How to get a loan to buy commercial premises?

My friend is the MD of a Ltd company in the UK. The company operates out of leased premises. He now has an opportunity to buy the premises under his own name and lease them back to the company. He is struggling to get a mortgage from the normal sources. Could he get a loan from anywhere else, or is there any other way he could achieve this?
