Could I only afford a terraced house on £30,000 a year income?

I'm going in the teaching profession and will be on £22,000 at 21 years of age and will be on about £30,000 when I'm about 28, people say that this is a very good wage, but I've also been told that for a mortgage they will lend you 3.5 times your income, which comes to just over £100,000, from the houses I have seen, you can only get a terraced house or a run down semi detached for that price. If this is the case, then how is £30,000 a year a good income?

Mortgage Help! - Natwest

Hello!

I'm going through the process of waiting for a mortgage offer from Natwest.

My timeline is as follows so far:
27/07 - AIP received from Natwest for up to £220,00

05/08 - Viewed Property

07/08 - Offer put in and accepted

14/08 - Mortgage application submitted

15/08 - Solicitors instructed

25/08 - Valuation booked for 04/09

29/08 - Tracker showing as all documents that have been submitted are approved and no further ones required. Mortgage advisor also saying Natwest happy with everything subject to Valuation.

I'm so nervous now waiting for the valuation to take place. Does my timeline so far sound good and like it will go ahead subject to Valuation?

Also a bit of background. When I first got my AIP through I had about £3,000 outstanding debt and I now have £600 which will be cleared Friday meaning I'm debt free - Surely this improves things? And if I had my AIP with the debt it means everything will be okay subject to Valuation?

Sorry for rambling! Just very nervous.

Making our low mortgage work for us?

We bought a home for $126,000 when the market bottomed out in 2010 and pay about $800/month mortgage. The house is now worth about $350,000 in this sellers market. We want to get rid of our mortgage insurance (FHA loan) and see if there's any way we could cash in on the substantially low mortgage to either pay off/consolidate other loans (travel trailer, etc) and/or improve the house (add a shop or garage, build better livestock shelters, etc). Is such a thing possible and how do we go about it?

How can I afford full upper and lower dental implants if I'm on a fixed income?

My wife has had failing teeth for years. She has a full upper denture and no top teeth left. The 5 bottom teeth and attached denture is in really bad shape. I told her to get all her teeth pulled and get a bottom denture. The problem is the bottom denture wouldn't be very stable and she'd be very self conscious.

We live on Social Security. We have no savings. We have no debt, but our mortgage takes most of our income. There isn't any money left to finance a $30,000 or $40,000 set up upper and lower implants.

Are there any programs that could help us pay for implants. We're looking for a permanent solution. My wife had a condition that took most of her teeth in her 30's. It wasn't because she didn't try to take care of them. Now she is paying the price. I would love to get her her own set of teeth… But its so cost prohibitive.

Is there any current global demand for Bank Tellers, Personal Banking/Financial/Mortgage Advisors & Telephone Banking Operatives?

It's quite a nice, cushy and well paid job, one needs to be well spoken, presentable and good with the public, and in the age of everything being online nowadays, you also get the human touch of customer service.

In the EU, a Cashier with Lloyds in the UK could also get the same role with Deutsche Bank, providing they speak German.

Is there a consequence if I do not use the BAH that I receive from my GI Bill and puy it in my ssvings instead?

Lets say that i'm stil staying with my parents for free. Can I just pocket that money so that I can use it later to put into a down payment for a house (I know I don't have to put a down payment but I want to) so that I can have a smaller mortgage to pay? SMALLER CASH DEPOSITS AND GETTING A MORTGAGE?

I didn't realize you weren't suppose to deposit cash into your bank account when applying for mortgage, but my husband uses my credit card and then give me cash to reimburse me. So I have a 2 cash deposits of like 190 & 280 over the 2 months of bank statementss they requested. And i have to document/verify them how do I do this? I've tried to ask my loan officer--but she taking forever to get back to me.

I thought they only would ask if the funds were being used for down payment but they went into my bank account and were taken out literally the next day. So I don't get why they care but i'm sure there's a reason

Does anyone feel the student loan interest deduction should be changed?

This is a garbage deduction due to the small max limit of $2,500 annually and if you make over $65,000 you aren't eligible for the deduction.

I was only able to take this deduction in my first year of working and after that I didn't qualify. I don't understand why the government has such strict limitations on this deduction.

You would think that if you treated it the same as mortgage interest deductions that it would encourage more people to pay off their student loans faster and be debt free faster and in turn help the economy out as a whole.

Nevermind the fact that they don't even allow a deductions if you make too much money. It seems unfair that because your successful you get punished by not being able to deduct interest on a student loan and education that got you to making that money.

Anyone else think they should change the student loan deduction?

What can I do about my drug addict father?

I really need some advice here, I'm desperate. A year and a half ago I lost my mom, we were very close. My dad was a good dad and I knew he was going to feel alone so I let him move into my basement apt. But when he did he went into a downward spiral into drinkin and drug use. He went through this phase for about a year until he finally asked for help and went through a treatment program for 30 days and was good for a while. I was holding his pain med and giving it to him each day as prescribed. All of a sudden about a month ago a woman that moved to the neighborhood started hanging out with him, they seemed happy and cute and I had to no problem with it. But I quickly found out she was a drug user, and she began staying here in my house without even paying to live here. She has been coming between me and my dad making us fight so bad that I gave him his med and within a week he was out of 180(roxy) pills so he started borrowing money off different people to buy drugs and I told them both to leave or I would call the law and when I did that he went on a rampage and busted his head through my garage door and said he would say I done that to him when the law came. He threatened he would get me in trouble by saying I done things to him, he was cussing me and saying hurtful things to me and about me. It got so bad he turned off the breaker to the house so I couldn't have power. I don't want to move because the house is in my name so if I default on the mortgage I'm in trouble

Could the British monarchies new public image be their downfall?

I was thinking, it is a pretty risky game the young royals are playing. They're trying to play the media, to give off this impression that they're just like us, that they're human, and flawed just like the rest of us. I don't disagree with them. They are identical to us.

But do you think that the more the Royals show us that they're just normal people the more we'll start to ask why they have so much and we have so little? Why do we pay for them to have such comfortable and privileged lives while we suffer and struggle every day? What makes them special and exempt from paying taxes, getting proper jobs, actually having to get up every day to keep a rood over your families head, having to worry about dental care, mortgages, rent, holidays, pensions, road tax etc. They'll never have to worry about any of these things that we do. Why should we pay for them? Now they're telling us that they're just like us.

Could this be the downfall of the monarchy?

It's interesting.

How can I get my brothers to understand that they're being selfish and unfair?

So our dad has a farm but now that he is retired and works for an NGO he can't afford to pay all the expenses for its upkeep so my siblings and I have to chip in, which is totally understandable.
What feels unfair to me as that they want to split the payments equally which does not make sense because we don't all earn the same salary.
Since I took in my sister who is living with a disability (I took her in to relieve my parents) I have been taking care of her and even paid a lot of money for the courses she has been doing. No one offered to compensate me for this or sent us a dime as a way to offer support but I never complained once. I took her on as my responsibility and I'm fine with that.

My brothers both have free housing because of their work so they don't pay rent or mortgages. In the meantime I had to move to a bigger apartment recently so that my sister can have her own space and I can barely keep up with the rent.

My older brother is married to a Vet and they're making a pretty dollar. They can afford things that my sister and I can only dream of, they are way better off and yet they still feel that the bills for the farm should be split equally

Furthermore, since my dad is old school he plainly told us that my brothers will inherit most of the farm according to his will because they are men so in all honestly it's really more their responsibility than mine

I barely make ends meet because of my sister's needs and yet my brothers have no compassion towards me
Added (1). I don't want to complain because I love my parents and I'd do anything for them and I want to help where my brothers are not willing to help so they can keep going.
I also support my grandmother financially with a monthly allowance but my brothers don't really care for her, they don't give her anything because she's not their problem
They can afford retreats with their wives but I can't afford to take our sister anywhere
Added (2). Anyway how do I bring this up in the kindest way possible so as not to bring strife? I don't want to fight with them at all, I just want them to see how hard it's going to be for me while they live comfortably

When to pick heirloom tomatoes and do they ripen well off the vine?

I thought I read that it's best to let them ripen on the vine, then I read that you should pick them just before they ripen. This is my first time growing any tomatoes so I'm just curious what other people do.

When I do let them ripen on the vine, they usually seem too soft when I pick them and some smoosh.

btw - I have brandywine, grapefruit, cherokee purple, and one mortgage lifter. I also have a "rainbow" plant that hasn't started ripening.

Chapter 7 or Chapter 13? (Behind on HOA Fess and received foreclosure notice)?

My friend received a foreclosure notice. She owns a condo but is behind on her Home owner Association Dues because she lost her job. So she is current on her mortgage, just behind on her Condo Fees.

I told her to file Chapter 7 not Chapter 13. Chapter 7 eliminates date while Chapter 3 is a payment plan and it allows you to save your home. But HOA fees can be eliminated threw a chapter 7 and the debt is wiped clean. It also stops the foreclosure and brings her current on her HOA fees.

On the other hand Chapter 13 is a payment plan. She would have to pay both her mortgage and Condo fees in one payment. The debt HOA past due payments so not go away like the Chapter 7. She can't afford the payments now so an increase would make it worse.

Am I advising her correctly or am I way off? She lives in Ohio if it helps

Expert Feedback would greatly be appreciated.

Baby Fever so strong at 21 and now I'm obsessing!

So my partner and I have been seriously thinking about babies for about a year. We're getting married in 7 weeks also.

I have been with him for over 5 years and living with him 2 years. We have a nice house, however it is not big enough for a baby.

Having my own baby is all I think about, I have 10 small children in my family and minded them all so I have a small idea of what motherhood is like.

I'm obsessing over every little thing about having a baby. Such as the size of the house, how my parents would react and my job.

Himself also doesn't want to wait until the wedding. He wants to try now, I'm just worried about sickness on my wedding day.

We're both in steady jobs with steady incomes. Our next step was supposed to be a mortgage for a bigger house but both of us feel ready for a baby now. However my nature is to obsess about it to the point of exhaustion!

I guess I'm just looking for advice or see if anyone else has been in my position previously and what did they do.

Thank you!

Looking to get a Mortgage with a credit score of 544 ( Canada )?

I'm 26, and looking at getting my own home and stop renting, my credit score is 544 ( Canada) I have one credit card limit of $1,800 and I have a car loan of $15,00 both I have in great standings, I have had my car loan for two years now and have never missed a payment, and I have had my credit card for a year now and never missed a payment and always payed in full and never went over my limit. I had made poor choices in my younger years and been trying to recover from them. I have been at the same job for almost 4 years, my employment is full - time and I make a annual income after taxes of about $65,000 ( Canadian ) a year. I understand that with a lower credit rating it is harder to get a mortgage and understand that a higher interest rate comes with that, I'm looking to get a mortgage for about $200,000.00

I have a grand total of owing pass due credit of $11,000 ( excluding my car loan)

I'm just wondering if this is something that is impossible or if there's a chance of this

Mortgage agreement null?

When I signed my purchase & sales agreement with the seller of my condo it stated that I would get a parking spot with the unit.

The condo association is saying it is out of their control, but the declaration shows that I do not have a spot at all and a different owner owns 2 spots - one of which is mine, and that i would need to show proof of ownership of the parking spot by the previous owner's paperwork. The other unit must've purchased the space from another unit because in the declaration it contradicts what the association is saying.

Does this make my agreement with the seller null and can I do anything about this? The parking space was a term and it is not being fulfilled. I'm running around in circles working with the board and the management of the HOA.

I'm ready to take a different approach to this issue.
Added (1). ADDITION:
I have been getting in contact with the HOA regarding my parking spot because of another occupant parks in the spot. I got confronted by a board member who said it was fine and her car was broken down. After I asked her to move it the HOA board turned on me and now claims I do not have a spot after they told me three times through email that this was my spot.

Should I pay off all my debt before buying a home?

I've saved up 10k to buy a home. Though I recently heard it's best to go into a mortgage loan debt-free. I make 36k a year after taxes. I currently owe $6500 on a student loan which has a minimum monthly payment of $85. I also have a car loan with a current balance of $3600 which will be paid off in 6 months. As well as a personal loan for 1400 with a monthly payment of $95 which I'm halfway through and will be paid off in 6-7 months. Plus 3 credit cards which have low balances just to keep the credit lines "revolving". Together I'm in debt 12k. If I throw all my savings into it I will have to start saving all over for the down payment which could take up to 2 years. Will I have better chances being debt free or should I just go for it and use the money as a down payment? Thanks in advance.

Am I better off renting or buying in this situation?

I'm currently renting a townhome with a roommate. We pay One thousand one hundred ninety four dollars per month or five hundred ninety five each.

I'm considering purchasing a townhouse. Prices run
one hundred thirty thousand to one hundred fifty thousand. I have about five to ten thousand to put down. Property Taxes will average three hundred per month plus one hundred sixty six dollar HOA fee per month. I'm considering a thirty year mortgage.

Will I be saving money with my roommate if I purchase? I know five thousand to ten thousand is not a lot to put down. Am I better off renting for five hundred ninety five each or do you think I'd end up paying less purchasing?

Can I take out a loan for a down payment on a house?

if I go to a different bank for a loan and a different bank for a mortgage.
Added (1). what credit score will I need to get approved for a mortgage? I'm looking for a rent to own home.
Added (2). why can't I borrow for a down payment? If I owned a bank, I would only care about getting paid, if not, get the house upon default.
Added (3). what if I get a loan from family or friends, no one would know

Fiance has left me with surprise debt?

I returned from work on Friday which is my fiances day off to find him gone. He d left me and our child. He left a shoe box full of letters from various loans, cards and even mortgage paperwork that he was supposed to have been paying!

He s completely had me over as looking through it it's all in my name. I now can't afford to apply for loans to help with my short comings. I can't ask family or friends as they don't have the kind of money I need. I'm just looking for suggestions in how to move forward. I'm terrified that I'm going to lose the roof over my little ones head.

I need some help with my Student's IRS Verification of Nonfiling Letter (for 2015)

I haven't ever filed my taxes. I didn't ever work, officially, and nor do I have my own Credit Card (CC), Mortgage (M), Home equity Loan (HEL) or an Auto Loan (AL). I tried to register to "get my transcript online" on irs, gov, but due to the absence of any of the CC, M, HEL or AL, I can't register because I can't verify my identity.

Is there another way to get the IRS Verification of Nonfiling Letter, and upload it online?

Do you need a credit card to build up a credit score?

Hi all,

Hopefully a quickish question: I've recently graduated from uni (2 months ago) and have been fortunate enough to secure a MO job in a fairly large international bank, so whilst I won't be earning the mega bucks of FO, Magic Circle Law grads, Big 3 etc, I'm still able to live within my means - because of this, I haven't bothered to get a credit card, as I don't want to accidentally get fined for whatever reason (not really an expert on credit cards as you can tell…)

I'm trying to say 2/3k a year for the next few years so I'll hopefully be able to put a deposit down for a small flat in my late 20s. However, a few people have told me that I may struggle if I don't have a credit card (and hence can't build up a credit score)? I've never fallen behind on bills/rent using my debit card, so am wondering if this will be an issue.

Unsure if this makes a difference, but I'm also one of the unlucky millennials who have been hit by the 9k a year tuition increases, so will paying that off slowly have much impact at all?

Many thanks for any answers, anecdotal or other =)

TL/DR:
I don't need/use a credit card, but am worried about this impacting my chances of getting a mortgage in the future, should I apply for one?

Is it possible to buy a house/condo and sell one year later without losing money?

My friend and I spent the past two months trying to find a place to move in together. Initially we were going to do a one year lease on an apartment. Then we started looking at the possibilty of renting a home/condo. At this point, we've started considering the possibilty of cosigning a mortgage to buy a home. I'm in no way familiar with housing markets or the real estate industry. A quick google search revealed a wealth of information about closing fees, realtor commission, taxes, etc. My concern is that if buy a house/condo and try to sell one year later, even with the housing market being a strong as it is right now, we would end up losing thousands. I'm not too concerned about upkeep and maintenance costs because my friends parents are fairly well off and wouldn't mind helping out their son if something unexpected happens like a furnace blowing up or water heater needing replaced. What are the chances that I will lose money from all the taxes, fees, and commission I would have to pay If I sell one year later?
