Can you get a mortgage without working for a full two years? I have a really high credit rating but haven't worked for two years yet. Which Financial Institutions would you recommend? I live in Canada.

Do banks view regular 30yr. Mortgages as assets, equity, or liabilities?


When a bank gives someone a mortgage on their house with the expectation of collecting the interest whatever it may be, what is the effect it has on the balance sheet and income statement? Its either assets, equity, or liability. I am not necessarily concerned with what happens to them next but how they appear on the balance sheet and income statement. My guess is that they are viewed as assets since they generate revenue, what do you think and why? Thanks!

I have an engineering/physics degree but feel I don t contribute to society?


I understand advanced physics and mathematics, and have a passion for technology, the cosmos, and all things unknown. I have a dual major in engineering and astrophysics. I am a corporate businessman, and make $200-300K per year. I feel that as a unique mind, I am slighting the general populace by not focusing my mental efforts on innovating and discovering. I am very comfortable financially, but know that if I pursue physics research, I will suffer a severe paycut and have trouble meeting my mortgage/general expenses. I am at a moral crossroads. Should I quit my job and pursue a research career, and potentially advance our general scientific knowledge? Or should I continue to live in a cushy manner that will give my family and children a carefree life? I am considering selling my house and taking a paycut to work as a research physicist. I am happiest when discussing cosmic mysteries. PS, I also think my current job might give me a premature heart attack due to stress.

Is an arm 5/5 a good idea in our case?


We applied for a mortgage loan. When we told the mortgage loaner we were planning a buying a home but moving in 3 years, she recommended a arm 5/5. We are for sure moving in less than 5 years. Would it be a good idea or should we go with a fixed loan?

I just received a bill for right of way maintenance. Is that something that escrow supposed to pay for or do you have to pay by yourself?
If I don't pay by November 15, will it just rolled to my next year property tax payment? And will be included in my mortgage?
I just hope it won't affect my credit score.

My mortgage company has terrible customer service. Call them a couple of times but they couldn't help me, one even hanged up on me. Any advice would be great.

How to repair my credit score? (UK)?


Hi All,

So basically, my credit score is currently a shocking 90. Eek.

I m 23, and let s just say that I made a lot of silly mistakes with credit from when I was 18.

I m now settled down and would like a mortgage in 5 or so years, realistically.

I have just over 1000.00 debt with credit lenders dating back from years ago that I haven t paid, mostly because I took credit accounts on behalf of my ex whom screwed me over.

I haven t had any loans or credit cards, they re just things like Sky television, Virgin Media, 2 mobile phone networks for contract phones and catalogues.

The only good things on my credit report are my current account (which I have had for 5 years) and two current mobile phone contracts (which I have had for over 2 years).

I ve heard that paying off old debts in one hit can affect your credit report adversley as lenders will see it as a trend.

What can I do apart from find a time machine?!

I pay mortgage but my business partner rarely does?


His and my wife are on title only my wife is on mortgage as a result ive been paying most of mortgage payments and maintenance since that's the case can he be taken to court and can I take over the property since I have made the payments mostly?

I want to go to college, I took some classes at North Seattle College but I ran out of money, and my parents make too much for me to qualify for household income based financial aid such as the FAFSA, but they have huge bills and mortgages so they are unable to cover the cost either.
How do I get scholarships or is there a program something?
I'm 21, male. I have Asperger's. Live/born and grew up in Seattle.
My interest is in Computers and technology.

What kind of jobs provide relevant experience for becoming a loan officer?


I've decided I want to try becoming a loan office in the future, eventually either a commercial or mortgage loan officer. However, at the moment, I have very little experience. I'm going to graduate with a degree in Economics in December, and I want to have a job set up for me in January. However, I'm planning to move across country in April, so I will only be working at this job for about 3 1/2 months. I don't want to go into entry-level loan officer jobs just yet since it would be a shame to have to quit after just 3 months. So, I'm looking for some kind of simple, yet relevant job for those 3 months. So far, the only thing I can think of is a bank teller, but there must be some kind of better options out there.

Any suggestions?
Added (1). Just to be clear, the jobs you suggest must not require any years of experience basically since I have none. Well, I do have some, but I doubt it is sufficient.

Should I refinance first and second mortgage to one loan?


We currently are contemplating either moving or refinancing our current home. Homes current value is about $215000 and amount owed on both combined loans is $188000. The refi will save us approx $300 a month and closing costs is approx $1900. Should we do this deal now even if we may sell in 6-12 months? Looks like we would recoup the closing costs fairly quickly. Suggestions?

Hi, everyone. I was wondering about these ten year auto loans. I know that they are not good. And there are many people saying "do not get these loans". But, I have never even seen one company offering such loan. Does anyone know where I can find one, so I can see for myself how bad it is.

Pay house in full or take out a mortgage?


My husband and I are both 26 years old he makes around $60K a year and I am a stay at home mom. My father passed away a couple of years ago and left me money, enough to buy a house, plus some extra money for emergencies, along with periodic payments from a life insurance policy. My husband has a 401(k) through his job and his job also offers a mortgage program that works with Wells Fargo mortgage which has benefits in case like for example he loses his job, gets laid off or has a disability. The program will help with interest free loans and grants to keep up with the payments. Should we just buy a house in cash or go for a mortgage through his job?

I was talking to a man named Nick, who worked in animation for Disney for 25 years until he got laid off 2 years ago. Since then, life has been difficult for him. He has 5 kids, and a large mortgage that the job he found after being laid off doesn't manage to support. He is living off rapidly dwindling resources which he managed to save while working at Disney.

Today, he told me that he believes that this is all part of God's plan; that there is a lesson to be learned here.
While I believe that this is a nice approach to adversity in general; that rather than getting angry, to try to learn from it and be resilient, I have trouble with the idea that his faith grew as a result.
It just seems more likely that the loss of his job had to do with technology than with God.
If bad things happening proves that God exists, and good things happening proves that God exists, then the notion of proof has little meaning.
It would be like taking a medicine and saying "If this makes me better, it is a good medicine; if I get worse, it is a good medicine".
I like the idea of approaching his job loss as he does, but it seems dishonest to use a bad situation as evidence that God loves you. Any thoughts on this?

My grades are slipping and I still have no motivation to do my homework. Help?


I want to study. I want to do the right thing, but I have no self-control. It reflects on my lack-luster grades. Help?

It's kind of like I'm the farmer that decides not to harvest the wheat for the upcoming winter and early spring. I see that I will die from starvation but will not do anything about it. I just sit here even though it's not helping.

Hell, it's just a glimpse in a large and elaborate puzzle of laziness and inaction. My room isn't clean, I don't help around enough, I don't study, and I don't plan for the future. I have no dreams or long-term goals and I stopped trying when I realized that I feel tired all the time. Thinking about the future just makes me tired and I get headaches about it. I feel tired of working towards effort, even if it is for the better.

What the hell is wrong with me and how can I pick myself up and change my life?

Hi. My wife and I bought a flat 8 years ago for £225k. We've lived in it until now.

We've just remortgaged it as a buy-to-let, on the basis of a £400k valuation (crazy London market). We've used some of the extra value to buy a house (with a big mortgage) that we've now moved into.

My question is: if we decide to sell the flat in a few years, how much CGT would we have to pay? For the sake of argument, what if we sold in 2 years time for £450k?

I had thought that if we sold within a certain period we wouldn't have to pay anything, as it's been our main property till now. But now I'm not sure!

Car finance or loan with bad credit // Car buying advice & help desperately needed please?!


Hi guys, I'm 26 and have had a ridiculous passion for fast cars since I was a little boy. I've had my fair share of cars previously, the BMW M3 being my favourite. Unfortunately last year we'd suffered a devastating loss to my family, which resulted in me quitting my job, selling my car and moving abroad for some time.

I'd come back at the start of the year with nothing, no job, no money. I've now been working self-employed since May and got myself back on my feet and I am now comfortable earning around £2k a month and renting a house with my partner, trying my best to save for a nice car again. (and failing miserably!)

I've only got a van I use for work and really, really want a supercar (or nearest thing to it) again for leisure. May sound sad to some people but it literally would complete my life!

Here's my problem - I don't have a good credit rating due to late payments on my contract phone etc etc in the past, I have had finance previously but they only lent me around £6k. All the cars I really want are around £20-40k, I can understand this may seem a ridiculous amount to some people with no interest in cars, but please try to understand I will do anything to fulfil my dream!

So, surely there are some companies that would lend you long-term money on a car like they would a long-term mortgage on a house? Like car finance on a "can't pay, we'll take it away" kind of basis - therefore not needing a great credit score?

How bad will the economy be by the time I graduate college?


I am fairly young, at the beginning of my adolescence living in a tiny apartment with my family of 4 (including me) in Brooklyn, NY. My sister- a recent college grad is not financially stable and I'm worried my future will be the same-if not worse. I've already heard that the economy is really bad and it will continue to deteriorate. It's a rule of thumb that the average college grad in US is broke as hell, even if said person peruses a prestigious major. Will I be able to pay mortgage? If I continue to live in NYC after my high-school grad, will that affect me really badly economy-wise?

Looking to purchase a house with no credit?


So I'm looking to purchase a house (my first one) relatively soon as the amount I spent on rent is nearly 1/3 the price of mortgage. Other variables such as heating/utilities (which im paying at my rent) have been calculated. So here's the thing;

I have no credit / loans / debt in my name, and nearly everywhere requires credit. Are there Government Programs, Charitys, Organizations that help people get the large down payment they need?

What do I do with my ex's mail until the house sells?


My house is in my ex husband's name and is up for sale.
I will get the proceeds of the sale minus the mortgage to buy a smaller property.

It has been 3 years since he moved out but I am still getting his mail because the business has my house down as it's home address for bank mail. He says he can't change this as he needs the house with the mortgage for his business address and that he has a right to his mail.

The bank knows his new address - at the moment he is not allowed near the property as I had to call the police around as he is violent to me.
I used to bring them to his supervised visitations but they have stopped now.

So I used to collect a few letters and forward his mail to his business in a packet but that cost me money - and I also tried putting his new address on them and put them back in the post.
I also put a cross through it and sent them back to the bank.

But still I am getting his works bank mail - it isn't important stuff just his directors mail.

Any ideas what I can do with them? If I keep them he could take me to court.

I m selling my house at the moment and was wondering what the bank may charge me for ending the mortgage early
I have been paying it for 9 years. It s a 25 year mortgage
The house cost £105,000 but I payed £5000 up front so the mortgage was for £100,000
My statement says at the mid point there is £77,060 still left to pay

Husband in a family dispute feels slighted?


My husband bought a farm at a very young age with his brother to split, due to his great credit. It's been many years now, and it seems the split they originally set up is not fair. The one family got the house on the property, which has 6 bedrooms and a garage, which they feel should be exclusively theirs. They have foue adult incomes going into the home and four kids. My husband got an old trailer. The two pay the exact same amount on the mortgage. As he got older, met and married me, we realized the trailer we lived in was not safe for children, we have two, but were financial unable to get a new one to replace the one falling down around us.
One in the other home had a trailer they wouldn't ever use that they were still paying on, and offered save on lot rent if we give what we could. We felt we had little choice. The new trailer has needed much work due to all the damage done by the prior tenants. Now, we are being told that we have to pay a set amount every month and owe 450 in back pay for living there. We gave a chunk of our tax returns and paid for the taxes on the trailer and fixed it up, and we are told we still owe.
We don't have any extravagants. We haven't our own garage. Heck, we technically don't own anything on the farm but our cars, but we are now asked to pay more per month to live on the farm without owning anything on it than the brother's family who has the big house and more income. Are we over reacting, or should we put our foot down and say no?

TX ex husband bought house on my name without my knowledge now I owe back taxes?

What are the differences in credit scores?


What is FICO score? Is it a score all by itself or does each credit bureau have a FICO score? I ve read that credit Karma is not completely accurate as far as score goes, just good for seeing what s on the credit report. But what about going directly to Experian or Transunion or Equifax? Is that accurate? When applying for a credit card or mortgage what score do they use and Where would I get a score that compares that that one?

My question is how do i go about getting this out of my name and not pay capital gains if possible. Would it be best if we just list the property and sell and i give her portion of the equity minus my down payment.

Tom and Betty are married. Tom can be a bit of a control freak and its likely he got it from his father. He often tells Betty things like "my house, my rules. If you dont like it I can kick you out of you can leave, there's the door. This is my house!" Betty seems to have no backbone towards him at times and her family have told her to stop putting up w/Tom's behavior. In actuality, Betty's family paid cash for "his" house and the house is primarily in Betty's name with Tom's as a secondary. Betty's family did not want Tom's name on there at all, because he spends like there is no tomorrow and they were afraid he would act like this. Tom refused to make the mortgage payments to Betty's mom unless his name was put on the deed/property tax record. Can Tom legally kick Betty out and take everything even though Betty's family act like the bank and the couple pay the family?

Should I sell?

Here's my dilemma - I am moving to a new city, and can't decide whether to sell my house or rent it out whilst I'm away (longer than 12 months).

I've got quite a few debts that I could pay off with the proceeds of the sale, but my circumstances won't enable me to buy another property (if ever), so I'll have to rent somewhere myself. I will be left with a nice lump sum of money after everything is paid off, but it's nowhere near enough to buy another property even if I could.

If I rent my house out, the rental income will cover my mortgage payment and most (if not all) of the monthly rent on a property in the new city. I wouldn't be able to pay off all my debts in one go if I didn't sell the property, but I would be able to maintain usual payments etc.

Help! What would you guys do?

Me and my husband are applying for a mortgage and the bank refused to give us one as there was an outstanding credit in my name. It was a mobile phone account which I thought was closed 2 years ago but apparently had £21 outstanding which now are £66. We never received mail but we had moved homes and we never got an email regarding this outstanding value. If i pay it now, will my credit score improve? As it says it will show for a total of 6 years. Will I be given a mortgage if i pay the outstanding £66?

Why does it cost so much money to join Atheism?


A few years ago, when I was confused about my sexuality and gender, I was considering joining Atheism. Upon finding out how much it cost to join, it make me wonder how I will pay for my membership. I tried going to bank and get loan and then try taking out second mortgage to pay for expensive member fees. I told them what's it for and they denied me. Was this discrimination and could I have done something? Also, I am required to pay minimum of $1200 to join Atheism. If I want to experience full benefit of Atheism I.must pay $12000. Why is so expensive to join? Does Atheism only want my money?

Can get pre-qualified and wait to get pre-approved for a mortgage loan?


I am 4 months shy of being at my job for the required 2 years to be qualified for a mortgage loan. There is a condo I want to put an offer on that meets my monthly payments requirements and that is close enough to work. The only problem is I have to wait until Feb. To apply for a loan. I'm sure the condo will not stay on the market for that long, so I wanted to put in a full price offer with a closing date of Feb. Or March. It has been under a Contingent (Kick-Out) contract since March and the contingency is about to expire at the end of this month. I figured that my contingency is only 4 or 5 months compared to the current 7 months, so I may have a chance.

I was just wondering if a loan officer will give me a pre-qualificatin letter now and hold off on submitting a pre-approval application until Feb. Do banks do this?

Could my finances handle buying an apartment? Maybe I should wait?


Well here are the figures. I live in Stocholm, Sweden. As of now buying a place is f***d up. Yesterday I went to look at a place that needed the kitchen and the bathroom redone. Redoing kitchen and bathroom is at least $10 000. The place started out at $140 000 and was sold today for $245 000. I mean to me that is just ridiculous. And that's 430 ft2.

I looked at the numbers on how much it would cost me and I'm not sure. The down payment is 15 percent. Another 15 percent is a top up loan and the remaining 70 is a mortgage loan. The top up loan has 3,5 percent in interest and the mortgage has currently 1,7 percent. For these two loans I would pay $400 in interest and another $400 in installment. The fee for the apartment is also around 300-400, adding internet, electricity, TV I'll get $100. That means the total cost of the apartment is about $1300. I make $3000 after taxes, which means that almost 45 percent of my income would go to the apartment. And if the interest goes up so would the cost. I seriously doubt the interest would fall below 1,7. I usually put $750 in savings but that would leave me very little for food, transportation and life in general. I don't know. I just feel like with these prices it's going to crash soon. I mean $250 000 for a studio apartment 20 min outside of the city center by pendulum. Maybe I should wait? What do you think?

Will the bank take back the house?


My parents are both deceased, dad died in February of this year and mom in 2012. They owned 2 houses, the house they lived in and a house they rented. The house they lived in was sold but the rental is not in the best location and despite repairs, landscaping and staging is not selling. It's next to a graveyard and it's also upside down on the mortgage. Since the house is legally in the name of the estate, how likely is it that the bank will accept the deed in lieu of foreclosing, kind of like a short sale in reverse? Any suggestions for unloading the property without having pay it off which we can't really afford to do?

How do people in Vancouver afford a house?


I live in Vancouver BC. I live outside the city in the suburbs but it s still extremely expensive. My wife and I have a good income. We have a combined gross monthly salary of just over $11 000. We still can t afford a house. We rent a basement suite. We ve been saving for years and have enough for a down payment but it s the mortgage that we can t afford. What I don t understand is how families with the same or less income are buying nice homes within the city. How are they pulling it off? I need to know how they do it! I'm an 18 yo college student, and after paying for all of this semester's tuition, books, laptop, etc. I'm left with a $1,050 check from scholarships. Since I already have everything I need right now, I was thinking about putting half the money into an ETF like SPY and the other half in a few low cost index funds. my mother in law gifted my husband and i our inheritance for down payment. She sold a rental property and did a 1031 exchange to help us buy a house. My husband and i were told the home would be in our name. We now are renting the house that was suppose to be in our name from my mother in law. She says she will gift us the equity over span of 3 years to avoid paying taxes. We are paying the mortgage and the upkeep of the whole house. Every time we ask for a contract or something stating this in writing it gets brushed off. We have now invested over $35,000 dollars into this home. Paying for renovations and faulty piping and pulling etc.

Hey guys I guess my question is what should my next step in life be or what guidance can you guys give to me to help me on my new journey.

So right now I'm 20 years old live on long island NY but am going to move to NC soon. I'm currently attending a community college for a business degree, and currently questioning to continue with this path. I'm a production manager at McDonalds, I have a 730 credit score and rising every month(goal is 800). Have a little over 40k in the bank 10k in stocks and 7k in a Roth IRA fund. Have a nice car already the next step is a house. So I found out about FHA loans and for the county I'm looking at the fourplex is maxed at $521,250 but I cant find any decent looking ones that I like. When I move should I call a relater and have him/her to show me some properties what should I do. Should I get a real-estate licenses

and any advice you could give me would be great thanks in advance.

Who will get the house in my Nevada divorce?


bought the house in Feb 2013. Everything in my name; mortgage, insurance, taxes, utilities, etc. He signed a quit claim deed at the time we closed on the house.
Due to damage he did when drunk and wear and tear/lack of maintenance, I believe, at best, the house is worth what we paid. I am not an appraiser so I couldn't say for sure though. We paid 130k and I owe $120,805.02 at this time so if I understand it correctly, we have an estimated $9195 in equity. He is demanding money.
We have $12k in credit card debt. I tell him if he gets 1/2 assets, he gets 1/2 debt. He says he won't pay the debt or he'll just file bankruptcy. All debt is in my name (he has cards with his name on them). I have agreed to keep all debt and give him two boats, three vehicles and much of the furniture. I get the house, a financed car, a broke down truck and primary custody of kids.
I've been told we don't have enough equity in the house for it to be considered. Is this true? Since he signed a quit claim deed, does he even have any right to the house? If he were to get the house in the divorce, wouldn't he have to get a mortgage in his name?
Since all debt is in my name will the credit card companies just change it into his name? If I do end up having to pay him for half the equity, how long tilI i have to come up with that money? If I have to sell, can I ask for deferred distribution until the kids leave home? I have a lawyer but she hasn't gotten back to me on these questions yet.

I'm trying to sell a house that shares the neighbors septic and the buyer says she can't get a mortgage because it's not my system and a bank won't lend with no guarantee their is proper plumbing. Do I need to have my own system installed? Should I try to get the neighbor to somehow change the deed to make it a co-owned (and thus both responsible for) system? Would be great not to have to drop 10k. I bought the house cash so never found out until now! Thanks everyone for your help.

First time home buyer, what to expect on closing date?


My lender and realtor already kinda gave me a heads up on it. But how is it really? Are we all sitting on a table or do they have the seller and buyer in separate rooms? How long does it really take? Hours? Is it very common for deal not to through on closing day? Will I get the keys right away? Are they going to ask us a lot of questions? Will they check our credit score again or go through or income paperwork again? I just dont want to get hit with a surprise, that i wasnt expecting. Sorry too many questions, but closing date is soon and as a first time home buyer I really havent had much sleep just thinking about it.

He always want me joined at the hip. He has no friends. Even if i get married i want my fiances separate. My boyfriend and i are getting married soon. We are moving in together soon also. He wants me to be dependent and independent also. Which is fine with me. But if he refuses to supply 40.00 than im better off by myself.
Look im not trying to be rude. And i rather be independent like i am. I never have been dependent. But he gets mad when I can afford things and i buy it. He seems mad. He would even pick on me.

Am I depressed or just stressed out?


Lately I have been crying all the time. The other day I just started crying out of nowhere and I couldn't stop, i cried for about two hours, on and off. Every time I would get myself to stop, it would start all over again. Recently my parents house was facing foreclosure and I was the one that was handling everything to get the mortgage company to finalize their modification. I would call them everyday just tho make sure things are going accordingly for a month up till this point, i still do. Apart from dealing with them, my dad would always make things worse by saying that I need to do this extra thing and that. And to call them back even if I just spoke to them. Apart from that going on in my life, I'm at A state where I do not think that I need friends, so I don't reach out to other people. I don't go out either, I only go out to work or grocery shopping. This year I gained alot of weight, my clothes dont fit no more, i do not like the way I look, I've never been this heavy before. I've always had self esteem issues but this time it's worse. I only wear clothes that hide how I truly look, and I avoid going out in public. I know I have issues, I started working out so that I can get in shape, maybe that will help. I'm 21 by the way. Please help.

They bought the house for around £137000 and put a £100,000 deposit down. After the mortgage has been paid off and all debts, overdrafts, solicitor fees and finance policies paid off this would total about £50,000.

Was I right to give up on my husband?


He was going through a difficult time, he suffers depression. We have 3 daughters, a house, mortgage, car, business etc…
He decided to start partying and starting taking legal highs, which he denied for about 2 year.
He began staying out all night, lost his responsible personality and became scruffy, thin, irritable very insulting and nasty and just took to sleeping all day after coming home at 7am
I took control pantie bills, businesses, mortgage, kids etc… And we lived separate lives.

But one day he snapped and broke my nose and jaw. That was the end of it, I pressed charges and threw him out and his life took another huge dip

I lost my home recently, my business and all my money. He seems desperate and is in a terrible state but I don't want to know or help. His drug habit has ruined us, and I dontbhave anything to give, I want to leave him in my past.

How to sell this house & get my grandma in a nursing home?


My grandma has dementia. She is an alcoholic, and she has become a danger to herself and society. She drives drunk to and from the liquor store numorous times a day. She recently got into a car wreck because she was driving drunk and so she hasnt had a way to get liquor. When she has withdrawals like this, she starts having seizures. I dont know what to do because when she gets money back from her car, shes just gonna buy a cheap car and more liquor and hurt herself more or keep having seizures. I decided the only way to help her is to put her in a nursing home. But she refuses to go because she doesnt think she has a problem at all. She has been hospitalized 5 times over the past few years from hurting herself while having a seizure and id much rather her spend the rest of her life in a nursing home than jail because she killed some one driving drunk. She has a house that she owns and there is about 122,000 left on the mortgage so how can we sell the house and get her into a nursing home in the most discreet way. She will not listen to reason. She thinks she is perfectly fine. She will never admit she drives drunk or that she buys liquor or that we cant pay bills because thats where all her money goes to. Also she is taking medication, and i know her mixing it with alcohol is not good for her. Help Please. I am desperate

I am paying a mortgage when I decide to move will I benefit at all?


My fiance and I moved into our house over 4 years ago. We bought it for 50k and have done alot of home improvements including fence, new kitchen and new back deck amongst other things. I don t know a whole lot about houses and market but if we ever decided to move do we gain/benefit anything from all these improvements? Or will we not see anything bc we still have 15 years on our mortgage? Was hoping to raise the value due to all.these improvements. Can someone explain? Thank you

Added (1). My partner is putting down £100,00 and its being ring fenced with a deed of trust to secure it. So when we sell the property he gets that back. We plan on doing it up and selling it within a few months. How do we split the profits. We are having a £48,000 mortgage which we are paying equally and all expenses equally?
Added (2). My Partner thinks he should get a better percentage because he is loosing interest on his £100,00. I can understand his point but how can we do it fairly. Also current interest rates are so low and we plan on selling pretty quick.

I just started my credit score half a year ago, and my score is 650. I ve applied for three capital one credit cards with the increases in CL in five months (they will increase by the time I need to get a home)(Two at 500 currently, one at 300 currently, and a Kohl s charge card at 750).
I make 27 grand a year and will have a little more than 4 grand saved up by then.
I m looking at getting an auction, run down, home that I know how to fix up if need be for me and my then wife s first home.
I ll need between 20 and 25 grand from a loan for the house, and I ll have over 10 percent to put down on the house by then.
So, even though my credit score is brand new, will I qualify?
If not:
Do I have to finance on a vehicle to establish the credit history they ll be wanting to see? (I don t want to.)
What kinds of loans would accept me outside of bank loans?
Would the FHA even think about helping me?

My wife has changed character completely and now wants to leave me?


We've been married 27 years. We have 2 daughters in their 20s, we share a mortgage & both work in the same company. I love her more than anything but the past 9 months have been complete hell. She's always been very warm and loving. But she has since became cold towards me and started putting me down for things like my health and the fact I'm 'boring' and don't have a social life. She joined the gym and goes every single day, sometimes for hours at a time - she has lost so much weight I barely recognize her. She sits on Facebook for hours daily and is always texting her friends. I hardly ever see her anymore. My daughters and I are convinced its a midlife crisis/pre-menopause situation. I've become severely depressed to the point where I was signed off from work for weeks and my wife didn't bat an eyelid. One minute she tells me she wants us to separate, and the next minute she acts like nothings wrong. I tell her how much this is affecting me but she turns it round and says I've been emotionally abusive for years. I don't know where this is coming from and I don't know what to do. She refuses to get help or counselling. Any advice?

Is this emotionally abusive?


One of my parents, I won't name genders or roles for the sake of ambiguity, has been borderline hysteric all week. They are now on the phone with the other one (who is away on business) and is threatening divorce, hating Thanksgiving (a yearly thing), and has not been happy, despite a rather worry free life. They have a good job, have been saving up, and have in the last few years, been a miserable little s*** at holidays. We respected the vegetarian thing, worked around the snobbery of not wanting to travel on holidays, but now they are changing all the rules again. I've tried to stay close by, but lets face it, it's getting harder to stay close to someone who acts like this and threatens to leave when the tiniest things go wrong. This morning it was a late appointment with a weekend lawn person for aeration that set it off. Wreaked the mood for the whole day.

So what do you think? I've tried talking, but it only seems to boil down to bs. Things most people would be more than happy to have at all. A good, full time job with relative necessity (and no replacement always around the corner), a wealthy spouse who earns more but doesn't spend it, and all the children working full time jobs in their field. Not to mention a paid off mortgage, cars, and living in a nice neighborhood with no health concerns looming.

What should I do with my broken car?


okay so I just turned 17, and I bought my own car at $3500 with my own money. Ive been and still having to pay for insurance (130) and gas (80-120) a month. My cars transmission just went out, its a manual as well. It has to get a new clutch too. Its a 00 vw jetta with manual everything. The cost would be at least $1300 and the cars worth only $900 now. Im in honors/ap courses, in sports all year long, and don't have too much time on my hands. My dads credit is basically maxed out from 2 car payments and mortgage. What could I do to buy another car, or get the most out of my scrap car now. PS
I have $1600 in savings
cant finance a car under my name. I really don't wanna end up buying a $2000 car, so any help would be great. Thanks!

What Can We do About Our Mortgage Company?


We have had nothing but problems with our mortgage company since we bought our house. Either they don t process our payment or something. We were late with our August payment, but it was made about 2 days after it was due (family emergency sent us out of town.) we made the September and October payments on time. The problem is that they didn t process the October payment because of the late fees from August. They didn t even make a note that October was paid, but it was being held. Is it common for mortgage companies to not process payments if there is a late fee? We tried calling, but they re extremely rude.

How to rent/buy a retirement property when you're in your 20s?


Yes, I know this sounds like an impossible idea. Another asker on here had a similar question, and according to the person who won best answer, "nowadays young people can rent retirement houses", so if that is wrong, I got that info from someone else on here, so be kind!

Anyway, because houses are ridiculously expensive and I am a young, single person on a low wage job (that will eventually turn into a higher paid job once I graduate and work my way up. I don't plan/want to switch careers) I've been trying to find an alternative option. Options I've crossed off the list are:

Renting (costs more than I earn per month)
House share (honestly, I'd rather stay at home!)
Buying a regular house/flat (I don't earn enough to get a mortgage)
Benefits (I don't qualify)
Renting a room (Again, if this is my only option, I'll just stay at home)
Residential caravan site (there are none in my area)
Council housing (still technically an option, but I don't like my chances because I'm not homeless, disabled, pregnant etc. And the waiting lists can be ridiculous)

Sorry for the long list, but when I've asked various rent/buy questions before, people have given these as options, thinking I haven't already looked into them. I have.

Back to the retirement property idea. As I said, it sounds impossible - I stumbled upon the idea while researching something else. If it is possible to rent a retirement property, how would one go about it? Should I simply contact the estate agent via Zoopla?

All year round holiday sites near Rye in East Sussex?


I want to move out and get a place of my own, but I don't have/earn a lot of money, and before anyone says "get a different job", I don't plan to as I am starting out in a career - higher paid jobs in my field don't exist without having the relevant degree, which I am currently working on - it takes 6 years on average and I'm on my second module, so I potentially have at 5 years to go before I can earn a decent wage. I'll be 33 by then! I really don't want to be living at home at 33!

Anyway, I've been desperate to move out for well over 5 years, but rent here is ridiculously high and I simply don't earn enough. I've looked into buying and, as much as I can tell as a complete novice, it seems a little more affordable in terms of the monthly mortgage repayments versus renting per month - I know I could be totally wrong here, but anyway…

Holiday chalets seem very cheap compared to normal houses/flats, and some of the ones I've looked at online seem quite nice, so I wouldn't mind buying one. However, I don't want to have to vacate the property at certain times of the year. I want a place to live in all year round. I've done some Googling but I can't seem to find a holiday park in my area (within a 15 mile radius from Rye, East Sussex) that allows you to live in your property all year round.

Does anyone know of one? Preferably closer than 15 miles away, but I'd look that far if necessary. Thanks.

We need to know about taxes and mortgages and actual relevant things! Not how mold forms in a confined space or how newton had a dodgy apple tree. Yes i understand why BUT I DONT ACTUALLY GET WHY. And another thing wjy do they make us plan out our entire life from year ten upwards? They narrow our lives down to such rediculous jobs, and being a resident in somerset the only choice is farming or similar tedious bs. WHY DOES THE EDUCATIONAL BOARD **** US OVER

Is Fiscal Policy a lot better than the Feds monetary policies?


The Feds have kept interest rates really low in hopes to pump money and stimulate the economy. They hoped people would borrow money cheaply and go on a spending spree. Historical low mortgage rates and auto loans do sound attractive but that's not enough to boost consumption. Instead cheap borrowing only created asset bubbles. If consumption needed a boost, wouldn't a tax cut be a better approach since every individual tax payer would have more disposable income than they did before and could lead to more spending?

A friend of mine just turned 18, and each month a certain amount of money is put into his own banking account. His father refuses to let him touch that money because legally it is not his. Is this true? Pretty much all the money is over seen by the father?

Added (1). Rich is a very subjective term. UBS (a company I ironically interned for) surveyed households with a net worth of $1m-$5m and 28% of them consider themselves rich. My family is in an odd situation. A million dollars excluding primary residence was mentioned to be the minimum amount to be considered an accredited investor by SEC standards.
Added (2). In terms of assets we fit the criteria but I like to describe our situation as asset rich but income poor. Our primary residence has a market value of $1.7M and our rental properties total a value of $2.45M. There is no mortgages on all properties. We have investment portfolio with a market value of $800,000. Although we exceed the million dollar mark a majority is not really liquid. Real estate takes awhile to liquidate.
Added (3). The problem with our situation is we do not generate 6 figure incomes. My father passed away and my Mom does not work, the revenue generated from the rental properties cover our expenses. I am also income poor, its ashame that my first job after graduating college is being a teller for a federal credit union. The pay is very low but atleast the benefits and health coverage is very good.
Added (4). We live very comfortablly but on a budget. Most of the things we buy such as clothes are from affordable luxury retailers on the clearance racks or out of season designer clothes from outlet malls. We try to buy everything on sale and we still clip coupons.

How to file a lien on the property that's been sold?


Hi there,

I'm working for a contractor and we've completed a 6 plex job that's been burned. The owner of the property started to sell the building even before we finish and she sold it as soon as we completed the job. And then she's not paying us a final payment. I'm just wondering if there's any way to file a lien on the property that's been already sold. I talked with somebody of her mortgage bank and it's been paid in full. I guess it means the new owner already bought it.

Added (1). I am renting to own, a house. When I first started renting, it was delinquent in taxes by about $500. I questioned it. They said not to worry. It would be paid up soon. That was a year ago. Now it is deliquent by $1200. What can I do, if anything to get the owners to pay? I fear I could be put out on the street. This just isn't right. I pay faithfully. They are not meeting their obligations.

My (soon to be ex) husband and I own a home in New York State together. He currently resides there; I moved out over a year ago. I offered to sign the deed over to him, knowing neither of us have much equity into the home, so I would not be taking a great loss, and it would make for a simpler divorce. He refuses to let me be released from this obligation. Can I remove myself from the mortgage and deed without his consent?

I am trying to determine if it is worth me refinancing my home?


I will have been in my home for 3 years this Feb. There are 2 main reasons for refinancing.
1) cashing out and paying off CC debt
2) Eliminating the PMI on current mortgage

I currently owe $140k @ 3.75

While I have not had an official appraisal, my realtor told me they would list my house somewhere between $180 - $190.

I would be looking to cashout with approx $15k.

Any advice would be greatly appreciated. Let me know if you would need any more detail.

Me and my husband started a mortgage process in June and we are currently in the stage of "searches". We also do not know a completion date as the property that we selected is tenanted.

At the same time, my husband got a new job, and I also gave in my notice in August so we are both employed by our current employers until the end of October.
(I am also in job hunting so hopefully I will find a new job before)

I am worried that we will lose the mortgage if the completion will not happen by the end of October. And not sure what checks the bank might have on us before granting the mortgage to us… Can anybody give some advice or went through same?

Is the world basically impractical?


Supporting a family as well as yourself equals to mortgaging a few homes is financially impractical. Marriage is impractical when it requires two individuals to live and do everything together. Social education is impractical when training everyone the same to fight for the same jobs. Stocks are impractical when people have different wills to control the same stocks. Financial systems are impractical when people not printing the money have no controls of others' moneys. Architectures and cityscapes, i.e. Streets with the same widths with increasing populations, are basically unsustainable. Commerce is basically impractical with businessmen gambling on what the markets or God needs. Increasing human population is basically impractical with limited resources on earth. Governments with a few people ruling the vast population as one big thing is basically unfeasible. Justice systems to punish and threaten people for what they think they need to do instead of reasonably preventing is also impracticable. Rule of laws is unfeasible when lives are not robots and laws have to be interpreted every time subjectively by someone? Democracy is not working when nearly half of the population may favor just another candidate. Why nearly half are minority and need to listen to another half?

Everything is impractical in the world, the world is just like a photomontage but pretending everything is precise and workable.

The cost of raising a child is about the price of a property, i.e. You need to finance 2 homes for 1 child (1 for the real home for the family) and 3 homes for 2 children, when one can hardly make ends meet just to mortgage one home.

That would be 20 years to mortgage 2-3 homes. If you have more than one children, your wife is more likely to be a stay home mom, i.e. One more person to support. A 2 children family probably need to support 3 persons or mortgage 4 homes for 20 years.

But you also need to support yourself, another mortgage. I.e. The cost of a 2 children family would be equivalent to mortgaging 5 homes continuously for 20 years.

But mortgaging basically is also impractical when no one can be certain of continuously having a job for 20 years.

How can you possibly support and have a family then?

Argument with Husband over money?


My husband and I have complete different stances on money… While I like to buy myself and him the nicer things in life every once in a while (because why not!) - A magazine, some new clothes, a book, decor for the house etc he likes to hoard it for a 'rainy day'. I understand savings are important. But we have ample savings. More than the average household i'm sure.
We both work full time, he earns a little more due to his industry but we work just as hard as each other. We have no children and have been together for 6.5 years, married for 1 year.
I ensure our bills and mortgage are paid every week, the fridge is full, future bills money is set aside, the pets are fed and then we put leftover income into a savings account and what is leftover after that is for spending on whatever we wish and we go halves in that amount.

However no matter WHAT or WHEN I buy anything ranging from $2 to $200 my husband berates me. What's worse is the silent treatment I get, he says nothing and has an attitude and makes sarcastic remarks about my purchase and sometimes he drags this awful mood out for DAYS and I get miserable. He claims over and over that 'nothing is wrong' yet if I dig really hard he finally blows up about the $10 purchase I made 3 days ago. Why did I need to buy that? Our latest rival has me thinking twice about the person I've married. It feels as money is more important than me.

To start, I know I have to pay off my student loans, but my parents and sister are helping me and stuff

After I graduate from college, I'm planning on working in the insurance industry, and apparently the starting salary is $40,000. I am currently building my credit rating by buying on my cc and paying if off b4 interest kicks in.

I am planning on paying my parents' rent to live home and helping with the mortgage as well (even though they told me repeatedly not to)

But I just wanted to know if I could lease my dream car (Infiniti q50 AWD with all safety features), during my first year of work, Would it be feasible, or would there be issues, being that I'm a younger person, attempting to lease?

Do I qualify for unemployment?


I gave my two week notice at my current job last week, this Friday was supposed to be my last day and then on Monday I was supposed to start my new job. This morning my new job emailed me to tell me my start date has been delayed by 2 weeks. Meaning I would have 2 weeks without income, which, unfortunately, I am not in a position to afford. My current job won't let me stay the extra two weeks. What are my options? Will I qualify for unemployment if I start a claim? Just for 2 weeks though. Or is it wrong to ask my new job if I can do some work for them (any work!) and start on my original hire date? Please help, I have 2 kids, a mortgage and a car payment among other bills, I can't afford to be out of work for those 2 weeks.

Heat and electric costs if I bought a house?


So basically I am thinking about moving in with my mom to save up for a down payment on a house. I make about $14/hour, work full time, have no kids but I m a single guy so it would be just me living there.

Anyway if I buy a 50k house, I think I can afford most stuff however I m wondering what the heating, electric, water and garbage costs will be. The first two are what scare me, since I want to be able to save money at the same time in case anything goes wrong. I figure if I buy a home it will be between 1000-1300 square feet, and I m just wondering if anyone knows what the heating and electric costs for that would be in a place like south west Michigan. Thanks.

Real estate. How long before I can refinance my home?

Just bought with an FHA loan from Wells Fargo at 3.85%.
Stuck with am PMI of $360 per month.
Can I re finance with another lender right away and get rid of the PMI.
I can either get a more expensive loan as long as it makes sense to get rid of the PMI.
2ndly, If in few months I put down abt $20 K more towards the loan amount can that get rid of the PMI?

I'm not from USA, I'm putting here prices that are not in USD, just putting numbers to give you more idea about my situation.
I'm a single girl, a doctor with guaranteed job for the next 4 years making 2,2k monthly. With a side job that can make me 2-4k monthly (shitty job - doing it for money only)
I live with my parents, but lately they told me to move out. I'm thinking about a small studio as I don't need much. Price of buying such an appartment would be 150k, cost of renting one, about 1,5k monthly. I have somewhere around 10k in savings, but it's already "booked" to be spent on exotic holliday. My parents encourage me to buy and say they'll give me 20k for downpayment, and if I want to buy I can live with them for the next 6 months to save something more. But if I want to rent I should move out from the 1st January. Should I buy and get in debt or rent and stay debt free?

Pluses on buying: I'd be able to pay for the apt in 5 years probably and then it.
Minuses on buying: there would be so much more to pay for while owninig an apt, furniture, painting, probably complete renovation of bathroom and kitchen, so no cool vacation for me for the next few years, and honestly - I don't like the idea of not making my dreams come true because I need to pay debt.
On the other side, renting in our country is horribly overpriced, if I wanted to rent for the next 5 years I'd pay half of the apt price…

Added (1). Yeah, but I;m not tlking about living in 30 sq m apt for the next 20 years. The loan will be for the next 10 years (mortgage above 1k mthly), adding other mthly payments it woul easily add up to 1,5k (same as renting) AND I'd be saving as a crazy cause I'd like to pay for the apt in 5yrs. Plus plenty other payments (renovating). Meaning that I would be living the life of a borderline poverty while working two jobs and making a lot of money with zero personal/social life. It' really not that easy.

Is there an alternative to binding carpet remnant as a rug?


Recently moved into a friends basement to help with mortgage. Short of carpet it is a finished basement, just a concrete floor. I purchased some carpet remnant to cover part of it. I am worried about the edges fraying as it does not cover the entire floor. I know that having the carpet bound professionally is costly, and DIY kits are not available anywhere nearby, plus I have heard they aren t that great.

Does anyone have any tips to use on the edges of the carpet that look decent and prevent the fraying?

What type of Mortgage company is the type that rents out houses to people if there exists one?


Basically I am curious if there is a mortgage company that buys houses or builds homes and rents them out to the public, I know people do this to make money like my dad does but I also know their is a limit on the amount of houses you can have per person.

Is there a way to get rid of that limit or is their a company that exists that might work like this, and if there isn't then would this be a good idea to start up a company.

Also I don't mean rent to own.
