Can I buy a house with average credit?

My current house of 5 years, landlord wants to sell because he can afford taxes and insurance anymore with the rent we agreed.
Only option given was to buy house or vacate but I don't have the best credit which is why I am renting. Are there any mortgage companies that will work with bad credit issues?

I would just move but I have two kids, newly divorced with no child support coming in, one job and full time student for my masters and one child who just started high school and to move him and prepare for adjustments is more than we can handle. ( please no negative comments just want a stable family life)

can someone point me in the direction for either credit repair or mortgage company that will work with me.

I am 20 years old and have now decided I want to go to university in September 2018 to study children's nursing.

So here is my plan -
I've been with my boyfriend for nearly 6 years now, so we thought about moving out at 25 to get a mortgage for a house as his grandparents have given us £5,000 for it already!

So plan is:
Get my access course and maths and english done this year
study at uni for 3 years 22 - 25
move out when i graduate at 25
find a full time child nursing job
get married at 26/27
have children after?

I don't want to leave it too late to have children, I have to plan my life out otherwise I will get stressed as I don't want to waste my years!

Just want some advice please!

How does house flipping Really work?

For example: you spend $100,000 to purchase and fix up a house already on the market as a finished product to make $101,000? That's of course if you're lucky enough to secure the mortgage to pay for it.

So for all of that " hard work" and "sweat equity", you've only made $1,000. It's like buying crap from Wal Mart, "fixing it up", and reselling it on Craigslist.

Seems like a pointless business to me.

Mortgage/Loan when buying horse farm?

I found an ideal horse property the other day but someone brought up a financial… Question…
The place has a house on the property, where I would live, so I figured I would get a simple mortgage. But I came across someone saying that sometimes farm properties are considered 'businesses' so I would have to get a loan (Its just under 40 acres, 20ish stalls, and would be a boarding/lesson barn). I can handle paying back a long-time lower interest mortgage, but I think I see that loans are usually -much- more short-term, with higher interest rates, which I don't know if I would be able to pay back. Anyone have experience with buying horse properties? Which is it- long term mortgage or short term loan?

Buying property outright to rent out vs buy to let mortgage?

I have about 190K sterling cash, most likely buy in UK, Scotland, Edinburgh. (possible England) but which offers a better return, just buy outright or buy to let?
Added (1). property will be in an easily let area, so mortgage will be paid by the rent. So perhaps could go for a modest mortgage and go for 2 properties?
In Scotland they have a tax called ADS, addtional dwelling supplement, theres a hefty 3% on total value of property over 145K.
so seriously considering buying 2 properties < 145K with a buy to let mortgage.

Which lender should I pick for a mortgage?

We have two lenders in the running. Both have same rates 3.25 VA 30 yr. Lender A has no lender fees, with a $150 credit and does not sell their loan. They keep in house with the Bank of Oklahoma. Lender 2 is the same thing but with a $500 credit but sells their mortgage and we have no idea to who till after closing. Both lenders have excellent reviews,

So the question is do I take a smaller credit with Lender A which allows me to know what the servicer will be (not that I can find much info on bank of Oklahoma) or take the larger credit from lender B and hope the servicer is good.

How to Deal with Head of Household Proof with IRS?

I am single dad with 2 daughters that I support and have claimed since their birth. I got letter this year from IRS saying they are denying my claiming them unless I send them proof of support and relationship.
I sent them birth certificates, insurance cards but they also want mortgage receipts or rent receipts and utility receipts.
I was in an accident and had to rent out my home to keep from losing it.

We had to live with my parents part of the year and the rest of the time we lived in small trailer behind the house that I'm renting to someone else.

Can IRS deny my claiming my children because of living in home with my parents part of year? What is the best way to approach this problem? I feel it's very unfair! Nobody claims my family but me so who do they think is supporting them?

I also wanted to ask why US Citizens accept those 'employed at will' contracts which we don't have here in the UK. How can people take on a mortgage or any type of financial commitments if there is no job security / stability / protection and you can effectively be out of a job at any moment for no valid reason as well?

There is always a bit of money to be made in that and also a job for people that they can do whilst they look for something more suitable.

Let's say I build a million dollar home on a land I already own outright. And I happen to default on the mortgage and the bank forcloses on the home.

So what happens to the home? Will the bank take the house?

Why would leveraging make it better to buy your principal residence with a mortgage rather than cash?


A friend told me that I would be better off buying my house with the mortgage because of leveraging but I can't see the logic? As an example with a house worth 200k you could either

Pay 50k deposit
Get 150k mortgage
Eventually pay it off and sell later for 300k
Which gives a profit of 100k (But would be less in reality with interest payments)

Or pay entire 200k with cash
Sell later for 300k
Which gives a 100k profit

With the mortgage you still end up paying 200k, so what is the advantage of leveraging? Can anyone enlighten me?

I'm really stressed with my family and about growing up?


Hey everyone. I'm having several things to worry about. My family is falling apart from this major headbutt between me and my stepmom. I'm an 18 year old hispanic guy who has autism, anxiety, depression, and thoughts of suicide from time to time. After this headbutt with my stepmom, I feel like I've lost all of the help of her being a parent, and now that I'm not going to have any help at all. This is my graduation year, and i want to move out and be away from my parents, but at the same time, I'm so behind in knowing how to survive on my own. I plan on going to a community college to start off, but I'm in such a mess with my finances. I don't have a car or license, I don't have any cooking skills, no financial skills, like taxes, mortgage, paying taxes and bills, etc. I did apply for social security disability, but i won't be able to receive a response within 4 months from now, due to investigations. I have a friend who i plan to roommate with whenever i move out. I don't have internet or phone service right now because of my step mom's way of showing me how angry she is at me and that i don't deserve her help or any privileges, so without that, i have nothing left. It makes feel like im stuck in a corner with everything i need and enjoy using is being taken way from me and pushing me up against an edge, to the point where i might fall off, meaning that i would feel like i want to give up and just end my life. Please, somebody help me. I don't know what to do.

I love my husband. We have a 3 mint old together and very much in love by I have a major problem. He just does not mange his business and money properly and I m completely the opposite. He hasn t taken out the money for his taxes in over 9 years and owes over 50,000 to the irs. They ve made threats to put Liens on his properties and for the past 2 years I ve been lending him big lump sums of money out of my life savings to help keep the irs of his back with his promise to put the money back into my savings… Now on top of giving him money for the irs I lent him another 1500 to pay his mortgage and he promised to pay me back that following week when he got paid… (Never paid me back and this is going on 2months since I lent him mortgage money). So I understood that we all have our "downs" in life so I held him down. But now Were at a point where We are trying to buy "our" first house together. But he has no plan on contributing financially. He still hasn t been taking the money out for his taxes or saving And is handling his business poorly and he s saying every month he barely has enough to pay his mortgage. Shortly after having my baby I went immediately back to work to help out but still there no change in him. I have expressed that I want him to handle his finances better so we can have a better future for us and our daughter. He is financially draining me and my daughter of a stable financial future. All you wives out there what would you do?

I know with the down-payment assistance program called hands you need to have 640 or higher for credit. Now if one person has better credit than the other person and making somewhat of enough money can that one person qualify by themselves?

Like my aunt has way better credit than her husband but they are both looking to purchase a home together. She makes a decent amount of money. Can she qualify by herself for hands even though her husband is going to be sharing the mortgage payment?

Should I be mad at my ex husband for doing this?


My mom lost her job and got behind on her mortgage payments and was in danger of losing her home of 30 years. Of all the people she could of asked for help, she asked my ex husband Bill. She really liked Bill when we were married and he really liked her. I guess that friendship did not stop with our friendly divorce like I thought it would.

Bill immediately paid the back mortgage payments and also he paid 1 years mortgage payments in advance. He also used his business contacts to get her a new job. That is totally in character with Bill. As long as I have known him, if he finds out someone needs help, he helps them. Mom went from VERY DEPRESSED to VERY HAPPY in one day.

I am not sure how I should feel about this. I and my siblings agree that mom should of asked us first for help but we all admit we could not have helped her like Bill did. We just do not have that kind of money. I told Bill we would somehow repay him. He told me he would not accept any repayment. He said mom was great to us when we were married and this was his repayment to her.

Am I off base to think mom should of asked us first before going outside the family for help. Is it possible that it would be too embarrassing for mom to ask her family for help?

I have a fair credit rating in the low to mid 600s. A couple of things affecting my credit right now is my credit history is between 2-3 years old. So I know that the longer I have this credit history it will improve my score. I also had some hard inquires on my credit report recently. A few months ago, I had to put maintenance into my car and fell behind on my college loan. It does show up on my credit as a late payment but I was able to get a forbearance.

Recently I came into some money and paid off all my bills including my car payment, my college loan, mortgage and credit cards. Right now I am debt free but foresee having to get a newer car within the next two years.

Even though I have my debts paid off, I want to get my credit score to higher than what it is. Many of my accounts are closed except for the credit cards. How often would I have to use one? I have several through different stores and banks.

Hello, I hope you're having a good day. I have an idea to help a friend and buy their ranch for cheap and hopefully a good title insurance will pay their mortgage. My new business needs a building, but commercial mortgage down payments are impossibly high. What can I do?

More details:
I have a day job that I intend to keep, and I make more than enough to afford the building. (About 70 percent of the building's total cost annually) I'm willing to purchase it under my name, rather than my company's if need be. The current building owner has no interest in a lease to own, or rent setup. The building is under $95,000 and I've got $20,000 to put down. Trouble is, the building will need at least $20,000 to be brought up to code. What few banks are willing to loan to me are demanding 30 percent down. ($28,500 minimum down payment in my case) I don't currently own other real estate or property to use as equity.

If I was buying a house, I could easily get around 5 percent down, and have a dozen or so banks to choose from. Because this property is commercially zoned almost no banks will loan and those that do ask an outrageously high amount down. Are there any options for a commercial property loan that don't require quite so much down?

14k in tax return? Too much?

We have 3 kids, i only made 7k iam self rmployeed so i had to pay 995$ for the year, i had a school credit, we had hospital bill credit, we payed car plates, business cards… Combined me and my husband we made 78,000k a year, oh and we pay mortgage and so i guess that added too
We havr heAlth care is it too much? This is the first year we file together we got married not long ago. Last year he got 10k with 2 dependants

FHA appraisal came back low with bad comps, buyers requested price drop?


Buyers had their FHA appraisal done and it came back at $346,000. Our house is under contract for $364,000. We have a 4 bedroom, 4 bath remodeled (2 years ago) home. The appraiser used 3 comps, all for 3 bedroom homes with 1-1.5 baths… And they all sold for more than we were appraised for. We had a buyer back out 2 months ago because they were unable to secure a mortgage commitment and their appraisal was fine (not fha). Within 5 minutes of receiving the appraisal email buyers asked for a price drop.

My agent pulled 3 comps for 4 bedrooms in the area priced from 400,000 to 370,000 but my attorney said that a rebuttal of an FHA appraisal never gets approved. Has anyone dealt with anything similar? We are purchasing a property that will not work with a price drop on our current sale. We were originally listed at 379k.

Thanks for any advice, I'm left believing that neither transaction will work at this point in time.

How can i get a bank statement?


i need it for a mortgage application but i cant seem to find it. They dont send it in the mail to me can i request it from the bank?

I offered full price on a home with an FHA loan. I was told that in my area, that a lot of investors purchase the properties cash?


However, the home has been on and off the market for a while. It was first listed the end of Oct last year. That s over 100 days on the MLS. The house was just placed back on the market and we made full price offer after it being back on the market for two days. We felt that the house is totally worth the price and we do not want to loose it. (We have lost a house we loved before)

We also offered to pay a huge deposit which is basically the same amount as the downpayment. We know that after inspection: the house value may be adjusted but for now, we just want to know how likely is it for the seller to accept the offer?

First time home buyer-need advice?!


I'm 28 years old, living in California, with 50k in savings and have an income of about 75k a year. I'm currently not working but have great credit, so I'm wondering what my options would be for buying a small property. (My family can also co-sign if necessary)
I know first time home buyers can get a reduced down payment option. Ideally I'd like to find a 2 bedroom for around 200k and rent out the one bedroom for a 2nd source of income.
Would this be possible with my current financial situation?
What can I expect to pay in mortgage/down payment and would it be a smart move to invest in a property rather then just move into a rental?
What else should I take into consideration? Any tips will help!

Over 45 and not a manager in corporate America?


I have a BA (Lit) and have worked for major corporations since I graduated. I started in Supply Chain and made my way into IT. I've always had good to excellent reviews. Never pushed to become a manager since I tend to be introverted, but friendly. I was laid off a couple years ago and ended up wiping out a good deal of my retirement savings and I still have 22 years on my mortgage. I did get another job at the same salary but see more and more how corporations dispose of older workers so easily. I am constantly distracted by this, can't seem to enjoy life, and have become bitter. I feel like its to late to make a career change and get away from the brutal corporate world. I honestly think that in the new economy, white collar workers after a certain age are supposed to just go away and kill themselves.

I turn 21 in June. My boyfriend is also 21, we are not married yet but are to be. We both have had the same jobs for over 2 years. In the Summer I will be graduating with an associates degree, & he will be graduating from a tech center to be a certified electrician. With these degrees & having consistent jobs, what are our chances of getting accepted for a mortgage?
We have rented an apartment together for about 2 years as well & are never late on utilities/rent.
We don t have too much credit, we don t mess with credit related things. This doesn t mean we have bad credit, just not really any.

Is my new partner affected by my mortgage shortfall debt?


I have just received a mortgage shortfall debt from 3 years ago with a house I had with an ex, I have been to citizens advice today whom basically told me that even though the only thing I pay into his house is the food bill (everything is in his name and he pays it) that his income and house will be taken into account when recovering the debt from myself, is this true? I can't seem to find anything online to help. This has naturally got myself and my current partner worried - why should he have to be included in something thats nothing to do with him?
Any advice is welcome.

Having trouble ordering tax transcripts online?


I have some trouble getting my tax transcript for this year online to check if i got a 846 code on it yet (i'm impatient lol) and when i enter all my info it all goes fine till i try to enter my mortgage account number and it is only 6 digits, a window comes up that says enter a number at least 8 digits long but my account number is genuinely only 6 digits! What do i do to get my transcript online? I don't want one by mail i want to be able to view it today so i can check if my refund was approved or not (wmr just says processing but we all know wmr is inaccurate it didnt change last year until a week after I had already gotten my refund in the bank). There's something I want to plan, a family trip, and it's difficult to plan it if I don't have an idea of how long all this path stuff is going to take and I seen some people got DDDs already but mine still says processing so someone said to check my transcripts but the mortgage number is too short, how can i fix it thanks

If you buy a house at the end of December, can you expect the standard deduction to be greater than itemized deductions for that tax year?


I am in this situation. When I did my taxes, the standard deduction ended being more than when I itemized my deductions., since my mortgage interest and real estate taxes weren't much since it was the end of December.

Name spelled incorrectly with Mortgage, for refinance paperwork they want me to sign paperwork signing the way they spelled my name?


My name has always been spelled incorrectly since my mortgage was transferred from Wachovia to Wells Fargo. Every time I called them, I told them it was spelled wrong, but nothing ever changed.

I have gotten a refinance twice, I was approved for a refinance recently but it can t go through because they said I need to sign my name WRONG, MIS-SPELLED on the paperwork to make it legitimate. This is the first time this has come up. The notary I went to said they can t do it because it is not how my name is on my ID and it s also not how I sign, so…

What can I do? Wells Fargo told me I need to sign everything the way they have it in the system (LaughERY (incorrect) instead of LaughREY).

I really need this refinance, it s $700 less a month than I was paying and it makes all the difference for me.

Is this legit? Am I supposed to just sign my name wrong and it s valid? Anyone, opinions? Deadline to turn in paperwork is 3/30/17.

Added (1). My mother is afraid of signing her name wrong, because it's not her legal signature. She doesn't like this one bit and wants to fight it.
Added (2). Adele: My mom has turned in the paperwork twice since November, with two different notaries.
The first time she signed it and crossed out misspellings, that was voided. They told her to do it again with a notary including a letter that LaughERY was my mom, LaughREY.

After doing that, Wells Fargo said "actually never mind, do it a THIRD time, signing it the way we spelled your name"
Added (3). The kicker: Get this, my mom even signed a paper saying "I know I am not responsible for Wells Fargo clerical errors, and my refinance will not be effected by clerical errors"… Yet our refinance status might be effected by this they said, what BS.

How can I legally stop someone from entering my house?


So me and my brother share our house which we own half each both pay mortgage etc.

We have another much older brother who is a lot stronger and more dominent than us and don t I know it!

I just don t get on with the older brother we jut argue and he ends up telling me things like "I m going to batter you" "your going to get a slap", he just causes trouble and we really don t get on. He even comes into my house and tells me those things when we argue.

He likes to think as he s said before he s scared of no one and no one tells him what to do.

The brother that I live with gets one fine with him and let s him in the house despite me telling the older brother I don t want him in.

Since I said to him not to enter my house he makes a point of Entering even more. He told me last time I was here "I can put a nice pair of slippers on and lay on your bed if I want and there s nothing you can do" meaning he s stronger that me so what can I do?

Well ive had enough of feeling like that in MY own home so is there anything I can legally do to stop him from entering the house?

Added (1). First off, let me preface this by saying I am absolutely horrible at math and this situation has me frustrated. In July 2015 I borrowed $33,035 at 6.25 per cent interest. My first payment was in August of 2015 and was for 370.92. Each month I made a payment of 375.00 to get a little bit ahead. On January 2017, the lender informed me that he was lowering the interest to 5.25 per cent. If I keep paying the 375 a month, when will the loan be paid off and how much will my final monthly payment be?

Is it my responsibility to pay off the debt of a family member if I make a lot of money?


Is it my responsibility out of care to deal with a family members debt or mortgage if I make a lot of money. Should I pay off their debt because they are family even if they are horrible with money and financially illiterate.

What to do when a home improvement costs way more than the original estimate? I had a bathroom built in my basement?


It's about 7 feet by 8 feet. Porcelain tiles everywhere. There is also some new electrical wiring in the basement. Early on in the project we got an estimate for $12,800. I realized the tile installer was pretty expensive so we got a much cheaper one to do the work. Bathroom is complete and looks great but I the bill shot up to $17,000. The main reason is that the general contractor took a lot more hours (he's a carpenter) to get his work done. I'm being charged for those extra hours he didn't anticipate. I think this is wrong. What are my rights as a homeowner in this situation. Also my mortgage is paid off if that makes any difference. And how do I fight a lien against my property if it comes down to that?

Lawyer made mistake and now I have to pay for his mistake?


I refinanced my mortgage.
The broker found a lender that approved my refinance.
The lender insisted I use a lawyer on their approved list.
I wanted my own, but they insisted.
I used their lawyer.
The lawyer showed me how much I was getting in dollars.
I said it looked like too much.
He showed me the list of disbursements he was to payout on my behalf to satisfy debt.
I said it looks like you are giving me too much money.
He said the list was correct, and he was correct.
Today I got an e mail from the broker saying they hadn't been paid.
They want me to fork over 4k that their designated lawyer missed to satisfy their payment due.

Do I have to?

Credit cards, Debit Cards…Blah Blah Blah?


I would like to ask about credit cards, debit cards, bank accounts… Etc
All these dumb things confuse me. All these papers and confusion and dog ****. It could all be simple but no, let's steal your ******* money and confuse you.

Now.
I want a bank account where my money comes in every month and is safe. Than I want to use that money by taking cash from an atm, or buying online. Or paying directly with a card. No bullshit. Just that.

Now I don't know if that is a dream in this piece of ****, but I don't want none of the bullshit. None of the debt. No fees or any confusing mustard ****.

I hope you understand my frustration. Waiting for a suggestion.

The government and corporations treat the common man like slaves?


In order to survive, you need food, shelter and health care. You can't buy a house without mortgage payments all of which is run by big banks. You can't buy food without a job. And you can't get health insurance without a job. So basically corporations force you to be slaves for them so you can survive. The only way to escape the corporate slavery is to become a self sustainable farmer and build your own house from scratch. No mortgage payments, no food bills, but you still you lack health insurance. So the government wins in the end. It's a rigged system.

Some help understanding buying a Shortsale which is now a foreclosure?

Bare with me hear, I am a first time home buyer so im not very clear on how all of this works!

About 2 months ago we put in a deposit for a home that was a short sale and we have waited a few weeks for the bank to get back to us. ( its been a long process between starting a new job and all of the paperwork)- We have been dealing with keller williams as our realty company and norcom mortgage company. Now yesterday we got news that because the bank has basically taken too long to process our request, the home has now gone into foreclosure and the homeowner has basically forefitted. Now im a little pissed because our realtor not only told us that, but she also told us that there are about $3500 in liens on the property. Which we were totally unaware of and so was she. (which in my opinion should have been addressed to begin with…(if she had done her job correctly). Now we have 4000 sitting on the house right now. And because HUD is now involved they want us to pay the liens plus the money at closing.

Now my questions:)

1. I know the liens need to be resolved before the home is sold but is there a way for ME to avoid paying the lien up front? ( and if it doesn't have to be paid out right can i include it into the loan?)

2. I have read somethings about a possible Lien Release- what is it? How does it work?

Car seller is destroying my credit score?


So I was about to buy a car, I went to the store and I signed the paper to run my credit,

Advice on switching careers from accounting to law enforcement, also need to move?


I'm a 29 year old corporate senior tax accountant and for the past 3 years, I have been considering a change to a career I have always wanted to do and that is becoming a police officer. Now the area I want to become one in pays well starting off (55k base plus overtime and I hear cops can pull in between 80 to 100 when all is said and done). I'm just not happy with what I do working behind a desk for the last 7 years plus the fact I took 3 years to come to the conclusion that I can't do this the rest of my life made this decision easier. I was also inspired by a friend a few years ago who was in the same situation and left his desk job to be a cop at 30 and he said it was the best decision of his life.

Now I need some advice because I have plenty of obstacles in my way. I do not live in the area but I'm right next to it and I live in a house that I own and pay almost 1,800 on my mortgage. I have 12 months to move once I start the academy and I'm trying to figure out ways to make this work. I wish I could afford to rent a small place in the area and simultaneously hang onto my current house but I don't know if it's possible.

My initial plan was to go through the academy and if I like it 6 months in than look for a place sell my car to get around 20k and not have a car payment to help offset but that's going to be tough because I love my car but don't need it since I have my truck.

Advice please?

How do I get into real estate investing and dodge all the charlatans trying to upsell you?


I'm frustrated. I have been trying to break into real estate investing for 20 years. I've read countless books and courses. I've spent thousands on boot camps and seminars. I've paid thousands on specialized software. I've paid thousands on mentoring.

I have been inundated with ideas, but it always feels incomplete. I even took massive action a few times, marketing for motivated sellers. I even had a few offers accepted, but the deals fell through.

One time I was going to buy a 4 unit property, but after the home inspection, I backed out because I got scared.

Another time I was trying to put together lease option deals, but I found it difficult to convince people that it was a good solution for their problems. I had a an out of state owner agree to it once, but once I sent them my contracts, they stopped returning my calls.

I have spent hundreds on signs, business cards, flyers and plastered my town with those things.

I even found a motivated seller and bought my first house with some of the techniques and put $30,000 equity to my net worth on the purchase.

I'm tired. I really want this, but it seems that every time I find a path, it leads me to another guru. I just want to find someone who is successful and model them, but I don't want to be upsold any more.

Its like here is the way to make money pay me $100. Now that you've paid me $100, if you really want to know how to make money, pay me $1000… And it goes on and on.

Can I sell my home after loan modification? Then purchase a cheaper home 1 to 2 years later?


Hi. I currently have a loan modification on my home. It started 5 months ago. I'm looking to sell my home, as I would like to rent for a while since I am having trouble financially, to afford this house. My question is, would I have trouble down the road say a year or 2 if I tried purchasing again (a cheaper home of course)? I hear you have to had made 12 to 24 months of timely payments on your home after a modification in order to be looked at by a lender to buy another home. But what if I sell within 5 months of the modification? I obviously would not have 12to 24 months of payments for banks to look at if the house is no longer mine. What would they need from me then to be approved?
