Pension credit and renting my home?
Added (1). My parents live in there home and are thinking of moving into my house as its a large house. They own there home outright, currently they are claiming pension credit and normal pension. My question is if they rent out there own home and come to live with me would they need to declare the rental income to hmrc as they would be contributing some of the rent towards my mortgage. They only own 1 property which they live in.

Since my husband does not have a key to our mail box I am the designated person who picks up our mail at the community mail box (a free-standing metal box in that holds everyone's respective mailboxes). My husband asked me today if I had seen his paycheck when I picked up the mail last week. That's when I remembered that I thought I did see that familiar check when I picked up the mail last week, but not sure exactly which day it was. I told him this but since it was nowhere to be found, and I was not sure where it went, we were just trying to figure out where it was or if I really did see it. The paycheck was to pay our monthly mortgage. So, we looked around the possible places around the house, he checked the trash outside in case it got thrown away by accident with the junk mail. We both agreed that he could request the co. To put a stop payment and re-issue him another check. Later, he came next to me by my office desk and asked me to get up so he can check my cluttered desk. Does this action mean he does not trust me?

Can I use a Flex Spending Account to pay for my child who attends my wife's in-home daycare?


My wife started an in-home day care business, and our child, is one of the four children who attends. I was wondering if her business can bill me and I use my Flex Spending account to pay for the tuition. This way, I could avoid paying income taxes on that money used through the FS account. She then, through normal business write-offs, could lower the income tax she would have to pay and ultimately save us some money. Is this legal? We are both very new to running a business so any advice on this would be greatly appreciated.

Can I get the seller to pay their portion of property taxes after closing on home in Florida?


I purchased a home 3/4th the way through the year and the seller and I agreed to pay the prorated difference of the property tax bill estimate. The tax bill has come and the seller underpaid by approximately $1340. The title company had me sign a paper at closing in the pile of papers that after reading through stares both parties gave accepted such proration as final determination of liability for taxes between parties… Do I have any recourse? I ve emailed the mortgage officer and title company and am awaiting a response. They accounted that the seller had a homestead exemption, but he did not.

What exactly is a short sale?


How do you get a bank to agree to one? Is it more likely to get that than a Deed In Lieu of Foreclosure, for instance?

Do you end up owing any money if it doesn't sell for what is left on the loan?

I guess I don't understand why so many banks are reluctant to do a DIL, but seem more willing (at least, from what I've read) to do a short sale.

If a person's hours aren't producing enough money and they're struggling with payments, will the bank do a DIL? If so, how long do you have to get out?

Everyone says being a stay at home mom is thankless. Well, do these men who go to work every day to provide for their family receive more thanks?

Does anyone say, thanks for the electricity, the mortgaged house and car, thanks for commuting to 40 years of answering to your boss to pay for everything we need and make sure the kids are sent off to university. Thanks for sacrificing most of your time away from everything and everything that you work for in the first place.

Just wondering… Isn't being a sole breadwinning father kind of thankless too?

What do you do when a house isn't worth what is owed?


30-year refinance loan. A little over 10 years into the loan. The neighborhood has gone downhill considerably and we haven't had the finances to get to a better area. A little under 50K is remaining on the balance, not including interest. Original loan was about 60K. Payments are 500/month. 7 percent interest rate.

Owner (family member, not my loan) filed Chapter 7 bankruptcy last year, but it couldn't be included because it is a secured loan. They're working, but not skilled enough to make a lot of money. I don't mind helping them financially, but the house isn't worth putting money into unless it is an investor with workers and enough money to get it to where it needs to be.

House isn't properly insulated, pipes are old, wiring is old, lots of stuff not up to code, etc. A house up the street of similar size sold for like 32K. Someone bought the house across the street, remodeled it and sold it for about 130K. Property values around the area range from 40K to up to 100K and everywhere in between. Front and back yard combined are probably just under half of an acre. 1950's house. The repairs are upkeep simply aren't worth it anymore, even though the mortgage may sound "low" at 500/month.
Added (1). Basically my question is… How can I get them out of this old house? I gladly help with finances, will help them rent a newer home, etc. I'm just not wasting money on this old one.

Would it be possible to get a deed in lieu of foreclosure?

Are there any other options if they refuse that, apart from just walking out and leaving the house? The main concern is that just leaving the house in a neighborhood like this is asking for trouble.
Added (2). A house next door to us wasn't rented out for a while. Some homeless guy broke the back window and went in. Apparently he had a mattress and was living in the attic or something like that. Someone else stole the central air conditioning unit. Leaving it would basically invite someone to break in within a short time and destroy the inside. We don't have an alarm system.
Added (3). Redesigning/remodeling is not an option. They don't have the money to do all of that. We've done basic stuff like painting, etc.

I can't seem to get my math right for this adjusting entry accounting problem?


First Part to Math Problem: June 16: Byte purchased a building and the land it is on for $119,000, to house its repair facilities and to store computer equipment. The lot on which the building is located is valued at $19,000. The balance of the cost is to be allocated to the building. Byte made a cash down payment of $11,900 and executed a mortgage for the balance. The mortgage is payable in eight equal annual installments beginning July 1.

Second Part to Math Problem: The annual interest rate on the mortgage payable was 8.75 percent. Interest expense for one-half month should be computed because the building and land were purchased and the liability incurred on June 16.

(FYI: Must round to two decimal places.)

Why is my husband making such a big deal about money?


I make $7/hr more than him and get bonuses, everytime we go out he never lets me pay or at least let us take turns. I have never made it an issue about what he makes or what I make. I was even willing to combine our income to 1 so we can both just pay our bills no matter what it is. He has never asked me for money. Everything we do he pays his part even for half of my mortgage and the utility bills. He says he is uncomfortable combining income since he doesn't make nearly as much as me. We are married now I don't care about what's his and what's mine. Has anyone had his issue?

How did the bursting of the housing bubble directly lead to foreclosures?


I understand the fact that declining house prices often leads to foreclosure, as it creates a situation in which owed loans are more significant relative to the price of a house.

What I don't understand--and the crux of my question--is how a bursting house bubble gives rise to somewhat immediate foreclosure when:

1. Installments on the house remain the same in price and due date.
2. The salary of the homeowner has not been affected.

Wherein lies the problem if only home VALUE is altered and not AMOUNT OWED per agreement?

I m 18 and am a victim of credit fraud?


I was getting my first credit card today to build my credit up for an apartment. I few hours later I was called by my bank (wells fargo) and was told I was declined. They said I had terrible credit which I didn t understand because I ve never had any credit in the past. I ve never had anything in my name, so I ran a credit report through annualcredit.com. It come out that somebody put a mortgage loan in my name back in 2013 (I was only 16). It also showed that a few other credit cards were put in my name. This is still too shocking for me to comprehend. Where do I go from here? Should I hire an attorney? And also I am certain that my parents or any relatives wouldn t have done this to me.

Financing Advise for Land/Home purchase?


My dream is to buy/live on 1-2 Acres of land and graduatly build new stuff on it (House, Pool, Nice backyard for dogs and horses). Its not in my budget to build a house. My ideal plan is too buy a mobile home (New) and in 10-12 years build an actual house on the land. My question is what would be the best way to get a ~$105,000 Loan to purchase land and put/build a mobile home on it? Can I get a mortgage? I really need the loan to be 30+ years since I only make about $30,000/Year. Also my credit score is ~760 and I'm 25 years old if it matters.

I need advise on buying a house and what to do. I went to a loan officer April 2015?


. I had applied for a fha loan, I currently have 650 credit and make 17.31 an hour and usually 150-160 hrs a month. In March 2016 I get a raise to 18.65. By February 2016 I will have saved 7-8 k for a down payment and closing etc. I want to buy a house that's 100k in either Victorville down to riverside across to Chino.hopefully by riverside there is one. I want to buy a house in 2016 February. I want a fixer upper. Minimum 1br 1 bath, and I can do the insulation drywall paint etc. Just no electrical or roofing. Why do some smart high school students want to do research?


Note: I am talking about NON-AMERICAN countries where you can major in Medicine, Law, etc as an UNDERGRADUATE)

Some high school students who got extremely good grades in their finals (i.e. Good enough for Medicine in non-American countries) decide to major in stuff such as Linguistics, Physics, Anthropology, etc. In the hope of doing research in the future. Why would they pick that?
-If you don't have anything published, your funding will be cut and you will have no income
-There is no guarantee that you will like research and most people hate if over time
-Jobs are meant to be monotonous, not fun
-They can easily major in Medicine, Law, Actuarial Science, Dentistry science, etc and switch to research later on or do a Master's degree in their area of interest
-The market for researchers is very bad at the moment - it is 100+ people competing for a tenured professorship post and it will not be you getting that job
-Being an adjunct professor sucks as all the contracts are short-termed
-It is hard to even secure a mortgage with such unstable employment
-If you can't find any professorship job, it is hard to find anyone else to hire you as they know that you will go back to academia as soon as you find another professorship job, so chances are you will either end up unemployed or working at McDonalds during this time

How much does a mortgage payoff amount generally vary from the loan amount?


Just curious. Say that a refinance loan was taken out about 10 years ago on a house.

The original loan was $60,000 for 30 years. Now roughly 10 years later, the amount owed is $46,000. The interest rate is 7 percent.

There is a note that says "the amount shown is your principal balance only without interest" or something like that. Yet in another area, it says that the amount for a requested payoff amount may be lower than the amount stated.

Say that you wanted to sell the house. How would you go about figuring out what the actual payoff amount would be? There is a phone number on the mortgage statement that says you can call the number for a payoff amount. However, it is a recording that also wants a "closing date".

Any ideas/advice?

What is the process for selling a house as-is, exactly?


A 2 bedroom, 1 bath brick house is in my mother's name. She's a widow. The house has a refinance from 2003 or 2004 through Chase home mortgage. She did that to pay off the mounting credit card debt that had been acquired over the years after losing her husband, who left nothing to his name and a whole lot of bills. She seems to have realized that refinancing was a big mistake (the house was nearly paid for in 2003/2004), but can't take that back now.

She has been paying it down, but there is still something like $45,000 left on the refinance. I have tried to help as much as I can, fixed stuff around the house, etc. Honestly… Its an old house. Built in 1950. Old wiring, old pipes, fiberboard on the attic floor is breaking up all over the place and a bit dangerous, insulation has pretty much all fallen off from the inside of the attic and/or is non-existent. The previous people that my parents bought the house from in 1979 did a lot of work themselves, and it was typically shoddy. I wasn't even born yet, and the inspector must have been a complete idiot to have missed the stuff that he did.

Dirt crawlspace basement with a bricked-off area that is about 15 feet long x 3.5 feet wide and about the same high. The former owners dug that out because the FHA back then told them that the water heater (it was in the kitchen and vented through the roof) couldn't be in the kitchen due to code violations.
Added (1). They dug out an area in the basement, cinderblocked it off with a retaining wall and put the hot water heater at one end and an illegal sump at the other. Literally just dug a dirt hole. No yard drain or anything was installed. It is a freaking mess, honestly. If it rains for 2-3 days, water comes from the various points in the bricks and drains to the sump area. None of that was installed properly.

I want to see her get away from this house and sell it as-is.
Added (2). I'm planning to ask her to get a payoff amount from the mortgage company, as the $45K owed factors in a ton of interest over probably the next 20 years or so since she has only had the loan for around 10 years.

What is the process for selling a house as-is to someone with the ability to hire the know-how to fix all of this stuff, bring it up to code, etc., and re-sell? Also, what are the odds of finding someone who will pay enough to sell the house?
Added (3). I should also note that she filed Chapter 7 last year due to overwhelming debt. She's not really in a position to get some fancy job that will pay a lot of money and struggles with certain personal things. In essence, she's barely making it.

I am her only remaining son that has stuck around to help her. I'm single and pretty much not taking on any big obligations in the near future. I want to move to a better area, too. The neighborhood went downhill. We want to sell and rent a house elsewhere.

60k salary 400k house? Can I afford this? And opinions on diffrent ideas please?


So I will make 60k a year, and have 50k savings. I live at my parents house. I was thinking to buy this house that costs 400k, and rent it out to pay the mortgage while I stay at my parents house. I have absolutley no finacial needs besides maybe 200 a month expenses. Should I move into this house when I buy it? Or rent it for a while to save up all of my income and rent money? I want to buy a house over 350k. I could also possible save for a few more years and give a bigger down payment? I was also thinking about buying a duplex and renting both sides out. Or living in 1 side. How do I buy a house? My income will most probably also increase to 80k a year after a couple years. Please help me figure out the best plan to make a good investment. My goal is to eventually own as many things as possible. I am 22 years old. I also have no credit.

Danger of giving out SSN and file of tax return to a strange mortgage agents?


I gave my ID, SSN, tax return to a mortgage agent from Omni Fund in order to apply for a mortgage loan. I newly know him. Is it terrible? Is there anyway i could defend myself if he would sell it to ID thief. Please don't judge me badly, I feel it enough myself. If you help me with an advice, i'm appreciate.

Should we take this person to court?


My parents stopped paying the Mortgage for our home about 5-6 years ago and ever since they've tried to do a modification to reduce the Mortgage.

They had started working with some lady to assist them in doing the modification. My parents have paid her $5000 in total so far. We have provided her with all the information that she has requested including our pay stubs, bank statements, etc. We recently received a letter from the bank that we are in danger of losing the house and could be up for sale in Jan. 5th if we don't respond.

We called the bank with someone else and the bank stated that they have not received anything from us (or the lady that we had working for us) in the last 6 months. Long story short, we went and confronted her to see if we can get our papers back and $2000 that was given to her in the last 6 months because we no longer trust her or want to continue working with her on this case.

Should we take her to court? Or any advise on how we should handle this in terms of getting our money back from this person.

Changing deed name on property if mortgage isn't paid off?


If I have not paid off my mortgage and I change the property title to my son name will the lenders (bank) do anything? For instance say I'm in breach of contract, take away the loan, and force us to sell or find another invester to pay them back immediately?

We will still be paying the mortgage but just a different name on the tittle.

I assume they would care as long as the mortgage is getting paid on time. But would they have the right to?

Should i quit my job and focus on college?


hello guys at this moment my first semester of college is about to end in a couple of weeks. I am a full time college student at a community college but my grades have been falling because of work, i pay 500 dollars per semester for all of my classes, because the gov helps me.
i work at a resort fine dinning restaurant as a busboy and make decent mone for my age (15/hour) but they have me working 4-6 days a week and i can barely find time to study and do homework and time for my girlfriend. This is my first job. I started in may once i got out of highschool and i loveed my job but it has become stressful because we are understaff and other restaurants of the resort are under renovation so we look like mcdonalds on their busy days.
money is not an issue because my parents live 20 minutes from the college and i have a civic so gas i like 20 dollars a week. Plus i dont pay for mortgage or any type of car payment. Just my cellphone bill which is 60 a month

any advice? Should i get 3 classes next semeter and get one during summer and stay with this job? Or find another job with less hours. My best friend can get me a job for a 12/hour pick my own schedule type of job. At a chocolate factory near me.

Drop everything and leave for paradise or continue to build the life I've started?


I am a 26 year old college graduate, BS electrical engineering, living in a city which has horrible weather and the sun comes out a month a year, with pitiful sports teams and a night on the town includes a dive bar and Denny's. I am originally from the Bay Area in California and currently still have family residing there. While on a visit to the Bay Area it struck me that this is paradise and still has the feeling of home. I still try to visit a few times a year and see my family and old friends. I have stated my career and am building a solid foundation in my current city but because of my career choice I have the option to transfer easily. I have a fiancé and a Mortgage back home but a free place to stay with family in the Bay Area.

Would like any input on my choices. 1. Stay where I live and continue to build a life and family. Keep working hard at what I do and keep my California trips to strictly visits.

2. Drop everything in my current city and move in with family in the Bay Area and start over. My fiancé is not willing to move and I would sell the house and what belongings I had.

I went to my bank because I want to refinance my Mortgage through HARP. The Home Mortgage consultant / specialist told me I was eligible in which I already knew. But she told me to call back in a week or two as there is a glitch in the system or something to that matter with HARP. First off I couldn t understand why it would take up to 2 weeks the clear up system problems. Then I brought up the fact that The end od Dec. Is the deadline to refinance thru HARP at the 2.7 rate and I ve heard process takes about a month. And. She insisted that I had into 2016 and plenty of time.
Can someone set me straight please?
Is she planning to put me off a bit to shoot for a higher rate?
Does she know something all of the Ads and websites do not?

Reasons to charge our tenant more than a third of rent and utilities?


My friend and I just purchased a home together. Went through a lot of pain getting the loan and everything else in order. A third friend is also living in the house with us but he is only renting, not purchasing the house with us. Now that we are settled in and ready to start living theres the question of what he is going to pay for rent. He thinks that it is fair that he pays an even split of what we are paying for the mortgage which is ridiculous because no landlord would ever have his tenants pay only what the mortgage on the house is. I can think of a ton of reasons but im sure there are more and obvious ones i don t know, cant think of. Can someone with experience this elaborate on why he should be paying more and maybe even a general idea of how much more he should be paying?

I am buying a house and now I have to explain to the underwriter why I am still married after being separated for about 3 years ( Michigan doesn t have legal separation laws). I just started the paperwork for divorce, so I at least have to wait 6 months before it is final, but I was wondering if it s still possible to NOT include him in the buying process even though we are still married. I would wait the six months to start buying, but I ve already begun the process, found the perfect house, and will have to pay out of pocket for inspection fees.

Will this cause issue in buying a new home?


When I divorced 6 years ago, I signed a quit claim deed to the house my ex-wife and I owned giving her all ownership. She still lives in it and makes the payments. I am now wanting to buy a house of my own after years of renting but just found that my name is still on the mortgage because my ex never refinanced it out of my name. We had no stipulation for her to do so. I have no rights to the house b/c I signed the quit claim deed but am still financially responsible for the mortgage if she ever defaulted. Will this cause any issue for buying a new home?

Is it normal for your mortgage payment to increase every year?


I understand property taxes and home owners insurance prices fluctuate. But my payments have increased drastically. The first year my payments were about $1012. The second year, it went up to $1230. This year (3rd year) I got a letter in the mail recently that my escrow will be in deficiency, and I need to pay $990 or have that amount divided into my monthly payments, causing the mortgage to go up again.

Where is the money going? My insurance only went up by $17. I checked the property tax statements, there was no increase this year. I have paid all mortgage payments on time.

Added (1). When buying a house one of the benefits is buying with leverage. Why not buy on margin with a stock I hold YYY which yields 10% and can collect the extra dividends to cover the loan? I don't care about the stock price, I'm just interested in using leverage like buying a rental property to help pay off the mortgage then owning it when it's paid off.

What if I'm paying someone's mortgage and didn't know about it?


I've lived (rented) in a house with 3 other girls for a few months now for $600 (plus utilities) a month. But I'm starting to think I'm paying for more than just my stay. They told me rent for my stay was $400 and no more and that utilities should be no more than $80 for each of us. Obviously something has gone wrong here. Will I have to pay taxes on a Metlife life insurance surrender?


I am middle age, on SSDI. It is a combo life/retirement plan. I will never have dependents as I am to ill to have children. If I live to retirement age I will likely have an inheritance and be eligible for a reverse mortgage.

I need the money for my needs now.

It was originally a combo disability/life/retirement. The disability ran out after 5 years and was not taxed income.

Also, I will have more deductions (property tax, mortgage interest, medical, etc) than the amount of the surrender amount and my taxable income combined.

There is no point in selling my home as it is cheaper than renting a tiny apartment.

I live in a military town that's near a university town, It's always been a dream of mine to do it, I love interior design. I am 22 years old, recently graduated and I want to start saving up for a house I can buy. I currently live with my parents and I pay the bills here but I want to start saving up for a house. The area that I live in is really expensive, even if you want a small townhouse, it will cost you around 600K. The house I am looking for would be in the 800-900k range. Currently I make 55k a year and the boss said I will be raised to 82k in 2 years if I keep up the work. I'm a CPA. How do I start saving up money for a house? How do you buy a house? Like how much do you have to pay for buying the house like I know you can take mortgage but I assume you still have to pay some money from your own pocket too. Is there such thing as a lemon law for manufactured housing?


We bought a manufactured home over a year ago. From the very beginning we have had problem after problem. Our warranty is up in less than a month and we are still dealing with issues that haven't been resolved after numerous attempts by workers. One of the guys even told us that the problems we are experiencing are because they screwed up the house at the factory while they were making it! We have called corporate twice and have gotten no where so far and i was wondering if we should get a lawyer or if there is some law protecting us?

So I haven t graduated from college. I m 31, single, no kids. I started college at 17 and still hadn t finished. Is it worth paying an old debt or not?


I have a debt of $2500 or so on my credit. It's been on my credit report for about a yr now. Every time I call to try to settle for less they keep saying no! But my question is will a lender give me a mortgage loan with this on my credit report?

I know either way it's still going to always be a negative on m report from it even if I pay it. My credit want go up? So is it worth paying or just wait 6yrs until its remove.

When is the deadline with a HARP Refinance? Being told different things?


I went to my bank because I want to refinance my Mortgage through HARP. The Home Mortgage consultant / specialist told me I was eligible in which I already knew. But she told me to call back in a week or two as there is a glitch in the system or something to that matter with HARP. First off I couldn t understand why it would take up to 2 weeks the clear up system problems. Then I brought up the fact that The end od Dec. Is the deadline to refinance thru HARP at the 2.7 rate and I ve heard process takes about a month. And. She insisted that I had into 2016 and plenty of time.
Can someone set me straight please?

So I'm trying to divorce my wife that I separated from 4 years ago. She made it impossible for me to live in our 2 bedroom house because her boyfriend was always over and our 2nd bedroom she used as a daycare nap room for her business.
I would like to get a divorce but I'm not sure how the debts and assets will be split. We had a house together costing $140,000, a line of credit in just her name fully racked up at $20,000 and a car that was owing $30,000 but we paid it down to $15,000. Now while we live together I paid down some of those debts myself. For example I myself paid at least $11,000 on the house, $5,000 on the car but stopped paying after I left. How would the remaining debts be divided? Sell everything and split the debts? But she refuses to sell anything. Does that mean she has to pay me out if she wants to keep the house and car?
Added (1). And please, don't tell me to get a lawyer. My lawyer is telling me to file a divorce and thinks that because of her refusal to sell the property, she is unable to force me to make payments on the leases on said property. As for the line of credit being racked up, the items that was bought with the line of credit is still in her possession.
Added (2). BTW we were only married for 1 year. I have bank records of the transfers from my into another account where our mortgage was paid.

We are a married couple who work very hard and we have a baby that we love so much.

Recently we have been talking about moving out of the city and into the country, but after doing some thinking we decided we want to move to Mario World.

You see in the city we have to worry about break ins, rapes, robberies, our dogs and child getting hit by a car etc.

Why should we have to face day to day worries?

Well that s why we ve decided to move to Mario World.

Advice on niece who's mam has died?


My niece is 18 years old and has been through a lot in her life, her mam was an alcoholic when she was younger and she went to live with her dad for 7 years before moving back with her mam aged 16 after finishing school. In my opinion she was better off with her dad as her mam has never really been stable and I wasn't really sure why she went back to her mams in the first place as she doesn't talk about and as far as I know she hasn't kept in contact with her dad.

Her mam died nearly 7 weeks ago. She's staying with me but at college all day and wear helping her with selling her mams house and paying off the mortgage and debts. She has been coping so far and well and has been focusing on getting into university next year.

However there have been some things happening recently, she is sad a lot which is understandable but she got better for a while and then has started getting more down, tired etc. My wife says she still cries in the middle of the night but what's most worrying is that both my kids have heard her talking to herself, she says things like leave me alone, I'm sorry, and they say it sounds like she's shouting back to someone who is shouting at her and she gets really upset over it. What bank is better for my mortgage?


I bought an apartment for $200 000. I have to pay 15 percent of its value in cash. So I will take a loan for the remaining 85 percent, which is around $170 000. I've been around to two different banks and checked how much it will cost me.

Bank 1:
Everything is clumped up into one first mortgage loan with an interest of 1,7 percent. The interest will cost me $240. The installment will cost me $330/month. The fee for the apartment is $280/month so everything in total will be $850/month.

Bank 2:
This bank has another system. They separate the 85 percent of the loan in two parts. One first mortgage loan consisting of 75 percent and one top up loan consisting of 10 percent. The first mortgage loan has an interest of 2 percent, meaning a cost of $250/month. The top up loan has interest of 2,5 percent meaning a cost of $31/month. The installment for the top up loan is $170/month. They have no required installment for the mortgage loan. The fee for the apartment is still $280. So the total cost of everything is $731/month.

One is cheaper/month but the other one has a more aggressive installment plan that is maybe better in the long run.

Long story short. Split with ex wife 5 years ago. We ended things fairly civil. Our credit accounts we're paid off since we had some good financial standing. I asked her to close the ones that she was primary on… Fast forward to today. New wife, and we're trying to buy a house. I got denied for a mortgage despite never missing a payment or anything in my life.

I found out that my ex wife filed bankruptcy and that particular credit account was one of the the ones that she defaulted on into bankruptcy. So now I have one small account on my credit report that I never even use that has "bankrupt" next to it. What can I do about this? I don't have any bad feelings for her but this really screwed things up for me.

FHA Home loan scores in low 600s?


The loan will be under my husbands name since he has the income and I don't. His myfico dot com scores are bouncing around about 590-630ish pending on what time of the month you look at them. We are both first time home buyers and we don't have any bankruptcies. He has a couple personal loans but current and already paying back.great standing in credit repayment just high utilization but currently paying it down… I think he only has 1 thing in collections which is a few years old. No auto loans no home loans no student loans. He's been at his job for almost 3 years last job was over 5 years there… Small break between the two jobs due to being laid off ( a couple months). He makes about 45K/yr. We have been renting 10 plus years and are tired of renting homes so we would like to buy one so we are looking for FHA home loan type mortgage in near Mesquite, Texas… We would love to live in the 75181 area creek crossing if we can be lovely to find a 4bd 2 half bath 2 car garage. We can't get more than 5-6K in down payment. Given all this info what is the possibility we can find a home of our dreams… Our current lease is up by end of April 2016 but we have to give notice first of March 2016 so we thought we would start talking to bankers and what not right after New Years Day. Came back to your house after you 2 broke up and told you she was pregnant with your baby then falsified a DNA test with your real 2 year old to trick you into raising this newborn who was not yours you then get a vasectomy cause 2 babies was all you wanted and lose your house because you couldn't afford another baby and a mortgage you then find out 3 years later that she tricked you and you lost your shirt because of it… How many could forgive and have a functional relationship with this person afterwards if she was truly remorseful and changed her ways? What kind of home mortgage loan can I get?


I'm a first time home buyer looking for a single family home under $100K. I make about $36K a year (this fluctuates because I have 2 part time jobs and do a lot of freelancing) and my credit score is 777. All of the online pre-approval calculator things wouldn't give me any info or gave me ridiculously low amounts (a $20K loan). I'm just wondering if it is even possible for me to get a loan? I understand I'm not making millions of dollars, but I have enough to cover the estimated monthly payments of these places.

Mum financially dependant on me?


I'm 26 and I live alone with my mum. We both pay the bills. My mum is on benefits due to severe back problems and therefore if I was to move out, she would also have to leave and find another place to live. We live comfortably, however without my financial support she wouldnt be able to afford a place to live on her own. Im in a relationship and looking to get married next year and my partner is okay to move in with us for the time being however eventually we will need our own place. He has his own mortgage to pay and his mum and brother live in that house, and he lives an hour away. Being of an asian background, his family arent very happy with him moving but accepting of it. I am concerned though that his family will affect our future marriage when he does move out as traditionally the girl moves. I just want to know if this is typical because I am not very familiar with the terms and conditions for a pre-approval and I just don't want to end up signing a document that I don't what it is for. Could someone please explain to me why this is needed? The mortgage broker said it is because I have only worked at my employer for less than a year and that the underwriter is wanting this, due to the fact that I get paid overtime and commission.
Added (2). Also, I want to add, that I already submitted all my W-2's, payroll, 401K & IRA statements, bank statements, and identification copies. After these were received I was asked for a borrowers authorization form to be signed, to get employment/income verification.

Should I invest in a rental income property?


I want too buy say a 3 bedroom 2 bathroom home. In Edmonton Alberta. They have some homes for say 200,000. I used the mortgage calculator. A down payment of 10,000 is required. And I would like to just rent it out right away. My plan is to own like 3 rental income property's within say like 6 years. Is it risky? I would like to also fix them up. Can I qualify for a mortgage in this situation?


I have a well-paying job that is based in Texas and allows me to work from home several days a week. I spend half my time in Indiana with family, and the other half in Texas.

Could I qualify for a mortgage in Indiana when my job is based in Texas? I stay in corporate housing the 3 days a week I'm there.

What does the term 'Affordable Housing' actually mean?


We KEEP hearing this phrase banded around every time the price of housing is discussed.

Yet I've asked many times (including on here) what the phrase means & it's a question guaranteed to be ignored.

I want to know what 'Affordable' housing actually costs.

In other words how much money do I actually have to have to be able to actually afford one?

Because lets face it, all houses, just like all private jets & luxury yachts are affordable. You just have to be able to afford them.

BUT NO ONE ACTUALLY KNOWS WHAT THE DAMN THINGS COST!

So if we don't know what they cost how do we're know they're affordable?

I don't even know if they're houses for renting or buying outright, like on a mortgage.

If they're rented houses does the phrase mean they're owned by housing associations who charge rents coverable by housing benefits if you're unemployed? A bit like council houses were before our tory governments (for whom more houses than the rest of us are affordable) sold them off.

Especially I'd like to know:

1.) If affordable houses are buyable outright what is it that marks them out as 'Affordable' (as opposed to affordable only if you have enough money)?

2.) If affordable houses are government or council or housing association owned & rented what do they cost to rent?

3.) How do I find out where affordable houses are?

4.) At what point in my income or savings am I'm discounted from qualifying as someone affordable houses have to be affordable to?

Added (1). I have $700K in stocks, my home paid off, two rental income homes one with a note of $243,000 the other with a note of $107,000. I have $100,000 in bank accounts, social security, $2,200, and a great union pension of $3,650 a month. I have no other consumer debt. I want to pay off the mortgages because one will cost $350,000 in interest if paid off through 2043.

I will pay off the loans and dollar cost average the rental income back into the market. My Vanguard financial advisor is so against this but we know why.

We are only 6 years into a 30 year mortgage on the house. The other couple had a child and then decided to get a divorce, but stay living together because of the mortgage. What is the process of a mortgage?


I don't want links to where to go to get a mortgage or basic info I can get by a Google search. I want specifics, as detailed as it can be. I will be paying cash for my home. I have copious amounts of money that nobody knows about and I prefer to keep it that way, so I need to put on a spiel about how I came about aquiring a loan for a fancy house. So basically I will have to be able to tell them about things I have no idea about, if that helps you answer the question any.

What to do about our old house (please no judgement)?


We are renting where we live, but we still own our old property which is costing us mortgage etc, which is bad because we manage month to month and should put the money into more important things. But the situation is complicated. We *should* sell, but:

My father is the breadwinner, can't afford much time to take off from work to deal with the house, concerned that his business will be hurt. The house itself has a lot of our old belongings that we don't want to throw away. The house also needs repairs, including to keep out rodents. Because of the general situation, my father says it's too dirty there and does not want anyone else from the family going there to clean up.

I've suggested getting someone to make repairs to keep out rodents but I think he says it's too messy to bring them in. I've suggested getting cleaning crews, but I believe he thinks they'll throw out important things or need supervision when he doesn't have time to be there or that they could reveal and embarassing mess to the neighborhood while they work. I've suggested getting a realtor to take over the situation to manage things, but again too messy or not enough time to explain the things he wants or something.

We have this situation that needs to be addressed. I know he means well but I can't convince him, it seems, to address it or that it won't risk our immediate or long term finances.

Advise? How should this kind of thing be dealt with, without risking a lot of time? Realto?
Added (1). To clarify something, I don't think the house generally has rodents, but they have gotten in in the past, and they've also been caught in rat traps. And my father also has oblications other than business that he doesn't want to sacrifice. He does a lot and it's not an issue of lazy, more like overwhelmed and afraid to rock the boat, so I need good suggestions.

Credit score for young adult?


I'm a 20 year old male with a 4 month old credit score of 517. Is this good or bad? Also, how could I raise it? I'd like to purchase a car soon

I do have a credit card with a 300 limit, which I only use about 100 or so bucks each month. I pay each month in full on time. Also, my credit score is 4 months old.

What can I use for non-photo ID to get a PO Box?


I'm a minor and yes, it's legal for me to get a PO box in the States. I want to get a PO box (personal & appropriate reasons) but I need a non-photo ID. I have a photo-ID already.

On the USPS website, it says that I can use:
"Current lease, mortgage, or deed of trust
-Voter or vehicle registration card
-Home or vehicle insurance policy
Note: Social Security cards, credit cards, and birth certificates are
not acceptable forms of ID."

Since I'm under 18, I don't have any of those things.

However, I do have various pieces of mail from my town and high school that I go to that have my name and home address on it. Also, I have lots of mail from shops (like American Eagle Outfitters) that have my name and address on it…

Plus, I have a library card too, but it only has my signature on the back.

Basically I'm not sure how strict USPS is about the requirements of getting a PO box, but I want to stay on the legal side and not forge anything.

How much should personal expense of husband and wife be?


My husband makes about $5700 a month and we have three kids. Our mortgage is only $1000. He doesn t live with us currently and spends about $1500-1800 a month! (He lives in a cost free housing with free utilities) Even when we all were living together he spends nearly $1000 and those are all food, drink (including alcohol), cigarettes and entertainment. I have suggested that he has his own account so he gets better idea of how much he spends and reconsider his spending, but he doesn t seem to want to realize that his spending is ridiculously high. I know it depends on how much other expenses are, but in general, how much should a husband and a wife spend? I am a stay-at-home mom and spends about $50 -150 dollars for myself which I think too little. I d rather live in a better house and start to save college fund for kids. Your opinion is appreciated.

Negotiating With Home Seller to Replace Furnace?


I'm trying to purchase a home with a furnace that failed inspection. I would like the sellers to just give us 10k back to replace the furnace and let that cost go in to the mortgage, but lenders do not allow that. I'm worried that if I have the sellers replace the furnace that they will opt for the cheapest thing they can possibly find. Is it unreasonable to negotiate that a certain company, and a certain type of furnace needs to be installed? I can take a higher mortgage, and they can take the money from the sale. Is that possible?

Added (1). The reason the cost is so high is because it is a gravity furnace that contains asbestos and has potential to leak carbon monoxide into the home.

Why is our household budget a secret?


My wife provides all the income to support all the bills: 2 cars, mortgage, credit cards, utility bills, etc. We are not poor by any means, we live very comfortably. I am a house husband, (kept man?) I have no income, no access to money other than what she allows me access to (usually no more than $300.00), and I always let her know when I am spending anything. I give her all the receipts. I have no problem with this, it's her money. She keeps a private bank account I have no access to.
I have to ask if there is money to grocery shop, buy tires for our vehicles, take animals to the vet, etc.
I have asked at least four times over our marriage of 4-1/2 years to show me the budget: who gets paid when, how much is in savings, what is our budget for a certain item, etc. She refuses to show me anything and gets very defensive that I'm attempting to nose into her business.
I don't understand… I explain to her that if anything happened to her I would be in a horrible situation: no income, no access to money to pay bills, no idea what needs to be paid. She assures me there will be plenty of insurance money to pay everything. I do not understand why I should be put in this situation. Why would our household finances be a secret? This does not give me any sense of security. I can't imagine doing this if the roles were reversed. What's your theory?

Your father lives miles away, and you'd rather not bother him and his new family. You were raised by your grandparents and don't want to burden them. Can someone explain a mortgage retention in this situation please?


We're buying a house for £50k and borrowing £25k of that and paying the rest form savings. A mortgage survey has seen a £2k retention put on the mortgage for damp. If we cough up the extra money (£2k retention) to buy the house and never have the work done to release the retention, are we effectively out of pocket £2k or will we get it back once the mortgage is repaid in full?

I am 22 years old and I live with my dad still. I work as a full time Nurses aide in a nursing home and I want to go back to a community college to be an RN. I am not trying to brag but I have saved up to over 33 grand in my checking's account I have plenty enough money to back to school. Sometimes I would buy stuff like video games I would like or movies and such to watch in my spare time. My dad always give me hard time me spending money on stuff like that saying that he does not want me spending money on stuff I do not need. He has a mortgage, car payments, bills etc to pay and he buys car wash supplies and money on golfing all the time. He does not need to spend money on that all the time but he does so why can I not spend money on what I want sometimes. I bought a bunch of nursing books of the computer one time and he was so mad he took my debit card from me but then gave it back to me few minutes later saying don't spend money if you do not have too. Is my dad being controlling. I worked hard for my money I should spend it on what I want I still got plenty of money for school at least. You think my dad would be proud of his only son saving up that much money but I feel like he is not.

Are all townhouses that have homeowners' associations considered condos for FHA approval purposes and therefore required to be an FHA approved condo to be financed with an FHA loan? Can there be any form of legal action taken in circumstances like this?


My father lent money to my uncle over three months ago with the promise that he would return the money a month from the day he borrowed it. The sum wasn't a small one, either. It was actually quite large and not one cent has been returned as of yet, so I'm getting a little worried. I mean, my father's been laid off from work and he's still searching for a job right now, so in my opinion, he should've really thought about how much money he had saved up before letting someone borrow any in the first place, especially considering the fact that we have bills to pay, the mortgage and a lot more to pay off. But that's getting off track.

Can any legal action be taken against my uncle, much as it pains me to ask? This isn't the first time he's borrowed a large sum and it's certainly not the first time he hasn't returned the money he'd borrowed. I often wonder why my father even gave him money again, but I suppose he just doesn't want to see the other side of certain people and only look at what's shown…

So if there's anything that can be done, please help! Any advice of information would be a massive help right about now!

Need advice please. House went to wife in divorce, which she let get foreclosed upon. I was never notified she was even behind in payments till it was too late.

In any case, I am now in credit bureau for $52000. The amount we owed when she lost it.(they never subtracted the selling price yet for some reason).

It s not a judgement yet! My mom is 76 yrs old aND wants to put her hoise into my name. It s only worth maybe $50,000. Can the mortgage company take my moms house if it s in my name? It s been a year already, wouldn t they of came after a judgement by now?

When is a creditor calling you considered harassment?


My husband and I refinanced our mortgage for a lower rate and shorter term. We pay bi-monthly (1/2 payments every two weeks) so that we pay off our house quicker. We ve done this for years even before refinancing. We closed on our new terms months ago and since then we keep getting calls saying our bank hasnt received our payment. These come from a third party representive. Of course we have paid, but for some reason since refinancing, they show we aren t current because of us making the bi-monthly payments. This was never an issue before.
I ve contacted our branch who then called someone else to sort it out and they were told that the calls were only temporary and after the first month they would stop. They haven t.
These people call and we explain to them the circumstances and they say they ll put a note on our file so no one calls back but then they do the next day. They call on weekends and at night when Im putting my kids to bed. It s frustrating because our bank can t seem to get it together and my husband and I are the ones suffering.
At what point are these calls considered harassment? We aren t behind in our payment. We are never late as the payment comes directly out of our account. This is just a mistake on their end, but it seems to be one that no one is able to fix. What can I do to get these calls to stop?
