Are we able to have somebody rent out our apartment if we still have a mortgage on it?

My mom refinanced her apartment along with adding my name on to it about a year and 6 months ago. We plan to move out of state for financial personal reason. My mom does not want to sell. Are we able to rent out with a balance on it? Forgive me for I do not know the real estate terms and how to use them.
