Will title insurance pay for unpaid mortgage left by the property's previous owner?

Hello, I hope you're having a good day. I have an idea to help a friend and buy their ranch for cheap and hopefully a good title insurance will pay their mortgage. Then I could sell the property back to them for cheap and they would own their property deft free. Would this actually work? Thanks for your time, and have a nice day:)
Added (1). Ok, the point of the question is, if I buy the property will I then owe their debts? If so, is there any way around this?
