How much do you take off the property value of a house for these problems?

I am a college student I inherited a house from my mother who was not able to take great care of it. I inspected the house (which is made of almost entirely wood) and found that a lot of the siding has wood rot. I called an exterminator to the house and there wasn't any termites but their were rats in the attic. I have no money to pay anyone to remove them and don't have great credit. I have no idea how to fix these problems on my own so I want to sell the house as is but need to know how much I should take off for these repairs. I live in Merritt island FL the roof of the house is almost 18 years old and it does not have an ac system.
Added (1). I do not want to list it with a realtor if I can help it. I've talked to one before and if I list it with a realtor I might not get enough money from it to pay what is owed on the mortgage.

When do you think Vancouver's housing market will crash?

I give it 5 years. Watch all the baby boomers drop like flies, mortgage rates go back up to 5 percent(could happen sooner) and all the foreign investors recoup what they can get, before going elsewhere.

Does bankruptcy remove my name from the title?

I have filed for chapter 7 bankruptcy about 5 years ago. I was going through a divorce at the time and did not want to deal with the house. The trustee sold the house ( or my part) to my ex-husband. Now I have nothing to do with the house. The mortgage is still showing on my credit report. Given the fact that the trustee sold the house to him, shouldn't my name be removed from the title or deed? It is ruining my credit report, what options do I have to get rid of the mortgage on my report?

Is a mortgage lender required to provide an amortization schedule?

It's for a second mortgage. They also changed the due date two months after the contract was signed and the loan was processed. Is that legal?

Can I sue my mortgage lender?

When I originally applied for my home loan, my lender said my VA education benefits could be listed as part of my fixed income. Well, now that I m no longer receiving those benefits I m in danger of losing my house. Apparently lenders aren t allowed to list VA education benefits as a fixed income because it s temporary. If the lender were doing her job correctly I wouldn t have been able to buy my home and I wouldn t be in this predicament. I understand that I agreed to list my education benefits but isn t the lender liable because it s her job to know these things? I was just a naive applicant.

Added (1). I'm 23 and stuck at a dead end. Been in a dead end job working horrible shifts since I left school at 18.

I bought a flat with my then girlfriend 2 years ago under the help to buy government scheme so I have a mortgage. I want to move away from this run down, degrading town I live in and move somewhere else, travel for a bit, I dunno.

There's going to be people telling me to come back down to earth, family, friends, probably even some of you…
Added (2). Selling my flat will be the hardest thing I know, but how much money will I actually pocket back from it? I bought it for 90k 2 years ago with a 5% deposit (20% government loan and 75% mortgage) after fees and such will I have anything?

I know it's easier said than done but hey ho, apart from that mortgage I've not really got any more ties here…

Can I buy land and a manufactued home with a mortgage in califo9?

I see lots of land for around 200k. And a nice manufactured homes go for around 150k or less. So 350k in the bay area sounds pretty good. Is this possible? How much down would I need?

Would you let your family live with you for free?

I asked my mom to move in with me in March 2014 to help with my mortgage payments. She and my nephew moved with me in March 2014. My sister went to prison in February 2014, so my mother was keeping my nephew. And my mother needed to move into a smaller place(less rent). So, my mom and nephew are still living with me. My sister just moved in last week. They have not paid me any money for any of the bills. I pay the mortgage, condo fee, electricity bill, cable, phone, and internet. They do not act like they care that they are not paying any of the bills. I think I am going to stop paying the bills and move out next month.
