company or can I just make my excuses afterwards and hand my notice in. It's more so I can get some money as we all know maternity pay is shocking and dosnt pay a mortgage but I don't want to be in a situation where if I did KiT days and then they say I have to pay them back its not worth it.

To cancel a friend trip

A few months ago I volunteered to go on a 24 hour drive time road trip with a best friend who I don't get a lot of time with. We also invited another friend along who will fly back with me. I've been excited until now that it's closer and I have a lot on my plate. I'm going back to a different job an hour away full time that week while working overtime, trying to move into my first home all while affording my mortgage and bills which is all new for me. I'm overwhelmed and worried that I'm stretching myself to thin with trying to move, work crazy hours, and with learning a new budget and affording my new home. I would feel horrible cancelling on friends. While I'm sure they would understand, I don't want to miss out on quality time or have them upset with me. I've been tempted to suck it up and try to have the fun but I have to be considerate of my fiancé and our budget (saving for wedding this year too!). What should I do?

Need unbiased advice on partners tightness with his inheritance?

We've been together 6 years not married and have three year old son. He has always been tight but have put up with it. Even laughed it off until now. He's recently inherited £25000 from his relative, I asked if he could put £2000 into my account to help me out and get me out of overdraft at least. He said no because I would spend it? He has no reason to think I would waste it as I'm careful with our money normally. We do not have a joint account as he wants to keep our money separate. I work 28 hours a week but still struggle with the money I earn as I'm responsible for food and clothes buying etc while his earnings pay mortgage. I'm deeply upset and feel this is an unnacceptable level of tightness but I need to know that I'm not being unreasonable in requesting £2000 of his 25000 inheritance, considering it will just help my bank balance become more healthy as I'm currently in my overdraft while he has thousands in his account.

What is the purpose of appraisal to home mortgage refinance?

We brought our first house in Feb this year and later we got some offer about refinance. We're interested in it as it lower our monthly payment. However, what is the purpose of appraisal? We made a lot of improvement and convert the house from 1 bed 1 bath to 3 bed 1 bath and I think the value will be higher than the estimated market value shown online. How would this affect the refinance?

How can I get a mortgage lender to release a lien on a property if the lender has bankrupt and no longer exists?

I'm trying to get a home equity loan, but the credit union tells me there's some old lien on my house. The loans on my house have been paid off for years. But apparently, the loan company sold my loan to another lender and the servicing agent tells me that lender never sent a release?

The lender is now bankrupt (since 2011) and all attempts to contact have failed. The loan was sold multiple times, but I have paid this loan in full years ago. Surely there has to be a way I can fill out a form or make a request that this lien be removed, the lender no longer exists! I live in NC, so any help anyone can provide would be greatly appreciated. Not sure if each state has different laws/process.

I also don't understand why, considering I have proof that this loan is paid, and the lender is non-existent, why isn't this being ignored? What is the process to clean this up? I have waited over a month and the servicing agent continue to tells me they are "working on it", if I can't get in contact with this lender, then how can they. I can't afford to sit around and wait a year for someone to send me a simple release form. I bet if the city wanted this house, it would be cleaned up next day. Help!

What is Child support supposed to cover?

A link on google says it pays for basic needs like housing, food, and clothing. My boyfriend is paying child support every month and never missed it. But he also pays half of the mortgage for the house his ex and the kid live in. Only because he and his ex reached the agreement when they separated that he would still pay the half of the mortgage because that's what the court told him to keep doing if he wants the half of the built-up equity in the end. Now I don't know why he opted to do that esp when he wouldn't get that much money from the sale anyways. And he just wanna use the money for his kid so he should have just made her buy him out and keep his share until his kids needs in the future.

Anyway the agreement supposedly says he only does that until the kid turns 18, which is in few months. He will keep paying the child support until the kid graduates HS next year and anything else he needs. Even after that he and I will help his kid whatever we can.

My question is if he stops paying the mortgage, his ex won't be able to say (legally speaking) that he doesn't wanna pay for the house his kid lives in?
Added (1). To add: his kid is on his insurance so he pays for the kid's medical too.

Online credit card application declined?

Hello, I have been declined a credit card online with Santander and I'm not sure why. I have never been in debt, never had mortgage or a loan, never declared bankrupt, my gross income is over 7500 a year. So I can't see why I would be declined, granted in the last couple months I have spent a bit as I have been on holiday and prepaid for my next, but this is the first time I have basically had more money come out of my account than went in. I only wanted one to build a credit rating and now don't know what to do as I could do with one. Any advice would be great, thanks in advanced.

How do I apply for a credit card?

So I guess I'll explain my question. I'm fresh out of college, just started a full-time job, and am currently trying to apply for my first credit card.

I have never done so before, because everyone said it was a terrible mistake to make. But, I'm very much responsible, and would someday like to own my own home, so I figured getting a credit card and keeping an excellent credit score would look good.

Now, my issue is, I'm currently trying to apply for a credit card, and it is asking me if I own or rent, and if so, how much I spend on a mortgage or rent.

My issue is… I live with my friend who owns his own condo, and we split the bills/condo fees/etc. Since the condo is not under my ownership, I'm certain selecting 'own' is not right. And technically I'm not renting either, so I don't think that option is valid.

What am I supposed to do for this part of the credit card application? There are no other options to select, it only lets me choose rent or own.

What would you do in this career changing situation?

I have worked for this company of mine for 11 years on and off. Last year in 2016, I finished up as a contractor for my company in March 2016. The next thing is I collected unemployment until Aug. 2016. I ended up substitute teaching making very little money, and getting hired at the end of the year as an employee for the same company I'm at now.

I just finished all my classes in 2017 for the teaching certification accept All I have left is demonstration teaching for 3 months where I can't work because I'm teaching 40 hrs a week plus I have a child to take care of in the evening. I'm 42 years old, I really want to finish this degree, and I currently work in a new job for the last 6 months where the manager has been a total micromanager and the job is stressful because of the attitudes I'm dealing with. This has got to be the worst job I've had at this company in the last 11 years.

My estimated time for "demonstration teaching" for my MA in Social Studies teaching is for Spring 2018. I have about $20K saved at this time and hopefully I can do it but then again I won't have a job when I get out. I do have a mortgage, and have to take care of a child.

I wonder if there's a the possibility to ask a workplace for leave with no pay for 3 months and use the 5 weeks' vacation that I have. But then it might be up to the supervisor at this point which could post a problem because he is a jerk, and might not allow it and I might have to quit.

Someone I know lost their home due to flood and had no flood insurance what do they do now?

They lost all their home furnishings and irreplaceables and have not much else in savings because they used most of what they saved for the down payment on their home.

They also now have a mortgage but no home to back it up.

They were so desperate they almost decided to set fire to their house so they could collect on their homeowners insurance policy that doesn't cover flood insurance

Divorce - Ex domestic partner living in the house with his kid. What happens after he turns 18? California?

This is about someone I know. He's been paying child support and partial mortgage for the house his Ex and their kid live in. He could have opted to not pay the mortgage when they split but he wanted to keep paying to get the half of the house. They didn't use a lawyer. They just went to a court and mutually agreed that he would pay child support (by law) and half of for the mortgage (voluntarily) Their kid will most likely move out next year for college. This guy will of course pay for half of whatever his son will need while he's in college but he wants the money to come out of his share when the house is sold. Most likely his ex is not planning on selling the house when their kid turns 18. How can he get his share if the Ex still wants to live in the house?

Girlfriend choose to buy a different house?

My girlfriend saw a house online she liked a lot. Its out of state where her family lives. Her dad, and here went to go look at it, and she didn't want it anymore. It kinda upset me, because we been talking about getting married, and I liked the house too. It was a foreclosure as is, but was only 15,000. 4 bedrooms 2 bathrooms with a basement.

She saw a different house for 50,000. 2 bedrooms 1 1/2 Beth and she ended up getting that house. She said she choose it because she didn't want a mortgage start out with because things regardless will need to be fixed.

She said she choose to get this one because someone owns it, (old couple)
She said everything is out dated, and mostly from the 70s. She said They had all new electrical work, updated the Plumbing, windows, and roof in the last 5 years. She said. They also had a new hot water thank as well. But the house has orange carpet, the whole house is basically paneling.

She said she didn't want the other one because it needed work inside and out. It needed everything from new electrical work to a new roof. She said the wood around the windows looked like it was rotting pretty bad. She didn't think it was worth it, and believe it take more then 50,000 to fix it up.

I dissageee with her Espicslly She got the house for cheaper then 15,000 it be worth it.
Both homes are pretty old, and built in 1910
But it in the old part of town, but schools are good, and her family is all 5-15 mins away. Its Her first house.

Refinancing Seller Financing, where to begin?

I purchased a home on a seller agreement because the home had been vandalized (copper pipes stolen) and needed repair to qualify for a regular mortgage.
I'd been trying for a renovation mortgage but was having trouble obtaining a required private road maintenance agreement. The seller agreed to finance so I could repair the water to get a regular mortgage.
The house still has problems, bad roof, lots of exposed studs, etc. I'll need to borrow money to fix those things.
What are my options regarding refinancing?

Santander credit cards?

Hello, I'm someone who has never had a credit card and don't really understand them. Basically I want one that does not charge interest on my purchases and want one so that I can pay off my purchases As soon as possible when the bill comes through, just so I can build a credit rating for future mortgages etc, does anyone have any advice? My credit score has not moved for a year still 590 range and I've taken out credit cards and have made timely payments but nothing

I have two bills in collections. Which are old and can't do nothing about.
I don't have a mortgage, or car loan so I heard that's why it hasn't gotten up.
But I do have student loans and credit cards like about 4 all with like a 700 dollar credit limit with high interest rates obviously but I make on time payments on them and use them many times monthly for stuff like gas and products and I pay it back always on time and more than the minimum amount due. Still a year later my credit score does not increase. Why?

Really bad credit. Got a ccj for not paying council tax. Got a wage arrestment aswell. Was really bad when I was young and now living to regret it. Got a lot of payday loans that I never paid back went wild for a few years and now longing with the consequences.

Say someone defaults on the mortgage for their home. Should they get the house foreclosed, or file for chapter 7 bankruptcy? Because when I was a kid this happened to me and I remember we filed for bankruptcy during the 2008 crisis but I'm wondering why we did this rather than getting the house foreclosed. I think we're going to get denied a mortgage? Can we try another lender without doing a new apprasal?

We got information from our loan officer that the underwriter is not going to consider my husbands monthly overtime and 2nd shift differential pay for the anual income and but i don't understand that if that was the case than why did we get aprove already for the preapproval just to get denied i'm so piss I blame it on the loan officer for it, and now i was wondering if all lender is like that or can we try with a different lender and might get approve with his monthly overtime that he always have mandotory overtime and can the 2nd lender still charge for a different apprasal or can we use the infomation from the same one. Thanks i'm so angry and stress right now…

Do I get my security deposit back?

i'm current renting a home and my landlord is seeking it. Am I untitled to my security deposit back? There has been no damage done to the home. The ceiling has a bit of a problem but that is bc of piping problem which the landlords have to take care of. They are selling the home bc they haven't been paying the mortgage and are forced to sell it. I have a feimg that they don't have it but if I have to move I must have that security deposit back.

How quick can closing on a home be if I'm paying cash and waiving due diligence

Family is moving to ohio, wife and two kids first and then myself. I've saved up enough money to pay cash for a home. I do not want a mortgage. Also plan to send my wife with enough money to cover her and the kids bills, gas groceries daycare and all of that for at least 6 months.
Only want to do termite inspection and whatever else is mandatory for the county. Moving to Youngstown, Ohio btw.
I just want to know how fast can closing on a house that I'm paying for cash would be?

I want to buy a house?

I'm currently 17 and just enlisted in the Army with a 4 year contract. My girlfriend also did the same, and my best friend (24) of a few years has been saving money for years, and will do so while I'm gone. Doing the math, we would make enough money all together to buy a decent priced two-bedroom home somewhere in the country. My question is: what is the catch? I never understood "mortgages"… If we pay 90,000 hands down, do we pay anything more (apart from utilities) or do we finally just own the house? The question may seem stupid, but I've been unable to get a good answer from anybody.
