If I'm on title but not on original mortgage, can I refinance solo?

House title is in both husband and my name.

30-year FHA mortgage is in husband's name.

I want to re-finance to 15 year. Just found out husband was late several times on his car loan (in his name only). I've never been late on any payments.

My credit is much better. Can I refinance in my name only? We'd get a much better rate?

Or does it have to be in husband's name since his name is on the 30 year?

Mortgage and joint tenancy?

A and B have joint tenancy on a property that they own. B has a mortgage on said property. They decide to sell the property. Is the mortgage paid off from B's share of the proceeds, or is it paid off before the proceeds are divided between A & B.

Investor A puts in $10

Investor B puts in $50

A Mortgage is acquired for the remaining $75. The mortgage repayments are split 50/50

Both A and B then contribute an extra $10 each for renovations.

Now… If the property is sold, what percentage split would you say A and B should receive?

How can we write a $5800 allowance in from a seller on a mortgage for repairs to a property we're buying? The realtor wrote in an allowance of $5800 for new carpeting and flooring due to pet odor and stains and rips and tears. Allowance also accounts for doors and closet doors with holes and cracks, primer and painting, a top set of new kitchen cabinets to match the bottom ones bc the former renter painted the top ones white. The accepted offer is for 128,800 with separate things stating that the seller has to pay us $3000 in
closing costs and $5800 in necessary repairs, I listed above, problem is the lender s underwriters are not allowing for the $5800. Is there a way to get this money or write it into the loan? We're willing to pay for the carpet and installation and the rest of the materials to repair ourselves and then get reimbursed somehow by sellers or title of or escrow. We're not willing to pay for all this before closing. Thank you

First Home Buyer Here! What Should I Do?

I'm looking to buy a historic house that is around 19k though it needs an additional 20k in renovations. I'm looking to take out a 45k loan through my bank. I need the additional 5k to consolidate and pay off my credit card debt. I'm a first time home buyer with a credit score around 680. Would I need to take out a personal loan or a mortgage loan or both to do what I want to do? Thank you for your help.

In the UK, if I open a second bank account, then the second bank would offer me only a basic account?

Hello,
I'm an EU citizen living and working in the UK for about 5 months, I have a basic account with a UK bank, I work ever since I opened my account, into my account arrives each month at least 1,200 pounds of salary, I all the time have at least 500 pounds in my account.
Let's say the following scenario happens: one month from now I ask my bank to upgrade me to a regular bank account so I can get overdraft, credit card and possibility to apply for a mortgage and a loan; the bank refuses me; then I gather absolutely everything that I can to show my financial situation and go to an other bank and ask them to open a regular account for me right the way, thus getting overdraft, credit card and possibility to apply for a mortgage and a loan from my new bank right the way. My question is: would there be banks who would do this?
In other words, we're talking about my own, personal conduct when a bank decides to give me or not a loan or any other credit and the fact that who did I bank with before is not relevant? Would the majority of the banks tell me that I have good financial records but I didn't bank with them before so they will only offer me a basic account and I must wait other 6 months or more for an upgraded account?

Can my ex force me to sell my house?

My ex and I own our house and he left 1.5 years ago, I have been solely paying the mortgage for this time and have had no problems, I'm in a 2 year fixed contract with my mortgage lender which runs out in January, I have said to my ex that I'm happy to sell the house in January or the costs for selling the house early and getting out of the contract need to come out of there share. I received a letter today though telling me I have 7 days to make a decision or it will go to court proceedings! I'm just wondering if it does go to court how long will this take and if so what are my chances of succeeding! Very stressed and anxious as 7 days to make a decision seems so extreme!

Living situation problem and boyfriend wanting to move out

I have a bit of an issue. My parents divorced a few years ago. Ever since, my mother moved out and left my dad with me and my sister. We live in a home, but due to her moving out, she does not make any payments. Me and sister had to step up and pay rent. Before that we helped with other bills, but now it's the mortgage. My boyfriend and I have been together over 6 years and he's been asking to move out. He has multiple reasons and I understand. It's just that, how can I leave my dad when he needs to make the monthly mortgage payments. I must say the location we live is very convenient, and also the mortgage itself is affordable. Affordable for 3 people to pay that is…
What could I do? I feel bad about leaving my dad, I've mentioned it before and he says he'll figure it out somehow but never gives ideas.
He doesn't like tenants as we've had them in the past and it was mainly trouble.
I've asked boyfriend to move in with us before, but he doesn't want to. There really is no privacy, so I understand, but I have no ideas to what I could do.
Added (1). Ideally, I'd like to continue living there and save money for a home so that we can move out then, but this still wouldn't solve the problem of my father being unable to pay his mortgage.
Added (2). Sorry if there's confusion. My father has a mortgage, so me and my sister help pay that, which is like a rent for us.

I have a lien on someone's house and they filed bankruptcy. Are they off the hook?

I'm a chiropractor and treated a patient for several months while waiting for the patient's settlement check to come and have her pay me out the sum for the work I did. She received her check but never ended up paying me, so I took her to small claims court, won the judgement and she still never paid so I went back to small claims court and put a lien on her home. She filed bankruptcy a year later. Fast forward 9 years, she's trying to sell her home and I receive a notice from the mortgage company that I still have a lien on her home and they're asking me to submit a demand letter for her balance to remove the lien. I send it overC then days later receive a letter from the patient who says because of the bankruptcy I must remove the lien.

Am I required to do this or do I still have a case to collect the money upon the sale of the home?

Handling refi of a house after a breakup?

My ex-fiance and I broke up two years ago. I immediately moved out of the house and his new girlfriend moved in that same week. Before I moved out I told him that I wouldn't ask for anything for the house and I would sign off of it, I said this in the middle of our initial conversation. After this conversation I found messages of him flirting with the girl that he would come to date and moved out when he was away. I have made no payments towards the mortgage since leaving. He has been dragging his feet with the refi and is just now getting down to paperwork. I consider to have an investment in the property totaling $5k between money put down up front and enhancements we made to the house. It's probably more than that, but I'll settle at that amount. This does not include the 8 mortgage payments I made while living there with him. This does not include any gained equity from the increase in the home's value. I proposed that it would be fair if we split the refi cost which was $6k but now that he has taken forever it is $8k. I figure he owes me the difference of $1k. He is refusing and threatening to hold me responsible for the past two years I haven't paid the mortgage. Part of me wants to just be done with everything and agree to sign with nothing but a lot of the people around me strongly believe that I shouldn't walk away from an investment and that I'm owed something. Thoughts?

Huntington bank rejected my mortgage loan application. Does this mean I lost my home! I was so close to closing

My question is, Upon receiving a letter of rejection from the mortgage bank is it a done deal for me.
(Details and rant Below)

I'm in the process of buying a home through FHA. The inspection went okay, I gave my broker all necessary documents, the seller is making minor repairs to the home. I actually have an appraiser coming out this Tuesday and I was suppose to close on the 17th of July.

Then I get one of the worse news of my life and I'm just now receiving the letter from Huntington saying I had derogatory items on my credit report, Proportion of balances to credit to high on bank revolving or other revolving accounts and other things all from Trans union.

It's Sunday so everything is closed, I have to move out of my rental shortly no option to stay where I'm different issue I'm so stressed.

I do plan on working on my credit its not the best and I recently had Prime lending do a Hard Pull which bought my score down 10 Pts after she said she wouldn't have to do a hard pull.

PS: I'm just now getting this mail because I changed my mailing address to my sisters house knowing that I was going to be moving soon. So I didn't want any mail coming at my current resident. Yall know it take awhile for mail to stop coming to your old address and I'm having issues with my landlord already.
Added (1). I've cried so many times today. I've spent so much money on inspectors and I have to pay my broker for the appraiser fee for a house I can't even get SMH. I wish these people denied me before I spent money on inspections etc.sigh

Should I be embarrassed with my current living situation or should I accept it?

I'm 26 years old. I live in San Francisco where housing prices are ridiculously expensive. I was very fortunate my father paid off the mortgage before he passed away. My family owns a 5 bedroom home in an affluent community. I went to college and studied really hard but had no luck in finding a well paying job. I got a job at a bank that pays me $15 an hour. My boss recognizes that I work hard and has given me raises here and there but they are only a few cents which will not make me rich. I have tried to apply for jobs that pay $80,000 a year but my lack of experience is not attracting their attention. I feel really bad living with my Mom. I feel that with my age I should be living on my own. I have met coworkers who moved here that are struggling as well and they told me if their parents owned a home out here they would do the same as me.

Feeling a bit taken advantage of financially, am I over reacting?

So my Boyfriend wants us to move in together. But he's behind on his mortgage and wants my help. He owes the bank 5.5k and I said I would help. I'm not upset about helping save his house. Just not sure if he's actually truly trying too.

I have 4 children who live with me, he has one who doesn't live with him.

Last month we were suppose to save what we could. After fixed expenses of housing costs I had $1700 left over for food, summer clothes for the kids, my daughter's grad, fuel and savings. I spent $750 on those variable costs. I saved $950 for his house and gave it to him. I cut corners to give him the $950.

I can't see what he spent money on but I know after current month fixed expenses he had $1500… He had to spend on food, fuel, and vehicle repairs of $400.

He now says including money I gave him he only had $600 left.

This means not only did he spend the full $1500 variable expense money he had but he also spent $350 that I put in to help him keep his house.

I'm definitely seeing how he ended up behind on his mortgage.

When I told him I couldn't give him as much next month because two of my children have birthdays. His reply was so you're not going to help me then. I might only be able to give a few hundred. BUT since last month I'm feeling very put off to give money to keep helping.

Is he's holding his own in this? Or am being a sucker?

Based off the numbers, would we qualify for a mortgage?

So my husband and I along with my elderly mother have rented a home for the past year now. Annually we pay $21,300.00 per year in rent, excluding utilities.
We're at a point where we have decided we like the home and area, and I think it would make more sense to buy this property since the landlord has made it quite clear he would like to sell it.

We're paying $1775.00 a month, and the home value according to Zillow (which isn't a rock solid value) says the home is worth $189K. He has been trying to sell this house for the past 4 years and no one has paid what he's asking, and has come down in asking price multiple times when the home was listed.
The last time he tried to sell it which was last year right up until we moved in, he was trying to sell the home for $189K, and came down to $160K and still took it off the market. Anyhow, my husband makes $54K before taxes, I make $25K after taxes and my elderly mother makes $20K from Social Security.

So all together we're around the $90,000 a year income mark. (I excluded $9K to assume any taxes deducted from my income)
Based off these numbers, and considering we're already paying $1775 monthly for this home, would it be likely to be approved for a mortgage as first time home buyers? I haven't even began the process of speaking with a bank, considering I don't even know what I should have prepared for them.

Any advice and knowledge on this would be greatly appreciated, thank you!

How do people live and save in the USA on medium salaries? Same job in a different country the salary is more than double and can save more

For example, an average salary is around the $35-$45k mark in most cities (that we have looked at). The same job in another country is around $80k. There's no mortgage in this picture. I just feel a salary that low (which is the medium according to many sites) it would be near impossible to save after taxes and living expenses. However this is how most people are, and just want to find out how well can you live. There must be something we're not seeing because from an outsider looking in it does not look like you could live.

Will the Scotia bank or collection agency sue me? I owe around $12 thousand and I stopped paying a year ago

I'm from QC. 2 months ago, after a yer of ignoring their calls and letters, I decided to call the agency directly. He said he was a scotia bank employee but I have the feeling it was the agency. So i told him I could only pay $8k but he wanted more so he started asking me questions about my finances etc, So when he told me if I had a mortgage or rent I told him mortgage. He then told him he was going to speak with his manager to see if they would accept $8k. But I never heard from him again. Not a phone call. Then today, I got a registered letter but I wasnt home so I have to go pick it up tomorrow at the post office. I'm afraid it is the agency or the bank suing me and that they will put a lien on my house.Ii am no longer able to pay the $8k since my mom was going to lend me the money, but she can't anymore.
How does the bank work in terms of collecting their bad debts? And could they or the agency sue me? If the registered letter if them suing me, how long does it take and how does it work? I'm willing to take a payment arrangements to pay it off but in the next 3-4 years or so. Would they accept that? Can I file for bankruptcy even if I own a house? Please help

How does a one time payment effect my mortgage?

If my mortgage payment is $1000.00 every month in which $500 goes to interest and $500 goes to principle, if I make a one time 50k payment it would reduce the length of the loan so more money every month goes toward principle not interest correct?

I'm buying a house for 185k and I have 155k to go towards the purchase.

I was thinking a 30k line of credit so that I can rent rooms and use the money to make larger payments (which would cost me a penalty with a mortgage). I could have this paid back in 1.5 to 2 years maximum.

I know of someone who got hit hard in 2008 and lost their job, their house went into forclosure and locked were put on their door-kicked out. 5 years later, we find out the house is still in their name and on property records. Technically the still own the home because the house never completed forclosure. What rights do the homeowners have? Can they start paying the mortgage again and gain the house back? How does this all work? Can they enter the home and get their stuff back atleast, even though it's been so many years?

Should I use a personal line of credit to help buy a house?

I'm looking to buy a house for $185K. I have $155K to go towards the purhase.

Should I get a personal line of credit to bridge the remaining $30K in order to be able to buy the house without a mortgage? What are your thoughts?

My dad is useless and has no life skills?

Guaranteed, without my mom our family would fall apart. My mom manages every single phone call that comes in. If the bank calls about my DAD'S bank account, he'll pass it on to my mom. He doesn't deal with the mortgages or rent or anything and hasn't touched the paperwork, probably since it was first printed. My mom deals with all of that. I can safely say that the only thing he actually does is his job, which is as a chef. He cooks, makes money for the family. But that's ALL she does. Anything outside of work, he pretty much leaves to my mom (who, let me add, also works). If he's angry at the MOT service or something, he will literally dial their number and pass the phone to my mom. When we go out to eat, just the two of us, he refuses to order the food and pushes me to do it, which I don't mind, but still. If he can't find something in a shop, he tells me to ask an employee.

His English isn't the best, but it's no where NEAR horrific enough that he should be so irresponsible? At this point, I don't even think he's lazy, he just doesn't have the necessary life skills.

Would family using my bank account to make online purchases affect me getting a mortgage?

My family has been using my account to make purchases online and giving me the cash to put back in my account, when getting a mortgage they will check my bank statements. If they see these purchases will it stop me getting a mortgage? Even though the same amount in cash is going back in?

Loan taken out under mortgage but really for personal use (loan to friend)?

Late husband took personal loan out with ANZ bank for friend/boss under the guise of it being a mortgage loan, they needed it to save their company (which also happens to be the company my late husband worked for), now I the widow signed on as guarantor at the time of the loan being created, have now sold the family home with my children to pay off the loan taken out as the friend/boss s company went into liquidation and he had no money left and claimed he had already paid it back (which he had not, hence me selling the house just to pay the bank back). Realistically speaking, with all things considered, do I have much of a chance taking this man to court to attempt to get this money back, or taking the liquidated company (which has now also been contracted) to court as this man is still technically head of the company?

Mom is living off our mortgage money, what to do?

My mom signed an agreement with us that if my grandma paid cash for our house out of her inheritance money *she is not set to inherit until my grandma dies* we're to pay her the money each month. We had been paying the mortgage with the taxes included and recently got a letter from the tax office saying that we were delinquent on our 2016 property taxes (which was included and paid up front to her). She lied and said she "paid them" but we got a letter recently stating about $100 is still due. She claimed that "the reason she was not able to afford to go on the cruise with us was because we did not pay her her paycheck". I said "I knew it, you HAVE been living off out mortgage money that you were supposed to put in savings and she lied and said she could tell us anything". Should we just open a savings account and start putting the cash up on our own? Since its obvious that she has been spending this money we give her for our house on herself?

I was preapproved for a 10year ARM mortgage, but the more I think about it and talk to family members, I regret that I didn't pick the 30 year fixed rate. Can I change that yet? I have an accepted offer on a house already, but I don't sign until late July. Will my bank let me change the loan type?

Military Inspection On Off Base Housing?

My husband is a Marine and is currently deployed. He just informed me that his command is doing inspections on everyone's house who lives off base, because they found dead animals in someone else's house. Do I have to let them in? I full out own my house, no mortgage or anything so BAH does not go towards it at all. We have always kept his work life and our marriage separate. We treat it as we would any other job. How is it that some people who never went to college, the military, or trade school can get jobs such as a fraud analyst, loan officer

Banker, mortgage broker assistant, and etc while somebody who has a bachelors in business with a minor in management can't find amy decent jobs? I live in Alabama. Why should someone who never got pass a high school diploma get a good job while someone who took the time to get a degree or skill struggle? The good ole boy system should be illegal in every state.

SHOULD I BE MAD? Or I'm I the crazy one?

My cousin broke up with her partner and moved in with me. She has two dogs and the very first day her one dog chewed up my hardwood floors. The second day her bigger dog cut it you re open and took blood all over the house and all over my home Decour. It's been two months and I still can't get everything clean. Then her chewed up my sandals broke my bowl and stained my carpet. She also does not pay rent because she still pays her mortgage and bills at the other house for her partner where she is the home owner. She did a manual labor to replace the floors but I paid for them. She also decided to cut the wood inside the house another sawdust everywhere on top of blood being everywhere. So between having to replace the items that were broken and having to constantly clean every inch of my house I feel like my house is been destroyed. She thinks I'm the crazy one because I always want everything clean. Because she doesn't help out with housework either. She is moving out at the end of the month but just to go back to her girlfriend. So I feel like my house was destroyed for pretty much nothing. She I don't think I should be upset but I feel like I have every right what do you guys think?

Manufactured/modular homes vs Stick built for first time home buyer with not much money down

I'm currently looking to buy a home or modular/manu. The mobile homes are in a reputable community where you don't own the land but the homes hold their value. I don't have much for a down payment on a house (which where i live average is 100k-150k) but i do for a modular/manu home. I know most people have tried to steer me away from the community but i feel like its a good way to dip into real estate and after i sell my mod/manu ill have more money to put down on an actual stick built home on its own land. Just wanted opinions on the matter before i go to banks looking for loans. (i do know that loans for the mod/manu will be more difficult to get than a stick built on property) however they may be more difficult this park is almost always full and they have brand new never lived in for 60-80k. I only plan on doing a 10-15 year mortgage with normal payments and principle payments most months. I just figured most people buy starter homes for their first home with no intent on living in their first home forever and my credit score now is pretty good and paying a mod/manu off in 10-15y will only make it better. Thoughts?

How do average people that make 60-80 thousand a year get a loan for a 700,000 house, i highly doubt they saved the 140,000 dollars for the 20% down,me along with my wife make 6,500 a month we plan on our mortgage to be around 2,500 a month, and my wifes credit is around 680. Help! We need to fix our drop in credit score fast!

We got pre approved for a mortgage loan. Our score was low but it's through the VA - USAA bank. It is has now dropped 80 points! Two late car payments and 2 late capital one payments is all it took. Back in February someone was texting and driving and rear ended my fiance 7 days after we bought the vehicle. We're still fighting with the car insurance who is totaling the vehicle on how much it was worth. This is the Michigan no fault state so it's not been a pretty battle. The problem is our car is drivable but costing us money to keep running until we can get it paid off by our car insurance and get a new loan. So do to unexpected finances, we have these late payments. My question is, we had 2 things on our credit we had to fix originally. Plus paying off the current debt and getting the credit card back in good standing. Is this going to save me? I hear it's easier to raise your credit quickly when you have a low score. But I just got approved for a home and I'm in desperate search of some answers. Please tell me I can fix this?!

My credit score isn't going anywhere - got any advice?

I had a Chapter 7 bankruptcy discharged 3 years ago. A lot of it was medical/dental bills. I had excellent credit for well over a decade before that. Within about a month after the discharge, I was able to get a credit card to start rebuilding. My FICO had dropped to like 560 or something like that right after the discharge. Months later, I got a second one. For about 3 years, I have paid both of them faithfully, used them reasonably and have never been late. They have raised the credit limit on both of them over the time. I have a Capital One Quicksilver Mastercard with a $3,500 limit and Barclaycard Mastercard with a $3,200 limit. My credit score has gone up, but hovers around 609-650, depending on which one they pull.

I wanted to get a third card "better" (better interest rate, etc.) card and either sock drawer one of the others or just cancel it. A third card declines. The reasons?

"Your credit report reflects a bankruptcy" Well, duh. Is that the end of the world? 3 years ago?

"Lack of recent installment loan information"

"Too FEW accounts currently paid as agreed"

Well, I can't seem to get a third one for some reason. I don't have a mortgage. I don't have a car payment. Just a cell phone plan, which I'd imagine only reports if I didn't pay it. I don't want to take out any loans from a bank. The score isn't increasing (it actually DROPPED by 6 points over the past month) after 3 years of good payments.

Can my wife and kids stay in our house after divorce?

To make a long story short, it looks as though my wife and I will be splitting soon due to irreconcilable differences. We want to make it as amicable as possible as we have a 5 and 2 year old and want to make things as easy as we can for them. Though we do understand that life as they know it will be very different. In the matter of our house, which we purchased together last year, though we have equity in it and could sell, we would both like to have her and the kids still be able to live in it. Is this possible? I will continue to give her my portion of the mortgage each month as she could not afford the house or a refi on her own income. Could we both stay on the lease and simply change it to joint tenants or how would we go about making this happen for them. I'm not in the business of making things ugly. Hello all. My dad is very abusive but has gotten better over the years. Now that I've grown up and moved far far away, he is suddenly going back to old habits and i need to get my mom out as soon as possible. I can't afford rent in miami for 1,000 a month alone. My sister will help but maybe we could buy her an apartment instead?

Is it possible to get two mortgages?

Currently I have a mortgage on a condo, I owe 37K on that. I do have a little over 10K in credit card debt. I have a car loan at 13K.
I have a great job working in HR, and I make decent money. My credit score is currently at about 735.

What are the repercussions for a mortgage company who writes a FHA loan on a property that was a flip and sold prior to the 90 day rule?

The sale is finalized - we've been in the house for two months now and my lender just recently realized that they wrote a loan for the house when they weren't supposed to. Now they want us to refinance to get a MUCH lower rate and they'll pay all the closing costs, appraisal fees, etc.

For them to go out of their way and pay all these costs out of pocket, what are the real repercussions for them?

Should I buy a house while in college?

I'm 23 and i'm going back to college this fall. I have about 75000 saved. I was planning to just rent a room on the cheap for my school years, but I have had people tell me to buy a house since I can. The only thing is, the area where I'm going to school is not where I plan to live after school. I would be moving within 3-4 years. But people say that doesn't matter cause I could sell the house or keep it and rent it out. Thinking about it… If I rent a room for 600 a month for 3 years, that's 20000 I spent. If I buy a house and sell it when I move away, i would end up getting my money back right.

What do you think? What are websites where I can find foreclosed homes? That seems to be the type of deal id be looking for. A good home 50k or less. Then while I'm in school I could even rent out rooms to other students and I could be making more than the mortgage.

Should I expect my mum to contribute to my tuition?

My loan is based on the income of my mum. I get less because of her income. I worked for a year before Uni to save up. I get about 5k per year. My rent is £400 per month, then I buy food etc. I do find it a struggle. My train fare home is £70.

She is not rich but she earns about 40k I think. She has a £400p/m mortgage and the usual bills. She got divorced about 4 years ago too. I never asked her to help me because she is always saying how poor she is. We once spoke about her paying £20 a month to help me buy my prescriptions. But it never happened, mostly because she said how short money was. But today she told me that she spends about £250 per month on going out, drinks, nails, taxis etc. I could not help feel slightly annoyed. Am I being really ungratful?

I was just a bit shocked she has a £250 pocket money allowance when I can't pay for my medication and I literally live in a falling down leaking house. People who have been approved for a mortgage with a couple of NSF on their bank statement?

I have been pre approved for a loan, and did the pre approval under writing. We have found a house and have had an accepted offer. I had 2 NSF charges in May, which is one of the months I will need to show for the underwriter. I have told my loan officer and he said that I should not worry. The problem is I'm a worried, and have been making myself sick with worry. Does anyone have positive stories where they were approved with having similar situations, or know someone who was approved with similar situations?

Mortgage modification/assistance application?

I'm way behind on my mortgage due to job loss, there's no active foreclore but each time I apply for modification, they approve me for only deed in lieu or short sale (because the Government program is expired) and my current income is not as high as the past.

I keep adding more hours of work and increasing the income and sending them my new budget that I can pay now, same result (DIL or SS). Do I just keep applying until I get a better job?
1. As long as I'm applying, there will be no foreclosure? (it seems that way so far)
2. As soon as I get a better job, will they change their mind?

I honestly don't know why it's not approved, I can pay and sustain my family on my current income, even if it's low.

I had two months of maxed-out credit card before mortgage closing. But I paid them immediately. Is this fine?

I've had no balance on my two credit cards for nearly a year, and 757 credit score.

My house has taken 11 months to build. I (stupidly) maxed out my two cards the last two months, and my loan officer pulled my credit w/o telling me yesterday, and this showed on my report, dropping my score by 65 points.

I have PLENTY of money, and paid them both down IMMEDIATELY. My realtor says if my loan officer just pulls my updated credit report in 4 or 5 days, it'll be fine, and I'll only have a slightly worse score than initially, maybe affecting my interest rate and/or monthly payment.

However, my loan officer (who cries wolf a lot) is freaking out and saying she doesn't know how to spin this so the underwriter will still approve me.

Also, she wants updated paystubs again. I just got a new better job (SAME title, SAME industry) that pays MORE than my old job, but I was paid by a staffing company for one month in between this and my old job (it was a "working interview" situation). So I have the legit offer letter, but not consistent paystubs from the new or old jobs, only paystubs from the staffing agency.

Does this all seem (while a cluster) okay still? My realtor is asking mortgage contacts for advice on how to spin this situation.
Added (1). NOTE: The two cards were maxed at $2400, and $300, respectively.
Added (2). NOTE: Loan officer re-pulled my credit cause my original had expired after 5 months. The build-out is just taking forever. I'd stupidly thought I could wait to pay down before closing. Dumb.

How much would you be loaned for a mortgage UK?

I was just wondering, in the job I'm going to be doing I'll be in the low twenty thousands for the first seven years, and should be on about £31,000 by the time I'm in my late 20s early 30s! If I'm a single guy on that wage, how much would they lend you for a mortgage, as I know I couldn't afford anything much for the first seven years in the low to middle 20 thousands, so what could I afford on about 30 thousand?

Mortgage has already been approved by the underwriter and we have signed the purchase agreement, other than the appraisal what's next?

Long story short we were planning on buying a family members house and got approved for a loan including the underwriting. That fell through but we found a better home and signed the purchase agreement on Monday. I'm a worrier and so I keep thinking what if they change their minds and don't give us the loan? Other then a bad appraisal, or taking out a loan/new credit card what things could effect the mortgage from not going through?
