How to buy a house when I'm 16?

Don't say "you can't". That's first of all a lazy answer, second of all incorrect, and third of all not going to change my mind.

Let me start off with the details, I'm graduating high school when I'm 16 and I want to move to either Minnesota or Florida and buy a $40-$90,000. Yes I've done my research and believe it or not (unlike my mom does), there are nice 1-2 bedroom houses for that cheap, they just need a bit of work. The reason I even want to buy my first house is to fix it up and rent it out after I'm done with college and also because my "rent" (mortgage payments) would be very low, even with just a 10 year mortgage (about $500-$750 a month).

So anyway, now you know the why and I'm wondering about the how. I think I could just put it under my parents name or something (I can't legally sign a mortgage contract until 18), but is there a way that my parents wouldn't be accountable for mortgage payments and they'd instead go to me? Or would I just have to pay my parents? I was just wondering if there was a way to do this without getting my parents too much involved.

How much should I expect to spend on home maintenance annually? On average? I plan on getting a 15 year fixed mortgage and hope to pay it off in 7-8 years.

Why is my niece being such a Bi%ch after i saved her?

In 2011 my grown niece called me to ask me to help her. She was hooked badly on crack, behind in her mortgage and about to lose everything. She wanted me to get her paychecks directly, make arrangments w her bill collecters, and only give her enough for food and gas to work so she couldnt buy drugs. I have been out of work for 5 years and living at my brothers ( her dads) so she even offered to pay me. So i took it on.
I spent HOURS/months on her accounts. Was a job for sure. She stayed clean and after 2 years getting her bills caught up ( even lowered her mortgage after they started forcloser!) She just took it all back 6 months ago. I taughts her all about managing money and shes still clean and now really doing great. However she wont talk to me now. Her reasons… She said it was wrong of me to charge her as a family member but in her desperation she hired me. And she also says if she can quit crack and turn life around, i shoud get off my @ss and stop mooching off her dad! What a f#cking b@tch. AND shes got most our famly agreeing w her! I may be out of work but i was never a crackhead! And i worked my butt off for her!

I have a friend who has recently split up from her husband and he as moved in with another woman, they both lost there house and house was auctioned off by mortgage people they lost a total of 50000 due to over spending and between them they owe about 65000, she went to a debt management programme and 2 months into it she has just paid this months instalment and he as refused to pay his half. They have been in debt a few years, she doesnt know where to turn for help. She has had to get herself a flat was recent made redubdant got another job on basic wage and reduced hours to 36 so what can she do.

1. He told my eldest son that when he finished Secondary School, he would buy him a car- (he has a great deal of money). On so doing, he took $25,000 out of the mortgage and bought the car, but has made my son pay for half of it back, monthly. The car is registered in my ex husband's name- he gets tax benefits, (for registration, insurance, petrol) paid for by my son, but it doesn't come off my son's debt. He is thus drawn down on his own child support to buy the car, and then got his son to pay half the child support back. I think this is unfair. Why should my son repay his own child support? What to do in life in your 20s?

I am 24 and almost turning 25 soon. I feel really alone in my road to freedom. I have 40K student loan debt. I have 10K credit card debt from unemployment for a year. I have a mortgage that I pay $800-1000 each month for my mom. I don't have many friends. I work and make about $2200 each month. I have to pay my phone bills and my auto insurance. I feel like I am living in a black hole while my friends are getting married or married. I want to cry and complaint but I know I can't. If I stop paying the mortgage then my mom's house get pulled. I tried everything I can to budget and reduce expense. I wonder if anyone else shared similar experience.

Can you finance the cost of subdividing land that our in-laws own outright?

There is no current mortgage on the property. We would like to take 2 acres of my wife's parents 6 acres and build a house on it. Obviously, they are ok with it. The problem is that it costs 20k - 30k to subdivide which we do not have. Can we finance that somehow using the land as collateral. The 2 acre lot would be worth approx. 500k. Thank you

Should I sell my house in Bay Area?

I have a house in Berkeley, CA and the rents and home prices have increased dramatically. I am wondering if I should sell my house as I see a short term correction in home prices. I owe $350k and according to Zillow it is worth nearly $800k. I am in my early 30's so I can wait and hang on to it and ride cycles. My mortgage is $2300 and I get $3000 and plan to raise the rent a little in April. I also am not sure about selling with tenants living there as I don't want to roust them out because I try to be nice. If I were to sell it I would need to unsettle them some to improve/fix things to make for the best sale anyway though.

Nephew owns a condo. He is under 62 and on disability. His disability isn't enough to cover the condo fees (once his savings run out), property taxes and other expenses.

How is the monetary system sustainable if most money is debt and that has to be paid back with interest?

Im just learning about the banking system so my knowledge isn't very good but wouldn't that mean that banks own literally all the money? Most people in the working population spend their lives repaying debt and mortgages and even when they spend their earnings, its probably to business who have debt or a large firm that effectively collects a lot of money too. Are there maybe other monetary injections apart from debt, exports. So isn't all money owed to banks or will collect in the the profits of large global corporations

I also calculated everything to make sure I'd have enough to afford the house on my own in case he decides to move out for any reason. Apartments in the area are charging between $500-$700 for a 1 bedroom apartment. Also, before I ever mentioned about buying a house and renting out part of it, he said that he had found a 2 bedroom apartment for $560 that he considered renting.

When can I eliminate HUD FHA MPMI?

I just closed (September 2014) on a Hud home with 3.5% down. The home appraised at $215K and we purchased it for $197K, our balance is $194K. We have Hud FHA MPMI (special mortgage insurance) on the property and I would like to know when I could refinance and eliminate the HUD FHA MPMI. I am aware that this type of insurance is for the life of the loan, unless we refinance. My questions are many…
We'd like to refinance in 5 years so will a new appraisal be requested? I've read online that for these loans a new appraisal isn't taken into consideration.
My wife and I would like to pay next months principal for the next 4-5 years to help pay the loan down and build more equity sooner for refinance purposes.
We are trying to gameplan over the next several years so your help is really appreciated.

Tax escrow didn't transfer over correct?

I am a first time home buyer this year. When I secured my loan in May there was a $1200.00 payment to my escrow account for the pro-rated year's taxes, made by the previous owners. In July my loan was sold to another mortgage company, I was told everything would be intact and the same. However after reviewing my account, I see that the escrow account for taxes and insurance is short about $1,000 from the initial transfer. It shows that only $200 was transferred over into the escrow rather than $1200. I contacted my original lender about this because my current lender said they applied it as they received the documents. Is there any legitimate reason why this could happen? My original lender vaguely said the taxes could have been paid early in July (right when things were being tansferred) but he's taking awhile to get back to me on why this happened.

Taxes will be due in a couple months and I'll be short alot of money if it is some other reason? Is ther any other legitimate reason they can take that money out?

What's the best way to invest/save extra money?

Just some background info. My family and myself haven't had much money for as long as I can remember, and growing up we lived below the poverty line (they made around $12,000 a year after I was around 8 and everything went to hell). My parents were lucky though that before things fell apart for them, they were able to own their house outright.

My parents are on the older side for my age. I'm 20 and they're in their early 60's, and within the last 10 years their health has declined and are both now on disability and need help at home. I'm in college finishing an AA while living here, while my older brother finished a bachelors a few years ago and is working and living here as well. Anyways, I'm lucky enough that I was just offered an IT job in town that pays between $40,000-$50,000 depending on my hours. I'm completely floored. It sounds like a fortune to me just because of what I am used to. I feel like I am in an excellent position to take advantage of this and need some advise on how to do so. My brother and I split responsibilities to help our parents, and I want to contribute more now that I am able to, while also helping myself for my future. Seeing as how there are no rent/mortgage payments needing to be made, how should I save my extra income? Just a savings account, or something else? Sorry for my ignorance, I just really know very little about this area.
Added (1). And no I don't plan on living with them forever, but not because I think it's wrong to do so. Truth is they won't be around forever and it doesn't bother me one bit to be able to be around them and help out. Works out better for everyone. I don't really understand why it's considered such a bad thing in our culture. But what do I know, right?

Do PayPal transactions look suspicious to banks?

I'm looking to purchase a house. I've been approved for a mortgage. The lender told me to continue to send them back statements so they can keep track of where my money is coming from so they can make sure it's all mine. I recently had two payments of $500 transferred from my PayPal to my bank account. Will that look suspicious to my lender? I don't want to jeopardise my home because someone paid me back via PayPal.

Initially my FIL had put only his name along with my MIL. Then he took money out of the house and had my husband and husband's brother sign to refinance and both of their names got added to the mortgage along with their parents. The mortgage became under all 4 names and bank told husband there are 4 owners on the title. Husband and his brother made 95% of the payments on the house.

I understand that they are both government sponsored companies and that they are publicly traded so I guess my question is why was the bulk of the housing market (during the housing bubble) seemingly balanced between only these two companies? How did the government allow TWO companies to have such power? Why did the fate of the entire market lie in their hands? Doesn't this go against regulations?

Can someone explain how rent-to-own home ownership works?

I'm tired of renting, but scared of depleting my savings (24k) on a down payment. I have very good/excellent credit. I'm seeing ads for rent-to-own contracts everywhere. How does that work? I can't seem to find a definitive answer. It seems too good to be true…I get to own a home, but I don't have to make a big down payment? What's the catch? Should I just keep saving until I feel comfortable with a mortgage, or is rent-to-own a good option?

Found a house, which is listed $10,000 over its assessed at. Obviously, we're not looking to pay more than it's value. Some friends just mentioned the above to us, about the FHA loan & just wondering if there are any resources to prove it true or not.

What is and what is not a gifted house deposit?

My mum has gifted me money over 10 years to use as I please eg through sharing inheritance money, graduation gifts etc. No single gift has ever exceeded £3000 tax-free gift allowance. I saved it, and chosen to use it for a house deposit.
When applying for a mortgage I stated that the deposit money was coming from my own funds, as this is what I considered my savings to be, and not a gift deposit as my mum never gave the money to be used as a house deposit, which is what I understood 'gift deposit' to mean.
When signing some documents with the conveyancy solicitor today, he asked me whether any money for the deposit had come from anyone else, eg a parent, so I said yes, some of it has come from my mum. He said in that case I had a 'gifted deposit' and he would need to inform my mortgage lender.
He asked me why I had said 'no' to the gifted deposit question on the mortgage application form, so I explained I must have misunderstood what it meant, as I thought he was telling me that if the money had ever originated from another person, then it is a gifted deposit. I didn't explain it had been gifted and saved over many years and not for the purpose of a deposit.
I spoke afterwards to my mortgage broker and clarified how I had acquired the money, and he explained it doesn't count as a gifted deposit.
I can't find much clarification online, and I have 2 different professionals telling me 2 different things. Can anyone confirm whether or not I have a gifted deposit?

Can I appeal being banned from a bank?

Ok so I recently got banned from Chase Bank because someone deposited bounced checks on my account but thankfully didn't cashed them out so I don't owe the bank any money but they won't let me open another account. Is there any way I can appeal this? And will it affect my credit? The bank told me because i don't owe them money is unlikely my credit will be affected but what do you guys think? Removing negatives from my credit reports and real estate advice Florida?

Hi, I'm moving to florida in about 12 months and am currently looking at a credit score of 620 tu, 655 equifax 630 experian. I'm going to be looking into a fha loan and I believe that I could already be approved but at what interest rate. I'm looking to have a cs of 700 avg by the time I apply which should be around July or august of 2015. First question, does anyone specialize or does anyone know someone that can get negatives removed from my credit report. I have 3 accounts in collections. One has been paid in full (physician bill), another is 900 which is legitimately mine but I have not acknowledged (emergency room visit) and another about 540 for first premier which I have contacted but said that it was not my debt even though it was. I said it wasn't because my final balance was around 300 but got jacked up on lates and over limits. I just flat out denied the debt and asked what I can do to get this removed. Second question, I know I qualify but would an fha be the best loan for me? I don't and may not end up having a large amount for a down payment for a house. Approximately 5%. Third question, I'm looking to buy between Springhill fl and all the way to ft myers fl. Would anyone be able to tell me if it's possible to find a house for under 100,000 with the following criteria?

What is an estimated mortgage?

i tried looking up this question on Google but it just gave me "mortgage calculators" and stuff. I'm wondering WHAT an estimated mortgage even is. I'm just looking at some houses on Zillow and it shows up "Est. Mortgage: $XXX" For example, one house is $34,900 and the estimated mortgage is $230. Is this like the down payment or what?

hey everyone!
our economy teacher showed us a movie called "inside job"… It was about the great recession that happened in about 2008.
Then he told us to write an essay about what organizations or people to blame for this recession.
He told us to choose 2 options out of this 5 categories and support
our idea.

-Public
The problem is that I really don't understand what were the role of all of these, I mean,It's really confusing!
Our teacher told something about mortgages that banks offered to risky people with low interest and then they sold all the mortgages to something or someone else and he said somethings about CDO and Lehman Brothers and. Which I have no idea about!
can somebody help me with any of these? Please explain the role of any of these 5 organizations in the great recession.

What would be the best place to invest extra money?

So I've been making some extra passive income online generating an average of about $140 a month. I would like to do somthing special with that money rather than pay bills or buy food I want to invest it into the most beneficial place. So I was thinking I have 3 rental homes with a mortgages on 2 of them. The rent generated from each rental property doubles the mortgage payment each month and I have a cusion build up aswell. Maybe put the money towards the principal of a mortgage? I also have a Roth/IRA that I thought would also be a good place to put that extra money and watch it grow. Any other ideas where I could invest it? I have a long ways until retirement im 24 years old.

This is the story: My friend is a college professor and has completed one year and currently in his second year. Prior to this job, he lived in Canada for a while where he was employed by a college but was born in another country. The University he is working for is sponsoring his Visa. He is expected to obtain tenure after 4 years.

He does not have a green card, but does have stable employment at a US University (even though he has been there for only 1 ½ years) he has a Social Security Number and is legally renting an apartment in the US for 1 ½ years…. What are his chances of getting a mortgage loan from a Credit Union?

What is the best type of real estate to buy to start out?

I'm 25 years old and living in Saskatchewan Canada (booming province for potash, oil, and salt) and looking to buy some real estate and turn profits.

Would it be ideal if I get a mortgage for a home and buy something up to $150K and then rent it out and make on-going renovations?

What else can I invest in?

Any help would be appreciated.
My ex & I spilt up 6 years ago after years of domestic abuse, leaving him & then having him back & then ultimately having been held at knife point over night. He was very apologetic as always and he said that he wouldn't do it again. I had finally had enough of the abuse and moved out.
His name was solely on the mortgage and title deeds but I had invested a substantial amount of money from the equity of the sale of my previous property. Everything was reasonably amicable between us regarding the property and communicated via e-mail and texts in the first couple of years in that he agreed that I was going to receive half the proceeds from the sale of the house. The house was placed on the market but it didn't sell.
He then started a new relationship and she moved in 3 years ago. This is when everything changed and he denied I was entitled to anything.
The matter went through the courts and it was ordered that restriction order was placed on the title deeds & I was awarded joint equity.
My ex has for the last 6 months not paid the mortgage & he tells my solicitor that the house is in the process of being repossessed.
In view of the fact that he is defaulting his mortgage, he and his girlfriend are living in the property without paying any mortgage or rent on my half of the property, can I charge rent on my half of the property? And, surely any arrears should be deducted from his half of the property is eventually sold?

Should we foreclose on our home?

We purchased the one bedroom condo we live in 7 years ago for $148k and it's now worth $85k and we owe about $128k. We are thinking about renting a place, moving out of the this one, continuing to pay all other debt but letting the mortgage company have the damn condo. We have had flooding multiple times and the condo association refuses to get a master flood policy (yes we are in a flood zone) and can't sell to anyone that wants to use an FHA. We also don't really have much savings but enought monthly to afford a two bedroom rental. We hesitate because our credit is around 800 each and we dont' want to regret it later on. I just keep going back to the fact that in 7 years we could either be here and still potentially underwater (both literally and figuratively) or have the foreclosure off of the credit report and be able to get into a place we care about, want to stay in and can raise a family in.

How to repair an awful credit rating?

I have probably the lowest credit rating possible and at least 6 different debts (each £ 1,000 or less) from when I was 18-19. Since then my earnings have gone up and I'm paying them back in small installments. I live in Scotland and our laws ars extremely relaxed, debt is a civil matter here, not criminal, so debt agencies just pass debts from one agency to another and very rarely take legal action as it gets them nowhere, that's why I just ignored them for so long. But I'm getting to the stage where I want to be able to buy a home within the next few years. When I was a teenager I never considered that one day I would need a car and a mortgage and only cared about spending money on crap. How long roughly would it take to repair my rating and make it really good again do you reckon, and what steps should I take?

The problem I have is you cant get a mortgage out until 9 months before completion but the building firm want the mortgage and exchange of contracts sorted within 28 days, even though it will not be built for a year, I wondered if anyone has had a similar situation happen to them and what you can do about it?

I'm getting ready to buy my first house and I could use as much advice as possible?

I've already been all over the internet gathering tips and advice for home buying, I've already talked to some real estate agents and because my husband is military, we will be using a VA loan so we won't have to make a down payment on a house. We are looking into San Antonio for real estate. I'd just like some help in making a checklist and knowing for sure what I need to do before I buy a home.

1. How much should I have in my savings to buy a house? I looked it up and there isn't a clear answer.

2. Should I even bother renting an apartment for a few months? I am in Washington State. My husband right now is at the military base in San Antonio and is transferring there (by his own choice, so the move is up to us, not the military). I'm not sure if I want to bother renting, because my husband has a good chance of getting a well paying job at the hospital where he is currently studying. I don't want to be stuck in a lease, and renting wastes money that I could put into owning my home.

3. How long does it take to officially purchase the house? Do I buy it and then move in the next day or how does that work?

Any other advice from buyers who have done this before, I would really appreciate and keep in mind. Thank you in advance

Buyer backed out of signed home offer 1 day after all parties signed. Do I get the deposit?

Buyer's reason was a family member had been ill and now buyer had to travel to care for them and this changed financial situation. My gut tells me that the timing (less than 24 hours after all parties signed) and the excuse are really a case of cold feet. This was not a sudden accident, illness, job loss or death.

Offer contract has the usual contingencies: mortgage, inspection, radon, pest, lead paint, appraisal. There is also a point that states: "If I (buyer) do not fulfill my obligations under this Offer, the above mentioned deposit shall forthwith become your (seller) property without recourse to either party."
I asked my relator to request the deposit check ($1000) from the buyer's realtor.
Should the buyer forfeit the deposit since they did not fulfill their obligation to even try to get a loan, inspection, etc?

What happens when one of an estranged couple passes away before divorce is filed?

My husband and I separated early this year (no kids) and separated out all our finances then. The only thing left in both names is the mortgage, but he signed a quit claim eight months ago (that was filed with the county then). He passed away earlier this month, and I'm unsure what my liability with his "estate" will be. He had at least $25k in credit card debt (only in his name), medical bills, and now final expenses that I'm assuming his family paid since they didn't even call me to tell me it happened for almost a week. He lost his job after his health issue came up (semi-voluntarily, he wouldn't go back though doctors said he technically could) and the only insurance he had (life or health) was through work and he had no other assets… So basically all that debt is now bad.

Is it true that so long as my name wasn't on any of his things that none of his debtors will attempt to come after me for payment? I fought hard to keep an excellent credit rating through the separation and I'd hate to end up in bankruptcy on top of everything else now. His family mentioned something about dealing with "all the rest" later, but what is there for me to deal with? Our finances and lives have been separated for almost a year!

Proof that I no longer own a house?

I sold my flat 4 years ago but my name somehow was still showing on the land registry which means I am unable to buy the property I want which is run by a housing association scheme. They asked me to get a get a letter from the mortgage company I sold it to proving that I sold it but the company has since gone into liquidation and is now called something else. I rung the new company and they said they could send me a letter stating that I don't own the property and they literally wrote a one liner "This is to confirm that xxxxxx xxxx does not own the property as of 22 February 2010" but the housing association want more than just a one liner. I went back to the mortgage company and they advised they can't give me anymore. Please help

What does it mean if your mortgage loan was approved and now is in processing?

My loan officer at the bank emailed me and said she approved my loan and it is now in processing. Does that mean I got the loan for sure? I gave them all the required paperwork, income proof, etc. I just don't know how much I will have to put down and they only gave me an estimate saying they need to know the value of the property first. I am building a home and this is the construction loan part. What does all this mean? I emailed her and she hasn't responded yet so I am hoping to get answers here. I have waited so long for this and I am wondering what this processing involves.

What can be done about the housing crisis in London, should there be affordable zones?

London house prices are becoming unaffordable for working class people. We are seeing people whose families have lived in London for generations being forced to leave the city they were born in. This is totally wrong in a civilised society!

So far hundreds of people on housing benefit (HB) including unemployed and disabled have been forced to leave families and relocate to places like Birmingham, Luton and the North West. This is because the Tory HB cap can not meet extortionate rent and mortgage rates.

Soon working people will not be able to afford living in London where they grew up or have lived for generations. People will soon need living wages of at least £30 ph to pay rent or mortgage arrears.

Prices are being driven up rapidly by idle rich often form outside London buying up lots of properties as investment. Should people be limited to only owning one property in London?

Former council tower blocks are been taken over and turned into luxury penthouse suites, and residents being forced out. Should this be stopped?

Should there be areas in London only available to people on low incomes where property investors or multiple home owners are barred?

If this continues London will be without a workforce, who will drive buses, stack supermarket shelves etc as low wage people won't be living in London?

How does a mortgage effect my tax return?

I recently purchased a home in September 2013. Does that effect what tax form I use? I have only used the 1040EZ in the past. I think I may be able to get a better return now that I am paying a mortgage, but that form nor the other 1040's ask if I have mortgage. Also my home was rented, and now that I'm the primary resident, the property tax should go down a bit, but I'm also not sure where I would let the county or whomever know that. What is Declaration of Homestead, do I need to do that? I never received my property tax bill, was I supposed to? It's need for that Homestead thing. Thanks…

Will my property taxes increase/decrease my mortgage payment?

I'm looking to buy a house with a 15 year FIXED rate mortgage. Let's say a pay $1000 per month after principle, interest, homeowners insurance, and property taxes. My question is, if my house goes up in value every year, will my mortgage payments also increase because the property taxes would go up every year? Will my payments stay at exactly $1000 for the next 15 years since it is a fixed mortgage loan?

Laid off from job & got behind on the mortgage. How long would it take for my credit score to go back up?

I've had perfect credit for over 20-years. I was laid off from my job & got behind 4 to 5 months on the mortgage. I didn't miss any payments (nor were any late) on anything else. Like credit cards (3) or utility bills etc. I was 2 months behind on association fee's though but may be able to also get that caught up as well.

My question if I catch everything up, the late stuff (mortgage & association), how long would it take (if I keep all payments on time after catching up) for my credit score to return to what it was before I fell behind?

I'm very frustrated with my wife and our sex life. Should I get a mistress?

I'm 33 year old and my wife is 32 we've been together for 8 years and married for 4 we have 3 children who are 7, 4 & 2 year old. I work 10 hours a day and my wife stays home with our children. I provide for everything. Pay all the bills (cable, internet, phone, power, groceries, 2 cars payment and whatever else that pops up) My parents gave us the house we live so I don't pay a mortgage. With this I'm just trying to explain that I do my part. I also fix anything that brake in the household and do all kind of work around the house when I can. I romance my wife take flowers, take her out on date at least twice a month, I do romantic dinner sometimes. The only thing I need my wife to do is look after our kids, keep the house clean, make a meal a day (supper) and have sex with me at least 3 times a week. Is that too much to ask? My wife is a great mother and wife. I'm lucky to have her in my life however when it comes to sex she just wants it once a week. Before we used to do it every day now she claims she is too exhausted sometimes she just wants quickies or offers me a BJ. I sometimes say ok but I want to be with her, feel her she is my wife and I love her so it's normal that I want more intimacy with her. I know she loves me she treats me like a king, she'd do anything for me but have sex more often. We talk a lot about our day, snuggle, take shower together and a quickie while the kids are napping etc but sometimes I want more than that.
Added (1). I proposed her counseling and she says that there is nothing a counselor can do to prevent her from being tired after a day of hard work at home. And yes my wife works out and eat healthy and is in great shape. I mean she is a gorgeous woman. I did sport my whole life and I also have a very athletic body with some muscle and I'm good-looking man and I love to please my wife in bed and so does she. One of my friend suggested me to get a mistress but I don't want to do that?

Added (1). I have a credit score of about 640. I have 19 negative things on my credit (11 are medical, 2 are being disputed and the others happened when I was laid off 3 years ago). I have 5 positive things on my credit. SHould I go and pay off the medical collections or not? Will I be able to get approved for a home loan? If so what company would be best with my not so good credit? I have to credit cards with about $500 on them should I pay them off? I have land for a down payment.
Added (2). Also out of the ones that are left 2 are child support orders but they have been paid current since Oct 2012 but show up negative.

How much do I rent a room and bathroom?

My brother and his girlfriend have no where to live and I had to help them because my family is pressuring me ( mom and dad) and let them move in into my kid's play room. I moved out all their toys. They think 300 is reasonable including utilities, use of my refrigerator, washer, and dryer and they want the hallway bathroom. I think 400 is more reasonable. They complain that they are broke and they can't afford that. They would supply their own food. I pay 1200 in mortgage and 300 utilities without them. What do you think is reasonable? Currently live in England but want to get a 30 year mortgage out on a villa in Spain but I wasn't sure if I would be kicked out my council house as I own another property abroad. The property on Spain would be rented out and used as a holiday home until I was able to find a job and move there.

Joining the military JUST to retire in 20 years?

Please tell me if this is a totally stupid idea or if this is actually a major contributing factor to deciding whether or not to join the military. It is the only career that makes it possible to retire in 20 years (if you join in your 20s, you'll retire in your 40s as opposed to 60s in the civilian world) and you will receive 50% of your monthly pay that you got in the military. Now, if this was the main reason for joining, would you say that's a good enough reason? Or is that a stupid reason to join? I am so jealous of my friend who is medically retired from the military at age 28 after serving just 9 years and he has it made, and I see other people who retire in their 40s and don't have to work again if they don't want to. Whereas other people are pushing 65 and finally being able to retire, but some don't even live that long.

Should I take care of in laws or divorce?

We moved MIL into our home thinking she was mobile and could care for herself (we had not seen her since she got sick). After moving in, we realized her mobility is much worse than what the rest of the family shared. They said she was fine, could walk on her own. However she can barely walk and can't bathe or dress herself without help. Yesterday after several times asking, his brother tells my husband that MIL had a nurse who came by to take care of her prior to moving. I told my husband I was angry that his family lied to us & made it seem as if his mother was independent & able to care for herself. We now we have to hire a full time aide to care for her as we both work full time. My husband has 3 brothers who are all useless & the entire family is expecting me to be the primary caretaker. Also my husband told me that one of his brothers lost his job due to going on a drinking binge and not showing up to work. His 55 year old brother is now homeless without a job & my husband feels he should live with us also. I said no & my husband said I was selfish. I'm 35 years old & my husband is 45. We have been married for 3 years & had planned to start a family. Due to his mother & brother moving in, those plans have stopped. I'm the primary breadwinner & pay the mortgage and all of the other expenses. My husband is now having to take his income to pay for his mother's care. I want to start my family & have children but that's now not in our plans, Should I move on with my life?

Is money earned selling things on ebay and kijiji considered taxable income (Canada)?

I still don't really have much of an idea how this whole taxes thing works at all since I'm only 20 and my dad has always taken care of it for me. I recently started selling some things on kijij and ebay and I'm wondering if this would be considered a business. And if so, how does deducting business expenses work? I really don't understand this at all. Also, what exactly could be considered business expenses? Ebay listings? Shipping materials? My PO box? The materials I use to fix up the used furniture I sell on kijiji (paint, sandpaper, drawer pulls)? What about the furniture itself and other items I sell? A new, faster computer? Where is the line drawn?

I kind of feel like an idiot asking this, so please don't be too hard on me. I'm sure you were all as young and uneducated as me once. :P Thanks for your help.

How to receive assistance when paying off a down payment on a house?

We are struggling financially. Jobs in our city are scarce, and the lease of our house is up in a few weeks. All of the houses that are up for rent are $1,200 per month or higher. Are their any programs, loans, grant money, mortgages, ect. That we could apply for in order to help pay off a down payment of a house? Any ideas would be helpful.

Do I have a good credit rating? How to be accepted for a mortgage?

I am hoping to take out a mortgage eventually based on being a first time buyer.

I understand that one of the essentials is a good credit rating. I have never owned a credit card before in my life, so I have no credit history which essentially means it is not bad. I'm unsure whether this would harm me, should I leave it as it is? Or would it be more worthwhile for me to start getting credit and repaying on time.

I am a full time student at University and work part time as well, I earn around £8,000 a year on my part time work and I have saved £10,000 in my bank account. I read that the general rule is that you are usually offered a multiple of your salary - which in my case would be something like £8,000 x = £32,000 which is nothing! Would a bank take into consideration that I am studying towards a degree (Accounting) and my age (turned 19 last week)

I don't want to pay using credit either, it incurs interest which sucks and moreover is against my religion but of course,

Is it also essential for me to have been with the same employment for a particular amount of time? I recently just started a new job as I wasn't able to work full time. So does this mean that I have to stay with my job for 6 months - 1 year.

I was looking at a particular Halifax deal for first time buyer which was 2.9% interest fixed for two years and all I would need to provide is a 10% deposit which I can hopefully manage. But I'm not sure what the chances are that I would be allowed it.

My husband is getting out of the military in a few months and we are wanting to move back home and buy a house. Would we even qualify for a loan?

As of right now we have a combined income of $5600 a month Plus Benefits. When he gets out he will be working for the police department with the starting pay of $6200 a month Plus Benefits. I will be going to college on a scholarship to get my nursing degree. After I finish my 2 years in school, I will be eligible to work as a registered nurse.

My credit score is 780 and his is 776. We have no debt what so ever and both of our new cars are paid off so we do not owe anything monthly besides phones/food/gas. We only have $28,000 saved up which isn't a whole lot, but it's something.

Basically we are wanting to buy a house to finally call our own. After moving around from state to state we just want to settle down. Also renting a home would the same amount as owning one due to the cost of living. For example: In the general area we want to live the rent starts at $2400 a month. If we got a $450,000 loan the mortgage/taxes/insurance with a VA loan would be about $2375.

Bailiffs are taking a friends house because if unpaid council tax. The owner rents out some rooms to students. If bailiffs come and take the house what happens to that persons mortgage? Will the bank demand all the remaining money? Or if the bailiffs sell the house will she get some of the money back and continue to pay the mortgage payments?

Me and my sister are both beneficiaries of a property which is currently being held in trust. The property was originally owned by my grandmother (who is still alive and living in the house) and pays rent on the property to the trust. The house has been held in trust for the past 21 years. There is also no mortgage on the property at all.

I am now looking to raise some extra money for a deposit on a residential property for me to live in. I have saved £15,000 and need another £25,000 to give me a deposit of £40,000.

I work full time earning approx 20k a year.

My questions:

Is there a way I can burrow the £25,000 against my half of the house that's held in trust? Who's permission would I need to get?

Would having a £25,000 buy to let mortgage effect how much I can burrow on my residential mortgage?

Any other suggestions would be much appreciated.

Getting a mortgage with a poor credit rating?

Because of a dispute with a utility supplier a few years back I missed a payment. My credit rating is now showing as poor. I want to move house and am having a problem getting a mortgage approved. Does anyone know how to or have experience of getting a mortgage with a poor credit rating. I have approx. 35% as a deposit and the loan would be approx twice my salary.

As two young, first time home owners (looking to purchase a home)?

Where should we even begin? My girlfriend and I are both 18 years old with steady jobs (Not the best income, of course) looking for a fairly cheap place to stay. We've found a couple places in our general area that we're interested in, but we're no where close to being able to pay the down payment that they're asking for. I'm not asking for someone to fix all my problems, but where would we even BEGIN this process? We both work full time and I'm also in college full time as well. We had some stuff go down between our families and now we're kind of expected to be out of our places rather soon. Any and all tips are welcome.

Is it reasonable to believe prayer works?

This question is not meant to be condescending. I want people to consider both positions and give honest answers.

Is it reasonable to believe in a god who answers prayers, believe in a god who doesn't meddle in people's lives or no god at all.

I've heard testimonies where people have prayed to land a new job, have a successful surgery, make mortgage, get approved for a loan, cancer go into remission and they believe these were prayers answered by a god.

Yet we can look at many other circumstances where a child dies from cancer, a house gets foreclosed, a surgery end in death, a tornado wipes out a community. Many sincere prayers appear to fall on deaf ears.

Is it more reasonable to believe all the so- called answered prayers have natural explanations and that god does not intervene.

Or is it reasonable to believe that these requests were truly answered by a god even though there maybe plausible natural explanations.

Does god make his choices based on the requests of his followers or are all of his decisions preordained by his own will.

If you believe you have had a prayer truly answered and there can be no natural explanation please share it.

On a side note. I hear people say they pray only if it's god's will. If something is god's will won't it happen regardless of who prays for it?

sam makes 45k a year and angie 50k a year and they want to buy a house for 430,000. They have good credit. There monthly payments are 200 for student loans, and 250 for car payments. Balance of student loans is 40,000. Insurance will cost 900 per year on house. Property taxes 1.25% of purchase price per year. Monthly mortgage insurance required if down payment less than 20%. On top of prepaid finance charges they also have closing costs of 3000.

They can get approval is housing ratio is less than 33% and total debt to income ratio is less than 40%. Do they qualify for the following scenario?

1. Fixed 30 year loan at 4% for 80% of the purchase price. Prepaid finance charges will be 1500 plus 1 point on loan.

Should I rent an apartment or buy a house?

I'm 22 years old. I'm trying to figure out if I should buy a house or rent an apartment. I did move into an apartment with my friend at 19 years old for a little over a year and we spilt everything 50/50 besides groceries. He eventually had to move because he was going to school in another town, my parents didn't mind me moving back since I help pay the bills, help around the house, and cook meals also. I've also been saving since I started my first full time job at 18 and currently have about $32,000 in the bank with $0 debt.

Details:

I make $40,000 annually, 2-3% raise annually.
I plan to stay in the area for at least 5 years.
Houses in the area are relatively cheap, I live in Nebraska and can get a decent 2-3 bedroom 1-2 bathroom house for $100,000.
Four years work history at the same job.
If I buy a house I plan to put at least 20% down payment and preferably a 15 year fixed rate.
Credit score is 715.

My employer matches 70% on the first 10% i contribute to my 401k so I have been contributing 10% to my 401k plus an additional $2,400 annually to my Roth IRA. After taxes and everything I make between $2,200 - $2,400 each month. If I limit my mortgage to 25% of my monthly income, I would be able to buy an $75,000-$80,000 house on a 15 year fixed mortgage, and the monthly amount would be close to $600 with homeowner insurance & property taxes.

If I buy I will also need to buy washer/dryer, stove, fridge, microwave, couch, chairs, etc, etc, etc… Maybe $2k-3k budget
Added (1). I think I'm in a good position to buy, I'm just trying to decide if I should first rent an apartment for a year or two by MYSELF before buying a house. I plan on living by myself with either decision though.

Is there a mortgage option that fits me?

I'm trying to buy an investment property. It's commercial/residential, with 3 apartments upstairs and a retail space downstairs. All apartments are occupied and pay $450 a month each, retail is vacant. I have a business plan and have history of running business, so the retail space will be used for myself. They're asking $100k for it but the agent kept saying price is VERY negotiable. There are some cosmetic issues, but no structural issues. I have no money to put down from myself but there is a program in my area meant for people like me to start a business. They will give me $25k, but I have to have a refusal letter from a bank saying I don't have enough down payment, etc. But I still need a loan for the remainder. Is there any mortgage I could use? FHA, RD, etc? I have a good credit history and good credit score, and make about $45k a year from my regular job. I plan to hire a family member to manage the business when I am working.

My mom recently asked me how do I feel buying a house under my name. She also stated she'd be the cosigner. I know things tend to be worse for the person cosigning if things don't go according to plan but if I go through with this I wanna know how this will affect me if something happens where my mom can't pay the mortgage. I'm only 20 and over worked hard to build my credit. The last thing I wanna do is screw it up because if something were to happen to my mom I wouldn't be able to pay for the house. We are about to go into underwriting on a house we made an offer on. They are using my husband on the loan because I had a couple of things on my credit that wouldn't come off for some reason. He makes over $60,000 a year, credit score is about 670. The only things we pay monthly is rent, car, car insurance, cell phone, he has a monthly payment that goes to the IRS and the regular utility bills. Once everything is paid we have a little bit left over. What are our chances of being denied?

Need advice on buying a house alone when in a relationship?

I'm a 24 year old female and currently live at home. I'm about to buy my first house because where I live it costs the same to rent an apartment as it does to buy. So better off buying an asset in my opinion.

My 33 year old boyfriend who also lives at home (but spends all his time at my house ) thinks I should wait two years until he is ready to buy a house and if I went ahead and bought a house he wouldn't sign a cohabitation agreement indicating that he couldn't take half if we broke up.

If he were to move into my new house he wouldn't be paying very much if anything because he can't afford it. I am ok with that I just don't think it would be fair for him to take half if we split when he doesn't even pay half.

What should I do? Wait two years? ( he is 33 and still not ready. I'm 24 and ready) or let him sponge off me and have him take half if we broke up? Or break up now because he is holding me back?

Hey guys thanks for taking a look at my question.

I am very curious person. So picture this scenario, you are a pharmacist or a doctor or any health related profession where you would obviously have to go through rigirious amounts of studying. Constantly memorizing ect. You have graduated graduate school and now working. It's been 2 years and loans still have not been paid off. All of a sudden you get into some type of accident (car,sports,ect…) where you go into a coma or some type of brain injury where you would forget almost all of your studies. To the point where all you remember is your family not much information about school. Only basics (HS math).

My question is how would the government in the US (not any other country as I live in US) help us?

Imagine likes of loans spacing out to 160k+

Going from a lifestyle of a 6 figure salary to basically nothing.

How would government help us from our mortgages of houses we purchased, cars?

My husband wants to budget on food but splurges on technology. Irresponsible or what?

he makes much more than I do. With real estate and his company he makes about 90,000 a year. I'm barely kicking in 26,000 a year. I work in a small retail store. We have 3 kids. However the refrigerator is empty most of the time. All of our kids have iphones AND ipads and attend private schools ( my son begged my husband to get him an iPhone and switch schools. At first he said no then he wilted under pressure.) the ages of our kids are 15, 18, and 14. They only eat one meal a day. My husband goes to subway every day and gets them something to eat. But other than that, they pretty much just eat small things like bananas for their other meals. They will eat a footlong subway and that will be the only thing they eat all day. Unless they have those small frozen tv dinners with the chicken nuggets in the refrigerator. I don't agree with frozen dinners because it's all processed crap. But I don't make enough money to have a say so. Unfortunately. We had to borrow money from my 18 year son a few times to pay some of the mortgage. We live in a fairly large house. It's a 2 story, 6 bedroom, 5 bathroom house. We have been struggling to pay the mortgage lately because some of the tenants that stay in my husband's rental houses haven't been paying on time. Which has been causing a strain on us.

Food is not something you should cut back on. Proper nutrition is necessary. He gets about 20 dollars worth of groceries

BTL / remortgage to free up capital?

This is a hypothetical plan…

My partner and I currently own a property with no mortgage on. It is worth 325k. We have seen a new house that costs 400k.

Basically (or not, as the case may be!)We want to keep the current house… And remortgage it to free up capital for the new place, then just one of us (myself) would pay a cash deposit and mortgage the balance.

So breakdown would be:

400k for the house.
200k from buy to let remortgage
40k cash
Balance 160k on a solo mortgage.

We would let or current house as the rental income would easily pay for the remortgage payments.

Is this feasible? Partner and I both earn 35k a year, have no debt or credit cards…

A renovation loan for a rented home?

Ok, here's the deal.

My parents own a home, and it has a small mother-in-law apartment on the property. It's a 2bd/1ba, and DESPERATELY in need of updating.

My husband and I are moving into it, but want to make an expansion to the house to accommodate our daughter as well as our second child, who'll be here in May. We would also like to do some renovations to the house, such as updating the kitchen and bathroom. We would need a personal loan to renovate this house, even after we put about $2000 into it.

Here's my question:
Can my husband and I get a loan in our name that allows us to make renovations to a house we do not own? We have permission from my parents, of course, and we can pay back the loan. We also have good enough credit to get the loan.

So, what do I do? Can I get a loan for this kind of renovation if I'm not on the mortgage?

I live in nc and my dad passed leaving me his mortgaged home, financed truck and 2 life insurance policy's. I plan on continuing payment on home, living there and truck payment. I have been moving around my whole life. I had a friend and she stayed in the same area and has all the same friends from childhood. Her school had a dance team already started. I went to college and had to start a team on my own and have had to work so much harder. I am very passionate about dance so I found it annoying it was just handed to her. Even academically I study harder and had to make money while she just got it from her parents. I feel like she gets everything handed to her but I have to work for it.

How to contact HUD or other programs for low income homes?

I am on a disability check (I HATE it, I miss working, but can't, due to chronic illness). The check is less than minimum wage. Where I am now is a tiny apartment that isn't worth the rent. I feel like I am living in a concentration camp here(that's how they treat us).
Who do I contact about getting a small house - rent to own for low income. I was told places like HUD - but trying to contact these places is like chasing the end of the rainbow -if you know what I mean?

My wife and I split up but are still legally married. We have our own separate bank accounts, credit cards, cars, etc. She has now left the house and refuses to pay her half of the mortgage.

Actually, it's not a mortgage. It's an equity loan, so I pay the taxes myself.

I can afford the loan, or the taxes, but not both. Which should I pay? Or maybe I should say, which has the most severe consequences if I don't pay them?
