When my mortgage holder sells my mortgage to another bank?

Can I demand to see the purchase/sale agreement when my mortgage is sold? If I owed late fees to the initial mortgage holder, why would I owe them to the new holder? There were no late payments made to this new mortgage holder… Is all this spelled out in the mortgage sale paperwork, and do I have legal access to it? Thank you very much for your time…
