Don't you think there will be a real estate crash with the new tax law?

No one will be able to write off their mortgages anymore. It's hard enough to purchase house as it is, so I would certainly think this will make it that much worse.

Would it be a good idea to buy a house?

1. Rent is pretty expensive.
2. I have some other debts (school, car, etc).
3. I would like to get some more space.
4. Monthly payments on mortgages are generally lower than rent on similar space.

Would it be a good idea to try to save up and buy a house rather than paying other things off right away?

How much percentage of my income should I be saving? How much does the average person in the US save each month from their income?

I earn $40,000 a year, how much of that income should I be saving per year? I don't have a mortgage as I own my apartment. I live in Boston in the USA.

In addition, how much does the average American save each month from their salaries?

I'm currently saving about $5,000 a year, but is that enough?

Dems first complained that tax reform benefited the wealthy. Now some are saying limiting deductions is unfair. Which is it?

I don't think too many average hard-working Americans are worried about limiting mortgage interest deductions to mortgages of no more than $750,000, or limiting state income taxes and local property taxes to $10,000.
However, many millionaire Democrat donors, Hollywood celebrities and NFL players may be upset. To them I say -- I though you supported social justice. Suck it up… And Merry Christmas.

Can one qualify for an FHA loan in these circumstances?

A friend of mine is looking into an FHA loan for a mobile home. He is elderly, disabled, retired but receives a very good monthly pension as a result of his years of work. Several years ago, his former landlord sold an apartment complex he resided at; everyone had been EVICTED and it stayed on their records. A few years ago he rented a duplex and the SAME thing happened. The property was sold and he was in a bind. The new owner served him with an eviction that has since been on his record. His credit is in the late-600s. He is desperate for a home of his own. How can he go about getting an FHA loan? He doesn't want a big property as he's been denied for a conventional loan/mortgage given that his income was considered "insufficient" despite earning close to $4500/month. Any advice?

13 Years, Trump Supporters, 4 Kids, Mortgage & Good Careers But He Won't Marry Me?

I need a little help navigating my thoughts. I just made 13 years w/ my boyfriend over the summer. We have 4 young children together and have lived together for 11 years now. We were kids when we got together. I was 20 he was 21. We never broke up but had the usual arguments. Well it has been 13 years and still no proposal. We have talked about this for years but after this last year when just about everyone we know got married, I'm getting really hard on myself thinking its me. Have I put too much pressure on him? The only thing I come up with is that he wants to get me a huge ring but can't afford it. He has told me several things over the years: "I want to give you the wedding you deserve but can't right now", "Everyone else is married but look at what they said yes to" I'm very confused. I don't know if he is around because I'm a great mom and things are comfortable. Sometimes I think the love isn't the same anymore, like he's not in love w/ me. I don't want a pity proposal. I want the real thing.

Why people hate Communism?

I see a lot of hate directed towards communism and communists, and I can't get the reason.
In communism people get free education, free apartments and houses, free medical service. It's the land of opportunity, and everyone is born to the same opportunities.Doesn't matter if your dad is vanished or you grew up in an orphanage - you are not doomed to be homeless or work in mcdonalds, you will live decently and become educated. And capitalism is ultra-right, just like fascism. It has a lot in common. In USA you can die under bridge not being able to afford a doctor, die from starvation, die from cold in winter having no home. I really don't get when people want to be a mortgage slaves, or when people who work at mcdonalds hate USSR that could give them free university education and home.
Added (1). ReptillianWeightlifter, only traitor are being oppreseed.
Added (2). LiberalsAreInsane, this is propaganda by rich people who don't want everything to be taken away from them.
Added (3). Socialism in USSR worked fine, level of life was much higher than in USA. USSR collapsed because of the traitors in the late years.
Added (4). Joe, these are bad rulers, the system itself is utopic. Maybe AI can be trusted to do the work fair. Anyways, I remember USSR. We didn't live fancy, but we were living decently. We had a free house, we were going to other republics once a year on holidays, most of us had cars.
Added (5). Jon, lol, this is funny. There's nut much more freedom in capitalism than than in Communism. You are not free to do drugs, have sex being under 16 or even 18 in some states, drink under 21. You are STILL a slave. With an excemption that you also have to be in a mortgage slavery, and you don't get free education either. So GOV don't help you at all, don't give a sht about you, but you have to obey it. Sounds fair enough, huh?
Added (6). And Jon, your desire to be RICH is DISGUSTING. And communist desire to share is humanistic and is biblical good.
Added (7). I think not having to pay mortage is more important than free press.
And ahaha dude you are so brainwashed! Communist is exactly what equality is about! There are NO classes. In America you are not equal - you have rich that tell you what to do and poor that are homeless. There were no homeless in USSR. WOMEN WERE VOTING IN USSR WHILE YOUR WOMEN COULDN'T EVEN HAVE A JOB. The first women in space was Soviet! Anyway, this sht doesn't matter to serious people. What matters is free uni, free hom

Do non-mortgage loans really help FICO scores?

Do non-mortgage loans really help FICO scores? - 1
Added (1). I have had several loans ranging from 5000-6000 from my banks, also one from prosper. When I look at my FICO scores during the loan term, it is never good. When the loan balance is high the score will be low until I have paid them down to about $1000. When it is fully paid the score indicates that I don't have a recent mortgage which keeps the score down. The loan seems to only help when it's almost paid off and useless any other time. How exactly do these loans help FICO scores?

I lost about £200,000 in an investment that went wrong. Will I ever recover given that I'm now 57 years old?

My wife an I put most of our savings into a stock market investment and we lost around £200,000 that we put in. We only recuped around £3,000 of our original investment. Our financial adviser advised us on this investment, but it has all gone wrong. Naturally I was mad at the advisor and all he could say was sorry. We saw our investment losing value gradually, but our adviser kept saying that we should be patient and that things would get better, but they never did, despite us foolishly trusting him. We're both really mad and angry, but now we have to deal with reality.

We still haven't finished paying the mortgage on our house. We only have savings of around £10,000 left. I'm feeling so depressed and fed up with life. I have worked so hard all my life and now I and my wife are in such a difficult situation. Luckily our daughter is now working at 23 years old, but our 17 year old son who wants to go to University will have to fund himself now as we can't afford it. We feel we have let our whole family down and we're furious with the financial advisor. We have bills and loans to pay off and I don't know how we can pay them all off. Should we declare ourselves bankrupt? How are we going to get ourselves out of this mess? Is our retirement going to be a real struggle now?
Added (1). We live in London and we're thinking of moving to a cheaper place in the country to live and work. But we really don't know how things are going to work out now. We're so worried about everything.
Added (2). Thanks for your advice, £200,000 is equivalent to $270,000 in US money, so it is a lot of dosh as far as we're concerned. We're quite distraught, but we have to somehow move on and resolve all our other financial problems that are still pending.

Please explain, based on these facts how an investment in any crypto-currency can be a rational decision for serious long term investors?

Ask yourself where all the massive increase in dollar 'value' of Bit Coin is actually coming from? It can only come from investors who must continually invest while seeking other investors to keep the pyramid going. This means someone somewhere must get deeper and deeper in debt because more and more currency is needed and currency is debt. If investment stops, 'growth' stops and the value collapses to 'par' which is only your original investment. All previous "profits" are lost or forfeit leaving you holding the bag for all associated debts. This is simply another method of trading debt for assets. Debt can't be an infinite bubble. It's called a pyramid scheme continually requiring new 'investors' and 'fresh' debt to maintain itself which is an impossibility. The current world wide debt bubble has been exponentially expanding since 1973 when the dollar dropped the gold and silver standard and became instruments of debt as opposed to instruments of credit. Where are the instruments of credit backing crypto currency? Bank notes, bonds, stocks, debt based securities, mortgages and other debt instruments are not instruments of credit. When the bubble bursts it's not just those debt instruments you lost it's any equity in any asset you acquired with them plus you are still responsible for any loan or debt agreement you made using those instruments of debt. How long can the current 44 year long debt bubble last before POP?

Can I get out of a mortgage agreement for seller withholding that there was a leaking oil tank?

My girlfriend purchased a house (seller is holding the mortgage) earlier this year. A week after the closing, town inspectors showed up saying there's an oil leak coming from our tank, from the valve connecting the two oil tanks. We called the seller of the property who came over and from certain things he said in the conversation, he knew about the valve leaking. Is there a way to get out of this agreement and get back the money we put down as well as closing costs?

Moving out of my parents house. I feel selfish and stuck for leaving

Hey everyone. I'm a 24 year old girl living with my family. Been working as a nurse for almost 2 years now.
Long story short, I want to move out of my parents house. They are in their late 50s and bought a house 2 years ago. I help them with mortgage and we also have renters and all combined merely pays mortgage. If I leave, they can't afford the house. Also I'm Indian, which means the whole moving out thing doesn't make sense to me. I really need some distance from them. I feel bad cause if I move, they may have to live in basement and rent the upper portion. My dad refuses to sell the house and buy an apartment or a townhouse. I just know that if I leave they won't be able to afford it and they know it too. They keep saying "we'll manage" "I'll see what other work I can do". Also my mom is sick with stage 4 breast cancer which makes this whole thing even worse.
What do I do? I feel selfish and like I'm a bad person.

I'm researching for a client, is there such thing as a jumbo construction bridge loan?

Clients have put in an offer on a home for 950000 as is, and we currently have their house listed on the market for $950,000.

They are extremely well qualified and can afford both houses in cash and not have any issues but they would like to take advantage of cheap money expecially with how well their assets are performing. They have no said income but have plenty of assests in Ira, annuities, stocks, mutual funds, Etc
In the middle of the deal the financial institution retired their jumbo Bridge Loan product. We have now renegotiated basically a new contract now with a home sale contingency however they would prefer to purchase this house and move into it before they actually sell their house hence the initial bridge loan

my clients would like to avoid pulling the amount of assest out of investments required to qualify for the 2nd mortgage until their current home sells.

We found out late yesterday that due to a leak in two spots of the roof that are relatively minor the house has now been classified as C4 and does not qualify for a mortgage their financial institution has now pointed them over to another bank to explore a jumbo construction loan which we would need to sell their home first. The sellers are very difficult to deal with and will do no repairs to get it to a C3 even if we came up in price.

So does a Jumbo Construction Bridge Loan exist?

(Sorry if this is a bit hard to read, I'm using voice to text while I sit in traffic)

Living with my boyfriend - what should i pay?

Hey guys,

So, my boyfriend bought a home before i met him which has a mortgage. I have a feeling he s going to ask me to move in with him soon and I'm wondering what is to be expected of me in terms of money. I'm more than happy to pay as it's more than fair but what should i suggest to pay?

I'm thinking I will offer to pay the water and electricity bills. Is that not enough or too much?

I don't think he would have thought this far ahead to be honest so I want to have a "payment plan" set out to suggest to him.

Thank you for any suggestions/advice!

Mortgage company is Ocwen

How much taxes would you pay?

Scenario 1: So, let's say you make $80,000 per year as self employed, married. Your business expenses are $15,000. You have two dependents, and you have to buy health insurance through the marketplace. Your total healthcare cost for the year for you and your family is $20,000, which includes premiums/deductibles/copays, and you basically max out your out of pocket maximum for the family.
a. How much taxes would you pay? Please show math and explanation
b. Now, what if you're NOT married but have those two dependents, and all the numbers are still the same (including health insurance), now how much would you pay in taxes?

Scenario 2: Same scenario as above WITH this addition: You now also have rental income. You rent out your house for $5,000 a month, which means you get an extra $60,000 in rental income per year. Your mortgage loan on that house is $400,000 with a 3.5 percent yearly interest. (The total value for the house is $450,000, but you already paid the $50,000 as a downpayment, and you're left with the $400,000 loan.)

Now, I'm 19 at this very moment, 20 next month. I know where I want to be, and am taking the steps to get a business loan and work towards setting up a dog training facility, specializing in behavior issues and offering puppy classes.

I'm trying to ensure I have a plan and my life is in order.

What I'm hoping to learn about here, is purchasing a property while self employed. I have been told by numerous people that I will need to be employed by somebody else for 2 full years before I could even be considered for a mortgage. I have wanted to own a decent chunk of land since I was young, as I was raised in the country before moving to a town.

I'm in Ontario Canada

What are the typical steps to go through, to obtain a mortgage while self employed?

And how long would I need to be self employed?

I'm not enjoying renting and figure I should get my life in order now, so I can stop renting.
Added (1). I have been raising and training dogs since 7 years old, faced with numerous issues and corrected them, as well as assisted others with behavior issues
Added (2). I'm just generally asking, I have a ways to go.

Why is Equifax reporting my credit score but not Transunion?

I use Credit Karma to check my credit every so often and I only get a report from Equifax and not Transunion. I have had 2 credit card accounts for about 3 months now. Is there a particular reason this would happen? Is it something I should worry about if I wanted to use my credit to get an auto loan or a mortgage at some point?

Am i exaggerating overall?

I left my country (Italy) may 2016, not long ago i met someone, I'm living in England at the moment.
He is a very good person. I have been just finding it hard to understand him. We do try to talk many times, but it doesn't seem to be going anywhere.
He has his own house, which he pays for the mortgage every month, as i'm living with him. I help him and pay half of his mortgage. I take care of the house, Laundry, Shopping, cooking, basically everything! And in the end of the day the only thing i hear from him is "My House". All the time he talks about the house or anything on it. He always refers as His, His house, His sofa!
He said he wants to marry me. But it seems easy to say. But not to do! He never spoke about that with his parents. And we never even plan anything between us!
I'm just very confused in this relationship. Wishing to have my Own house one day. So i call home!
Am I exaggerating?

Do I need to help out?

So my fiance and mother of my two sons owns two houses. One in which it pays itself and she makes extra money as well. She makes more money than i do(20k more, not including the money she makes from the houses) and the house that we currently live in the basement is rented. I still give her half the mortgage for the house and help with everything else around the house. I don't like helping with her other house because i don't benefit from it. Is that being greedy or makes me a bad person?

Evicting a severely disabled tenant?

So both of my parents passed away recently and left me a small to mid-sized rental property. It was purchased in 1978 and has probably provided over one million in rent since the purchase.

I was kept in the loop on the business so taking it over was pretty straightforward. I've been running it the last year with the intent to keep it for another 10 years.

Recently, however, one of my tenants has fallen behind on his rent. He's been living on the property for a little over 25 years (before I was even born) and my parents considered him to a good friend. I've met the man on one or two occasions in the past.

Ordinarily I'd begin the eviction process like I would for any other tenant. The only sticking point is that this particular tenant is severely disabled. Apparently he suffered a stroke in the late '90s which has left him immobilized other than the left portion of his head/face. According to my other tenants he's entirely confined to his trailer and is unable to speak or communicate. He has no family and relies on a home care nurse who visits three times a week. His neighbors pitch in whenever they can.

Given his condition, I let things slide for the first month but we're coming up on three months of unpaid rent. It sounds harsh, but I rely on this income to pay off my mortgages on my own home and my vacation property.

What's the next step here? Should I just proceed with the eviction like normal? Would a judge even allow me to evict a tenant so severely disabled?

Friend keeps nagging me to sell my flat?

Friend keeps nagging me to sell my flat. It's a nice flat in a quiet area and I'm now mortgage free, so just paying council tax and utilities at the moment. At the moment I'm actually quite happy where I'm for the meantime, especially now my monthly bills are very low and I'm still only 34.

One day I will of course like to go up the property ladder and get my forever home, but for now I'm content.

Why does he keep suggesting it? It's not exactly a bad flat and the area is not too bad. I have lived in worse accommodation (sharing bathroom, no washing machine, box room in much rougher areas )

I think maybe he s lonely and not got many friends, so I think he s trying to get me to move closer to him. He lives other side of town.

His sister sold a flat far north and now can't buy nothing down here. Maybe wants me to sell and maybe do a deal for his sister?

Getting to the point where I don't even want to meet up with him anymore, because all he talks about is material stuff and my property, I really don't want to just cut him off. Every one I have told about this is baffled because they think I have a nice flat, especially for my age. Especially with the housing situation, where nowadays many people are still house sharing into their 40 s and even 50 s.

Any way what should I do about this?

Why should I pay a landlord?

I have a question.
Why should I pay a landlord heaps of money, who isn't any kind of a professional in real estate, who just runs things the way he or she sees fit…
Who is ignorant of the law…
In a situation where many laws may or not protect me because the number of properties that the landlord owns is lower than the threshold…

Just to have a better locale than I could otherwise afford…

And pay a higher rent, than what I would pay a mortgage…

When I could rent an apartment that is representative of the kind of house that I could afford to buy if it were a house for sale…
Have my rights, and have modernity and structural integrity guaranteed…
Have my neighbors guaranteed, and have good and fast maintenance?

Or find listings in a good area, price listed starting with the lowest price…
Pay $2000 cash, and OWN it, WITH the deed?
