How can we write a $5800 allowance in from a seller on a mortgage for repairs to a property we're buying so that an underwriter approves

How can we write a $5800 allowance in from a seller on a mortgage for repairs to a property we're buying? The realtor wrote in an allowance of $5800 for new carpeting and flooring due to pet odor and stains and rips and tears. Allowance also accounts for doors and closet doors with holes and cracks, primer and painting, a top set of new kitchen cabinets to match the bottom ones bc the former renter painted the top ones white. The accepted offer is for 128,800 with separate things stating that the seller has to pay us $3000 in
closing costs and $5800 in necessary repairs, I listed above, problem is the lender s underwriters are not allowing for the $5800. Is there a way to get this money or write it into the loan? We're willing to pay for the carpet and installation and the rest of the materials to repair ourselves and then get reimbursed somehow by sellers or title of or escrow. We're not willing to pay for all this before closing. Thank you
