Can I buy a $400000 house with 5 percent first time home buyer?

I save up to $30000 in my bank account my parents make between $4000 after tax and I make $12000 a year I receive disability income for $1000 plus the part time job so my income is like $20000 even can me and my parents buy a new house our house worth $750000 but we don't want to sell it we want to rent it out. We're planing to finish the mortgage 10-15 years is that possible?

How you feel about being fed the scraps?

The title may be a little misleading so let me explain. I currently have been withing a contract assignment for a company at a bank in the mortgage dept. There are about 8 other contract employees helping out the full time home loan advisers. Every so often the company will buy lunch or have it catered for the employees. Most of the time it's a free for all and we all eat. But other times they'll send out an email to say that the regular employees need to eat first then the contract employees can some get what's left. That's happened a few times in the past. I'm just one of those who feels that if I can sit side by side with you and work with you all day then I shouldn't be treated less than you. Today, lunch was catered in again and the word went out that the regular employees need to eat first and the contract employees can have what's left.

My question is this. How would you feel if your company brought in food for everyone but told you you had to wait to get what was left after everyone else had picked over it and gotten most of the good stuff? I personally bring my lunch in everyday but there are some contract employees who complain about this. One contract employee didn't wait. He was in line with the regular employees. Today is his last day so I guess he figured who cares.
Added (1). How would you feel if the job you worked for brought lunch in for the regular employees but told you you could have what's left after they have all eaten? I don't want to look like a stray dog scrounging around the break room for scraps.

Should I move abroad for 1 year and keep my house vacant whilst still paying the mortgage?

Hi. I'm a 27-year-old school teacher who has recently purchased a house in the UK. I have been teaching at the same school now for 2 years. I have had a fantastic opportunity to work in America (providing I pass the interview) for 1 year. It's been a dream of mine to do this but at the time I also had a good opportunity to buy a house. I'm thinking of living in the house for the next year before living and working as a teacher in America for 12 months. I'd be on the same wage now and although I wouldn't be saving much money, I'd be living out my dream; if I don't do it now I'd probably regret it when I'm older. The mortgage is only £350 per month and I can't rent it out as I've told the mortgage lender that I won't be doing this. Plus I can't be dealing with the hassle it may cause if all goes wrong.

Is it wise to do this or should I just accept the fact that I'm now a home owner and working abroad for a year won't happen.

Should I invest in a house when my name is not on the deed?

My fiancé has made it clear that after we get married, he will not be adding me to the deed and his house would remain his if we got divorced. I'm ok with this, however I stated that if I have no ownership interest in the house, I would not be paying for home repairs (as in repairing leaking pipes, fixing the dishwasher, etc.). My proposal is that I pay him for a percentage of the monthly mortgage payment and the utilities (similar to a renter/owner relationship).

He seems to think I should invest in his home since we will be married, but I don't see how that's fair when I have no ownership interest in the home.

What is your opinion?

Probate and home mortgage?

John Doe died early June. He had paid about 8 years on the mortgage on his house. He has no financial assets and his only vehicle was in a relatives name. So nothing but few pieces of furniture and other personal items that might total $2000 in value. Then the house. We were told by the probate court that no one is required to file a will and the guy did not have one. When can the guy's family members and the mortgage company get together and consider a short sale to Bob Jones? Short sale which says the bank the time and expense of foreclosure, gets the house out of the families hands, and gives a price break to a buyer like Mr. Jones.

My wife and I will be house hunting in 2 years or so. Would it be beneficial to sit down with a consultant now to see what we should get done before than, or wait a year or so?
Added (1). credit score is good for booth of us (760+). I guess the main question is should we sit down with someone to get an idea on what we may be able to afford. A lot can change in 2 years but our Income is pretty standard and safe

I have a house and got married after buying it with the VA loan. We're moving to another state, and I want to keep my current home here and rent it out. I want to refinance my VA loan with a non VA loan if possible. I want to then use my VA loan to purchase a new home in the new state I'm moving to.

At what point does the Fed Gov't expect the parents of a college child to contribute based upon equity?

When my chiid begins college in 2 years we should be out of debt but our home equity should be about 5k. We've earned just a little over paycheck to paycheck income over the years. Example, if our home is worth 100k, and we have 5k equity, will they want us to take out a mortgage on that little 5k, or does the Gov't expect us to do a 2nd mortgage when we reach what percentage of equity in the home, assuming no debt?

In the long run, people have more money in welfare states than in countries like America.

In Sweden college and healthcare is free.

How can I become a nurse?

I'm currently 24 and I work within a hospital in the emergency department as a receptionist. I haven't been here long and this is the first time I have ever worked within a health care setting. My background is finance and mortgages!

I would love to become a nurse in the emergency department but I'm unsure how I can get there - what do I need to do to become a nurse? I can't study full time as I have commitments and need to keep my job (3 days a week)

Home buying question?

My question is when you apply for a mortgage with a bank (lender etc) and they approve you for a set amount and you get that pre approval letter to my understanding it has the loan amount that you are approved for? Let's say you are approved for $500k and you start looking at homes find one you like and want to make a offer you have your letter in hand but it's a sellers market and it receives multiple offers above asking and let's say it finally reaches $525,000 soo 25k above asking? Well the bank only approved you for 500k you can't go back and say hey can you approve me for an additional 25k in that case would the buyer interested and who wants to submit an offer just have to come up with the difference in a down payment? Have cash reserves from savings account etc? How would they go about doing this? What are some Strategies?

Does his credit score still benefit from my payments?

When the ex-husband and I divorced his name stayed on the mortgage loan but not on the deed. I made all payments on time. Even though the decree shows he is not responsible for the bill, does his credit score still benefit from my payments? Just curious. No ill will either way.

Can a housing loan fall through due to work history?

My boyfriend and I have been together for 2 years. Our lease is up in January and we've started looking at houses. He has been preapproved.
My credit score is too low to use my income on the mortgage.
With that being said, we found a house that we love, put an offer in, and now we're giving over W2's, Bank Statments, etc.

I'm a tad bit worried. Personally, I've been with my company for 2 years and have a solid work history.
On the other hand, he was in school about a year ago, had a few temp jobs during schooling, found a job for his degree, got laid off from that job, and has been at his current company for 6 months.
Our income is solid, I just worry about being denied because of the inconsistency.

Is there a good chance of denial?

What role do each of these people have when dealing with properties as an estate agent?

I read that you have to network and communicate with bankers, second mortgage and private hard money lenders, appraisers, home inspectors, surveyors, collection agencies, bailiffs, accountants, trades people and handy men, utility companies, governmental agencies in charge of renovation permits and so and so forth.

I already knew you have to communicate with solicitors and mortgage brokers and that you'd have to screen and pre-qualify a buyer or a seller etc.
But the list above seems like a lot of people and I don't even know what some of them are such as appraisers and surveyors.
Would you have to be able to recommend some handymen in case a property needed to be renovated?

I know it's a long list but please could somebody briefly explain to me the role of each one.

I own a house and my house mates girlfriend is staying over every single night, what to do?

I own a house and I rent a room to two of my mates each, I cover more of the mortgage and give them set rent a week ($120 each). Everything works great except my mate got a girlfriend about 6 months back and she stayed every now and again which was fine but now she stays every night without fail, she occasionally showers but she never has once offered to pay for anything, never helped clean or cook and she's generally rude to me and the other housemate. It's not exactly the money that bugs me it's the fact that we've basically got a 4th housemate I didn't ask for. I don't know what to say because he could just say all she does is stay in his room and showers with him but it just bugs me and I don't know how to go about saying anything because I don't want to start any drama but it's my house and I believe I should have a say in what happens. Is cost of living in the US increasing a lot to the point where it's pinching the middle class or is it just me and/or my area?

I live in the Dallas Fort Worth area, and they're just building a bunch of high rent apartments, I don't know how anybody can afford 1,500 a month on a one bedroom.

Houses, they're extremely expensive now. I wanted to buy a car and was surprised to see suvs at 70,000 dollars, when that was the cost of a house not many years ago.

Everything on the grocery store worth anything is $5 dollars and up, even toilet paper has gotten expensive.

Honestly I don't see wages increasing, at my job I've seen a lot of firings and management wanting less people doing more, they did hire a few upper positions that pay well but nothing compared to the number of people working before.

I've I do a search on the job I have on web search sites, the pay they advertise is considerably lower.

I mean I do see new cars on the roads, etc. But have seen a decline in dine in restaurants and surge in fast food.

Me earning 50,000 a year, and paying a mortgage from many years ago at 550 dollars a month, can't see how I would be able to survive now if I didn't have that mortgage and the job I have.

Am I just living in an alternate world, or are things getting harder due to rising costs? I'm very good managing money so I'm not in desperate situation, but I feel the pinch, I can't imagine like I said, if earned less and had to pay so much rent, and housing costs are so high now.

I'm thinking of becoming an estate agent and read somewhere that a good estate will be speaking to all parties, ie. Buyers, sellers and both sets of solicitors, as well as the mortgage company and any financial advisors, to ensure that everything is going to plan.

What sort of topics do they have to talk about with these parties?

Would organising a survey be an example?

I'm a single parent barely making ends meet right now. I had a job making $17.85 an hr and lost it last yr. I'm only been able to find job paying $8-10 an hr. My mortgage is like $900 a month. Most employers only giving employees 25hrs or less to avoid having to offer health insurance to employees.
I'm a single parent that doesn't receive in financial support for my child. On top of all of this i have a car note and daycare fees to pay. All options for buy or sell when owner dies?

Home owner died a few weeks ago. They were about 8 years into their mortgage. If a relative (friend) of the owner wants to live there do they just get the bank to transfer the name and that person just picks up the same mortgage payment of the deceased? Or can they refinance for a different pay off date, interest rate, etc.
Same question for someone who does not even know the deceased family. Can they speak to the bank and take over the mortgage? Based on public records the owner had paid on the mortgage for almost 8 years. We estimate that if the interest rate was 4 per cent on the 90 thousand dollar purchase price that they were paying about 300 a month in interest and about 250 was going toward the principal which should leave them with a balance of around 66 thousand on the principal. How would a non friend or relative buy this house? Thanks.

We're buying a house together. Can I legally keep my full entitlement if we split up?

Long story short I'm putting a £35k deposit (my life savings) on a house for which both me and my girlfriend will be paying off the mortgage. She does not have money to put toward the deposit but does have the income to pay half the mortgage. We both agree that in a worst case scenario and we separated, I would keep my equity stake in the property and she would keep hers. If I wrote a simple Word document stating this, which we then both signed, would that be a legally-binding document? Or would we need it facilitated by a solicitor? I have a lot more to lose in this situation so I'm keen to get this sorted.

I have a 30-year fixed rate mortgage.
In addition to making my monthly mortgage payments, if I pay towards my principal, will I save on interest?

If yes, does that mean once the principal amount has been paid off, there's no more interest?

Was it legal for mortgage company to raise my payments and my interest rate during a harp loan?

Years ago after a divorce I was desperate to keep my house. I asked the mortgage company for help to keep them from foreclosing. I understand that it is way late to ask about legality, but am curious. It seems unethical behavior which I know if completely different than illegal.

I was stuck signing a form that not only doubled my mortgage payment and interest rate in exchange for lowering the payment by $100 for a couple years. A balloon payment of approximately 20k is expected at the end date (in about 10 years). This was reportedly a Harp loan and completed by Nationstar mortgage.

Mortgage refinance process?

I'm currently going through the refinance process, is not in underwriting yet, my wife accidentally used a credit card for $300, my credit limit is pretty high, upon finding out she did that, I paid it the same day, can this have an effect on the refinance, my credit score is 780, they always say don't go buying appliances or anything like that, any help will be appreciated. He wanted to move and we thought it would be a good idea for him to just get a roommate. A woman in her 60s emailed us, she has a nice house so that's where he went. He is a veteran & was waiting on disability, so I paid his rent which was only 200/m until his roommate who I will call Kat called, said her and my dad made a deal that he pays her with some of his back-pay. My dad had to wait a couple years for it, it was enough to put a down payment on a house, that was his plan. When my dad finally received his money, he paid Kat what he owed her & I was helping him look for houses. Next thing I know Kat convinced him to pretty much spend every dime he has on her, her home and repairing it, doubling his rent to 400/m telling him he's helping pay off the house (mortgage is $350) &that if he does this she will be leaving her house to him or me. This is the short version of everything, I'm leaving out a lot but believe that we helped her out a lot. She never had children & my mom died when I was a child so Kat and I became close, like mother/daughter, spending mothers day and holidays together. Well my dad called me not long ago and told me that Kat was drinking and apparently the truth came out, that if anything happens to her she wants my dad to pay her brother and sister 100 each a month for the rest of their lives. She has never brought this up, her siblings have put nothing into the house, ¬ only that but my dad has her house almost paid off.
Added (1). 200/m isn't bad but he's already put nearly 20,000 into her & the house. We're unsure if she's going to leave it to him. She drinks &smokes. If she dies before the house is paid dad will be stuck with that bill too. She said she doesn't care what happens after she's gone& she wants her siblings to have a little money. Dad only gets about $800/m after insurance comes out. I don't know what to do. Should I have my dad move in with me and look for a house while he still has a little money left? He wants to.

She has refused to put anything in writing but when asking my dad a year or so ago how does he know she's going to leave him her house or or at least let him stay there for the rest of his life, he said she told him she "Took care of it". I'm starting to feel like she has taken advantage of my dad while I have been gone. He got money and she wanted it. She talked him into buying her a lawn mower, computer, car, gutters, she even got new furniture from Ashley's on credit that I'm sure he's paying

90 days ago I set up a direct deposit for a student loan payment I've been paying on time for 4 years. I messed it up somehow and it didn't go through the payments were not being made. I'm the secondary name to my girlfriend on the mortgage we're in the process of working out. We were given our interest rate and were set to finish all paperwork through the bank and close on the house. I though the payments were going through but now my credit went from 729 to now 619. I just payed the late payment my girlfriend who's he primary holder has a score of 789. Will this 90 day late and credit drop change Anything with of current situation with the ban and if so how?

Are the long term homeless in Britain who are British nationals still homeless by choice and still too spoiled?

I've met people from other countries who come here, start as homeless then work their way up by doing inconvinient jobs such as litter picking and toilet cleaning. Within weeks they get a job, then within months they can afford a room in a shared house, that's when they can afford to look for a better job such as cleaning operative for 12 hours a day or just factory working for 12 hours a day, then saving up money and getting a job that is only 6 hours a day so that they can study part-time and get qualifications. This hard work and determination carry on until they can go to university or get a mortgage.
I only have sympathy for hard working people no matter where they are from, their nationality or immigration status, I have no sympathy whatsoever for spoilt brats who feel they are too good for certain jobs.

How can a person live off the lottery without paying taxes?

Example: a person plays cash 3 in Georgia. If they play the number straight and win the ticket will be worth $500. Let's say 2000 tickets, all individual, all straight, are winning tickets. That would be 2000×$500=$1 million. If they went to the lottery headquarters to cash them in they would be taxed on there winnings. However, if they went to convenience stores and cashed them out, they could receive all $1 million total without being taxed. The rules state that you have to claim your winnings 180 after the purchase date which is 6 months. How can a person live off that cash and pay things off like there mortgage, cars, etc. And put money in accounts without the IRS being alerted. They will not have done anything illegal but the IRS will want to know how they got all that money.

Pros to switching: No mortgage insurance and no Escrow so I could pay lots during the first 9-10 months and then save the taxes the last 2-3 months.
Cons to switching: Higher interest rate and the 2k upfront cost

I've been a truck driver since november 3, 2016. I have a 2016 and a 2017 w2. I'm less than 90 days away from two years. Before november 3, 2016 I was unemployed since august 2015. Will I be denied a mortgage because of the unemployment gap?

Is it normal to feel like you know nothing about your future?

Seriously, I'm in high school and its really stressful because we have to think about college and what we want to do when we get older, but that isn't the worst of it. I'm a great student, i could tell you all about the laws of physics, or I could give a damn good explanation of any of Shakespeare's works, but I struggled to change the gas in my car alone for the first time.

I feel as though in high school you learn about education but not how to function as an adult. It makes me super scared, because me and anyone else my age really knows nothing about anything. I'm serious.

What the hell is a mortgage? How do you get a credit card? How do you pay taxes? How do you pay a credit card off every month?

Why do I feel like there are so many things i have to learn about my life outside of my parent's aid? It is so overwhelming because i don't even know the expanses of all the things I have to know.

My sister's fiancee divorced, but is stuck on the mortgage?

Issue is, my sister's ex is keeping her on the mortgage, despite the fact that she doesn't want to be. He spends excessively, and is generally a dangerous spender. He still owns the house however. Is there any laws that could force him to take her off the mortgage?
Added (1). It seems people don't quite understand what happened, sorry. But in any case, My sister's fiancee has an ex, it's not my sister's ex. Sorry, It probably wasn't clear.

Can you have a credit score with no mortgage, bills, loans? (UK)?

I live at home and never paid bills apart from gym memberships, etc. On experian it says my credit score is 900. I have been offered a Credit Card and loans.

But my friend is getting a Credit Card because she wants to bump her credit up and said the only way to bump her Credit Score up to 700 next year is by getting a Credit Card and paying her bills and what she usually would pay out of her money with the credit card ( she's moved out but her mum is paying her rent)

So i'm confused, can you have a credit score without having a credit card and never taking a loan, mortgage or paying any bills like gas.

Does this sound like a good job for a 21 year old?

My son recently graduated college with a BA in business, He got a job as a Mortgage banker trainee with Quicken loans. He works mega hours - 60 a week and needs to pass the mortgage exam to keep the job, has has failed the first 2 times- each time by only one point. If he fails again he most likely will lose the job. I'm skeptical about this type of selling, it sounds difficult and boring. Does anyone have any thoughts or feedback on selling mortgages. Thanks
