Why are we not allowed to help?

I work for a mortgage company as a Customer Service agent and I was told that customer service department can only process payments for accounts that are current or in Pre-30 (almost 30 days past due, but not delinquent) status. We cannot handle any 30-day delinquent, 60-day delinquent, Loss Mitigation nor Foreclosure status accounts--those have to be handled by their respective departments and there are dedicated specialists for Loss Mitigation and Foreclosure accounts. We also can't discuss any account and payment information with customers in active bankruptcy (BK); you have to transfer the call to BK. If the account has a Code 08 (foreclosure), 13 (BK active), 27 (multiple BK's/legal remedy), 35 (rep by atty)… Any of these codes you cannot discuss with customer or take payment. I almost got in trouble for taking a $938 payment on a BK account during my first week at work. I guess I don't understand what the big deal is. The record showed the monthly payment to be $938, but I was later told I couldn't go by that because of the BK and only BK can touch that account. But why? Why must all delinquent accounts and coded accounts as above and Foreclosure/Loss Mitigation be handled only by specialists? Why can't customer service reps help the customers too?

Young couple stuggling to get a property Stay in london or move to kent?

Both me and my partner are 25, i know we are young to be thinking about this but we have been together for 9 years and have a 4 year old.

I work full time and have an income of about £20,000 a year
Where as she works in an agency and gets whatever shifts are available and we have (NO SAVINGS) We both work in the london bridge area and really want to go on mortgage out of london, maybe around greenhithe or sevenoaks areas.
Neither of us drive but we are starting this soon. The thing we are concerned about is if it is worth moving out of london, because obviously yes the houses are cheap but then there is the extra cost of the car and also childcare!

My other idea was to get a mortgage in london and suffer the expensive housing, by the time we retire we would have paid this off and then sell the house for a better one out of london.
But when i look at this option it doesn't ever seem like we would be able to afford it.
Saving up for a deposit will probably take us about 10+ years and thats to long for us tp be honest.

Does anybody have the same problem or similar situation or have you and you found a way?
Please let me know.

Is Canada in a major recession?

Retail is not doing well in Canada at all. Many stores are closing and more stores could well be on way to closing soon.

People buying stuff is going down and stores not doing well at all.

Interest rates are at a all time low, to get a housing mortgage for people that have very little money to buy a house because housing is well going up so high in Canada! Yes is not far from being like San Francisco. Where a million dollar home will get you a very very very small starter home.

The Canadian dollar is at all time low.

Is this old Gold Mortgage Bond worth anything? Who would pay? Where do I start looking?

I found some papers for a collateral trust gold mortgage bond from a "discount company" in Akron, Ohio while going through my grandmother's old things. The thing looks legit. It's got a seal stamped into it and everything. It originally had 10 coupons for interest, and promised a payment of $100 after 10 years. Only 3 of the coupons are missing, the other 7 don't seem to have ever been claimed. It got me wondering if there's a payout that's been collecting dust for decades. Searching for the company only gives me old newspaper clippings. It would be great if someone could point me in the right direction to begin investigating this properly.

What steps will I need to take in order to be approved for a home mortgage?

I've been in school since Sept 2015, working 3 part time jobs at the same time. I recently dropped out due to finding a part time career in my field of study and pursuing it. I worked there for about a month and then quit due to being offered a full time position of the same job in a different county, closer to home, where I start next Monday, making $17.50/hour 40 hours a week minumum. I have an auto loan, credit card, and student loan that add up to about $7,500 total. I pay my payments which add up to $400 each month to pay my debt off. I am looking to get a loan for a house from $50k-$75k maximum. I understand that I have no chance of getting a home mortgage at this time since I have so much debt and am just starting this full time job, but what steps do I need to take to get the loan? I also have been working since I was 14, never been without a job, and I also kept one of my 3 part time jobs and will be working there even after I start my new full time job.

Added (2). I guess I threw people off by saying I plan on building my own house within 15 years. My dad and uncle own their own business. They are construction workers, and build houses from scratch, including their own, and they will be building mine in the future. Forget I even wrote that part, that's not the question.

Are condo fees considered in determining eligibility for a mortgage?

Say a person qualifies for a housing payment of $1000/month.
Condo fees are $200/month and primarily cover things like heat and hot water (common heat), lawn care, snow removal and other expenses a person would otherwise be paying in a single family home.

Would the mortgage company require the person limit their mortgage payment to $800 (principal/interest/taxes) for a condo because of the condo fee, but allow $1000 payment for a house?
Added (1). heat/hot water are unavoidable expenses i a single family home also for the most part… And if you don't pay a landscaper, you have to buy lawn equipment

Streamline fha 203k loan gone bad. Need advise?

Hello, my wife and I bought a house March of last year using streamline 203k financing. The contractor that we used for the financing walked away and everyone else we asked for quotes were a lot more expensive not to mention unforeseen additional repairs. This is when we made a poor decision. I did a lot of the work myself. The lender sporadically emailed us throughout the year but never did much else. But now they are asking for an appraisal. What should I do from here. Not sure what the consequences might be. Thanks

I was curious about what a payment going into a bank account was for?

There iis a payment of £356 going out of an account paying to a building society. Would that be a mortgage payment, or could it be for something else. I thought it could only be a mortgage payment because it was going to a building society? Can't think of anything else it might be?

I have been saving up for a little while, but now I will be starting a full time job next week, so I'll be qualified for a home mortgage. When the time comes, and I do apply for a loan, am I allowed to apply for multiple loans or at least at different banks/credit unions? Also, has anyone heard good/bad things about Quicken Loans? Is it legal for a co owner of a house to get a refinance and title name change without other co owners permission?

I own a house with a relative and we are getting a refinance. The broker wants the new loan only to be in my relatives name and now a few days from closing says they are taking my name of title before closing, apparently not needing my permission. How is this legal? I told him we are both on current mortgage and title and I paid over 40k cash on down for the house, I will not allow my name to not continue to be on title. He said it's legal without me even being here or signing… How is this possible? Thanks.

Apartment lease office refuses to fill out papers for mortgage lending company!

I moved in with my boyfriend a year ago and he asked the the office to add me to the lease so I could build credit to buy a house. I finally found a house this year and made an offer on it. The mortgage lending company sent papers to the apartment office for them to fill out as proof I had paid rent there. We always paid our rent on time and the old lady in the office refused to fill out the papers saying I was only an occupant. I went in to talk to her and she said my boyfriend never told her to put me on the lease only as an occupant. Which is a total lie since we both went in asking her to put me on the lease. She asked me to fill out a lease agreement application, turn in pay stubs, and photocopied my SS card and drivers license. Now she refuses to fill out the papers saying I was never on the lease. Is there anything I can do since it seems to me she is just being difficult and unreasonable?

When using a foreign real estate as collateral for a foreign bank loan, is the interest tax-deductible on US Tax Return?

Can I use the interests pay to the loan to wash off the foreign rent income, in addition to building depreciation, on Form 1116? There is no existing mortgage on the r/e, and loan has nothing to do with the upkeep of the r/e. Reason for the loan is purely a strategy to reduce foreign estate tax.

Should I pay half the mortgage or fair market value rent?

I live with my BF in a rental that is $1300. He has just bought a house & is expecting me to move in when it closes. It is a high mortgage due to him taking shorter term mortgage. Fair market rent value on the house is $1,500.00. The payment on the house though is right at $2,300.00 due to the shorter term mortgage. I have no personal interest in the home, we are not married or even engaged. I feel that paying half of fair market rental price is what I should pay. He thinks I should pay half the mortgage. I don't think it is fair as I have no interest financially in the home & who knows what will happen 5 years down the road. If he were to sell & make money in a few years, he isn't obligated to give any to me. I love him, but do not see this as fair. I told him I was not ready to buy & he did so on his own. He wants me to move in but at the same time, I don't want to be taken advantage of financially. Not to be a Debbie Downer, but half the mortgage is $500 more than I pay now for half the rent & that is not including the extra utilities that will come with the home. The house will be about $650 more a month for me. I told him I am comfortable with $750 for rent & half utilities, any more than that, I can't afford it. He is livid and says I am being terrible and raining on his parade. No, I am just stating what I can afford. Opinions?

Regulated market > free market?

Instead of having a totally free market, Texas law requires electric providers to lease access to their electric infrastructure (delivery grid). That means that new electric companies don't have to build entirely new lines to people's homes, dramatically lowering the cost-of-entry, leading to an explosion of new electric providers. All that competition helped keep cost of electricity low relative to the rest of the country.

Europe does the same for internet (called "local-loop unbundling" laws). Whereas we are lucky if we get 3 (most Americans only have at&t and cable to choose from). Also, Singapore (libertarian wet dream) has a system of subsidies, price controls, forced savings (medisave), and regulation to keep healthcare costs low. Instead of a completely free market.

My parents are having serious mortgage problems. They have an outstanding balance of£ 60,000 and the bank is demanding they pay it all in 3 years!

My parent s have been paying the mortgage ever since they bought the house back in 1989. There is this huge problem where no one seems to know where that money has gone? And we cannot seem to find any documents proving it so we are in a very difficult situation.

My parents are almost 60 years of age and will soon be too old too keep working, its also unfair on them to have to pay twice!

Issues with association dues?

5 months ago our association dues were raised from $175 a month to $375 a month due to repairs that needed to be done. This was already controversial as only 8 of the 32 units needed repairs, yet rates were raised for everyone. There was also some underhandedness by the president to get the vote to pass, as well as finding out that only one bid was taken for the work, and the president is friends with the contractor doing the work. Now five months later, and the contractor is half way done with the repairs (most of which were on units that never needed work to begin with) and he is claiming that the damage was worse than he originally though and is asking for more money. Now the association president wants to raise rates by another $100 up to $475 a month. The president is also claiming he does not need to hold a vote for the rate increase and that the power to do so is held by the association board. Having my association dues more than double in the course of six months is absolutely insane in my opinion. I could probably get a mortgage on a new home for cheaper than what the association is charging in dues (this is not an option though). What are my option here? Quite a few of the residents agree that it is outrageous, however the association president is saying he doesn't even have to hold a vote. Any help here is appreciated.

Just found out about taxes and I owe a lot and have other bills

I'm only 23 and I just filed taxes and learned about taxes (don't judge me, people told me I didn't need to filed taxes because i Didn't make enough). So I've been working for three years, have only made about $25k/year. Someone told me I didn't need to pay taxes until I made $27k and also I am self employed. So not thinking I had to save and pay taxes (like a dork), I went out and got two car loans, a mortgage, phone payments, internet and cable bills and other utilities. So of the money I make per month, half of it goes towards bills. So I went in to file taxes finally and it turns out I owe the government for the past three years around $10k or so. But the issue is I have car payments and other bills I wanted to pay off now all my extra hard earned money will go to the government! Is there anyway I can start over and not owe this to the government? Like a fresh start or something? I am so mad I listened to my friend. I should have been saving and paying taxes, not spending money because apparently most the money I make goes to the government! But really I had no idea but good thing I caught it now, right?

Where should I move and what should I do? SOS (New York, California, Finance Degree)?

Please Help: In serious need of some advice.

I am graduating from Arizona State University this May. My current lease ends in July and I am highly considering moving somewhere. I have a long-term boyfriend in AZ that still has a year and a half of college (I graduated early and he will need an extra semester for his minor). My family is also in AZ. However, I would love to do something adventurous as I am young with no obligations (mortgage, kids, etc.). I have always loved the city. My dad works for a large corporation centered in Pennsylvania and could assist me in getting a job there. I don't have much interest in PA though, there are some opportunities for the corporation he works for in California too.

Another issue: I am not a huge fan of finance. Not quite sure why I majored in it (it was the major I ended up with after 6 previous majors). I am not sure what kind of career I should attempt to pursue with this degree.

I liked the California idea because it is a lot closer to AZ and cheaper than NYC. But does NYC have more opportunities? Is it more exciting? Where could I make more money? Are there any good neighborhoods?

When is a Gift of Equity not a Gift?

Last fall I sold my half of a home left to my sister and I. She was the buyer and we ended up settling on a price of $65K which was half the county s assessed value. This "settlement" is in writing and drawn up by our attorney s. Her mortgage company asked me to sign a gift of equity letter. By no means did I intend to gift anything to my sister. The gift of equity turned out to be in the $19,868. Am I responsible for taxes on the gift even though it was never meant to be a gift. Any insight into this would be helpful. Thanks.

My husband and i bought a house

My husband and I bought a house together. It ended up in his name with a co signer we chose. I had credit oroblems so couldnt do it. My credit was used when i was younger by my mother. I am now older and the problem is fixed i only have money owing to my stident loan and still building my credit.

I am looking at options about going to university next year. But I am not sure if I could get money for accommodation if I stay at home

I am thinking of going to University next year, however I am paying my mum rent for her house to pay the mortgage as she has moved in with her partner and left the house to me. Neither of us would like to sell the house as it is mine when the mortgage is paid. If I do go to university, could I get a loan which would still cover my accommodation or not?

Can someone please tell me exactly what this letter means? It shows up under the township public records page.

It says Recorded in official records, Loan servicing company, plantiff VS (names of the homeowners + unknown tenants 1 & 2) defendants.

then a sale price listed and and certificate of title. Then is says the property was sold to another bank and no objections were received.

Does this mean the house was foreclosed on?
Added (1). NOTE: The bank is now listed as the "homeowner" and the names of the people that live there that USED to be listed as the homeowner have been removed.

Are all husbands like this or just mine?

I was on the layoff list where I work. I had a stroke of good luck and found another job at the company will a larger salary that I took immediately. Then I found out I had an unexpected problem. At my new job I am the boss of several guys. They are all great guys and they accepted me as their boss without any hesitation or problems working for a woman.

My problem is my husband. He wants me to quit my job because he said “I don’t want you to working closely with all these guys who want to get into your pants.” I told him they can want all they want but it is not going to happen. I pointed out to my husband that we need my income to make our mortgage payments and I would be happy to quit work if he got a job that would cover all our expenses.

Are all husbands this way? I have never given my husband any reason not to trust me. Why does he think every guy wants to get into my pants?

Do I qualify for BAH in the Army?

I'm in the Florida Army National Guard. I'll be on active orders for the next few months. I live with my father and he lost his job and I've been helping to pay the mortgage, as he cannot afford to do so himself anymore. There is no formal lease or agreement or anything but it is a financial burden that BAH would certainly help with.

Would there be anyway I could collect BAH to help out? What documents would I need to provide if this is at all possible.

Any opinions/advise?

Am I too old to go to college?

I am 26 and I am thinking of starting school in the summer. I have a pretty nice job at Amazon Fresh. I have good benefits and I'm clearing just over $2,000 a month. But I still feel expendable. As long as I am making over $1,300 a month, I can switch to part time and go get my associate s degree at my local county college. After that I can switch to a four year school and live on campus. I have Aspergers and live at home [But I pay my mom $1,000 a month towards the mortgage] so I'm sure I can get tuition covered. Or should I look at maybe going to school part time instead?

What is the best way to finance the engagement ring I want to buy?

I am looking to purchase an engagement ring soon (roughly $11,000) but want to build my credit as well. My credit score is between 720-750 and I have the cash to purchase the ring.

What is the best way to make this purchase? Finance through the jeweler? Get another credit card?
Added (1). Sorry I should have clarified that I wanted to finance with very minimal to zero interest. I was thinking more of the lines of opening credit and paying it off to build credit (and avoid interest).
Added (2). Also should clarify that I have the cash to pay for the ring. Of course I would not spend more than I have to finance an engagement ring. The real goal is to raise my score when it is time to apply for a mortgage.

I need to get a new license so I went to the dmv and I was able to prove who I was via my birth certificate, and w-2. They WILL NOT let me get a license however without 2 proofs of residency, I don't have a job, here is a list of things they will accept as proof of residency.
-Current real property rental or purchase agreement (I live rent free with my parents)
-Current local property tax statement or mortgage document
-Original documents from city, county, state, tribal, or federal government organization attesting to the fact that the applicant is a NM resident dated within 60 days
-Utility bill dated within 60 days, no cell phone bills(don t have any bills in my name)
-insurance bill, card, or binder dated within 60 days
-bank or credit card statement dated within 60 days (tried opening an account to get my license, but you need ID to get an account)
-documentation from an education institution dated within 60 days(not enrolled in any schools)
-original documents from a NM community organization attesting to the fact that the applicant is a NM resident dated within 60 days
-a New Mexico medical or public assistance card with address on card, letter from issuing agency that came with card showing name and address dated within 60 days.
, is there a way I can prove my residency? I need a license to get a job, need a bank account to get a license, but some how need a license to get a bank account… Any advice would help.

I want to know which form of incorporation I should take. I want that newly created entity to produce a w2 or a 1099 for my mortgage refi application.

How do I manage being a real estate investor while keeping my daytime job?

Im 22 years old and say I make about 5000 dollars every month with my 9-5 job as an engineer.

I am planning to achieve a goal of having positive cashflow of about 7-10 thousand dollars every month by the time I am 32 while working in my daytime job in the meantime.

Does a plan like this seem plausible? Or do I need to quit my job at some point and dedicate all my effort in real estate investing?

Why don't the American people demand EU standards & rights at work as opposed to a race to the bottom?

With these 'employed at will' contracts, how can you ever plan for the future, start a family, get a mortgage or take on any major financial commitments, if you can effectively be dismissed at any time for no reason etc? There is zero job security and stability.

In addition, why not also a far higher minimum wage of $15.00-$20.00 an hour, six weeks annual leave (including public holidays) and a maximum working week of 35-40 hours etc.

This hood work life balance functions perfectly well on this side of the Atlantic to no detrimental effect to living standards and commerce, trade unions also have more power and influence, and sweat shop economies have been proven not to actually create more wealth and productivity.

Take Germany as a case in point. They work the shortest hours, with the most holidays and highest wages, yet are still Europe's largest and best economy.

How do you buy a house in the UK?

I'm at the stage where I'll hopefully be buying a house/flat very very soon, so my question is - how do you actually go about it? I understand that I should get a "mortgage in principle" but beyond that I'm not really sure. Do I seek out a solicitor to make the offer and sort the actual mortgage for me? Or do I get a mortgage sorted myself before finding a solicitor? Really clueless here guys. Also, I'm in Scotland, not sure if it's different for us than it is in the rest of the UK.

Home mortgage debt to income ratio new policy change?

Hey guys,
So my fiancé and I were pre approved for a home mortgage a couple of weeks ago. On Thursday they let us know that there will be a new policy that increases the debt to income ratio requirement going into effect march 20th. We were unable to find a house and now, thanks to the policy, are qualified for 40k less for our mortgage. Obviously paying off debt is a good idea, but I'm wondering if this new policy is with all banks?

Do you think I will be able to refinance my house after I get my discharge papers from Chapter 13 bankruptcy?

About to be divorced, in a joint bankruptcy with my soon to be ex, she has agreed to take 35K in equity for the house to be bought out. The mortgage and home equity loans will combine to about 175K, never were delinquent (bankruptcy due to Credit Cards only), so will need to refinance 210K. Current Credit Score of 591, but heading upwards. My income is 58K per year, and have a stable government job, worked over 15 years. I am just a few months away from navigating this Chapter 13 bankruptcy successfully. Oh, and the house appraised at 305K. But won't have available $ as down payment.

Need mortgage for paid off home?

We did not find results for: I have no mortgage on a 179,000 home. I have debt on loans for 49.000. I also to get a vehicle for $ 30.000. Should add my son to the title before I get the loan where he can assume the payments if something happens to me? With my credit at 601 with all my debt, his is bad, please advise me. Trying to understand my credit score?

I paid off a five year personal loan installment of $7k in two years, as well as a lot of credit card debt. Instead of my score increasing, it has decreased 37 points. I have no new inquiries or late payments. I have no mortgage. What a joke.

Does anyone have any ideas for a career break?

I am 36 years old and work in a high stress position. I have recently come out of a relationship. I am also totally burnt out in my job and on the verge of a nervous breakdown so I have decided to take a year out as I have some savings. I have a mortgage but will just rent my apartment out. Problem is I don't know what to do.

I had one idea which was to travel around south east Asia, trekking in Nepal, travel round Thailand, Cambodia, Vietnam and Laos and then go to indonesia and learn to dive and surf etc I am not sure how much I would enjoy travelling alone though so this does make me nervous.

Anyone got any suggestions?

Will a 646 Credit Score get my Police application denied? I also recently made moves to improve my credit but it hasn't been reflected yet

I'm attempting to make a career change from my desk job to Law Enforcement. I racked up at 646 credit score due to a mortgage and other debt.

To remedy this I sold my summer car and used some of the equity to pay off other debt and put the rest into my investment account and bought mutual funds with it. I'm hoping the removal of one car loan and a few loans paid a couple months in advance will help my score. I also saved a good portion of the proceeds because the application also asks for all financial savings and showing you have something saved can't hurt.

I still have a month before I need to submit the Police Officer application and I'm curious to know if I'd be rejected with a 646 credit score and a mortgage and credit card debt even if it shows I'm making a huge effort to pay it all off?

Can you gift someone real estate?

My dad is a month away from foreclosure and I am doing what I can to help, however I had the idea he gifts me the home and we put it in my name and get things back up to speed since I can afford it. So my question is can he do that and if he can would that reverse foreclosure on the home if I were to roll what he owes back into the mortgage? Any information helps and please serious answers only. Should I sell my house? I built a house in 2009 and lived in it. After our 1st child we needed something bigger,?

so I rented the house I grew up in from my dad for $700. It is older and needs some work, but bigger.

I rented my house out for $850 and my mortgage is $950 per month.
I am loosing a $100 per month.

If I sell, I would save $250 per month. I don't plan to buy another home, as I will most likely inherit this one. I just can not figure out how much to sell my current house for?
The current renter is interest, but tells me she does not have much money.

I bought it for $135,000, mortgage for $140,000 (fees, etc). I owe $126,000. My husband wants me to sell for pay off.
It is a newer house, and for the area another can not be found as new.

I want to make the tenant a price, but not sure what I should ask?

What can we expect in terms of time allowed to get out of the house?

A relative is having to leave his home of 45 years due to a reverse mortgage, but even before his mother passed away they had been in foreclosure due to inability to pay property taxes. An attorney had helped them for a while but finally withdrew saying they are at the final step, a final judgment sort of hearing, at which point the judge will decide how much time my relative will have to get out of the house.

It has been more than a month since the attorney told him that. The attorney had said the judge would give him anywhere from a month to up to four months to get out of the house. But he is afraid he won't be given any time at all. Do you have any insight on this?
Added (1). Thanks for answers so far. He is moving in with me. The issue is, we are trying to figure out how much time we will have to pack up his house. He is a foot-dragger, so the more time the better. I am just worried he might not be given any time at all. Does anyone have any idea what the judge is likely to do? Is he likely to give my relative at least a month?

Buying property in Pennsylvania?

Is buying a house in PA if you live in Jersey worth it? I saw some houses in PA valued at as low as 20-25k. Even lower. Mortgage would be fairly cheap 100-200 a month. If my intentions are to just rent it out, would it be worth it? Doing some research it seems that you can rent for as high as $800 a month? Seems kind of unreasonable

What can be done about a bad appraisal?

We are in the process of selling our house. The buyer's lender ordered an appraisal. We live close to a state line and we found out that that appraiser was having a hard time finding comps. My realtor sent him the comps that she used to price the house and he wouldn't consider them as well as the lender also refuted it. Turns out the appraiser doesn't even have access to the MLS (State or county!) that my house is listed in. He has access to the neighboring state, which gives him only a handful of sold homes. He appraised my home based on comps from over a year ago. Obviously the markets is way different now. The price per sqft he appraised my house at is 24k lower than what the buyers offered. Not a single house in my county has sold at that price per sqft in over 6 months. There were also things on the report that were completely wrong, like he said I pay 115/mo for HOA and we don't even have HOA! This obviously broke our contract with the buyer since they were FHA loan. We are putting back on the market but not considering FHA loans to have the opportunity for another appraisal.
How is this even possible? I thought there were regulations for these things. Using comps from over a year ago should be completely forbidden, especially when the market has done a 180. We know that if it comes in low again. We will bit the bullet, but we thought maybe a couple grand low, not 24k! Is what he did even in the guidelines of appraising houses?

Can you get a home mortgage with an auto loan?

I just started a new job and I plan on paying off my $1500 credit card bill fast. I also have $3,000 left on my truck loan. Will I be able to get a home mortgage after I pay off my credit card, if I have my truck loan yet? Or will they deny me because I have a loan out there?

How to protect property from judgement lien?

I'm currently in 23K debt and my credit card company is threatening to sue me. My home is in a revocable trust in my name but I heard that a revocable trust does not protect your assets. The house is paid-off, so there's no mortgage and my debt accumulated due to an emergency a while ago. Looks like I am going to default on it as I am currently unemployed. What are some of the options and ways to protect my only asset, my house, from a judgement lien when the time comes when I am sued? I am single.

Does paid-off home has equity?

I am a bit confused about equity… Do you have an equity only during a mortgage or can your home have an equity when it is paid off already? I bought my home for $400K and now it is worth around $550K. The house has no mortgage anymore… It's paid off a few years ago, so is there an equity on it or not? I am using my own case to see if equity applies to me. Im not looking to borrow money from a bank or get another mortgage, the question is simply pertaining to my situation only to know if my paid off home, although with a different value today than what i bought it from before inc ash, has any equity or not as I am a bit confused with thee terminology when it applies to my situation.
Second question… Can a judgement from a credit foreclose my home when it is paid off or does foreclosure happen to the homes which have a mortgage/loan from a bank? Can I be forced to sell my home by a creditor in California

I pay my mortgage to Ocwen but was contacted through mail by Impac and they claim that they own the house. Who really owns the house?

I contacted Ocwen (the ones I pay my mortgage to) and asked them about Impac but Ocwen denied them and said you pay the money to us and there's no Impac. Impac said Ocwen is just a money collector and works for Impac. Please help, some thing is fishy here. What should I do?

I received a good faith estimate with the cash to close amount. In that estimate were the appraisal fee, the inspection fee and condo questionnaire fee which I have all paid upfront. Will these be deducted from the cash to close?

Should I keep my emergency fund in my credit union savings account, or should I opt for an online savings account that yields more interest?

Back when I had a car note I took a loan out with Wright-Patt Credit Union and after paying it off still got to keep a savings account with them. Currently I use this account to store my emergency fund of 3.5 months salary.

I also have a CD with Ally Bank, and recently realized that Ally's online savings account has a better interest rate than WPCU's.

Is there any major con or thing that you can think of regarding why I should stay with the credit union as opposed to going with Ally? I know that closing a bank account doesn't hurt your credit score, and I can't think of any other reason not to. Maybe you guys have some insight that I don't have, so I'd love to hear your thoughts.

PS: the only other thing I can think of is credit unions offer better mortgage interest rates, but my fiancee has a credit union account as well and we're not looking to buy a house at least for another two years.
