Which loan should be first on insurance?

The lender on my second mortgage (Wells Fargo) is insisting they should be listed as the first lien holder over the actual first mortgage bank on my homeowners insurance. This doesn't seem correct to me?

Mortgage for 17 year old?

I understand that a 17 year old can't technically sign a contract. However, if the minor had a cosigner with great credit history, would it be possible for a bank to give the minor the loan, even at an increased interest rate?
Added (1). ALSO: The minor has a full-time job, is a high school graduate, and the job is a steady, good-paying, reliable job.

Who inherits in Texas?

My husband bought a house in 2003. We married in 2011. We refinanced this month and put my name (with his) on both the title and mortgage. If something happened to him would I inherit the house or would his daughter inherit a share of it? I know Texas is a communal property state, I just don't know if it's considered personal property of his since he originally bought it or if it's communal property between us since both names are on it.

Option to buy rental?

Few years back my mother did an agreement for an option to buy. We were renting the same house for a good year and a half. She really likes the area and the house so she decided this would be the best option at the time. I have no idea why, I was only 17 at the time so I had no questions to what she was doing. So She gave the landlord 15000 cash as a down payment and in the contract It says to put down 5k a year towards the down payment. And when she was ready she would have to go get a loan with what was left after the down payment from a mortgage company or bank. We have been here 3 years and she hasn't put any thing else towards the house. There's no time limit to which she is suppose to purchase the house. So my real questions here is. What if she decides to back out of the agreement, would there be a chance she can get her initial down payment back, and if so what if the land lord does not have it

Contractor won't give me a receipt or return my calls?

I don't know what to do at this point…

Last week a reputable contractor did my roof on my new home. I paid the balance via etransfer and he promised to return this Monday with the receipt and warranty.

I absolutely need to get a receipt. My mortgage is going to reimburse me for the costs but I need to provide a receipt as proof of completion for them to release the funds.

I called Tuesday and left a message reminding him that I need to receipt and to call me to let me know when he can drop it off… No response. I called again this morning and left another message reminding him that I paid him through my credit to avoid him needing to deal with the bank and that I couldn't get my money until I get a receipt. He never called back today.

I'm at a loss for how to deal with him at this point. Does anyone have suggestions for what language I should be using to get a call back or (even better) have him just give me my receipt?

Why are so many people stupid enough to take out loans?

I'm not talking about mortgages or student loans. I'm talking about regular loans that many people have no means of paying back. Do they not lose sleep over it? Do they think they can run away? So many of my friends carelessly take out loans as if it's nothing. What gives?

Insurance salesman trying to get me to switch?

I just bought a house and went with the life insurance offered through the mortgage, I just wanted something as a 'just in case' to make sure the house is paid off in event of an untimely death.

The insurance division from the brokerage is harassing me to switch to them and are trying to get me to set up an appointment. He keeps telling me that going with the mortgage offer is the worst decision I could make and I need insurance through them instead.

I know he is going to upsell me and I can't afford more than I'm paying now. I also don't trust this brokerage because the broker made a mistake and understated my payments by $200 per month and hid the fact there'd be $1000 in property taxes not covered by the mortgage company and due immediately.

I don't know if I should trust him or if he is trying to pull a fast one… Why would the mortgage insurance be rubbish if all I want it for is to pay the mortgage if I die?

Why my lender asking for refinance my existing house to get new FHA loan?

I have pre approved (FHA)one of the lender for buy a house in Texas. When my offer has been accepted, my lender is asking me to Refinance my existing house which we bought with FHA finance and that house has been rented out last two years cause we moved other state for job and now decided to buy a house in other state.
At the bargaining we asked our lender, are we eligible for 2nd FHA loan for our Primary house in new state? They said yes since you moved other state forjob.

Now-why they are asking to refinance first then i can get our 2nd FHA loan according to the underwriter. Should i have to refinence my old house which is rented out from last two year? Why under writer says still that is my primary home since i moved almost two year from that house and that state? After refinance old house can how soon i can apply for FHA loan?
please need honest advise and guide.

A neighbor's home goes to auction this Wednesday, due to deceased dad's reverse mortgage. Any ideas?

I have a very nice neighbor whose home will be auctioned on May 22, as her extension has run out after her dad passed away after taking out a reverse mortgage.

I posted about this late last year. Her time is now up. Her daughter's GoFundMe page has had minimal success (https://www.gofundme.com/7hjwe-help-me-save-my-grandparents-home), and I'm trying to come up with a way to save the day.

I just bought several tickets for tonight's Fantasy 5 lotto drawing, (how's this for desperation) hoping I might hit the jackpot, redeem it tomorrow, and cash her out to the tune of $97k before the Wednesday auction.

Talk about grasping at straws, huh? All you real estate or legal wiz types, any ideas will be appreciated.

Looking to purchase a home?

Last year I helped my dad in refinancing his loan adding me to his loan due to my income and credit. Now I'am looking to purchase a home of my own however I have a loan on my credit for a home. I was told by a realtor If I can show proof by some letter showing I did not make any payments I would help me by showing I'm not responsible for the mortgage payments. Is there such a letter that can be made.

Me and my wife (both 26) are applying for permanent residency to move to Australia (specifically Perth area) (if it helps I'm a primary school teacher and she's a chef) we're pretty well off on everything but the one thing I think I don't fully understand is when (if) we get accepted how do we buy a house (we have enough for a deposit already we have about £50,000 in savings) I've heard the time you have to get into Australia is anywhere between 6 weeks and 12 months so is that how long we have to buy a house? As soon as we get our acceptance through do we have to switch to an Australian bank and then surf through for a house we like and apply for a mortgage? Why doesn't US employment law give the employees far more power, influence & authority with employers less able to get them out of a job?

The classic argument the Americans use is that we're a free market and democratic society and the employees concerned can also quit a job at a moments notice without needing to give and serve out a period of notice.

However, Canada, Australia, New Zealand, UK, Ireland, Japan, the EU, EEA, Israel and the UAE are also all free market and democratic societies, but do not operate employed at will contracts. An employer needs to go through a very rigorous and formal investigatory and disciplinary process to legally dismiss an employee, and can only do for very specifically defined reasons, which can also be contested for reinstatement and compensation before an adjudicator (judge) in an employment tribunal (labour court).

They sensibly recognise that job security is paramount, as without it, people can't ever plan for the future with mortgages, cars, starting a family, taking on financial commitments, buying things from the shops (which all help to stimulate the economy and create more jobs), and what happens if the boss just kicks you out for no reason in a bad mood at the age of 50 and you can't easily get another job very quickly?

Why is the US the odd one out in this respect as all the other advanced economies and G7 in the world have proper worker protection?

How much would you charge your kids for board? And would you charge them extra for putting the heating on for 10 minutes here & there?

My partners parents are financially stable. They won £100,000 a couple of years ago, paid a lot of the mortgage off, and purchased a massive camper van to go travelling in (which they do almost every weekend).
The house is massive, neither of them work apart from his Mom working 5 hours per week just to get out of the house, they've recently spend a grand on a husky puppy, and they spend so much money on luxury food.

But they still complain about being "broke". Tonight when I visited my boyfriend, I asked for the heating on because I was cold (the house is very big, so it's hardly warm), I'm also flued up at the moment so was practically shivering. We had an argument because he said he will get yelled at if he puts the heating on, anyway, eventually he puts it on for half hour max.

His parents come home from walking the dog and go absolutely mental at him saying they're putting his board up to £350 (£75 extra), JUST FOR PUTTING THE HEATING ON FOR HALF HOUR.

They currently get £300 from him & £300 from his sister. Both of them are in their 20's, and I just think that's is so petty that they have to ask for the heating on in their own home. Their shower time is also monitored. They both work full time, my boyfriend goes to the gym 4 days a week, and he stays at my house every weekend so he's rarely at home (apart from to sleep in the weekdays). Do you think £300-£350 is a fair amount to charge?

Added (1). They are both TRYING to save to move out, mortgage deposits are not cheap. My partner is 29 and has been saving for 8 years now, he buys his own food which is £100 a month, yet he has to pay £300 for their bills?

The last of the mortgage was paid off when they won £100,000. They also won £25,000 a few months ago, yet still complain about being poor. I just think that charging your kids £300 just for a room, is unfair. They should be supporting them to move out, not draining their money!

Our lake home of 23 years was built on a lake lot, in a lake subdivision. 4 years ago our mortgage services hit us with a "forced placed" insurance separate from the regular mandatory one. After 4 years we'd had enough. We paid for a survey which proved we were not in a FEMA flood zone. FEMA agreed and removed us from the "flood zone" designation. Mortgage services agreed. I wanted my 4 years of payments refunded. They only paid back 1 year. I found out there had been a class action which they conviently chose to leave me out of. Others like me were given 5K. Not me

Foreclosure in Alberta - what can I do to stop this?

We have owned a house for 8 years now and after the first year it was used as a rental house. We always had relatively good tenants but there were some late payments off and on. Our last tenant was constantly late but we always made sure the mortgage was paid, albeit late, but I kept in contact with the lender. When this tenant moved out I suddenly found myself having a major repair to do in the house, found a new renter who changed their mind at the last minute and these two instances really set me back and I found myself not able to pay.
I have had a family member move into the house as we knew the payments would be on time but it seems this is too late.
Last Monday my lender told me I had until 4pm that day to pay the amount owing or our file would be sent to the lawyers. I explained to them I had the full arrears amount but it wouldn't clear until Wednesday. They sent the file to lawyers.
I now have the funds to pay arrears and am willing to put an additional months payment in trust, we have a reliable renter now but they won't tell me which lawyer the file has been sent to and I just need to 'wait' for the lawyer to contact me. I don't want to wait but don't know what to do. I've been researching and am about to place calls with different lawyers but am nervous as I don't have a lot of funds or I wouldn't be in this place to begin with.

Is there anyway I can turn this around and get my lender to keep me? I would appreciate any advice.

Joint mortgage. Partner walked out over 4 weeks ago?

Me and my partner of over 6years bought a house in December together. When we bought this house he put £53,000 down as a deposit and we got a joint mortgage of £30,000. Since we have moved in i have paid everything in that house as he 'couldn't' get a job. Will my husband get over this and move on?

I got laid off from my job and we could no longer make the mortgage payments. The lender was going to foreclose. Then I got a letter telling me my mortgage had been paid off. I thought it was a mistake so I went to the lender, and ask them about it. They told me my ex husband who was still on the mortgage had came in and paid off the mortgage. We had a friendly divorce but I NEVER expected this. I got the house in the divorce but I had to keep up the mortgage payments.

I called my ex husband and ask him why he paid off the mortgage. He told me that since he was still on the mortgage, his credit was being harmed by my not making the mortgage payments. I promised him I would pay him back the money he used to payoff the mortgage. He told me I did NOT OWE him anything. There are not words to express how great it feels to not EVER have to worry about having a home to come home to.

However, I had an unexpected problem. My current husband is very upset about the way things turned out. I told him it did not have ANYTHING to do with him. He should be happy that WE now have a free and clear home. I told him if it bothers him so much, he can pay back my ex husband the money he used to pay off the mortgage. He has not mentioned anything about this since.

Do you think he will get over this and let us both get on with our lives with NO MORTGAGE PAYMENTS EVER.

Any good idea to spend gift card?

I have 20 visa gift cards (each $200). They can't be changed into cash, not changeable into foreign currency, can't be put into my bank account, can't be used to pay for my mortgage.

Instead, three-dollar monthly fee is deducted every month, I already lost $120 in total without purchasing anything.

So I started thinking of purchasing something. Any good idea what is best to buy? Prefer something that I can change into cash later.

Hello everyone,

I'm in my mid 20's and live in Cambridgeshire in the UK. I have been saving to buy my own place I would either like to buy a flat/house I have 13k saved. I work full time which is contracted. I earn around £1200-£1300 a month which is my basic pay but I do overtime and for the last few months I have been taking home £1600-£1800 a month after tax and national insurance. Does anyone think I have enough to get on the property ladder?

I have been told that I could maybe seek advice from a mortgage provider. I bank with Barclays, I could seek mortgage advice from them, but does anyone else know of other mortgage providers that I could speak to. I have also heard about getting a mortgage in principal but i'm not sure how that works?

Why is life in the United States so expensive?

You need to pay rent (or mortgage) which is almost always over $1,000 for anything in any location. You also need a car in most of the US, AND CAR INSURANCE, easily another $200-$300+ a month.

You still need to pay for food, utilities (not always included in rent) and more, maybe including an education.

The system is designed to keep you down, making it VERY hard to become successful, at least without having to suffer first… It's like everyone is SUPPOSED to have a period of life of having to work all waking hours, barely get any sleep, and live uncomfortably frugal for awhile, and then even if you get a college degree, you'll MAYBE get the job you studied for, you MAYBE get ANY job.

What the hell is going on here in America? I'm 22 and wasn't expecting or prepared for this! My parents never pushed me to college or anything, in fact my dad fought against me going, I did not get to go and now have had several seasonal retail jobs, not even making $2,000 a month when I do have a job.

All my jobs have paid a few dollars more than the hourly minimum wage, but even if it were $15/hour it STILL wouldn't be a living wage.

Public education system also doesn't teach or prepare us for life.

Is there any need for a guy like me to be concerned about my credit score?

I'm in a dispute with my credit card company over a few hundred dollars worth of fraudulent charges, going to arbitration next week. Due to a word limit here I won't get into details, suffice it to say I don't plan on paying for it win lose or draw.

I would like to use the space to tell you of my situation, and then ask whether a 7 year ding on my credit report should mean all that much to me.

1. I'm a 28 year old guy who purchased a home last year with a low fixed rate mortgage, and don't plan on moving. So I don't have the issue of finding an apartment or obtaining a loan with a blot on my credit report, that ship has sailed.

2. I'm self employed as a photographer and do not need to finance any of my equiptment, as I make good money doing it. The issue of finding a job with bad credit does not apply to me.

3. I just put a down payment on a brand new Jeep Wrangler. The jeep should easily last me more than the 7 years the entry would be on my credit report, so I won't need an auto loan in that time frame.

4. I'm not the kind of guy who finances things like furniture or tvs. I take loans for home and auto, and anything else, I save up and pay cash.

That being said, I simply can't think of anything I would need to do in the next 7 years that would require good credit.

If I lose my case and don't pay, will the 7 year blot on my credit report effect my life at all?
Added (1). And yes, as you can tell by my post, I CAN afford to pay the credit card bill, but principals are priceless. If I didn not make the charges, then I refuse to be conned into paying for the charges. I would take the ding on my credit report for a penny.

Why is life so unfair?

So i have always worked hard, paid for my home, raised my child alone, went to college part time.
then a friend of mine stays at home with his mother, goes to the gym all the time, works part time once or twice a week and then gets a free scholarship to study abroad and meets a girl more than a generation younger than him in college.
meanwhile i'm trying to pay my mortgage and study at night and have no social life.

House buying advices?

I have first house with monthly payment of $1500. And I'm planning to buy new house with possible monthly payment of $3000. My plan is to give first house in rent which will possibly pay my first mortgage. I earn more than $100k/year. Now I'm not sure if buying new house is going to be good decision or can be financial risk. I have family a wife and a kid. Any advices? Should I sell this and buy new or just buy new house with first one in rent or not buy house at all or any other options?
