Cash Down Payment Gifting Dilemma-Help! (FHA)?


Back Story:
So, my fiancé and I are in the process of closing on a new house. Long story short, the appraiser was from basically the next state over and didn't do a very good job on the appraisal. The contracted price (this is a spec home from a builder) is 186000, and he appraised for 179000. We are still waiting to hear from builder whether he will come down on price or if we need to come up with the cash. (this home is worth it to us)-My fiancé is not actually on the loan-just me, because she was a victim of identity theft this year and her credit went down due to fraud and we're in the process of disputing cases and all that so it's just me on the loan, which is no problem. The issue here, is we are getting married this year and do not just have an extra 7000 lying around. Here's my situation:
My fiancees parents have offered to cover the 7000 IF it comes down to us needing that. Since we are so far into the approval process-since my fiancé is not directly on the loan, can her parents transfer the money to her separate savings account from mine (2 diff. Banks) and then can she be the one to gift the money to me? Or should they directly write a check to me? We would prefer we do the transfer to her account, since we live in a different state than them and then just say its my fiancé gifting the money to me-but just want to know ahead if this will cause problems with the lender.

Can I buy a house then sell it a year later?


I am a college student and I was wondering if I can buy a house and rent the other rooms to my friends. That would take care of the monthly mortgage utilities etc. Could I then sell it when I'm ready to relocate?
Also possibly making $ in the process when I sell it?

Our house price has increased considerably in 2.5yrs?


Hi firstly thanks for taking the time to read my question. My partner and I bought a run down property 2.5 yrs ago for a great price of £70'000 we.ve done a huge amount to it and just had a few agents out to give us a valuation we were very shocked to hear them say we should be able to sell fairly easily for around £130'0000 due to it being badly advertised when we bought it, the state it was in and the slump in the market plus the fact the vendors had moved abroard and needed a fast sale we got a great deal on it and as first time buyers then we didnt quite realise how lucky we were. But my question is what does the increase in value really mean for us? Does it infact make any difference unless we decide to sell? I have no experience with how mortgages work and it all confuses me does anyone have an easy way to explain what our options would be? My other half tries to tell me but he confuses me even more. Better to pay off credit card debt or pay cash on a car?


I currently have about 6000 in credit card debt. Which I pay about 200 in minimum fees a month on. Only the minimum. Always pay on time never late. Have mortgage on time never late. So overall credit is not bad. I need a newer car. I figure i can get at least 7000 if i sell both of my cars. Would it be better to use cash from selling my cars on paying off debt on credit cards and than buying a newer car on a loan? Or continue to pay minimum on credit cards and take out loan to get a new car? Figuring loan payments will be about 200 a month.

How to adults pay bills and what do you pay every month?


Im asking because my parents are wanting me to get on with my life when I turn 18. I'm 15 now and my sister has been staying with us and she's almost 21 and she hasn't tried getting a job at all and she never paid for her car my dad bought her or for her cell phone and she hasn't done anything. They don't want me to end up like her sitting on the couch all day long and sleeping all day so I've been trying to get a job and stuff to save up for a house and my dad said hell buy me a car when im 16 (like he did for my sister) and he said if I keep my job I can keep the car. So im trying to get a job but I don't know how bills work as im only 15 about to turn 16 and I don't know anything about it and im wanting to learn how to pay bills so when I know how to when I get out of the house with a new house. I don't know how it really works and we haven't learned it in middle school so what do you have to pay like a month? Water, electric, food, gas stuff for your car cell phone mortgage I looked up what a mortgage is but I don't know really how that works either so can someone tell me how I can do that stuff and what to pay?

The house I'm renting is in foreclosure. What are my rights?


My family and I moved into our house (rental) in October 2012, located in Washington state. The owner signed us up to a 6-month lease, with an option to buy and he said he would make us a "great offer" if we chose to do that. So we moved in and two weeks later a man knocked on the door. He was a small time handyman type that was hired by such and such bank to make repairs to the house and get it ready to sell. Excuse me? He was obviously very surprised to see the place had occupants. He informed me that the house is in foreclosure and that he was told the house was vacant. I became very suspicious and wasn't sure what was going on. He asked if he could come in and take pictures, so that he could show the company that hired him that the house was occupied. I told him he could take what pictures he could outside the house, but he's NOT coming in. I told him that I didn't know about any foreclosure and that he needed to talk to the owner, who lives right across the street. He comes back and says there was no one home, but that they have a package on their doorstep in an envelope that he recognized as "loan modification" application paperwork. He tried to clarify for me and his undertone insinuated that I was in deep crap and might need to move my family unexpectedly. I immediately contacted the owner and demanded an explanation. He was his usual calm, relaxed and cheery self and insisted that I have nothing to worry about. He said the previous tenant was not paying him rent and skipped out on the lease and that's how the owner got behind on payments. He insisted the loan would be modified and that everything would be fine and I took his word for it.

Fast forward 8 months and I get a letter taped to my front door from this same lender (banker, scheister, whatever) that has a heading "NOTICE OF TRUSTEE'S SALE". I think it was meant to go to the owner. It talks about the payments that the owner is behind (over $23,000 in payments!) and that no payments have been made lately. At this point I wonder what our landlord has been doing with our money if he's not paying the mortgage. The letter states that the house will be put up for auction September 20, 2013 to the highest bidder, etc.

The landlord has been trying VERY hard to get us to buy the house from him and has offered us some really good discounts. We've been working on our credit and preparing to do that, until I got this letter. Now I am planning on honoring our lease that ends September 31st and moving out. In the meantime I am hearing that various bankers, real-estate agents, etc. Have financial incentives to get us out of the house quicker and that they are known for their shady practices.

We have no money at all and no attorney works for free. So, that being said, where else do I go to find out the truth about what's going on, for tenant rights and protection in this situation. I don't believe the tenant/landlord rights booklet has anything about foreclosures in it. I feel like our landlord is up to something and just don't really trust him anymore. Who do I talk to about this? Anyone been through this?

How to make house sell fast? Mobile home with foundation on 10 acres?


Me and my husband need to sell our house rather quickly. We bought it last year expecting to stay there for a long time and I recently lost my job and I was offered a new job with the same company but it is in a different state. I already know we need make it as clean looking as possible and make sure it smells nice. What else can we do? It's a 3 bedroom 2 bathroom double wide and it comes with almost an acre of grape vines. I even planted fruit trees last year.

You can't really buy an actual house with 10 acres for this price so someone who wants land and the farm life and can't afford it would be our target audience. We would like to sell it for more than what we bought It for obviously but at the least we have to sell it for what we bought it for which was $124,000.

We are already planning on getting rid of some things to declutter, but how decluttered does it have to be? We also painted our hobby rooms darker colors because that is what we wanted and we don't really want to repaint them. The rest of the house is bright and painted in neutral blues and greens. There are no other places in the country that are similar priced to ours. It would qualify for an FHA loan we just bought it on one not eve a year ago.
Added (1). It is a mobile home on a permanent foundation. It is the same as permanent real estate or we wouldn't have been able to buy it.

For example: if you buy a house for your first time and live there for 15 years. You would pay the mortgage for that time. When you sell the house, would you get the money back from the mortgage? So if I paid 100,000 in that 15 years, would I receive that 100,000 to spend on my new house?

Does a Habitat for Humanity home come furnished in any way, appliances, etc?


We're going to apply for a home at the next meeting, but I wanted to know ahead of time what all comes in the home.
We lost everything to a fire and have been in a small rv for months until just recently getting in a small mobile home, (only 2 bd when we need 4-5), so a home would be great.
We work and pay bills and qualify $ wise and the sweat equity would be no problem, so I'm not concerned with the application process or stuff like that. We even own the burned home, land and all, so there wouldn't be any land payment added to the mortgage.

I just wondered what all actually comes in the house.
* Is it completely finished inside?
* Do they include appliances, heat and cooling units, etc?
* Do they offer pkgs that actually furnish the home, like with beds etc?
* Do they only build certain blueprints or can you decide anything on the home, like if you want the bedrooms clumped together or separated etc?
* What about colors?
* How basic are the designs, such as do they only have bedrooms, kitchen, bathroom, and living room or do they have utility rooms, pantries, and dining rooms too?
* Do they do anything to the yard, like fences etc? (ours burned with the house)
* Can you determine your energy source for the house, like can you decide if you want natural gas or electric for your stove, etc?
* Do they do "green homes"?
* What about under the houses, the pipes and stuff in the ground, (ours are very old clay and would have to be upgraded per city code for us to rebuild or repair), do they add the cost of digging up all the old utility stuff onto the cost of your house? (I know they have to run new lines and foundations on all of them, but what about that old stuff being removed?)
* Do they do basements or attics or garages?

And I guess the most important question is, the sweat equity that you accrue, how is it calculated? * Do they count each hour at a specific rate, like at minimum wage or something, then take it off your mortgage like real $, instead of a wage kinda thing?
(I don't understand that part except that there's a minimum of 300 hours at our local chapter.)

* What about if we have 10 friends that all put in 100 hours each, does that count as 1000 hrs off our mortgage or are they just counted as volunteers and only our hours count?
* How old do you have to be for your hours to count, like if our 9, 11, 15, and 16 yr old help does that count?

* And what about AFTER our house is built and we're in it, can we still do the sweat equity thing to pay toward our home or is that only before the house is built?

Just, if anyone knows things like this, I'd appreciate the information.
I can find questions of the app process and what it's like to volunteer but I really need someone that knows these kinda details too.

WHERE CAN YOU LIVE OFF THE LAND? LIVE FREE?


I want to live a different lifestyle. Want to go somewhere where the land is free to live on and maybe you can grow your own or raise your own food sources or with wild life nearby. I have thought a lot about it. I considered every little detail of that kind of lifestyle. Just want to know where places like that are.
No deserts, not Africa or freezing mountain tops.
The only place I have heard that has free land and you can get your own food (fruits and vegtables, not sure if they also meant meat) is Samoa and Indonesia.
I would highly prefer to live near or with a human population, but is not completely necessary.
Yes, I even mean I would consider becoming part of a indiginous tribe. Would want a friendly welcoming one though and ONLY ones that won't eat dogs. Haha
So please list any places you know of.
Would consider other countries and islands aswell.

I'm not a "green" person, just want a better lifestyle. I would highly prefer to live somewhere tropical with nice, unrude people. So I could still live modern and with people, but want just a nice natural place that makes you feel good. Like most tropical places without the heavy modernization/idustrialized cities.

Basically I just want to get away from modern man's crazy stuff; their rudeness, laws telling you how to live or else, somewhere with no need to pay for house mortgage, insurance, and the land and still not even really own it.

I get a lot of people saying Alaska. Is there free land in the un-snowy parts? Or is it just in the snow areas?
And as far as Alaska, can you tell me what areas exactly are free?
Please let me know certain areas and not just list a whole country.

Should I trade my truck or get new parts to spare gas usage?


I'm currently driving a 5.7 hemi 2500 dodge ram 4x4 lwb, awesome truck and I'm loving it, which is hard on gas. I'm an inspector for mortgage companies and I drive 100k miles a year so I'm looking for either ways to cut down on gas used either by a new vehicle or adding certain performance parts that can reduce how much fuel I use without breaking my budget and I'd much rather go and get parts than trade this truck in because it's been good to me since the day I bought it even with all the rough traveling I put it through I'm also looking for aftermarket parts that will reduce the wear and tear on others i.e. Sway bars dual steering stabilizers so I'm looking for recommendations on parts!

Young Couple Trying to Move - Advice?


I'm 21 years old, and my partner and I are trying to move out of our home town (I'm starting a Masters degree in a university in Brighton and we both want to move out of our town because it's awful and expensive). We live in a basement 2 bedroom flat that we pay £400 a month for (incl. Rent, council tax etc.). My partner's father rents it out to us, that's why we got it so cheap, however, he is not renewing the mortgage, and it will run out later this year, hence why we need to move. I'm finding it so difficult to find somewhere affordable for us to live. I'm going to be a full-time student and will be on unpaid work placement all week as well as going to lectures and doing my work, so I have no time for a job. My partner earns over £1,000 a month, and it's hard for us to afford to live even now. As I'll be a postgraduate student, I can't get student finance. Can anyone give me any sort of advice? Maybe how I can get around the money situation? Also, if possible, a list of outgoings when you live in your own place? (We just give my partner's dad the money at the beginning of the month and we don't know the exact cost of everything as he helps us out as well).

Mortgage loan approval: Part-Time Income?


Hi! I am trying to start the process of getting approved for a mortgage loan. My husband works full time (same job for over 2 years) and I graduated from college this past summer. I work part time as a Registered Nurse at a local hospital. Part time at this hospital is a regularly scheduled 45 hours biweekly (as stated in our union contract). Since this is my primary job (not seasonal or supplemental) and I have a guaranteed amount of hours and hourly pay rate, can we use my income right away for qualifying? Or would I need to wait two years like I have read about for some part time jobs? Thank you for your time!

Will i be able to get another home?


last year my husband and i divorced. I told him that i didnt want a long and messy divorce where we quibble over belongings. He could keep it all, i just wanted out. When it came down to the house he had me sign a quit claim deed. The way he explained it was that it would remove me from anything to do with the house. I wouldn't get anything if he sold it and i wouldn't loose anything either. I recently was checking in on my credit score and realized that i'm still on the mortgage, i thought it was odd so i looked into it more. The quit claim deed didn't actually get me off the mortgage. I'm still technically responsible for paying it if he doesn't even though i have no claim on it. My question is how will this affect me going forward when i am ready to get a new home?last i heard he plans to keep the home but we aren't in contact anymore.

How should we go about buying a house?


Alright, I am needing some advice on our situation from those who have been through something similar or have helped people with it.

My fiancé and I want to buy a house but his credit is. Not so good. We are disputing stuff his old mortgage company put on his credit after he sold his house but it is taking forever. Its been since October 2015 since he filed disputes and reported them to the FDIC.
His credit now I believe is in the low 600s and he has no debt. Mine is about 685. My credit is still fairly new but the history is great. No bad marks, No late payments, almost no balances, Etc. I have a lot of credit available to me as well because of my great history. Our monthly income is about 6,000 a month and we would have no problem paying for a mortgage. We also have great rental history from a private renter.

The house we are looking to build is about 316,000 but we have no idea what to do about our situation. What do we do? We hate having to rent and worry about where we are going next. Especially when we have a 2 year old. We want to be able to have our own home and not have to move around all the time.

Sorry if this seems all over the place, I'm just worried about what to do. If anyone has any input or something that will help us It would be greatly appreciated.

Will Banks be willing to lend for my mortgage?


I have a perfect credit rating of 999 out of 999. The only things I have ever paid for is my mobile phone monthly & my Netflix account. I have never missed a payment. My boyfriend has paid off his car & other things on his own, also with no late payments. I worry that we may not be able to get a mortgage as I have only had a mobile to pay for. Will banks still be willing to lend?

Can you dispute them and ask that documentation be provided?

Because I know my loans have been sold and sold again all over the place, just like the fraudulent sub-prime mortgages, and when banks can't provide the paperwork tying the homeowner to the mortgage, the mortgage is no longer valid… So same should apply to predatory student loans?

Also, do defaulted student loans come off your credit report after 7 years?

Would paying it off over the span of 10 years be better than paying it off in 3 months? Assuming i had already started building credit (credit card) years before.

i have noticed or observed that the last few years there seems to be a decline in pilots flying for recreation? Is there a decline in the number of people taking up flying? My airport seems empty of student pilots. Thanks.

Is the US army for me for these reasons?


I am a 20 year old Syrian American. Graduated high school in 2013 and I am enrolled in EEST in lincoln tech. I graduate in fall of 2016. I dont feel happy with the way I am. Both physically and mentally
I am too soft. Not good with the ladies. Never had a lasting relationship. I let people walk over me and I acknowledge my weaknesses. Phyiscally I am average or below average. Not too skinny but not too thick either. I have a long distance relationship with a girl from the Phillipines who I really love and plan to bring abroad if luck allows. My parents are very opposed to this idea as you can figure. But this is my life and I suffer from my lack of social and physical skills. So I will make the call.

How much does cosigning on a vehicle affect you?


I am 27 years old, and have just cleared myself of all debt other than my truck payment and mortgage payment. I have paid off 4 vehicles before this, but this is my first mortgage. My credit score is hanging between 795-800. I would like to look into investing in some properties or rent houses, to better me in the long run. Issue is, my sister is looking at replacing her problematic car and buying something a bit nicer, and wherever she goes they tell her she must have a cosigner. She has no issue paying her payments, never really has, just not enough credit history. I wouldn't mind cosigning to get her into a good car, but I would like to know how much this will affect me and my ability to buy something like a rent house or property?

Partner trying to remove me from home?!


Hi guys,

Wondering if any of you can help.

Myself and my partner purchased our own home 6 months ago (September 2015). Due to me being made redundant and only having my new job for 2 months he put the mortgage in his sole name and agreed to add me onto the mortgage months later.

I paid £5000 deposit to the property, I have bank statements proving half my wages goes into my partners account and has been for 2 years for bills, furniture etc (we rented before buying) and I have proof - messages & cards, from himself and all his family promising me this is half my home. We was due to get married in 9 months time and have signed a wedding agreement with the venue and registrar.

He now decides he wants me moved out the property, due to him being the legal owner he has employed a solicitor to remove me. I have registered my 'home rights' with the land registry as I have a financial interest (the deposit and bills paid by myself in the property) and is denying I was promised half the home although I have evidence.

When making the mortgage application he didn't declare I gave him £5000 for the deposit nor did he declare I would be living in the property with him and paying the bills, is this wrong? As I've heard I should of signed a disclaimer? He has also admitted in a text since the split the mortgage solely believes he lives here alone and is not allowed a tenant so what have I been for the last 6 months?

Do I have a case against him? Please help!

Should I buy a house or continue renting?


I am in my early 20's, married, and have 2 dogs. I am currently renting an apartment in my hometown (small Ontario mining town) and I am getting frustrated with the living conditions and throwing my money away to someone else's mortgage.

Today was the year I planned on buying a house. A few months for now I will have ample savings for the down payment, closing costs and an emergency fund. The plan was to buy a small starter home that would actually be cheaper than renting.

But lately I have been seriously considering moving to Toronto (or within commuting distance) in the future. I don't plan on moving soon but I am hoping within 10 years so I can develop my career and build a savings to protect me if I cannot find a job there for a year. It may be sooner because the mines in our town are shutting down soon and there are genuine concerns our economy could collapse.

I feel torn. Even putting the finances aside, I don't want to have to rent for a decade… But on the other hand I don't want to be prevented from moving because I am stuck with a house that no one wants. And then there is always the 'what if I don't actually move?' conversation in my head to argue that I should just buy.

My parents of course encourage me to buy a home locally to settle down and have kids and live here the rest of my life, but the feelings I have about living in/near Toronto just keep on coming back. I vacation there every year rather than going somewhere new/exotic.

Any advice for me?
Added (1). As for my housing market, prices are a bit high but it seems they will certainly plummet in the near future with closure of mines and layoffs.
I am also unsure of the idea of being a long distance landlord should i not be able to sell it…

I am intrigued at the idea of buying something near Toronto and then renting it out until I am ready to move. But I do have concerns about being long-distance from the property and the additional costs if something goes wrong.

I am looking to rent my house out and move to another area. What do I need to do to make this happen? Costs?


I live in Maryland, and I own a home that has a completely paid off mortgage that I inherited. My girlfriend and I are looking to move away, it is too costly to live here and I think I was too young to be given this home, considering my job doesn't pay much. I considered selling the house, but I am thinking about renting it out because it could be profitable. Zillow tells me I could get around 2200 dollars a month for my house. What do I need to do to get started? We are already planning on putting in new carpet and new paint. Also, with income taxes on the rent income, is it really going to be profitable? We also planned on hiring an agency to deal with the tenants, is this a good idea? We will be moving within the state. Any answers would be greatly appreciated.

Can the manager of the mobile home park we rent a lot in require a key to our house we are buying?


We recently decided to buy the mobile home we were renting and obtained a mortgage loan and are making payments and paying lot rent to the mobile home park. Can the mobile home park demand a key to our house since we are buying it instead of renting now? Can they legally enter our house just like if we were renting it? (for general maintenance or such, as long as they follow proper notifications and such?) Or is it considered our private property and they have no rights to it as long as we are not in default anywhere? We are in Texas if that matters.

If the property taxes are $1,200 per year, Hazard Insurance $696, Mortgage Insurance $250, Mortgage Interest paid is $4,652, and my mortgage payment per month is $728 what can I expect from tax refund is attributed directly and solely due to the house? Please help me. I know that there can be no exact answer, but an educated estimate would help. Thank you.

Greedy family member making us buy our own home. What can we do?


My sister and I are trying to obtain the house we grew up in. Family never got around to doing the paperwork and ended up passing away. Ownership of the house defaulted to another family member who is now making us buy our home at a ballooned price or lose it. Our mother paid for this house already.

By any means Is there anyway we can get our house w/o having to buy it since it was supposed to be left to us anyway?

My mother and uncle were the only two out of five siblings who helped my grandmother pay the mortgage. My grandmother put my aunt and uncle on the deed way back then and my mom declined to be added at the time.
Added (3). Fast forward 30 years later my mom, sister, and I lived here while everyone else had moved on. My grandmother, uncle, and aunt agreed to sign over their ownership to my mother since she had been living here all those years paying the taxes and insurance, and contributed to the mortgage.
Added (4). Unfortunately before that could happen my uncle and grandmother passed away and ownership of this house defaulted to her. She also inherited two additional houses and bank accounts because my grandmother gave her the right as the eldest to distribute her assets among all her other children. Unfortunately my aunt decided not to do that and kept it all to herself including the house she promised to sign over to my mother.
Added (5). During my grandmother's probate my mother was afraid to speak up and trusted my aunt to sign the house over to her as she promised. Instead she put it in her will to give ownership to my mother upon her passing. My mother spent years taking care of my aunt waiting on her hand and foot and unfortunately passed away.
Added (6). Now my aunt is denying that she ever promised to sign the house over to my mother. My mother was a sweet person who died at the age of 53. She didn't have a will and was used and taken advantage of by family she trusted. She only wanted to leave something of value to her children.

Thinking about moving to Tempe Arizona, pros and cons?


It's a long story but my job is being eliminated where I live and my company gave me the option to move to another one of their branches, Most of them are located in popular cities. Right now I live in Kansas and I can't say I love Kansas, too cold in the winter. My husband has family that lives in Phenoix. My job would be in Tempe. Where would be a good place to look for affordable homes that wouldn't be high on crime? We pay around $800 a month on our mortgage right now, can't really spend more than that on rent or mortgage.
Added (1). I currently live in a rural area with 10 acres of land. It makes me sad that I may have to let it go. But I have lived in the city before too, I lived right next to a train for 4 years before we moved to our place now so city living isn't foreign to me. I have 5 dogs so that is what I am worried about, I am willing to let go of the 2 larger dogs if I absolutely have to. So that leaves 3 dogs so I really need to have a yard.
Added (2). To be clear, I lived in a suburb of Kansas City, not as big as phoenix but city is not foreign to me. I currently drive about 45 minutes to work so a long drive is not foreign either but I would rather avoid it because I hate my current drive.

We recently got approved for a FHA loan & our realtor told us about a program that will give us a grant for closing costs/down payment but we need his score to be a 640.

We have disputed everything off of his credit except an old credit card that Wells Fargo refuses to delete even if it's paid off.

Finished paying off a property. What steps should be taken next?


My mom currently lives on a property that she has been paying for about 8 years and she's almost done paying it. Two more payments and she's finished. I was wondering what are the next steps she needs to take after paying it off.

She doesn't really contact the owner, it's mostly just sending payment and receiving a receipt through the mail. He's kind of a grumpy old man so it's hard to talk to him. He owns multiple properties that he sells to people for a certain amount of payments and then the property is theirs.

I'm ignorant on the subject since I'm in college and have never owned a property. So I was wondering what she needs to do after she pays it off? I did some research and found some information regarding mortgages but I don't know if the same information applies to her situation.

Got a CP2000 Letter but paid it in full?


So we got a CP2000 Letter from the IRS back in Feb we were already in the middle of doing an FHA home loan… We didn't say anything because we were hoping we would close before the March date we needed to respond by but looks like we will close AFTER that date so now we are in final underwriting haven't heard anything bad about our file, my mother in law has helped us paying off the CP2000 letter in full it was a little over 4K she put it on her credit card and we printed out the receipt… Now if this comes up in our tax transcripts in underwriting can just showing the receipt that it's paid be good enough or will they want to wait until the credit card is paid off or would we have to have her sign a note saying we do not have to pay it back to her or will they don't care as long as it's paid and not a loan? We paid it a week ago and are expecting to close March 30th. I doubt the tax transcripts have been updated this fast. We still haven't said anything to our LO about it just don't want to open yet another can of worms.

Why can't I get a credit card?

Added (1). So, I have a stellar credit score, I have a mortgage, student loans and car loans, all of which I pay on time and extra and I still have money to spare. I can not for the life of me get a credit card though. And Usually they say the same thing, lack of revolving credit, which essentially is the use of a credit card. It bugs me that I can't get a card because I literally don't have a card already.

My husband and I have been married for 4 years, and have been together for 10 years.

We have a really good relationship, but his job really stresses him out.

This particular job… He's wanted his whole life, and isn't particularly skilled in anything else. He has a liberal arts degree, but this job is very specific, the skills aren't exactly transferable to many positions.

Anyway, it stresses him out a lot. Today I was looking through our texts, and so much of them are about how he's stressed, or hopes to talk because he's stressed, or bitching about an employer.

Basically, it's just really clicked how stressful his job is on our relationship. I thought it would get better with time, but this feels like our life now instead of just a phase he needs to cope with.

I make enough to support the two of us and pay our mortgage, but we would definitely have to cut back on our expenses if he were to quit.

What's the best way to approach this? He defines himself by his job, but I don't want to live my life supporting someone's emotional struggles every single day. I get it if it's once in a while, I get it, that's what having a spouse is for. But I don't want to live my life with him being perpetually stressed with no sign of getting better. He and I were much happier before he had this job.

Will I have issues getting a car loan because I just took out a mortgage and have credit card debt?


I just bought my first home and took out a mortgage. I've only been paying on it for 3 months now. Because it's a new loan and i had multiple credit checks during the process my credit took a few hits. In the past few months i have had a few things i needed to charge on my credit card for the house and my old car, which has seen better days. I need a new car and can't hold off much longer. However my credit dropped from 741 to 684, and I have a couple thousand in credit card debt but have never made a late payment and sometimes pay over the payment due. I'm afraid this will prevent me from getting a car loan approved. I have already saved up for a down payment but I'm afraid I'll get turned down. I have very small mortgage payments ($315) and make enough money to afford a car payment but I'm afraid this won't matter. What are the chances I'll be able to get a $20,000 car loan?

Why do people not buy Condos instead of renting an apartment?


I've been house shopping just to prepare for the future for when I am ready to buy my own place. I've found some condos prices ranging from (60K - 100K). The average rent for a one bedroom apartment in my area is $950. But With a 70K Condo the mortgage would be about $500 a month. Why people don't buy Condos instead? My mom asked me to be the co-signer for a mortgage. (She doesn't want my money) Assuring me that she will switch my name to my dad's in March. Butt I remember in school we learned you had to refinance it or something? So I don't know if it's as simple as signing a few papers.

A little bit on our financial/living situation:

-My dad has filed bankruptcy. In March 2017 it will be 7 years and it will be off his record.

-My mom has a lot of debt so she alone cannot sign for a mortgage

-I am 21 years of age, I make $3000 at a job I was recently hired in (I am now permanent). I am getting my first credit card this Monday.

-They would like to buy a home before March 2017 as the current place we are living in the city will be bulldozing for new apartments, and we are not being financially compensated unfortunately.

I would like to buy a car/house of my own in a few years and start renting next year. Will being a co-signer for a few months affect this? My mom said there will be no record of me being a co-signer, so I am not to worry that once my dad's name is on record in place of mine it's fine. I feel like this could ruin my credit. Unlike my parents I would like to be debt free (I've paid off my student loans) but they said I am being naive and that a co-signer will make my credit look great. I don't want to upset anyone and I respect my parents. They have always looked out for me and now I'm the one with the clean slate. But I do not want to regret this.

If New York City represents a city of dreams, do you want to stay in New York City or go someplace else? Why?


I need to write an essay about this topic. I came to New York 5 years ago. At first this City seems to me different world to me. I came from third world country where everything was not organized as here. At the beginning I was struggling to find a job in this city. I worked in a restaurant. I didn't like the manager and other co-workers. I couldn't speak good English. Everyone took advantage of it. But I made a plan to buy a home in this city. After 3 years of hard work I bought a home with a partner of my older brother. At this moment, I am really happy to live in my own apartment. I have mortgage which is not that much. I have been going to college and working along side. I finish my 10 credits at Laguardia community college. My major is computer operation and networking administration. I also currently joining to New York City traffic enforcement. My dream is to work in a law enforcement department as an IT operator. I believe if anyone can make it in this city he/she can make it anywhere else. It is hard to make your dream come true. As a matter of fact, this City gave me the opportunity to fulfill my dreams. Okay so I'm 19 and I'll be 20 in a few months, so my credit rating is pretty low and I'd like to build it up for my future so that I can be accepted for things like credit cards, loans and mortgages and things like that. Even mobile phone contracts.

I wanted to apply for a specific credit card a few weeks ago but I didn't get accepted, but it allowed me to earn points on spending and it was who I bank with anyway. So I applied for one of those cards that allows me to build up a credit rating. I've used it a few times throughout the week and I've paid it off straight away through their online system. They also allow me to view my credit score online and it was really poor.

But in all honesty, I'd like to re-apply for the original credit card that I wanted because I can use it abroad and I am going abroad for a few months in the summer time.

So how long should my credit rating take to go up?

Regarding title to a house and mortgage?


Hello! I received the title to a house I inherited, but the house still has a loan (equity line of credit instead of a mortgage) on it. I'm working on having the loan switched from the estate of the deceased to my name, however the banks keep telling me it's a fairly odd situation and they offer me great deals (I have looked into it compared to the current rates and what the current line of credit is). I was wondering if anyone could tell me why this is such a strange situation? Or if anyone could elaborate about what I should expect at all? I've always been a renter, but I do intend to live in (and pay) on the house. They also ask about if the estate intends to pay on the line of credit. The estate is not able to pay on the house (the estate is in probate), which is why I would like the loan/line of credit/mortgage in my name. But I already have the title? She has been thus far lenient with paying- but she is becoming more annoyed w/him and has threatened to throw him out (she would not throw the kids and I out, only him she says). He just threw a tantrum (he is a 30 yr old man) and said that unless I let him pay $150 for that inverter, he will start buying the highest priced meals he can at truck stops because "he isnt living off a dollar menu". His parents have told him to PAY HIS BILLS, which includes a car note that is a few days late. He refuses, saying that thing is more important and will save $. What is right here? We have 3 kids.

I'm thinking of going to university but not sure if loans will cover my expenses?


I'm 32 years old and I want to do an access course and then study for a degree in Dental Therapy. This is an NHS course.
I currently work full time and have a mortgage to pay. So I don't know if I could afford to quit work and still make my payments. Does anyone know how much I'd be entitled to, or how to find out?

Why is it when real interest rate is low, people buy more houses?

They explained that when real interest rate is low the interest you have to pay for the mortgage rate compared to inflation to be relatively low… But I don't understand because real interest rate means how much you can buy with your money and if it's low doesn't it mean you can buy less?

Preapproved for fha loan…BUT…help?


We have been preapproved for a fha loan… We have signed a contract for the house. And our inspection is this coming week. I just sent in the last 2 years w2s and taxes along with everything else they wanted. Now here s my concern… My husband is the only one working now… I worked from Oct 2011 til Oct 2015 and came back home to be with the kids. During that time he worked for my families business in exchange for housing. He stopped working for them Sept 17th 2015 and started working where he is now.
We all wrote letters stating he worked in exchange for housing… And there was no money exchanged. I m worried the underwriter will deny our loan due to no income even though he has a constant work history… Has anyone ever dealt with this or have a idea on the outcome. Thanks

Planning to be a first time property owner. What is a method to compute expenses of a condo vs A smallhouse?


I am looking into purchasing a condo or a house: really at a modest price, i.e., $80,000 or so. It's only for two people, myself & wife, and no children past, present, or future.

What would be the best way to estimate monthly expenses comparing the two, for example, condo has Condo Assoc. Fees + taxes + mortgage. Also, condos where I'm looking are not the type that will increase in value as in highly desirable locations--San Francisco, NY, LA, etc. So, I guess the main issue is how to compare condo fees vs. Predicted monthly expenses on a house, which I know can only be a rough estimate, but there's also the factor of upgrading a house, which I think would increase its value more than "upgrading" a condo (there's only so much you can do with a condo). Or am I off the mark?

Why do I have a low credit score?


I registered on ClearScore (Experian) today and got low 300s out of 700, which is below the national average.

I have a professional job, and only 2 credit cards. One of them has only £500 limit and I only use it to pay my £10 phone bill. The other one is Amex with no limit, and I clear it every month.

I have never been behind on any bill payments. I have always cleared both my credit cards every month and never paid interest or charges.

I have never been bankrupt or have had any charges against me.

The previous owners of my old house had bad credit scores, but I moved in there 4 years ago and have since moved out. I have managed to get my Amex since moving out, so it seems like the effect of those previous owners have faded…

So why do I still have such a low score?!

The only other thing I can think of is I applied for a mortgage recently, but decided not to proceed with the purchase. Could that be what made my score so low?

Let me outline my reasons to justify why usury should be outlawed:

1.) Increases income inequality.
There is naturally a huge disparity in wealth between the rich and the poor. The bottom 90% is in debt to the top 10%. Interest payments are a transfer of wealth from borrowers to lenders, in other words from the bottom 90% to the top 10%.
Added (2). 2.) Causes economic stagnation.
Charging interest on loans turns money from a means of exchange into a cumulative resource. It reduces the circulation of money and makes the economy weaker as a result. Usury encourages the hoarding of money and this leads to the problems described by the ‘Paradox of Thrift’.
Added (3). 3.) Causes inflation.
Interest payments also inflate prices. If a shopkeeper buys a building on a loan that costs interest, they will have to pay back the interest using money made from sales of goods. In other words, they will have to increase prices to make up for the interest payments.

4.) Encourages parasitic banking
By allowing bankers to charge interest, we subsidise the banking industry and create a class of parasitic rentiers, who do know work, but simply live off their investments
Added (4). 5.) Interest as compensation for default is a myth.
You might say that we need to allow bankers to charge interest in order to compensate for their losses when borrowers default. In reality, the government always intervenes in any banking crisis; there is no downside risk for bankers. When bankers lend money, the money is created out of thin air, this is called endogenous lending, and bankers don’t lend any of their actual money.
Added (5). 6.) Usury causes inevitable default
Because when everyone borrows Principal and owe Principal and Interest, only P/(P+I) can pay back their mortgage and the remainder I/(P+I) cannot pay back their death-gamble and are foreclosed into poverty. Assuming of course, that there is no inflation.

If I was making $50,000 a year, with $20,000 down. How expensive of a home (maximum) could I afford?
Added (1). The calculators I use are giving me quite low numbers ($200,000, which wouldn't cover a home here), when I know people with more debt and same income are getting bigger loans.

Buying a house/condo advice?


Just want some advice and some thoughts on what i'm going to do. 24 years old, making $60,000 a year, buying a condo that is $495,000 (1 bd 1 bath & office) with 20 percent down payment ($99,000). Monthly cost will be $2,609 (Mortgage, taxes, HOA fee) so i could rent it out for maybe $3,500. I am still living at home and they don't want me to move out, so i'm thinking of buying the condo then renting it out. Would that be a good long term investment and make money off the rent then maybe in my late 20's sell it and move to a house? Thanks everyone, really appreciate the advice.

Second Mortgage, could someone give me some credit search advice please?

About 4 months ago i paid off my first mortgage in about 10 months (i was living with my parents before this), I live in the house with my girlfriend who pays the council tax, electric, water etc.

The address for my drivers license, bank account, employer and Electoral roll are all registered at my parents house. I'm planning on buying a second home with a mortgage when the bank run the credit search and it says in the system that I'm register at my parents house, will i still get the mortgage or will i have to take the time to explain that i never got round to changing address's

Why doesn't my husband trust me?


I was on the layoff list where I work. I had a stroke of good luck and found another job at the company will a larger salary that I took immediately. Then I found out I had an unexpected problem. At my new job I am the boss of several guys. They are all great guys and they accepted me as their boss without any hesitation or problems working for a woman.

My problem is my husband. He wants me to quit my job because he said “I don’t want you to working closely with all these guys who want to get into your pants.” I told him they can want all they want but it is not going to happen. I pointed out to my husband that we need my income to make our mortgage payments and I would be happy to quit work if he got a job that would cover all our expenses.

Are all husbands this way? I have never given my husband any reason not to trust me. Why does he think every guy wants to get into my pants?

Clogged bathtub! What to do?! No money for plumber?


My idiot brother-in-law clogged up the bathroom sink and tried to fix it. He should never try to fix things. He is only capable of breaking things. He took a plunger and plunged the sink. This only moved the clog down further and clogged the bathtub. I just paid the mortgage, car insurance and a huge vet bill for my stupid dog who ate a shoelace so there is no plumber money. There is barely food money. We have a septic tank so I refuse to use Draino or such things.

Can estate agents offer a flat for rent and take deposit when flat isn't available?


i put a £500 holding deposit on a flat being told the owner is moving out as he can't pay his mortgage. The agents lied to me and delayed a moving in date using every excuse they could think of but nevrer telling me the real reason. 6 weeks passed and because of my heavy complaining higher up the chain i eventually got my deposit back. They finally admitted that the flat is not available as the owner is not moving out?!
can i claim for false advertising, having to pay storage instead of being able to move directly into this flat as told. Extra charge for loss of earnings and stress. In fact everything i can get?
i was treated really badly at the agents shop, threatened with calling the police if i continued to ask questions etc.
on my deposit receipt i had a 'preferred moving in date ' i am disputing the fact that the flat was not actually available and they took my money on false pretences.

Should I buy a house with a shared access driveway?


I'm currently in the process of buying a 8 year old house and recently had my mortgage offer accepted.

However during my suveyor visit he highlighted his main area for concern was the shared access driveway (which I would own).

To paint a picture, it's an end of terraced 2 bed of a row of 5 houses of which beside my house is a shared access road on which I will park on (via a small lay-by) while the other house owners use it to park behind the houses in their appropriate parking space.

My suveyor outlined that there should be a management company set up for this shared access driveway in case of needed future maintenance and repairs.

According to the current owner he is not aware of anything in place for this.

Therefore, it's to my knowledge that I would have to pay the cost of the repairs if, for example, the shared access driveway needed repairing in 5-10 years time.

I'm after advice on whether I should be concerned about this enough to pull out of the purchase as I feel it may hinder my chances of selling on when I come to move in the future.

Would I need to take out any insurances for the driveway to cover personal injury etc?

What happens when someone passes and leaves you a house?


Ok so my great uncle has a house legally in his name and I and my sister live there. Legally I am not sure if I'm in his will but he has said verbally he is leaving me the house (the last person on paper for the house to be left to was my mother-- that was on my great grandmas will, but it was left to her son). I however am in a sense concerned because my sister does live here, neither of us pay rent, and anyways he's leaving it to me, not trying to sound in anyway messed up but he's got at least another 10 years, but retiring in a few years and he has enough in the bank and I'm slowly building my account up. The mortgage he says should be paid off soon, it's only $600 a month, and of course the regular bills and whatnot. But I'm just wondering, my sister is just a very one way stuck up person and we have our differences but if he leaves the house to me, and my sister is still living there, how would I go about escorting her out? Again no one knows the circumstances here so don't assume anything but I just want the house to myself and want to live by my own rules and eventually have a family in that house. My sister basically lives with her boyfriend now and only stops here sometimes as she's in college and works. Also from what I've been told, she doesn't want to live here as she gets older, she doesn't like the house anyway. So I live in Massachusetts, are there any types of laws governing this? Thanks.

My dad left me about 4.5 acres of land in Washington state. We've been paying taxes on it for the last 15 years, because we had planned to build our dream/retirement home on that land. A land developer has offered us quite a bit of money for my land. My husband wants to sell, and I don't. For what they're offering us, we could easily build dream home somewhere else. But that land has been in my family for at least 2 generations, and it would break my heart to sell. However, the offer from the land developer is very tempting. Refinance home to pay student loan?


Two income family here, one lost a job not likely to find another near the same pay range. Have Parent Plus loan with $60K, mortgage with $135K balance on a $270K house. Struggling to pay both mortgage at $1364/mo and student loan at $720/mo. Current mortgage is on a 15 year loan, considering making it 30 year when I refinance to keep the payments near what they are now. Not in trouble yet, no other kind of real debt, but burning through savings. Have one more kid to send to college in 4 years. Another consideration I had was selling and moving to a smaller home worth $140K, but that is a big cost also. Family income was $160K, now $100K which includes a current lower paying job for the one who lost a job. Any suggestions are appreciated. Thanks.

My reasoning for wanting to wait a few years would be that I could save up for a house deposit and get a mortgage and use the money from the course funding to pay towards a house rather than renting for 3/4 years.

My husband told me I look old, ugly and fat - how do I even react to that?


I've been married just over 2 years. My husband has an 11-year-old daughter from a previous marriage. Our marriage is not perfect - who whose is, right? But I am very upset. Three weeks ago he went on a work trip - away for 14 days. His daughter Julia is living with us full-time at the moment. Before he left, I told him I was thinking of changing my hair. He laughed and asked why I would be telling him that. I told him I just wanted him to know - to make sure he didn't care. He laughed and said he doesn't care what my hair looks like. So I had blonde hair down to my shoulders - naturally I am brunette. I wanted to go back to brunette. And my hair had been damaged from bleaching. So when I went to the salon, I went short and dark brown. I love it. His daughter loves it too. He does not. When he came back, he was shocked. He hasn't wanted to have sex since he came back. So i asked him a couple of nights ago what was up. He was honest. He said he hates my short dark hair. He said he married a gorgeous long-haired blonde and wants his wife back. I said it's just hair. He said it matters to him. He also said that I've been putting on weight, but he didn't want to say anything. But he said now with the hair - he said "i am trapped in a marriage to an old, ugly fat chick". And he said he is not interested in sex with me because he is not attracted to me looking the way I do. He hasn't apologized at all. I am So upset. I just want to leave him. I'm so confused.

My father hates him - even refused to go to our wedding. My dad has always told me that the way my husband talks to me is abusive. I guess I ignored it until now. I pay my dad a percentage of the mortgage. My husband doesn't contribute to the mortgage, but he pays the other bills apart from groceries. He said he is not leaving - he says I need to get out of the house if I don't want to be with him. I don't know what legal ground I have. Staying at my dad's place for now.
