Should I put a down payment on a Single Family Home or a Condo?

I'm 20 years old, black and female. I'm considering moving to California, Palm Springs I believe to be exact.

I have saved up 12k and my credit score from Trans union and Equifax were 719/720. I have excellent credit for someone my age. I had my first card at 19 and I'll be 21 in August.

So after managing that, I would love to leave NYC. I've lived in an apartment all my life with my parents and siblings. I'm majoring in Business Administration. I'll be finished in 2 years.

So with that said, I've done my research and a lot of reviews have told me to go with a SFH instead of a condo because of the HOA fees and the land leasing fees as well. How I'd have more privacy and get what I paid for with my money. I do like the condo as I was approved for three in gated areas and my mortgage wouldn't be very high around $1000 to $1200. Here in NYC, my parents are o aging $2600 for a three bedroom and we live in the ghetto.

What should I do? I'm hoping to receive some honest answers. Thank you.
