How to separate a Mfg home from the land when both are mortgaged?

I own a manufactured home that sits on land I own and the home is affixed to a foundation. I have a mortgage which involves both the land & house. Can I sell the Mfg Home and not sell the land without permission from the Mortgage holder? My intent is to build a stick house in place of the Mfg home.
